- 0:00Securing a holiday let mortgage in 2026 could be expensive,
- 0:05complicated, and restrictive if you don't understand what
- 0:09lenders are really looking for. In this episode of Host Planet
- 0:12Bite Size, powered by Host Fully, I'm joined by Joe
- 0:15Stallard from House and Holiday Home Mortgages.
- 0:18Whether you're purchasing your first holiday let, expanding
- 0:22your portfolio or refinancing an existing property, Joe shares 5
- 0:26essential mortgage tips you need to know this year year.
- 0:30Let's get straight into it Joe Welcome to House Planet Bite
- 0:38Size. What's your top tip to somebody
- 0:41who needs to get a holiday let mortgage in 2026?
- 0:45I think the most important thing, James, is understanding
- 0:48that these mortgages are assessed differently to other
- 0:51mortgages. They're different to residential
- 0:53mortgages, but crucially they're also different to buy to let
- 0:56mortgages, which tends to be people's default and go to when
- 0:59they're thinking of a property investment.
- 1:02So with the holiday let's there are very specific set of lenders
- 1:06and these lenders are going to assess it based on the holiday
- 1:10rental potential of that property.
- 1:12So understanding the seasonal variances, the void periods, the
- 1:16occupancy, all of those aspects are going to come into how that
- 1:20mortgage is assessed and it's very different to a vital app.
- 1:24Yeah, different to a buy to let and different to a residential.
- 1:27I think here the the lenders, they're not so concerned with
- 1:31how much you earn personally. They're interested in the
- 1:35potential of how much that holiday let property is going to
- 1:38earn, right? That's it.
- 1:40Yeah, absolutely. And you know, they will still
- 1:42look at your circumstances. They do still have to make sure
- 1:45that they're lending responsibly.
- 1:46But typically for most holiday let's the the borrowing figure
- 1:50is going to be driven by that that rental potential.
- 1:53Your your income is kind of a check box for certain lenders to
- 1:57make sure they want you as that sort of profile of client.
- 2:00But how much you can borrow with most lenders is going to be down
- 2:03to that rental potential. And this is precisely why a lot
- 2:07of lenders, they want to get a assessment of the potential
- 2:11income of the property from a local property management
- 2:14company. Exactly that, you know their
- 2:17valuers they send out don't have the expertise in this, so they
- 2:21put that trust in holiday letting agents and who know the
- 2:25area, have data on the area and are willing to put their name to
- 2:29a set of figures that that property can expect to do when
- 2:32managed properly. Fantastic.
- 2:34OK, so tip #1, it's not like other products.
- 2:37What's tip #2? Tip #2 then is it's also not
- 2:41like other lenders. So you're not going to get your
- 2:44High Street lenders lending on these type of properties.
- 2:48Holiday letting is a small nichy area of lending in the UK.
- 2:53So it's not going to be your HSBCS and your Halifax do going
- 2:57to be offering those products at this moment in time.
- 3:00I'd love it if they came into the market, but I don't believe
- 3:02there's any plans for them to do so.
- 3:04So specialist lenders support this this market.
- 3:07So you've got to be aware that you know, you're going to have
- 3:11to dive a little bit deeper with your research.
- 3:13Perhaps you want to come and use a specialist brokerage like ours
- 3:16to find them. But it might be lenders that
- 3:18you're not familiar with and you've not heard of before who
- 3:20are going to lend on that holiday property.
- 3:23And why is it that the bigger lenders, the ones that we all
- 3:28know, for example Halifax or HSBC for example, why do they
- 3:33not traditionally get involved in the holiday LED market?
- 3:38I think traditionally it's a volume piece, you know, holiday
- 3:42that's have made a lot of noise in the news over recent years,
- 3:45rightly or wrongly, But is it is a very, very small area of the
- 3:49UK housing stock, a very small proportion of the UK housing
- 3:52stock, sorry. And as a result, these guys who
- 3:55are dealing with massive volumes, who are really rape
- 3:58driven, driving their, their business through, you know,
- 4:01small margins but high volume, it's just not an area they need
- 4:05to play in. So instead they're concentrating
- 4:07on areas they do know and, and they do lots of business there
- 4:11day in, day out. Then there's these other
- 4:14specialist lenders who come in and offer these type of
- 4:16solutions for us. Yeah, and the specialist
- 4:19lenders, often they're not that easy to find.
- 4:22And I found this, you know, years ago when I was starting
- 4:25out buying my first holiday let. You might do a Google search and
- 4:30a few kind of brands come up. But everybody who's involved in
- 4:35lending in the holiday let space, then they're not going to
- 4:37come up in a Google search or maybe an AI search.
- 4:39Now if you if you go and ChatGPT or something like that.
- 4:42So I think that this is really a good plug for for you guys for
- 4:45using a broker because you do have access to all of these
- 4:48specialist lenders. Yeah, I mean, I'd like to think
- 4:51so, but you know, if you, if you're willing to put enough
- 4:53time in, like anything, you will get there.
- 4:55You will dive around, you will find lenders who are going to do
- 4:58this, but you know, will you find the best lender for you and
- 5:01your circumstances nice and quickly?
- 5:04It's not always obvious. So I like to think that we can
- 5:07help people shortcut that journey and really make it, you
- 5:10know, a good experience whilst also getting them the best
- 5:14product for them and their circumstances.
