- 1:12Speaker 3: mister Lucky Family Movement himself, mister Julian Gordon. What's good, Julian,
- 1:17Speaker 3: what's good?
- 1:18Speaker 4: What's good? Brother, happy to be here man for this
- 1:20Speaker 4: Black Friday.
- 1:22Speaker 3: Look, man, we had to run this back, Julian, because
- 1:25Speaker 3: there were so many people that didn't get a chance
- 1:27Speaker 3: to doing the webinar with us when we did it
- 1:29Speaker 3: about a month ago. So it was right that we
- 1:32Speaker 3: brought it back as a Black Friday special for all
- 1:34Speaker 3: the folks who count in attend. So look, man, you guys,
- 1:38Speaker 3: if you're coming on watching this right now live, type

- 1:48Speaker 3: help you guys. So type in the chat where exactly
- 1:52Speaker 3: you're looking to buy your multi family what mark you're

- 2:00Speaker 2: We want to know.
- 2:00Speaker 3: We want to be able to support you guys. Now
- 2:03Speaker 3: let me tell you guys real quick. My god, Julian,
- 2:06Speaker 3: if you haven't seen him on Investments Right invest fest
- 2:10Speaker 3: we had back in August, it was phenomenal. Shout out
- 2:12Speaker 3: to everybody who attended. Julian blew up the stage along
- 2:17Speaker 3: with all of our panelists, right, but blew up the stage.
- 2:21Speaker 2: It was phenomenon.
- 2:22Speaker 3: So it only makes sense that we collaborated in this
- 2:26Speaker 3: effort because we both have the same goals, and that's
- 2:28Speaker 3: pushing generational.
- 2:29Speaker 2: Wealth through real estate in our community.
- 2:31Speaker 3: So that's why we're here today to help you guys
- 2:35Speaker 3: get the ten doors in four years using the four
- 2:37Speaker 3: three two one method. So, without further do, I'm gonna
- 2:41Speaker 3: throw this to Julian and we're gonna start this off, y'all.
- 2:44Speaker 4: Yeah, So what's going on, y'all? Welcome to the four
- 2:46Speaker 4: three two one strategy. How to acquire ten doors in
- 2:49Speaker 4: four years without a huge without huge down payments. That's
- 2:52Speaker 4: one of the biggest blockages that people come across when
- 2:54Speaker 4: they're thinking about how to scale their real estate portfolio.
- 2:57Speaker 4: And so Matt you mentioned this language for three two one,
- 3:00Speaker 4: and it's the perfect blueprint for how to scale up.
- 3:03Speaker 4: And of course, you know, he knows how the money works,
- 3:05Speaker 4: and I know how to help people find multi fal
- 3:07Speaker 4: estate deals all over the country. So we decided to
- 3:09Speaker 4: collab to make this happen. In fact, before investment, we'd
- 3:12Speaker 4: already been collabing and we'd already helped many people oose
- 3:15Speaker 4: on multi family properties all across the country, and so
- 3:17Speaker 4: we just wanted to formalize that and put it together
- 3:20Speaker 4: so that there's a stronger pipeline to make sure that
- 3:22Speaker 4: more can close in twenty twenty two. And as I
- 3:25Speaker 4: was actually thinking about freedom, you know, that's what we're
- 3:27Speaker 4: all doing this for. For time freedom, for financial freedom.
- 3:30Speaker 4: My ancestor spirit that I tap into and look look
- 3:33Speaker 4: for a guid from is Harriet Tubman, right, And you
- 3:35Speaker 4: know she freed three hundred people over the course of
- 3:37Speaker 4: a decade by making night trists below the Mason Dixon line.
- 3:40Speaker 4: And I was doing some research and there was this
- 3:42Speaker 4: guy named William Steell who actually financed a lot of
- 3:45Speaker 4: the work on the underground railroad. So William still he
- 3:48Speaker 4: was the one financing the underground railroad, and Harriet Tubman
- 3:52Speaker 4: was the one doing the freeing. And when I look
- 3:53Speaker 4: at Matt and I, you know what, He's the one
- 3:55Speaker 4: that's financing people to get to rent mortgage freedom, and
- 3:58Speaker 4: I'm the one out here doing it on the front lines.
- 4:00Speaker 4: And so this is just a powerful partnership and I'm
- 4:02Speaker 4: so glad to be here. And we did a great
- 4:04Speaker 4: webinar last month, and we're actually looking for one hundred
- 4:08Speaker 4: more people to actually go through this process with us,
- 4:10Speaker 4: because we're going to get three hundred people to close
- 4:12Speaker 4: in twenty twenty two, straight out the gates. Even prior
- 4:15Speaker 4: to this. These are some people that we had helped
- 4:17Speaker 4: close who were part of the multi family movement. We
- 4:20Speaker 4: got people in South Carolina, We got people and what
- 4:23Speaker 4: is this Baltimore, No, Connecticut that was Natalie closed in Connecticut,
- 4:28Speaker 4: Sandy Jasmine Centist in Brooklyn they closed, and Cypress Hills, Brooklyn,
- 4:33Speaker 4: New York. Daffy closed in Georgia. And so we got
- 4:38Speaker 4: people that we've already collaborated on and helped close. And
- 4:41Speaker 4: so now we're just closing that pipeline and making it
- 4:43Speaker 4: more solid. And so we want to break down the
- 4:45Speaker 4: four three two one method to show you how we
- 4:48Speaker 4: actually do this and how you can get on board.
- 4:50Speaker 4: In twenty twenty two, you get your first four doors
- 4:53Speaker 4: and then we scale up all the way to your
- 4:55Speaker 4: ten doors. So, for those of you who don't know me,
- 4:57Speaker 4: I'm founder of the mult high family Movement. I built
- 5:00Speaker 4: a real estate portfolio that's over five million dollars with
- 5:03Speaker 4: about thirty eight units all across the country in Oakland, Brooklyn,
- 5:06Speaker 4: New Orleans, and Baton Rouge. I lead the multi family
- 5:10Speaker 4: movement where I'm helping thousand students get to rent mortgage
- 5:12Speaker 4: freedom through multifamily real estate. In terms of my personal portfolio,
- 5:16Speaker 4: this is actually it right here. These are properties that
- 5:18Speaker 4: I actually control, So I'm not just going to talk
- 5:20Speaker 4: about these imaginary properties. These are the ones that I
- 5:23Speaker 4: control right here and right now, and we want to
- 5:25Speaker 4: show you how I did this and how Matt is
- 5:28Speaker 4: building his portfolio too. I built this portfolio in eight years,
- 5:31Speaker 4: and I started with the three I started with the
- 5:33Speaker 4: three two one strategy, and knowing what I wouldn't know now,
- 5:36Speaker 4: I would have went for three two one. And so
- 5:37Speaker 4: we're going to show you what we would have done
- 5:39Speaker 4: differently on our own journeys. But we're happy we we're
- 5:42Speaker 4: at in terms of our sizeable real estate portfolios, and
- 5:45Speaker 4: we're going to lay out that blueprint for you right now.
- 5:47Speaker 4: But the reason this is so important to us are
- 5:49Speaker 4: why the reason that we're doing this is because we're
- 5:52Speaker 4: in the midst of a financial revolution. Obviously, Eyl is
- 5:55Speaker 4: leading that financial revolution through the actual literacy, and Matt
- 5:59Speaker 4: and I want to turn some of that literacy into
- 6:01Speaker 4: actual execution. And so we want to hoose the gap
- 6:03Speaker 4: between the rich and the poor and close that wealth gap.
- 6:07Speaker 4: And Matt the way he languages it is that we're
- 6:09Speaker 4: closing the wealth gap one brick at a time, right,
- 6:11Speaker 4: one brick at a time. And those bricks are the
- 6:14Speaker 4: pieces of real estate. And so we've helped hundreds of
- 6:16Speaker 4: people close on multi family real estate all the country.
- 6:20Speaker 4: In terms of the multifamily movement, our success is about
- 6:22Speaker 4: two hundred and thirty seven people documented that have closed
- 6:25Speaker 4: on about sixty million dollars worth of real estate in
- 6:28Speaker 4: just the past two years, and so want to double
- 6:31Speaker 4: that in twenty twenty two. And we're looking for the
- 6:33Speaker 4: right people who are ready to do this work. So
- 6:35Speaker 4: on this webinar, we're going to show you the down
- 6:37Speaker 4: payments right, how to avoid twenty five percent down payment
- 6:40Speaker 4: so that you can scale your portfolio beyond one property,
- 6:44Speaker 4: deal flow, how to find cash flowing off market deals
- 6:47Speaker 4: near you or less expensive aller markets. And the deal analysis,
- 6:51Speaker 4: which is how to analyze and structure different types of
- 6:53Speaker 4: deals so that you can keep growing. And that's where
- 6:55Speaker 4: mass expertise is and So our big promise in this
- 6:57Speaker 4: short amount of time is give you a proven path
- 6:59Speaker 4: to acquire ten doors in four years without huge down payments.
- 7:03Speaker 4: All right, So at the end of the webinar, what
- 7:06Speaker 4: we're going to do is for those who stay, we're
- 7:08Speaker 4: going to give you a list of one hundred and
- 7:09Speaker 4: forty seven down payment assistant programs. These down payment assistant programs,
- 7:13Speaker 4: some of them are five thousand dollars grants. Some of them,
- 7:15Speaker 4: if you take a landlord class, they'll roll your closing
- 7:17Speaker 4: costs into the loan. This will just make it easier
- 7:19Speaker 4: for you to get into your first property typically down payment.
- 7:22Speaker 4: This programs don't work for your second, third, and fourth property.
- 7:24Speaker 4: But those of you who don't have any properties yet,
- 7:26Speaker 4: this is going to be a really powerful tool for you.
- 7:28Speaker 4: It's organized by state, and we'll send that out. All
- 7:31Speaker 4: you have to do is text get free all one
- 7:33Speaker 4: word to eight four four nine oh one three two
- 7:37Speaker 4: three nine. That's eight four four nine oh one three
- 7:41Speaker 4: two three nine. I'll leave that up there just for
- 7:43Speaker 4: a second. Again, you're texting get free to eight four
- 7:46Speaker 4: four nine oh one three two three nine. Do that
- 7:50Speaker 4: right now, because that's what we're going to send you
- 7:52Speaker 4: your list of down payment assistant programs at the end.
- 7:55Speaker 4: All right, So Matt, you want to break down the
- 7:58Speaker 4: four three two one strategy for them and and just
- 8:00Speaker 4: lay it out because a lot of people think that
- 8:02Speaker 4: you start with your single family home first and then
- 8:04Speaker 4: you scale up to larger properties. But I know you
- 8:06Speaker 4: have a different perspective on that.
- 8:08Speaker 2: Yeah.
- 8:09Speaker 3: Absolutely, So the four three to two four three to
- 8:12Speaker 3: two one strategy is really like Julian has here on
- 8:14Speaker 3: a slot, it's your climb to freedom. You know, the
- 8:17Speaker 3: American dream is flawed. Most people think you want to
- 8:19Speaker 3: have the white the big white house, big white pick
- 8:22Speaker 3: of fence, backyards, barbecues and bar mitzvah, Which is cool
- 8:25Speaker 3: if that's what you want to do with your life, right,
- 8:28Speaker 3: But for most of you who are on this webinar,
- 8:30Speaker 3: you guys want to build a real estate portfolio. You
- 8:32Speaker 3: want to become a landlord. So you don't want to
- 8:35Speaker 3: go single family first. That is the wrong way to
- 8:37Speaker 3: do it. You always want to go multi family first. Right,
- 8:40Speaker 3: it's a it's the countdown to freedom. So if you
- 8:43Speaker 3: want to be a landlord and you don't have a
- 8:45Speaker 3: lot of capital and you want to follow this strategy.
- 8:48Speaker 3: The first thing I'm gonna tell you guys, you gotta
- 8:50Speaker 3: have patience. That's first things first, right, nothing's going to
- 8:53Speaker 3: happen overnight, all right. So the way you do this
- 8:56Speaker 3: is you start off with a four family property okay,
- 8:59Speaker 3: and then you can live in that property for at
- 9:01Speaker 3: least one year because that is the FAHA in conventional guidelines. Okay,
- 9:06Speaker 3: you hold it for a year, you live into it,
- 9:09Speaker 3: and then you have three rental incomes that are basically
- 9:11Speaker 3: paying for your mortgage and your cash phone. Now the
- 9:15Speaker 3: next step you have to do in about twelve months,
- 9:17Speaker 3: you have to refinance out of that current FAHA mortgage
- 9:21Speaker 3: if you use it to get three and a half
- 9:22Speaker 3: percent down, go into a conventional mortgage. And then you
- 9:26Speaker 3: go and buy another property which is going to be
- 9:29Speaker 3: your three family okay, and now you use FHA again.
- 9:33Speaker 3: So the key to all of this is you have
- 9:35Speaker 3: to refinance out of your first deal, out of that
- 9:38Speaker 3: first FHA loan into a conventional so you free up
- 9:40Speaker 3: your FHA you can use it again, and you repeat
- 9:43Speaker 3: that process until you get to your single family, which
- 9:47Speaker 3: is going to give you the freedom that you guys want.
- 9:51Speaker 4: Right.
- 9:51Speaker 3: So your four plex is going to pay for it
- 9:53Speaker 3: self in your cars. Your three plex potentially could pay
- 9:55Speaker 3: for it self plus your food and your cell phone.
- 9:58Speaker 3: Your duplex will pay for it self plus your single
- 10:01Speaker 3: family home, and your single family home is free. So
- 10:03Speaker 3: that's the idea, that is the strategy so many people have,
- 10:07Speaker 3: and we all like to call it house hacking.
- 10:09Speaker 2: I like to call it four three two one because
- 10:11Speaker 2: it sounds a much better.
- 10:12Speaker 3: Than house hacking, right, But this is a strategy that's
- 10:16Speaker 3: been around for years and if it's executed properly, you
- 10:19Speaker 3: will have ten dollars in four years.
- 10:22Speaker 4: Yeah, So there's a mess about financial freedom. People think
- 10:25Speaker 4: that they need millions and millions of dollars in order
- 10:27Speaker 4: to obtain financial freedom. But if you look at Robert
- 10:30Speaker 4: Kyresock definition of financial freedom, it's when your passive income
- 10:33Speaker 4: is greater than your cost of living.
- 10:34Speaker 2: Right.
- 10:35Speaker 4: So not only through multi famming real estate are you
- 10:37Speaker 4: eliminating your housing expense, which is the biggest expense that
- 10:39Speaker 4: most people have, but you're also generating passive income. A
- 10:43Speaker 4: lot of people have a great active income, but they
- 10:45Speaker 4: have no passive income whatsoever, and housing isn't going anywhere.
- 10:48Speaker 4: It's the number one subscription business model of all time,
- 10:50Speaker 4: better than Netflix, better than Amazon Prime, right, and it's
- 10:53Speaker 4: going to be here as long as people live on
- 10:55Speaker 4: the face of this earth. And so if you truly
- 10:57Speaker 4: want to be free, you have to generate passive income.
- 11:00Speaker 4: And multifamily real estate is the most leverage asset that
- 11:03Speaker 4: the average American can actually buy. And so we want
- 11:06Speaker 4: you to change your language from in your American dream
- 11:09Speaker 4: from I just want to own a house, right to
- 11:12Speaker 4: I want a portfolio. Right. Those are two different aspirations.
- 11:17Speaker 4: I just want to own a house because over the
- 11:19Speaker 4: course of an adult life, anybody can own a house. Right.
- 11:22Speaker 4: Anybody can own a house with a course of a lifetime.
- 11:25Speaker 4: But we want you to focus on building a portfolio.
- 11:27Speaker 4: So erase that idea out of your head that just
- 11:29Speaker 4: I just want to own a home, right, and change
- 11:31Speaker 4: your language patterns that we're actually seeking to build a portfolio.
- 11:34Speaker 4: And if we build that portfolio the right way, in
- 11:36Speaker 4: the way that Matt and I are teaching you, you'll
- 11:38Speaker 4: actually be able to get to full freedom, not just
- 11:40Speaker 4: rent mortgage freedom off your first property, but full freedom,
- 11:43Speaker 4: meaning that your rental properties are covering all of your
- 11:46Speaker 4: basic living expenses and at that moment in time, you
- 11:49Speaker 4: are actually free. So we want to start off with
- 11:51Speaker 4: talking about how you get that first property right. How
- 11:53Speaker 4: do you go from paying rent right to being paid rent?
- 11:56Speaker 4: How do you go from paying rent to being paid rent?
- 11:59Speaker 4: And so when Matt and I are talking about multi
- 12:01Speaker 4: family properties, we're not talking about those sixty unit apartment
- 12:03Speaker 4: buildings that you see when you drive down down the freeway.
- 12:06Speaker 4: What we're talking about is two family, three family, or
- 12:09Speaker 4: four family homes. These are also known as duplexes, triplexes,
- 12:13Speaker 4: or four plexes. There's only two point six million of
- 12:15Speaker 4: them in the entire United States, and they only make
- 12:18Speaker 4: up eighteen percent of the entire rental supply. So we're
- 12:20Speaker 4: looking for a very specific, rare asset. Okay. Now, what's
- 12:24Speaker 4: powerful about two family, three family, and family homes is
- 12:26Speaker 4: that financing for them is the same process and falls
- 12:30Speaker 4: under the same residential guidelines. It's financing for a single
- 12:32Speaker 4: family home, Okay. So it's the same bank, same lender
- 12:36Speaker 4: in documents, same interest rate, same thirty year term, right,
- 12:40Speaker 4: And most people don't know that all Right. Now, if
- 12:42Speaker 4: you buy a three family or four family home in
- 12:44Speaker 4: the right way, you have to buy it right. This
- 12:46Speaker 4: is one of the keys that Matt and I are
- 12:47Speaker 4: going to teach you. You have to buy it right.
- 12:49Speaker 4: If you buy it right out the gates, then you
- 12:52Speaker 4: can typically achieve rent mortgage freedom with your first purchase,
- 12:55Speaker 4: meaning that from that moment in time, you never have
- 12:57Speaker 4: a housing expense for the rest of your life. Once
- 12:59Speaker 4: I purchase that three family in Brooklyn, New York, let
- 13:02Speaker 4: me grow back up to it, that three family in Brooklyn,
- 13:04Speaker 4: New York. The moment I purchased that, I went from
- 13:06Speaker 4: paying expensive rent in Brooklyn to now being paid expensive
- 13:09Speaker 4: rent in Brooklyn, And that one single decision alone change
- 13:12Speaker 4: the financial trajectory of my life. Right, even if I
- 13:15Speaker 4: didn't decide to be a real estate educator, my real
- 13:17Speaker 4: estate portfolio provides way more than enough for me to
- 13:21Speaker 4: be financially free. And it all started with this one
- 13:24Speaker 4: single decision. Okay, And so this is the power of
- 13:27Speaker 4: what we're teaching you now when we're talking about buying right,
- 13:30Speaker 4: what do we mean and what is rent and mortgag
- 13:33Speaker 4: freedom written? Mortgage freedom is a result of buying multi
- 13:36Speaker 4: family real estate, which cash flow that eliminates your housings forever. Right,
- 13:40Speaker 4: I'm talking andre three thousand, never ever, ever, ever, Right now,
- 13:45Speaker 4: most people's housing expense, whether it's rent or mortgage, literally
- 13:48Speaker 4: takes up about one third of the money that they
- 13:51Speaker 4: that comes into their household. So if a household is
- 13:53Speaker 4: bringing in three thousand dollars a month, one thousand dollars
- 13:55Speaker 4: is going out towards housing. Right now, imagine, with one
- 13:58Speaker 4: single decision by a multi family real estate and follow
- 14:01Speaker 4: the four three two one strategy, you never had a
- 14:03Speaker 4: house and expence for the rest of your life. Imagine
- 14:06Speaker 4: what that would do for you. Okay, in chat, let
- 14:09Speaker 4: us know what would change for you if you never
- 14:11Speaker 4: had a house and expense for the rest of your life.
