- 0:06Speaker 1: Thirty ten wy b A and ask the experts with
- 0:10Speaker 1: Rock Realty. Joined this morning lie from the Wisconsin Realtors
- 0:14Speaker 1: Association convention in the Wisconsin El's mister Matt Heidman. Matt,
- 0:18Speaker 1: how you doing this week?
- 0:21Speaker 2: Doing great? Sir? Are you doing?
- 0:22Speaker 1: I'm doing really well. How long of a convention is
- 0:25Speaker 1: this little this little soiree? Is that a few days
- 0:29Speaker 1: or Yeah.
- 0:30Speaker 2: It's a yearly thing. Typically it's a Sunday and it
- 0:33Speaker 2: runs to Tuesdays. So it's up at the Kalahari Spot
- 0:38Speaker 2: Time Convention.
- 0:39Speaker 1: That's a perfect spot for convention. Yeah, bring the kiddos up,
- 0:43Speaker 1: you send them to the water park for the day,
- 0:45Speaker 1: you do your thing, and then at night everybody gets together,
- 0:48Speaker 1: gets goes to the steakhouse, gets a good dinner, and
- 0:51Speaker 1: then wind up with movie night. I know how that
- 0:54Speaker 1: goes all too well. We've got we've got some great
- 0:57Speaker 1: stuff to talk about. We're gonna break down August the
- 1:00Speaker 1: market stats and rates as we talked this morning with Matt.
- 1:04Speaker 1: As mentioned, of course, he comes to us from Rockrealty.
- 1:06Speaker 1: You can learn more about Matt and the team and
- 1:08Speaker 1: Rockrealty as well, and check out some great listings online
- 1:11Speaker 1: at Rockwisconsin dot com. That's r O c K Wisconsin
- 1:16Speaker 1: dot com. They're telephone number six oh eight, six seven
- 1:19Speaker 1: three fifty four hundred. That's six seven three fifty four hundred.
- 1:23Speaker 1: Before we get into some of the some of the numbers,
- 1:25Speaker 1: some of the digits, as the kids are saying these days,
- 1:28Speaker 1: let's look at this week's featured listing. It is a
- 1:31Speaker 1: fantastic property. And I love Jamesville for many reasons. It's
- 1:35Speaker 1: got quite possibly them in Stoton, I think, have some
- 1:39Speaker 1: of the coolest downtown areas and are really becoming very
- 1:43Speaker 1: very cool areas to be part of. And also Jamesville's
- 1:46Speaker 1: got a little bit of everything. They've got fantastic parks
- 1:49Speaker 1: and all that stuff. But what I really love about
- 1:51Speaker 1: Jamesville is, uh, it's a good area and houses are shockinglyfordable. Matt,
- 1:58Speaker 1: let's talk about this week's FI featured listing, which is
- 2:00Speaker 1: a house on Island Avenue in Janesville.
- 2:03Speaker 2: Yeah, james Will can be relatively affordable, as affordable as
- 2:06Speaker 2: houses are these days, right, Yeah, Yeah, This one is
- 2:10Speaker 2: fifteen thirty Highland Avenue in Janesville, and that's listed at
- 2:15Speaker 2: two hundred and seventy four thousand so it's under the
- 2:18Speaker 2: three hundred thousand dollars parce point that many people are
- 2:20Speaker 2: trying to get to. What I like about it is
- 2:23Speaker 2: it's one of the older homes that has character, but
- 2:27Speaker 2: it's been renovated to give you kind of those modern amenities.
- 2:30Speaker 2: So even though it's built in nineteen ten, it has
- 2:34Speaker 2: a kitchen that's very modern looking, but it's still they
- 2:37Speaker 2: still manage to keep all of the classic would work
- 2:40Speaker 2: throughout the home. So it's kind of a mix of
- 2:43Speaker 2: both worlds, which is nice. Three bedrooms, two and a
- 2:46Speaker 2: half bath, and a huge deck on the back there
- 2:49Speaker 2: fifteen hundred and thirty six square feet, so that's fifteen
- 2:53Speaker 2: thirty Highland Avenue, and that's two hundred and seventy four thousand.
