- 1:47Mark, thank you for joining us on Host Planet Bite Size.
- 1:50You've got 5 low cost upgrades to boost bookings and the guest
- 1:55experience, so take it away with tip #1.
- 1:59OK, tip #1 is to me one of the most important things is
- 2:02obviously the check in, check out process when your guests
- 2:06arrive at the property. There's nothing more frustrating
- 2:09than not having the information that you need and being able to
- 2:11access the property. So I, I love a great smart lock,
- 2:15a good quality smart lock. Make sure the batteries are
- 2:18charged. Make sure that it's easy to use.
- 2:20If you've got guests checking in at night, leave that front porch
- 2:23light on so that they can get into the property quickly and
- 2:26efficiently. So that would be my tip #1 make
- 2:29that check in process easy. Invest a little bit of money
- 2:32into a good quality smart lock. I know not every property this
- 2:35is feasible for that, especially in Europe you got some unique
- 2:38homes, but most properties you should have a good smart lock on
- 2:41the front door. Yeah, easy checking experience.
- 2:43I mean you want to avoid those questions at the start.
- 2:47I mean when it's when it comes to guest communication as well,
- 2:51how quickly do you think you should be sharing that
- 2:53information about the check in details?
- 2:55Yeah, good question. So I actually, we share it the
- 2:58day before and then we remind them the day of.
- 3:01We also try to keep our introductory messages relatively
- 3:05short. I don't want to send someone a
- 3:08book to read about all this random stuff that they need to
- 3:11know. I want to get them the important
- 3:13details, the meat and potatoes. This is the address, this is the
- 3:17door code, this is the Wi-Fi. Those are the three most
- 3:20important things that people need.
- 3:22Don't bombard them with crazy stuff.
- 3:25I just stated a property in Gulf Shores, AL hosted by a huge
- 3:28property manager. They sent me, I kid you not, 20
- 3:32pages of check in instructions. Some of them were like what I
- 3:35going to do with my extra food when I leave?
- 3:38I could donate it to the local food pantry and leave the sea
- 3:41turtles alone and like all this stuff that was irrelevant to the
- 3:45checkout just as unimportant. Cut out the fat, get people the
- 3:49main things that they need, which is how to get in the
- 3:51property and how to use the Wi-Fi. 100% yeah, yeah, address
- 3:55code, Wi-Fi, because they're the things that you're going to get
- 3:57asked the most questions about. All right then, Mark, so tip #2.
- 4:01OK. Yeah, I would say the next thing
- 4:03is you're the quality of the bedding and the sheets.
- 4:09And so I think that a local company, host GPO, put out a
- 4:13great statistic where they surveyed thousands and thousands
- 4:17of guests and found that guests are spending about 60% of their
- 4:21time in your property sleeping, right.
- 4:24They come on vacation, they spend a lot of time out of the
- 4:26property doing things that they're there to vacation for.
- 4:29But when they're in the home, they're spending about 60% of
- 4:32their time in the bed. So make sure you've got good
- 4:34quality linens, extra pillows and throw blankets because
- 4:38guests are spending so much time in that bed.
- 4:41Invest a little bit in the experience that they're going to
- 4:43have and staying in the property.
- 4:45Definitely invest in a good mattress.
- 4:47I mean, we've all been to hotels, haven't we?
- 4:50And the first thing you do is kind of like crash on the bed
- 4:53and it's really, really comfortable.
- 4:55You've got to try and emulate that with your STR, right?
- 4:57You have to, absolutely. And that'll be the most
- 4:59memorable thing. If your guests have a bad
- 5:01sleeping experience because they have an uncomfortable bed or
- 5:04they've got really cheap sheets and no extra pillows, they're
- 5:07going to remember that forever. And so there's nothing worse
- 5:10than sleeping in a strange place for most adults is not the most
- 5:14comfortable thing in general. And so if your bed doesn't
- 5:17create a really a welcoming space and it's not comfortable
- 5:20for people, they're going to remember that they're not going
- 5:22to stay with you again. Yeah, definitely.
- 5:24It's one thing we can definitely learn a lot from the from the
- 5:26hotel industry, I think. OK, then Mark tip #3.
- 5:30Tip #3 So I'm going to, I'm going to stay in the in the
- 5:33bedroom and go with those little extras.
- 5:36Doesn't cost you a whole lot of money to get something as simple
- 5:39as like a full length mirror. Well, 100% of women want to have
- 5:43a full length mirror in the room to see how they look before they
- 5:45go out on the evening. And 99% of us guys would like to
- 5:49peek in a full length mirror too and make sure that we look OK.
- 5:51And I can't tell you how many times I see listings that don't
- 5:54have that. It's a very inexpensive amenity.
- 5:57I'm sure IKEA sells them for $75.00 in a full length mirror.
- 6:02It also fills an empty corner of the room, so it adds that kind
- 6:05of design element and then it photographs really, really well.