- 14:14Speaker 4: For most people, everything would change. Some of you would
- 14:17Speaker 4: quit your jobs, some of you be able to save more,
- 14:19Speaker 4: some of you would be able to invest, some of
- 14:21Speaker 4: you would have less stress, some of you be able
- 14:23Speaker 4: to sleep better. Right if you never had a house
- 14:26Speaker 4: and expense, just real quick, I want you to imagine, Imagine,
- 14:29Speaker 4: just like this, all of the money that you paid
- 14:31Speaker 4: towards rent or mortgage was back in your bank account,
- 14:34Speaker 4: just like that. How much money have you put out
- 14:37Speaker 4: towards rent or mortgage? The reason many of you are
- 14:39Speaker 4: missing zeros and commas in your bank account is because
- 14:42Speaker 4: of one word rent or mortgage. If we could literally
- 14:45Speaker 4: just get rid of that one single expense for the
- 14:47Speaker 4: rest of your life, it would literally change the financial
- 14:49Speaker 4: trajectory of your life. In fact, if you were able
- 14:52Speaker 4: to save one thousand dollars a month, every single month, dude,
- 14:56Speaker 4: you're not having to pay housing because you bought a
- 14:57Speaker 4: multifamily and you invested that at just se six percent
- 15:00Speaker 4: annually over the course of thirty years, you'd be a millionaire.
- 15:04Speaker 4: All of you would have one million, fifteen thousand and
- 15:06Speaker 4: five hundred and ninety dollars if you could literally just
- 15:09Speaker 4: stop paying rent or mortgage and you could invest that
- 15:11Speaker 4: at six percent. So this is the power what we're
- 15:14Speaker 4: teaching you. This is not a get rich quick scheme.
- 15:16Speaker 4: This is get rich guaranteed over time, Matt said. The
- 15:19Speaker 4: key word it is patience. We are showing you a
- 15:21Speaker 4: step step strategy to avoid huge down payments and to
- 15:25Speaker 4: acquire ten doors in four years. But some of you
- 15:28Speaker 4: are so impatient that your rushia go do this and
- 15:30Speaker 4: go do that, and looking for these get rich quick
- 15:32Speaker 4: schemes and trying to dump money in this doc and
- 15:34Speaker 4: this crypto and you have no understanding of any of
- 15:36Speaker 4: those markets whatsoever, and you get caught up because you're
- 15:38Speaker 4: always trying to get in these get rich quickie it's
- 15:40Speaker 4: multi level marketing, it's Sue sous right, put in four
- 15:43Speaker 4: dollars this week, You'll be in the middle of next
- 15:45Speaker 4: week and you're gonna get four million dollars. Like you're
- 15:47Speaker 4: always chasing these get rich quick things. Multi family estate, right,
- 15:51Speaker 4: get rich guaranteed system over time, Get rich guaranteed system
- 15:56Speaker 4: over time. And that's what we're teaching you now. Once
- 15:58Speaker 4: you have your multi family folio, then that frees you
- 16:01Speaker 4: up to take greater risk in other types of asset classes.
- 16:05Speaker 4: But the most proven asset class of all time, right
- 16:08Speaker 4: has been real estate. Okay, so we have to retrain
- 16:11Speaker 4: our eyes to be able to see real estate in
- 16:14Speaker 4: the right way. Many of you are watching shows on
- 16:16Speaker 4: AGTV that's like your pastime now, and we have some
- 16:20Speaker 4: news for you. Your first property probably won't look like
- 16:23Speaker 4: anything that you've seen on ATTV. AGTV is literally leading
- 16:27Speaker 4: you astray. Excuse me when I tell people straight up,
- 16:30Speaker 4: like when these students are in my class and tell
- 16:33Speaker 4: them you cannot watch AGTV. You can only watch AGTV
- 16:36Speaker 4: when you were in my program, because AGTV will literally
- 16:38Speaker 4: tell you to do the opposite of what I'm telling
- 16:40Speaker 4: you to do. And so we have to retrain your
- 16:42Speaker 4: eyes to be able to see the estate as an
- 16:45Speaker 4: asset and a business, not for the esthetics and the beauty.
- 16:48Speaker 4: AHTV teachers you look at real estate for the esthetics
- 16:50Speaker 4: and the beauty. We're trying to show you that real
- 16:52Speaker 4: estate is an asset and a business, and that changed
- 16:55Speaker 4: the lenses through which you look at a deal. Of course,
- 16:57Speaker 4: you have to know how to run the numbers. This
- 16:58Speaker 4: was my first deal in Brooklyn, New York, Okay, And
- 17:01Speaker 4: I was fully aware that my first home was not
- 17:03Speaker 4: my dream home. Hey, but it made my dreams possible. Right,
- 17:07Speaker 4: This is my This is my kitchen. Right. You don't
- 17:10Speaker 4: see any granted countertops. Those are from Micah countertops. You
- 17:13Speaker 4: don't see any standless still appliances. The only thing stanless
- 17:16Speaker 4: steel is the sink. You got basic cabinets from Low's
- 17:18Speaker 4: or Home Depot, And they have lind white paint over everything, right,
- 17:21Speaker 4: they at least could have put that gentrification gray paint
- 17:24Speaker 4: in there. How many y'all got gentrification gray paint? In
- 17:26Speaker 4: your apartment or your home right now, y'all know what
- 17:29Speaker 4: I'm talking about. Once your neighborhood goes gray, it's on
- 17:31Speaker 4: its way, all right. So my first home was not
- 17:34Speaker 4: my dream home, but that's what the American dream tells
- 17:36Speaker 4: you to do. But that's how the American dream is
- 17:38Speaker 4: literally talking sen of you to sleep right, telling you
- 17:40Speaker 4: to go after that single family first. So you have
- 17:42Speaker 4: to make a decision between AGTV and multifamily investor. Are
- 17:46Speaker 4: you looking for granted countertops? Are you gonna be looking
- 17:48Speaker 4: for guaranteed cash flow? Are you gonna be buying based
- 17:51Speaker 4: on emotion? Are you buying based on economics? Are you
- 17:53Speaker 4: looking for a finished basement? Are you looking to start
- 17:56Speaker 4: building wealth? All right? And so Matt can jump Mac
- 18:00Speaker 4: can jump in. But Matt, a lot of people think
- 18:02Speaker 4: they need a huge amount of money in order to
- 18:05Speaker 4: get in the game. And I know, because you know
- 18:07Speaker 4: all the finances was out there, that that's not true.
- 18:09Speaker 3: No, it's definitely not true. And I love how you
- 18:11Speaker 3: said what you said. Gentrification great, yeah.
- 18:16Speaker 4: You know what, you know exactly what I'm talking about.
- 18:19Speaker 5: Yo.
- 18:19Speaker 2: That got me, That has me in tears right now.
- 18:22Speaker 3: Gentrification can't be mad at that, but yeah, I love
- 18:26Speaker 3: with the slide that you have up here right now. Right,
- 18:29Speaker 3: the single family family HT buyer, they want the grant
- 18:32Speaker 3: account top so they got emotions. They want to keep
- 18:35Speaker 3: up with the Joneses versus the multi family investors thinking
- 18:38Speaker 3: about guaranteed cash flow economics. They trying to get ahead
- 18:41Speaker 3: of the Joneses, not trying to keep up with them. Right,
- 18:44Speaker 3: the asset their dream home. This is the way you
- 18:47Speaker 3: got to do it, right now, do we want to
- 18:49Speaker 3: go into like fa chair a little bit more detail
- 18:51Speaker 3: about doing that, and we're.
- 18:52Speaker 4: Gonna go down in just a second. So let me
- 18:53Speaker 4: just share my personal story really quickly. So you know,
- 18:56Speaker 4: I bought my first property in Brooklyn, New York. Right,
- 18:59Speaker 4: And this my actual W two from twenty twelve. I
- 19:01Speaker 4: bought that property in twenty thirteen. This is my W
- 19:04Speaker 4: two and Matt. Matt would have been the one to
- 19:06Speaker 4: look at my file, right, and you can see that
- 19:09Speaker 4: only made thirty six thousand dollars twenty and twelve thirty
- 19:12Speaker 4: six thousand dollars in my business twenty twelve. Right, And
- 19:15Speaker 4: this was the W two that they used to qualify
- 19:17Speaker 4: me for a triple in Brooklyn. So I'm literally living
- 19:20Speaker 4: proof that you do not need a lot of money
- 19:22Speaker 4: to get started in real estate because I got started
- 19:25Speaker 4: when I wasn't making a lot of money. I got
- 19:27Speaker 4: started in New York City, the most expensive market in
- 19:29Speaker 4: the world. I got started while I was an entrepreneur,
- 19:31Speaker 4: and I got it started within three years of economic procession.
- 19:33Speaker 4: So some of you like Houseway, like, how did you
- 19:36Speaker 4: do this? How did you buy a triplex in Brooklyn
- 19:38Speaker 4: with thirty six thousand dollars income? I almost did not
- 19:41Speaker 4: get financed. Okay, I was literally probably on the borderline
- 19:44Speaker 4: and with thirty six thousand dollars work now for you know,
- 19:47Speaker 4: because that property is appreciated by over four hundred thousand
- 19:49Speaker 4: dollars since twenty and thirteen. So let me break down
- 19:53Speaker 4: how this actually worked. Right, get your mind blown the
- 19:56Speaker 4: mosies ready, because this is literally going to change your
- 19:59Speaker 4: life right off, right off the gates. So let's say
- 20:02Speaker 4: you were buying this pink single family home in New
- 20:04Speaker 4: Orleans right that's where I live right now, and you
- 20:07Speaker 4: had forty thousand dollars of W two income, right, the
- 20:10Speaker 4: leader will typically qualify you for about six It's around
- 20:13Speaker 4: six six times your W two income map, something around that, yeah,
- 20:16Speaker 4: something around the correct Yeah, but there's other factors like
- 20:19Speaker 4: your credit consistency, et cetera. Right, So three thousand times
- 20:22Speaker 4: six would be two hundred and forty thousand dollars that
- 20:24Speaker 4: you get qualified for based on a forty thousand dollars
- 20:27Speaker 4: W two income. That's for a single family home. But
- 20:29Speaker 4: watch this, y'all. If you were going to buy a
- 20:32Speaker 4: multi family home like this pink four plex that I
- 20:34Speaker 4: control here in New Orleans, the liner will give you
- 20:36Speaker 4: credit for save five percent of rents that you're going
- 20:39Speaker 4: to get once you get the keys, and they'll add
- 20:42Speaker 4: that to your W two income today and qualify you
- 20:45Speaker 4: based on that number. So let me break down the math.
- 20:47Speaker 4: Four thousand dollars a month in rents, let's say one
- 20:50Speaker 4: thousand dollars per unit. It's actually twelve to fifty, right,
- 20:52Speaker 4: but it's for easy math. Four thousand times seventy five
- 20:55Speaker 4: percent is three thousand dollars times twelve months is thirty
- 20:58Speaker 4: six thousand, right. So take that thirty six thousand, add
- 21:01Speaker 4: it to my W two income of forty thousand, and
- 21:04Speaker 4: now the lender is qualifying me based on seventy six
- 21:06Speaker 4: thousand dollars of income instead of just forty. So now
- 21:10Speaker 4: seventy six times six is four hundred and fifty six
- 21:13Speaker 4: thousand dollars that I can qualify for this mortgage as
- 21:16Speaker 4: opposed to two hundred and four Literally almost twice as
- 21:19Speaker 4: much real estate I'm able to acquire because I bought
- 21:21Speaker 4: a multi family first instead of a single family. And
- 21:24Speaker 4: on top of that, it is also easier. Not only
- 21:27Speaker 4: is it easier to buy a multi family than it
- 21:29Speaker 4: is to buy a single family, it's actually easier to
- 21:32Speaker 4: sustain and maintain a multi family than it is a
- 21:34Speaker 4: single family. Because when you have a multi family, who's
- 21:38Speaker 4: paying your mortgage the entire time the tenants, right, when
- 21:42Speaker 4: you have a single family who's paying your mortgage the
- 21:44Speaker 4: entire time you So, let's say something happens to you
- 21:46Speaker 4: over the course of thirty years, you lose your job, right,
- 21:49Speaker 4: you have physical disability or mental illness, or you just
- 21:52Speaker 4: need to take a break from work. Who's there to
- 21:54Speaker 4: help you with your mortgage? Absolutely nobody. Nobody who's there
- 21:59Speaker 4: to help you with them maintenance? Nobody? Okay, So this
- 22:03Speaker 4: is why multifamily real estate is so powerful, because it
- 22:06Speaker 4: is an asset that you can live in. It's an
- 22:07Speaker 4: asset that pays for itself, and it also is an
- 22:09Speaker 4: asset that pays for the maintenance of itself, the physical maintenance.
- 22:13Speaker 4: When they give you your mortgage amount, they don't talk
- 22:15Speaker 4: about all the repairs and maintenance. That is an addition
- 22:19Speaker 4: that they only show you the pity the principal interest, taxes,
- 22:22Speaker 4: and insurance. You think, oh, that number is lower than
- 22:23Speaker 4: my rent, so let me go get this single family home.
- 22:26Speaker 4: There's an other hidden cost to having a single family
- 22:29Speaker 4: home that they don't make you aware of that ends
- 22:31Speaker 4: up hitting your pocket every single month. And if some
- 22:33Speaker 4: of you are not careful, you will have more money
- 22:35Speaker 4: going out of your pockets for owning a single family
- 22:38Speaker 4: home than renting the same square footage across the street.
- 22:42Speaker 4: And so this is really key if you truly understand it. So, Matt,
- 22:45Speaker 4: you want to break down why they should buy a
- 22:48Speaker 4: buy they should buy a multi family first instead of
- 22:50Speaker 4: a single family.
- 22:52Speaker 2: Yeah. Absolutely.
- 22:53Speaker 3: I mean, look, let's go back to the other slide
- 22:55Speaker 3: real quick, because I want to want to add a
- 22:57Speaker 3: little color to that one.
- 22:58Speaker 2: Right.
- 22:58Speaker 3: Yeah, So if you got look at the bottom of slide,
- 23:01Speaker 3: how much of a home would you qualify for with
- 23:03Speaker 3: a forty thousand dollars income, it's saying right here, by
- 23:06Speaker 3: this example, only two hundred and forty thousand. Now with
- 23:09Speaker 3: the multifamily home, you can get qualified up to four
- 23:12Speaker 3: hundred and fifty six thousand, Okay, And that's because the
- 23:15Speaker 3: power of us being able to use that rental income
- 23:18Speaker 3: as a lender to help you qualify. Now, the tenant
- 23:21Speaker 3: the house can be unoccupied, right just so you guys know,
- 23:25Speaker 3: it doesn't have to have tenants in place in order
- 23:27Speaker 3: for the lender to use that that market rental income,
- 23:30Speaker 3: all right, So the appraiser and the lender will the
- 23:33Speaker 3: lender will always use the market rental income that the
- 23:36Speaker 3: appraiser puts on that appraiser report if the house does
- 23:41Speaker 3: not have you know, any current tenants right now. So
- 23:44Speaker 3: that's a huge powerful thing that I don't want that
- 23:46Speaker 3: to go of you guys heads. So some of you
- 23:48Speaker 3: might not have understood that part of it now. Obviously,
- 23:51Speaker 3: that to income ratio is going to be the ultimate
- 23:55Speaker 3: endoor be all to determine exactly where you're going to
- 23:58Speaker 3: get qualified for, so pending on how much your monthly
- 24:02Speaker 3: debt is like credit cards, car loans, et cetera, et cetera,
- 24:05Speaker 3: will ultimately determine the final amount that the lender will
- 24:09Speaker 3: be able to qualify for you. Right now, let's go
- 24:11Speaker 3: to the next lodge Alan with the down payments. Right, So,
- 24:14Speaker 3: let's break this down a little bit. Why you should
- 24:16Speaker 3: buy a multi family home first, very important. If you
- 24:18Speaker 3: buy your single family home, you put down three and
- 24:22Speaker 3: a half percent on one hundred k, that's thirty five
- 24:25Speaker 3: hundred dollars. Right now, when you go to buy your
- 24:28Speaker 3: next property, and if you want that to be a multifamily,
- 24:32Speaker 3: now you can't say you're moving from a one family
- 24:34Speaker 3: home until your due plex, until to your duplex, your triplex,
- 24:38Speaker 3: or your quad, right because now it doesn't make sense
- 24:42Speaker 3: that you're going to leave the American dream to pretty
- 24:45Speaker 3: much go live with tenants, right, So it doesn't make sense.
- 24:48Speaker 3: So underwriter is automatically going to count to offer you
- 24:51Speaker 3: from an FHA mortgage which is only for your primary
- 24:55Speaker 3: residence for at least twelve months, and they're going to
- 24:57Speaker 3: counter offer you into an investment property loan, which is
- 25:00Speaker 3: going to require a minimum of twenty five percent down.
- 25:03Speaker 2: As Julian put here, a three hundred thousand dollars.
- 25:06Speaker 3: Home at twenty five percent down is seventy five thousand dollars.
- 25:09Speaker 4: Right, you get yours, you're ready, get your mind blowing
- 25:14Speaker 4: emotions ready, because watch this, y'all.
- 25:16Speaker 2: Let's go literally and we literally.
- 25:18Speaker 4: Just change a sequence like these are the nuances that
- 25:21Speaker 4: most people don't know. Okay, we literally just change a sequence. Matt,
- 25:24Speaker 4: give them the game.
- 25:25Speaker 2: So now we change the sequence.
- 25:27Speaker 3: Right now, you go with the multifamily first at three
- 25:30Speaker 3: and a half percent down three hundred k. Now you're
- 25:33Speaker 3: controlling the asset, right, you're controlling your legacy with only
- 25:37Speaker 3: ten thousand, five hundred dollars. Okay, Now you go and
- 25:41Speaker 3: do the one family house. You don't need to put
- 25:44Speaker 3: down twenty five percent. But if you wanted to put
- 25:46Speaker 3: down twenty five percent on one hundred k, it'll be
- 25:48Speaker 3: twenty five thousand. But if you do, it's smart that
- 25:51Speaker 3: that one family home. Now you'll be able to put
- 25:53Speaker 3: down a minimum down payment on that as well.
- 25:55Speaker 2: Right.
