- 0:02Welcome to a special edition of Market Pulse from Equifax,
- 0:05where we break down what's shaping the mortgage industry today and what happens
- 0:09next.
- 0:15Welcome everybody to a special edition of the Equifax Market Pulse
- 0:19podcast. We are here at MBA Annual25 in Las Vegas.
- 0:25My name is Wendy Hannah-Olson.
- 0:26I am Senior Vice President Digital Alliances and Strategy Execution at Equifax.
- 0:31With me is Jonas Moe,
- 0:33Senior Vice President of Marketing at Ice Mortgage Technology. Jonas, welcome.
- 0:38Great to have you.
- 0:39Thanks Wendy. I'm happy to be here.
- 0:41Fabulous. So there's a lot happening at MBA annual this year. Yes.
- 0:45So what has you most excited?
- 0:48Well, I think the thing I'm most excited about is that there's energy here.
- 0:52I think we've been in a tough period for the last couple years,
- 0:55so the fact that people are excited and looking forward to the future it just
- 0:59brings a whole new level of energy to the conference.
- 1:02With that excitement. Have you done anything new?
- 1:07Well, yeah. There's a lot that we're talking about here at annual.
- 1:11We just just came out with some new technology that we're really excited
- 1:16about. We're talking about our data analyzers.
- 1:19We're talking about an ai component that we introduced to customer support for
- 1:24MSP. Mm-Hmm .
- 1:25There's a lot of fun and exciting things that people are going to take advantage
- 1:28of. Hopefully in 26 that'll change the industry. Oh.
- 1:31That's fabulous. So,
- 1:33with our industry facing the headwinds that it's been facing and the challenges
- 1:38you know, affordability comes to mind, and so on,
- 1:40so forth being at the forefront of technology,
- 1:43what are you seeing lenders do to help combat?
- 1:47We were talking before the session began.
- 1:50We've both been in this industry for a little bit of time.
- 1:52I am really interested to see where the industry goes in terms of adopting
- 1:58a real end-to-end look at how we treat borrowers.
- 2:02I think that's something that people are right on the verge of attaining,
- 2:06and that's really interesting to me.
- 2:09I hear more talk about trying to have this complete borrower experience where
- 2:13it's not just about the front end POS,
- 2:15it's not just about the backend servicing,
- 2:17but it's treating a borrower for the whole loan lifecycle.
- 2:21That's really fascinating to me. I,
- 2:23I've been waiting for this to happen for years and years and years, and I,
- 2:27as I walk around and as I talk to people,
- 2:29the conversations are naturally going to that complete borrower experience,
- 2:34which I am stoked to hear.
- 2:36Yeah. I can see your excitement. Yeah. for sure.
- 2:40How do you envision all of that excitement and the automation and the end-to-end
- 2:44that you're mentioning, but yet still have the human element of the consumer?
- 2:48I think that for the last couple years, more than that, last five or six years,
- 2:52everyone equates the front end of the process.
- 2:55That POS process to the consumer and how we engage with the
- 3:00consumer on that level. It's great.
- 3:01We've had some amazing technology breakthroughs and amazing vendors that have
- 3:06brought new automation to that forefront. That's just a portion of it.
- 3:11I think we should be thinking about the consumer holistically.
- 3:13We should be trying to take the grind out of the process that happens in the
- 3:18middleware that happens in the middle of the process. Underwriting, processing.
- 3:22Consumers shouldn't have to be asked for documents over and over again.
- 3:25There shouldn't be that, that really difficult part in the middle of the loan.
- 3:30Where I think we should be putting our attention is automating the middle part
- 3:34and making sure that we are available to the consumer on the front end,
- 3:37available to the consumer as they have questions. You gotta remember,
- 3:41this is still the biggest transaction that anyone's ever going to make in their
- 3:44life. Right. Whether it be purchase or refi. This is a huge deal. So,
- 3:48for us to invest time and the consumer isn't a waste, we want to,
- 3:51as an industry,
- 3:52close the gap in terms of the amount of time that it takes to originate a loan.
- 3:56The consumer doesn't necessarily want that. They want a home. Right?
