- 0:01(Transcribed by TurboScribe. Go Unlimited to remove this message.) He's Rick Tyler and he's Dan Cashman.
- 0:04And I'm Kenya Hopkins.
- 0:05And I'm James Hopkins of the Katie Wilderness Lab.
- 0:07And we're on The Rick and Dan Show.
- 0:10In Maine, we often hear,
- 0:11you can't get there from here.
- 0:13These are the stories of the risk takers,
- 0:15the trailblazers, those who turn obstacles
- 0:17into opportunities every day
- 0:19and found their way to get there
- 0:21from here. And today, they're
- 0:23on The Rick and Dan Show.
- 0:25Everything I know about you I learned from
- 0:27Dan. And I think, based on what Dan tells me,
- 0:29you guys are this close to a Hallmark
- 0:31movie script.
- 0:34That's true.
- 0:35Am I wrong? I don't know.
- 0:38Because I think it's pretty close. You're not too far off
- 0:39there. You know, you come to a cozy
- 0:41Maine community, settle in,
- 0:44there's love, there's romance,
- 0:45there's just a tiny bit of drama.
- 0:48Sure. Was that sarcasm?
- 0:49A tiny bit of drama?
- 0:52Yeah. We're like, rom-com.
- 0:54Drama.
- 0:56So where to begin?
- 0:58For people who don't know anything about Acadia
- 1:00Wilderness Lodge,
- 1:02what is it, where is it?
- 1:04Yes, yes. So Acadia Wilderness Lodge
- 1:06is a glamping campground
- 1:08on MDI in Tremont, Maine.
- 1:10And we offer
- 1:12luxurious stays
- 1:13in nature. It's like, I like to
- 1:16say, it's like you're surrounded by
- 1:18serenity, trees.
- 1:20It's not like a hotel
- 1:22type stay where you feel more
- 1:24indoors when you're inside.
- 1:26Here you're inside, but you're still
- 1:28connected with outside.
- 1:29Because we have yurts, we have tents,
- 1:32and the tents are new.
- 1:34And we just make sure that your
- 1:36surroundings and your environment,
- 1:38it's just very typical of what you'd find
- 1:40in Maine and in the park.
- 1:42When I hear yurts,
- 1:44before I met you, I pictured
- 1:46a domed
- 1:47cloth structure,
- 1:50dirt floor bed, maybe
- 1:52a cot and a sleeping bag.
- 1:53This is not what people experience
- 1:56at Acadia Wilderness Lodge. Am I correct?
- 1:58Well, that's true.
- 1:59Yes, you are correct. So our
- 2:01goal was to make
- 2:04your camping experience as luxurious
- 2:06as possible. What you're talking about
- 2:08are the standard yurts, right?
- 2:09Yurts that were used by the nomads
- 2:12a long time ago. And they've brought them,
- 2:14modernized them, and so we wanted to
- 2:16add some more flair to that. So our
- 2:18yurts have wellness features, like
- 2:20a soaking tub, hydrotherapy showers,
- 2:22king-size beds,
- 2:24and fireplaces inside,
- 2:26and sofas. So they
- 2:28really have the
- 2:29feel of a luxury hotel.
- 2:32I honestly thought we were talking about canvas igloos
- 2:34to here, too. But now,
- 2:36how big are these yurts? So they're about
- 2:37just over 700 square feet on the inside.
- 2:40And so you've got two bedrooms,
- 2:42you've got a loft in there. So there's quite
- 2:43a bit of room, really, to stretch out. We'll take six
- 2:45people, and it's pretty comfortable for
- 2:47six people. Obviously, if you're going to have the amenities that you
- 2:49described. Yeah. And amenities,
- 2:52I mean, it's not, let's say you go to a
- 2:53Acadia Wilderness Lodge in the off season,
- 2:55where it's a little bit, or the shoulder season
- 2:57where it's a little bit cooler, you're not going to
- 2:59freeze in these things. No, we have heating
- 3:02and cooling in the yurts.
- 3:04Fireplaces, as well, that
- 3:05actually emit heat. You have your own
- 3:07outdoor space,
- 3:09as well, that has an outdoor fireplace.
- 3:12You have your own personal grill
- 3:13with a burner. Outdoor seating,
- 3:15and it's covered in your own private area.
- 3:18There's a microwave there.
- 3:20Really rough, isn't it? Yeah.