- 25:55Speaker 3: So that's what me and Julian trying to get through
- 25:57Speaker 3: to you guys, is that you never want to go
- 26:00Speaker 3: if your goal let me let me rephrase this, if
- 26:03Speaker 3: your goal is to be a landlord, because you have
- 26:05Speaker 3: to have a goal of wanting to be a landlord.
- 26:07Speaker 2: This is not to build wealth. This is all about.
- 26:10Speaker 3: Being building wealth, being a landlord, being a manager of
- 26:13Speaker 3: a real estate business, right, being the owner of a
- 26:15Speaker 3: real estate business, because that's what multi family investment is.
- 26:18Speaker 2: It's a business. Right.
- 26:20Speaker 3: You can do it this way and this will keep
- 26:22Speaker 3: as little as keep your money in your pocket. And
- 26:25Speaker 3: you're using o PM, you're using a bank's money to
- 26:27Speaker 3: buy your real estate and fund your wealth.
- 26:30Speaker 4: Yep, so tell them about FHA.
- 26:33Speaker 3: So FAHA programs, great program, it's only for primary residents.
- 26:38Speaker 3: It's only I don't care when no one out there
- 26:40Speaker 3: and the internet will tell you, well, you could use
- 26:42Speaker 3: FAHA and never move in and blah blah blah blah blah. Guys,
- 26:46Speaker 3: do not do that. Do not risk your do not
- 26:49Speaker 3: risk your legacy.
- 26:50Speaker 2: For one deal.
- 26:52Speaker 3: Right, I'm gonna repeat that, do not risk your legacy
- 26:55Speaker 3: for one deal just because you want to not move
- 26:59Speaker 3: in and you want to try to I canacyy for
- 27:01Speaker 3: me and Julian, we don't teach that method. We want
- 27:02Speaker 3: you guys to do it the right way because we
- 27:04Speaker 3: got too many of our brothers and sisters behind bars
- 27:06Speaker 3: as is already, and we don't need our people who
- 27:09Speaker 3: are in this financial literacy space doing foolishness and getting
- 27:12Speaker 3: themselves locked up. Right, So in this example right here,
- 27:16Speaker 3: like we said, already three hundred thousand dollars down three
- 27:18Speaker 3: point five percent, your down payment is ten thousand, five hundred.
- 27:21Speaker 3: Now let's talk about closing costs. Closing costs is also
- 27:24Speaker 3: something you guys want to be paying attention to. Closing costs,
- 27:27Speaker 3: depending on the market, could be anywhere from another three
- 27:30Speaker 3: to five percent. We like to use the high end
- 27:33Speaker 3: number at a five percent. Great thing with FHA, they
- 27:37Speaker 3: will allow the seller to pay all of your closing
- 27:39Speaker 3: costs up to six percent of that sales price. That
- 27:42Speaker 3: is another home run. With an FHA mortgage, you can
- 27:44Speaker 3: get what's called the sales concession to kind of take
- 27:47Speaker 3: that take care of that. FAHA will allow you to
- 27:51Speaker 3: buy a multi family property with as little as a
- 27:54Speaker 3: five to eighty credit score.
- 27:56Speaker 2: Right.
- 27:56Speaker 3: Conventional loans require at least a six to twenty credit score,
- 27:59Speaker 3: but our recommend if anyone's going to buy a multifamily,
- 28:03Speaker 3: make sure you have at least a six forty credit score,
- 28:05Speaker 3: especially if you're going FHA because then you're going to
- 28:08Speaker 3: get a better interest rate even if versus going with
- 28:12Speaker 3: the lower score, then you'll have a much higher interest rate.
- 28:14Speaker 3: So we want you guys to be able to cash
- 28:16Speaker 3: flow also, So the lower the interest rate, the more
- 28:18Speaker 3: opportunity you're going to have to cash flow. So I
- 28:21Speaker 3: know some of you guys like probably got excited, like, wait,
- 28:23Speaker 3: you can go down to five eighty six hundred credit score. Yes,
- 28:26Speaker 3: but your interest rate might not be pretty. You might
- 28:29Speaker 3: be paying for it, all right, you want one for this?
- 28:33Speaker 4: Yeah? No, but this is actual duplex that I control
- 28:35Speaker 4: here in New Orleans, and I just want to show
- 28:36Speaker 4: the exact numbers on how this ATM machine pays me
- 28:40Speaker 4: every single month three hundred thousand dollars down three point
- 28:43Speaker 4: five percent right initially ten thousand, five hundred, and the
- 28:46Speaker 4: rent are thirty two hundred. And I'll show you rents
- 28:49Speaker 4: from December. That's a rent check right there from that
- 28:52Speaker 4: particular space. The mortgage is twelve fifty nine. Taxes insurance
- 28:56Speaker 4: are three thirty five. The cap exra pairers are in
- 28:58Speaker 4: vacancy rate five hundred and fifteen dollars. Most investors will
- 29:01Speaker 4: not talk about this to you, especially for those of
- 29:03Speaker 4: you investing in real estate funds, they will not talk
- 29:05Speaker 4: to you about cap xor pairs of a vacancy rate.
- 29:07Speaker 4: This is money that we set aside from rents every
- 29:09Speaker 4: single month in a separate account to make sure that
- 29:12Speaker 4: we can reinvest into the structural integrity of the property
- 29:15Speaker 4: so that it actually lasts thirty forty fifty sixty years. Right.
- 29:19Speaker 4: So if somebody's giving you a cash on cash return
- 29:21Speaker 4: without accounting for these three things, then do not accept that.
- 29:25Speaker 4: And they're trying to play you, okay, And so we're
- 29:27Speaker 4: giving you the real numbers. So this property cash flows
- 29:30Speaker 4: one thousand, ninety dollars every single month, light clockwork, and
- 29:33Speaker 4: it's going to do so for the rest of my life.
- 29:35Speaker 4: So just imagine what that would pay for for you.
- 29:37Speaker 4: For somebody that's going to pay for your cell phone bill,
- 29:38Speaker 4: your grocery bill, and your kid's daycare, right, some of
- 29:41Speaker 4: you that's going to pay for your car note, your
- 29:43Speaker 4: student owns, and your manicures competitors. Right. So this is
- 29:49Speaker 4: what cash flow was supposed to do. Cash flowing assets
- 29:51Speaker 4: are supposed to cover your monthly expenses. Okay, So just
- 29:55Speaker 4: think about this really quickly. What other business. Can you
- 29:58Speaker 4: buy for three hundred thousand with only ten thousand, five
- 30:01Speaker 4: hundred dollars down, get finance for the other two hundred
- 30:04Speaker 4: and eighty nine thousand dollars in thirty to forty five
- 30:06Speaker 4: days by simply emailing some doments to your lender, have
- 30:09Speaker 4: that business immediately cash low in thirty days. Succeed the
- 30:12Speaker 4: minimum time effort experience What other business on the face
- 30:16Speaker 4: of the earth operates in this way? I'm gonna just
- 30:20Speaker 4: I'm gonna check this out.
- 30:23Speaker 2: You put the music up only Julian Gordon, y'all.
- 30:31Speaker 4: There are no y'all. There are no rest in peace
- 30:34Speaker 4: to Alex Trebek right, there are none, y'all. There are
- 30:39Speaker 4: no other businesses that operate like this. This is why
- 30:41Speaker 4: this has to be the first business in your family's name,
- 30:44Speaker 4: because it's the easiest business for you to get into.
- 30:46Speaker 4: So let us show you the play that we want
- 30:49Speaker 4: you to run straight out the gate. So many of
- 30:51Speaker 4: you are renting. We know some of you own single
- 30:53Speaker 4: family homes already. And if you own a single family home,
- 30:56Speaker 4: you are not stuck.
- 30:57Speaker 2: Okay.
- 30:57Speaker 4: We have what we call the six two five strategy
- 31:00Speaker 4: for single family buyers. Six to five is there's six
- 31:03Speaker 4: ways to reverse yourself out of situation. Okay, only two
- 31:05Speaker 4: of them require you to sell, and there's five ways
- 31:08Speaker 4: to use FAJS White's Okay, yes you heard us, and
- 31:10Speaker 4: we're going to talk about some of those in just
- 31:12Speaker 4: a second. Okay, But let's say most of your ronting
- 31:14Speaker 4: and you're renting in a four unit, and now you
- 31:17Speaker 4: want to be the landlord. You're paying your landlord one
- 31:18Speaker 4: thousand dollars a month. They take that four thousand dollars, right,
- 31:21Speaker 4: they go pay their mortgage of two thousand dollars to
- 31:23Speaker 4: the bank. They pocket the other two thousand, and they're
- 31:26Speaker 4: using that for their lifestyle or for their single family home.
- 31:29Speaker 4: Now you want to buy a multi family like I
- 31:31Speaker 4: did in Brooklyn. Okay, Now you've got a four plex
- 31:34Speaker 4: and you have rents coming from the fourth floor, third floor,
- 31:36Speaker 4: and second floor. That's three thousand dollars down to you
- 31:38Speaker 4: who's living on the first floor for free, one hundred
- 31:41Speaker 4: percent free. Okay, But guess what, it's not just three
- 31:44Speaker 4: thousand dollars in your pocket, because guess what, you're no
- 31:45Speaker 4: longer paying rent anymore. So that's four thousand dollars in
- 31:48Speaker 4: your pocket. So you take that four thousand dollars, right,
- 31:52Speaker 4: you pay your mortgage of two thousand dollars to the bank,
- 31:55Speaker 4: and now you're living for free and you have two
- 31:58Speaker 4: thousand dollars in your pocket. You went from paying one
- 32:00Speaker 4: thousand dollars negative every single month to rent to now
- 32:03Speaker 4: have two thousand dollars in your pocket, having no housing
- 32:06Speaker 4: expense and controlling an asset.
- 32:08Speaker 2: Okay.
- 32:08Speaker 4: As Matt said, FAA requires you to live there for
- 32:11Speaker 4: twelve months. And many of you are going to say,
- 32:14Speaker 4: I got my first property, Matt and Julian, I'm ready
- 32:16Speaker 4: to go get my single family home, my dream home
- 32:18Speaker 4: now my white picket fence with my husband or my
- 32:21Speaker 4: wife and my son and my daughter and my dog
- 32:23Speaker 4: named Lassies. Some of you, the American dream is soul
- 32:25Speaker 4: programmed that you still want that no matter what, right,
- 32:28Speaker 4: even if we're like no, no, no, no, no, non't
- 32:30Speaker 4: do that. It's just the program is so real. Okay.
- 32:34Speaker 4: So yeah, you could go do that and now you
- 32:36Speaker 4: would be living in your single family you'd have four
- 32:38Speaker 4: thousand dollars coming from this property, plus one thousand dollars
- 32:41Speaker 4: were no longer paying rent, so that's five thousand. You
- 32:43Speaker 4: pay two thousand for each mortgage. And now you have
- 32:46Speaker 4: two properties, your four family, your single family, plus you
- 32:49Speaker 4: have one thousand dollars in your pocket. This could be
- 32:51Speaker 4: the play that you run. Okay, but with the four
- 32:54Speaker 4: three two one strategy, we don't want you to go
- 32:56Speaker 4: buy that single family right out the gates, okay, because
- 32:58Speaker 4: we have ways that you can use FAHA twice. So
- 33:01Speaker 4: now let's jump into how you get that second property.
- 33:04Speaker 4: And you feel like you've already put your money, your
- 33:06Speaker 4: down payment money down and you don't think you can
- 33:08Speaker 4: save up twenty five percent for the next property. Let's
- 33:11Speaker 4: break it down for them. So, Matt, you want to
- 33:14Speaker 4: blow their mind really quickly.
- 33:15Speaker 3: Yeah, yeah, So can I use FAHA twice? That's house way?
- 33:22Speaker 2: Yeah, I get that.
- 33:22Speaker 3: I get that question all the time. So let's break
- 33:24Speaker 3: down how you can use FAHA twice. You got to
- 33:27Speaker 3: slide for that one.
- 33:28Speaker 4: Yeah. So we so we're not gonna buy the single family.
- 33:31Speaker 4: Now we're gonna go to the triplex. Then we're gonna
- 33:33Speaker 4: go to the duplex, then we're gonna go to a
- 33:35Speaker 4: single family.
- 33:35Speaker 3: Go ahead exactly, So you can use FAHA by the
- 33:38Speaker 3: four to three to two one strategy, right, that's number one.
- 33:41Speaker 3: But you're also gonna use it with one hundred mile rule. Right,
- 33:44Speaker 3: So if you're using FH let's just say you do
- 33:47Speaker 3: have your single family and New York, but you're relocat
- 33:51Speaker 3: into I don't know, Chicago, right now, you can in
- 33:56Speaker 3: that FAHA. Single family is in New York. Now you
- 33:59Speaker 3: can the Chicago because it's over one hundred miles, right,
- 34:03Speaker 3: So the one hundred mile rule comes in place, and
- 34:05Speaker 3: then you'll be able to use your FAHA again.
- 34:08Speaker 2: But the most the.
- 34:08Speaker 3: Easiest way to do it, because a lot of you
- 34:10Speaker 3: guys ain't going to move one hundred miles away from
- 34:12Speaker 3: your job and your family and things of that nature.
- 34:14Speaker 2: But the easy way to do it is.
- 34:16Speaker 3: To buy your house with the multi family first. And
- 34:20Speaker 3: if you are going to buy your single family I
- 34:22Speaker 3: would prefer you use conventional versus FAHA, so that way
- 34:27Speaker 3: you still have that FAHA freed dump.
- 34:29Speaker 2: Right. So yeah, so here we go, here we go.
- 34:31Speaker 2: It's you want to read the rule book.
- 34:33Speaker 4: Yeah, So, according to the FAHA Loan Rulebook, to prevent
- 34:36Speaker 4: circumvention of the restriction on FAHA and ensuring mortgages to investors,
- 34:39Speaker 4: FAA generally will not ensure more than one mortgage for
- 34:42Speaker 4: any borrow transaction with an existing FAHA mortgage is paid
- 34:45Speaker 4: off and another FAHA mortgage acquired are acceptable. Any person
- 34:48Speaker 4: or individually or jointly owning a home covered by mortgage
- 34:51Speaker 4: insured by FAHA, in which the ownership is maintained may
- 34:54Speaker 4: not purchase another principal residence with FAHA mortgage insurance, except
- 34:58Speaker 4: under situations described below. And they are boom Matt take
- 35:03Speaker 4: them through it.
- 35:03Speaker 2: Boom boom boom.
- 35:04Speaker 3: So we got relocation one hundred miles rule, which we
- 35:07Speaker 3: just said, you got to increase in family size, right,
- 35:10Speaker 3: and this is what a lot of people try to
- 35:11Speaker 3: get over on right. So if you're having more kids,
- 35:15Speaker 3: you're housing your in laws, other family members, FAHA will
- 35:18Speaker 3: allow you to upgrade right and buy a bigger home
- 35:24Speaker 3: using FAHA again within one hundred miles only if you
- 35:27Speaker 3: can prove what we just mentioned right there, your family
- 35:30Speaker 3: size is increasing, all right.
- 35:31Speaker 2: Vacating a joint owned property i e.
- 35:34Speaker 3: You're getting divorced, you have some roommates or whatever the
- 35:37Speaker 3: case may be, and you're moving on right, But most
- 35:40Speaker 3: common is really divorce right if you have an FAHA
- 35:43Speaker 3: on your manto residents. You're getting divorced, you can show
- 35:46Speaker 3: the divorce decrease and you move into another property, than
- 35:48Speaker 3: FAHA will allow you to do it again.
- 35:50Speaker 2: Non occupying co borros.
- 35:52Speaker 3: Right, you're buying buying a home for your parents, Right,
- 35:56Speaker 3: you're buying homes from an elder, someone other than yourself.
- 36:00Speaker 3: Then you'll be able to go on as a non
- 36:02Speaker 3: occupant cobor or co signer for someone else's loan. But
- 36:06Speaker 3: you know, obviously that wouldn't be your house, but you'll
- 36:08Speaker 3: be able to co sign for someone else. So those
- 36:10Speaker 3: these are the ways that you can use the FAHA
- 36:12Speaker 3: loan twice.
- 36:14Speaker 4: Fifth and the fifth way is Matt already mentioned some
- 36:16Speaker 4: of you might have caught. It is to refinance out
- 36:18Speaker 4: of the FHA loan or inconventional and then that sets
- 36:21Speaker 4: you up to be able to use it again after
- 36:23Speaker 4: you fulfill the one year living requirement.
- 36:25Speaker 3: Okay, And I want to I want to stay on
- 36:27Speaker 3: that real quick, right, because I think that's very important.
- 36:29Speaker 3: Is the refinance right, because the refinance is the exit strategy.
- 36:33Speaker 2: So you got to make sure you buy and right right.
- 36:35Speaker 3: And I want to say that again, buying right is
- 36:37Speaker 3: the most important part of this entire equation when it
- 36:40Speaker 3: comes to the four three two one strategy. If you
- 36:42Speaker 3: don't buy right, then you won't have enough equity to
- 36:46Speaker 3: refinance out of that FHA loan and go into.
- 36:49Speaker 2: A conventional loan.
- 36:50Speaker 3: All right, So exit strategy is the most important thing
- 36:52Speaker 3: if you're trying to do the four three to one strategy.
- 36:56Speaker 4: So FSA rules, FHA will not assure. Oh no, I
- 36:59Speaker 4: think we read that. So the property must be owner
- 37:01Speaker 4: occupied for one year. We just want to emphasize that
- 37:03Speaker 4: the property must be owner occupied for one year. You
- 37:06Speaker 4: have sixty days to move in, right? Is it clock start, Matt,
- 37:09Speaker 4: It's clock start once you move in or once you close.
- 37:12Speaker 2: Once you close, Okay, once you close.
- 37:15Speaker 3: I mean you technically have sixty days to move in,
- 37:18Speaker 3: but the clock is really starting.
- 37:21Speaker 2: Is your closing date? Right? Your settlement date? That's your
- 37:23Speaker 2: funding date? Right? So if you Black Friday, that's day one,
- 37:28Speaker 2: Black Friday. Yep.
- 37:30Speaker 4: So some of y'all are so resistant, all Julian and
- 37:32Speaker 4: I can live in a multifamily. You know that's just
- 37:35Speaker 4: not for me. Like, look, you can make a ten
- 37:37Speaker 4: month sacrifice. You can make a ten month sacrifice in Brooklyn.
- 37:41Speaker 4: Guess who moved next door to me. Right, it was
- 37:43Speaker 4: an Asian family plural, two Asian families moved into the
- 37:47Speaker 4: same size unit that I was in, stacked up in there. Okay,
- 37:51Speaker 4: after a year and a half, the other Asian family
- 37:55Speaker 4: in there bought another multi family down the street. Like
- 37:59Speaker 4: other people are willing to make these sacrifices. And you're
- 38:01Speaker 4: talking about all my kids have to have their own bedroom,
- 38:04Speaker 4: No they don't. You better get some bunk beds because
- 38:07Speaker 4: you're trying to regenerational wealth for them. You can create regeneration. Hell,
- 38:12Speaker 4: you ten months. You can't hunker down for ten months
- 38:14Speaker 4: to make it happen. So some of y'all are so
- 38:16Speaker 4: boogie that you'll never be free. Some of y'all are
- 38:18Speaker 4: so boogie that you will never be free because you're
- 38:20Speaker 4: not willing to make the sacrifice is necessary to do
- 38:23Speaker 4: what you have to do for your last name. You
- 38:25Speaker 4: want what you want now, and we're trying to set
- 38:27Speaker 4: you up for the future. Right, So this is really key. Now,
- 38:31Speaker 4: when you're having a conversation with your lender around faha loans,
- 38:34Speaker 4: there's one word that you should never ever use.
