Transcript
- 0:00At Inman Connect San Diego, I had the opportunity
- 0:02to sit down with Joe Chen, the CEO of Lofty.
- 0:06And what does AI tokens have to do with real
- 0:09estate? We talk about that, plus the new tool
- 0:12we have built with them called Ask Inman. You're
- 0:16going to want to hear this and hear what Joe
- 0:18predicts for the future of AI and technology
- 0:20in the real estate industry. Hey, everyone. This
- 0:24episode is brought to you by Lofty, the agentic

- 0:43agent into a top producer. Visit lofty .com to
- 0:46see how agentic AI can put your business growth
- 0:50on autopilot. Everybody in the business of home
- 0:53has a pitch. Almost nobody gets asked a hard
- 0:56question. This show fixes that. Welcome to Noise
- 0:59vs. Signal. I'm your host, Inman CEO Tom Bond.
- 1:03Each week we sit down with the top producing
- 1:05agents, industry CEOs, prop tech founders, and
- 1:09the people shaping the future of the business
- 1:12of home. Then we break down the week's biggest
- 1:14headlines and decide what's noise and what's
- 1:18signal. Let's get into it. We used to be joined
- 1:23by Joe Chen, the CEO of Lofty, a critical partner
- 1:27of Inman as we build Inman 2 .0. Joe, thank you
- 1:30so much for joining me today. Oh, pleasure to
- 1:32be here. Well, we are really excited about what
- 1:34we're building, the Bloomberg of residential
- 1:36real estate. You like that, do you? I do. I like
- 1:39that. And I love you guys as partners. And we
- 1:42have some really cool tools that we're building
- 1:44together. Why Lofty? Why Inman? And why now?
- 1:48Yeah, right now it's easier, right? So two years
- 1:50ago when I showed up on Inman on a side panel
- 1:54on AI, there were two of us on the panel, two
- 1:58dozen people showed up. Frankly, I think I knew
- 2:02nothing about what I was talking about, right?
- 2:03But fast forward two years, the landscape has
- 2:06completely changed. The engineering software
- 2:09coding has been completely changed. to the point
- 2:14that the two frontier companies, frontier lab
- 2:16companies, generated $200 billion remedy run
- 2:19rate in a matter of two years, was combined market
- 2:23value bigger than Russell 2000. Russell 2000,
- 2:26the 2000 smaller companies, probably listed companies
- 2:30combined. So that just give you a scale. Two
- 2:33companies now overtaking 2000 smaller public
- 2:38companies in a matter of two years. The engineering
- 2:42has been completely changed. And my company has
- 2:45adapted to AI massively. Slowly, two years ago,
- 2:49in the past two years, it's like, it's a lightning
- 2:52change. And our revenue is growing and our product
- 2:57launch speed just multiplied. We're launching
- 3:00two new products here, just in a matter of half
- 3:02a year. So the AI capabilities has progressed
- 3:07so fast. It's now going way beyond engineering.
- 3:11And as you can see, the product we're building
- 3:14for the real estate is getting major attractions.
- 3:16We're a lofty, AOS, and gigantic sales agent.
- 3:21Last month, we did a review of financials. Our
- 3:25token consumption was off the roof by our customers
- 3:28to the point we might have lost money on the
- 3:31tokens last month. But that's a good thing. We're
- 3:34happy to lose money for one month because that
- 3:36shows that the gigantic... token consumption
- 3:40is increasing. This industry is adapting AI and
- 3:44we feel it. That's why. Yeah. And why Inman as
- 3:47a partner now? Well, you guys are the number
- 3:50one media company. You have 40, 50 years of,
- 3:53you know, you guys covered this industry like
- 3:55Wall Street Journal. Yeah. And so if you want
- 3:58to build something for the industry, you better
- 4:01work with the best. Thank you. Yeah. So let's
- 4:04talk about one of the features, Ask Inman. And
- 4:06that was something that we kind of worked on
- 4:08together. What are you most excited about that
- 4:10feature? Well, it was mostly your idea. I coined
- 4:14the name of the Bloomberg for real estate. Yeah.