- 2:56Speaker 1: Dollars, and it's right right. I think was Washington one
- 2:59Speaker 1: of them. Entry schools is like I think, like a
- 3:01Speaker 1: block away, which is I know, like when we bought
- 3:04Speaker 1: our house. If you've got kiddos, there is nothing better than,
- 3:07Speaker 1: especially for elementary school, being able to rather than drive
- 3:10Speaker 1: and deal with that chaos, simply being the being able
- 3:13Speaker 1: to walk down the block. Oh, what a blessing. That
- 3:15Speaker 1: is so a fantastic No noticing no excuses there. And
- 3:21Speaker 1: you mentioned too, Matt, about you know this is it
- 3:24Speaker 1: is a beautiful home. It's it's clearly been amazingly maintained.
- 3:28Speaker 1: And then I look at you know, mentioned things like
- 3:30Speaker 1: new cabinets and and you know kitchen, just how great
- 3:33Speaker 1: that looks, and just a ton of curb appeal as well.
- 3:36Speaker 1: This is definitely one you're going to want to check
- 3:38Speaker 1: out again. That is right at fifteen thirty Highland Avenue
- 3:42Speaker 1: in Janesville. You can call Sadie for that one tellphone
- 3:45Speaker 1: number nine two zero nine eight eight sixty seven oh two.
- 3:49Speaker 1: That's nine two zero nine eight eight sixty seven oh two.
- 3:53Speaker 1: I'll probably bring it back around talk a little bit
- 3:55Speaker 1: more about that fantastic house in Janesville that is on
- 3:58Speaker 1: the market. Speaking of checking out houses on the market,
- 4:00Speaker 1: if you are at your computer, are going to be
- 4:02Speaker 1: on a computer later this morning, I know what happens
- 4:04Speaker 1: when you get into the office, you log in, you're
- 4:06Speaker 1: looking for something to do, head on over to Rockwisconsin
- 4:08Speaker 1: dot com. Even if you're not looking to buy, it's
- 4:10Speaker 1: always fun to browse at Rockwisconsin dot com. And Matt,
- 4:14Speaker 1: the numbers are showing people are doing just that not
- 4:17Speaker 1: only are they browsing, they're buying. Let's kind of let's
- 4:20Speaker 1: got a breakdown on We're going to go back to
- 4:22Speaker 1: August some of the newer numbers available on these on
- 4:25Speaker 1: these markets. But let's start out with new listings. There
- 4:28Speaker 1: are there are a fair number of houses hitting the market,
- 4:32Speaker 1: aren't there.
- 4:33Speaker 2: Yeah, in one of the biggest issues balanced market over
- 4:37Speaker 2: the last couple of years here has been the lack
- 4:40Speaker 2: of new listings. Well we're starting to see that change
- 4:42Speaker 2: a bit, which is nice. So when we're looking at
- 4:45Speaker 2: the different counties, we can see that new listings hitting
- 4:49Speaker 2: the market in twenty twenty four have increased in a
- 4:52Speaker 2: few cases. So for instance, in August stats in Gaine
- 4:56Speaker 2: County in twenty twenty four we had five hundre sixty
- 5:00Speaker 2: one new listing versus twenty twenty three it was only
- 5:05Speaker 2: five hundred and thirty four hit the market in August.
- 5:08Speaker 2: And so for in Dane County specifically, that that was
- 5:11Speaker 2: a five percent increased in the number of new listings
- 5:14Speaker 2: hitting in the market.
- 5:15Speaker 1: And that's something fore we go ahead, go ahead, No,
- 5:17Speaker 1: I was going to I was going to say, and
- 5:19Speaker 1: you think too about new houses hitting the market the
- 5:21Speaker 1: number of sold homes. That was another area I see
- 5:24Speaker 1: all green there as far as and kind of let's
- 5:27Speaker 1: kind of break down some of those counties when it
- 5:28Speaker 1: comes to houses being sold. We're seeing an increase in
- 5:31Speaker 1: house sales, aren't we Yeah, yeah, so.
- 5:34Speaker 2: It's kind of correlating. You know, we have a more
- 5:36Speaker 2: inventory to sell and so there's actually more transactions happening,
- 5:39Speaker 2: which is fantastic add some liquidity to the market and
- 5:44Speaker 2: helps balance it out a bit. So in Dane County
- 5:48Speaker 2: twenty three, we had four hundred and forty six actual
- 5:51Speaker 2: sold homes and this this August we had four hundred
- 5:55Speaker 2: and seventy four, So that was actually six point two
- 5:58Speaker 2: eight percent change. So obviously we sold a few home
- 6:02Speaker 2: pretty listed prior to August, since you know, we are
- 6:04Speaker 2: only up five percent in the inventory. Rock County was
- 6:07Speaker 2: a huge change. Rockcounty sold seventeen percent more homes in
- 6:13Speaker 2: August of twenty twenty four than they did in twenty three.