- 38:38Speaker 2: Man never ever when you're talking to your lender.
- 38:43Speaker 3: Never use the word that I'm buying an investment property,
- 38:47Speaker 3: and you're trying to use fah loan.
- 38:50Speaker 2: That is the incorrect language. You cannot use this word investment.
- 38:56Speaker 3: You're automatically in the banker's eyes, you're trying to commit, right, yeah,
- 39:01Speaker 3: and they're not going to want to work with you,
- 39:03Speaker 3: and they're going to give you a hard time because
- 39:04Speaker 3: they don't know who you are.
- 39:06Speaker 2: Right.
- 39:06Speaker 3: So, although this is eventually going to be an investment
- 39:10Speaker 3: property for you in your future, always say this will
- 39:15Speaker 3: be my primary residence. I Am going to occupy for
- 39:18Speaker 3: at least twelve months in this multifamily so that way
- 39:21Speaker 3: you do not have any red flags attached to your name.
- 39:26Speaker 4: So we have another way for you to use faha
- 39:30Speaker 4: twice Okay, And this is going to go against the
- 39:34Speaker 4: American dream again. American dream says go get a single
- 39:36Speaker 4: family home, which saying don't do that, go get a
- 39:38Speaker 4: multi family home. The American dream also says, you got married,
- 39:41Speaker 4: you need to buy a home together, and that is
- 39:44Speaker 4: the stupidest thing that you can do as a couple
- 39:48Speaker 4: to start off your financial foundation. Why because there's a
- 39:51Speaker 4: better way to do it if you actually go get
- 39:54Speaker 4: married and buy a home together. Guess what, You've now
- 39:57Speaker 4: both tied yourself to a four hundred thousand dollars loan
- 40:01Speaker 4: just because you wanted to have the feeling of being
- 40:04Speaker 4: on a mortgage together and being on a d together.
- 40:07Speaker 4: Now you're both tied to that loan when one of
- 40:09Speaker 4: you qualified for that loan by yourself, which then would
- 40:13Speaker 4: have freed the other person up to go qualify for
- 40:16Speaker 4: a loan by themselves. So now you're both to four
- 40:19Speaker 4: hundred thousand dollars loan when you could have got two
- 40:21Speaker 4: four hundred thousand dollar loans and actually gotten two properties.
- 40:24Speaker 4: So we do not want you to follow the principles
- 40:27Speaker 4: of the American dream. Seventy eight percent of Americans live
- 40:30Speaker 4: in paycheck to paycheck, so that means that this land
- 40:33Speaker 4: of the Free, the American dream is not working for
- 40:35Speaker 4: people of all different cultures in races, not just black folks.
- 40:38Speaker 4: So stop doing what everybody else is doing. Right, don't
- 40:41Speaker 4: let hallmark and marriage these ideas of wedding. Don't let
- 40:46Speaker 4: that be part of the game. When you look at
- 40:48Speaker 4: Game of Thrones and cultures in the back, what it
- 40:50Speaker 4: was two families coming together and what did they bring together?
- 40:54Speaker 4: Top big word on Matt Shirt assets. There were two
- 40:57Speaker 4: families bringing assets together. You want to go thirty thousand
- 41:00Speaker 4: dollars in debt for a Cinderella wedding. That is not
- 41:03Speaker 4: the financial foundation that you need to start your family on.
- 41:05Speaker 4: How about you go acquire two assets together to multifamily
- 41:08Speaker 4: assets and bring them together as you come together through marriage. Right,
- 41:12Speaker 4: so we say scratch that, each spouse while dating goes
- 41:17Speaker 4: and gets a multi family. First, Yeah, you can still
- 41:20Speaker 4: be sleeping at your partner's house even though you control
- 41:23Speaker 4: this one over here and they not checking in and saying,
- 41:26Speaker 4: hey are you sleeping here? You can own that property
- 41:29Speaker 4: and be still sleeping with your partner in their multi
- 41:31Speaker 4: family until you fulfilled the one your requirement. Right. And
- 41:35Speaker 4: so now then you go get married and you're bringing
- 41:37Speaker 4: two assets together and you go get this single family
- 41:39Speaker 4: home or you actually keep running the play. If you
- 41:41Speaker 4: really bowed it about it, you'll both run that play
- 41:44Speaker 4: over and over and over again. But you just have
- 41:46Speaker 4: to be mindful in terms of how property is seen
- 41:48Speaker 4: in your state, whether it's a communal communal property state,
- 41:51Speaker 4: and you have to be mindful about how to run
- 41:53Speaker 4: your taxes so that you might want to keep your
- 41:56Speaker 4: taxes separate so that you can actually continue to buy
- 41:59Speaker 4: and execute the four three two to one strategy separately.
- 42:03Speaker 4: So now you're bringing together twenty doors in four years
- 42:06Speaker 4: as opposed to just ten.
- 42:08Speaker 3: N Look, I need everybody in a chat right now
- 42:13Speaker 3: to put DAC divide and conquer, right, DAC in the
- 42:18Speaker 3: chat right now, especially if you got a girlfriend, boyfriend,
- 42:22Speaker 3: you're engaged, DAC, you need to get a shirt that
- 42:26Speaker 3: says divide and conker because if we came on here
- 42:29Speaker 3: saying we can get you ten doors in four years,
- 42:32Speaker 3: if you guys, DAC, it could be twenty dolls in
- 42:34Speaker 3: four years. Right, don't be fooled by Hallmark, Walmart, any
- 42:40Speaker 3: of these holiday cards. Get everything that they're talking about
- 42:44Speaker 3: right now, y'all. We need to build wealth in our community.
- 42:46Speaker 3: We ain't got to we can. We can do all
- 42:48Speaker 3: that nice, pretty fuzzy pink stuff later, right right now.
- 42:52Speaker 3: This is all about building wealth and generational wealth. And
- 42:54Speaker 3: if you guys are like minded, soul made to you
- 42:57Speaker 3: know you want to spend the rest of your lives together.
- 42:59Speaker 3: You got, like Julian said, this is like game of Thrones.
- 43:02Speaker 2: Baby.
- 43:02Speaker 3: You got to bring your assets to Kingdom and if
- 43:04Speaker 3: both of you are able to qualify. Now, this only
- 43:06Speaker 3: works if both parties are financially stable as individuals. And
- 43:12Speaker 3: that's that look, and that's gonna tell you maybe if
- 43:15Speaker 3: that person ain't financially stable, maybe you shouldn't be marrying them,
- 43:18Speaker 3: you know what I'm saying. That's that's that's a that's
- 43:20Speaker 3: a gem from MG. Right, if they're not financially stable,
- 43:24Speaker 3: maybe you shouldn't be trying to marry them. But if
- 43:26Speaker 3: they are financial stable and they're able to qualify their
- 43:29Speaker 3: own and you're able to qualify year one, that's eight
- 43:32Speaker 3: doors in your portfolio. Now, imagine how much faster can
- 43:36Speaker 3: you get to the real dream house that you really want,
- 43:39Speaker 3: not the one you settled for, right, because most people
- 43:42Speaker 3: are buying houses on today's income, not future income. You
- 43:44Speaker 3: can't buy a house on your dream house on future income.
- 43:47Speaker 3: But if you build this up the right way and
- 43:49Speaker 3: divide a concker. Look, man, it's only only the proof
- 43:53Speaker 3: is in the pudding, you're going to win.
- 43:57Speaker 4: This is Alan. He closed on the property in the
- 43:59Speaker 4: middle of the pandemic, and he said, Julie, I want
- 44:02Speaker 4: to thank you for the great service to provide I
- 44:03Speaker 4: learned a great deal from a detailed instruction of the
- 44:05Speaker 4: past three months during the pandemic. Recent closed on the
- 44:07Speaker 4: multi family in Baltimore on six seventeen twenty. The property
- 44:09Speaker 4: cash flows is an appreciating market with built in equity.
- 44:12Speaker 4: He bought right. I would not have had the confidence
- 44:14Speaker 4: to handle the deal like such a boss. With the
- 44:16Speaker 4: EXPERANLGE provider in your course, I felt like I had
- 44:18Speaker 4: the answers to the test every step along the way.
- 44:20Speaker 4: Thanks again, brother for the gateway to freedom and generation well.
- 44:22Speaker 4: I was certainly pay it for best regards. Now, look
- 44:24Speaker 4: what Alan did. He closed, He uses VA loan. He
- 44:28Speaker 4: closed on this property Baltimore. He engaged, got engaged to
- 44:33Speaker 4: his significant other two months later on the third floor
- 44:35Speaker 4: of that property. Okay, didn't go pay for no event
- 44:38Speaker 4: space or anything like that third floor of that property
- 44:40Speaker 4: of the asset. Got married two months later. Then they
- 44:43Speaker 4: gave birth to a love child two months after that.
- 44:46Speaker 4: And what did he say? He said, key rings before
- 44:49Speaker 4: wedding rings. Wedding rings.
- 44:53Speaker 3: I like that, that's a bar. That is a bomb.
- 44:56Speaker 3: Key rings before wedding rings. Let's put that in that
- 44:58Speaker 3: chat too.
- 45:02Speaker 4: Like this is he played it right? He played it right. Okay,
- 45:06Speaker 4: So you got to know that there's a sequence to success,
- 45:08Speaker 4: just like the sequence you buy multi family first, then
- 45:11Speaker 4: single family, or then three then two. This is a sequence.
- 45:14Speaker 4: There are sequences to success, and if you just follow
- 45:17Speaker 4: the print, you will become successful. Okay. So now you
- 45:20Speaker 4: got two properties. Now how do you get the third?
- 45:22Speaker 4: All right? The third is where you can get a
- 45:25Speaker 4: little bit more challenge. You can just continue to run
- 45:27Speaker 4: the faha play living in a year, Go down to
- 45:30Speaker 4: the next side, go down the next size, until we
- 45:31Speaker 4: get down to your single family. But there are also
- 45:33Speaker 4: other ways to get that third property.
- 45:35Speaker 2: Right.
- 45:36Speaker 4: Some of you are invested in stocks you listen to
- 45:39Speaker 4: and you listen to Wall Street Trapper, you're in their
- 45:42Speaker 4: programs or whatnot, and you're getting in the stock market.
- 45:44Speaker 4: And the reality is that some of you own Amazon
- 45:47Speaker 4: stock and have never been to Seattle. Some of you
- 45:50Speaker 4: own Nike stock and never been to Oregon. Okay, and
- 45:53Speaker 4: so what does this mean? You own assets, but you've
- 45:55Speaker 4: never been to where that asset is or where it
- 45:57Speaker 4: comes from. So your money does not have to work
- 46:00Speaker 4: in the same city as you do. Your money does
- 46:03Speaker 4: not have to work in the same city as you do.
- 46:06Speaker 4: Some of you want to be landlord. You want to
- 46:07Speaker 4: be drive by your property and check it out. You know,
- 46:09Speaker 4: the closer you live to your properties, the more your
- 46:11Speaker 4: tenants will call you. The further you live for your properties,
- 46:13Speaker 4: the less your tennis will call you. Okay, And to
- 46:16Speaker 4: be truly passive, you actually do want to have enough
- 46:18Speaker 4: cash for on the property to have a property manager anyway, Okay,
- 46:21Speaker 4: So your money does not have to work in the
- 46:23Speaker 4: same city as you do. So people ask Matt and
- 46:25Speaker 4: I all the time what markets are popping, etc. And
- 46:28Speaker 4: we share our networks of real estate agents and things
- 46:30Speaker 4: of that nature with folks. But the answer is not
- 46:33Speaker 4: a city. The answer is not one city. The answer
- 46:37Speaker 4: that we give is as follows. The best places to
- 46:40Speaker 4: invest in is first you try to invest where you
- 46:41Speaker 4: currently live. I was living in Brooklyn, so I bought
- 46:43Speaker 4: in Brooklyn. Then you invest where you're from. I was
- 46:46Speaker 4: from Oakland, so I bought in Oakland. Then you invest
- 46:49Speaker 4: where you want to be a contribution. I wanted to
- 46:50Speaker 4: be a contribution in New Orleans, so I started expanding
- 46:53Speaker 4: my portfolio in New Orleans. And then the fourth way
- 46:55Speaker 4: that you invest is where you can make the most money.
- 46:58Speaker 4: And I've never invested in that way. But this is
- 47:01Speaker 4: the sequence that you want to look to to invest.
- 47:03Speaker 3: Now.
- 47:03Speaker 4: I know some of you live in some very expensive
- 47:04Speaker 4: markets like New York, like California, so you might have
- 47:07Speaker 4: to go to step two or step three or even
- 47:09Speaker 4: step four in order to find a deal. Okay, but
- 47:13Speaker 4: this is how we think about real estate investing. It's
- 47:15Speaker 4: not necessarily a particular city.
- 47:17Speaker 2: Right.
- 47:18Speaker 4: If there's a city, if a list comes out of
- 47:21Speaker 4: these are the best places to invest, guess what, it's
- 47:23Speaker 4: too late. If a list is these are the top
- 47:25Speaker 4: fifty cities to invest, it's too late. You already missed it.
- 47:30Speaker 2: The numbers already down right, You're done.
- 47:33Speaker 4: That's how they got to the top of the article.
- 47:36Speaker 4: So we talked about buying right. You've heard us say
- 47:39Speaker 4: this over and over. We do not want you to
- 47:41Speaker 4: get off this webinar and just be like, Okay, I'm
- 47:42Speaker 4: going to truly in Zilo and I'm buying something tomorrow. No,
- 47:45Speaker 4: please do not do that. Okay, you have to buy right.
- 47:50Speaker 4: And this is a science. This is a science to
- 47:53Speaker 4: do this. Okay. So let me break down example of
- 47:55Speaker 4: what it means to buy right there's three criteria to
- 47:57Speaker 4: buying right. Buying right means that one, there's equity in
- 48:00Speaker 4: the deal and that you're up right out the gates.
- 48:02Speaker 4: So let's say you bought a property or you locked
- 48:04Speaker 4: in a contract at four hundred thousand dollars and the
- 48:06Speaker 4: appraisal comes in at four hundred and thirty thousand dollars.
- 48:10Speaker 4: You have bought right, okay, because you have thirty thousand
- 48:12Speaker 4: dollars in equity right out the gates. Then the property
- 48:15Speaker 4: has to at least have a twelve percent cash on
- 48:16Speaker 4: cash return ruler seventy two. Seventy two to ride by
- 48:19Speaker 4: twelve means that your money's doubling every six years in
- 48:21Speaker 4: that property. And then finally, step three is that it
- 48:25Speaker 4: has to have a definite appreciation potential based on the
- 48:29Speaker 4: thirty three signs of gentrification that I've identified. And y'all
- 48:32Speaker 4: know what some of those signs of gentrification are. You know,
- 48:34Speaker 4: Becky running through what used to be doing as the
- 48:36Speaker 4: hood and her Lulu limmit with her EarPods in at
- 48:40Speaker 4: nine pm, feeling real comfortable. Right, y'all know what? There's
- 48:43Speaker 4: sign super comfortable like she belonged there, right. Coffee shops dumpsters,
- 48:51Speaker 4: bike lanes, yoga studios, Whole Foods, Starbucks. You know what
- 48:56Speaker 4: some of those signs of gentrification are? You've identified third?
- 48:59Speaker 4: Huh part right? Yeah, so we've identified all thirty three.
- 49:04Speaker 4: And you want to buy in a neighborhood that has
- 49:06Speaker 4: tended fifteen signs of gentrification and it's moving towards thirty three.
- 49:09Speaker 4: You do not want to buy in a neighborhood that
- 49:11Speaker 4: has all thirty three? Is too late? You buying at
- 49:12Speaker 4: the peak? Okay, so you have to buy on the fringes.
- 49:15Speaker 4: I bought in bedst.
- 49:18Speaker 5: This episode is brought to you by P and C Bank.

- 51:09Speaker 6: Coach, the energy out there felt different. What changed for
- 51:12Speaker 6: the team today?
- 51:12Speaker 3: It was the new game day scratches from the California
- 51:15Speaker 3: Lottery players.
- 51:16Speaker 4: Everything. Those games sent the team's energy through the roof.
- 51:18Speaker 6: Are you saying it was the off field play that
- 51:20Speaker 6: made the difference on the field.
- 51:22Speaker 4: Hey, little play makes your day, and today it made
- 51:24Speaker 4: the game. That's all for now, Coach, one more question.
- 51:27Speaker 6: Play the new Los Angeles Chargers, San Francisco forty nine
- 51:30Speaker 6: ers and Los Angeles Rams scratchers from the California Lottery.
- 51:33Speaker 6: A little play can make your day. Peace made responsibily.
- 51:37Speaker 6: Must be eighteen years or older to purchase late or
- 51:38Speaker 6: claim five.
- 51:39Speaker 4: You know a best stop call. When I bought there,
- 51:41Speaker 4: it was called do or Die. Best I bought in
- 51:44Speaker 4: a neighborhood called do or Die. Yep, and guess what.
- 51:48Speaker 4: That property has been appreciating like crazy ever since I
- 51:51Speaker 4: bought it. So you want to know where the fringes
- 51:54Speaker 4: are and where the neighborhoods are about to turn, and
- 51:57Speaker 4: so buy and right. This is a real life example.
- 52:00Speaker 4: This is the property that I bought in Oakland in
- 52:02Speaker 4: November twenty seventeen, four hundred and eighty thousand dollars a
- 52:05Speaker 4: due pleax. It immediately appraised before I closed for five
- 52:09Speaker 4: hundred and five. So I'm up twenty five thousand dollars
- 52:11Speaker 4: right out the gates. It cash loods at least twelve percent,
- 52:15Speaker 4: and twenty seven months later because I bought right and
- 52:17Speaker 4: I knew what was happening in that neighborhood. Guess what
- 52:19Speaker 4: it's worth seven hundred and ten thousand dollars. I'm up
- 52:21Speaker 4: two hundred and thirty thousand dollars and twenty seven months
- 52:24Speaker 4: with no major repairs. This is better than crypto, okay,
- 52:27Speaker 4: when you know how to buy right. Okay. So this
- 52:31Speaker 4: is the power of knowing what you're doing. And I
- 52:33Speaker 4: got some news for you all. I've never set foot
- 52:36Speaker 4: in this property. I have never set foot in this property.