- 3:21Well, you know, Kenya and I did a lot of trips with our kids,
- 3:24and I don't know if you guys have done the Disney trip,
- 3:25or anything like that, but after a day in the
- 3:27park, and you're bouncing all over the place,
- 3:30and you get ready to go and crash, you want a place that
- 3:31you can be comfortable at night, and we try to
- 3:33provide that here. Because if you're hiking, or
- 3:35most people are up early to get as much of the park as
- 3:37they can, so they're out early, you know, they're out there
- 3:39all day getting all they can, hiking, swimming,
- 3:41whatever. So when they get back, we want them to really
- 3:43be able to kind of relax and recover,
- 3:45and get ready for the next day. So,
- 3:48you know, Kenya did a really good job, like, with
- 3:49the beddings, and the mattress, and put a lot of thought
- 3:51into it, Phil. People can recharge there.
- 3:53Do you have different names for the yurts?
- 3:56Is there, like, that's the Katahdin,
- 3:58that is the Cadillac?
- 4:00Because I don't know, so I'm asking.
- 4:02So we do, and the way
- 4:04I landed on that kind of came from the
- 4:05original concept. I actually got a piece of paper,
- 4:08and drew this, like,
- 4:10drawing. That's kind of how it started.
- 4:11The whole idea, and I
- 4:13said, this is what I want to do, and I kind of
- 4:15showed James, and he's like, oh.
- 4:19That's it.
- 4:19I was like, oh, good lord.
- 4:22Do you want to put a pin in that and come back to it?
- 4:24Or do we here on this
- 4:25fun little newlywed game want to jump over
- 4:27to James now and ask,
- 4:29first of all, what did the drawing look like?
- 4:32And two, what was your reaction to it?
- 4:33I was, you know, first of all, I was impressed.
- 4:36You know, because she had done, you know, what I thought
- 4:37was, hey, this is actually a really good idea.
- 4:39And then I was kind of like, oh, god.
- 4:42How are we going to get there?
- 4:45So, but
- 4:45I will give her credit. It was a good design.
- 4:47It was, you know, her thoughts. She's very
- 4:49creative, but then I was like, oh, my god.
- 4:51Now we've got to make this a reality somehow, which
- 4:53was quite a bit of work.
- 4:55Yeah, and so back to the names.
- 4:57The whole goal, like I said, is just to
- 4:59make you go on vacation
- 5:01and feel like you're away
- 5:03from all the craziness of your
- 5:05normal life, and so
- 5:07the concept was just to
- 5:09go back in time to like
- 5:11simpler times. And so I use
- 5:13indigenous names for all of my
- 5:15yurts. All of the names
- 5:17are of the original indigenous language
- 5:19from different places around the world,
- 5:20and they're elements. So in
- 5:22each yurt, for example, there's a water yurt
- 5:25called Mizu. The
- 5:26decorations in the yurt and the feel
- 5:29of the yurt is like water. You're
- 5:30able to go, and it's just like basic elements,
- 5:33right? Basic back to
- 5:35the basics with nature
- 5:37where we all come from and
- 5:39set the tone for what
- 5:41we wanted to do when people go on
- 5:43vacation. One of the things I like
- 5:45about everything there is it all
- 5:47comes with a story, and
- 5:49if visitors just ask,
- 5:51there's a story behind the names
- 5:53or what is happening within
- 5:55each yurt. But I'm going to go back
- 5:57further than that, because we talk about
- 5:59obstacles a lot on this show
- 6:01and overcoming those obstacles.
- 6:03I don't think obstacle is an appropriate
- 6:05word for getting to
- 6:07where you are today. Roadblock
- 6:09is still not an appropriate word.
- 6:12Tell us about that process
- 6:13of getting Acadia Wilderness Lodge, what it
- 6:15is today, approved.
- 6:17This is really cool because
- 6:19honestly, we've never really
- 6:21told how we felt to anyone
- 6:23about what happened.
- 6:26We were in the news
- 6:27every week. It was craziness.
- 6:30James and I would be like,
- 6:31what? We'd look at these blogs
- 6:33and our names would be in there. It was
- 6:35the biggest story ever. We had guests
- 6:37that came to stay with us and they were
- 6:39like, we saw you on the news.
- 6:41They were like, oh my gosh.
- 6:44I'm guessing you don't mean
- 6:45in a good way, can I interrupt?
- 6:47But this is an exclusive
- 6:49because nobody really
- 6:50got a chance to talk to us about how
- 6:53we felt. It was just because we'd been in the
- 6:56midst of it
- 6:56the entire time. And now
- 6:59I feel like we're in a good place
- 7:01so we can talk about it.
- 7:03The whole thing started because
- 7:05my parents came up to
- 7:07meet James' parents when we were
- 7:09still dating and he had
- 7:11proposed and there was no place
- 7:13for them to stay. We tried to find
- 7:14housing or a hotel or anything
- 7:17for them and there was nothing.
