- 0:22Speaker 1: Yeah, Rock Wisconsin RCK Wisconsin dot com on Wisconsin six
- 0:26Speaker 1: eight six seven three fifty four hundred. That's six seven
- 0:29Speaker 1: three fifty four hundred. But talking about the app, and
- 0:31Speaker 1: everything's all about apps these days, you can check out
- 0:34Speaker 1: Rock Realties app downloaded as well, MLS dot Rocks backslash app.
- 0:40Speaker 1: That's backslash app APPP and Matt, We've got a ton
- 0:43Speaker 1: of stuff to chat about this week, some really really
- 0:47Speaker 1: cool news when it comes to the markets. What's going
- 0:50Speaker 1: on in the markets currently, what to be looking forward
- 0:53Speaker 1: to for the remainder of the year. We'll get to
- 0:55Speaker 1: that Uno momento, as the kids might say. But first,
- 0:58Speaker 1: this week's featured listing is a really it's a really
- 1:03Speaker 1: cool property in McFarland and I'm looking at it and
- 1:07Speaker 1: I'm going this is like like virtually brand new, it's
- 1:12Speaker 1: newly built condo and it's it's just a really really
- 1:17Speaker 1: cool looking condo building. Let's talk a little bit about this,
- 1:20Speaker 1: this place on Prairie Place Drive in McFarland.
- 1:23Speaker 2: Yeah, the addresses on five five zero five Prairie Place
- 1:27Speaker 2: Drive in McFarland. List price on this one's three thirty nine,
- 1:32Speaker 2: nine hundred and I actually just sold the condo directly
- 1:36Speaker 2: next door to this a couple of months ago, so
- 1:37Speaker 2: I'm very familiar with them. They Yeah, they were built
- 1:41Speaker 2: three years ago. They're very modern. They've got you know,
- 1:46Speaker 2: the LVP floors and they've got quarts countertops. Just a
- 1:51Speaker 2: really modern, nicely laid out place. It's got two bedrooms,
- 1:55Speaker 2: two and a half bath and about fourteen hundred square feet.
- 1:59Speaker 1: Oh, it's pretty. It's got some good, good square footage
- 2:02Speaker 1: and modern. That is the word I was looking for,
- 2:04Speaker 1: because they do. They really have that very sleek, very
- 2:07Speaker 1: clean and I know for a lot of buyers that
- 2:10Speaker 1: is something that's very appealing to them. Is kind of
- 2:12Speaker 1: that very like the lines are very very clean lines,
- 2:17Speaker 1: straight lines and stuff like that. Do you see that
- 2:19Speaker 1: like and I've heard this about like especially younger buyers
- 2:22Speaker 1: they really want. You mentioned some of the different type
- 2:25Speaker 1: of materials in this condo. A lot of them have
- 2:29Speaker 1: an eye towards really higher quality, like they're willing to
- 2:32Speaker 1: to maybe sacrifice even things like square footage and other
- 2:35Speaker 1: things to say I want to make sure I've got
- 2:37Speaker 1: the right floor and the right countertops. That they're really
- 2:39Speaker 1: into some of those higher end finishes more than more
- 2:42Speaker 1: than maybe previous generations.
- 2:43Speaker 2: Yeah, I'd say that's exactly right. I mean, they're very
- 2:46Speaker 2: attracted to the finishes if it if it feels modern,
- 2:50Speaker 2: and it might be a little bit smaller than another
- 2:52Speaker 2: house at the other house, as as I don't know,
- 2:55Speaker 2: oak cabinets, they're going to be attracted more to the
- 2:58Speaker 2: one that has the weight or the great cabinet. So yeah,
- 3:01Speaker 2: I would I completely agree with that. And we see
- 3:03Speaker 2: that over and.
- 3:03Speaker 1: Over with that and with you know, it's different types
- 3:06Speaker 1: of buyers, different types of of of wants and certain
- 3:09Speaker 1: things that really attract certain buyers to certain homes. That's
- 3:13Speaker 1: an interesting thing generationally, and one of the things I
- 3:16Speaker 1: really respect for some of the younger generations is that
- 3:19Speaker 1: they really like it seems like quality is very very
- 3:23Speaker 1: important to them as well, is like when when they're
- 3:25Speaker 1: looking to buy buy that home, whether it's a condo
- 3:28Speaker 1: or that first home or or wherever they are in
- 3:30Speaker 1: the market, they're really looking for a really quality building,
- 3:34Speaker 1: aren't they.