- 52:42Speaker 4: I knew the neighborhood and I knew the numbers, and
- 52:44Speaker 4: I had an agent on the ground who I trusted
- 52:47Speaker 4: could execute for me. And I've never set foot in
- 52:49Speaker 4: this property. And you can see the big win that
- 52:51Speaker 4: I've gotten from it. So you have to know this
- 52:53Speaker 4: game so that you can play at this level. You
- 52:55Speaker 4: don't have to be confined by just where you live
- 52:57Speaker 4: and where you can drive to you. The whole country
- 53:00Speaker 4: is open to you when you know what you were
- 53:02Speaker 4: doing in order to find deals. Okay, Now, when we're
- 53:05Speaker 4: looking for deals, this is different than buying a single
- 53:07Speaker 4: family home, y'all. When you're buying a single family home,
- 53:10Speaker 4: we're looking at how much would get approved for? Matt
- 53:12Speaker 4: gave me five hundred. How much is the home for eighty?
- 53:16Speaker 4: Do we like it? Yes or no? Those are the
- 53:18Speaker 4: three factors in buying a single family home. When you're
- 53:20Speaker 4: buying a multifamily home, there's twenty three numbers that you
- 53:22Speaker 4: have to know to evaluate a multi family home. Okay,
- 53:25Speaker 4: if you miss one single number, you can literally step
- 53:28Speaker 4: into a bad deal because you didn't verify one single
- 53:32Speaker 4: So this is the purchase of past Deal Analyzer. It's
- 53:34Speaker 4: a financial model that I developed that I use to
- 53:36Speaker 4: evaluate every single deal that I do. I know where
- 53:39Speaker 4: to get these twenty three numbers, I know how they
- 53:40Speaker 4: actually impact the deal. I plug them in and within
- 53:42Speaker 4: ten minutes, I'm able to evaluate a deal and make
- 53:44Speaker 4: a decision. Okay. The only thing that beats a cash
- 53:47Speaker 4: offer in this market is a fast offer. The only
- 53:50Speaker 4: thing that beats a cash offer is a fast offer
- 53:53Speaker 4: and see you you have to know how to move
- 53:55Speaker 4: more confidently. Right, This is why I'm able to get
- 53:58Speaker 4: deals because my offer is in. I'm not indecisive, I'm
- 54:01Speaker 4: not hesitating. Okay, So I run the numbers, quickly write.
- 54:04Speaker 4: Ten minutes, I text my agent here's the price that
- 54:06Speaker 4: I'm willing to pay, and I have my dot loop
- 54:09Speaker 4: document sent to me via email. I signed electronically. My
- 54:12Speaker 4: offer is in. You over here on Trullian's zelow bookmarking
- 54:16Speaker 4: stuff and hard and stuff, and talk about I'm gonna
- 54:19Speaker 4: come back to this on the weekend. My offer is
- 54:22Speaker 4: in before you left for the corporate plantation the next day.
- 54:26Speaker 4: And so when you come back on the weekend. When
- 54:28Speaker 4: you come back on the weekend, what are the two
- 54:30Speaker 4: words under the listing pending under contract? And you still
- 54:34Speaker 4: flipping to the photos talking about looking at this open concept.
- 54:36Speaker 4: I really like this house. Stop imagining yourself in my
- 54:39Speaker 4: master bedroom. You didn't get the contract, so it's not yours,
- 54:43Speaker 4: So stop envisioning yourself in my master bedroom. You weren't
- 54:46Speaker 4: moving quick enough, and you want to blame investor, You
- 54:49Speaker 4: want to blame everybody else for why you're not getting
- 54:52Speaker 4: the deals. How about you looking there and say I
- 54:55Speaker 4: didn't know how to play the game and I got
- 54:56Speaker 4: beat out by people who did. And so if I
- 54:59Speaker 4: want to win in this game, I have to learn
- 55:01Speaker 4: how to play the game. Stop blaming external factors for
- 55:04Speaker 4: why you're not winning.
- 55:05Speaker 7: You have something the same success, love speed, brother, success,
- 55:09Speaker 7: love speed.
- 55:10Speaker 3: And when you have this formula, this calculator, I can
- 55:12Speaker 3: calculate all the numbers for you once you plug them in.
- 55:15Speaker 3: Like you said, your offer is in the only thing
- 55:18Speaker 3: that be some cash offer is a fast offer offer boom.
- 55:21Speaker 4: So that's it, you know, this is that's giving you guys.
- 55:24Speaker 4: This is what we're giving you guys. So people also
- 55:27Speaker 4: ask Matt and what websites do we go to to
- 55:29Speaker 4: find real estate deals? We laughed that question right, because
- 55:35Speaker 4: we don't go to truly a Zilo or red fin. Okay,
- 55:38Speaker 4: that's where multifamily real estate deals go to die. This
- 55:41Speaker 4: is why you see multi family one hundred and fifty days,
- 55:45Speaker 4: because that deal went there to die. You look at
- 55:48Speaker 4: the research, mass marketing listings regularly commanded thirty percent premium
- 55:51Speaker 4: to off market deals. So why would I want to
- 55:53Speaker 4: pay thirty percent premium on a piece of real estate
- 55:56Speaker 4: that costs three hundred to four hundred thousand dollars. I
- 55:58Speaker 4: don't and so SOH what do we mean by off
- 56:01Speaker 4: market deals? These are also called pocket deals by real
- 56:03Speaker 4: estate agents. These are deals that never hit truly a
- 56:05Speaker 4: Zilo or red fin. In fact, my last eight deals,
- 56:08Speaker 4: they've never seen one of those websites. I got it
- 56:11Speaker 4: through a relationship. How do you have the hookup at
- 56:13Speaker 4: the store, at the Nike store at how do you
- 56:16Speaker 4: have the hookup? You get the hookup through a relationship,
- 56:19Speaker 4: through network. And so my real estate Rollerdecks in New
- 56:22Speaker 4: Orleans is about sixty six people, contractors, wholesalers, lenders, right,
- 56:28Speaker 4: multiple real estate agents. That's the key. We do not
- 56:30Speaker 4: just rely on one real estate agent in a market.
- 56:33Speaker 4: While I'm going to limit the one set of eyes
- 56:35Speaker 4: never now see many of you are handing over the
- 56:38Speaker 4: biggest financial decision of your life to a real estate
- 56:40Speaker 4: agent who does not have the wealth that you desire.
- 56:44Speaker 4: Many of you are handing over the biggest financial decision
- 56:46Speaker 4: of your life to a real estate agent who does
- 56:48Speaker 4: not have the wealth that you desire. We don't play
- 56:50Speaker 4: that game. We have multiple people looking for deals for us.
- 56:53Speaker 4: Why would a contractor send me the deal, because if
- 56:55Speaker 4: I get the deal, then guess who's going to work
- 56:57Speaker 4: on that home, that contractor. So it's a win win
- 57:00Speaker 4: win for everybody. All right, So you have to learn
- 57:04Speaker 4: how to find off market deals. You have to know
- 57:06Speaker 4: the right people to be relationships with. We have off
- 57:08Speaker 4: market deals coming to us being Instagram, Facebook, text, message, email,
- 57:15Speaker 4: every single day, we have off market deals coming to us.
- 57:17Speaker 4: And this is why we are able to buy properties
- 57:18Speaker 4: at a discount. In fact, we don't buy anything at
- 57:21Speaker 4: fair market value. Never, we don't buy anything at fair
- 57:25Speaker 4: market value. We only get off market deals. And so
- 57:27Speaker 4: this is one of my students, Ronique Gabriell se Roniqu congratulations,
- 57:31Speaker 4: did you find this deal on Zilo? He said, no,
- 57:32Speaker 4: I found it through a real estate financial broker who
- 57:34Speaker 4: knew a wholesaler. You see its relationships. He got this
- 57:37Speaker 4: property for twenty five thousand dollars. It's putting forty five
- 57:40Speaker 4: into it. It's gonna be worth one seventy five. He's
- 57:42Speaker 4: literally about to step into one hundred thousands an equity
- 57:45Speaker 4: because of an off market deal. Okay, Now, do off
- 57:48Speaker 4: marketills take a little bit work, more work? Do building relationships.
- 57:52Speaker 4: People take a little bit more work. Yeah, but if
- 57:55Speaker 4: it's going to make you one hundred thousand dollars on
- 57:57Speaker 4: a deal, then it's actually worth it. And so you
- 57:59Speaker 4: have to learn how to build really a relationship. Real
- 58:02Speaker 4: estate is a contact sport. You got to be in
- 58:04Speaker 4: contact with people and properties. Right, So we are finally there, y'all.
- 58:10Speaker 4: You've got your four doors, you got your three doors,
- 58:13Speaker 4: you got your duplex. Now you can get your dream home. Okay,
- 58:18Speaker 4: now you can get your dream home. Now is it
- 58:20Speaker 4: going to look like this? I don't know if it's
- 58:21Speaker 4: going to look like this, right, but now you can
- 58:23Speaker 4: get your dream home. And this is the power of
- 58:27Speaker 4: the plan that we're teaching you because this dream home
- 58:29Speaker 4: when bought right, if you bought the other deals right,
- 58:31Speaker 4: then they should actually pay for this dream home and themselves. Okay,
- 58:35Speaker 4: So again we do not rely on a real estate agent.
- 58:37Speaker 4: Real estate agents are not enough. You need a real
- 58:40Speaker 4: estate advisor to guide you through this process. Most real
- 58:43Speaker 4: estate agents are their business of selling single family homes
- 58:45Speaker 4: to American dreamers. Okay, they don't understand how to do
- 58:48Speaker 4: multi family real estate deals. You have to understand the
- 58:50Speaker 4: difference between a real estate deal and a real estate listing. Okay,
- 58:55Speaker 4: real estate agents will send you real estate listings. They say,
- 58:58Speaker 4: this is a real estate deal. How do you know
- 59:00Speaker 4: what's the deal? Most real estate agents do not know
- 59:02Speaker 4: how to calculate on cash return, which is the most
- 59:04Speaker 4: important number when it comes to multicamily real estate investment.
- 59:06Speaker 4: You want to know why because cash on cash return
- 59:08Speaker 4: is not on the real estate exam. Okay, cash on
- 59:12Speaker 4: cash return, the most important number in real estate investment
- 59:14Speaker 4: is not on the real estate exam. Okay. So your
- 59:19Speaker 4: first probable goal as big as possible. Interest rates are
- 59:21Speaker 4: extremely low right now, historically all time low. You be
- 59:24Speaker 4: able to borrow money at three percent. Okay, this is
- 59:27Speaker 4: the most leverage you're ever going to get. And you
- 59:29Speaker 4: get you get rid of your rent payment forever. Then
- 59:33Speaker 4: you use FAHA or H two O three K loan
- 59:35Speaker 4: and you use one of the five FAHA rules, you
- 59:39Speaker 4: force appreciation, and you still live for free in the triplex.
- 59:42Speaker 4: Then you find a deal in a small or less
- 59:44Speaker 4: expensive market where twenty five percent down may make sense,
- 59:47Speaker 4: and you look off market, and then you get your
- 59:49Speaker 4: single family home for free using the cash low from
- 59:52Speaker 4: your rentals. All right now, there are nine ways you
- 59:55Speaker 4: keep scaling your portfolio, ok to self directed IRA SSH out,
- 1:00:00Speaker 4: refinances on existing equity, asset based lending, the BURD strategy,
- 1:00:04Speaker 4: seller financing, joint ventures and partnerships with family and friends,
- 1:00:08Speaker 4: REGCF crowdfunding, reg D crowdfunding, reg D and reg A crowdfunding.
- 1:00:15Speaker 4: So these are your options to continue to scale beyond
- 1:00:20Speaker 4: just the four doors. But we are four properties, but
- 1:00:23Speaker 4: ultimately we are laying out the blueprint for you to
- 1:00:25Speaker 4: close on four properties over the next four years and
- 1:00:28Speaker 4: acquire ten doors. So listen, if you would have played
- 1:00:31Speaker 4: the long term game a long time ago, you would
- 1:00:33Speaker 4: be a lot further along today. Okay, so stop chasing
- 1:00:36Speaker 4: get rich quick schemes. Multi family real estate is a
- 1:00:40Speaker 4: get rich guaranteed system over time, and we want to
- 1:00:43Speaker 4: be able to guide you through that process, all right.
- 1:00:46Speaker 4: So by what we want to do is we want
- 1:00:48Speaker 4: to invite you to be part of a program that
- 1:00:50Speaker 4: we created called the four three two one strategy, right
- 1:00:55Speaker 4: and by the end of this program, you'll be able
- 1:00:57Speaker 4: to finance, find and finalize multi real estate deals and
- 1:01:00Speaker 4: literally start living for free. In fact, you should start
- 1:01:03Speaker 4: living for free with that purchase. And then by the
- 1:01:05Speaker 4: time you get to that tenth door, you should be
- 1:01:08Speaker 4: very close to achieving full financial freedom. And as I
- 1:01:12Speaker 4: said shared before, Matt and I have been able to
- 1:01:14Speaker 4: help other people do this all over the country. We
- 1:01:17Speaker 4: got Novacaine in South Carolina. We got Natalie in Connecticut.
- 1:01:22Speaker 4: We got Gentists in Brooklyn, New York and Cypress Hills.
- 1:01:25Speaker 4: We got Daffy and Georgia. We got Brenet who close
- 1:01:30Speaker 4: in Orlando, Florida. We have a Fia who closed and
- 1:01:33Speaker 4: I think she also did Connecticut. We got Linda who
- 1:01:36Speaker 4: closed in Newark, New Jersey. Right. And so these are
- 1:01:40Speaker 4: some of the people who we've helped, And right now
- 1:01:42Speaker 4: we're looking for just one hundred more people to go
- 1:01:44Speaker 4: through us on this journey in twenty twenty two to
- 1:01:47Speaker 4: actually close on their first or second right. If you
- 1:01:50Speaker 4: already have one, okay, we want to help you get
- 1:01:52Speaker 4: to that next one without a huge downment, right, and
- 1:01:54Speaker 4: we want to guide you that process. And so there
- 1:01:57Speaker 4: are a couple of hurdles that people deal with when
- 1:01:59Speaker 4: trying to build their portfolio. The first is the money,
- 1:02:02Speaker 4: how can I afford it right? The market how do
- 1:02:04Speaker 4: I buy right? And then the mindset, how do I scale,
- 1:02:06Speaker 4: and so we created a way to overcome every one
- 1:02:09Speaker 4: of those obstacles. How to finance the deal? Okay, how
- 1:02:12Speaker 4: to find So I'm gonna start off with how to
- 1:02:13Speaker 4: finance the deal. So mask gonna talk a little bit
- 1:02:17Speaker 4: more about home Buyer's Blueprint of volume WANT, which is
- 1:02:20Speaker 4: going to be how to finance the deal?
- 1:02:22Speaker 2: Matt, you look.
- 1:02:23Speaker 3: So the home Buyers Blueprint Volume one is what I
- 1:02:26Speaker 3: like to call the encyclopedia for home buying right, and
- 1:02:29Speaker 3: this I'm teaching everything A two Z of the home
- 1:02:32Speaker 3: buying process, right, how to get your LENDI file prepared,
- 1:02:37Speaker 3: to interviewing loan officers, to interviewing.
- 1:02:40Speaker 2: Banks, you know, the pre approval process.
- 1:02:43Speaker 3: I'm breaking down the three most popular owns that's out there, faha,
- 1:02:47Speaker 3: va conventional.
- 1:02:48Speaker 2: I have an interview with a realtor.
- 1:02:50Speaker 3: We're talking about the home buying when you're out there
- 1:02:53Speaker 3: with realta, how to make the best offers, things of
- 1:02:55Speaker 3: that nature. We have an interview with a home inspector
- 1:02:59Speaker 3: and any who's talking about the purchase contract. We're also
- 1:03:02Speaker 3: talking about the title report, investing your title, which is
- 1:03:06Speaker 3: extremely important, especially for those of you who are buying
- 1:03:08Speaker 3: as couples and things of that nature. So all with partners,
- 1:03:12Speaker 3: you know, that's very important. So we go and we
- 1:03:15Speaker 3: also we go through the underwriting process, loan commitments, how
- 1:03:18Speaker 3: to find the best interest rates should you pay points,
- 1:03:21Speaker 3: I mean the whole nine yards, the underwriting process, the
- 1:03:24Speaker 3: loan commitment I break down, closing courts, the loan estimate,
- 1:03:27Speaker 3: what websites you should be watching for interest rates to
- 1:03:30Speaker 3: get market data. We also have an asset protection segment
- 1:03:34Speaker 3: where we speak into a CPA life insurance agent and
- 1:03:37Speaker 3: a state planning attorney on how to protect your assets
- 1:03:40Speaker 3: as you continue to scale your business. So the home
- 1:03:42Speaker 3: Buyers Blueprint Value one is a total of fifteen hours
- 1:03:46Speaker 3: of pre recorded content. Plus we have two calls a
- 1:03:51Speaker 3: month live with me. We call it our break bread sessions,
- 1:03:54Speaker 3: where I'm sitting here with all of our community answering
- 1:03:57Speaker 3: questions for two to three hours every time we get
- 1:04:00Speaker 3: on a call. Right, So not only you get the
- 1:04:02Speaker 3: fifteen hours, but you also still get two calls a
- 1:04:06Speaker 3: month with me in the rest of the community and
- 1:04:08Speaker 3: we're just talking real estate for two to three hours.
- 1:04:10Speaker 2: Man.
- 1:04:11Speaker 3: So the homebuys Blueprint Volume one right now is thousand dollars,
- 1:04:15Speaker 3: but we're going to put it together as part of
- 1:04:17Speaker 3: a package.
- 1:04:18Speaker 4: Yeah. So look, this is the key, y'all look Sindrika,
- 1:04:25Speaker 4: She said. A couple of lenders tried the ok DOL
- 1:04:26Speaker 4: company specifically with leaving our prepaid costs off for more
- 1:04:29Speaker 4: money and lower rate, but double all other fees.
- 1:04:31Speaker 2: Right.
- 1:04:32Speaker 4: Then, there's predatory lenders that are still out there. You
- 1:04:34Speaker 4: think it was just two thousand and seven, two thousand
- 1:04:35Speaker 4: and eight, two thousand and nine. No, there are literally
- 1:04:38Speaker 4: still predatory lenders out there. If you don't know what
- 1:04:40Speaker 4: you're doing, you're gonna get in bed predatory lender and
- 1:04:42Speaker 4: be locked in for thirty years ride. Yeah, so Matt
- 1:04:46Speaker 4: has Matt has financed many of our students in the
- 1:04:49Speaker 4: state that he states that he finances in, and then
- 1:04:51Speaker 4: we have partners in all the other states to make
- 1:04:53Speaker 4: sure that you are going to get the best terms
- 1:04:54Speaker 4: of rates. You won't have to guess if this lender
- 1:04:57Speaker 4: is trying to get over on you. You will know
- 1:04:58Speaker 4: that these lenders been vetted by us right and are
- 1:05:01Speaker 4: actually going to give you the best terms right now.
- 1:05:04Speaker 4: How to find the deal is the next thing, and
- 1:05:06Speaker 4: that's where the Multifamily Master plan comes in. This is
- 1:05:09Speaker 4: where I'm going to show you how to use the
- 1:05:11Speaker 4: twenty three numbers to analyze real estate deals anywhere and
- 1:05:13Speaker 4: make sure that you buy right. I'm gonna show you
- 1:05:15Speaker 4: how to build your real estate rolodex of agents, lenders
- 1:05:17Speaker 4: and contracts to find those off market deals. I'm gonna
- 1:05:20Speaker 4: show you how to identify the thirty three signs of
- 1:05:22Speaker 4: education so that your homes have the maximum appreciation potential.
