- 1:05Sarah Karakaian : Hello.
- 1:06Sarah Karakaian : Welcome back to another great episode.
- 1:08Sarah Karakaian : My name is Sarah Karakaian.
- 1:09Annette Grant: I'm Annette Grant, and together we are...
- 1:11Sarah Karakaian : Thanks For Visiting.
- 1:12Sarah Karakaian : Let's start this episode like we do each and every week, and that's celebrating an incredible host.
- 1:17Sarah Karakaian : Annette, who are we showing off this week?
- 1:19Annette Grant: This week we are highlighting strategic host Saskia, and you can find her @StayatSasMarbella.
- 1:29Annette Grant: Again, that's Stay at Sas, S-A-S, Marbella.
- 1:33Annette Grant: And I want everyone, when you are checking out Saskia's spaces...
- 1:39Annette Grant: Saskia, sorry.
- 1:40Annette Grant: Got a little excited there.
- 1:43Annette Grant: I want you to really reflect on the emotion that her photos make you feel.
- 1:53Sarah Karakaian : Immediately for me, it's like tranquil calmness.
- 1:56Annette Grant: Yes.
- 1:56Annette Grant: And, and I, I wanna share that I normally don't have an immediate feelings reaction, and that just goes to show how she presented and captured her property.
- 2:13Annette Grant: It made me feel an emotion when I was looking at it.
- 2:16Annette Grant: Yes, I have a l- uh, every person that we highlight, I'm like, "Oh, I wanna visit there, I wanna visit there," but this one really got me into a, a, a state.
- 2:24Annette Grant: And you'll see it's a lot of outdoor photos, and, and I just wanna share with you, if you have incredible views or an incredible outdoor space, that really does connect with people immediately.
- 2:35Annette Grant: We're, we're all drawn- drawn to the outdoors, and so I, I wanna highlight that.
- 2:39Annette Grant: The other thing I really want to take a moment to pause on Saskia is when she joined us in Strategic Host, she was...
- 2:48Annette Grant: She had a pricing strategy.
- 2:49Annette Grant: She was using dynamic pricing software.
- 2:50Annette Grant: She's been hosting for a while, but she was able to, in Q1 of 2026, achieve 44% revenue growth year over year.
- 3:02Annette Grant: And the reason why is if you, if you really focus on this, and she has incredible spaces, she should be commanding that top dollar revenue growth.
- 3:13Annette Grant: So I just want to offer to you today that if you know that there is more room for you i- in your revenue, if you know you are the best in your market, let's make sure your pricing reflects
- 3:25Annette Grant: that.
- 3:26Annette Grant: Well done.
- 3:27Sarah Karakaian : Short-term rentals, they're not passive income, okay?
- 3:30Sarah Karakaian : Let's just get that out of the way.
- 3:31Sarah Karakaian : It is active work.
- 3:33Sarah Karakaian : More work than being a traditional landlord, more variables, more seasonality, more that can go wrong in any given week.
- 3:39Annette Grant: And that's exactly why it builds wealth faster than almost any other real estate strategy.
- 3:45Annette Grant: The work is not the downside, the work is the competitive advantage.
- 3:51Sarah Karakaian : We've been hosting for over a decade and built a multi-million dollar portfolio.
- 3:56Sarah Karakaian : The hosts we work with inside of our coaching program, Strategic Host, they're not passive investors.
- 4:02Sarah Karakaian : They know it.
- 4:02Sarah Karakaian : They're operators.
- 4:04Sarah Karakaian : And the ones who stay in it, who learn how to run their properties well, compound their wealth in a way that a traditional landlord simply cannot match.
- 4:12Annette Grant: Let's start with what makes short-term rentals fundamentally different from being a traditional landlord.
- 4:17Annette Grant: Because the wealth argument only makes sense once you understand the revenue gap.
- 4:22Annette Grant: A traditional landlord with a $350,000 condo charges a fixed monthly rent.
- 4:29Annette Grant: Let's call that $2,000 a month for a 12-month lease.
- 4:32Annette Grant: That is their ceiling.
- 4:33Annette Grant: It does not move, whether it's peak season or off-season, whether there's a festival in town, a sporting event, or a holiday weekend.
- 4:44Sarah Karakaian : An STR host in that same condo charges 300 bucks, 400 bucks, 500 bucks a night, depending on demand.
- 4:52Sarah Karakaian : A holiday weekend alone, three nights, is $1,500.
