- 0:00SPEAKER_00: So in real estate, data drives the market.
- 0:02SPEAKER_00: So that's incredibly important to know because if you're looking at older data, data that's outdated, you're really not going to understand the current market configuration.
- 0:11SPEAKER_00: So we're going to cover for Santa Clarita Valley.
- 0:14SPEAKER_00: Right now I'm pulling all this intel from the CRMLS.
- 0:18SPEAKER_00: Ha da da.
- 0:19SPEAKER_00: The CRMLS feed that I have plugged in to Santa Clarita Open Houses.
- 0:24SPEAKER_00: So right now we have 825 listings.
- 0:27SPEAKER_00: This is going to include single-family residences, condos, and townhomes.
- 0:35SPEAKER_00: Now, with regard to these different properties, people often ask, well, what's the difference between a condominium and a townhome?
- 0:41SPEAKER_00: A condominium is typically a singular level, like a rectangular box, for example.
- 0:46SPEAKER_00: Usually no upstairs, no downstairs.
- 0:48SPEAKER_00: Usually you're going to have shared walls, shared ceilings with other units, depending on where you are.
- 0:54SPEAKER_00: And of course, with a condominium, a couple different schools of thought, right?
- 0:58SPEAKER_00: If you have people that are elderly, don't like stairs, maybe the bottom floor would be better.
- 1:03SPEAKER_00: And then if you have, you know, people that want to live on the top so they have no neighbors above them, so they're not hearing the pitter patter of little or big feet on their ceiling, then of course you might want to venture and go to the upper level, but just understand groceries, those sorts of things, you're going to be hauling those upstairs.
- 1:20SPEAKER_00: And as far as town homes go, typically townhomes right now are categorized as having multiple stories.
- 1:26SPEAKER_00: So you're going to see town homes that uh usually have an upper level and then the main level, or it could be you enter on a particular little area, maybe adjacent to a garage.
- 1:36SPEAKER_00: Maybe there's the entry point from the garage into the dwelling, and then you go upstairs immediately.
- 1:41SPEAKER_00: There's Diamond Heads and Stevenson Ranch.
- 1:43SPEAKER_00: Uh, Vista del Canons are that way over in Canyon Country.
- 1:46SPEAKER_00: But then you come up to your living area, but it is two stories, so it's going to be a townhome.
- 1:50SPEAKER_00: Some of the things to look for in both condominiums and townhomes are going to be parking.
- 1:54SPEAKER_00: How does parking work?
- 1:55SPEAKER_00: And I say that because in some cases, you might actually have direct access into your condo from a parking structure, from actually your garage.
- 2:04SPEAKER_00: But uh, townhomes are more likely to have that kind of configuration.
- 2:08SPEAKER_00: It's just going to depend on how the layout of the properties are.
- 2:12SPEAKER_00: For example, Vista Del Canyons and Canyon Country, some of them actually have yards, and the access point from the garage into the unit is via this little yard.
- 2:20SPEAKER_00: It's very private, it's yours.
- 2:22SPEAKER_00: In other cases, you might have direct access from garage into your unit, or in some of the Vista Del Canyons, for example, your garage is going to open up into like a common pathway, and then you go to your unit, go inside.
- 2:33SPEAKER_00: So it's going to be very dependent on which one you happen to pick up, but understand there's different configurations.
- 2:38SPEAKER_00: So that right now we have 176 properties in escrow.
- 2:45SPEAKER_00: And that's important because currently people are saying, well, the market's in a tizzy, there's a problem, there's stuff going on.
- 2:52SPEAKER_00: It's really not the case.
- 2:54SPEAKER_00: We have properties in escrow.
- 2:56SPEAKER_00: Now, of these properties, we're going to have about 30% of these properties actually fall out of escrow.
- 3:02SPEAKER_00: It's just the numbers that are working out right now.
- 3:05SPEAKER_00: It's no fault really of anybody's.
- 3:07SPEAKER_00: Most cases people say, well, maybe it's an issue of property condition.
- 3:11SPEAKER_00: It's really not.
- 3:12SPEAKER_00: It's going to be kind of spread all across the board.
- 3:15SPEAKER_00: What are the reasons why properties cancel?
- 3:18SPEAKER_00: Buyers get cold feet.
- 3:19SPEAKER_00: They decide they don't want to buy right now.
- 3:21SPEAKER_00: Maybe they heard something on the news and and they're convinced.
- 3:23SPEAKER_00: Maybe they had a relative intervene.
- 3:25SPEAKER_00: And whenever you get ready to buy real estate, just understand this.
