- 1:42Speaker 1: Let's start off talking about this week's featured listing and
- 1:45Speaker 1: a beautiful, beautiful home. You know we always talk about
- 1:48Speaker 1: some of these great neighborhoods. Another fantastic neighborhood as well.
- 1:52Speaker 1: This house right in Stote. It looks to be quite
- 1:55Speaker 1: quite not only newer, but well maintained. Let's talk about
- 1:58Speaker 1: this home on the Larviick Drive.
- 2:00Speaker 4: What Larviick Lane seven seventeen Larwick Lane in the great
- 2:05Speaker 4: city of Stouton.
- 2:07Speaker 3: You know, this has got.
- 2:08Speaker 4: Everything that you'd want. I mean, in my opinion, you've
- 2:11Speaker 4: got twenty eight hundred square feet, you've got almost a
- 2:14Speaker 4: third acre.
- 2:16Speaker 3: Four bedrooms, three and a half pass.
- 2:18Speaker 4: That means three shower head shown that's three shower heads.
- 2:22Speaker 4: So no, it's it's an awesome place, and it's got
- 2:25Speaker 4: great curb appeal. It's one of those places that you
- 2:30Speaker 4: can buy and probably stay for quite a while. I
- 2:32Speaker 4: would think, until you need to downsize.
- 2:34Speaker 2: Three car garage.
- 2:35Speaker 3: Three car garage, Oh well, I have two when you
- 2:39Speaker 3: can have three.
- 2:39Speaker 1: It also has and one of the things I really
- 2:41Speaker 1: like about a two matt is an actual porch, like
- 2:44Speaker 1: an actual like you can walk up, you can sit
- 2:47Speaker 1: on a chair at the front entry way.
- 2:49Speaker 2: You don't see a lot.
- 2:50Speaker 1: And I don't know if this is I've heard from
- 2:53Speaker 1: folks in construction that they're coming back, but for a while,
- 2:55Speaker 1: they're hard to find a nice porch to. You know,
- 2:59Speaker 1: you don't always the neighbors in when they stop by.
- 3:01Speaker 1: It's nice to have a porch. You can stand out
- 3:03Speaker 1: there and talk with them.
- 3:04Speaker 4: Yeah, I agree, I mean it does it does seem
- 3:06Speaker 4: to be making a comeback. I don't know how many
- 3:08Speaker 4: people use it or how many people just like to
- 3:09Speaker 4: decorate it, but either way, it's making a comeback.
- 3:12Speaker 1: It is a win win, beautiful, beautiful home again right
- 3:15Speaker 1: on Larwick Lane and Stone. Of course, Patrick is the
- 3:19Speaker 1: listing agent on this. Patrick College and give him a
- 3:21Speaker 1: call six So wait three three to two twenty one
- 3:24Speaker 1: seventy one. That's three three to two twenty one seventy
- 3:26Speaker 1: one for Patrick. Say hey, Patrick, I want to see
- 3:28Speaker 1: this beautiful house in Stone. Of course you can see
- 3:30Speaker 1: it as well at Rock Wisconsin dot com. That's Rock
- 3:33Speaker 1: roc K Wisconsin dot com. And Matt, we are not
- 3:36Speaker 1: alone this week. We've got you brought along a special guest.
- 3:39Speaker 3: This morning we did.
- 3:40Speaker 4: Yeah, we get Mary Beth. Marybeth call from Nation's Title
- 3:44Speaker 4: is with us today.
- 3:45Speaker 2: Born and Marybeth.
- 3:46Speaker 5: Morning, Sean, how are you?
- 3:48Speaker 2: Oh, I'm doing well. Great to see you.
- 3:50Speaker 5: Thank you for having me, Thank you.
- 3:51Speaker 2: For coming in this morning.
- 3:52Speaker 1: And Matt, let's talk about kind of the role with
- 3:55Speaker 1: you and Marybeth, and you know, for you working with
- 3:58Speaker 1: a title company, what's that like and what's relationship working
- 4:01Speaker 1: with Marabet?
