Speaker 2: Good morning? How you doing this morning?
• 1:06
Speaker 5: I'm doing great? How are you doing?
• 1:07
Speaker 4: Not too shabby at all? Well, my Reds got bounced
• 1:09
Speaker 4: out of the playoffs, right that all.
• 1:12
Speaker 5: Your something on social media. I know you're a big
• 1:15
  Speaker 5: Reds fan.
• 1:15
  Speaker 2: Yeah, you know.
• 1:16
Speaker 4: I mean the Dodgers are are are better than anybody,
• 1:19
Speaker 4: you know, I mean, depending their team.
• 1:21
Speaker 5: Yeah, so they got to be happy just to get there,
• 1:23
Speaker 5: right because they needed to. What was the very last
• 1:25
Speaker 5: day of the season. You think about how many games
• 1:27
Speaker 5: they play, Yeah, yeah, and the Mets had to they
• 1:31
Speaker 5: had to lose actually because the Reds needed to win.
• 1:33
Speaker 4: Well, if the Reds would have won, they would have
• 1:35
Speaker 4: they could have played themselves in. But since they lost,
• 1:38
Speaker 4: they needed the Mets to lose, and the Mets lost
• 1:40
Speaker 4: like five minutes after the Reds rist.
• 1:42
Speaker 2: So yeah, it was very lucky that they got in.
• 1:45
  Speaker 2: You know.
• 1:45
Speaker 4: It's it's uh, the Dodgers are very very good. And
• 1:48
Speaker 4: but I'm not one of those people that, you know,
• 1:50
Speaker 4: complain about payroll discrepancies, not so much as that I
• 1:54
Speaker 4: think payroll discrepancies are fair. But all these guys are
• 1:56
Speaker 4: wealthy and they could pay They can make whatever team
• 1:58
Speaker 4: they want. So well, the Castelini's for the Reds, they
• 2:02
Speaker 4: if they wanted to sign guys for for half a billion,
• 2:04
Speaker 4: they could do it if they wanted to. You know,
• 2:06
Speaker 4: the Pittsburgh Pirates pay their entire payroll off of the gate,
• 2:09
Speaker 4: off of gate and emissions and concessions. They don't spend
• 2:12
Speaker 4: any of their TV money contracts and stuff like that.
• 2:14
Speaker 4: I mean, these guys could pay for better teams if
• 2:16
Speaker 4: they wanted to. They don't want to. So the Dodgers
• 2:18
Speaker 4: go out and pay for the money. Hey, that's that's
• 2:20
Speaker 4: the way you win.
• 2:21
Speaker 5: I guess it's a business model, right if you you know,
• 2:24
Speaker 5: are comfortable with what your income stream is and you
• 2:26
Speaker 5: don't need to pay extra players and don't have that
• 2:29
Speaker 5: extra gumption to win championship.
• 2:31
Speaker 4: Right, sorry, tax right offs in there somewhere, losses, you know,
• 2:34
Speaker 4: all kinds of good stuff.
• 2:35
Speaker 5: Yeah. I don't watch enough baseball or keep up, but
• 2:37
  Speaker 5: that's not a more of a football guy. So I
• 2:41
Speaker 5: don't even understand what their salary cap is and that
• 2:43
Speaker 5: kind of thing. And I assume they've got something baseball.
• 2:46
Speaker 4: No salar crap in really yeah, okay, yeah, the I
• 2:49
Speaker 4: think the I think the Dodgers pay rolls three hundred
• 2:51
Speaker 4: nineteen million dollars and the Reds is one hundred and
• 2:54
  Speaker 4: twelve million.
• 2:56
Speaker 5: That's the way it is sports these days, from the
• 2:58
Speaker 5: actually starting at the high school level. Now I heard
• 3:00
Speaker 5: what there's a Texas high school football coachers are getting
• 3:03
Speaker 5: paid well into the sixth form.
• 3:05
Speaker 4: Yea, yeah, I mean yeah, it's it's pretty insane when
• 3:07
Speaker 4: when you think about it, but that is that's that's sports.
• 3:10
Speaker 4: I mean you're gonna have, you know, middle school kids
• 3:12
Speaker 4: endorsing car dealership soon, so right, that's that's right.
• 3:15
  Speaker 5: So we got n I I don't think I haven't.
• 3:17
Speaker 5: I thought I heard something on talk line or it
• 3:19
Speaker 5: was on this radio station about there's not really any
• 3:21
Speaker 5: evidence that n i L has been put in place
• 3:24
Speaker 5: for any high school athlete yet, but it's it's kind
• 3:26
  Speaker 5: of coming authorized it the w v S s a C.
• 3:30
Speaker 5: I think they passed a rule over the summertime authorizing
• 3:32
  Speaker 5: n i L for high school players, which I think
• 3:37
Speaker 5: under the law they probably can't prevent somebody from uh
• 3:42
Speaker 5: marketing their name, image and likeness. And they I heard
• 3:47
  Speaker 5: a representative of the w v S s a C
• 3:50
Speaker 5: saying well, you can can't wear your school you know,
• 3:53
Speaker 5: uniform and things like that, which they can prohibit. But
• 3:56
Speaker 5: then they also said you can't if you're a football
• 3:59
Speaker 5: player or a quarterback. You can't hold a football in
• 4:02
  Speaker 5: the ad, which I thought, I think that's borderline. I'm
• 4:05
Speaker 5: not sure that would pass muster from a legal standpoint,
• 4:08
Speaker 5: but we haven't heard about it yet, of course, and
• 4:11
Speaker 5: he didn't talk about and I think to me, the
• 4:14
Speaker 5: real core concern is are you paying players to transfer,
• 4:19
Speaker 5: because that is not the point of nil. It's a
• 4:23
Speaker 5: business or somebody paying an athlete to use their name,
• 4:27
Speaker 5: image and likeness for marketing. So if you pay quadruple
• 4:31
Speaker 5: the market value for a starting quarterback for Hurricane High
• 4:37
Speaker 5: School to be on a billboard, well that and they
• 4:40
Speaker 5: were previously at Saint Albans or South Charleston, then it
• 4:45
Speaker 5: doesn't pass the smell test very well because then they
• 4:49
Speaker 5: you know, they come there and start playing at the
• 4:51
Speaker 5: same time they're getting this nil deal, and you know,
• 4:55
Speaker 5: the business is paying way more than market value for
• 4:58
Speaker 5: for what you would normally pay somebody like that to
• 5:01
Speaker 5: market your business. Because naturally, if you're doing advertise, I
• 5:05
Speaker 5: mean it is not necessarily it's hard to show quid
• 5:10
Speaker 5: pro quo with a lot of advertising media, and you know,
• 5:15
Speaker 5: how much business do you get from it? It's difficult
• 5:19
Speaker 5: to tell. But they they certainly, if you're paying well
• 5:23
Speaker 5: above average value for somebody with that popularity to be
• 5:28
Speaker 5: on the billboard, then it's clearly not just for nil,
• 5:32
Speaker 5: it's to persuade that person to maybe move schools. And
• 5:36
Speaker 5: hopefully we don't see that. I think they'll, you know, don't.