- 3:29SPEAKER_00: Everybody is going to become an expert.
- 3:30SPEAKER_00: Not just your agent's going to be the expert, but all your family is going to be the expert.
- 3:35SPEAKER_00: The people at your job are going to be the expert.
- 3:36SPEAKER_00: They're going to told you, tell you how they have solved the world's problems as it relates to real estate and how they practically stole the house that they bought, and you can do the same thing.
- 3:46SPEAKER_00: In essence, my suggestion to everybody in that regard, whenever people, and and it only happens when you start to be interested in something, right?
- 3:54SPEAKER_00: If you buy that one car, you don't see that car too often, but after you buy it, my God, it's everywhere.
- 3:59SPEAKER_00: It's like everybody had the same idea.
- 4:01SPEAKER_00: Same thing in real estate.
- 4:02SPEAKER_00: You start to consider buying or selling real estate.
- 4:05SPEAKER_00: Not only does AI implement that into your feed, so you're seeing it on Facebook, Instagram, TikTok, wherever you happen to hang out online.
- 4:12SPEAKER_00: So now everything's about real estate, but people in your life are going to start talking about.
- 4:16SPEAKER_00: I would take what they tell you with whatever particular weight you want to give it, but ultimately they have a goal.
- 4:24SPEAKER_00: Maybe they want to impress upon you how amazingly uh fantastic they are, how how wonderfully intelligent they are, how they were able to do something nobody else does, so then they're gonna come tell you this story.
- 4:37SPEAKER_00: My suggestion, if they're bringing you something to the table, something of a critical nature that you might be able to use to help you purchase better real estate or use it to apply to your agent, go tell your agent.
- 4:50SPEAKER_00: Go tell him, hey, you know, I got this buddy at work named Stan, and Stan was telling me when he bought a he bought a property a couple years ago is actually a short sale.
- 4:57SPEAKER_00: He picked it up for$60,000 less than fair market value.
- 5:01SPEAKER_00: Well, how does that work?
- 5:02SPEAKER_00: Is there something?
- 5:02SPEAKER_00: And then let your agent explain, well, maybe that was the market then.
- 5:06SPEAKER_00: I can definitely hunt for short sales, foreclosures, bank-owned properties.
- 5:09SPEAKER_00: But right now they're making up anywhere between one to two percent of the market.
- 5:12SPEAKER_00: So they're not very common, and typically those properties go out to investors.
- 5:16SPEAKER_00: How do you compete to an investor?
- 5:17SPEAKER_00: Well, you're gonna have to modify your loan, maybe go in cash if you have that capability, or maybe shorten time frames to make it more attractive.
- 5:25SPEAKER_00: But that's a public-facing distress property, and a lot of those are being taken care of before they even hit the market because everybody's handshaken under the table.
- 5:34SPEAKER_00: It's like venture capital.
- 5:36SPEAKER_00: You know, everybody wants to be a venture capitalist to inject money into the next great thing.
- 5:40SPEAKER_00: Yeah, just to get on that list, I don't even know where that access would come.
- 5:43SPEAKER_00: All right, so in the last seven days now we've had 39 real estate listings sold.
- 5:48SPEAKER_00: These are actual closed listings.
- 5:50SPEAKER_00: You're gonna see uh these reflected on the online channels.
- 5:54SPEAKER_00: You'll also see those at Santa Clarita Openhouses.com.
- 5:57SPEAKER_00: And what I did is I put 11 years, yeah, if I could even make that work, 11 years of sold data up on my site, just so everybody could see it.
- 6:08SPEAKER_00: So if you're a seller out there contemplating selling something, you can go to the online portals to get information as far as what your property is valued for.
- 6:16SPEAKER_00: However, just be careful because all of your information, anything you give up on those systems, they're going to be sold to the highest bidder.
- 6:24SPEAKER_00: And most of the people that are buying into those systems or real estate agents lenders, they're trying to get your personal and private information.
- 6:30SPEAKER_00: But this is what's happening as of right now.
- 6:33SPEAKER_00: We're at eight, if I can make that work, 12, 20, 26, and that is today.
- 6:40SPEAKER_00: And I'm Connor with Honor, Santa Clarita Openhouses.com.
- 6:43SPEAKER_00: I appreciate you watching.
- 6:44SPEAKER_00: We will see you, of course, tomorrow.
- 6:46SPEAKER_00: We do these every day.
- 6:47SPEAKER_00: You can find more information about me, just go to Santa Clarita Openhouses.com.

- 6:57SPEAKER_00: Take care.