- 3:35Speaker 2: Yeah. Yeah, and a lot of it has to do
- 3:36Speaker 2: with aesthetics, right, but they also they want to make
- 3:39Speaker 2: sure that, you know, the the home is in good
- 3:43Speaker 2: shape and to make sure that they're covered moving forward,
- 3:46Speaker 2: you know, wanting to say home warranties and such, just
- 3:49Speaker 2: to make sure if anything does go wrong, they're they're
- 3:51Speaker 2: they're taken care of.
- 3:52Speaker 1: So and we've talked a bit in the past about
- 3:53Speaker 1: home warranties and other things. Folks want to give it
- 3:56Speaker 1: a listen, of course, get down over to w i
- 3:57Speaker 1: b A dot com listen to those shows podcast. Also,
- 4:00Speaker 1: of course Rock Wisconsin dot com. That's R O c
- 4:03Speaker 1: K Wisconsin dot com. Who should we be calling for
- 4:06Speaker 1: this week's feature listening? If we're interested in a really
- 4:08Speaker 1: really beautiful modern uh townhouse in McFarland.
- 4:11Speaker 2: Yeah, that'd be Patrickcollins. And Patrick you can find him
- 4:17Speaker 2: at six oh eight three three two two one seven
- 4:24Speaker 2: to one. So six eight three three two two one
- 4:27Speaker 2: seven one.
- 4:28Speaker 1: That's for Patrick Collins and he is listing the house
- 4:30Speaker 1: again that is right at fifty five oh five Prairie
- 4:33Speaker 1: Place Drive in McFarland. You can check that also online
- 4:36Speaker 1: Rock Wisconsin dot com. That's Rock Wisconsin dot com. And Matt,
- 4:41Speaker 1: one of the things I love getting the chance to
- 4:43Speaker 1: talk with you each week is getting updates on what's
- 4:46Speaker 1: what we see in the markets. Is I'm always amazed
- 4:49Speaker 1: by how they how they ebb and flow and different,
- 4:51Speaker 1: you know, different segments of the market tends tend to
- 4:54Speaker 1: tend to go one way, so others do some other things.
- 4:57Speaker 1: And and certainly here in Dane County, we've got a
- 4:59Speaker 1: variety of different markets. We've got very urban downtown, we've
- 5:02Speaker 1: got very rural. You get outside of outside of Madison proper,
- 5:06Speaker 1: there are times where you're like, where the heck am
- 5:07Speaker 1: I It's it's really really very rural. Rock Jefferson, all
- 5:11Speaker 1: those other counties as well, got some really cool feature.
- 5:13Speaker 1: Let's kind of get a quick overview of what the
- 5:15Speaker 1: National Association Realtors what they're seeing when it comes to
- 5:18Speaker 1: things like mortgage rates, for example.
- 5:20Speaker 2: Matt, Yeah, yeah, we can start there. You know, as
- 5:25Speaker 2: we know, like there's been a lot of changes in
- 5:27Speaker 2: mortgage rates this year, it's been quite a roller coaster,
- 5:31Speaker 2: and it's good to know the outlooked. You know, people
- 5:35Speaker 2: are curious, you know, should I wait, should I wait
- 5:37Speaker 2: a little bit longer? See if rates drop? What do
- 5:41Speaker 2: we see happening next year? How is the FED going
- 5:44Speaker 2: to affect things? And so I wanted to just kind
- 5:47Speaker 2: of compare where we're at and then also look at
- 5:50Speaker 2: what the outlook is from the National Association Realtors as
- 5:54Speaker 2: far as what they think thirty year mortgage rates are
- 5:58Speaker 2: going to do. So nationally, right now, we're sitting at
- 6:02Speaker 2: six point six percent for a thirty year Okay, so
- 6:06Speaker 2: nationally or just over six and a half percent, well
- 6:09Speaker 2: off the highs of right around eight percent earlier in
- 6:13Speaker 2: the year, but you know, a little a little higher
- 6:16Speaker 2: still yet than we've seen in recent recent years. For sure,
- 6:20Speaker 2: Wisconsin in comparison to nationally, we're sitting at six point
- 6:24Speaker 2: sixty five. So, you know, right at that average rate.