- 6:17Speaker 2: And if we go over all the way over to
- 6:18Speaker 2: Jefferson Jefferson County at Fort atkinscenario, you're looking at just
- 6:23Speaker 2: under twelve percent increase in the number of soul homes
- 6:26Speaker 2: in August, so good, good things to see.
- 6:30Speaker 1: As we talked to Matt this morning, talking with Matt
- 6:32Speaker 1: Heyman of Rockrealty online, Rock Wisconsin dot com. That's our
- 6:35Speaker 1: o c K Wisconsin dot com telphone number six so
- 6:39Speaker 1: eight six seven three fifty four hundred. That's six seven
- 6:41Speaker 1: three fifty four hundred. All that information available at Rock
- 6:44Speaker 1: Wisconsin dot com telphone number and other information about Rockrealty
- 6:48Speaker 1: on the website Rock Wisconsin dot com. Matt, when we
- 6:51Speaker 1: look at some of these numbers now, now for Rockrealty,
- 6:54Speaker 1: you guys obviously Dane County, Rock County, you get into
- 6:57Speaker 1: Jefferson a bit as well.
- 6:59Speaker 2: Yeah, Yeah, service Jefferson quite often as well.
- 7:01Speaker 1: Yeah, Jeffer. And I've got to say one of the
- 7:04Speaker 1: as guy that grew up in the next county over
- 7:06Speaker 1: in Walkeishat County, I lived for a while in Jefferson.
- 7:09Speaker 1: It is a really really cool community as well, and
- 7:12Speaker 1: so I'm not surprised at all when we're seeing these homes,
- 7:15Speaker 1: you know, the number of homes sold that Dane, Rock
- 7:18Speaker 1: and Jefferson are doing so well. Let's look at for
- 7:21Speaker 1: folks looking to list, how long are we seeing their
- 7:24Speaker 1: houses spent on the market. And these are days. These
- 7:28Speaker 1: are not weeks, these are not months, these are days
- 7:31Speaker 1: on the market, right, yeah.
- 7:33Speaker 2: Exactly exactly, So you know, you know, we've been used
- 7:37Speaker 2: to seeing the accepted offers within one to three days
- 7:40Speaker 2: of a listing coming active. We are seeing more of
- 7:43Speaker 2: a balancing out in the market trade. And if you
- 7:47Speaker 2: look at Dane County in August, the average days on
- 7:51Speaker 2: the market was twenty eight days to the year before
- 7:54Speaker 2: was twenty three, so it's a five day increase, which
- 7:57Speaker 2: is just a pretty significant increase the number of days
- 7:59Speaker 2: on the market, meaning there's more listings out there, there's
- 8:03Speaker 2: a little more market, so buyers have a bit more
- 8:06Speaker 2: opportunity not to have to necessarily just overbid like crazy.
- 8:10Speaker 2: And we've seen as a result, we're seeing more inspection
- 8:14Speaker 2: contingencies get through, so a little more protection for buyers. Great.
- 8:19Speaker 2: You know, if we look at Rock County and Jefferson County,
- 8:22Speaker 2: similar Rock County went from sixteen days on the market,
- 8:25Speaker 2: which is insanely to twenty two days on the market.
- 8:30Speaker 2: Jefferson went from twenty days to twenty five days, so
- 8:34Speaker 2: a smaller increase, but yeah, all of the counties seem
- 8:37Speaker 2: to be having the invatory sit a little bit longer. So, yeah,
- 8:40Speaker 2: sellers are panicking after two weeks, it's okay, Yeah, the
- 8:44Speaker 2: average is about twenty eight days at this point.
- 8:46Speaker 1: Can you imagine, well, I'm saying, can you imagine you've
- 8:49Speaker 1: obviously experienced that and shorter, but listing your house in
- 8:52Speaker 1: two days or two weeks later? Kind of to me,
- 8:55Speaker 1: that just seems mind boggling that that was going on.