- 7:19James had a lot that his
- 7:21grandfather had given him
- 7:23right next to his
- 7:25mom's house, which is where our
- 7:27current business is. My parents
- 7:29ended up coming. They ended up staying at his
- 7:31mom's house. It was a crowded
- 7:33mess, but you know.
- 7:35And because of this
- 7:37I was like, you know, let's do something
- 7:39with that, you know, because this
- 7:41is obviously a need.
- 7:43I mean, there was not even a place
- 7:45for my parents to stay
- 7:46when they wanted to come visit. And so
- 7:49that's where I first came up with the
- 7:51idea and then that's where the drawing came
- 7:53about. And so James was like, oh yeah
- 7:55that's no problem. Like I grew up
- 7:57there. My grandfather was the
- 7:59one who started the Tremont Planning
- 8:01Board. He was like the first selectman.
- 8:03Like this is our town. Like my great
- 8:05great grandfather signed the Declaration of
- 8:07Independence. They were on the
- 8:09Mayflower.
- 8:13This is my town, you know.
- 8:15That's going to make the Hallmark movie.
- 8:17Yeah, yeah, yeah.
- 8:20I'm like, cool!
- 8:21Right? So
- 8:22we're like, okay. So then we
- 8:24find an engineer to get started
- 8:26and everything. And then I kind of talked to him about
- 8:28the drawing, the concept. So we pay, we get
- 8:30the plan together and we're like, yes! We get
- 8:32to move back home. Because we were living in Florida
- 8:34at the time and we had twins
- 8:36while this was happening. So then
- 8:38we put in the application
- 8:41and then unfortunately my father
- 8:43was really sick at the time and
- 8:44he passed during this time as well.
- 8:47And so James kind of was like dealing
- 8:48with the back and forth for it.
- 8:50And then all of a sudden he goes, um,
- 8:52there's a problem. And I was like, well
- 8:54what? He was like, well somebody
- 8:56like is taking us to court
- 8:58about the project. And I'm like
- 9:00what? So that was
- 9:02just like the beginning.
- 9:04This is like the easy part. Like this is
- 9:06like the one little lot. This is the easy part.
- 9:08The easy part. We had this one little
- 9:10lot, right? And we were doing like these
- 9:12units on it. The one that I, you know, because I basically
- 9:14kind of, he had the lot but then
- 9:16he had a loan on it and we paid it off and all.
- 9:18And so this was our one little lot
- 9:20and we're doing that. And so I'll let him talk to you
- 9:22about that because like I was like in
- 9:24like parent sick zone, you know what I mean?
- 9:26Like I was like not. And so he
- 9:28was kind of dealing with it day to day. That.
- 9:30Yeah. So we were, you know, we had
- 9:32basically finished our design. We
- 9:34were not going to do yurts at the time.
- 9:36We were going to do little lot cabins.
- 9:38We had done the lot
- 9:40calcs and we decided, hey, we're going to put 11
- 9:42units on this site. And people are like
- 9:44how the heck are you going to fit 11 units
- 9:46on an acre six? You know what I mean? But the math
- 9:48worked and so people were concerned
- 9:50and so then people started kind of being like,
- 9:52oh, you know, we don't want this. We don't want that.
- 9:54So then they decided to take us in saying that
- 9:56your calcs are wrong and all this. So we started
- 9:58there. Got through that and
- 10:00then we decided,
- 10:02um, Kenya and I were thinking
- 10:04well, maybe we want to do something different when we switch
- 10:06to yurts. So that went into a
- 10:08court or something. But we
- 10:10won. And so we were approved. Okay.
- 10:12We quickly realized, first of all,
- 10:14there's two things. One, we can't
- 10:16run this business from
- 10:18Florida. Two, it's not
- 10:20going to be sufficient enough
- 10:22in order for us to leave our jobs
- 10:24and leave everything in Florida and move here
- 10:26like the revenue. We need to make sure
- 10:28that we're making enough money so that we can
- 10:30actually move here and
- 10:32our kids can go to college. Because he was
- 10:34working in Florida, had a really, really
- 10:36good job. I'm a registered nurse amongst
- 10:38a bunch of other things. And I
- 10:40was working there. And so we're like, okay,
- 10:42we have to be able to realistically
- 10:44make this move and do
- 10:46something that we want
- 10:48to, you know, enjoy, that we love.
- 10:50And then that's going to sustain our family.
- 10:52So then I was like, you know what? How
- 10:54about, there was a lot like adjacent
- 10:56to that, that was for sale.
- 10:59I was like, oh, let's buy this lot.
- 11:01And then it was like, okay.
- 11:02Because it was like, whatever we do, maybe we can put
- 11:04a house on it, whatever. But, you know, this lot's
- 11:06available. Let's just get it. So we got the lot.