- 6:28Speaker 2: So and that's not a fixed, right, yeah, that'd be
- 6:30Speaker 2: a thirty year fixed.
- 6:32Speaker 1: I'm gonna ask you, man, do you see I mean,
- 6:34Speaker 1: do people respond to I mean a couple of point drop.
- 6:37Speaker 1: Do we see people saying, you know, at eight, maybe
- 6:40Speaker 1: we're gonna hold off, We're gonna wait a little bit,
- 6:42Speaker 1: and then at six say yeah, you know what, maybe
- 6:44Speaker 1: now is time. Do rates have that kind of effect
- 6:46Speaker 1: on potential buyers.
- 6:48Speaker 2: Yeah, I think if it's a significant enough change, you know,
- 6:51Speaker 2: anything kind of over a quarter point, we will see
- 6:55Speaker 2: buyers getting off the fence and getting out in the market.
- 6:57Speaker 2: And it's it's a balancing act because if you're motivated
- 7:02Speaker 2: by a rate drop, there are a lot of other
- 7:05Speaker 2: buyers that are also motivated by a rate drop. So
- 7:08Speaker 2: I if the rates do drop and you get out
- 7:11Speaker 2: on the market, you may be competing with more buyers
- 7:13Speaker 2: at that point, and there might be more of a
- 7:15Speaker 2: bidding war involved, so that you're paying a little bit
- 7:19Speaker 2: more for the price of the home to have, you know,
- 7:22Speaker 2: the advantage of a lower rate. So you know, I'm
- 7:26Speaker 2: always encouraging people to find that perfect home regardless of
- 7:30Speaker 2: the rate, because it's going to go one of two ways.
- 7:33Speaker 2: Rates are going to go up in the future and
- 7:36Speaker 2: you're going to be happy you locked in, or rates
- 7:38Speaker 2: are going to go down enough that you can just
- 7:40Speaker 2: refinance and you've got the perfect home and you got
- 7:42Speaker 2: it at a better price than you know, the buyers
- 7:45Speaker 2: that are going into the market later at the lower rates.
- 7:48Speaker 1: It's interesting too when you think about folks that have
- 7:50Speaker 1: maybe sat on sideline for the last year or two saying,
- 7:52Speaker 1: you know what, I want to see these rates drop
- 7:55Speaker 1: down a little bit more, and you look at what's
- 7:57Speaker 1: happened to property values in that in that year year plus,
- 8:02Speaker 1: It's like, I don't know that. You know. Again, it
- 8:05Speaker 1: goes back to the right time is when it's right
- 8:07Speaker 1: for you, and when you know those those scenarios and
- 8:10Speaker 1: is now the time for you and your family be
- 8:12Speaker 1: looking at buying a home. But there are sometimes things
- 8:14Speaker 1: more to it than simply saying here's the number, here's
- 8:17Speaker 1: the rate. Well, not just that, what about the value itself,
- 8:20Speaker 1: what you can get today compared with what you could
- 8:23Speaker 1: have got two years ago for that same amount. It's
- 8:25Speaker 1: a different market, there isn't it.
- 8:26Speaker 2: Oh yeah, and I've got buyers that have you know,
- 8:29Speaker 2: sat for four years waiting for home prices to drop
- 8:31Speaker 2: here and yeah, what a what a significant difference between
- 8:35Speaker 2: just taking action in the beginning versus waiting it out
- 8:38Speaker 2: and kind of worrying that you might miss an opportunity
- 8:41Speaker 2: in the future.
- 8:41Speaker 1: Sitting on their hands so along they're a little numb.
- 8:43Speaker 2: Yeah, it's for sure.