- 4:02Speaker 4: Yeah, we try to partner with the best companies around, right,
- 4:05Speaker 4: And so we chose Nations Title. We've worked with a
- 4:07Speaker 4: number of title companies and you know, we like Nations
- 4:11Speaker 4: because they make the process easy, right, and you know,
- 4:14Speaker 4: it's it's pretty insane the amount of work they do
- 4:16Speaker 4: on the title side. It's more than just title insurance.
- 4:19Speaker 4: You know, they'll have closers that are putting together all
- 4:22Speaker 4: the debits and the credits, right, and they're going to
- 4:26Speaker 4: be calling and getting utility figures, and they're gonna be
- 4:29Speaker 4: calling and getting loan balanced payoffs just to make sure
- 4:32Speaker 4: that everybody's getting the right amount of money. And they're
- 4:34Speaker 4: coordinating with the lenders. So you know, they've been a
- 4:37Speaker 4: partner with us for a number of years now and
- 4:40Speaker 4: it's it's been a smooth partnership for us and our clients.
- 4:43Speaker 1: Should be a great, great program, a lot of great
- 4:46Speaker 1: information ahead. And Marybeth, before we start talking about the
- 4:49Speaker 1: day to day life of somebody working in a title company,
- 4:52Speaker 1: what about you?
- 4:52Speaker 2: Are you a Madison Natives. What's kind of your background?
- 4:55Speaker 5: I grew up in Middleton, Godsend, so I've lived here
- 4:59Speaker 5: my entire life. Life now to live into forest, but
- 5:03Speaker 5: I've been doing this for Oh gosh, yeah, it's getting
- 5:08Speaker 5: close to forty. I think. So I started when I
- 5:10Speaker 5: was five.
- 5:10Speaker 2: I'd say started very young.
- 5:12Speaker 1: Yeah, you seem to pick good, good areas to going
- 5:16Speaker 1: from Middleton to to Forest I and there's it's like
- 5:18Speaker 1: the I've got to guess you've seen some some changes.
- 5:21Speaker 1: I drive through like Middleton once in a while now
- 5:23Speaker 1: and I'm like, wait where am I?
- 5:25Speaker 5: Yeah, we actually sold our house in Wanta Key a
- 5:28Speaker 5: few years back, so Wanta Key's like.
- 5:30Speaker 2: Oh that's yeah.
- 5:32Speaker 5: Yeah major downsized, Yeah, yeah, a downside.
- 5:37Speaker 1: Find that place and probably worked with Matt Rock talking
- 5:41Speaker 1: this morning. Wow Mary Beth is with Nation's Title. Of course,
- 5:44Speaker 1: Matt Heypeman with Rock Realty as well, going to talk
- 5:47Speaker 1: this week about title companies and Mariabeth For folks that
- 5:50Speaker 1: don't know what exactly when it comes to title insurance,
- 5:53Speaker 1: what's covered, what's its purpose, what's its role?
- 5:56Speaker 2: What do we need to know? There?
- 5:57Speaker 5: So many years when I got into the bus business,
- 6:00Speaker 5: a gentleman explained kind of title insurance because it gets
- 6:04Speaker 5: a little complicated, almost like your homeowners insurance fine print.
- 6:08Speaker 5: Said to me, your title insurance ensures you for what
- 6:11Speaker 5: happens in the future. It's a one time fee that
- 6:14Speaker 5: you pay if you refinance, if you sell your property
- 6:17Speaker 5: and your homemoders Insurance ensures you for what happens in
- 6:20Speaker 5: the future.
- 6:21Speaker 4: Also the past for the title comfort title insurance, so
- 6:24Speaker 4: you're you.