- 11:08The lot, by the way, was where my grandfather grew up.
- 11:10It was no longer in the family, but it was a,
- 11:13it used to be for many, many years.
- 11:15Yeah. But they didn't own it anymore.
- 11:17But it was for sale. And it had been sitting for sale
- 11:18for years. Like, and nobody bought it. So I was like, oh, let me
- 11:20buy it. So I bought it. And I was like, so this is
- 11:23great. So now we have this lot where we can
- 11:24build a house or we could do whatever. It kind of gives
- 11:26us some options. Then I got to thinking
- 11:28like, okay, this is really cool because now
- 11:31I can really do something like really
- 11:32awesome, right? It's like, I had this little
- 11:34idea, but now I can do something
- 11:37really special. This can be
- 11:38something special. And so
- 11:41then that's when I said, okay, let's do
- 11:42this plan and then let's go back
- 11:44and try to get it approved. And
- 11:47then, excuse my French,
- 11:49all hell broke loose.
- 11:52It was like
- 11:53a bottle rocket in a toilet.
- 11:55It was not. I mean.
- 11:57I've thought that before actually.
- 11:59So much fun. Yeah.
- 12:01This one was more expensive
- 12:03than repairing. Was the resistance to this
- 12:05the same people who
- 12:07brought resistance to the first idea?
- 12:09Them and then they were. And then they added
- 12:10more. Many more with it. Lots more people.
- 12:13Well, we started with. Consistent I guess.
- 12:15Yeah.
- 12:17Well organized. And that's what we didn't
- 12:19understand. It's like, okay, like you're just
- 12:21going to go against anything we do because it's like
- 12:23you were mad at this. Now
- 12:25you're mad at that. Maybe you're just mad.
- 12:27So how did you approach getting
- 12:29past or getting through the resistance
- 12:31that had popped up the second
- 12:33time? Right. That was a whole nother
- 12:34like can of worms because
- 12:36this was a bigger project. I bought like 40
- 12:38acres. We weren't going to use all the
- 12:4040 acres obviously for the project. But like we
- 12:42were using part of it. James actually
- 12:44went to the town and said, hey, what can
- 12:46we do? Because we really want to move
- 12:48back home. And so we need
- 12:50to make a living. What can we do?
- 12:52What's possible with this land that we have?
- 12:55And they told him, you can do a campground.
- 12:57So we're like, oh,
- 12:58okay, we can do a campground.
- 13:00So then we started thinking about all these ideas
- 13:02around campground. And then we worked with an
- 13:04engineer who told us, this is like the
- 13:06maximum that you can do on
- 13:08this land. So we went and did a design
- 13:10with the maximum. Like, oh, we could do
- 13:12this. It would be great. But the
- 13:14maximum was a lot, I have to admit. It was
- 13:16a lot, but we were allowed it, right?
- 13:19Did the engineer's pictures look anything
- 13:20like the picture that you drew?
- 13:22No. Okay.
- 13:24I'm just curious.
- 13:26Sorry.
- 13:27Okay. So we went in like,
- 13:30okay, this is what he told us.
- 13:32This is what you can do. This is the maximum.
- 13:34So we're like, okay, fine. We'll go to the town with the maximum.
- 13:37Oh, my God. It was like...
- 13:39Why are you shaking your head?
- 13:40It was insane.
- 13:42I mean, it was like, people
- 13:44were like writing and calling
- 13:46and sending letters. I think there was
- 13:48like a hundred letters or something.
- 13:51I don't know how many there were.
- 13:52I don't know, like letter after letter. Like, we don't
- 13:54want this in our town. We don't want you to turn
- 13:56this into Bar Harbor. Then they started making
- 13:58signs. And so like, there was like all
- 14:00these signs around town about us. And we were
- 14:02like, whoa, like this is about us?
- 14:04Like, seriously? Then we had the news
- 14:06come down and interview us.
- 14:08And after maybe two
- 14:10years of like battling, we
- 14:12ended up going to...
- 14:14Mediation. Mediation. But first we went
- 14:16to the planning board. That took
- 14:18months and months to approve. They kept
- 14:20asking for more and more stuff. We did
- 14:22everything they asked for. We
- 14:24did a town meeting with all the neighbors
- 14:26to see if like, okay, look, you guys
- 14:28don't like it. What about this?
- 14:30What about that? What about this? And they
- 14:32like screamed us off the
- 14:34meeting. Like, we had to like end the meeting
- 14:36early because they were like...
- 14:37It was like crazy.
- 14:40So it's like, okay, that's over. So then we redesigned
- 14:42it. We came back because most of
- 14:44what we heard was like, we want less. We want less.