- 5:16Yeah, I would definitely encourage anybody, I think if
- 5:18you are looking for a holiday let mortgage certainly work with
- 5:21a broker because often a lot of these lenders, they only work
- 5:25through brokers, they won't actually accept applications
- 5:28direct from the applicant. So yeah, do try and use a broker
- 5:34like Joe of course at Triple H Mortgages.
- 5:37Quick one now before we get to tip 3.
- 5:40So this episode is powered by Housefully, the property

- 6:11And don't forget House Planet listeners get 2 exclusive
- 6:14offers, $500 off onboarding for the property management
- 6:18software, and 30% off digital guidebooks for life.
- 6:22All right, back to it then, Joe, what's tip #3?
- 6:25Tip #3 is then considering that location and regulation might
- 6:30matter more than you think. So I mean, the best example I
- 6:33can give for regulation, other than the fact that people need
- 6:35to be on top of it for reasons other than mortgages, is looking
- 6:40at Scotland's licensing rules and requirements.
- 6:42And actually that has a knock on impact as and when you get that
- 6:46license and can evidence the license and the application as
- 6:49to whether a mortgage is going to be available.
- 6:51Now a little bit more generally is this idea of location and not
- 6:56all lenders will lend to all locations.
- 6:59The City Breakers really grown recently I think in the in the
- 7:04country and not all lenders are comfortable with lending on
- 7:07those type of properties. Some of them are very
- 7:09traditional holiday let area focused and centric.
- 7:13So you'll Cornwall's, Devons, Lake Districts and that side of
- 7:15things. So that's really again
- 7:19understanding that lender, how they're going to see it and
- 7:21their appetite really for the type of property you're buying
- 7:24and who you're going to be renting it out to.
- 7:27Yeah, it's so important to do your research because every part
- 7:31of the UK has different rules and regulations.
- 7:34England is different to Wales, it's different to Scotland and
- 7:37even on a really macro local level things can be a little bit
- 7:41different as well with things like council tax and and all the
- 7:44rest of it. So yeah, I think really I the
- 7:46point I stress here, just really do your research about the area
- 7:49where you're thinking about investing.
- 7:51Yeah, absolutely. It's, it's fundamental.
- 7:54It's it's, it has an impact for yourself as an investment, but
- 7:57it's also really then going to impact your lending options as
- 8:00well. 100% OK then, Joe, so tip #4.
- 8:05Tip #4 is that different lenders have different deposit
- 8:09requirements and different stress testing abilities.
- 8:12So that basically means the amount of money you're going to
- 8:15need to put down as a deposit is going to vary from lender to
- 8:17lender. And then also how they treat
- 8:20those figures we mentioned previously in terms of the
- 8:22rental forecast, they're all going to come out with slightly
- 8:25different borrowing figures. You know, some will default to
- 8:28using 30 weeks a year, some might go beyond that if we can
- 8:32provide evidence, which is then going to boost up your borrowing
- 8:35figure. Some might stress it a little
- 8:38bit more aggressively than another.
- 8:39So again, if you're finding that one lender is not lending you
- 8:43enough, doesn't necessarily mean that's going to be the situation
- 8:46across the market. It's about, you know, knowing
- 8:49who to go for and what to do in that requirement.
- 8:53On the deposit side of things as well, James, you know, until
- 8:57this year, there were only about 3 lenders who would do a 20%
- 9:00deposit. Most lenders were coming in from
- 9:0225%. We've already seen two or three
- 9:05new lenders launch 80% mortgages in the holiday let space this
- 9:09year. And I know from talking to
- 9:11others that is on their radar as well.
- 9:13So I think that's a real vote of confidence, I guess for the
- 9:16holiday let sector and how actually they're looking at
- 9:20these back books they've got now.
- 9:22People are paying their mortgages, they're not
- 9:24defaulting, OK, what can we do to make our criteria better?
- 9:28Some of them are coming out with these now lower level deposit
- 9:31products, which is a really good sign for the sector I think.
- 9:34Yeah, definitely a good sign. Yeah.
- 9:35I mean, I remember the the first product I got was with a 30%
- 9:39deposit. So yeah, to hear of 20%, it
- 9:41means, yeah, it opens, opens the lending up a little bit.
- 9:44And I think as well, if you're if you've got a few properties
- 9:48and you're looking to remortgage, that potentially
- 9:50gives you more money to invest in, in future purchases as well.
- 9:54So yeah, that's, that's interesting and good news that
- 9:56that's happening. All right then, Joe, so tip #5.
- 10:01Tip #5 then is just really you can't prepare too early for this
- 10:05stuff. A bit like this is more of a
- 10:07general mortgage application point, I think, but being really
- 10:10aware of your credit file, what it's saying about you, your bank
- 10:14statements, all of these things. Getting these fundamentals in
- 10:17place is going to make your life so much easier when it comes to
- 10:21a mortgage application. So, you know, credit files, make
- 10:25sure you have a look at it and review it regularly.
- 10:27There's often things on there that we might not be aware of or
- 10:29we might not have updated addresses and it's not telling a
- 10:32true picture. Lenders can't find you.
- 10:35They're not going to be that open to lending to you.
- 10:38So really getting your ducks in a row, making sure that you're
- 10:41presenting yourself as the strong applicant that you are
- 10:45and that your documentation tells that story is really
- 10:47important. Really good tip.
- 10:49OK then, Joe. So give us the lowdown on Triple
- 10:52H mortgages and where people can find you.