- 3:59And they want their questions answered.
- 4:00They want to feel confident as they go into that home purchase or refi. So,
- 4:03as much as we can reinvest in the areas where the consumers have questions,
- 4:07they raise their hands, equip loan officers to be, be intelligent, engaged,
- 4:12advocate for the consumer,
- 4:13and take away all of the grind that goes with originating a loan that we put on
- 4:18the consumer. That's where we're going to benefit.
- 4:20Take away the grind and be there for the consumer to answer the questions.
- 4:24So part of what I'm hearing is, is you might consider data to be very important.
- 4:29.
- 4:30Yes. Data, and I, I'm sure we'll talk about it in other areas. Data's huge.
- 4:35Data.
- 4:36Is huge.
- 4:36So data is huge. because It, it does allow for that streamlining the process.
- 4:40The reality is, I,
- 4:41I met with our friends at Freddie Mac last night and had long conversation with
- 4:46Kevin Kaufman and Christina Randolph. Yeah.
- 4:48And they've been great partners to us,
- 4:50and we continue to talk about the power of data. Yes. there's insight and data,
- 4:55but there's also power to streamline the process and data. The reality is,
- 4:59a lot of the loans for consumers have already been done multiple times.
- 5:03We know the house, we know the consumer in many cases. Now,
- 5:05there are new people coming into the market, but we know these people. Yes.
- 5:09why are we asking Wendy for you to put your data in over and over again?
- 5:14We know you. Right? We know you. We could trust Equifax to,
- 5:18to bring data into the, the, the play to make sure that process moves quicker.
- 5:23This is where I think there's,
- 5:24there's opportunity to improve that we haven't really taken advantage of.
- 5:28So data is a massive, massive component of how we automate the industry,
- 5:33how we create the efficiency that everyone's looking for,
- 5:35and how we move the industry forward.
- 5:38We're not in the days where you and I may have came into the industry and there
- 5:41was a thousand file cabinets that lined the halls of every lender.
- 5:44Manually merging from data on a conference call there. Oh my God.
- 5:47Conference table. Yeah. Yeah, absolutely. So, with data in mind, you know,
- 5:52there is a topic right now that's going around in regards to Trier. Yeah.
- 5:56obviously at Equifax, data is, is what we do, do it every day,
- 6:00and we see the benefits of more data benefiting consumers
- 6:05being able to offer them better interest rates and so on, so forth with,
- 6:08with all data. And also less risk to the,
- 6:11to the lenders and the investors in the community by not having
- 6:15undisclosed debt because you totally, which one do you pick? You know,
- 6:19there's a lot of talk about single file right now. Yes. So,
- 6:23from a technology, in your experience in the market,
- 6:28what do you think about single file versus trimer? I,
- 6:32I'm going to tell you right now, Equifax and our peers,
- 6:34TransUnion and experience, yeah.
- 6:37We all feel more data is better Yeah. For the consumer and for the lending.
- 6:42Well, I, I would tend to trust Equifax, a partner of ours for me. Good answer.
- 6:47Many, many years. My,
- 6:50my perspective is that I've been sitting in for the last couple years
- 6:55in the, the meetings with FHFA around
- 6:59the switch away from the trier that's been taken off the table.
- 7:03We're talking a lot about the Vantage 4.0. I think it's really,
- 7:06really important that we lean into trusted partners like Equifax that have
- 7:11consistent view over the data over time.
- 7:15One of the things I most worry about with any change especially something so
- 7:21important as credit,
- 7:23is that we don't have the historical backbone to look at how to price loans.
- 7:28So I think long term,
- 7:30the more opportunities that we have to disposition a borrower, the better. Yeah.
- 7:35But in the short term, and even in the midterm,
- 7:37I really worry that a switch away from the tri merge will create
- 7:43issues for the borrower and maybe even raise short term prices for the borrower.
- 7:49I think we need, as an industry,
- 7:51we need to ease into these things and understand what it means to price out
- 7:54loans with Vantage 4.0.