• 5:38
  Speaker 5: I don't that that's been That's the same concept in
• 5:42
Speaker 5: college sports, at least up until recently, when they're letting
• 5:46
Speaker 5: colleges actually pay players. I think the CAP's twenty million
• 5:50
Speaker 5: dollars fun they can use to revenue share with players,
• 5:53
Speaker 5: But otherwise we saw that same concept happen that I
• 5:57
Speaker 5: was just discussing in college sports, and it really wasn't
• 6:00
Speaker 5: enforced in any way. NC double A ya getting paying
• 6:04
Speaker 5: somebody multimillion dollars to be on a couple of billboards
• 6:07
Speaker 5: when it's not going to generate that type of business
• 6:10
Speaker 5: for that company, but it will get that player to
• 6:13
  Speaker 5: transfer from.
• 6:14
Speaker 4: I kind of blame the NC DOUBA for all of this,
• 6:15
Speaker 4: because they could have put the model in place that,
• 6:17
Speaker 4: you know, if there were going to be modeling off
• 6:19
Speaker 4: of this in some way, shape or form, they could
• 6:20
Speaker 4: have gone off of a good model. But the NC
• 6:22
Speaker 4: double A instead of taking time and consideration and putting
• 6:25
Speaker 4: together a good model where like, oh, well, I guess
• 6:27
Speaker 4: everybody's just want to print money. Now, let's just print
• 6:29
Speaker 4: money everybody. And yeah, that was basically you know.
• 6:32
  Speaker 2: Just spends.
• 6:33
Speaker 5: So how much credit you give the NC double A
• 6:35
Speaker 5: and the and the universities. I mean to me some
• 6:40
Speaker 5: time ago with all the money and how much the
• 6:42
Speaker 5: coaches get paid the TV revenue, I mean, I just
• 6:47
Speaker 5: always thought it was kind of exploitation of the You
• 6:50
Speaker 5: could have not have fought it of amateur athletes, and
• 6:54
Speaker 5: so I don't based on federal law and other principles,
• 6:58
Speaker 5: I don't see how you could believe, as a large
• 7:01
Speaker 5: entity like that with lots of lawyers, that this is
• 7:03
Speaker 5: going to sustain forever into the future. Of course, my
• 7:06
Speaker 5: conspiracy mind is, well, they knew it wasn't going to sustain,
• 7:09
Speaker 5: but they just drug it out as far as they
• 7:11
Speaker 5: could because they're making billions of dollars. And so now,
• 7:14
Speaker 5: because this should have been anticipated, of course, like you said,
• 7:17
Speaker 5: and then uh, something done about it more proactively rather
• 7:22
Speaker 5: than waiting for lawsuits to get through. And then now
• 7:24
Speaker 5: we're in this kind of quagmire of lawsuits here and
• 7:28
Speaker 5: there crazy and different things. I think it's gonna and
• 7:31
Speaker 5: I like because I'm an old time college football fan,
• 7:35
Speaker 5: so of course I like the way it was when
• 7:37
Speaker 5: you had players that would they might transfer one time
• 7:40
Speaker 5: if there's a problem, but otherwise they you know, you
• 7:43
Speaker 5: can watch the players start as a freshman and work
• 7:45
Speaker 5: their way up and not have any real concern they're
• 7:47
  Speaker 5: just gonna.
• 7:48
Speaker 2: I think they should keep the transfers. I think they should.
• 7:50
Speaker 4: They could keep the transfer school rules as exactly as
• 7:52
Speaker 4: they are in college football, but bring back the year
• 7:54
Speaker 4: you have to sit out, you know, let let people
• 7:56
Speaker 4: go wherever they want to, but make them set out
• 7:58
Speaker 4: that transfer a year.
• 7:59
Speaker 2: There used to be.
• 7:59
Speaker 4: I could make reasons that they did that to align
• 8:02
Speaker 4: things up and then they just flushed all that, but
• 8:04
Speaker 4: that would I'm not sure you can do that.
• 8:08
Speaker 5: Because that would inhibit their ability to market their name,
• 8:12
Speaker 5: image and likeness. I don't know a boy that particular scenario.
• 8:15
Speaker 5: I think what's going to end up happening, like it
• 8:17
Speaker 5: or not, is we're going to see some kind of
• 8:25
Speaker 5: collective bargaining entity form of of college players, and it's
• 8:29
Speaker 5: it's going to all kind of level out or the
• 8:32
Speaker 5: big boys the SEC and you know, the ones that
• 8:35
Speaker 5: generate the most revenue will kind of just separate and
• 8:38
Speaker 5: do something on their own. But we'll see. You know,
• 8:41
Speaker 5: it's kind of hard to talk thought about college footbafter
• 8:43
Speaker 5: what the mountaineers are doing this.
• 8:44
Speaker 4: Year, but uh or maybe that's the only way we
• 8:46
Speaker 4: can talk, which is about that's out here.
• 8:47
Speaker 5: He's actually traveling, of course, he had this trip pre planned,
• 8:51
Speaker 5: but he's heading out to uh Provo to watch the
• 8:54
Speaker 5: uh well, one of the things he's doing is watching
• 8:56
Speaker 5: the mountaineers. It's a beautiful area. I mean, if nothing else,
• 8:59
Speaker 5: I've never been there. I've seen the stadium on TV.
• 9:01
Speaker 5: It's really nice. It's got the mountains in the background.
• 9:04
  Speaker 5: And so.
• 9:07
Speaker 2: I came to him. You talk for about a month once.
• 9:08
  Speaker 2: It's really gorgeous.
• 9:09
  Speaker 3: Yeah.
• 9:09
Speaker 5: Well, he's staying for ten days or so, and he's
• 9:14
  Speaker 5: he's taking a giggle, but he's taking a tour of
• 9:17
Speaker 5: the various national parks. Oh yeah, yeah, yeah, except there
• 9:22
Speaker 5: might not be any restrooms open or visitor centers.