- 6:08So something as simple as a full length mirror in the room can
- 6:11make a big difference. And then the other little extras
- 6:14you can provide I a USB port for charging your phone, whether
- 6:18that's just an extra charger or whether that's the the lamp that
- 6:21you provide on the end table that has that USB plug in.
- 6:25Just those little things that don't cost you much but are some
- 6:27nice little extras to have will make a big difference in your
- 6:30guest experience. Definitely, it's about providing
- 6:33that convenience. Yeah, in in one of my rentals,
- 6:36we put the full length mirror, it's at the top of the landing.
- 6:39So people, they've come out of the bathroom, they've come out
- 6:41of the rooms are getting ready just before they go down the
- 6:44stairs, they can check themselves.
- 6:45And it's, I think it's, you know, one of the one of the
- 6:47ideal spots and a fantastic tip. Yeah, install that full length
- 6:51mirror and of course, USB, Gosh, we always need to charge our
- 6:54phones, don't we? So yeah, brilliant, brilliant
- 6:56tip. I'll get it, mark #4.
- 6:58OK #4 is, is going to be in the, the theme of what's your local
- 7:04location and what are your local attractions?
- 7:06And So what can you provide that is location specific.
- 7:09What I mean by that is if I have a property near the beach, I
- 7:12should have beach chairs, a beach umbrella, beach towels,
- 7:15beach toys for the kids. Doesn't cost you a whole lot and
- 7:18maybe no more than a few 100 bucks to really well stock your
- 7:20property. Same thing with if I've got a
- 7:23property in the mountains and the Smoky Mountains, people are
- 7:25spending a lot of time hiking and and being outdoors.
- 7:28Well, do I have, you know, a, the boot scrubber to clean your
- 7:32boots off when you come back from hiking?
- 7:34And do I have some extra water bottles and, and things that
- 7:37people would need for why they're traveling to your
- 7:39location. So get real specific about what
- 7:43is that demographic, why are they coming to your property and
- 7:45provide those little extras that they will appreciate in in what
- 7:49they're doing at your place. 100% yet you've always got to
- 7:53think of the local experiences. OK, then Mark tip #5.
- 7:57The last one is basically your guest avatar.
- 8:00So we talked about that local experience.
- 8:02This is now thinking about who is the guest that's coming.
- 8:05And so if I have a couples retreat in the mountains, well,
- 8:09I'm sure that they're going to be spending time drinking coffee
- 8:11on the front porch, drinking wine, things like that.
- 8:13I want to provide an upgraded baby coffee bar or I want to
- 8:16make sure I've got wine glasses or I want to make sure I've got
- 8:19really nice high end robes for when they get out of the sauna
- 8:22or the hot tub. Same thing could go with a
- 8:25family experience. If I've got a property that's my
- 8:28guest avatar is families, young families, I want to have a pack
- 8:31and play. I want to have a high chair, I
- 8:32want to have some get some kids plastic plates and cups so they
- 8:36don't have to use our glass silverware, things like that.
- 8:38So really think about who the guest is that's coming, why
- 8:41they're staying and then try to provide some of the smaller
- 8:44things that they would really appreciate.
- 8:47That couple's cabin in the mountains, you have that pack
- 8:49and play in the in the closet. It's never going to get open.
- 8:52It's probably never going to get used.
- 8:53That's not why people are travelling to your property.
- 8:55But if you've got a family resort style property that's got
- 8:58a lot of families coming, they're going to use the heck
- 9:00out of those things and really appreciate them.
- 9:02Yeah, really important, especially on the wine glasses.
- 9:04Actually, I had a guest a couple of weeks ago, they contacted me
- 9:07and said we've only got 1 wine glass.
- 9:10And that was a little bit baffled because there were six
- 9:12in there. So goodness knows who was taking
- 9:15them or they were getting smashed or or whatever.
- 9:17But yeah, quickly replenished. But yeah, keep on top of the
- 9:20wine glasses, especially because people want to want to relax
- 9:23and, and have a drink when, when they're on vacation.
- 9:25OK. Then Mark, tell us a bit more
- 9:27about STR Cribs. Yeah.
- 9:28So we are a renovation company that focuses on design,
- 9:32furniture, amenities in short term rentals.
- 9:35We're a licensed general contractor and So what that
- 9:38allows us to do is some upgrades that other people wouldn't be
- 9:41able to do, like adding bedrooms or pickleball courts.
- 9:44If you've seen our properties, they're pretty flamboyant and
- 9:47over the top. We really believe in creating
- 9:49experiences that guests are willing to travel to and are
- 9:52willing to pay a premium for, and it kind of separates you
- 9:55from the competition. So that's who we are.
- 9:58Fantastic, and where can people find out more information?
- 10:01Yeah, I'm sure you'll drop it in the show notes, but check us out
- 10:03at strcribs.com. I'll share my e-mail address for
- 10:06anyone who has any questions, and then we're very active on
- 10:09all the social media platforms. Awesome.
- 10:11We'll put those details in your e-mail address in the show
- 10:14notes. Mark, it's been a real pleasure.