- 4:56Sarah Karakaian : A fully booked peak month is $8,000, $10,000, $12,000 in gross revenue.
- 5:02Sarah Karakaian : Yes, there are slow months.
- 5:04Sarah Karakaian : Yes, there are shoulder seasons where the calendar is thinner.
- 5:07Sarah Karakaian : But the ceiling during those high-demand times is so dramatically higher that what a landlord can charge in, in their annual revenue is not even close in comparison.
- 5:17Annette Grant: That is where the gap for the STR wealth gets built.
- 5:20Annette Grant: The mortgage on that $350,000 condo is roughly $1860 a month.
- 5:25Annette Grant: A traditional landlord is clearing maybe $140 a month after expenses.
- 5:31Annette Grant: A short-term rental host who knows how to run their property is clearing significantly more, and every dollar above that mortgage payment is either cash flow right now or fuel for the next acquisition
- 5:45Sarah Karakaian : Now let's chat about what's happening underneath the revenue because this is where the actual wealth gets built.
- 5:51Sarah Karakaian : Every time a guest books your property, their property-- their payment covers your mortgage, right?
- 5:55Sarah Karakaian : You know that.
- 5:56Sarah Karakaian : And while that's happening, two other things are working in your favor at the same time.
- 5:59Sarah Karakaian : Well, you owe less now on your property, and the property is worth more than when you bought it.
- 6:04Annette Grant: So then let's look at the short term.
- 6:07Annette Grant: All right?
- 6:07Annette Grant: The traditional landlord on that three hundred and fifty thousand dollar condo, we s- like we said before, is netting maybe a hundred and forty dollars a month after expenses.
- 6:15Annette Grant: One strong peak weekend for that short-term rental host, a sold-out three-night booking, four hundred dollars a night, that is twelve hundred dollars in revenue.
- 6:24Annette Grant: That single weekend just cleared more than the landlord made, let's say, in eight months, and the mortgage got paid either way.
- 6:32Sarah Karakaian : Now, zoom out.
- 6:34Sarah Karakaian : Five years in, you have paid down fifteen thousand to eighteen thousand dollars in principal, okay?
- 6:40Sarah Karakaian : Give or take.
- 6:41Sarah Karakaian : Funded by the guests, not by you.
- 6:44Sarah Karakaian : Conservative appreciation of, let's say, three to four percent a year puts the condo somewhere around four hundred to four hundred and ten thousand dollars now.
- 6:52Sarah Karakaian : Your equity between your down payment, the principal that the guest paid for you, and the appreciation is now a hundred and forty thousand to a hundred and fifty thousand.
- 7:03Sarah Karakaian : To save that in a traditional savings account at four or five percent APY from zero would take over a decade of consistent deposits.
- 7:12Sarah Karakaian : The condo did it in five years with someone else's money.
- 7:15Annette Grant: And that's a conservative scenario.
- 7:17Annette Grant: A well-run short-term rental with strong peak season revenue, a pricing strategy, and high occupancy during demand windows compresses that timeline.
- 7:27Annette Grant: The better you run the property, the faster the equity builds.
- 7:32Annette Grant: Also, if you already have a property and you wanna make sure it is performing at its best to be building the equity the way we just described, this is where we start with every client inside our private coaching
- 7:42Annette Grant: Strategic Host.
- 7:43Annette Grant: We find what your listing is leaving on the table before we talk about anything else.
- 7:48Annette Grant: The link is in the description to apply.
- 7:51Annette Grant: You have the equity building.
- 7:53Annette Grant: Now what do you do with it?
- 7:55Annette Grant: This is where it starts to compound.
- 7:57Annette Grant: After those five years, you have the $140,000 to $150,000 in equity sitting in that condo.
- 8:03Annette Grant: You don't have to sell it to access it.
- 8:06Annette Grant: A cash-out refinance or a HELOC lets you pull out a portion of that equity while keeping the property, while keeping those guests coming in, while keeping the mortgage getting paid by someone else.
- 8:17Sarah Karakaian : Pull out 70K, that is your down payment on property number two.
- 8:21Sarah Karakaian : You still own property one.
- 8:23Sarah Karakaian : Guests are still paying that mortgage and building that equity, and now you have two properties doing it simultaneously.
- 8:29Sarah Karakaian : Property two appreciates as well.
- 8:32Sarah Karakaian : Property two gets paid down by guests.
- 8:35Sarah Karakaian : And when the time is right, you borrow against that one too.