• 9:25
  Speaker 2: Yeah, that's true.
• 9:25
Speaker 5: Actually, he was one of his lodging places was a
• 9:29
  Speaker 5: I don't know if it was a cabin or a
• 9:31
Speaker 5: lodge in a in a national park and they he
• 9:33
Speaker 5: called and they've know they can't, so he had to
• 9:36
Speaker 5: find alternative lodging like yesterday.
• 9:38
  Speaker 4: Yeah, that's a great When I traveled, I stayed mostly
• 9:40
Speaker 4: at national parks too.
• 9:41
Speaker 2: Yeah, that would be that would be quite an impediment.
• 9:43
Speaker 5: Yeah, and I'm going down to New River Gorge. Actually,
• 9:45
Speaker 5: I got a friend of mine who's his fiftieth birthday,
• 9:48
Speaker 5: So we're going down to a little cabin of New
• 9:50
Speaker 5: River Gorge and it'll be in the national parks. I'm
• 9:52
Speaker 5: curious if they've got some of the like do little
• 9:55
Speaker 5: mountain biking and fishing, so I'll see whether the gates
• 9:58
Speaker 5: are locked or what you have the ability to do.
• 10:00
Speaker 5: I mean, I guess you can go in a national
• 10:03
Speaker 5: park if it's technically closed. I don't know how they
• 10:05
Speaker 5: can really stop that. But hopefully I don't have to
• 10:09
Speaker 5: fight the law in the next couple of days. If
• 10:12
Speaker 5: we do, we know how to handle it. So yeah,
• 10:15
Speaker 5: maybe we'll get some calls, but just kind of go
• 10:18
Speaker 5: over what we do. Consumer oriented law firm and represent
• 10:21
Speaker 5: regular people, small businesses. Our bread and butter is really
• 10:24
Speaker 5: civil litigation. If you have a conflict with an insurance
• 10:28
Speaker 5: company about a claim or you're in an automobile accident
• 10:31
Speaker 5: or a fall and you're injured either physically or financially.
• 10:37
Speaker 5: Then we do really really good work on those type
• 10:41
Speaker 5: cases and they're all handled contingency fee, meaning you know,
• 10:45
Speaker 5: you don't pay us anything unless we recover something for you,
• 10:47
Speaker 5: and it's some percentage. So i'd say bread and butter.
• 10:52
Speaker 5: But being a trying to serve the people here and
• 10:56
Speaker 5: being kind of a suburb law firm, we have walk
• 10:58
Speaker 5: ins and just try and serve the everyday legal needs
• 11:02
Speaker 5: of people. We do deeds, wills toch scurity, disability, some
• 11:06
Speaker 5: real estate boundary issues, things like that. So if you
• 11:09
Speaker 5: have those type issues, you can give us a call.
• 11:11
Speaker 5: Probably kind of hidd on this from time to time.
• 11:14
Speaker 5: It might be a good time to do it again.
• 11:16
Speaker 5: But you know, the calls we get, almost the questions
• 11:19
Speaker 5: we get almost more frequent than anything else is folks
• 11:23
Speaker 5: worried that the government's going to take their property if
• 11:27
Speaker 5: they have to go into a nursing home and or
• 11:30
Speaker 5: they're home, and so it's probably in a nutshell how
• 11:37
Speaker 5: this works. If you are older and you need long
• 11:40
Speaker 5: term nursing home care, not healthcare, I mean Medicare will
• 11:43
Speaker 5: kick in for actual health care, but at a certain
• 11:46
Speaker 5: point it turns into kind of maintenance care. You've plateaued,
• 11:51
Speaker 5: you've got issues that don't Nobody wants to have a
• 11:54
Speaker 5: family member go to a nursing home, but there are
• 11:58
Speaker 5: physical or mental issues that can have symptoms that it
• 12:01
Speaker 5: makes it impossible for a family member to keep someone
• 12:03
Speaker 5: at home unless you're extremely wealthy and you can pay
• 12:05
Speaker 5: a nursing staff or something to come in. So when
• 12:08
Speaker 5: that happens, and if you don't have long term care insurance,
• 12:12
Speaker 5: which you can purchase, but I would wager to say
• 12:16
Speaker 5: one percent or less of folks have long term care
• 12:20
Speaker 5: insurance which helps pay for nursing home care, then it's
• 12:25
Speaker 5: like anything else in America, you just go and you
• 12:27
Speaker 5: pay for it yourself. Now, ultimately, Medicaid has a program
• 12:34
Speaker 5: that will pay for your long term care. And Medicaid
• 12:36
Speaker 5: is a welfare benefit. So if you qualify financially and
• 12:40
Speaker 5: you live here in America, whether you worked and paid
• 12:42
Speaker 5: taxes or not, you get that Medicaid benefit. But it's
• 12:46
Speaker 5: a welfare benefit. So when you go to apply for that,
• 12:50
Speaker 5: because you say your Medicare won't pay any longer, then
• 12:54
Speaker 5: they do an asset check to make sure that to
• 12:57
Speaker 5: check and see if you're eligible. And when they do that,
• 13:01
Speaker 5: they have a questionnaire and they look it's called a
• 13:04
Speaker 5: look back period. They look back and they have a
• 13:07
Speaker 5: pretty good investigative tool to see whether you're telling the
• 13:12
Speaker 5: truth or not. And they look back and see if
• 13:14
Speaker 5: you've given anything away. And that period is five years
• 13:18
Speaker 5: prior to the time you apply for Medicaid. So concept
• 13:22
Speaker 5: being wealthy person knows that maybe they've got early onset
• 13:29
Speaker 5: dementia or some physical issue and think, oh, it might
• 13:31
Speaker 5: be needing some long term care coming up. Then here
• 13:35
Speaker 5: I'm going to give Johnny my son, and Susi Q
• 13:38
Speaker 5: my daughter basically all my money and all my assets.
• 13:42
Speaker 5: Hot now I'm poor enough to get on Medicaid. So
• 13:46
Speaker 5: that's what the look back period is for, is to
• 13:48
Speaker 5: see if you've given anything away, and if you have,
• 13:50
Speaker 5: they'll count that asset as if you still own it
• 13:53
Speaker 5: and you get penalized and the government just won't pay
• 13:55
Speaker 5: for your nursing home care. They do a calculation kind
• 13:59
Speaker 5: of the average monthly cost of care and they say, okay,
• 14:03
Speaker 5: you gave away one hundred thousand dollars hunting camp or cash,
• 14:08
Speaker 5: so we're not going to pay for your care until
• 14:11
Speaker 5: you that amount of time goes by or the average
• 14:16
Speaker 5: cost of the nursing home care equals what you gave away.