- 8:44Speaker 1: Talking this morning with Matt Heyman of Rock Realty. The
- 8:46Speaker 1: website Rock Wisconsin dot com. That's r O c K
- 8:50Speaker 1: Wisconsin dot com. Tell for number six, So eight six
- 8:53Speaker 1: seven three fifty four hundred, that's six seven three fifty
- 8:56Speaker 1: four hundred. Download the app MLS dot Rocks slash app
- 9:00Speaker 1: that's MLS dot Rocks slash app, both an Android as
- 9:04Speaker 1: well as a Apple iPhone app available to you again
- 9:07Speaker 1: that website MLS dot rocks backslash app. To get that app.
- 9:11Speaker 1: So as we look then about interest rates and we're
- 9:15Speaker 1: kind of talking a little bit there about days on
- 9:17Speaker 1: the market, we're seeing some slight movement on those numbers,
- 9:20Speaker 1: aren't we met? Yeah?
- 9:21Speaker 2: Yeah, And to kind of circle back to what you
- 9:23Speaker 2: were saying before, every month we can research the previous
- 9:30Speaker 2: month's stats and we do put together a video market
- 9:33Speaker 2: report and we post on our Facebook and our Instagram pages.
- 9:37Speaker 2: And what we'd like to do is not only look
- 9:40Speaker 2: at Dane County, but look at the surrounding areas like
- 9:42Speaker 2: you had mentioned, So right now we do a three
- 9:45Speaker 2: county report Dane, Rock and Jefferson County, so out in
- 9:49Speaker 2: the Cambridge for Ekinson kind of area there, and just
- 9:52Speaker 2: kind of compared the three markets to see if there's
- 9:55Speaker 2: any differences, and yeah, there's been. It's been a mixed
- 9:58Speaker 2: bag this last month, so I guess yeah, we can.
- 10:01Speaker 2: Starting days in the market. I think that's probably the
- 10:05Speaker 2: most telling the average days on the market twenty twenty
- 10:10Speaker 2: three versus twenty twenty four, and this is for September.
- 10:15Speaker 2: In Dane County, average days on the market for a
- 10:17Speaker 2: new listing was twenty six days in twenty twenty three.
- 10:21Speaker 2: That's increased four days to thirty so their listings are
- 10:27Speaker 2: sitting a bit longer. Right where we saw some very
- 10:30Speaker 2: large differences because Rock County over the last two years
- 10:34Speaker 2: has been one of the hottest counties in the state
- 10:37Speaker 2: and sometimes ranked nationally. It went from nineteen days on
- 10:42Speaker 2: the market in twenty twenty three, well below Dane County,
- 10:46Speaker 2: a week less than Dane County, although we up to
- 10:49Speaker 2: thirty seven, well, it's almost doubled for days on the market.
- 10:53Speaker 2: I think that, you know, something like that tells me
- 10:55Speaker 2: that Rock County has finally kind of caught up a
- 10:59Speaker 2: bit to Dane County in pricing and now we're getting
- 11:02Speaker 2: a little bit more leveling out. So I thought that
- 11:04Speaker 2: was interesting. And Jefferson County went from twenty days to
- 11:08Speaker 2: twenty three days. So they all increased here over years.
- 11:13Speaker 2: As far as listings that are sitting on the market
- 11:15Speaker 2: a few more days, let's say, yeah, three to eight
- 11:19Speaker 2: days longer on average this year versus last year.
- 11:23Speaker 1: That is that is very interesting and it almost feels like, yeah,
- 11:25Speaker 1: for a while there, Rock County was kind of a
- 11:27Speaker 1: little secret. That's I think the world has definitely got
- 11:30Speaker 1: out and there's still great opportunities all three counties if
- 11:33Speaker 1: if you're looking and working with the right people, and
- 11:35Speaker 1: that's the importance of if you're looking to buy, looking
- 11:37Speaker 1: to sell, looking to do one of each, definitely make
- 11:40Speaker 1: sure you're starting that conversation right. Pick up phone game
- 11:43Speaker 1: called Rock realtytel for number six to eight, six seven
- 11:45Speaker 1: three fifty four hundred. That's six seven three fifty four hundred.
- 11:47Speaker 1: The website rock Wisconsin dot com. That's rock Wisconsin dot com.
