- 2:26Sunny mornings send you. In Massachusetts, a
- 2:32ballot measure proposing rent control has successfully
- 2:35cleared its first hurdle to appear on the 2026
- 2:38ballot. This initiative comes as the state's
- 2:42housing crisis worsens, despite attempts to change
- 2:45local zoning laws to spur housing creation. Housing
- 2:49advocates have long called for limits on rent
- 2:52increases since rent control was eliminated in
- 2:551994. Attorney General Andrea Campbell certified
- 3:00this initiative, along with 43 others, marking
- 3:03a new record. If passed, the proposal would limit
- 3:07annual rent increases to 5 % or the consumer
- 3:11price index's inflation rate, whichever is lower.
- 3:15However, it would not apply to owner -occupied
- 3:18housing with four or fewer units, public housing,
- 3:22short -term rentals, or specified education and
- 3:25nonprofit housing. Betty Lewis, a renter in Mattapan,
- 3:30emphasized the impact of spyrocketing rents,
- 3:33stating, when rent can go up by hundreds of dollars
- 3:36overnight, seniors are forced to put off their
- 3:39retirement. On the other hand, Greg Vessel, CEO
- 3:43of the Greater Boston Real Estate Board, criticized
- 3:46the proposal as a flawed, harmful policy, predicting
- 3:50it would slow housing production and raise costs.
- 3:58Now on to sports. Who will define the 2025 fantasy
- 4:03football season? Our featured pros revealed their
- 4:07expert predictions for players likely to appear
- 4:10on championship -winning rosters this year. These
- 4:14insights highlight breakout stars, draft values,
- 4:17and league winners that experts believe will
- 4:19be the backbone of title teams. Among them, Christian
- 4:24McCaffrey is projected to be the most rostered
- 4:27player, while others like Teteiro McMillan and
- 4:30Braylon Allen are also expected to shine. As
- 4:34we look ahead, Predictions for top players in
- 4:372026 are also discussed, emphasizing the importance
- 4:41of strategic drafting. Tonight, the NFL season
- 4:45kicks off on NBC in Peacock. At 820 Eastern Time,
- 4:50the Cowboys are at the Eagles, with the Eagles
- 4:53favored by 8 .5 and the Over -Under set at 47
- 4:57.5. Coach Nick Sirianni, a lifelong football
- 5:02enthusiast, surprisingly admitted he was unaware
- 5:05of the team's Super Bowl championship banner
- 5:08unveiling before the opener against the Dallas
- 5:11Cowboys. While the Eagles have focused on the
- 5:13current season, wide receiver A .J. Brown emphasized
- 5:17their readiness to move forward. With powerhouse
- 5:21players like Hertz and Brown, the Eagles are
- 5:23favorites to win another Super Bowl, while the
- 5:26Cowboys face challenges after trading star edge
- 5:29rusher Micah Parsons. In local sports, Last night