- 7:56With FCO 10 t with leveraging a single bureau I think we need
- 8:01to work into those changes. I think over time,
- 8:04maybe there is an opportunity there, but for me,
- 8:07it's much more important that we lean into Equifax, to TransUnion,
- 8:11to Experian,
- 8:12and understand that this model that we've had is the foundation for how we
- 8:16disposition a borrower. Can it change, can it evolve? Yes.
- 8:19But doing it so quickly, I think puts consumers at risk. Yeah.
- 8:24I tend to agree with you from that one.
- 8:27So let's talk about Ice Mortgage Technologies for a minute.
- 8:31I remember it long ago.
- 8:34What's next for your encompass and your entire tech stack?
- 8:39There's a lot going on.
- 8:40I think one of the advantages we have being part of Intercontinental Exchange,
- 8:45is that a lot of belt tightening had to occur for a lot of
- 8:49partners and lenders over the last three years.
- 8:52Because we're part of a larger entity.
- 8:55We've used the last three years to invest heavily,
- 8:58heavily invest in technology and our technology. Now,
- 9:02we brought together a number of different components as we formed ICE Mortgage
- 9:05Technology with mers and simplify Ellie Mae,
- 9:09which is the branch of the tree that I came from. And then most recently,
- 9:13black Knight.
- 9:14So we spent the last three years figuring out how to bring those technologies
- 9:18together to benefit our lenders and ultimately consumers.
- 9:23So I'm really excited about where we're going with the technology stack.
- 9:28Our core platforms are merging together in a way that we've never thought
- 9:33possible in this industry.
- 9:34With both origination and servicing the core platforms for origination servicing
- 9:38coming together kind of realizing we talked about earlier.
- 9:41That end-to-end experience is really top of mind.
- 9:45Everything we do at ICE right now,
- 9:47we want to make sure that we realize the dream that we had when we bought all
- 9:51these different companies. It's fine to buy them,
- 9:54but realizing that vision of putting them together in a way that benefits the
- 9:59process,
- 10:00realizes ROI makes it easier for a lender to process a loan,
- 10:05to service a loan.
- 10:07There's so many things that I didn't realize and how difficult it was until I
- 10:11started to get into the, the weeds after we bought Black Knight.
- 10:14It was really hard to onboard alone,
- 10:15really hard to onboard for whatever LOS It was really hard to onboard alone.
- 10:19We've taken that friction outta the process.
- 10:21So some of it's basic blocking and tackling. It's not revolutionary.
- 10:26It's evolutionary.
- 10:27We're evolving the way that loans are originated and serviced,
- 10:31which I think is going to yield a lot of positive results for the lender to
- 10:35lower costs and for the consumer to know what their data is when their data is
- 10:39dispositioned and be advocates for themselves. That.
- 10:43That sounds fabulous. .
- 10:45That's.
- 10:46The dream. You have to give me a demo later. That's the dream.
- 10:49So recently Equifax had a Market Pulse sim webinar. Yeah.
- 10:54And we got out of it some operational challenges in the industry and
- 10:59people really focusing on ai with all that you just said and the acquisitions
- 11:03and bringing it all together. And I'm well aware of Partner Connect. Yeah.
- 11:07. I hope so.
- 11:09What are you thinking about AI and how to help lenders be
- 11:13operationally efficient just to the next level than what you've already shared?
- 11:17I mean, AI is the topic that everyone talks about and least last year.
- 11:23I think we're, as an industry,
- 11:26we're a little opaque on what AI means.
- 11:29I think everyone's kind of chomping the bit to feel like, well,
- 11:32how can I take advantage of this? What do I do? ICE has done a lot around ai.
- 11:36We continue to have to build around ai.
- 11:38We have a circle of excellence that's looking at how we leverage AI within the
- 11:43current technology and future technology we're building. I,
- 11:47one example is we've had mers for years.
- 11:53We've had AllRegs for years. We're looking at ways to tap into the data of mers,
- 11:57understand how to leverage that. That's maybe a little future state.
- 12:01But we looked at AllRegs and said, well, God,
- 12:03there's thousands and thousands and thousands of pages of compliance regulations
- 12:08that govern how a loan is originated. Yeah.