- 11:53Speaker 1: So when we then take a look at the inventory
- 11:56Speaker 1: out there, what are we seeing inventory wise?
- 11:58Speaker 2: Matt, Yeah, there's there's there's more homes available on the market.
- 12:02Speaker 2: So that's that's a nice thing to see, you know.
- 12:04Speaker 2: It kind of indicates that we're getting a balancing of
- 12:07Speaker 2: the of the market. So a number of new listings
- 12:12Speaker 2: in Dane County that went up seven percent here over
- 12:15Speaker 2: yere seven point twenty nine, Rock County seven point seventy three,
- 12:20Speaker 2: and Jefferson six point one. So the three county average
- 12:24Speaker 2: that we were looking at was right around that seven
- 12:26Speaker 2: percent mark. So seven percent more listings, new listings this
- 12:31Speaker 2: year versus last year.
- 12:32Speaker 1: Some more opportunities for folks out there, and we'll talk
- 12:34Speaker 1: about what's what's causing that increased inventory, some of the
- 12:37Speaker 1: factors that go into that. We'll get to that with
- 12:39Speaker 1: Matten just a moment. Also talk a little bit more
- 12:41Speaker 1: about this week's featured listing. In the meantime, haven't been
- 12:43Speaker 1: to the website yet, head on over there. It is
- 12:45Speaker 1: so much fun with a great day to be perusing homes.

- 13:07Speaker 1: with Matt next as asked the experts with Rockrealty continues
- 13:11Speaker 1: here on thirteen ten wu I B A eight fifty

- 13:47Speaker 1: It's a lot of fun to do again, whether you're
- 13:49Speaker 1: looking today, tomorrow, future, just curious. It's a fun, fun
- 13:52Speaker 1: way is to spend a little bit of time again.
- 13:54Speaker 1: The website Rock Wisconsin dot com. That's Rock r O
- 13:57Speaker 1: c K Wisconsin dot com and Matt before the break.
- 14:00Speaker 1: We're just talking about kind of the market overall and
- 14:03Speaker 1: in general where we stand today, and the term leveling
- 14:07Speaker 1: comes up, and we are really seeing a leveling of
- 14:10Speaker 1: that buyer seller market, aren't we?
- 14:12Speaker 2: Yeah, we are. It's something I've been looking forward to
- 14:15Speaker 2: for a number of years. Yes, at this point, we've
- 14:17Speaker 2: been in a seller's market for what feels like forever
- 14:20Speaker 2: over it almost what are we looking at? At least
- 14:22Speaker 2: a decade? Right? I mean, ever since maybe twenty thirteen,
- 14:27Speaker 2: home prices have been going up. We're still seeing increases
- 14:31Speaker 2: in prices year over year, but we're not seeing the
- 14:34Speaker 2: acceleration of that price increase, which is good in my opinion,
- 14:39Speaker 2: means that we're having a more balanced market. Right. And
- 14:44Speaker 2: for years now, buyers have not been able to put
- 14:47Speaker 2: in the contingencies for their own protection that they could
- 14:51Speaker 2: have in previous years, right, And so now we're seeing
- 14:55Speaker 2: a lot of accepted offers going through that have home
- 14:58Speaker 2: inspection contingencies, right, that have financing contingencies, maybe they have
- 15:03Speaker 2: a well and a septic inspection. It's been nice. It's
- 15:07Speaker 2: been nice to be able to give that added layer
- 15:10Speaker 2: of protection for buyers and sellers are still able to
- 15:14Speaker 2: really get decent prices in this market because they've built
- 15:17Speaker 2: up so much equity over the past number of years.
- 15:19Speaker 1: That is awesome to hear about. And when you talk
- 15:21Speaker 1: to about some of those options and some of the
- 15:22Speaker 1: things that you can as a buyer you can now
- 15:25Speaker 1: start talking about. It kind of reinforces the importance of
- 15:28Speaker 1: working with a good agent too, to think about. You know,
- 15:30Speaker 1: if somebody who may you know that's not doing this
- 15:33Speaker 1: day in and day out. I know there's like folks
- 15:34Speaker 1: that kind of do part time this that, or that
- 15:36Speaker 1: are just not up on it may not realize because
- 15:39Speaker 1: the markets move very quickly. Working with that agent to
- 15:43Speaker 1: help you say, you know, let's let's include some of
- 15:45Speaker 1: these contingencies that can go a long way for potential
- 15:48Speaker 1: buyer too, can't it.