- 1:05:26Speaker 4: So real quick, when you look at the modules in
- 1:05:28Speaker 4: the multi family master plan, you're gonna learn how to
- 1:05:30Speaker 4: finance the deal, find it, finalize it, fix it, and
- 1:05:33Speaker 4: fill it. So this goes beyond just you getting the keys.
- 1:05:36Speaker 4: I want to make sure that you make that ad
- 1:05:38Speaker 4: operate at the highest level possible. So if you're actually
- 1:05:41Speaker 4: ready to join the four three two one strategy program,
- 1:05:44Speaker 4: you can go to get four three two one dot com.
- 1:05:46Speaker 4: That's get four three two one dot com if you uh,
- 1:05:49Speaker 4: if somebody can type that in the chat for us,
- 1:05:51Speaker 4: that's get forty two one dot com. Now, Matt and nine,
- 1:05:56Speaker 4: we are not in the business of selling information, Okay.
- 1:05:59Speaker 4: This information is scattered all over the internet, blog, pos, podcasts,
- 1:06:03Speaker 4: et cetera. Some of the people are personal development junkies
- 1:06:05Speaker 4: and all they have is information and no execution. So
- 1:06:08Speaker 4: the reason he's doing two calls a month and the
- 1:06:10Speaker 4: reason I do four calls a month, that's six calls
- 1:06:13Speaker 4: accountability calls, not just calls, right, accountability calls every single month,
- 1:06:18Speaker 4: so that you were on track. Okay. And so the
- 1:06:20Speaker 4: way the multi family Matter plan is set up is
- 1:06:23Speaker 4: every week you're gonna have a brand new challenge to
- 1:06:25Speaker 4: move on, a brand new challenge. So we have our
- 1:06:28Speaker 4: financial house cleaning challenge, then you have your lender shopping challenge.
- 1:06:31Speaker 4: Then you have your pre approval challenge, your real estate
- 1:06:32Speaker 4: agent Challenge, your new Neighborhood, your Neighborhood Knowledge Challenge number one,
- 1:06:36Speaker 4: your Dala Day Challenge. Then you have your real estate
- 1:06:39Speaker 4: team building challenge, and then you do the new neighborhood
- 1:06:41Speaker 4: challenge and the Dala Day Challenge over and over and
- 1:06:43Speaker 4: over again until you close on your property. Okay. And
- 1:06:47Speaker 4: so you're gonna have to literally get up from your
- 1:06:50Speaker 4: computer and actually go do something, okay, and go interact
- 1:06:53Speaker 4: with the world. This is not some sit behind the computer.
- 1:06:56Speaker 4: You do not find off market deals. You're sitting at
- 1:06:58Speaker 4: your computer watching Matt and I on videos. That is
- 1:07:00Speaker 4: not how you find it. You learn right from us
- 1:07:03Speaker 4: and then you actually go execute. And this is how
- 1:07:05Speaker 4: we designed our programs. How many you have a book
- 1:07:08Speaker 4: on your bookshelf that you intended to read to change
- 1:07:10Speaker 4: your life, but you haven't even cracked it open. How
- 1:07:16Speaker 4: many you had a body goal you wanted to lose
- 1:07:18Speaker 4: your gut last twelve months ago? You wanted to lose
- 1:07:20Speaker 4: your gut, but you still got your gut.
- 1:07:22Speaker 2: Okay, damn, I think category.
- 1:07:28Speaker 4: You ain't got a lot of kick it. But peep
- 1:07:30Speaker 4: gang listen. There's all kinds of free healthy recipes on Google,
- 1:07:34Speaker 4: and there's all kinds of free workouts on YouTube. So
- 1:07:37Speaker 4: do you realize it's not just information that gets you
- 1:07:40Speaker 4: to the transformation. It is the structure and the accountability
- 1:07:43Speaker 4: that make sure that you implement the information. And that's
- 1:07:46Speaker 4: what makes the four three two one strategy program different
- 1:07:49Speaker 4: is that you're getting two hours. You're getting Matt sessions
- 1:07:52Speaker 4: or anywhere from ninety minutes to two hours, So you're
- 1:07:54Speaker 4: getting two sessions with him a month plus four session
- 1:07:57Speaker 4: with me. If you were to pay for us one
- 1:07:58Speaker 4: on one coaching, that will literally put you in the
- 1:08:01Speaker 4: five thousands plus right a month, easy, okay, and we
- 1:08:08Speaker 4: have something that costs a fraction of that right in
- 1:08:12Speaker 4: order to connect with us. So let me just show
- 1:08:14Speaker 4: you the back end of the multi family master Plan.
- 1:08:15Speaker 4: This is the program on the back end. Every this
- 1:08:18Speaker 4: is this is a streamline. Okay, there's no fat in
- 1:08:20Speaker 4: this program. Every single module in here is either gonna
- 1:08:23Speaker 4: make you money or save you money. Okay, it's gonna
- 1:08:25Speaker 4: make you money or save you money. So every week,
- 1:08:27Speaker 4: you're gonna get your mindset modules first be transformed by
- 1:08:30Speaker 4: the reviewing of your mind Then you're gonna get your
- 1:08:32Speaker 4: movement modules where this is where you actually go take action. Okay.
- 1:08:37Speaker 4: So this is the layout of the program. We have
- 1:08:39Speaker 4: our week dealing calls where you'll get to be coached
- 1:08:42Speaker 4: by me. On those calls, you have to publicly state
- 1:08:45Speaker 4: to the family right what you did in the past
- 1:08:48Speaker 4: seven days to move forward on your goals. It's not
- 1:08:50Speaker 4: the kind of program where you can just hide in
- 1:08:51Speaker 4: the back and nobody knows, you know. We call it
- 1:08:53Speaker 4: positive peer pressure. Right again, this is why we have
- 1:08:56Speaker 4: so many results. It's because of structuring and accountability. You're
- 1:08:58Speaker 4: not paying us for the information, you're paying us for
- 1:09:00Speaker 4: the structure and the accountability to make sure that you
- 1:09:02Speaker 4: succeed because Matt and I don't fulfill our purpose of
- 1:09:05Speaker 4: three hundred if we just have three thousand students with
- 1:09:07Speaker 4: no closures. Right the reason we have two hundred and
- 1:09:10Speaker 4: thirty seven closures is because of this structure and accountability.
- 1:09:13Speaker 4: I'm going to stay it to you like this, y'all.
- 1:09:15Speaker 4: There is no other pair of people who have helped
- 1:09:18Speaker 4: more people close on multifamily homes specifically than Matt and
- 1:09:21Speaker 4: I in the country right now. If you know of them,
- 1:09:24Speaker 4: please let us know. We are the number one conductors
- 1:09:28Speaker 4: on the above ground roil road, yes, the above ground
- 1:09:31Speaker 4: row road, which is multi family real estate. If you
- 1:09:33Speaker 4: know of somebody who has helped more people close on
- 1:09:35Speaker 4: multi family homes than Matt and I, let us know
- 1:09:37Speaker 4: to this. At this current moment, we are not aware
- 1:09:40Speaker 4: of anybody, and so we actually are the shortcut. You
- 1:09:44Speaker 4: think fifteen hours a curriculum with Matt is a lot, Oh,
- 1:09:47Speaker 4: I don't have that much time. We are the shortcuts.
- 1:09:50Speaker 4: So what's your alternative to go out of the loan
- 1:09:52Speaker 4: and make mistakes? We don't want that for you. We
- 1:09:54Speaker 4: know that if you buy this first carperty right, it
- 1:09:56Speaker 4: actually will set you up. You'll be able to do
- 1:09:58Speaker 4: it a second time in the third and so we
- 1:09:59Speaker 4: want to make sure the you do it right, okay,
- 1:10:01Speaker 4: And so you're gonna get the purchase a pass deal
- 1:10:04Speaker 4: analyzed or I saw some of you asking for this
- 1:10:06Speaker 4: and chat earlier on. We don't just give stuff like
- 1:10:08Speaker 4: this away for free. This is invaluable right again. The
- 1:10:11Speaker 4: only thing that beats to cash or fast offer. Cash
- 1:10:13Speaker 4: offer is a fast offer. And so this is where
- 1:10:16Speaker 4: we'll teach you what these twenty three numbers are so
- 1:10:18Speaker 4: that you know how to evaluate a deal. Down here
- 1:10:21Speaker 4: in the lower right, the financial model will tell you
- 1:10:23Speaker 4: whether the purchase a pass from the deal. We don't
- 1:10:25Speaker 4: make emotional decisions when it comes to real estate. They
- 1:10:28Speaker 4: are purely economic. Okay. You also get the Multi family
- 1:10:31Speaker 4: Movement real Estate investor workbooks right here. This is the
- 1:10:35Speaker 4: workbook that has all of my mental models and all
- 1:10:37Speaker 4: the tools that you need to go through the worst. Okay,
- 1:10:39Speaker 4: all of it is in here for you. For instance,
- 1:10:42Speaker 4: we have this page on the hidden value and hidden costs.
- 1:10:45Speaker 4: You take this into an open house with you and
- 1:10:47Speaker 4: you check these boxes. Hidden value, I see it here,
- 1:10:49Speaker 4: I see it here, hidden costs, I see it here,
- 1:10:51Speaker 4: I see it here. You literally keep this in your purse,
- 1:10:53Speaker 4: your car, your briefcase with you, and this will guide
- 1:10:56Speaker 4: you all the way to the fin line.
- 1:10:58Speaker 2: Right.
- 1:10:59Speaker 4: So then the fine don't hurdle to get over is
- 1:11:01Speaker 4: how do I scale? And this is where Matt is
- 1:11:03Speaker 4: going to show you how to explore different types of
- 1:11:06Speaker 4: financing options beyond FHA. And so Matt, you want to
- 1:11:09Speaker 4: break down the Homeboy blueprint volume two?
- 1:11:11Speaker 3: Yeah, So with volume two, now is when you go
- 1:11:14Speaker 3: into that next level. So and I strategically left out
- 1:11:18Speaker 3: rehab loans out of volume one because we have loans.
- 1:11:22Speaker 3: It's a whole different animal buy stuff. Right, So if
- 1:11:25Speaker 3: you really want to start thinking like the investor, most
- 1:11:29Speaker 3: investors are not going to buy for the majority, and
- 1:11:31Speaker 3: they're not going to buy turkey properties. Most of them
- 1:11:34Speaker 3: want to buy homes that are distressed, the worst one
- 1:11:38Speaker 3: of block. You hit a saying by the onliest house
- 1:11:40Speaker 3: in the best neighborhood. Right, And this is what the
- 1:11:42Speaker 3: Homeboys Volume two is going to teach you, Right, It's
- 1:11:44Speaker 3: how to use FAHA two or three k Fanny made
- 1:11:48Speaker 3: home style rehab loans. We talked about hard money and
- 1:11:51Speaker 3: construction loans all in the Home Buys Blueprint Volume two.
- 1:11:55Speaker 3: It also comes with the twice a month call. So
- 1:11:59Speaker 3: the whole entire Home Buyas Blueprint community, whether you've got
- 1:12:02Speaker 3: Volume one or Volume two, are part of these monthly
- 1:12:07Speaker 3: twice a month calls that I have, and we're breaking
- 1:12:10Speaker 3: down all the rehab loans on the calls as well.
- 1:12:12Speaker 3: And what I love about these live calls, like you said,
- 1:12:15Speaker 3: the Accountabilities Union, there's so many people that try to
- 1:12:20Speaker 3: find a lender to do a rehab loan and that
- 1:12:22Speaker 3: loan officer has no clue about rehab loans, and it's
- 1:12:25Speaker 3: an absolute nightmare. Even the realtor for the most part,
- 1:12:28Speaker 3: don't really know about rehab loans, right, And this is
- 1:12:31Speaker 3: why I put together Volume two. And Volume two is
- 1:12:34Speaker 3: about almost five and a half hours of content, so
- 1:12:37Speaker 3: it's not the pre recorded content is not as long
- 1:12:40Speaker 3: as Volume one because Volume two is straight to the point, right.
- 1:12:44Speaker 3: So if you don't take Volume one and you don't
- 1:12:46Speaker 3: have a clear understanding of the process, then you should
- 1:12:49Speaker 3: not take Volume two or go to Volume two yet
- 1:12:51Speaker 3: because it's a little bit more advanced.
- 1:12:53Speaker 2: Right.
- 1:12:54Speaker 3: So in that one, we have an interview with a contractor,
- 1:12:57Speaker 3: we have an interview with a HUT consultant as well,
- 1:13:00Speaker 3: along with a realtor as well who specializes in two
- 1:13:03Speaker 3: or three K long So we're teaching you how to
- 1:13:05Speaker 3: interview the right realtors, how to hire the right contractors,
- 1:13:08Speaker 3: how to write hire the right HUD consultants. I mean,
- 1:13:11Speaker 3: all of this all in the Blueprint Volume two, and
- 1:13:15Speaker 3: it will be included in the package that we're offering
- 1:13:18Speaker 3: you guys today. So not only are you getting, like
- 1:13:20Speaker 3: Julian said, six calls a month, the Homebys Blueprint Volume one,
- 1:13:23Speaker 3: which is fifteen hours, then you got the Homebys Blueprint
- 1:13:26Speaker 3: Volume two, which is another five hours, or the twenty
- 1:13:28Speaker 3: hours of pre recorded content the Multi Flow Family master
- 1:13:32Speaker 3: Plan looks like a good ten to twenty hours of
- 1:13:35Speaker 3: pre recorded content as well. So you probably got to
- 1:13:38Speaker 3: combine thirty to forty hours of pre recorded content plus
- 1:13:43Speaker 3: those six calls every single month within this package. That's
- 1:13:46Speaker 3: going to give you that accountability, right and that structure
- 1:13:49Speaker 3: that you guys need to take your career and take
- 1:13:51Speaker 3: your wealth to that next level.
- 1:13:54Speaker 2: Listening.
- 1:13:54Speaker 4: Yeah, and don't be overwhelmed by those Every module might
- 1:13:57Speaker 4: not be relevant to you. So what we remmated is
- 1:13:59Speaker 4: thirty today or four hours per week. Thirty minutes a day, day,
- 1:14:02Speaker 4: four hours per week. That is it. Okay, every module
- 1:14:05Speaker 4: might not be relevant to you, So thirty minutes a
- 1:14:07Speaker 4: day or four hours per week, that's all we're asking
- 1:14:09Speaker 4: to get this knowledge downloaded into you. We know that
- 1:14:12Speaker 4: many of you are not free and you're working on
- 1:14:13Speaker 4: the corporate plantation. You come home tired, right, and this
- 1:14:16Speaker 4: is what we're trying to get you off of. So
- 1:14:18Speaker 4: you will have to create space in your life to
- 1:14:22Speaker 4: reposition yourself for something new and something different.
- 1:14:24Speaker 2: And so you're going to have to study.
- 1:14:27Speaker 3: You're going to have to study, right, You're you're not
- 1:14:29Speaker 3: going to go out here and try to execute out
- 1:14:31Speaker 3: a high level without studying.
- 1:14:33Speaker 2: I still study to this day.
- 1:14:35Speaker 3: Fact, right, every single day we're studying our craft to
- 1:14:39Speaker 3: become better.
- 1:14:40Speaker 2: So what makes you guys different?
- 1:14:43Speaker 4: Yeah? One, So if you don't believe that this is
- 1:14:46Speaker 4: possible for you, we want to show you some examples
- 1:14:48Speaker 4: of some of our students who are blowing it through
- 1:14:52Speaker 4: the roof. No, no pun intended. This is Jimmy. Jimmy
- 1:14:56Speaker 4: in less than one point four years, has acquired twenty
- 1:15:00Speaker 4: twenty one doors, right, he says, thanks, juliing. Our goal
- 1:15:02Speaker 4: was fifty doors, and we are halfway there one point
- 1:15:05Speaker 4: four years, controlling over one point nine million dollars of
- 1:15:07Speaker 4: real estate. Didn't need an NBA to get to my
- 1:15:09Speaker 4: next million. How much does the NBA cost? NBA is
- 1:15:12Speaker 4: at least one hundred racks? Right, and I've helped him
- 1:15:16Speaker 4: and his wife, Candice, positioned himself to acquire almost two
- 1:15:20Speaker 4: million dollars of real estate in less than a year
- 1:15:22Speaker 4: and a half. Okay, so this is our Now you
- 1:15:24Speaker 4: think twenty one doors a lot. Julius has acquired twenty
- 1:15:28Speaker 4: eight doors in seven months, following the blueprint that Matt
- 1:15:31Speaker 4: and I are laying out. Okay, fast forward a few days.
- 1:15:34Speaker 4: My wife will turn forty and we've closed on eight
- 1:15:36Speaker 4: real estate deals. We're two point sixty five million. Actually,
- 1:15:39Speaker 4: we've closed on two deals so far in August, making
- 1:15:40Speaker 4: it a special birthday presence here for those of you
- 1:15:43Speaker 4: are brothers out of here. You're talking about showing up
- 1:15:44Speaker 4: for your significant other. We got to bey on Hallmark
- 1:15:47Speaker 4: cars and flowers, y'all. How about you give your significant
- 1:15:51Speaker 4: other real estate? How many of you were willing to
- 1:15:52Speaker 4: play at that level to take care of your family
- 1:15:55Speaker 4: and your seed in that way. Okay. And I know
- 1:15:57Speaker 4: old ladies. I know y'all bosses out here too. Okay,
- 1:16:00Speaker 4: y'all can play at this level. Two. But Julius is
- 1:16:03Speaker 4: just an example. He's gifting his wife properties for her
- 1:16:07Speaker 4: fortieth birthday to make sure that they are free. Okay.
- 1:16:10Speaker 4: So this is the power of what we are teaching,
- 1:16:13Speaker 4: and we know that it's possible for all of you
- 1:16:15Speaker 4: once you get the information. Okay. So here's the root
- 1:16:17Speaker 4: to success. Right. This is not just some courses, not
- 1:16:19Speaker 4: some information, some logins, and you never log in. That's
- 1:16:22Speaker 4: not how we operate, okay. So Step one is the education.
- 1:16:25Speaker 4: This is where you get the blueprint one, Blueprint two,
- 1:16:28Speaker 4: and the multi family master plan. Step two is that
- 1:16:31Speaker 4: we pair you with a lender that we know of
- 1:16:35Speaker 4: or trust to make sure that you get the best
- 1:16:37Speaker 4: terms on your deals. So in the states that Matt
- 1:16:40Speaker 4: operates in, you'll be able to work with Matt's team,
- 1:16:42Speaker 4: and in the other states, we have lenders or our
- 1:16:45Speaker 4: ferral network of lenders who we trust who will be
- 1:16:47Speaker 4: able to help finance you on deals you're looking to do. Okay,
- 1:16:50Speaker 4: that's a key part of the equation.
- 1:16:53Speaker 2: Everybody got it.
