- 0:00SPEAKER_00: Lots of talk about where the real estate market is in Santa Clorita now.
- 0:04SPEAKER_00: We're closing out quarter three of 2026 and we're about to get into quarter four.
- 0:08SPEAKER_00: Lots of information to give to you, so let's get started.
- 0:11SPEAKER_00: What that means currently for those sellers out there is usually there's more that they're going to be paying for concessions and maybe accepting larger price reductions on the residences when buyers are writing offers.
- 0:22SPEAKER_00: Buyers are going to assume that if a property's been on the market in the seller in a in the seller arena for any amount of time, more than three or four weeks, the seller's probably quite negotiable.
- 0:32SPEAKER_00: So they're going to approach the property in that regard.
- 0:34SPEAKER_00: They're going to hopefully verify the comparables when they do send that offer through.
- 0:39SPEAKER_00: So they're just not, you know, pissing in the wind.
- 0:41SPEAKER_00: They're actually giving verifiable data to show why they're making the offer where they are.
- 0:46SPEAKER_00: But in some cases, buyers are going to be making offers.
- 0:49SPEAKER_00: Their agents might not do the due diligence, or the buyers themselves might not care to provide any kind of data to show the seller for the seller to look at, understanding why they're making the offer.
- 0:58SPEAKER_00: And if they are they're the only offer in town, the seller might want to negotiate.
- 1:02SPEAKER_00: I would protect yourself as a seller at this time, and I advise my sellers as well.
- 1:07SPEAKER_00: I'm a seller's only agent, by the way, at Santa ClaritaOpenhouses.com.
- 1:10SPEAKER_00: What I would do is get a pre-home sale inspection, have an inspector come in, pay them the five or six hundred bucks depending on the size of the residence.
- 1:19SPEAKER_00: It's definitely well worth the money because it shows that you've already covered some of these what are going to appear to be high-ticket items that buyers are going to ask for when they get deeper into escrow on your residence.
- 1:30SPEAKER_00: If you have a time frame running out for the uh the contingencies on inspections, buyers are going to play that right down to the wire.
- 1:37SPEAKER_00: Then they're going to come in and ask for an exorbitant amount of money to fix things that usually would cost, you know, hundreds, not thousands, but they're going to ask for thousands, maybe trying to renegotiate that price.
- 1:47SPEAKER_00: You can cut a lot of that problem off by getting that pre-sale home inspection.
- 1:52SPEAKER_00: So that's total advice for sellers out there.
- 1:54SPEAKER_00: I have a lot of information at Santa Clarita Openhouses.com for you to see more of that.
- 1:59SPEAKER_00: Reach out to me if you if you're ready, I'll be able to help you.
- 2:02SPEAKER_00: You can, of course, click through to me on my website, Santa Clarita Openhouses.com.