• 14:20
Speaker 5: Now you can create trusts and put all your money
• 14:25
Speaker 5: in trust where you have another person as the trustee
• 14:28
Speaker 5: that manages it, and then technically it's not your money anymore.
• 14:32
Speaker 5: It's owned by trust. A trust is like a fictional
• 14:36
Speaker 5: but legal entity, and so you don't own it, and
• 14:38
Speaker 5: then the trustee controls it and you just hope they
• 14:40
Speaker 5: do what you want, so you still get the benefit
• 14:43
Speaker 5: of those assets. But even to put money in a trust,
• 14:47
Speaker 5: it still has to beat that look back period, so
• 14:50
Speaker 5: you have if you do that, you've got to make
• 14:51
Speaker 5: it so many five years it might even be six
• 14:56
Speaker 5: for a trust before you apply for the Medicaid benefit.
• 15:00
Speaker 5: And we don't do those type trusts. If I have
• 15:02
Speaker 5: folks call me and they're really concerned about that, there's
• 15:04
Speaker 5: two or three different lawyers in the area that do
• 15:06
Speaker 5: that type work. And it's not real simple, and you've
• 15:09
Speaker 5: got to be careful the way you do it because
• 15:12
Speaker 5: you have to make sure the trust is worded in
• 15:14
Speaker 5: a way that when the government analyzes it, they agree
• 15:18
Speaker 5: that it's not just a fraud. You know, you're really
• 15:23
Speaker 5: controlling the trust. It's got to be set up so
• 15:24
Speaker 5: that actually somebody else controls it, so the government will agree, Yeah,
• 15:28
Speaker 5: even though you might get some benefit from that trust,
• 15:30
Speaker 5: you don't own those assets, so we're not gonna consider
• 15:34
Speaker 5: those yours any longer they're owned by trust.
• 15:36
Speaker 4: The Peyton Law Firm had to give them permission in
• 15:39
Speaker 4: years past for another law firm to talk about those
• 15:41
Speaker 4: types of trusts specifically on an expert ship. We've had
• 15:44
Speaker 4: a couple of them that it's been years now, but
• 15:45
Speaker 4: we had a couple that came through and did that
• 15:47
Speaker 4: and I did those shows and with anything you learn
• 15:50
Speaker 4: a little bit as you're doing that is we did
• 15:52
Speaker 4: a series of five or six of them. I'm it's
• 15:54
Speaker 4: pretty shocking to me the things you have to do
• 15:56
Speaker 4: to you know, try to get yourself that point. You know,
• 16:01
Speaker 4: you've got to spend.
• 16:02
Speaker 5: Down so so you know, absent you know, having gifted
• 16:07
Speaker 5: things away at least five years prior then the government
• 16:09
Speaker 5: doesn't take your property. You just have to what they
• 16:14
Speaker 5: call spin down and get down below that level wheer
• 16:18
Speaker 5: than eligible. So you just pay for your own nursing
• 16:21
Speaker 5: home care like you pay for everything else. Then when
• 16:24
Speaker 5: you get down to that level, then you can switch
• 16:27
Speaker 5: over to Medicaid. There's also some things you can do
• 16:29
Speaker 5: to spend your money that benefits you rather than paying
• 16:33
Speaker 5: it to a nursing home, and they don't. There's some
• 16:39
Speaker 5: limits if you're if you have a really valuable house
• 16:42
Speaker 5: or really really valuable car, I mean hundreds of I
• 16:44
Speaker 5: don't know what the car limit is, but I think
• 16:46
Speaker 5: it's like seven hundred and fifty thousand dollars house. So
• 16:49
Speaker 5: when they go and analyze whether you're eligible for Medicaid
• 16:51
Speaker 5: or not for long term care, when you apply, they
• 16:56
Speaker 5: basically set aside your home place, and they set aside
• 16:59
Speaker 5: your vehicle everything inside your home. They don't go and
• 17:01
Speaker 5: value your jewelry and your big screen TV and things
• 17:05
Speaker 5: like that, so you're those type things. Your house and
• 17:09
Speaker 5: one car are excluded from the analysis about whether you're
• 17:13
Speaker 5: eligible or not. So they with very few exceptions, they
• 17:19
Speaker 5: don't make you sell your home or come take your
• 17:22
Speaker 5: home or anything like that. That's we get a lot
• 17:25
Speaker 5: of concern about that and now what they can do.
• 17:31
Speaker 5: It's if you then end up on Medicaid and get
• 17:35
Speaker 5: some Let's say the government pays fifty thousand dollars through
• 17:40
Speaker 5: the Medicaid program for you to have long term nursing
• 17:42
Speaker 5: home care. Then you pass away, then there is the
• 17:46
Speaker 5: ability to do what's called a state recovery, where the
• 17:51
Speaker 5: state administered Medicaid program can come in and put a
• 17:54
Speaker 5: lean against your home. And then it's kind of think
• 17:59
Speaker 5: of it like a mortgage. After you pass away, Oh,
• 18:01
Speaker 5: there's no payments, so your heirs would then take that
• 18:06
Speaker 5: home subject to that lian. So if they go and
• 18:09
Speaker 5: sell it, when it's sold, that fifty thousand dollars lian
• 18:13
Speaker 5: is just paid off and comes off the top of
• 18:15
Speaker 5: the proceeds from the sale. Now there are some things
• 18:19
Speaker 5: you can do with your home. And that's where we
• 18:22
Speaker 5: get into these transfer on death deeds that we've talked
• 18:26
Speaker 5: about a lot that the legislature authorized in twenty fifteen,
• 18:31
Speaker 5: and we've done awful lot of those. If you hear
• 18:33
Speaker 5: about life estates and people giving their property to their
• 18:36
Speaker 5: kids but reserving a life estate. That's in the last
• 18:41
Speaker 5: ten years since transfering death deeds have come into play.