- 8:59Speaker 1: And correct me, I'm wrong, Matt, and I'd like to
- 9:01Speaker 1: get a little insight on on these numbers from you.
- 9:04Speaker 1: But as that number gets, you know, a couple extra
- 9:07Speaker 1: days on the market, that's really good for everybody, isn't it.
- 9:11Speaker 1: I mean, that's really it's showing a much healthier not
- 9:14Speaker 1: that not that the market's wherever unhealthy, but you can
- 9:17Speaker 1: always get better. That shows an improvement in the markets overall.
- 9:20Speaker 1: Am I am? I understanding that right.
- 9:22Speaker 2: Yeah, it's a more balanced market and it allows it
- 9:27Speaker 2: allows a better market for both buyers and sellers. We've
- 9:30Speaker 2: been in such a seller's market for so long that
- 9:33Speaker 2: you know, now it's it's leveling out, right. I think
- 9:36Speaker 2: that it's just a matter of time at this point.
- 9:39Speaker 2: Not necessarily priced per se, you know, obviously, you know,
- 9:42Speaker 2: you just speak to your agent and see if uh,
- 9:45Speaker 2: you know, a good choice. But a lot of times
- 9:47Speaker 2: it's just now waiting for that buyer to come through,
- 9:49Speaker 2: because buyers can be a little more specific now when
- 9:52Speaker 2: they when they're looking and trapping.
- 9:55Speaker 1: Does does that change the approach, whether it's for listing
- 9:57Speaker 1: or for or working with a with a buyer agent?
- 10:00Speaker 1: Does does the approach to to buying a home change
- 10:03Speaker 1: a little bit? Knowing that, for example, if you're a buyer,
- 10:06Speaker 1: you might have you know, a few extra days to
- 10:09Speaker 1: to kind of explore things. And again we still look
- 10:13Speaker 1: at you know, you're still talking about twenty two to
- 10:15Speaker 1: twenty eight, twenty five days on the market. That's not
- 10:18Speaker 1: that's not a ton of time, but it seems to
- 10:20Speaker 1: give you a little bit more of a little bit
- 10:23Speaker 1: more breathing room. You're not on the you know, you're
- 10:25Speaker 1: not on the one yard line here and with your
- 10:27Speaker 1: back up to your up to your end zone, I mean,
- 10:30Speaker 1: you're out it. You've got to you got a little
- 10:31Speaker 1: twenty twenty yard gap there, am I Am I reading
- 10:34Speaker 1: that wrong? Yeah?
- 10:36Speaker 2: No, that's correct. And you know, it gives gives buyers
- 10:38Speaker 2: a chance to maybe see a few homes that we're
- 10:39Speaker 2: making a decision right, not just jumping on the first
- 10:42Speaker 2: one that happens to be available. So and I would
- 10:45Speaker 2: say to any buyers that are out there sitting on
- 10:47Speaker 2: the fence, like this is just such a great time
- 10:50Speaker 2: to get out on this. I mean, we're we're having
- 10:52Speaker 2: mortgage rates drop a bit, and we'll talk about that
- 10:54Speaker 2: maybe a bit here. And the inventory has increased and
- 10:59Speaker 2: a lot of people shopped in the spring, fought in
- 11:02Speaker 2: the summer, and maybe they're out of the market, so
- 11:05Speaker 2: you can you can go through and find that perfect place,
- 11:07Speaker 2: maybe get a great price for it.
- 11:09Speaker 1: I just talked this morning with Matt Hetman of Rockrealty
- 11:11Speaker 1: Online Rock Wisconsin dot com that's roc K Wisconsin dot com.
- 11:16Speaker 1: Definitely check out that website. It's so fun to prouse
- 11:19Speaker 1: look at different homes out there that are available. Speaking
- 11:22Speaker 1: of homes that are available out there, fantastic house in
- 11:25Speaker 1: Jamesville and Rock County, a great house on Highland Avenue.