- 6:25Speaker 5: Know what happens in your past, Like if you refinanced,
- 6:28Speaker 5: you're going to have a different mortgage than you had
- 6:30Speaker 5: when you first purchase your property. We search judgments for
- 6:36Speaker 5: buyers and sellers to see if there are any There's
- 6:40Speaker 5: a lot put into searching title insurance.
- 6:44Speaker 1: It's interesting you mentioned like judgments and everything. I was
- 6:47Speaker 1: just talking with a colleague down in Edgerton about her property.
- 6:52Speaker 2: Also she discovered.
- 6:54Speaker 1: That some company had had a lean on on her property.
- 6:59Speaker 1: Is that the type of thing you would uncovered.
- 7:01Speaker 5: Yeah. So we have a situation currently going on where
- 7:05Speaker 5: when they there were two condos, they're side by side condos,
- 7:08Speaker 5: and they discovered that the mortgages are on the condo
- 7:12Speaker 5: that the people are selling from a different owner. Is
- 7:16Speaker 5: it very common? No, but it took a long time
- 7:20Speaker 5: to catch So we're working through that with It's complicated,
- 7:23Speaker 5: but you got to you got to get them removed,
- 7:26Speaker 5: you got to get leans removed before you can sell
- 7:30Speaker 5: a property.
- 7:31Speaker 2: You do the work of saints.
- 7:32Speaker 1: By the way, because as you're talking about this, it's
- 7:36Speaker 1: it's these are real people, real live, really important work
- 7:39Speaker 1: that you're doing.
- 7:40Speaker 2: But it also sounds like it's a.
- 7:41Speaker 1: Lot of hard work and a lot of research and
- 7:44Speaker 1: a lot of pouring over data and understanding laws and
- 7:49Speaker 1: possession and these type. Do you spend a lot of
- 7:53Speaker 1: time like staring at a computer stream, like working through
- 7:56Speaker 1: all the stuff you and the team, well.
- 7:58Speaker 5: Fortunately I had done that, dabbled in a little searching,
- 8:04Speaker 5: but it really takes people that understand it. We have
- 8:07Speaker 5: some amazing title staff that yes, they are searching over documents.
- 8:13Speaker 5: Searches could take you know, you have to go back
- 8:16Speaker 5: forty to sixty years on purchases. You have to really
- 8:19Speaker 5: go back. You got to know what you're looking for.
- 8:21Speaker 5: And yeah, they are staring at a screen looking at
- 8:23Speaker 5: something and.
- 8:24Speaker 3: You have to understand the legally, that's a big deal.
- 8:27Speaker 5: You have to understand what to put on, what not
- 8:29Speaker 5: to put on. You know. Common thing for judgments are
- 8:32Speaker 5: people like have a common last name, will just say Smith,
- 8:36Speaker 5: which there are thousands of Smiths. So sometimes you show
- 8:39Speaker 5: stuff and people are like, these aren't mine, and it's
- 8:43Speaker 5: it's the only way that you know, these judgments get
- 8:46Speaker 5: paid in some cases if you sell a piece of
- 8:50Speaker 5: property or you're buying a piece of property.
- 8:52Speaker 1: That is fascinating talking this morning with Mary Vetshi is
- 8:55Speaker 1: with Nation's Title. Of course, I've got offices in Middleton,
- 8:58Speaker 1: east side of Madison, Stote in Janesville as well. Of
- 9:01Speaker 1: course Rockrealty brings you ask the experts here on thirteen
- 9:04Speaker 1: ten WIBA. You can learn more about Rock Realty online
- 9:07Speaker 1: Rockwisconsin dot com. That's roc K Wisconsin dot com. Their
- 9:11Speaker 1: telephon number six O eight six seven three fifty four hundred.
- 9:14Speaker 1: That's six oh eight six seven three fifty four hundred.
- 9:17Speaker 1: Speaking of telephone numbers, I got questions for Mary Beth.
- 9:19Speaker 2: I want to learn more.