• 18:45
Speaker 5: I mean, I may have drafted a few deeds involving
• 18:49
Speaker 5: life estates and usually doesn't have anything to do with
• 18:51
Speaker 5: the medic issue. There's just some unique factual situation with
• 18:55
Speaker 5: the parties. We used to do a lot of them,
• 18:56
Speaker 5: but life estate deeds like I would deed my property
• 19:03
Speaker 5: to my two kids, for example, but I reserve a
• 19:05
Speaker 5: life estate. Well it's vested in them even though they
• 19:09
Speaker 5: don't have any control over it until I pass away,
• 19:11
Speaker 5: because I own it for my life. But if I
• 19:13
Speaker 5: want to borrow against it or if I want to
• 19:16
Speaker 5: sell it, the kids have to sign off on everything
• 19:20
Speaker 5: because they have an ownership interest in it. And there's
• 19:22
Speaker 5: been a lot of occasions over the years. I've had
• 19:25
Speaker 5: a call in the last month, well, now my daughter
• 19:29
Speaker 5: won't sign off on it, or she won't give it
• 19:31
Speaker 5: back to me. And when once you do that life
• 19:34
Speaker 5: estate deed, you can't unilially just take it back because
• 19:37
Speaker 5: you want to. Now take that example and the transferring deaths,
• 19:42
Speaker 5: that is a deed that's signed by you recorded it
• 19:46
Speaker 5: basically says who your death beneficiaries of your home or
• 19:51
Speaker 5: you could do other property, but for the medicaid issue,
• 19:53
Speaker 5: it's your home and you record it, but nothing changes.
• 19:58
Speaker 5: You still own it. One hundred percent. You can sell it.
• 20:00
Speaker 5: You can bargainst to whoever you named as your beneficiaries.
• 20:02
Speaker 5: Let's say your two kids. They don't have any say
• 20:05
Speaker 5: in what you do with that property. And if you
• 20:08
Speaker 5: change your mind, let's say one of your kids does
• 20:12
Speaker 5: something that upsets you or whatever practical reason, you don't
• 20:15
Speaker 5: want them to have a half interest in your home.
• 20:17
Speaker 5: When you pass away, we can draft a new deed
• 20:20
Speaker 5: and record it. You don't need anybody's permission, and nobody
• 20:23
Speaker 5: even needs to know about it. And so you could
• 20:24
Speaker 5: change your transfer and death deed just by having a
• 20:27
Speaker 5: new deed drafted, or you can revoke it on your
• 20:30
Speaker 5: own by filing a document and then it would pass
• 20:32
Speaker 5: by your will. But the transfer on death deed if
• 20:37
Speaker 5: you get on medicaid at least right now, and it
• 20:40
Speaker 5: could change because it's a little bit of a cat
• 20:42
Speaker 5: and mouse game between the government and the state is
• 20:46
Speaker 5: charged with trying to collect that medicaid money back. But
• 20:49
Speaker 5: right now, if you have a transfer on death deed
• 20:52
Speaker 5: in place, which you can do within that five year
• 20:54
Speaker 5: period because it's not a gift, you're not giving your
• 20:57
Speaker 5: home away because it transfers essentially instantly when you pass
• 21:03
Speaker 5: away because the deed has already been recorded. The government
• 21:05
Speaker 5: isn't able to place a lean on that property because
• 21:09
Speaker 5: it's owned by someone else the moment you pass away,
• 21:11
Speaker 5: as opposed to if it's in your own name, then
• 21:15
Speaker 5: it goes through the probate process, and maybe my will says, well,
• 21:19
Speaker 5: my home's going to go to my two kids. Okay,
• 21:22
Speaker 5: that's fine. The government pays fifty thousand dollars in nursing
• 21:25
Speaker 5: home care for me through the Medicaid program. Then through
• 21:28
Speaker 5: the probate process there's an opportunity for creditors to file claims,
• 21:33
Speaker 5: including Medicaid program, so they could file a claim, put
• 21:38
Speaker 5: a lean on it, and then that's when my yes,
• 21:40
Speaker 5: my kids inherit it. But it's subject to that lean
• 21:43
Speaker 5: or claim from the government to get that fifty thousand
• 21:45
Speaker 5: dollars back, which right now they're not doing if you
• 21:50
Speaker 5: had transferred that property to your kids via transferring death deed.
• 21:53
Speaker 5: I mean, you can do a whole seminar on this,
• 21:56
Speaker 5: but we just get we get an awful lot of
• 21:58
Speaker 5: calls and they really the first thing folks usually say,
• 22:00
Speaker 5: as well, it's the government going to take my I
• 22:02
Speaker 5: don't want them to take my property or take my home,
• 22:04
Speaker 5: and then I go through this explanation and then they
• 22:07
Speaker 5: have a little better understanding and they're usually a little
• 22:11
Speaker 5: more at ease because even if you don't do the
• 22:14
Speaker 5: transferm death deed and you go to nursing home, you
• 22:17
Speaker 5: basically you or somebody on your behalf, fills out a
• 22:20
Speaker 5: form saying that you know, if you ever get better,
• 22:21
Speaker 5: you intend to go back home. Then the government can't
• 22:24
Speaker 5: force you to sell your home or take your home,
• 22:27
Speaker 5: and they don't take any of your assets, but you
• 22:31
Speaker 5: may be required to spend that money down, which could
• 22:35
Speaker 5: include paying the nursing home that's taking care of you. Now,
• 22:38
Speaker 5: you can spend it down other ways, as long as
• 22:39
Speaker 5: you don't give it away. You can pay down a
• 22:41
Speaker 5: mortgage on your home, maybe do some home improvements, hvac roof,
• 22:45
Speaker 5: that kind of thing, And there's some other things you
• 22:47
Speaker 5: can spend it on that indirectly benefits you by increasing
• 22:52
Speaker 5: the value your property and ultimately your errors in the end.
• 22:55
Speaker 5: So there's some ways you can spend it down without
• 22:57
Speaker 5: having to spend it on nursing home.

• 24:50
Speaker 4: Tom had a question for you. I was wondering I've
• 24:52
Speaker 4: worked for, I've had to deal with I've been in
• 24:54
Speaker 4: management companies for a long time, and so you have
• 24:56
Speaker 4: to deal with sometimes the UH the information ansfer between
• 25:00
Speaker 4: folks that are fouling, like paperwork workers colm different things
• 25:03
Speaker 4: along those lines for management, things like that. One thing
• 25:06
Speaker 4: that I've noticed, I've worked for some really good companies
• 25:08
  Speaker 4: that I that in observation, I've never had a worker's
• 25:11
Speaker 4: comp claim myself, but in observation, I've worked for some
• 25:15
Speaker 4: companies that really handled things very well what I considered
• 25:17
Speaker 4: in a very upfront way with the UH with the employee.