- 12:10And the AllRegs tool has been something where almost every lender,
- 12:15every partner in the industry is leveraged to some degree, but it's a, okay,
- 12:19I'm doing a VA loan in the state of Illinois.
- 12:23What do I need to do to make sure that I comply with this VA loan?
- 12:26And so I'm going through AllRegs to figure that out. We underst ask Reggie,
- 12:30which is a an AI component Yeah. To make that process easier for everyone.
- 12:34So we've taken existing technology, existing data,
- 12:37and just streamlined the flow. There are other things that we're doing.
- 12:41We just introduced a call agent for servicing so that a
- 12:46borrower
- 12:48whose loan is being serviced by a lender can call up and they can work through a
- 12:52very seamless process to find out what their loan balance is if they had a,
- 12:57a late. But it does it in such a way where at any point,
- 13:01if it hits a roadblock where it can't provide the best,
- 13:04highest quality answer to the consumer,
- 13:08it flips it over to a person that can walk that consumer through.
- 13:11So what that does is it gets the consumer to da to data easier.
- 13:15It provides a more seamless process,
- 13:17and it leverages humans where they need to be leveraged.
- 13:21Where we are a little bit cautious, and we're,
- 13:23we're making sure that we are approaching it the right way,
- 13:26is not having AI or AI components disposition alone
- 13:31without a person understanding what they're dispositioning.
- 13:35So I think there's ways to automate,
- 13:37we've done this for a number of years in regards to our data and document
- 13:41automation solution where we've taken the stare and compare out of the process.
- 13:47But we've always made sure that there's a human on the other end to review the
- 13:50information, take away all the burden of all the work, right.
- 13:54But make sure there's a human on the other end of the equation to make sure that
- 13:57we're not dispositioning a loan, which again,
- 13:59is the biggest transaction this consumer's ever going to make in their life.
- 14:02We don't do anything where a human's not involved,
- 14:05that has expertise and understanding of the repercussions of what
- 14:10it means to qualify a loan, to fund a loan,
- 14:13to move a loan forward in the process.
- 14:15That sounds amazing. I just, as you were saying that, I mean,
- 14:19I've been a consumer calling into automated systems. Yeah.
- 14:22And you get into this loop, like you ask a question, it answers it,
- 14:27then you ask another questions Yeah. And it answers it,
- 14:29but then it doesn't seem like you ever get to that human being. Yeah.
- 14:32So you've actually leveraged AI to take that leap to make sure it
- 14:37recognizes when to bring the human in.
- 14:40Well, you brought up data earlier. Yes.
- 14:42The power of data isn't just in the data that we have for
- 14:47loans that have been originated. We have a lot of data around that,
- 14:50but we also have call center data.
- 14:52So thousands and thousands of calls that have been recorded over years to help
- 14:57consumers find out.
- 14:58And so we actually leveraged all of that data on the questions that Wendy was
- 15:03asking the first time she called up a week after she got her loan funded,
- 15:07and it was in servicing. And we leveraged that to figure out what are the,
- 15:10what's the path that we need to take to provide a level of service that doesn't
- 15:14disenfranchise you from a, a actual human to answer your questions.
- 15:19But in many cases, you just need to find out what your current loan balance is.
- 15:22Why do you have to wait online or on,
- 15:24on the phone for an hour to an have a question answered that could be answered
- 15:28in literally minutes?
- 15:31Let's talk about credit scores for a minute. Yeah.
- 15:34So there's a lot of discussion recently about credit scores.
- 15:37Obviously we've had the big announcement 2022. Yeah. The whole industry,
- 15:41including ourselves, started to get ready for adoption of new credit scores,
- 15:45which I think everybody would be a proponent for. Yeah. You know,
- 15:50moving forward and getting to more data, totally scoring more data,
- 15:54and so on and so forth.
- 15:55Yeah. As we talked about,
- 15:56there's an advantage to evolve what we do to evolve the industry. Yeah.
- 16:01and I think some of the new credit models,
- 16:02some of the new things that are coming out are really interesting. Yeah.
- 16:06So there is advantages there.