- 1:16:54Speaker 4: Everybody's vetting. But it's not just lenders. We've also vetted
- 1:16:58Speaker 4: estate agents all across the country in the major markets. Okay,
- 1:17:02Speaker 4: so you're going to be able to tap into our
- 1:17:04Speaker 4: network of real estate agents who have also been vetted,
- 1:17:07Speaker 4: who also understand multifamily relate deals. Okay. So this is
- 1:17:12Speaker 4: the power of what we're bringing to you. We're bringing
- 1:17:14Speaker 4: to you not only the information, we're also bringing to
- 1:17:16Speaker 4: you everybody who you need to execute on the information
- 1:17:20Speaker 4: that's unheard of. Okay, that's unheard of. You can read
- 1:17:24Speaker 4: rich that poor at all you want. There's not one
- 1:17:26Speaker 4: phone number and rich that poor dad, not one, not
- 1:17:28Speaker 4: one email address, and rich that poor dad. It's not
- 1:17:30Speaker 4: going to get you to the finish line. It'll inspire you,
- 1:17:32Speaker 4: it won't get you to the finish line. And so
- 1:17:34Speaker 4: that's what we're seeking to help you do. And then finally,
- 1:17:36Speaker 4: you're going to get access to our online network. This
- 1:17:39Speaker 4: is actually a platform that I've spent over five figures on,
- 1:17:41Speaker 4: a community I developed where we evaluate all our deals
- 1:17:44Speaker 4: and we share off onek deals with one another through
- 1:17:46Speaker 4: the purchase a past deal analyzer Okay, so this is
- 1:17:48Speaker 4: a movement in real life. We got people meeting up
- 1:17:50Speaker 4: all over the country. This is two hundred of us
- 1:17:52Speaker 4: in New Orleans for the Generational Wealth Conference. And when
- 1:17:55Speaker 4: you put everything that we just share with you together,
- 1:17:58Speaker 4: everything that we're offering you is worth eight thousand, four
- 1:18:01Speaker 4: hundred and ninety six dollars. And we conjunct oppose this
- 1:18:04Speaker 4: to an NBA for one hundred thousand dollars. Okay, eight thousand,
- 1:18:07Speaker 4: four hundred and ninety six dollars. And we could charge
- 1:18:10Speaker 4: this right now. There are real estate programs out there
- 1:18:12Speaker 4: that charge way more than this. And do I believe
- 1:18:15Speaker 4: that those real estate programs are worth it? My answer
- 1:18:17Speaker 4: is yes, because guess what, even if somebody was charge
- 1:18:20Speaker 4: me thirty thousand dollars for real estate education like this,
- 1:18:22Speaker 4: I'll pay for it because I made more than thirty
- 1:18:23Speaker 4: thousand dollars in real estate. I've already got my return
- 1:18:26Speaker 4: on investment. And this knowledge and the skill set is
- 1:18:28Speaker 4: going to be with me for the rest of my life.
- 1:18:30Speaker 4: My return is going to be infinite on that. Okay,
- 1:18:33Speaker 4: now we're not charging thirty thousand dollars again. You can
- 1:18:35Speaker 4: go to get free, get four three two one dot com. Again,
- 1:18:39Speaker 4: that's get four three two to one dot com. So
- 1:18:41Speaker 4: your option to dream right now, Option one is it's
- 1:18:44Speaker 4: gonna feel free, but it's gonna cost you the most,
- 1:18:46Speaker 4: And that's you do nothing. Yep, it's gonna feel free,
- 1:18:49Speaker 4: but it's gonna cost you the most. It's gonna cost
- 1:18:51Speaker 4: you the most in terms of time, money, and mistakes. Right,
- 1:18:54Speaker 4: And that's you do nothing and you get off this
- 1:18:56Speaker 4: webinar and you can keep doing using the same thinking
- 1:18:58Speaker 4: that you have, keep doing what you been doing. And
- 1:19:00Speaker 4: then when we bump to you at investvest next year
- 1:19:03Speaker 4: or the year after that, you in the same place
- 1:19:05Speaker 4: talking about, Man, I'm still trying to get my first property.
- 1:19:09Speaker 4: You're gonna have to miss me with that because we've
- 1:19:11Speaker 4: given you the opportunity.
- 1:19:12Speaker 2: Huh, We're giving you the opportunity.
- 1:19:14Speaker 3: And the most expensive thing is in life is what
- 1:19:17Speaker 3: we don't know, right, the most expensive things in life
- 1:19:21Speaker 3: is what we don't know.
- 1:19:22Speaker 2: So you always got to remember that too.
- 1:19:24Speaker 4: So pick your poison, Pick your poison, Pick your poison.
- 1:19:28Speaker 4: In real estate at this rate, at these rate appreciation,
- 1:19:31Speaker 4: it's only gonna get harder and harder and harder to
- 1:19:34Speaker 4: play the game. Right, it's gonna get harder and harder,
- 1:19:38Speaker 4: and so the long you wait waiting is not going
- 1:19:39Speaker 4: to help you in any way in this game whatsoever.
- 1:19:43Speaker 4: All I'm waiting for the market to craft. You keep waiting,
- 1:19:45Speaker 4: and then all those investors by cash and you're still waiting.
- 1:19:47Speaker 4: There's literally gonna come to a point in real estate.
- 1:19:49Speaker 4: This is probably gonna be around twenty twenty five where
- 1:19:53Speaker 4: it's going to be impossible for anybody who's renting to
- 1:19:55Speaker 4: ever own. You can mark my words. There's going to
- 1:20:00Speaker 4: become a line where the prices have appreciated so much
- 1:20:03Speaker 4: that anybody who is renting will never ever own because
- 1:20:07Speaker 4: they won't have enough money to actually get into the game.
- 1:20:10Speaker 4: So you want to get into this game as quickly
- 1:20:12Speaker 4: as possible. So for those of you who are ready
- 1:20:15Speaker 4: to make this play right, to run this play and
- 1:20:18Speaker 4: want to play the long term game, you can join
- 1:20:20Speaker 4: the program the four three two one Strategy for two thousand,
- 1:20:24Speaker 4: nine hundred and ninety seven dollars two thousand, nine hundred
- 1:20:27Speaker 4: and ninety seven dollars. You can go to get four
- 1:20:29Speaker 4: three two one dot com. But you know, given that
- 1:20:32Speaker 4: it's Black Friday, that's nine, let's let's do a little
- 1:20:36Speaker 4: better than that. It's Black Friday, bro, It's Black Friday.
- 1:20:39Speaker 4: You know what we're gonna do. We originally sold this
- 1:20:41Speaker 4: for hundred and ninety seven dollars. Since it's Black Friday,
- 1:20:45Speaker 4: what we're gonna do. We're gonna setch that out. We're
- 1:20:49Speaker 4: gonna scratch that out, and we're gonna let you get
- 1:20:53Speaker 4: five hundred dollars more off. So for those of you
- 1:20:57Speaker 4: are on the first webinar didn't move. Oh that's a
- 1:20:59Speaker 4: little on my edge, et cetera. There you go. We
- 1:21:03Speaker 4: just knocked it down five hundred additional dollars. You say
- 1:21:05Speaker 4: it in fourteen ninety five when you do the one
- 1:21:08Speaker 4: pay for most of y'all, that's the equipment of one
- 1:21:10Speaker 4: to two months of rent and mortgage spence. We're all
- 1:21:12Speaker 4: we're asking is the equipment of one to two months
- 1:21:14Speaker 4: of rent a mortgage expense to put you in position
- 1:21:16Speaker 4: to never ever, ever, ever ever have to pay rent
- 1:21:20Speaker 4: a mortgage ever again. We think that's a very fair trade. Matt,
- 1:21:23Speaker 4: you got anything to.
- 1:21:24Speaker 3: Say, Look, man, go to get four three two one
- 1:21:27Speaker 3: dot com.
- 1:21:28Speaker 2: Right now. This is almost free.
- 1:21:31Speaker 3: When you really think about a the amount of information,
- 1:21:33Speaker 3: the amount of access that you're going to have, the
- 1:21:36Speaker 3: resources that you guys will have, the resources that Julian
- 1:21:39Speaker 3: and myself provide. You can't google it, you know what
- 1:21:42Speaker 3: I'm saying. You can't get it on YouTube. University. This
- 1:21:45Speaker 3: is an exclusive like secret society, you know, the home Boys,
- 1:21:49Speaker 3: Blueprint and the multi family communities. You know, our people
- 1:21:52Speaker 3: are informed, they're educated, and they're prepared, you know what
- 1:21:57Speaker 3: I'm saying. They're ready to go, and they're closing at
- 1:21:59Speaker 3: a high velocity. And you know, we're not even We
- 1:22:02Speaker 3: do not mean to show you know what we showed
- 1:22:03Speaker 3: you the success stories. That's only a small part. You know,
- 1:22:07Speaker 3: we can probably spend the whole webinar and talking about
- 1:22:09Speaker 3: all the success stories that Julie and I have had
- 1:22:12Speaker 3: together and separately over the past couple of years. We're
- 1:22:16Speaker 3: helping people achieve their dream of building wealth with real
- 1:22:19Speaker 3: estate through multi family investments. So for this price, it's
- 1:22:22Speaker 3: a Black Friday special. Guys, do not wait, do not hesitate,
- 1:22:26Speaker 3: because this this sale is going to end right after
- 1:22:30Speaker 3: the holidays.
- 1:22:31Speaker 4: Yep, that's it. It's just facts. Man. I had eight
- 1:22:34Speaker 4: closing this week, eight of my students clothes this week.
- 1:22:38Speaker 3: Yeah, I mean this month, this month, we already over
- 1:22:40Speaker 3: twenty deals closed on my end, so you know you
- 1:22:45Speaker 3: told about twenty eight and we still you know, got
- 1:22:47Speaker 3: a couple more days left in the month.
- 1:22:49Speaker 4: You know, actually I got more students closing today, so
- 1:22:53Speaker 4: we're gonna add on.
- 1:22:55Speaker 3: And that's just who we are helping with the financing.
- 1:22:58Speaker 3: You know what I'm saying directly, that's not the indirect
- 1:23:01Speaker 3: people that are closing, right.
- 1:23:03Speaker 2: Oh yeah, and that I help as well measure that.
- 1:23:06Speaker 2: It's can measure it.
- 1:23:07Speaker 3: It's too hard to measure everybody who's closing, right, So
- 1:23:10Speaker 3: we just want you guys to be a part of
- 1:23:12Speaker 3: those people that we're shouting out and we're celebrating that
- 1:23:15Speaker 3: are closing on multi family homes.
- 1:23:17Speaker 4: Yeah, so this is Brittany, he said Julian Gordon. Thanks
- 1:23:19Speaker 4: to you. Bro's apprehensive at first to take your class
- 1:23:21Speaker 4: through to the price point. I thought I could have
- 1:23:22Speaker 4: learned from YouTube University laugh out loud. In retrospect, you
- 1:23:25Speaker 4: dropped too many jewels for me to count one example.
- 1:23:27Speaker 4: Saved me twelve hundred dollars by making the lenders compete.
- 1:23:29Speaker 4: It was money well spent for an even new people
- 1:23:31Speaker 4: reading this Julian is the truth, good people and has
- 1:23:33Speaker 4: a wealth and knowledge. I appreciate all that you do,
- 1:23:35Speaker 4: good brother, and the profound impact that you make on
- 1:23:36Speaker 4: so many So right out the gates, because we taught
- 1:23:39Speaker 4: him how to make lenders compete, he saved twelve hundred
- 1:23:42Speaker 4: dollars and guess what he got, His FAJA appraisal. FAJA
- 1:23:44Speaker 4: appraisal came in at fourteen thousand dollars above our offer.
- 1:23:47Speaker 4: No require repairs, So he's literally stepping into equity. He
- 1:23:49Speaker 4: made a two thousand dollars plus investment and has already
- 1:23:52Speaker 4: got seven x that, right out the gates because he
- 1:23:56Speaker 4: followed the blueprint. Okay, so this is the power of
- 1:23:59Speaker 4: what we're teaching. And so for those of you who
- 1:24:01Speaker 4: think this is expensive, you have to know the difference
- 1:24:04Speaker 4: between expensive and expansive. Because guess what December first, rent
- 1:24:08Speaker 4: is due December first, your mortgage is still due. That's
- 1:24:12Speaker 4: what's expensive. That is money that is leaving your family forever, forever,
- 1:24:17Speaker 4: and it's not coming back. Okay, So find yourself on
- 1:24:21Speaker 4: this rent chart. Let's say your rent is twelve hundred
- 1:24:23Speaker 4: dollars month, right, So one year from now, Matt and
- 1:24:26Speaker 4: I bump into you and invest best. Okay, what's going
- 1:24:29Speaker 4: to be more expensive to you? Two four hundred and
- 1:24:31Speaker 4: ninety seven dollars or fourteen thousand dollars? Which one is
- 1:24:34Speaker 4: going to be more expensive? Or we bump into you
- 1:24:36Speaker 4: five years from now when Eil is dominating the whole
- 1:24:40Speaker 4: situation already biggest, right bigger.
- 1:24:43Speaker 2: That we're going to be the biggest ever ever.
- 1:24:46Speaker 4: That forever, right ever ever, And you seventy two thousand
- 1:24:49Speaker 4: dollars in the whole because you didn't take action seventy
- 1:24:53Speaker 4: two thousand when you could have paid twenty five hundred,
- 1:24:55Speaker 4: got the game and been in multiple properties. Five years
- 1:24:58Speaker 4: from now, We'll give you a four year plan. Five
- 1:25:00Speaker 4: years from now, you should have ten doors at least
- 1:25:03Speaker 4: if you execute on this blueprint that we've laid out.
- 1:25:06Speaker 4: But you're either gonna choose that to be have ten
- 1:25:09Speaker 4: doors four years from now, or you're gonna be seventy
- 1:25:12Speaker 4: two thousand dollars in a whole in rent money that
- 1:25:14Speaker 4: you ever see again. Okay, So you have to understand
- 1:25:17Speaker 4: the difference between expensive and expansive, right, and so rent
- 1:25:20Speaker 4: is due December first, I'm gonna be collecting it. Are
- 1:25:23Speaker 4: you Matt's gonna be collecting it. Are you gonna be
- 1:25:25Speaker 4: collecting it? Are you gonna be paying it? Which? When
- 1:25:27Speaker 4: are you gonna get on the other side of the equation,
- 1:25:29Speaker 4: Because you can if you just follow the blueprint. Now
- 1:25:33Speaker 4: we are making available. We're only we already got quite
- 1:25:37Speaker 4: a few students on the first webinar, okay, and we're
- 1:25:40Speaker 4: only looking for one hundred more. So what we're gonna
- 1:25:42Speaker 4: do is we're gonna do seventy five full pays. Okay,
- 1:25:47Speaker 4: seventy five full pays. And what we're gonna do is
- 1:25:49Speaker 4: because we know that it is holiday. Some of you
- 1:25:51Speaker 4: are living on the edge. You're trying to provide for
- 1:25:53Speaker 4: your family and don't have twenty four hundred and ninety
- 1:25:57Speaker 4: seven dollars. Now, don't say you don't have twenty four
- 1:26:00Speaker 4: hundred ninety seven dollars. But then when I come by
- 1:26:02Speaker 4: your house, I see all kinds of Jordans and electronics
- 1:26:05Speaker 4: and clothes under your Christmas tree. Don't do it, don't.
- 1:26:11Speaker 2: Do it, don't don't have me bumcket, No, it's gonna happen.
- 1:26:14Speaker 4: Don't don't let me show up at Walmart the best
- 1:26:17Speaker 4: buy you're talking about. I was on your webinar. But
- 1:26:19Speaker 4: I don't have the money, but I see a seventy
- 1:26:21Speaker 4: two inch TV in your hands. Don't do it. Don't
- 1:26:27Speaker 4: do it. Okay. So for those of you who don't
- 1:26:31Speaker 4: have two thousand, four hundred ninety seven dollars because they're
- 1:26:33Speaker 4: on the corporate plantation, you underpaid, et cetera. But you
- 1:26:36Speaker 4: know you want this, We're gonna open up twenty five
- 1:26:39Speaker 4: payment plans. Only twenty five pay plans for those who
- 1:26:42Speaker 4: are serious. And the way that payment plan is gonna
- 1:26:44Speaker 4: work is it's gonna be four ninety nine a month
- 1:26:48Speaker 4: for eight months. Actually that was what we offered last month.
- 1:26:51Speaker 4: But since it is Black Friday, Matt's pressure on me.
- 1:26:55Speaker 2: Look, we gotta we gotta cut that down. It's a
- 1:26:57Speaker 2: holiday season.
- 1:26:59Speaker 4: We're gonna get you four hundred ninety nine dollars back
- 1:27:02Speaker 4: and instead of it being eight payments, it'll only be
- 1:27:04Speaker 4: seven payments.
- 1:27:06Speaker 2: There you have it.
- 1:27:08Speaker 4: We're giving you. So you still got ninety nine dollars
- 1:27:10Speaker 4: to go trick on Black Friday. Go trick that. Well,
- 1:27:15Speaker 4: let's go get this assets that pay for every Black
- 1:27:18Speaker 4: Friday going forward, where you ain't got to worry about
- 1:27:21Speaker 4: Black Friday. Where your kids can get everything that they
- 1:27:23Speaker 4: want as long as you're not spoiling them too much,
- 1:27:25Speaker 4: because ultimately, at the end of the day, we don't
- 1:27:26Speaker 4: want to be giving our kids' expenses and liabilities. We
- 1:27:28Speaker 4: want to give them assets and cash flow. You setting
- 1:27:31Speaker 4: up you over here, choosing looking at magazines, got websites open,
- 1:27:36Speaker 4: getting emails, start, et cetera. You ready to buy expenses
- 1:27:39Speaker 4: and liabilities for your health and your family. We're trying
- 1:27:42Speaker 4: to show you how to buy assets and income. Which
- 1:27:45Speaker 4: one is going to set your family up for success. Okay,
- 1:27:49Speaker 4: sometimes you're going to have to make some sacrifices, and
- 1:27:51Speaker 4: so this is what we're offering. Now when you go
- 1:27:54Speaker 4: to get three two one dot com, we have some
- 1:27:57Speaker 4: good news for you. We don't want you to go
- 1:27:59Speaker 4: through this alone. This is a family affair, and so
- 1:28:02Speaker 4: guess what you get to bring somebody close to you
- 1:28:05Speaker 4: on this journey with you. Absolutely, this could be your
- 1:28:09Speaker 4: best friend, which is your spouse, or your homie, your
- 1:28:11Speaker 4: blood which is your siblings' parents are kids, or your
- 1:28:13Speaker 4: business partner who you're going to invest with. Why would
- 1:28:15Speaker 4: we do this because Matt and I care about your
- 1:28:17Speaker 4: accountability and since we can't be in every city in
- 1:28:19Speaker 4: every state, tapping you on your shoulder, checking in on you.
- 1:28:22Speaker 4: We're going to be on those calls with you. We'd
- 1:28:24Speaker 4: rather you have somebody who is also committed to this
- 1:28:26Speaker 4: journey by your side. Okay, And so we're giving you permission.
- 1:28:31Speaker 4: We're giving you permission to bring someone else with you
- 1:28:34Speaker 4: on this journey for free. If you need to go
- 1:28:36Speaker 4: split the costs with them, you can do that. And
- 1:28:38Speaker 4: y'all can have be a cash app venmo et cetera.
