- 0:11Speaker 2: nice to be with you. We go to our busy phones.
- 0:13Speaker 2: Vincent in Brooklyn.
- 0:14Speaker 1: Good morning.
- 0:14Speaker 2: Happy Friday, my friend.
- 0:16Speaker 1: Happy Friday, Ken. Ken, most people don't know the reason
- 0:20Speaker 1: and the origins of rent control in New York City.
- 0:23Speaker 1: My family haven't been in real estate, me included, for
- 0:27Speaker 1: almost 100 years. My grandfather bought his first large apartment
- 0:31Speaker 1: building two weeks before the Great Depression. And my mother
- 0:36Speaker 1: told me that during World War II, because so many
- 0:39Speaker 1: young brides were Their husbands were called up for service.
- 0:43Speaker 1: They went back to live with their parents. My grandfather
- 0:46Speaker 1: owned very big apartment buildings at the time. And Mom
- 0:49Speaker 1: told me half the building would be empty because the
- 0:54Speaker 1: women went back to live with their folks, and the
- 0:56Speaker 1: men went off to war. So all these goody-two-shoes in
- 0:59Speaker 1: the New York City government after the war said, oh.
- 1:03Speaker 1: There's going to be price gouging when the GIs come back.
- 1:07Speaker 1: So they passed this bill. The problem is, is that
- 1:11Speaker 1: World War II was over what, 75, 80 years? And
- 1:14Speaker 1: this hot potato law, this political law still exists. Can
- 1:20Speaker 1: I own some of the toniest real estate in New York?
- 1:24Speaker 1: And I get sometimes offers to an hour. The reason why?
- 1:28Speaker 1: I never bought anything with rent control, and I never
- 1:33Speaker 1: bought anything with rent-stabilized tenants. I get offers. People call me, Vince,
- 1:38Speaker 1: I got this. Vince, I got that. And you know
- 1:41Speaker 1: what my answer is? Why do I want to be
- 1:43Speaker 1: a partner with the city of New York? So what
- 1:47Speaker 1: happens then is, as you pointed out, the city tells
- 1:51Speaker 1: these builders you have to have a certain number of
- 1:54Speaker 1: apartments below market value. So what happens is the real estate,
- 1:59Speaker 1: the builder and the landlord raise the rent on the
- 2:02Speaker 1: other units. Right.
- 2:04Speaker 2: And it's the same thing. Same thing. If I could
- 2:05Speaker 2: just jump in really fast, even look at how many buildings,
- 2:08Speaker 2: very special, expensive buildings that they build. And there are
- 2:12Speaker 2: units in that building, right? That have to be lower income.
- 2:17Speaker 2: So you have somebody who's going to spend $ 5 million
- 2:19Speaker 2: on a unit and then somebody downstairs who's in a
- 2:22Speaker 2: rental because that's what the city imposes. So I worked
- 2:25Speaker 2: my whole life to afford an expensive apartment and to
- 2:28Speaker 2: move from one neighborhood to that. And all of a
- 2:30Speaker 2: sudden I'm back in the neighborhood.
- 2:32Speaker 1: Exactly, Ken. And a lot of these people who live
- 2:35Speaker 1: in these subsidized, these low-rent apartments in these tony buildings,
- 2:40Speaker 1: they're on welfare. They're not the best of people in
- 2:43Speaker 1: my neighborhood from this real tony building that they put up.
- 2:47Speaker 1: that you pay an arm and a leg to live there.
- 2:50Speaker 1: You see a lot of the people there who are
- 2:52Speaker 1: degenerates going outside of the supermarket, begging for money, begging
- 2:57Speaker 1: for this or that, or for some sucker to take
- 3:00Speaker 1: them inside and buy them a bag of groceries. And
- 3:03Speaker 1: then what they do is, after they suck at you,
- 3:05Speaker 1: they go shoot up or whatever. This is the... If
- 3:08Speaker 1: the city wanted more apartments for people in this... Get
- 3:13Speaker 1: rid of the rent control law. Here's another ridiculous thing
- 3:16Speaker 1: that the city recently did. And the jerks who passed it,
- 3:20Speaker 1: like this so-called Julie Menon, who says she's a common-sense Democrat.
- 3:26Speaker 1: She's a socialist like the rest of them, with better
- 3:29Speaker 1: hairdo and better clothes.
- 3:31Speaker 2: Wow.
- 3:32Speaker 1: What now that they did was, in the past, the
- 3:37Speaker 1: renter had to pay the real estate fee. So he
- 3:40Speaker 1: passed this law that now I have to pay the
- 3:43Speaker 1: real estate fee as the landlord. And this stupid... bars
- 3:48Speaker 1: councilman who promulgated this law said all so that so
- 3:52Speaker 1: that people who are red stabilized apartment and rent-controlled apartment
- 3:56Speaker 1: when they move they won't have to pay a fee
- 3:59Speaker 1: people who live in rent-controlled and rent-stabilized apartment are not
- 4:03Speaker 1: moving that's.