• 25:21
Speaker 4: Took care of things I thought even went beyond you know,
• 25:24
Speaker 4: what they needed to do to accommodate and things like that.
• 25:27
Speaker 4: But I know there's also people that the moment that
• 25:29
Speaker 4: they get hurt, I've seen this too, with the moment
• 25:31
Speaker 4: they get hurt, they're ready for some sort of action.
• 25:33
Speaker 4: And I don't blame somebody from want to protect themselves
• 25:35
Speaker 4: because you hear about this all the time. What is
• 25:37
Speaker 4: the what is the proper place there if you have
• 25:39
Speaker 4: like a workplace injury or something where you there that's
• 25:42
Speaker 4: taking We don't do a lot of workers companymore. I
• 25:44
Speaker 4: really don't take workers comp cases any longer. I did
• 25:49
Speaker 4: do a lot of them, but I do well. I
• 25:52
Speaker 4: take them if somebody comes to us, has been an
• 25:54
Speaker 4: automobile accident, gotcha, and maybe they were driving for work,
• 25:56
Speaker 4: so it also happens to be a worker's Comp claim.
• 25:59
Speaker 5: Then I'll help them because I just think it's kind
• 26:01
Speaker 5: of a tendant to the auto insurance claim that we're
• 26:05
Speaker 5: helping them with. But yet it's a good point. So
• 26:08
Speaker 5: you know, workers Comp was run by the state until
• 26:11
Speaker 5: sometime in the two thousands, and then it was privatized
• 26:15
Speaker 5: sort of, but it was a monopoly with Brick Street
• 26:18
Speaker 5: just one provider. And of course now it's just like insurance.
• 26:22
Speaker 5: You buy from regular agents and there's multiple different carriers
• 26:26
Speaker 5: that offered in West Virginia, or you can be self
• 26:29
Speaker 5: insured for workers Comp, but they always have a third
• 26:32
Speaker 5: party administrator, which most people will just see like the
• 26:35
Speaker 5: insurance company, even though the insurance company isn't paying the claim.
• 26:39
Speaker 5: The company's paying, the employer's paying the claim, but they
• 26:42
Speaker 5: have third party adjusters basically they handle those claims. But
• 26:45
Speaker 5: if you get hurt at work, and you know it's
• 26:49
Speaker 5: when the scope of your work and arises from work,
• 26:52
Speaker 5: you know, Worker's Comp is not a fault based program,
• 26:56
  Speaker 5: so it doesn't matter whether I mean, there's a few
• 26:58
Speaker 5: exceptions if you're intentially hurt yourself. But otherwise, if you
• 27:04
Speaker 5: just happen to get hurt at work, whether it's your
• 27:05
Speaker 5: employer's fault, your fault, or just something that happens, you're
• 27:09
Speaker 5: covered into the worker's compensation system. But you have to
• 27:13
Speaker 5: fill out an application and it's it's just a one
• 27:17
Speaker 5: page form that normally the employee signs a physician, signs
• 27:25
Speaker 5: a treating physician and will just sign off on. It's
• 27:27
Speaker 5: just a couple of boxes they check and then the
• 27:29
Speaker 5: employer signs off on a portion of it with their
• 27:33
Speaker 5: kind of version, very brief. Then that goes to the
• 27:36
Speaker 5: workers compensation insurance company and that kick starts the claim. Now,
• 27:43
Speaker 5: folks that you know a lot of employers don't have
• 27:46
Speaker 5: those forms sitting around, and I've had cases where they
• 27:49
Speaker 5: can't get the injured worker, can't get the employer to
• 27:52
Speaker 5: provide the document. And in that case, you really have
• 27:56
Speaker 5: to push your employer and ask who the workers comp
• 27:59
Speaker 5: ensure is or who the third party administrator is, and
• 28:01
Speaker 5: you've got to get that form and get it filled out.
• 28:04
Speaker 5: And the employer should cooperate, the insurer should cooperate if
• 28:10
Speaker 5: there's an inability to get that form. Because they're not
• 28:13
Speaker 5: communicating and they're not cooperating, then the best thing to
• 28:16
Speaker 5: do in that stario is conduct the Western Insurance Commissioner's office.
• 28:19
Speaker 5: They actually have an online complaint for workers comp only
• 28:23
Speaker 5: and you can fill it out online, submit it. And
• 28:27
Speaker 5: they're pretty good at the Western Western Insurance Commissioner's Office
• 28:30
Speaker 5: about they're really good actually about getting communication kickstarted rather
• 28:36
Speaker 5: quickly because it gets the attention of the insurer. When
• 28:40
Speaker 5: that complaint is filed with the insurance Commissioner's office, you're
• 28:44
Speaker 5: not going to get damages and things like that ordinarily
• 28:47
Speaker 5: from the Western Insurance Commissioner's Office with a worker's comp complaint,
• 28:51
Speaker 5: but you'll you'll get over that little hurdle at the
• 28:54
Speaker 5: beginning where they just won't get to the form that
• 28:56
  Speaker 5: you need.
• 28:57
Speaker 4: And let me recask my question focusing on things like
• 29:02
Speaker 4: if you are in an automobile accident and you're going
• 29:05
Speaker 4: through the process of you know, hopefully having the other
• 29:07
Speaker 4: person's insurance helpy out whatever it might be. And I'm
• 29:11
Speaker 4: assuming there's probably cases where things go okay where the person,
• 29:15
Speaker 4: you know, the insurance makes them hole, had the experience
• 29:19
Speaker 4: was okay or whatever it might be, but I'm sure
• 29:21
Speaker 4: that there's some red flags that they might need to
• 29:23
Speaker 4: be aware of that maybe they're dragging their feet too much,
• 29:25
Speaker 4: or they're trying to run out the clock on this,
• 29:28
Speaker 4: or maybe not getting the best good faith dealings with that.
• 29:31
Speaker 5: You could have the same lack of communication. I mean,
• 29:33
Speaker 5: you can file a regular insurance commissioner complaint. Well, I
• 29:36
Speaker 5: mean conventional insurance versus workers comp. If you're getting a
• 29:39
Speaker 5: lack of communication, of course, that's the kind of thing
• 29:42
Speaker 5: that we can help you with. Now. The other thing
• 29:45
Speaker 5: I find it intuitively, if somebody rear ends you in
• 29:48
Speaker 5: a vehicle and you're driving, so you're delivering something for work, well,
• 29:53
Speaker 5: even though it's that other person's fault, I say, well,
• 29:55
Speaker 5: I don't want my employer to have to pay for
• 29:56
Speaker 5: this or a worker's comp. But you really need to.