- 4:17Because I think many years ago, I was thinking
- 4:19about investing in a company that was trying
- 4:21to do a different version of Bloomberg. And so
- 4:26I did some study and I realized Bloomberg was
- 4:28really technology infused with... real -time
- 4:33market data, and content creation. So it's incredibly
- 4:38useful. Every grocery professional spends thousands
- 4:42of dollars per month subscribing to that service.
- 4:45Even me, for one year, I subscribed to that product.
- 4:48So I think that once that product is built correctly,
- 4:53it can become extremely useful. You know, one
- 4:56of the things that's going to be able to do is
- 4:57to allow people to come in and ask questions
- 4:59using 40 years of editorial, outside data feeds
- 5:03with Benzinga, data from you guys. I mean, all
- 5:07this different type of stuff coming together.
- 5:09What types of questions do you think people are
- 5:10going to ask the most? Well, on Bloomberg, people
- 5:13ask for the bond prices, of course, bond price
- 5:16quote, right? They even transact on bond trades.
- 5:20And I imagine that you probably have more firsthand
- 5:23knowledge. I would imagine a investor for real
- 5:28estate, looking at a history of companies and
- 5:30brokerages, investment bankers and the financiers
- 5:34or public investors of brokerage companies, looking
- 5:39at the history of these brokerages and their
- 5:41merger acquisition history and major characters.
- 5:46of the industry, the captains of industry. Like
- 5:49on Worst Journal, you have all these people with
- 5:51a special portrait. You guys actually should
- 5:54do the same thing. Right? So it's actually designed
- 5:57to be something that people use every single
- 5:59day, right? It captures what are the five things
- 6:02they need to know that day. They can ask anything
- 6:04about their local market. So it's going to be
- 6:06pretty interesting. What about the social media
- 6:08feature? Are you excited about that? I think
- 6:10that product, because it's a necessary tool that
- 6:13almost every agent need to have today. Yeah.
- 6:17Because we all know high quality content bring
- 6:20business. Yeah. I know that for sure because
- 6:22if you look at my LinkedIn in the last two months,
- 6:26I have produced about 10, I think, high quality
- 6:30content for a semiconductor company I'm the president
- 6:33of. Okay. My job is to position the company in
- 6:37the industry. So I wrote 10 articles, 5 ,000
- 6:41words on average in length. Every picture was
- 6:44AI generated with my supervision. Each article
- 6:47I spent average of five to 10 hours. So even
- 6:51with AI, it still take a long time. Yeah, you're
- 6:55right. Without AI, it might take maybe 20 to
- 6:5750 hours per article. The reason I mentioned
- 7:01that example is that high quality content produce
- 7:06results. As a result of writing those articles,
- 7:08we have a lot of inbound increase from customers,
- 7:11from investors. So I think for a real estate
- 7:14agent, in today's environment, some agents are
- 7:17early adapters to AI and social media. They're
- 7:20able to generate more content, higher quality
- 7:23content out there. They are getting a bigger
- 7:27share of the flow of business. But for every
- 7:30other agent, they need to arm up. They need to
- 7:33use the latest tools, leverage on the technology,
- 7:37AI that Lofty provides, and also on the content
- 7:40that Yin Meng has. Kind of a commentary. You
- 7:44run your own TV show. Yeah. Right. I mean, and
- 7:46you talk about what's relevant to your local
- 7:49market, what's going on in national stage, but
- 7:52what's going on in your industry and to be an
- 7:54expert of your territory. Right. Right. So I
- 7:57think that's extremely useful. And this tool
- 7:59is going to make it so easy because they can
- 8:00go on to any article, any data point, any bit
- 8:02of information. Yeah. Get an AI script that makes
- 8:06it hyperlocal to their market. Yeah. Record it.
- 8:09gets their logo put on it, and ships it right
- 8:10to their socials all through a tool that we're
- 8:12building together. It's very, very cool. It sounds
- 8:13like you're more familiar with the feature than
- 8:15I am. Do you use that product at all? Yeah, yeah,
- 8:18yeah. We've been playing with it, so it's actually
- 8:20really good. Okay. Yeah. So tell me, this is
- 8:23an opportunity, talk about Lofty, and there's
- 8:25a lot of software companies out there. What makes
- 8:27you guys unique and different? So we're a relatively
- 8:30young company in this industry. Compared with
- 8:34many of our peers in this software, platform
- 8:38for brokerages business. We are eight years old.