- 9:20Speaker 1: About title or you've got a question about titles. Of course,
- 9:22Speaker 1: their telephone number is six oh eight eight one nine
- 9:25Speaker 1: eighty six eighty eight. That's eight one nine eighty six
- 9:28Speaker 1: eighty eight.
- 9:29Speaker 2: And Marybeth costs.
- 9:30Speaker 1: People say, oh, this is obviously something that you want
- 9:33Speaker 1: to have done. I think probably required a lot of
- 9:36Speaker 1: cases to have done. What does it cost, who pays?
- 9:38Speaker 1: How does that all work. Now's that break down.
- 9:40Speaker 5: So in the state of Wisconsin, if you sell a
- 9:42Speaker 5: piece of real estate in Wisconsin, the owner's coverage, which
- 9:47Speaker 5: is to ensure the new and or clear title, is
- 9:49Speaker 5: paid for by the sellers. In other states that is different.
- 9:52Speaker 5: Sometimes the buyers pay for it, or it's a choice.
- 9:56Speaker 5: All the rates are filed with the commissioner in for instance,
- 10:00Speaker 5: like the state of Wisconsin, and they're determined by our underwriters.
- 10:05Speaker 5: So they're filed rates, and there's just you can't differ
- 10:09Speaker 5: from them anymore. You can't go up or down, you know.
- 10:12Speaker 4: And that means like it's the same rate regardless of
- 10:14Speaker 4: who you used throughout the state.
- 10:16Speaker 5: Yes, wow, Yes, there are rare. Yeah, there are discounts
- 10:22Speaker 5: if you have prior policies from previous title companies they
- 10:26Speaker 5: give you the underwriters give you fifteen, some do twenty.
- 10:29Speaker 5: Most of them are fifteen now, but commonly all the
- 10:31Speaker 5: underwriters are within you know, the filed rates. They're all
- 10:35Speaker 5: pretty much the same. There are some minor differences, but
- 10:39Speaker 5: most of them are the same.
- 10:40Speaker 1: So with costs being relatively equal, Matt, this kind of
- 10:44Speaker 1: comes back to you. Obviously, we talk with we're talking
- 10:47Speaker 1: with Mary about this morning at Nation's Title. You mentioned
- 10:50Speaker 1: you work with Mary about the Nation's Title quite a bit.
- 10:53Speaker 1: Obviously the differentiation isn't cost, there's other reasons. Let's talk
- 10:57Speaker 1: about some of the benefits of working with from your
- 10:59Speaker 1: person afective Nations Title and Marybeth, what are some of
- 11:02Speaker 1: those great benefits for you?
- 11:04Speaker 4: Yeah, I would say, I mean, what it comes down
- 11:05Speaker 4: to is a service number one, right, great service and communication, right,
- 11:11Speaker 4: and those kind of go hand in hand. However, you
- 11:13Speaker 4: can have great service and have never heard from the
- 11:15Speaker 4: title company until practically closing days, right, So it's nice
- 11:19Speaker 4: to have a company that deals with the details, that
- 11:22Speaker 4: knows to be on the lookout for certain red flags,
- 11:25Speaker 4: will follow up just to make sure that they have
- 11:28Speaker 4: everything correct on the closing statement well before it's panic time.
- 11:33Speaker 4: And so yeah, they're they're very good at communicating and
- 11:36Speaker 4: you know, they tend to give us the smoothest transactions,
- 11:39Speaker 4: which helps helps us.
- 11:41Speaker 2: Yeah.
- 11:41Speaker 3: Right, Yeah, so that's Nations for you.
- 11:44Speaker 2: Yeah, that is fantastic.
