- 0:05SPEAKER_00: Everybody, let's talk about January 20th, 2025.
- 0:08SPEAKER_00: Today's going to be inauguration day for President Trump.
- 0:12SPEAKER_00: He's coming back, and yes, I voted for him, so we let that we'll get that out of the way.
- 0:17SPEAKER_00: I got a massively hateful bunch of comments for those that uh didn't think that was right.
- 0:24SPEAKER_00: We will have to see where this gets us.
- 0:26SPEAKER_00: In addition, the other day I had a client mentioning me, boy, it must be nice.
- 0:30SPEAKER_00: A first responder, of course, somebody I used to work with.
- 0:32SPEAKER_00: Oh my gosh, it must be nice that you're getting all this pension from the police department, have all this medical coverage, and you're still selling houses, make even more income.
- 0:41SPEAKER_00: I said, Yeah, no.
- 0:43SPEAKER_00: I'm actually honorably retired with a CCW with no pension.
- 0:49SPEAKER_00: I did 17 years regular, I did another five as a reserve, and here I am working in the trenches probably forever.
- 0:57SPEAKER_00: So there's that.
- 0:58SPEAKER_00: So I don't have any of that extra that everybody thinks it is all about real estate.
- 1:04SPEAKER_00: I have to be all in, I have to be completely vested.
- 1:07SPEAKER_00: I have to continue to refine my craft on a daily basis.
- 1:11SPEAKER_00: I have to continue to adjust myself with the different different social media spheres.
- 1:17SPEAKER_00: In addition, I have to keep my eyes on technology and keep learning the new systems to be able to best advertise and market my sellers' listings and best represent my home buyers in this current market.
- 1:29SPEAKER_00: Let's get into Santa Clara real estate and understand what's happening.
- 1:32SPEAKER_00: 454 total active listings.
- 1:35SPEAKER_00: That's going to include single-family homes, condos, and townhomes.
- 1:38SPEAKER_00: Price ranges are 229 at the bottom end, up to 4.8 million.
- 1:42SPEAKER_00: 40 properties are pending in escrow.
- 1:45SPEAKER_00: We do have closed transactions, 190 in the past seven days.
- 1:49SPEAKER_00: That is a huge number.
- 1:50SPEAKER_00: A lot of closings is overflow from last year.
- 1:53SPEAKER_00: Most of these properties have been in process since mid-December 2024, as we are now about to close out January.
- 2:00SPEAKER_00: Everybody's trying to get that finished before we get to the end of the month.
- 2:04SPEAKER_00: We also have another interesting trend.
- 2:07SPEAKER_00: You can see that besides that, we've had 48 properties that have had their prices changed in the last seven days.
- 2:13SPEAKER_00: This indicates that the market is adjusting with the new variables out there.
- 2:18SPEAKER_00: In addition, mortgage rates are nice and steady.
- 2:20SPEAKER_00: Nothing's moving, but we're going to have to see after Trump takes office here how that's going to impact the economy and what's going to happen on that front.
- 2:28SPEAKER_00: Of course, interest rates are based on the 10-year bond.
- 2:31SPEAKER_00: That being the case, it could be that nothing really changes much with regard to that.
- 2:36SPEAKER_00: We'll have to keep watching though and see what he signs and how that changes things in the coming months.
- 2:43SPEAKER_00: The fires that have been happening in Southern California, some transactions have been put on hold while insurance companies readjust what they're going to be doing, whether they're going to continue to provide insurance.
- 2:56SPEAKER_00: Watch out for that.
- 2:57SPEAKER_00: I do know that there's a lot of price gouging that has been rumored out there, people trying to find rentals.
- 3:04SPEAKER_00: In addition, there's probably going to be a lot of offerings for those residences that have burned down in the Pacific Palisades.
- 3:11SPEAKER_00: Again, people are going in, they see chum in the water, they see people bleeding out, and they see all these painful experiences, and people try to manipulate that.
- 3:21SPEAKER_00: I hate that.
- 3:22SPEAKER_00: It bothers me.
- 3:23SPEAKER_00: So be wary with that.
- 3:24SPEAKER_00: Protect yourselves that if you happen to know victims in that fire and they're having people knock on, well, not their door anymore, but if they're they're being hit up by real estate agents or whatever, just tell them to tell those people to go away because really it's just it's devastating right now.
- 3:41SPEAKER_00: Give them a little bit of time, jumping on something more sooner than later in this regard isn't going to change much at all.
- 3:48SPEAKER_00: They need to take care of themselves and their families.
- 3:51SPEAKER_00: Again, spoken from a true first responder perspective.
- 3:55SPEAKER_00: I know a lot of people say they represent first responders.
- 3:58SPEAKER_00: It's a whole different animal when you've been one and represent them now, especially when you don't have that security net called a pension from the department.
- 4:08SPEAKER_00: It's a whole different animal.
- 4:09SPEAKER_00: So layer yourself with that, consider that.
- 4:12SPEAKER_00: Also, pricing matters.
- 4:13SPEAKER_00: When you're listing your property for sale, make sure you have that price good out of the chute.
- 4:18SPEAKER_00: Look at those closed properties, 180 days worth of value as an appraiser would, and then wrap your mind around how you want your marketing strategy to be.
- 4:27SPEAKER_00: Do you want to have the multiple offers up front?
- 4:29SPEAKER_00: Do you want to have it maybe go for that days on market time frame, whatever that median average happens to be?
- 4:35SPEAKER_00: Or you just want to get it done.
- 4:37SPEAKER_00: So these are different strategies that you can use as a home seller and as a real estate home buyer, you need to know going in what your total cost is out of pocket per month, not just for your mortgage.
- 4:48SPEAKER_00: You're going to have to tie in HOA and any Melaruz or extra taxes and just the regular property taxes too.
- 4:54SPEAKER_00: And also what's it going to cost you to upkeep the property?
- 4:57SPEAKER_00: Maybe you don't like to garden, maybe you don't like to do any of those other things.
- 5:01SPEAKER_00: If you ever happen to buy a house with a pool, again, what does those maintenance numbers cost and how's that gonna suit you?
- 5:08SPEAKER_00: Check out Santa Clarita Openhouses.com.
- 5:11SPEAKER_00: If you scroll down just a little bit on the home screen, I did write a book recently.
- 5:14SPEAKER_00: It's updated for this year, 2025, how to buy and sell real estate.
- 5:18SPEAKER_00: It is Santa Clarita specific, so that should help you as well.
- 5:22SPEAKER_00: If you just want to copy, give me a call or drop me a text message, give me your address, and I'll mail you one at no cost.
- 5:29SPEAKER_00: It's all good.
- 5:30SPEAKER_00: I'm Connor with Honor.
- 5:32SPEAKER_00: We will see you in the next one.
- 5:33SPEAKER_00: Thanks for watching and be well.