- 14:46We don't want RVs. We don't
- 14:48want this. We don't want that. So we're like, okay,
- 14:50we're going to listen, right?
- 14:52We're going to do less. And it was a lot.
- 14:54Like, I'm not even going to like, whatever. It was a lot
- 14:56because like he did the maximum, right?
- 14:58And so then I was like, okay, let's listen.
- 15:00And then the engineer that I was working
- 15:02with, architectural engineer, she
- 15:04is amazing. She said, Kenya,
- 15:06what do you want to do? Because what
- 15:08I had was what the engineer said we
- 15:10could do. But it was like, what do you
- 15:12want to do? And I was like, you
- 15:14know what? I would love to do something
- 15:16more upscale. Because what we were doing with
- 15:18like RVs and stuff like that, that's
- 15:20not really my jam, right? So I was like,
- 15:22I want to do something more upscale,
- 15:24more luxurious, more wellness focused.
- 15:26And she was like, okay, so how
- 15:28about, you know, we look at these places.
- 15:30And so then we actually put together
- 15:32a whole new project and
- 15:34it became something that I loved.
- 15:36Before it was like I was just doing something
- 15:38for a living. But then
- 15:40because I was able to put my ideas
- 15:42into it and kind of what I liked, it became
- 15:44something that I really am passionate
- 15:46about. It went from like to love.
- 15:48Yes. And it actually
- 15:50carried better favor with the neighbors
- 15:52because they were like, wow, they're actually listening
- 15:54to us. Like they're actually
- 15:56hearing our feedback and doing something
- 15:58like we said we want less and she's
- 16:00doing less. We said we don't want RVs
- 16:03and they took away the RVs.
- 16:05And so then it kind of like softened
- 16:07I think the relationship.
- 16:08Thousands and thousands and thousands and thousands
- 16:10of dollars in lawyer fees later.
- 16:15But it did soften it.
- 16:18And so
- 16:19then we finally were able to get
- 16:21to a point where everybody was
- 16:23happy and we we had a mediation
- 16:26two years later and
- 16:27then it was finally approved.
- 16:29Hearing the story, it seems like the lesson
- 16:31to take away here is
- 16:34to listen
- 16:35and work together. And it seems
- 16:37when everyone got to that point,
- 16:39you ended up with something that you both were happier
- 16:41with. And as you just said, the neighbors were happier
- 16:43with so much so that you have something
- 16:45that you love. Knowing that now,
- 16:48knowing the end result, would you
- 16:49have changed anything?
- 16:51I don't know. I don't know if I could
- 16:53have, right? I mean, part of the reason
- 16:55why I didn't go in with what we
- 16:57have now is because it ain't cheap.
- 17:00It's very, very,
- 17:02very expensive. What
- 17:03we had originally was something that we
- 17:05could afford, but we had
- 17:07to kind of meet in the middle
- 17:09and do something that I would have
- 17:11loved to do and I am doing, but it's
- 17:13going to take me a lot longer because it's a lot
- 17:15more expensive. You know, as much as we were
- 17:17an open book, I think we were understanding of
- 17:19hey, and you guys don't want to see RVs
- 17:21and we understand that. Making an RV
- 17:23lot is a piece of dirt and so your
- 17:25capital investment on each lot is pretty
- 17:27low. And so there's just the two
- 17:29of us, so we're thinking that's a good place for us to
- 17:31start and begin our journey into
- 17:33something that we see in the future as
- 17:35I can always pull those back out. But when
- 17:37you put them in, it kind of scares people.
- 17:39Yeah, we didn't get to start there. We had to
- 17:41start all... We weren't in disagreement
- 17:43with them. We're saying from like a capital
- 17:45investment standpoint, hey, this is a great spot
- 17:47for us to start, get our heads around this thing and
- 17:49then we can make improvements down the road. I'm not a member
- 17:51of a planning board or a civil engineer, but I am
- 17:53a thinker and I do wonder,
- 17:55where do they have a legal standing telling you
- 17:57what you could and could not do on
- 17:59your land? Yeah, that's
- 18:01the same question I asked.
- 18:04They really, so
- 18:06honestly, legally
- 18:08they did not, but
- 18:09you can appeal
- 18:11any decision by
- 18:13the town and you can find
- 18:15reasons that you want to appeal
- 18:17it and then it's up to us to
- 18:19basically prove you wrong.
- 18:22And so that's where the back and forth went.
- 18:24Strategy may not be
- 18:25we have a card in this, it's
- 18:27strategy could just be we want to do a capital
- 18:29drain or a prolongment of you
- 18:31able to rent and produce any income
- 18:33while you've got the resources
- 18:35to wait and draw this out.