- 1:28:41Speaker 4: But one person will have the master account and will
- 1:28:43Speaker 4: take the lead. Okay, we want to empower families on
- 1:28:48Speaker 4: when we're having our calls. You should have us up
- 1:28:51Speaker 4: on the big spring with the HDMMI and your entire
- 1:28:53Speaker 4: family should be sitting in the living room. Some of
- 1:28:55Speaker 4: you are watching this webinar alone. Okay, you're watching it.
- 1:28:58Speaker 4: You've been trying to succeed on your own. But when
- 1:28:59Speaker 4: you look to the world's most successful people, you look
- 1:29:01Speaker 4: at eyl and everybody that's at the top of it,
- 1:29:04Speaker 4: they move as a pack. All the world's most succesful
- 1:29:06Speaker 4: people move as a pack. But you want to be
- 1:29:07Speaker 4: the one exception of the person who did it by themselves.
- 1:29:10Speaker 4: You don't have to be okay, and so you get
- 1:29:13Speaker 4: to bring somebody through the program with you. This is Belvida,
- 1:29:16Speaker 4: she closed on four plex in Los Angeles. This is
- 1:29:20Speaker 4: a sister who was supportive in her process. Gave her
- 1:29:23Speaker 4: a shout out in her post. This is Victor Michelle Dorner.
- 1:29:25Speaker 4: They're going through this process together as a couple as
- 1:29:28Speaker 4: they prepare for retirement. So if you take action tonight,
- 1:29:32Speaker 4: we're going to give you an extra ticket to the
- 1:29:34Speaker 4: Generational Wealth Conference. That is my conference, okay, that is
- 1:29:37Speaker 4: happening in January. We're gonna give you an extra ticket
- 1:29:40Speaker 4: for your buddy that's worth five hundred and ninety nine
- 1:29:41Speaker 4: dollars if you join tonight. Okay. That's my way of
- 1:29:44Speaker 4: saying thank you and celebrating those who are serious to
- 1:29:47Speaker 4: take action. Again, there's only seventy five one pays and
- 1:29:51Speaker 4: only twenty five payment plans, okay, So whichever one is
- 1:29:54Speaker 4: best for you, you want to make sure that you
- 1:29:56Speaker 4: get in. Once we get to that three hundred, we're
- 1:29:58Speaker 4: closing it down for the year. We're going to focus
- 1:29:59Speaker 4: on helping them. Three hundred people closed, and we're going
- 1:30:01Speaker 4: to be documenting that process. So that you can all
- 1:30:03Speaker 4: see all right.
- 1:30:04Speaker 2: All be on the outside. Don't be on the outside people.
- 1:30:07Speaker 4: No, you don't. Don't do that. So we also get
- 1:30:10Speaker 4: Matt said, you know, boosting your credit score from five
- 1:30:11Speaker 4: eighty to six six. He's going to help your interest.
- 1:30:13Speaker 4: We're giving you tyre rap these credit etiquette course to
- 1:30:15Speaker 4: boost your credit score by fifty to one hundred and
- 1:30:17Speaker 4: fifty points, to get your interest right down, which is
- 1:30:19Speaker 4: literally going to save you tens of thousands of dollars.
- 1:30:21Speaker 4: I'm gonna give you my RII Tax Secrets. This is
- 1:30:24Speaker 4: going to show you how I save two hundred and
- 1:30:25Speaker 4: seventy eight thousand dollars in taxes on a three hundred
- 1:30:27Speaker 4: thousand dollar property. You heard that right, two hundred and
- 1:30:30Speaker 4: seventy eight thousand dollars in taxes saved on a three
- 1:30:33Speaker 4: hundred thousand dollars property. I'm gonna give you that program.
- 1:30:35Speaker 4: You're also going to get my Overnight Success Airbnb course.
- 1:30:38Speaker 4: I have a six figure Airbnb business. I'm gonna give
- 1:30:40Speaker 4: that to you as part of this offer. This is April.
- 1:30:44Speaker 4: She's making ten thousand dollars a month on her first property.
- 1:30:46Speaker 4: She got a four plex in Virginia Beach. She lives
- 1:30:48Speaker 4: in one unit. She's getting ten thousand dollars a month
- 1:30:50Speaker 4: from Airbnb. She got free off first property because she
- 1:30:53Speaker 4: airbnbat every other unit instead of doing market rate tenant.
- 1:30:56Speaker 4: And then you're also going to get access to the
- 1:30:57Speaker 4: purchase of pass deal Analyzer online. This is the software
- 1:31:00Speaker 4: that I built out that only our students have access to.
- 1:31:03Speaker 4: Only our students. It's not open to the public, okay.
- 1:31:05Speaker 4: And this is where we analyze all of our deals.
- 1:31:07Speaker 4: This is the platform. This is where we share off
- 1:31:09Speaker 4: market deals with one another. This is also where you
- 1:31:11Speaker 4: will be able to connect with other people who are
- 1:31:14Speaker 4: in your market. This is the Orlando market right there.
- 1:31:16Speaker 4: These are the beautiful people there. You also get to
- 1:31:18Speaker 4: access our real estate rolodecks by market, So you're going
- 1:31:21Speaker 4: to find the contractors, the inspectors, the lenders agents in
- 1:31:25Speaker 4: that market that already be laid out for you. You
- 1:31:27Speaker 4: won't even have to do the work because the communities
- 1:31:29Speaker 4: are a mastermind and put them into the platform. Okay.
- 1:31:32Speaker 4: We also have market meetups all over the country. These
- 1:31:35Speaker 4: this is Saint Louis, this is Brooklyn, bat and Ruge, Atlanta, Dallas.
- 1:31:39Speaker 4: You are plugging into a family. You will not be
- 1:31:42Speaker 4: in just an online course trying to figure this out
- 1:31:44Speaker 4: on your own. We have market meetups that are bi
- 1:31:46Speaker 4: weekly or monthly in certain markets, and you will be
- 1:31:48Speaker 4: able to plug into a full function and family. Okay,
- 1:31:52Speaker 4: I know you the golden child in your family. Everybody
- 1:31:54Speaker 4: looks to you, right, but your family goes as far
- 1:31:56Speaker 4: as you go. And so this is your opportunity to
- 1:31:58Speaker 4: plug into a family that's committed creating regenerational wealth and
- 1:32:01Speaker 4: entering into the asset class. And then for those of
- 1:32:03Speaker 4: you are looking to scale who already have a single
- 1:32:05Speaker 4: family home, Matt and I show you how to reversal
- 1:32:07Speaker 4: out of that and still scale up your portfolio through
- 1:32:10Speaker 4: the home Buyers Blueprint one and through the home Buyers
- 1:32:12Speaker 4: buopoot and the fuelip module that I put together as well. Okay,
- 1:32:16Speaker 4: so again the bonus ticket for the Generational Wealth Conference,
- 1:32:20Speaker 4: you get one with your membership, but if you join
- 1:32:23Speaker 4: before midnight tonight, okay, this Black Friday, you will get
- 1:32:26Speaker 4: an extra one for your buddy. Again, that's worth five
- 1:32:29Speaker 4: hundred and ninety nine dollars. This is everything that you
- 1:32:32Speaker 4: get right here laid out. I'll show you an image
- 1:32:34Speaker 4: of it together, all of that will be eleven thousand dollars.
- 1:32:37Speaker 4: Eleven thousand and eighty five dollars. You do not pay that, Okay,
- 1:32:40Speaker 4: it's two thousand, one hundred and ninety seven dollars literally
- 1:32:43Speaker 4: a fraction twenty two percent of that. You're getting seventy seven,
- 1:32:47Speaker 4: seventy eight percent off this Black Friday.
- 1:32:51Speaker 2: Huh, that's amazing.
- 1:32:53Speaker 4: Seventy eight percent off. Like it's one to two months
- 1:32:57Speaker 4: of rent to put you in a position and never
- 1:32:59Speaker 4: have to be house expense for the rest of your life.
- 1:33:01Speaker 4: So this is my first deal in Brooklyn, right, I
- 1:33:03Speaker 4: had no clue that it would unfold in this way,
- 1:33:05Speaker 4: and I'm so glad that it did. But guess what
- 1:33:07Speaker 4: had I had Matt and myself then and know what
- 1:33:11Speaker 4: I know now, my porolio will be double the size
- 1:33:13Speaker 4: it is today.
- 1:33:14Speaker 2: Okay.
- 1:33:15Speaker 4: So we're trying to help you get to where we
- 1:33:16Speaker 4: are a lot faster, safer, and easier, because this is
- 1:33:18Speaker 4: how your portfolio grows over time. You get that first property,
- 1:33:21Speaker 4: then you knock down that domino, and then you get
- 1:33:24Speaker 4: the next, and the next and the next, And this
- 1:33:25Speaker 4: is how my wealth is. This is why I have
- 1:33:27Speaker 4: a five million dollar real estate portfolio today. It starts
- 1:33:30Speaker 4: with one though, you have to learn how to buy right.
- 1:33:32Speaker 4: And once you learn that skill set right, then you'll
- 1:33:34Speaker 4: be able to continue to do it over and over
- 1:33:35Speaker 4: and over again. So when you join, you're gonna get onboard,
- 1:33:38Speaker 4: you're gonna get your deal analyzer. You'll start the online course,
- 1:33:41Speaker 4: whether you choose to start with Matt's course or mine,
- 1:33:43Speaker 4: or you can do both simultaneously. You'll go through orientation,
- 1:33:46Speaker 4: we'll have our weekly deal room calls, you'll have your
- 1:33:48Speaker 4: break bread session with Matt, and you'll start your first challenge.
- 1:33:51Speaker 4: And as of now, you can join for four ninety
- 1:33:54Speaker 4: nine per month for just seven months. It used to
- 1:33:56Speaker 4: be eight months, So you can take advantage of this
- 1:33:58Speaker 4: Black Friday special four hundred and ninety seven dollars one
- 1:34:03Speaker 4: time for access to everything immediately. Okay. When you're on
- 1:34:06Speaker 4: the payment plan, your modules will be dripped to you
- 1:34:08Speaker 4: month by month by month as your payments come in.
- 1:34:10Speaker 4: When you do the full pay, you get access to
- 1:34:12Speaker 4: everything immediately. Okay. If you miss the deadline or you
- 1:34:16Speaker 4: are not in the one hundred, the price will drimp
- 1:34:19Speaker 4: to four nine hundred and ninety seven dollars and you
- 1:34:22Speaker 4: will have missed out. The price will literally double, and
- 1:34:25Speaker 4: this is what the price will be as we go
- 1:34:27Speaker 4: the new year. So you want to take advantage of
- 1:34:29Speaker 4: this last opportunity to be part of that one hundred.
- 1:34:31Speaker 4: That's all we're doing is rounding out that three hundred.
- 1:34:33Speaker 4: We got one hundred spaces available, seventy five full pays okay,
- 1:34:37Speaker 4: and twenty five monthly payment plans. So if you're ready
- 1:34:40Speaker 4: to go, go ahead and lock in your spot right now.
- 1:34:42Speaker 4: That's get four three two one dot com right what
- 1:34:46Speaker 4: are you waiting for? Real estate prices are can you
- 1:34:48Speaker 4: win to rise all over the country, and the more
- 1:34:50Speaker 4: they rise, the harder it is going to be for
- 1:34:52Speaker 4: you to get in the game. At the same time,
- 1:34:54Speaker 4: interest rates are an historically all time low. We can
- 1:34:57Speaker 4: borrow money for thirty years at three percent. Look at
- 1:35:00Speaker 4: the interest rates that boomers had their face when they're
- 1:35:02Speaker 4: buying their McMansions. They were paying anywhere from eight to
- 1:35:04Speaker 4: fourteen percent on mortgages. If interest rates are for eight
- 1:35:07Speaker 4: to fourteen percent, Matt and I would not be in
- 1:35:09Speaker 4: the game of real estate. So you have an opportunity
- 1:35:12Speaker 4: of a lifetime to get in the game and to
- 1:35:14Speaker 4: borrow money a very cheap and this is the cost
- 1:35:16Speaker 4: of waiting. Look the same house at three percent interest
- 1:35:19Speaker 4: rate versus four percent interest rate, the total interest is
- 1:35:21Speaker 4: going to be one hundred and sixty five thousand dollars
- 1:35:23Speaker 4: at three percent. If you wait and you allow the
- 1:35:25Speaker 4: interest to go up to four percent, now you're paying
- 1:35:28Speaker 4: two hundred and twenty six thousand dollars. That's sixty thousand
- 1:35:30Speaker 4: dollars more that you pay for the same exact house,
- 1:35:33Speaker 4: all because you decided to procrastinate and you worried about
- 1:35:36Speaker 4: two thousand, four hundred and ninety seven dollars and you'd
- 1:35:38Speaker 4: rather pay sixty thousand dollars additional and the interest for
- 1:35:42Speaker 4: the same exact property. Come on. This opportunity is at once.
- 1:35:46Speaker 4: Come on.
- 1:35:47Speaker 7: That's why we say success life speed, brother, success, love speed,
- 1:35:51Speaker 7: And yesterday's price won't be today's price.
- 1:35:54Speaker 4: Oh it definitely won't. Because this is just for Black Friday.
- 1:35:57Speaker 4: This is just for Black Friday. You have until Sunday
- 1:35:59Speaker 4: at midnight Eastern Standard time to take advantage of this right.
- 1:36:02Speaker 4: But for those of you who want that fast action bonus,
- 1:36:05Speaker 4: which is the extra tickets and Generational Wealth Conference which
- 1:36:07Speaker 4: is in January. You want to take advantage of that
- 1:36:09Speaker 4: tonight and again the one hundred you may come back.
- 1:36:11Speaker 4: The timer may still be going, but there may be
- 1:36:13Speaker 4: no more space because we're only doing seventy five one
- 1:36:16Speaker 4: pays and twenty five payment plans. So for those of
- 1:36:19Speaker 4: you who did not get the down payment payment, did
- 1:36:23Speaker 4: not text earlier, here is the number text get free
- 1:36:27Speaker 4: to eight four four nine zero one three two three nine. Again,
- 1:36:31Speaker 4: that's get free to eight four four nine zero one
- 1:36:34Speaker 4: three two three nine. This is our way of saying
- 1:36:36Speaker 4: thank you for showing up, for being here on Black Friday.
- 1:36:39Speaker 4: You could be shopping somewhere, buying expenses and abilities, but
- 1:36:42Speaker 4: instead you're here focused on acquiring assets because as Matt
- 1:36:45Speaker 4: Sweatshair says, were all about assets over liabilities, y'all, And
- 1:36:49Speaker 4: so you being here for a hour and a half
- 1:36:52Speaker 4: on Black Friday shows that that's what you care about too,
- 1:36:55Speaker 4: And we actually don't want that to just be a
- 1:36:56Speaker 4: hashtag or a slogan or sweatshirt. We want that to
- 1:36:59Speaker 4: be your actual real life experience. So with that, we
- 1:37:02Speaker 4: want to say thank you so much for being here.
- 1:37:04Speaker 4: We appreciate you, We look forward to seeing you in
- 1:37:07Speaker 4: the program In fact, we got class Sunday, y'all, Sunday
- 1:37:10Speaker 4: at eight pm Eastern, So if you're ready to go,
- 1:37:13Speaker 4: you want to get in complete orientation. And let's make
- 1:37:16Speaker 4: sure that this is the last Thanksgiving that you break
- 1:37:19Speaker 4: bread in that apartment. This is the last Christmas that
- 1:37:22Speaker 4: you were going to have in your apartment. This is
- 1:37:24Speaker 4: the last New Years that you were going to have
- 1:37:26Speaker 4: in that apartment. This is the last Birthday party that
- 1:37:29Speaker 4: you're going to have in that apartment. If you follow
- 1:37:31Speaker 4: this blueprint, that will be true for you. Okay, So
- 1:37:34Speaker 4: refuse to renew your leaset. Come get on board, join it,
- 1:37:36Speaker 4: get get four three two one dot com and we
- 1:37:39Speaker 4: will see you on Sunday and Matt will see you
- 1:37:41Speaker 4: at his first break bread session.
- 1:37:43Speaker 2: Ahi, y'all. So look, that was an amazing, amazing session.
- 1:37:47Speaker 3: Like Julian said, to get the free gift text get
- 1:37:49Speaker 3: free to the number that he had up there.
- 1:37:52Speaker 2: I don't remember the number.
- 1:37:53Speaker 4: But you guys.
- 1:37:56Speaker 3: Eight four four nine O one three two three nine.
- 1:37:59Speaker 3: That's very well, and take advantage of all that free money.
- 1:38:02Speaker 3: OPM is the way to scale also, so take advantage,
- 1:38:05Speaker 3: especially if you're first time home buyer, Julian, this was
- 1:38:08Speaker 3: a phenomenal presentation. I hope we can reach our goal because,
- 1:38:13Speaker 3: like you said, this is the above ground railroad and
- 1:38:16Speaker 3: we're gonna free three hundred people together in twenty twenty two.
- 1:38:19Speaker 3: And we hope the folks that are sitting here on
- 1:38:22Speaker 3: Black Friday watching this want to be free. And I
- 1:38:25Speaker 3: need you guys to type in the chat right now,
- 1:38:27Speaker 3: I will not renew my lease. I will not renew
- 1:38:30Speaker 3: my lease. Type that in the chats, and we need
- 1:38:32Speaker 3: to see you guys on the other side. The Black
- 1:38:35Speaker 3: home ownership rate is forty two percent. We got to
- 1:38:37Speaker 3: increase that as a community, but we also got to
- 1:38:40Speaker 3: increase our wealth at the same time. So we're going
- 1:38:42Speaker 3: to teach you guys how to buy smart, how to
- 1:38:44Speaker 3: buy right, and how to use real estate finance and
- 1:38:47Speaker 3: to scale your business. And you know, hopefully we see
- 1:38:50Speaker 3: you guys on the other side. Julian classes this Sunday,
- 1:38:52Speaker 3: My break breast session going to be the week after
- 1:38:54Speaker 3: that or the Thursday after that, so hopefully we see
- 1:38:57Speaker 3: you guys in both our classes.
- 1:38:59Speaker 2: I'm coming up this week.
- 1:39:00Speaker 3: And remember, don't wait, don't hesitate, because this is going
- 1:39:04Speaker 3: to end, and the price will go up asap, So
- 1:39:09Speaker 3: that's all I got for them, Julian.
- 1:39:11Speaker 4: That's all, all right, brother, I appreciate you. Man. Happy,
- 1:39:15Speaker 4: I guess I don't hoppy.
- 1:39:18Speaker 3: Black Friday, Happy Black Friday, Happy, happy Thanksgiving weekend too all.
- 1:39:24Speaker 3: I hope everybody enjoyed their family time and it's going

- 1:39:29Speaker 3: guys are watching this with your family members, you know
- 1:39:31Speaker 3: what I'm saying, and if not, share this with them
- 1:39:33Speaker 3: so they can watch it as well. Because you again,
- 1:39:37Speaker 3: you get a buddy pass, so you got to use
- 1:39:39Speaker 3: that wisely, man. So spread this wealth, spread this knowledge,