- 8:42Initially started out as China. But fast forward
- 8:45eight years now, I think we're technology leader
- 8:48for the industry. And a part of that I think
- 8:51has something to do with our consumer internet
- 8:53experience. I myself got into the internet business
- 8:57as early as 1998. I did two dot coms. I wrote
- 9:02the PC internet wave. I wrote the mobile internet
- 9:06wave. for the last eight years of riding on the
- 9:09SaaS cloud computing wave. But in the recent
- 9:14three years after ChatGPT, I did two things.
- 9:17One, I drove the transformation of Lofty and
- 9:21many of my other SaaS companies into agentic
- 9:24software companies to serve industries. Because
- 9:27we're betting on one thing and one thing only
- 9:29at every one of my tech companies, is that we
- 9:32believe AI token costs will be coming down. every
- 9:36year, just like bandwidth. Because I went through
- 9:39that period of bandwidth building, because I
- 9:42even briefly tried to start an optical networking
- 9:44company in year 2000. The bandwidth cost since
- 9:492000 probably came down 100 times. So if you
- 9:52apply the same logic and the same economic rules,
- 9:55the token cost has come down probably 10 times
- 9:58in the next five years. And the next 20 years
- 10:01is going to come down to maybe 100 times. So
- 10:03everybody. Every machine can afford tokens. Yeah.
- 10:09A lot of tokens will be generated on the edge,
- 10:11on the devices itself. You don't have to go back
- 10:14to data center to fetch the token. The token,
- 10:17the intelligence will be embedded on devices
- 10:19on the edge. So it's going to proliferate. So
- 10:23we're betting on AI going to be cheaper and AI
- 10:25will proliferate. So I think the features, economic
- 10:29value will be captured by companies and industries.
- 10:33being able to consume token massively and effectively.
- 10:38So I think that's objective measurement. I think
- 10:42for Lofty, for Hudson AI, all the brands that
- 10:45we launched for this industry, our job is to
- 10:48help the industry consuming more tokens because
- 10:53that is the cheapest form of productivity and
- 10:57it's really the only thing that's brand new.
- 11:01in the past three years because all the other
- 11:04challenges, opportunities the industry be dealing
- 11:07with, regulation, the lawsuits, the listings,
- 11:13the competition among brokerages and agents,
- 11:16all these things been around for decades. Nothing
- 11:20new there, but only thing new is AI and it's
- 11:23massive. We know there are trillion dollar invested
- 11:26on AI infrastructure. We also know... In the
- 11:30top 10 market cap, global market cap companies,
- 11:33top 10, nine of them are AI companies. Only one
- 11:38of them is not, is a Saudi Arabia oil company.
- 11:41It's ranked number nine. It's going to push down
- 11:44to number 10 pretty soon. It's all going to be
- 11:46all AI companies. So this industry definitely
- 11:50need to adapt AI. If we don't adapt AI, I think
- 11:53other industries will find a way to take our
- 11:55business. Last question. What do you think, 12
- 11:58months from now, what's your prediction for technology
- 12:01and real estate? What will be different 12 months
- 12:03from now? I predict the token consumption for
- 12:06this industry will go up 100 times. 100 times?
- 12:10Yes. And or the token cost for us, the token
- 12:14cost we pay, it's going to be 10 times more than
- 12:17today. But the industry consumption will be 100
- 12:20times more than today. Wow. And what does that
- 12:23translate to in terms of productivity? I think
- 12:26that, well, I think some other brokers predicted
- 12:28that 5 % of the agents would do like 80 % of
- 12:31the business, right? Sometime down the road.
- 12:33I think that with AI, that's going to accelerate.
- 12:36Because some of the more effective agents will
- 12:39be able to produce more with the help of tokens.
- 12:43It's the same thing you see in engineering. The
- 12:46best engineers that we have are producing 5 to
- 12:4910 times more. They benefit more than junior
- 12:54engineers. So the more experienced people benefit
- 12:57more from using tokens. From an engineering side,
- 13:00I think the same thing is happening in real estate.
- 13:02Exciting days ahead. Joe Chen, CEO of Lofty,