- 18:37So it's a different strategy.
- 18:39It may not be, hey, we have legal standing
- 18:41status we have. Can I ask a follow
- 18:43question and that would be, were there any
- 18:45general store nearby or
- 18:47a restaurant nearby that
- 18:49would think, you know, if I do
- 18:51welcome this development that these
- 18:53nice people from away are looking
- 18:55to do and someone who's native, it's
- 18:57going to bring business to my store. It's going to bring
- 18:59business to my restaurant. Was there no even
- 19:01back-channeled someone saying to you,
- 19:03look, I realize your neighbors are really upset, but
- 19:05you know, I'm on your side.
- 19:06And those are the people
- 19:10that are part of the reason
- 19:11why we're here, why we made it through
- 19:13because there were. There were
- 19:15a lot of local businesses, a lot of
- 19:17local business owners that
- 19:19stood up for us and some of those meetings
- 19:21they would say, hey, I think
- 19:23this is a good idea and you're not telling
- 19:25us what we can do with our land.
- 19:27Just like you don't want me to tell you
- 19:29what you can do with your land. How dare
- 19:31you tell these people what they can do
- 19:33with theirs. And so it was people like that
- 19:35that really had our backs, right?
- 19:37And they really stood up for us
- 19:39in these meetings and helped us to get
- 19:41through. And not just those people,
- 19:43there's people like all
- 19:45over Maine that just came
- 19:47through for us. And
- 19:49we've ended up building such an amazing
- 19:51community from this process.
- 19:54People like we would have never
- 19:55met, like you guys, had we
- 19:57not gone through this. So even though
- 19:59it was trying and it was difficult, it
- 20:01was definitely worth it because we've made
- 20:03some amazing lifelong friends,
- 20:05incredible connections. And I've been
- 20:07able to do some things here in Maine that, and James
- 20:09as well, that we would not have
- 20:11been able to do if it wasn't for wonderful people.
- 20:14Kenya, you mentioned
- 20:15you're in RN. Went to school for
- 20:17what? Mechanical engineering.
- 20:19And I have a master's in business.
- 20:21You also have a background
- 20:23in music and modeling.
- 20:25James, Kenya mentioned you have a great job
- 20:27or had a great job in Florida. What was that?
- 20:28So I was working for a family office
- 20:30there, overseeing his residential
- 20:32basically components, which there was
- 20:34aircraft and yachting involved and stuff like that,
- 20:36but ran basically staffing and
- 20:38oversight of all those things. All of that
- 20:40background, none of that prepares
- 20:42you for being on the news
- 20:44and just using
- 20:46your land for what you want to use it for.
- 20:48I don't know, modeling maybe.
- 20:50Maybe. She's
- 20:52definitely better in front of the camera than I am.
- 20:54USA, the top 10.
- 20:56Maybe you could have put some
- 20:58of this to song. I don't know.
- 21:00But what cut you through
- 21:02all of that, especially in the early stages
- 21:04before you built that community,
- 21:06that network of support?
- 21:08I think it was something we just decided
- 21:10that we were going to do. Like it was like
- 21:12this is what we're doing. And then we had
- 21:14gotten so far along,
- 21:16it wouldn't have made sense to back out.
- 21:18Like it just financial sense for
- 21:20our families. It just wouldn't have made
- 21:22sense. And so that's when we kind of
- 21:24dug our heels in and we
- 21:25really started to fight and just
- 21:27did what we needed to do to get to where
- 21:29we are. It's a funny story.
- 21:32James, so at one point
- 21:34it was so, we had gotten
- 21:35approved, but thousands and thousands
- 21:38and thousands of dollars later
- 21:39and like lots of time later, I
- 21:41had to come here before him
- 21:44to start the business.
- 21:45And like we literally like had no
- 21:47money because it was like we used all
- 21:49our money, like we used all of our money.
- 21:51He, he was like in Florida
- 21:53working and he would like call me
- 21:55every day, like having an entire
- 21:57bit. He's like, I can't pay
- 21:59my bills.
- 22:02Oh my God!
- 22:04So I had to be like the
- 22:05voice of reason, like we're going to be okay.
- 22:08It's okay. I promise.
- 22:10And he would like, I mean, and to the
- 22:11point I was like, James, like seriously, you've
- 22:13got to get it together. So what
- 22:15I was doing was like taking money
- 22:17like out of one account and like putting
- 22:19it into another account. So like
- 22:21stuff would go through.
- 22:24Also,
- 22:25if you send a bill in and you don't sign the check, that
- 22:27binds it by 20 days.
- 22:30FYI.