- 8:39Annette Grant: This is the compounding effect that a traditional landlord with a fixed rent ceiling simply cannot match at the same speed.
- 8:46Annette Grant: The higher revenue per night during peak season means more cash flow, faster equity accumulation, and a shorter runway to the next acquisition.
- 8:54Annette Grant: You're not starting over each time.
- 8:56Annette Grant: You're building on what you already have.
- 8:58Sarah Karakaian : And if a property is not performing or if you need, uh, liquidity or your strategy changes, you can sell.
- 9:05Sarah Karakaian : I mean, you can go from short-term rental to mid-term rental, from mid-term rental to long-term rental, long-term rental to selling it, right?
- 9:11Sarah Karakaian : Like, you've got options.
- 9:12Sarah Karakaian : Real estate is not a one-way door.
- 9:14Sarah Karakaian : But the hosts we work with who stay in it, who learn how to run their properties and compound from one door to the next, build more wealth faster than almost any other path we've seen.
- 9:26Sarah Karakaian : All right, but it's not all rainbows and butterflies.
- 9:28Sarah Karakaian : Okay, let's talk about the risks and how to prepare for them.
- 9:31Sarah Karakaian : We want to be straight with you about what goes wrong because this is high risk, high reward, and the hosts who struggle are almost never struggling because the market failed them.
- 9:40Annette Grant: Mm.
- 9:40Annette Grant: Seasonality catches people off guard every time.
- 9:44Annette Grant: Short-term rental income is not linear.
- 9:46Sarah Karakaian : Nope.
- 9:47Annette Grant: You have peak months, and then you have very slow months.
- 9:51Annette Grant: The hosts who get into financial trouble, they are the ones who spend like every month is their peak season best month.
- 9:57Annette Grant: Revenue comes in during peak season, and they treat it like a salary, spending up to match what came in without accounting for those slower months that are coming right behind it.
- 10:08Sarah Karakaian : Your mortgage, though, does not take a slow season, right?
- 10:10Sarah Karakaian : The bank wants paid the same amount every single month.
- 10:13Sarah Karakaian : Your insurance does not either.
- 10:15Sarah Karakaian : Your basic operating expenses probably don't slow down much either, right?
- 10:19Sarah Karakaian : Your- you have got to budget your annual obligations first, mortgage, insurance, baseline expenses, and treat everything above that as an upside.
- 10:28Sarah Karakaian : If your slow months cannot cover your fixed costs, your peak months are just catching you up, not building on anything.
- 10:35Annette Grant: Running a short-term rental also costs more than most people expect going into this.
- 10:40Annette Grant: They have to pay their turnover, hire other team members, so many supplies, extra maintenance.
- 10:47Annette Grant: These are real ongoing costs that, truthfully, a landlord does not carry at the same level, not even near it.
- 10:55Annette Grant: And if you do not know your cost per reservation, you're not even gonna know if you're profitable.
- 11:00Annette Grant: You might be fully booked and breaking even, or even worse, losing money, and we have seen it time and time again.
- 11:09Sarah Karakaian : But the most common version of failure we see has nothing to do with the market or the expense structure.
- 11:15Sarah Karakaian : It is the host who goes live, gets busy, and then stays busy, responding to messages, coordinating cleaners, handling issues, and somewhere in all of that, they never build the systems that let the business run.
- 11:27Sarah Karakaian : Busy is not the same as profitable.
- 11:29Sarah Karakaian : A host stuck in the weeds of daily operation is not building toward a second property.
- 11:35Sarah Karakaian : They're just maintaining the first one.
- 11:37Annette Grant: The hosts who build real wealth from short-term rentals treat it like a business from day one.
- 11:43Annette Grant: They've got the separate business banking accounts.
- 11:45Annette Grant: They're tracking every expense.
- 11:47Annette Grant: They know their numbers.
- 11:49Annette Grant: They're building systems.
- 11:50Annette Grant: That is what makes everything we just talked about happen.
- 11:54Annette Grant: With all of that being said, the upside, the equity, the risks, the work, here's where most people get stuck: that very first property.
- 12:04Sarah Karakaian : I started hosting in New York City.
- 12:06Sarah Karakaian : I had a basement unit in my home, and I had a...
- 12:09Sarah Karakaian : It was a single-family home, and I was renting it out to supplement my income while I was working as an actor, and I would rent it out to other actors.
- 12:17Sarah Karakaian : I was also working in hospitality at the same time between gigs at high-end hotels and restaurants at the, at the same time.