- 4:05Speaker 2: Right we all that's and we all know that person
- 4:08Speaker 2: who's been living in a rent-controlled apartment way beyond where
- 4:11Speaker 2: the time they should have been I know several people who, actually,
- 4:16Speaker 2: they live there part-time, but they tell the folks at
- 4:18Speaker 2: the front desk, well, if anyone asks, I'm here every day.
- 4:21Speaker 2: You know, it happens, and they're paying $ 700 a month
- 4:24Speaker 2: in an apartment that should be $ 10, 000 a month. And
- 4:26Speaker 2: it's just, you know, that's not what the purpose was.
- 4:29Speaker 1: You're right on, Ken, you're right on the money. And
- 4:32Speaker 1: you see all these, especially downtown Brooklyn, you see all
- 4:36Speaker 1: these high-rise buildings going up, And one tenant is subsidizing
- 4:41Speaker 1: the lifestyle of the other. And another thing, the city
- 4:44Speaker 1: tells you, oh, you've got to put bicycle storage in
- 4:47Speaker 1: the building. Don't tell me what I have to put
- 4:49Speaker 1: in my building. Stay out of my way. You're not
- 4:52Speaker 1: an architect. Stop with the social engineering.
- 4:55Speaker 2: Well, that's what socialists are about. That's the first part
- 4:58Speaker 2: of social engineering is social, right? They want to control
- 5:01Speaker 2: every aspect of your life. because they believe they could
- 5:04Speaker 2: do it better, even though they've never held a real
- 5:06Speaker 2: job in their lives and never owned a business, and
- 5:09Speaker 2: they don't know what being part of this United States
- 5:11Speaker 2: is about. It's unbelievable, Vincent, but I love you, buddy.
- 5:14Speaker 2: I appreciate you calling.
- 5:15Speaker 1: You have a great weekend. You have a great weekend, Ken.
- 5:18Speaker 1: You have a great weekend.
- 5:19Speaker 2: Thank you, sir. All right, we're going to take, we've
- 5:21Speaker 2: got one minute left. Let's go to Chris in Manhattan.
- 5:23Speaker 1: Chris. Yeah, good morning.
- 5:25Speaker 3: About this Lake Ontario renaming. It's just such a childish
- 5:30Speaker 3: thing to do. It's like him threatening to tear down
- 5:32Speaker 3: the Kennedy Center.
- 5:34Speaker 1: So what?
- 5:35Speaker 2: Why is it childish for him to do it? It's
- 5:37Speaker 2: not childish for Canada to have named it that initially, Chris. Listen,
- 5:41Speaker 2: I don't have a problem with it. Every president could
- 5:43Speaker 2: put their mark. Chris, only one of us could talk
- 5:45Speaker 2: at a time. Every president could put their mark. on
- 5:48Speaker 2: whatever they want that so it's a i'd guarantee if
- 5:51Speaker 2: it was named the barack obama whatever nobody would say
- 5:53Speaker 2: a freaking word all the schools that were named barack
- 5:56Speaker 2: obama nobody said a word he wants to do it
- 5:59Speaker 2: so what listen it's only for within the united states
- 6:01Speaker 2: he has every legal right to do in canada kiki
- 6:03Speaker 2: calling it they can call it that the joe jones
- 6:06Speaker 2: lake if they want go ahead and.
- 6:07Speaker 3: Say he's doing it to try to uh... with the
- 6:10Speaker 3: tariff the tariff war That's just hurting the Canadian citizens
- 6:14Speaker 3: and the United States citizens at a time when we
- 6:16Speaker 3: should be trying to make the prices go down for
- 6:18Speaker 3: the people. Carney's an idiot, and he's fighting with them,
- 6:23Speaker 3: but it's not hurting him, it's hurting the people.
- 6:25Speaker 2: Now, remember, we can outlast them because there are a
- 6:28Speaker 2: lot more things they need from us than we need
- 6:31Speaker 2: from them.
- 6:31Speaker 3: We went to Venezuela to save them. We should save
- 6:33Speaker 3: the damn Canadians. I mean, people have no idea how
- 6:36Speaker 3: bad things are in Canada.
- 6:37Speaker 2: The only thing, Chris, this is the problem. Listen, I've
- 6:41Speaker 2: been to Canada. I was in Canada not long ago.
- 6:43Speaker 2: I understand. The problem is Canada has been screwing us over.
- 6:46Speaker 2: truthfully and a lot they still don't have our liquor
- 6:48Speaker 2: on their shelves for two years it's like a lot.
- 6:50Speaker 3: Of government it's not the people.
- 6:52Speaker 2: Of all but this is the problem how else you
- 6:54Speaker 2: get the government's attention but to do stuff like this
- 6:57Speaker 2: it's about tweaking them let let uh... the the prime
- 7:00Speaker 2: minister come to the microphone more often and i have
- 7:02Speaker 2: a little conversation the problem is they've always counted on
- 7:05Speaker 2: us always being there for them it's about time we
- 7:08Speaker 2: maybe kick them in the backside to wake him up
- 7:10Speaker 2: chris i appreciate the phone call