- 22:31I think anyone that is in business with a spouse, not that
- 22:33I would know, probably has those moments
- 22:35where there are some days,
- 22:37there are some days you pick up the phone
- 22:39or you turn to your spouse and you say,
- 22:42James, I need you
- 22:43to be the strong one today.
- 22:45Or Kenya, I need you to be the
- 22:47strong one today. Look, I'll pick
- 22:49it up again tomorrow.
- 22:51For sure. Sure there are days like that.
- 22:53I mean, you know, it's one of these things where, you know, we've
- 22:55done a lot of different things, but doing this
- 22:57together and navigating
- 22:59a move from Miami back
- 23:01to Maine was a hurdle that neither
- 23:03one of us had been over before, but I think it's
- 23:05made us much, much stronger in the long run
- 23:07and we've learned, I mean, a ton
- 23:09from the process. All
- 23:11in all, it was obviously the right thing
- 23:13and the good thing, but getting through it,
- 23:15there was definitely days where it's like,
- 23:17what the heck are we doing?
- 23:19You know, it's like, geez, Louise,
- 23:20I'm busting butt down here,
- 23:2215 hour days, you're up there doing the same thing
- 23:25and I got to check my account
- 23:27to go in and fill my car up with gas.
- 23:29I haven't had to do that in 20 years.
- 23:31Since I was in high school.
- 23:33So I'm like, I'm at the pump
- 23:35and I'm like,
- 23:37did Kenya move money out of one of these
- 23:39accounts that she didn't tell me and I'm going to be over here
- 23:41like, you know, and stuff like
- 23:43that. And so then I was like, hey,
- 23:45guess what? I can't get gas right now. She's like, oh
- 23:47yeah, because I wanted to. And it's just
- 23:49like, you know, I'm not in a
- 23:51great place in Miami right now. And it's like 9
- 23:5330.
- 23:54I'm in Hialeah and I'd like to get out of here,
- 23:57please, because I don't have any gas.
- 24:00You know, it's like, you know,
- 24:01it's just like stuff like that on like a long work
- 24:03week. You're just kind of like, good God.
- 24:05Right now there are couples listening to this podcast
- 24:07and one is looking over at the other and the other is
- 24:09looking back.
- 24:10But
- 24:12now that it's in the,
- 24:13is it all in the rear view mirror? It is.
- 24:15We are, we are like 90%.
- 24:17Wow. We're coming out of it.
- 24:20So one of my good
- 24:21friends and he's actually a part of that
- 24:23community that I was talking to you about that we
- 24:25met doing this.
- 24:27One day I called
- 24:29him and he's just been
- 24:31so great, such sound advice
- 24:33through this whole thing. And he goes, you're in the Valley
- 24:35of Death.
- 24:38He's like,
- 24:38almost every new business owner goes
- 24:41to the Valley of Death. He's like, but if
- 24:43you get out of the Valley of Death, you're going to be
- 24:45okay. And at the time I'm like,
- 24:47what are you talking about?
- 24:49Our Valley of Death had a lot
- 24:51of like straight stretches in it, I think.
- 24:52It took me a while to get back out.
- 24:54Like this is not a very...
- 24:57And so, but now that
- 24:58we're out, we are definitely out of the Valley
- 25:00of Death and it was just such a great
- 25:03description. That's exactly what it
- 25:05was. And that's what it felt like. I think we found
- 25:06the subtitle for the Hallmark movie.
- 25:09That's going to be Valley
- 25:11of Death.
- 25:12Question about the yurts. You will
- 25:15often see people who
- 25:17are introverts and maybe
- 25:19into yurts would like to
- 25:21find themselves curled up
- 25:23on a snowy day in
- 25:25a structure with a fire and
- 25:27a book and probably a cat.
- 25:29I don't know if you allow that.
- 25:30We do. We allow pets.
- 25:32We allow all the pets.
- 25:33All the fur babies. I'm wondering,
- 25:35you talk about a clientele where it's people
- 25:37that are going to be coming and enjoying the park
- 25:39and enjoying MDI and coming and staying. Maybe
- 25:41families and maybe couples getting together.
- 25:43Hey, let's get together. Let's go to Acadia.
- 25:45Is there a winter clientele?
- 25:48So we do,
- 25:49but not right now. Right now
- 25:51we are, we close in October
- 25:53and we don't open until May.
- 25:55But this whole
- 25:57difficult process of getting the full approval,
- 25:59in that approval, we do have
- 26:01some, they're called ocean view yurts.
- 26:04And so these yurts will
- 26:05be along a cliff
- 26:07and we're going to put big windows in them
- 26:09so you can see the ocean.
- 26:11And these yurts we plan to make year-round.
- 26:13So basically the difference is just insulating
- 26:15everything so that
- 26:17the water doesn't freeze.