- 11:28Speaker 1: That's our featured listing this week. We'll get into some
- 11:30Speaker 1: details on that coming up a little bit later on
- 11:33Speaker 1: the program. In the meantime, you heard us talk about
- 11:34Speaker 1: it earlier. If you've got questions, you can always call
- 11:36Speaker 1: Sadtail phone number nine two zero nine eight eight sixty
- 11:39Speaker 1: seven oh two. That's nine two zero nine eight eight
- 11:43Speaker 1: sixty seven oh two. And let's talk rates, Matt. I know,
- 11:46Speaker 1: big news the other week, and we talked about it
- 11:49Speaker 1: when it first happened, when the when the Fed changed rates,
- 11:52Speaker 1: and that rate obviously affects banks, but ultimately it trickles
- 11:55Speaker 1: down to us as consumers. Let's talk then about interest
- 11:58Speaker 1: rates and kind of where they were in August and
- 12:00Speaker 1: maybe what we're we're projecting to see as we as
- 12:02Speaker 1: we move forward through October and November.
- 12:05Speaker 2: Yeah, for most of the year, you know, we had
- 12:07Speaker 2: a rising rates and you know, caused buyers to be
- 12:12Speaker 2: a little trepidacious to wait a bit to see what
- 12:14Speaker 2: would happened. We heard for a few months now that
- 12:17Speaker 2: there was a chance that the Fed with lower rates,
- 12:19Speaker 2: and this past month they did the lower rates for
- 12:22Speaker 2: the first time by a full half half percentage point.
- 12:25Speaker 2: You know, the consensus was almost fifty to fifty on
- 12:27Speaker 2: whether they'd do a quarter percent or a half percent,
- 12:30Speaker 2: and they did decide to do the larger the larger cut,
- 12:33Speaker 2: so kind of in expectation of the FED lowering rates.
- 12:37Speaker 2: Mortgage rates have been have been tending down since May.
- 12:44Speaker 2: So if we look at the if we look at
- 12:46Speaker 2: the stats the mortgage rates, and we're talking average mortgage rates, right,
- 12:50Speaker 2: this would be kind of a national average. But they
- 12:54Speaker 2: peaked it looks like around May seconds of this year,
- 12:58Speaker 2: up at seven point two percent, and they've dropped significantly. Well,
- 13:04Speaker 2: the FED has only dropped a half point. The rates
- 13:07Speaker 2: are now averaging six point zero nine, so right around
- 13:10Speaker 2: that six percent mark. And I've I've heard locally here
- 13:14Speaker 2: we're seeing some five seven fives and maybe even lower
- 13:17Speaker 2: depending on credit.
- 13:19Speaker 1: What Matt real quick too is is obviously when you
- 13:22Speaker 1: I you know I got a thirty year, you got
- 13:24Speaker 1: a fifteen year option. I know that some of the
- 13:26Speaker 1: credit unions and others offer even shorter options, and oftentimes
- 13:30Speaker 1: those are are much lower rates as well. What exactly
- 13:35Speaker 1: and I don't know the inner workings of those banks,
- 13:37Speaker 1: And I know we had we had a great guest
- 13:40Speaker 1: on last week to talk a little bit about rates.
- 13:41Speaker 1: But with some of that in lending, why is that?
- 13:45Speaker 1: Why do we see and is that something an important
- 13:47Speaker 1: kind of conversation to be having as we talk about
- 13:49Speaker 1: rates as say, you know what, maybe even rather than
- 13:52Speaker 1: going fifteen, let's go let's look at eleven, let's look
- 13:54Speaker 1: at I know, some of the institutions offering twelve and
- 13:57Speaker 1: ten year as well. Some times you can you can
- 14:01Speaker 1: get a better rate and you're only paying a small
- 14:04Speaker 1: amount more each month and you're getting that that mortgage
- 14:07Speaker 1: taken care of four or five years earlier than even
- 14:09Speaker 1: if you had done a fifteen year. Yeah.
- 14:11Speaker 2: Yeah, definitely, if it's if if it works for you,
- 14:14Speaker 2: if you're financially feasible, if you can do a fifteen year,
- 14:17Speaker 2: they're averaging five point one five full percent lower for
- 14:23Speaker 2: that shorter term, and the amount of mortgage interest you'll
- 14:26Speaker 2: save over the term of that versus a thirty year
- 14:28Speaker 2: is huge.
- 14:29Speaker 1: So is that And you mentioned, you know what the
- 14:31Speaker 1: ultimate what you pay on on that is that you know,
- 14:33Speaker 1: when you're meeting with with your agent, is that something
- 14:36Speaker 1: kind of to go over and obviously is when you
- 14:39Speaker 1: start finding you know, working with your your finance people
- 14:41Speaker 1: as well. That's something you want to look into also
- 14:43Speaker 1: is kind of what the not just what it's going
- 14:46Speaker 1: to cost each month, but also what what is you know,
- 14:48Speaker 1: what are some of my options as far as you know,
- 14:51Speaker 1: here's here's what I'm comfortable with. As far as far
- 14:53Speaker 1: as that payment. What can we do to get kind
- 14:55Speaker 1: of the best, the best rate and the best terms
- 14:57Speaker 1: out there?