• 30:00
Speaker 5: There's a whole system set up not only with workers
• 30:03
Speaker 5: comp insures, but health insurance, every health insurance company I've
• 30:09
Speaker 5: ever dealt with, and workers comp. It's set forth in
• 30:12
Speaker 5: Westernia code. They have whole departments that are geared to
• 30:19
Speaker 5: getting their money back from the person that caused the accident.
• 30:24
Speaker 5: And so you shouldn't hesitate to go ahead and submit
• 30:27
Speaker 5: your medical bills to your health insurance or to the
• 30:30
Speaker 5: worker's comp carrier, even though the accident was somebody else's fault,
• 30:35
Speaker 5: because when it's somebody else's fault, those claims can linger
• 30:40
Speaker 5: for a long time. They might not ever get resolved.
• 30:43
Speaker 5: So you don't want to let those bills sit out
• 30:44
Speaker 5: there hanging because generally the hospitals or the health care
• 30:48
Speaker 5: providers will continue to try and collect and if you
• 30:51
Speaker 5: haven't given them your health insurance information or filed your
• 30:55
Speaker 5: workers' comp claim so that they can submit their bills
• 30:58
Speaker 5: to a worker's comp then and uh, you might get
• 31:01
Speaker 5: sent to collections. You might you might not ever resolve
• 31:05
Speaker 5: your claim against the person that that hit you, because
• 31:08
Speaker 5: you nothing's one hundred percent guaranteed. Now, when we get
• 31:11
Speaker 5: involved in automobile accident claims, of course we tell folks
• 31:14
Speaker 5: that right off the bat, and a lot of times
• 31:16
Speaker 5: they go to the merchingy room and their intuition is, well,
• 31:18
Speaker 5: I'm not turning that over on my insurance or my
• 31:20
Speaker 5: employer's insurance, which is that's right, they shouldn't have to
• 31:25
Speaker 5: pay for it. But you need to get that process
• 31:27
Speaker 5: going so you can get your your bills paid. But
• 31:30
Speaker 5: when we handle an injury case for someone, Just have
• 31:32
Speaker 5: one settled yesterday and the fellaw had health insurance and
• 31:36
Speaker 5: he was worried about, well, I got to pay them back.
• 31:37
Speaker 5: I've been getting these letters like no, no, no. When we
• 31:40
Speaker 5: handle a case for you, we handle all that back
• 31:42
Speaker 5: end work for you. So when when we settle your case,
• 31:45
Speaker 5: let's say you settle a case for this easy number,
• 31:49
Speaker 5: one hundred thousand dollars and workers Comp has paid fifty
• 31:53
Speaker 5: thousand dollars for your time off work and for your
• 31:57
Speaker 5: for your medical bills. Then out out of your settlement,
• 32:01
Speaker 5: we've got to pay back workers Comp. Now we negotiate
• 32:03
Speaker 5: that down so that our clients get more money in
• 32:06
Speaker 5: their pocket, but we take care of all that. Then
• 32:08
Speaker 5: we send the check from our trust account to make
• 32:10
Speaker 5: sure your health insurre or your workers compensation carrier the
• 32:14
Speaker 5: employers is paid back. So I don't know if that
• 32:18
Speaker 5: answers your question, but that's a instinctly you think, well,
• 32:22
Speaker 5: why should anything I pay for my employer pays for
• 32:25
Speaker 5: have to pay for this when it was somebody else's fault.
• 32:27
Speaker 5: But you really want to get those processes started, and
• 32:32
Speaker 5: in the end you shouldn't be too concerned about those
• 32:34
Speaker 5: entities because they're going to get paid back in almost
• 32:38
Speaker 5: all cases out of your settlement. Idea being you're recovering
• 32:42
Speaker 5: that same money for all your medical bills from the
• 32:44
Speaker 5: person that hit you, So then you end up having
• 32:48
Speaker 5: to pay some of it back to your worker's comp
• 32:51
Speaker 5: carrier or your health insured. So that's how it works.
• 32:54
Speaker 5: You a common miss number. Then a lot of people
• 32:57
Speaker 5: also when you're talking about medical bills right off the bat,
• 32:59
Speaker 5: arise from an automibax now, and this is no fault
• 33:01
Speaker 5: insurance as well. So if you just happen to hydroplane
• 33:05
Speaker 5: off the road, a single vehicle accidents, just weather's fault,
• 33:08
Speaker 5: nobody's fault, and you have to go to the doctor
• 33:12
Speaker 5: because you got an injury. A lot of people have
• 33:14
Speaker 5: medical payments coverage on their automobile policy and they don't
• 33:17
Speaker 5: know they even have it because the premiums are very
• 33:21
Speaker 5: very low, and I think sometimes agents just kind of
• 33:25
Speaker 5: put it on there. You don't have a lot of
• 33:26
Speaker 5: coverage there normally two thousand, five thousand. I've seen folks
• 33:30
Speaker 5: with ten thousand people that work for insurance salespeople often
• 33:35
Speaker 5: have a lot more because they know it's a good coverage.
• 33:37
Speaker 5: If you need it, it'll pay one hundred percent of
• 33:39
Speaker 5: your medical bills up to that limit, and that kicks
• 33:43
Speaker 5: in before your health insurance, so you've also got that option.