- 26:19Doesn't happen in Miami too often.
- 26:21That's not usually a problem for us.
- 26:22So that's the plan. The plan is to
- 26:25insulate those so that we can have,
- 26:27you know, that basically just means putting the water
- 26:29lines deep enough. And I know everything, by the way.
- 26:31I could build a city.
- 26:33I know everything about
- 26:36groundwork, electrical lines.
- 26:37That's the cool thing about this project is
- 26:39we've been able to do it all.
- 26:41We have to get our own water source. We have to
- 26:43pull electrical in, put up poles
- 26:45and lines and run in the
- 26:47ground to each unit.
- 26:49And I've been a part of all that.
- 26:51So that's been really cool about this project.
- 26:53So the new ones will
- 26:55allow for guests to
- 26:57be able to stay in the wintertime.
- 26:58We don't know what that's going to look like yet,
- 27:01but we would love to have a space like that
- 27:03because look, that's me curled up in a book.
- 27:05Cat.
- 27:06It looks like Serenity is what it looks like.
- 27:08And the park is doing a really good job too. They've got
- 27:10cross-country skiing and there's a group of people that volunteer
- 27:12and do different things and they film the trails.
- 27:14And they're doing a really good job with that and more and more people
- 27:17are coming for that.
- 27:18Maine doesn't shut down like it used to.
- 27:20When I was growing up it was
- 27:22pretty desolate. Now it's much, much
- 27:25better. So I think
- 27:26there's a lot to offer up here.
- 27:28It's still very beautiful. So we'd
- 27:30like to be a part of that for when people come up for sure.
- 27:33So in that way you're kind of ahead of the curve.
- 27:34Yeah. I like that.
- 27:36I like that.
- 27:38So you talked about the Oceanview
- 27:41yurts that are coming. I know that there
- 27:42were phases and I know it started with the
- 27:44nine yurts and now Luxury Tents
- 27:46opening in the summer of
- 27:492026. That's right.
- 27:50So tell us about, I guess, what the next
- 27:52step is and the next phases
- 27:54we're going to see in the evolution of Acadia
- 27:56Wilderness Lodge. Yes, yes. So
- 27:58we have the village and the village has been open
- 28:00for five years
- 28:02and it's been wonderful.
- 28:04And so we're expanding
- 28:06now onto, like I said, I
- 28:08have the 40-something acres.
- 28:10We're expanding onto that part
- 28:12and this is when all the really
- 28:14cool stuff kind of starts to
- 28:16take shape because we're going to have
- 28:18like a little check-in building, like a
- 28:20little cafe. We're going to have a
- 28:22playground. We're going to have a picnic
- 28:24pavilion with like an outdoor like
- 28:26seated area with fire, like a community
- 28:28place with like fireplace and
- 28:30grills and have a
- 28:32dog park going in like that's
- 28:34fenced so you can like let your dog
- 28:36get their zoomies out. You can just let them loose
- 28:38inside the fence, you know,
- 28:40before you check in for the night. And then
- 28:42there's these amazing trails. So
- 28:44I actually got a piece because you
- 28:46know how you're doing construction and everything
- 28:48kind of looks like crap because like it's all
- 28:50dug up and there's lines everywhere and it looks horrible.
- 28:53Right before it snowed,
- 28:54I was working with the guys and we started
- 28:56putting our walking paths in
- 28:58and I started to get a piece of what
- 29:00it's going to look like.
- 29:02When I tell you, like so
- 29:04amazing. Like I'm not even like
- 29:07exaggerating. Like I
- 29:08was excited. Like I was like,
- 29:10this is beautiful. Like it's beautiful.
- 29:13So I can't wait for people to see that.
- 29:14Could you see it? Because he saw it.
- 29:16He wasn't even there.
- 29:17No, he saw it.
- 29:21Could you envision it?
- 29:22Yeah. I think, you know, and she's right.
- 29:24So I've been doing around construction for a long time and
- 29:26there's this phase that you go through that when you're
- 29:28in the middle of it, you look and it's like, oh my God,
- 29:30what is this mess? And then kind of at the
- 29:32end, it kind of pulls together. So we got a glimpse
- 29:34of it. It's going to be really nice when it's done. That's good.
- 29:36A couple of years ago, I had to go to a conference at a
- 29:38place in Southern Washington.
- 29:40I'm forgetting the name of the town, but it was
- 29:42the Skamania Lodge and
- 29:44it had luxury
- 29:46yurts and it had
- 29:48luxury tents
- 29:50and it had tree houses.
- 29:52And I thought to myself, walking
- 29:54around that area, this
- 29:56is Kenya's vision. It's different.