- 12:23Sarah Karakaian : I love making spaces special for people.
- 12:25Sarah Karakaian : I love the guest experience side of it.
- 12:28Sarah Karakaian : And then someone recommended Rich Dad Poor Dad to me, and I read it every single day on the N train going from Queens to Manhattan, and I became obsessed with real estate, and that basement unit was the first
- 12:40Sarah Karakaian : domino.
- 12:41Annette Grant: I like to call those golden dominoes.
- 12:43Sarah Karakaian : Yes.
- 12:44Annette Grant: I have golden dominoes.
- 12:45Annette Grant: My start looked completely different.
- 12:48Annette Grant: I was co-hosting units in a condo building.
- 12:51Annette Grant: I was building systems in real time for multiple properties.
- 12:55Annette Grant: I was being the cleaner.
- 12:56Annette Grant: I was the host.
- 12:57Annette Grant: I was the person doing every single turnover and inspection, laundry, dishes, all of it.
- 13:04Annette Grant: Finally, I made my first hires, some of those family and friends, but I loved meeting my guests.
- 13:08Annette Grant: I was genuinely excited to learn about people staying in these spaces to make real connections.
- 13:14Annette Grant: That energy never left.
- 13:17Sarah Karakaian : Then I moved to Columbus, and Annette and I met at a city council meeting.
- 13:22Sarah Karakaian : There were restrictions being put on short-term rentals, and we were both there advocating for our right to host responsibly.
- 13:29Sarah Karakaian : We went out for coffee afterward and started talking about all the things you never get to talk about with anyone else because no one else gets you if they're not also a host, right?
- 13:38Sarah Karakaian : Mm-hmm.
- 13:38Sarah Karakaian : Like turnover strategies.
- 13:40Sarah Karakaian : Where are you finding your cleaners?
- 13:42Sarah Karakaian : Does your, does your sister-in-law want to clean for me?
- 13:45Sarah Karakaian : How are you optimizing your supplies?
- 13:46Sarah Karakaian : Are you on your phone 24 hours a day like I am?
- 13:49Sarah Karakaian : How can we solve that, right?
- 13:50Sarah Karakaian : We realized we were both exceptionally good at this business, and we wanted to give something back to the hosting community, and that's actually where Thanks for Visiting, um, was started.
- 14:02Annette Grant: We tell you that because our first properties for both of us, they were not a master class.
- 14:07Annette Grant: It was figuring it out step by step, making mistakes, building systems, learning what worked.
- 14:15Annette Grant: The second one was so much easier, not because everything changed about the process, but because the fear was gone.
- 14:23Annette Grant: We had done it.
- 14:24Annette Grant: We had been there, got the T-shirt.
- 14:26Annette Grant: We knew what the other side looked like.
- 14:29Sarah Karakaian : The hosts who build real portfolios did not get there by being fearless.
- 14:34Sarah Karakaian : They got there by having the fear and doing it anyway, right?
- 14:37Sarah Karakaian : By doing the first one, watching it work, failing, improving it, and acting on what they saw.
- 14:43Sarah Karakaian : The first property is the hardest, but after that, you're just repeating the process and making it better and then compou- compounding that result.
- 14:52Sarah Karakaian : Like I said at the beginning, short-term rentals, they're not passive.
- 14:55Sarah Karakaian : It is work.
- 14:57Sarah Karakaian : More than a landlord, more variables, more seasonality.
- 15:00Sarah Karakaian : But that work is what gives you access to a revenue ceiling that is tr- that a traditional landlord will never, ever see.
- 15:05Sarah Karakaian : And every dollar above your mortgage, every guest payment, every peak season booking is building equity in an asset that funds the next one.
- 15:13Annette Grant: And you do not need to be rich to start.
- 15:16Annette Grant: You need to start to get rich.
- 15:18Annette Grant: One well-run property, that is the foundation.
- 15:22Annette Grant: The compounding takes care of the rest.
- 15:26Sarah Karakaian : Inside Strategic Host, we help hosts get more nights booked, charged what their property is worth, and stop leaving money on the table.
- 15:32Annette Grant: If you wanna make sure your property is performing to be the foundation we just described, you need to be in our coaching program, Strategic Host.
- 15:40Annette Grant: The link is in the description to apply.
- 15:42Sarah Karakaian : With that, I am Sarah Karakaian.
- 15:43Annette Grant: I'm Annette Grant, and together we are...
- 15:45Annette Grant: Thanks for Visiting.