• 33:47
Speaker 5: Whether it's somebody else's fault, you still have you can
• 33:50
Speaker 5: still use it, and it's the same deal. You're an
• 33:52
Speaker 5: automobile ensure ultimately will get paid back what they pay
• 33:56
Speaker 5: for you, but it gets those health care providers and
• 33:59
Speaker 5: potential debt collectors off your back because you've had those
• 34:02
Speaker 5: bills paid up front. When you settle a claim against
• 34:05
Speaker 5: somebody that causes the accident, somebody else, while you'll probably
• 34:13
Speaker 5: get a good result if you represent us, they pay
• 34:16
Speaker 5: them one lump some payment eventually, and then you sign
• 34:19
Speaker 5: a document saying you can't get any more money from
• 34:21
Speaker 5: So it could be even though we have a successful claim,
• 34:24
Speaker 5: depending on the nature of your injury, it could be
• 34:26
Speaker 5: a year and a half, two years or even longer
• 34:28
Speaker 5: after your accident before you can ultimately resolve that claim
• 34:33
Speaker 5: favorably and get paid. So those health care providers aren't
• 34:37
Speaker 5: going to just normally just sit back and wait. They're
• 34:39
Speaker 5: going to try and collect their bills during that timeframe,
• 34:41
Speaker 5: So that's another reason. Normally another person's insurance will not
• 34:47
Speaker 5: pay your bills as you go like your health insurance does,
• 34:50
Speaker 5: so you just got to watch for that. And of
• 34:52
Speaker 5: course if you come to us, we help coordinating those benefits,
• 34:55
Speaker 5: walking you through the process, making sure you understand it,
• 35:00
Speaker 5: submitting your bills to the proper insurance that you get
• 35:03
Speaker 5: the best financial benefit. That's what we do, and you
• 35:06
Speaker 5: don't think about that because that's think, well, here's my
• 35:10
  Speaker 5: settlement as X. But there's there's a lot of behind
• 35:13
Speaker 5: the scenes numbers that you know. Ultimately, our goal is
• 35:16
Speaker 5: to get our clients satisfied. And then in the end,
• 35:19
Speaker 5: if our client settles for X amount gross, then we
• 35:24
Speaker 5: work pretty hard on the back end to make sure
• 35:26
Speaker 5: that out of that gross settlement our client nets the
• 35:30
Speaker 5: maximum amount possible. So we go and negotiate those items
• 35:34
Speaker 5: that we have to pay back and then you know,
• 35:38
Speaker 5: the client doesn't have to deal with it. Mostly things
• 35:40
Speaker 5: that people don't understand anyway when they when they resolve acclaim.
• 35:45
Speaker 5: But we make it real easy so that you just
• 35:47
Speaker 5: come in and sign a little accounting statement at the
• 35:48
Speaker 5: end and we show you know we're taking we're paying
• 35:51
Speaker 5: Medicare has the same the same deal. So if you
• 35:56
Speaker 5: have Medicare, it will pay for treatment you get from
• 36:01
Speaker 5: an injury caused by another person. But there's a whole
• 36:05
Speaker 5: set of federal regulations that require you to pay them back,
• 36:09
Speaker 5: and that can create some confusion because even if you
• 36:13
Speaker 5: don't hire a lawyer, the other person's insurance is going
• 36:16
Speaker 5: to report it to Medicare if they know your own Medicare.
• 36:18
Speaker 5: Then you start getting all these complicated letters in the
• 36:21
Speaker 5: mail from Medicare, and most people don't understand what they mean,
• 36:25
Speaker 5: and Medicare will even though we represent a person, they'll
• 36:28
Speaker 5: copy those letters to our clients and send them to us.
• 36:31
Speaker 5: And of course when you have us, we say, well
• 36:34
Speaker 5: just don't worry about those, We're getting them as well,
• 36:36
Speaker 5: and then we take care of all that. So there's
• 36:40
Speaker 5: you know, if you have a very minor claim, not
• 36:42
Speaker 5: much treatment, nothing wrong with settling the claim on you're
• 36:45
Speaker 5: in behalf. But if you get any type of injury
• 36:46
Speaker 5: that has some long term treatment or a chronic problem,
• 36:50
Speaker 5: of course we want you to hire us. We do
• 36:51
Speaker 5: a really good job, but you know, it's more complicated
• 36:56
  Speaker 5: than you think.
• 36:57
Speaker 4: Sometimes you know, one thing that a little piece of
• 37:00
Speaker 4: esoteric knowledge information for you. In a previous job that
• 37:03
Speaker 4: I had years and years ago, I worked for Enterprise
• 37:05
Speaker 4: Rental Car and one of the things that they evaluate
• 37:07
Speaker 4: you on is you have to sell your your damage
• 37:09
Speaker 4: waiver product, you know, the thing where which honestly it
• 37:13
Speaker 4: really is what it is. I mean, if you get
• 37:15
Speaker 4: into an accent, you have that thing. They basically just
• 37:17
Speaker 4: let you walk away from it as long as you
• 37:18
Speaker 4: were legally operating the car. But there's something that they
• 37:21
Speaker 4: offer called the PAI, which is a personal accident insurance.
• 37:23
Speaker 4: It's like two million dollars of personal insurance. You cank
• 37:26
Speaker 4: a gain and it's only two dollars, or at least
• 37:27
Speaker 4: when I was there, it was two dollars a day.
• 37:29
Speaker 4: And I always thought that was often the best deal
• 37:31
Speaker 4: if you were going to get one of those products
• 37:33
Speaker 4: because it did protect when things like because most people
• 37:36
Speaker 4: just had the minimums when they're insurance and different things
• 37:38
Speaker 4: like that, you get that additional two million dollars worth
• 37:40
Speaker 4: of coverage for medical bills or anything like that that
• 37:42
  Speaker 4: might happen.
• 37:42
Speaker 5: Yeah, you have to kind of get into the details.
• 37:44
Speaker 5: There's a lot of exceptions to those, so I'm not
• 37:47
Speaker 5: real big on them. But yeah, yeah, if you damage,
• 37:50
Speaker 5: if you have a single vehicle accident, that's kind of
• 37:52
Speaker 5: your fault, or you know, and you damage the rental car,
• 37:55
Speaker 5: I think that damage waiver will help you there now
• 37:59
Speaker 5: in West Virginia, at least, if you have insurance here,
• 38:02
Speaker 5: it's going to follow you for liability purposes, no matter
• 38:04
Speaker 5: what car you're driving. So if I'm driving Dale's car, well,
• 38:08
Speaker 5: I'd say I've got a million dollar liability policy and
• 38:10
Speaker 5: I'm looking at my phone and rearing somebody and hurt
• 38:12
Speaker 5: them really bad, even though I'm driving your car my
• 38:15
Speaker 5: liability insurance. Even though that your car is not on
• 38:18
Speaker 5: my policy, it covers me personally. And that same deal
• 38:21
Speaker 5: happens with rental too, So it's not something you really
• 38:24
Speaker 5: have to have. I would say, if you're going to
• 38:26
Speaker 5: consider it doesn't cost much. Just read what it is,
• 38:29
Speaker 5: get an explanation, and if it's a couple of bucks,
• 38:32
Speaker 5: no harm, no foul, but you will be covered for
• 38:35
Speaker 5: liability because you're a personal insurance will follow you.
• 38:38