- 16:08Yeah. The trend of data being incorporated into scores, that's huge. Yeah.
- 16:13so can you tell me a little bit about what ICE Mortgage Technology is doing in
- 16:17regards to where you currently are? Yeah.
- 16:20On the score journey to support the industry?
- 16:23Well, I, you're not going to like this answer, but we're, we're going to,
- 16:26we're going to lock lock hips with you guys. We,
- 16:29we've are in constant conversation with FHFA.
- 16:32We meet with Fannie and Freddy often every week to,
- 16:36to talk about issues like this. But we're really relying on Equifax.
- 16:41We are obviously trusted partners,
- 16:43but really as a guidepost we don't want to
- 16:48accelerate or be an accelerant to a process change without knowing the
- 16:53ramifications.
- 16:54And so it's really important for us to lean into our trusted partners that have
- 16:58so much experience dealing with credit and understanding your perspective
- 17:03on what those changes mean for the industry. Where we should put our weight,
- 17:08obviously ice and ice mortgage technology,
- 17:11one of the things we're known for is making sure that we're completely
- 17:14compliant. Yes. With our software, we put a lot of weight behind that arrow.
- 17:18But it comes through our partnerships.
- 17:20It comes through understanding what those changes mean and working closely with
- 17:25our partners like Equifax. I.
- 17:26Love that. I absolutely do.
- 17:27Well, it's a really.
- 17:28We don't have all the answers today. That's fine. No.
- 17:29We don't have all the answers.
- 17:30. Yeah, that's totally fine.
- 17:32So there's something that you may not even be aware of.
- 17:36So we're hearing in the mortgage industry that some people would like more data
- 17:41in regards to getting comfortable. Yeah.
- 17:45Equifax actually has developed some crisis period data.
- 17:50So for those of us that have been around, my God for a while, oh God. Yeah.
- 17:54We go back to May, 2007.
- 17:57No way. During the meltdown.
- 17:58During the meltdown free meltdown. During the meltdown. After the meltdown.
- 18:02So I'm.
- 18:03Having flashbacks to some bad times. . Yeah.
- 18:05You know, I didn't think about even mentioning it, to be honest with you. Yeah.
- 18:09But so much of the synergy in regards to data and how important it is to
- 18:14improve, you know,
- 18:15the technology stacks and the processes and AI and everything.
- 18:20I just thought I would share with you that Oh.
- 18:22That's.
- 18:22Great that we've done something. So.
- 18:23I think what we talked about earlier, there's so much power in data.
- 18:28I think one of the things that scares me is,
- 18:30is change without understanding consequences. Right?
- 18:32The fact that Equifax can bring that to the table and understand here's
- 18:37what these new credit models would look like based off of past,
- 18:42I guess what we're missing,
- 18:43we're missing that perspective on what it means to the industry
- 18:48to originate a loan, leveraging a new credit model.
- 18:51And you don't know until, you know, but apparently with Equifax, we do. We know.
- 18:57We know , .
- 19:00Well, Jonas
- 19:03I think you've gotten me excited about it's what does the future hold for
- 19:08our industry? Yeah.
- 19:09I know we have a lot going on and the headwinds and everything that we're
- 19:12dealing with, but I still,
- 19:14I'm still optimistic that we have a lot of passionate partners
- 19:19like yourself that are going to help push the,
- 19:23push us forward. And I really appreciate that.
- 19:26I want to thank Jonas for joining me today at the Equifax booth at MBA Annual
- 19:3125. It's clear,
- 19:33while the mortgage industry is facing all of these real challenges we have great
- 19:38partnerships that are ready to move it forward.
- 19:41And I really appreciate your time, and thanks for joining us.
- 19:44Thanks, Wendy. We have great partners in the industry.
- 19:47We have a great group of lenders here too. Yeah. They, this industry is great.
- 19:51And it's you mentioned the cyclical nature of the industry.
- 19:54We're always ready to adapt. We're always ready to change,
- 19:56but we do it together.
- 19:57So I appreciate joining you today or joining with you today. It's, it's amazing.
- 20:01It's amazing. Good conversation. Good conversation. Thanks, Wendy.