- 11:46Speaker 1: Here talking this morning of course with Matt Heyman of
- 11:48Speaker 1: Rock Realty and Mary Beth at Nation's Title, talking this
- 11:51Speaker 1: week about title companies and what exactly they do and
- 11:54Speaker 1: why they are so important. We're going to talk a
- 11:56Speaker 1: little bit more about about title companies wire fraud. Obviously,
- 12:00Speaker 1: the fraud is out there, and UH, with the digital age,
- 12:03Speaker 1: it becomes more common, more complex. We'll talk with Marybeth
- 12:06Speaker 1: about some of the details on that. Will also take
- 12:08Speaker 1: a look some of the other great features of this
- 12:09Speaker 1: week's featured listening. We'll do all of that in just
- 12:11Speaker 1: a moment. In the meantime, Ben to the website yet
- 12:14Speaker 1: get there right now, Rock Wisconsin dot com. That's r
- 12:17Speaker 1: ock Wisconsin dot com. For Rockrealty, there's tephone number six
- 12:20Speaker 1: o' eight six seven three fifty four hundred. That's six
- 12:22Speaker 1: oh eight six seven three fifty four hundred. More of
- 12:25Speaker 1: asked the experts with Matt Heyman and Rockrealty. That comes
- 12:27Speaker 1: your way next right here in thirteen ten wib.
- 12:30Speaker 6: A thirteen ten WI b A and ask the experts.
- 12:44Speaker 1: Hanging out this morning with our friends from Rockrealty. We
- 12:46Speaker 1: got Matt Heyman and Matt brought along Marybeth with Nations
- 12:49Speaker 1: Title talking this week about title companies and UH mentioned
- 12:53Speaker 1: the website rock Wisconsin dot com.
- 12:55Speaker 2: It's a great website, and we.
- 12:56Speaker 1: Also talked a little bit earlier about rocklistings dot Com.
- 12:58Speaker 1: One of the really cool things that they're offering at
- 13:01Speaker 1: Rock Realty is a partnership with totally spaced Out.
- 13:04Speaker 2: They drop off a.
- 13:05Speaker 1: Container you can move your stuff at your leisure and
- 13:08Speaker 1: of course they can get it from your new home
- 13:10Speaker 1: or your old home to your new home or if
- 13:11Speaker 1: you've got a transition period you want to have it
- 13:13Speaker 1: in storage for a while. They've got you covered all
- 13:15Speaker 1: the details on that promotion right at rocklistings dot Com.
- 13:19Speaker 1: That's Rocklistings dot Com and Matta. As we left that
- 13:23Speaker 1: last segment, we're going to talk in a moment with
- 13:25Speaker 1: Marybeth about wirefraud and some of the other things to
- 13:29Speaker 1: be looking out for in some of the work that
- 13:30Speaker 1: they do at Nations Title. But you were talking about
- 13:33Speaker 1: kind of working with Mary bethn working with the team
- 13:36Speaker 1: at Nation's Title. When it comes to your clients, when
- 13:39Speaker 1: it comes to buyers and sellers, how much interaction do
- 13:42Speaker 1: they have between you and the title company? What like
- 13:46Speaker 1: Like let's say I'm buying a home, would I have
- 13:47Speaker 1: any contact with the title or are you kind of
- 13:50Speaker 1: that intermediary for everything out?
- 13:51Speaker 2: Does that work?
- 13:52Speaker 4: Yeah, it's a good question. I mean, for most things,
- 13:54Speaker 4: we're more of an intermediary. But when it comes to
- 13:57Speaker 4: the title company, I then they are like they will
- 14:00Speaker 4: need different.
- 14:00Speaker 3: Authorizations and such.
- 14:02Speaker 4: Right, they're gonna they're gonna need permission to, you know,
- 14:05Speaker 4: as you as a seller, permission to contact the mortgage
- 14:07Speaker 4: company and find out what the payoff is for the loan. Right,
- 14:10Speaker 4: They're gonna need maybe permission to contact some of the
- 14:14Speaker 4: local utilities and figure out, you know, what the final
- 14:18Speaker 4: utility bill should be or propane things like that. So
- 14:22Speaker 4: there is a connection, you know, nearer to closing, they
- 14:24Speaker 4: try to try to get all that information down on
- 14:26Speaker 4: the ledger and make sure everybody comes out straight and true.