- 15:49Speaker 2: Yeah, I agree. Every single home I personally have purchased
- 15:52Speaker 2: has always been in kind of the October November December
- 15:56Speaker 2: time frame, right, and you know, working with an agent,
- 15:59Speaker 2: I to let my buyers know, like, hey, this fall
- 16:03Speaker 2: time is the perfect time. You know. Everybody waits, you know,
- 16:06Speaker 2: for over the winter, and then after that they wait
- 16:08Speaker 2: till the spring. So now is the time where you
- 16:11Speaker 2: can get out there and find some pretty amazing homes
- 16:13Speaker 2: at a good price, and kind of circling back to
- 16:16Speaker 2: mortgage rates. You know, at this point, what the NAR
- 16:22Speaker 2: is seeing is rates are probably going to end twenty
- 16:25Speaker 2: twenty four around six point one percent, yeah, and bottoming
- 16:31Speaker 2: out around five point eight percent twenty twenty five. So
- 16:35Speaker 2: what we're talking about is less than a half point
- 16:38Speaker 2: difference is the projection, which means that moving forward, you
- 16:42Speaker 2: don't have to continue waiting. I think it's a perfect
- 16:44Speaker 2: time for buyers to get out there and start taking
- 16:47Speaker 2: advantage of a the new listings that are out there.
- 16:49Speaker 1: And Matt talking about that timing and kind of that
- 16:51Speaker 1: seasonality of it is. I think sometimes people if you
- 16:55Speaker 1: have this idea of I'm gonna wait till spring, you're
- 16:56Speaker 1: probably one of many people are thinking that way. And
- 16:59Speaker 1: we talk about, you know, right now, what a great
- 17:02Speaker 1: time with with the good weather and getting out to
- 17:05Speaker 1: see that house. But also less competition out there is
- 17:09Speaker 1: is because all those folks are thinking we're gonna wait
- 17:11Speaker 1: until spring time, We're gonna wait till spring time, They're
- 17:13Speaker 1: all going to be jumping in at the same time.
- 17:14Speaker 1: It's gonna there's there's going to be price wars and
- 17:17Speaker 1: other things going on. It's a really, it's a really
- 17:21Speaker 1: a good time to make that call and start that conversation.
- 17:24Speaker 2: Yeah, that's exactly right. Spring boy, I don't remember a
- 17:29Speaker 2: spring that hasn't been nuts in the real estate market. Yea,
- 17:32Speaker 2: every single spring, I think, well, this one's gonna this
- 17:34Speaker 2: one's gonna be a little less crazy, right, And every
- 17:37Speaker 2: single spring, Uh, the buyers come out in the floods
- 17:40Speaker 2: because up here in Wisconsin we're just cooped up and
- 17:42Speaker 2: we're just realizing how small our homes are all winter long.
- 17:46Speaker 2: And uh, yeah, I would say that, you know, for
- 17:49Speaker 2: buyers that can take advantage, you know, over the next
- 17:52Speaker 2: few months. You have to remember that sellers aren't gonna
- 17:56Speaker 2: want to hold that listing over the winter either, right.
- 17:59Speaker 2: They would prefer to get moved out. They would prefer
- 18:01Speaker 2: to get this taken care of. And a lot of
- 18:03Speaker 2: times they'll make some concessions and come down on price,
- 18:06Speaker 2: or maybe give you a closing cost credits and things
- 18:08Speaker 2: like that, and something. One of the things that you know,
- 18:12Speaker 2: the kind of tricks or tips that we sometimes recommend
- 18:16Speaker 2: us closing cost credits can actually be used towards a
- 18:19Speaker 2: rate buy down. Oh really Yeah, so you can buy
- 18:22Speaker 2: down your mortgage rate using the seller's money. So that's
- 18:25Speaker 2: that's another option.