- 14:59Speaker 2: Yeah, exactly. I would say the lender definitely, that's who
- 15:01Speaker 2: you want to speak with. They're going to know your
- 15:03Speaker 2: financial situation, you know, and they'll be able to advise
- 15:08Speaker 2: what what you know to help you out with say this,
- 15:10Speaker 2: this probably would be a comfortable payment. Maybe you could
- 15:13Speaker 2: pay down the rates for more. So there's lots of
- 15:15Speaker 2: options the lender can go through.
- 15:16Speaker 1: Fantastic information this week, as always from Matt Heyman. Of course,

- 16:40Speaker 1: about rates where they're where we're seeing them go, which
- 16:44Speaker 1: is the right direction. And again you talk about even
- 16:48Speaker 1: even at its peak, you know, six seven percent, that
- 16:51Speaker 1: is that is historically, uh you know, you start looking back,
- 16:54Speaker 1: that's still amazingly low. Now looking you know recently we're
- 16:57Speaker 1: down to six and five percent there as well. But
- 17:00Speaker 1: there are some great mortgages out there and some really
- 17:02Speaker 1: good information. You have an important link for folks this
- 17:05Speaker 1: morning when it comes to mortgages, don't you.
- 17:08Speaker 2: Yeah, yeah, A lot of a lot of times people
- 17:10Speaker 2: will be maybe they have an accepted offer, maybe they're
- 17:13Speaker 2: considering refinancing, but they're not sure when they should lock
- 17:17Speaker 2: in their rate. Well, I did find a site that's
- 17:21Speaker 2: written by mortgage industry expert Al Bowman, and it gives
- 17:26Speaker 2: his opinion on whether you should lock now or wait
- 17:28Speaker 2: a few weeks. And I thought it might be helpful
- 17:30Speaker 2: for people to also then, you know, see the average
- 17:32Speaker 2: mortgage rates on that page. So I created a little
- 17:35Speaker 2: short link you can use, and it's m l S
- 17:39Speaker 2: dot rock r O s d k s slash rate
- 17:43Speaker 2: r a t e s MLS dot rock dot rocks
- 17:46Speaker 2: is like dot com. It's my own kind of customly
- 17:49Speaker 2: short link website. So yeah, show MLS dot rock slash
- 17:55Speaker 2: rate and you can see, you know, what he's advising
- 17:57Speaker 2: as far as wind to lock and such. So I
- 17:59Speaker 2: thought it might be neat for everybody.
- 18:00Speaker 1: Oh, really really cool. And again that link is m
- 18:03Speaker 1: l S dot rocks backslash rates. That's m l S
- 18:07Speaker 1: dot rocks backslash rates and sounds like it's probably really
- 18:11Speaker 1: really informative. And that's that's one of those you know,
- 18:14Speaker 1: those big great things about the Internet is there's just
- 18:16Speaker 1: so much fantastic information out there for you at your fingertips.
- 18:20Speaker 1: And of course, Matt, we talked about information. I know,
- 18:23Speaker 1: one of the important things for you is of course

- 18:38Speaker 1: the agents as you're attending this stuff. What what are

- 18:43Speaker 1: improve working with with your clients and working with folks
- 18:46Speaker 1: looking to buy and sell.
- 18:48Speaker 2: Yeah, yeah, it's a great it's a great uh, you
- 18:51Speaker 2: know thing to come to the event. Uh, Different training sessions,
- 18:56Speaker 2: a lot of different speakers. We for instance, the yesterday
- 19:02Speaker 2: one of the classes was how to utilize AI, how

- 19:09Speaker 2: to have AI simplify your life, you know, and and
- 19:13Speaker 2: help do a lot of the mundane things. So that's
- 19:16Speaker 2: that's always helpful and you know, and always something that
- 19:19Speaker 2: anybody can learn from we've had how to bring better
- 19:24Speaker 2: data to listing appointments to really see where the market's going,