- 14:29Speaker 1: Is every purchase involved a title company every transaction.
- 14:32Speaker 4: In Wisconsin it is a title company state versus like
- 14:37Speaker 4: I think in Illinois they use attorneys and it's a
- 14:41Speaker 4: little sloppy.
- 14:41Speaker 5: In Illinois. It's like attorney driven state Wisconsin. You know,
- 14:45Speaker 5: railtors direct, the seller directs where the title insurance goes.
- 14:49Speaker 5: But not like years ago, used to a lot of
- 14:52Speaker 5: people had attorneys. Not so much anymore.
- 14:56Speaker 1: Are people coming in on closing day, Marybeth, And that
- 14:58Speaker 1: is that kind of the day where they're signing. Are
- 14:59Speaker 1: they coming into you and signing everything? Or am I
- 15:01Speaker 1: am I off on that?
- 15:03Speaker 5: Nope, you are correct. You know a lot of times
- 15:05Speaker 5: sellers might pre sign. You know, when COVID came along,
- 15:08Speaker 5: we have now it's called remote online. We use proof
- 15:14Speaker 5: or it's also known as notarized, which was approved. There's
- 15:18Speaker 5: other sites, but it was approved by the state of Wisconsin,
- 15:21Speaker 5: and so a lot of people do that.
- 15:22Speaker 4: But you know, do you have to use your driver's
- 15:24Speaker 4: license for that? Yeah, and like hold it up to
- 15:26Speaker 4: the camera or what do you got to do that?
- 15:29Speaker 5: I mean, it's all secure, but I mean you got
- 15:32Speaker 5: to verify, you know, I DS and so on and
- 15:35Speaker 5: so forth. But usually, you know, buyers and sellers do
- 15:38Speaker 5: come and we're a table funding state, so we sit
- 15:41Speaker 5: at the table and you know from the transaction. We're
- 15:44Speaker 5: in California, everything is held in escrow.
- 15:47Speaker 4: And during COVID, though, there were times we were signing
- 15:49Speaker 4: on top of cars, right because you couldn't be indoors,
- 15:52Speaker 4: so you know, yeah, that was the.
- 15:54Speaker 5: That was signing. I'm outside there inside with the door bidding.
- 15:59Speaker 2: It through the mail slot exactly.
- 16:01Speaker 3: It was interesting.
- 16:02Speaker 5: It got kind of crazy people some of the places
- 16:05Speaker 5: were washing their pens, just got cheap ones through. Yeah,
- 16:09Speaker 5: it got really creative.
- 16:11Speaker 2: That is, that is fascinating stuff.
- 16:13Speaker 1: Talking this week, of course with Matt Hygeman of Rock Realty,
- 16:16Speaker 1: joined by Mary Bethwick. Nations Title of course, I've got
- 16:18Speaker 1: offices in Middleton, east side of Madison, Stoughton and Janesville
- 16:21Speaker 1: as well. Of course you can google Nations Title find
- 16:24Speaker 1: them online telephone number six.
- 16:26Speaker 2: So eight eight eighty six eighty eight. That's eight nine
- 16:30Speaker 2: eighty six eighty eight.
- 16:31Speaker 1: And uh, speaking of kind of the time, as we've
- 16:33Speaker 1: we are in and things we've gone through. Computers, great tool,
- 16:38Speaker 1: great resource. People do use technology and other things to
- 16:43Speaker 1: commit fraud. And I know what wire fraud is something
- 16:46Speaker 1: you guys are on the lookout for at the title company.
- 16:48Speaker 2: Let's talk a little bit about that.
- 16:50Speaker 5: Yeah, wire fraud is huge and they are really getting
- 16:53Speaker 5: creative how they can go in and hack people's personal emails.
- 16:57Speaker 5: Change it by one small thing, and then the big
- 17:01Speaker 5: thing is that you know, people wire their funds. Buyers
- 17:05Speaker 5: wire their funds in, Sellers wire their funds in. We
- 17:08Speaker 5: wire funds out for the proceeds of the seller. You know,
- 17:11Speaker 5: if they're moving out of state and people are getting
- 17:14Speaker 5: really creative. So we've teamed up with a place called
- 17:19Speaker 5: closing Lock and they are verifying they got IDs, they're
- 17:24Speaker 5: verifying emails, they're verifying the wiring instructions for both buyers
- 17:29Speaker 5: and sellers. Very secure website, and we've done that and
- 17:33Speaker 5: it's ensured, So another extra layer of protection for people
- 17:39Speaker 5: so they're not uncomfortable wiring funds or wiring funds out.
- 17:42Speaker 3: Nice.
- 17:43Speaker 1: It sounds like a lot of your obviously the main
- 17:45Speaker 1: part of your job is really doing that research, but
- 17:48Speaker 1: it also seems like security is a huge role. As
- 17:50Speaker 1: we've been talking just about the different steps and the processes,
- 17:54Speaker 1: a really important part of obviously protecting personal information, protecting transactions,
- 18:00Speaker 1: that's a big responsibility. You mentioned being insured in other things,
- 18:02Speaker 1: having those assurances. I'm going to guess that's partially one
- 18:06Speaker 1: of the things that Matt loves working with you with.
- 18:08Speaker 1: But it's going to be a great, great peace of
- 18:10Speaker 1: mind for the folks that you are working with.
- 18:12Speaker 2: Marybeth.
- 18:12Speaker 5: Yes, absolutely, when you can you know very you know,
- 18:16Speaker 5: secure people when they're wiring funds in or wiring funds
- 18:18Speaker 5: out is huge. We don't share information with you know,
- 18:24Speaker 5: people we we when we get their information. It's not
- 18:27Speaker 5: like we can sell it. I know some places sell
- 18:30Speaker 5: information of buyers and sellers. We don't do that. There's
- 18:34Speaker 5: a lot of stuff that's a public record. When you
- 18:36Speaker 5: file a warranty deed, when you file a mortgage, those
- 18:39Speaker 5: are public records with the registered deeds. So people can
- 18:44Speaker 5: you know, find that information out, but there isn't you know,
- 18:47Speaker 5: you know, important information to me is like your social
- 18:51Speaker 5: your phone numbers, your emails, that's not part of the
- 18:55Speaker 5: public record.
- 18:56Speaker 1: It's always interesting to me because people I think assume the
- 18:58Speaker 1: stuff that is part of like I don't think people
- 19:00Speaker 1: always understand certain things our public record. You mentioned obviously
- 19:03Speaker 1: these transactions that need that stuff go down to the
- 19:05Speaker 1: county courthouse or the county repository and be like, hey,
- 19:09Speaker 1: can I pull the the you know and see all that.
- 19:12Speaker 1: But it's really great to hear that that the other
- 19:14Speaker 1: stuff that's.
- 19:15Speaker 2: Able to be protected. You guys keep that stuff nice
- 19:17Speaker 2: and safe and.
- 19:18Speaker 1: And Marybeth for folks as we as we've learned, it's
- 19:21Speaker 1: been a very informative form of a conversation for folks
- 19:24Speaker 1: that are are you know, whether looking to buy or
- 19:26Speaker 1: other things, any piece of advice for them, just kind
- 19:28Speaker 1: of guidance when it comes to you know, working with
- 19:30Speaker 1: your agent, working with the title company, kind of anything
- 19:32Speaker 1: overall that that you've seen that maybe think if you
- 19:35Speaker 1: get that word out to folks, you'd love to do
- 19:37Speaker 1: it somebody you'd like to share with them.
- 19:39Speaker 5: Well, you know, like Matt said, which appreciate you saying
- 19:42Speaker 5: that service is really huge and now and if your
- 19:45Speaker 5: staff is very knowledgeable, which we have, it's very key.
- 19:49Speaker 5: But service to me has always been the top of everything,
- 19:54Speaker 5: you know, with everybody having you know, the same pricing
- 19:57Speaker 5: within a few dollars here or there, services really key.
- 20:00Speaker 5: And then having the people that know what they're doing,
- 20:04Speaker 5: what they're talking about. If you have an issue, you
- 20:06Speaker 5: have someone here locally that can answer your question regarding
- 20:09Speaker 5: a title issue, you know, a closing issue, and to
- 20:14Speaker 5: me that's just super important. Especially this is a huge
- 20:17Speaker 5: transaction you know in your life, you know, so you
- 20:21Speaker 5: got to know and then dealing with you know, the
- 20:24Speaker 5: agents you know like Rock that are very knowledgeable about
- 20:27Speaker 5: their clients, which helps us. It's just you know, it's
- 20:31Speaker 5: an important transaction, so you want to make sure you're
- 20:34Speaker 5: dealing with people that are knowledgeable.
- 20:35Speaker 1: Not that there's anyone out there that doesn't work with
- 20:37Speaker 1: Rock Realty, but could somebody, for example, if somebody made
- 20:41Speaker 1: that mistake, let's just say, could they request a specific
- 20:43Speaker 1: title company to be working with or how does that work?
- 20:46Speaker 5: Yes, so sellers direct. I mean so for instance, you
- 20:49Speaker 5: know the listing on the listening that a realture has.
- 20:55Speaker 5: You know, can the sellers say, you know, no, I
- 20:59Speaker 5: want to use this title company. I have a relationship
- 21:01Speaker 5: with them, and absolutely they can't perfect Yeah, absolutely that
- 21:04Speaker 5: you know, the seller directs it. But you know, obviously
- 21:08Speaker 5: people suggest, you know, this is who I work with.
- 21:10Speaker 5: They got great service, And a lot of people think
- 21:15Speaker 5: that they have to go back to the title company
- 21:17Speaker 5: where they purchased the home from so they get the discount.
- 21:21Speaker 5: That is not correct. Title companies do not share their
- 21:25Speaker 5: prior title insurance, but they usually can get it from
- 21:29Speaker 5: that title company and we can use it. So title
- 21:32Speaker 5: companies can use other title.
- 21:34Speaker 3: Companies previous insurance.
- 21:35Speaker 5: Previous insurance to give the sellers the discount.
- 21:39Speaker 1: Really good to know, and that's why I'm going to
- 21:40Speaker 1: jot this down. Nations Title Nations Title Telephone number six
- 21:44Speaker 1: eight eight eighty six eighty eight. That's eight one nine
- 21:48Speaker 1: eighty six eighty eight. Mariabeth, thank you so much for
- 21:50Speaker 1: joining us this morning.
- 21:51Speaker 5: Thank you so much for having me. I really appreciate it.
- 21:53Speaker 2: Great to meet you.
- 21:54Speaker 1: Very informative and before we head out today, Matt one
- 21:56Speaker 1: final revisit because it's a beautiful, beautiful home, this week's
- 21:59Speaker 1: featured listing house right in Stoton on Larvic Lane. We
- 22:03Speaker 1: talked about the garages, we talked about the beautiful curb appeal,
- 22:06Speaker 1: we talked about the porch.
- 22:08Speaker 2: We didn't talk much about the interior.
- 22:10Speaker 1: And it's got a beautiful, beautiful inside, very bright, very open.
- 22:15Speaker 2: Did I see vaulted ceiling.
- 22:16Speaker 4: Yeah, vaulted ceilings, stainless steel, appliances in the kitchen, a
- 22:20Speaker 4: lot of windows for letting a natural light, and lower
- 22:24Speaker 4: level that's finished for entertaining.
- 22:26Speaker 2: It's a great, great property.
- 22:27Speaker 1: If you're interested in taking the look, called Patrick up
- 22:29Speaker 1: or right now Patrick Collins six oh eight three three two.
