- 0:00SPEAKER_00: Welcome to the weekend with 187 active listings today on the 29th of March that are scheduled for open houses.
- 0:08SPEAKER_00: 189 active listings scheduled for open houses this weekend.
- 0:12SPEAKER_00: You can see them all at Santa ClaritaOpenhouses.com.
- 0:15SPEAKER_00: Just a couple words of warning when you are going out there looking at open houses.
- 0:19SPEAKER_00: You can talk to the agent that's in there.
- 0:21SPEAKER_00: It's not always that that agent happens to be representing the seller.
- 0:24SPEAKER_00: And in a lot of cases, some of the buyers in the world think it's best to actually go and choose the seller's agent.
- 0:31SPEAKER_00: But think of it like this if you're going to a car dealership, the person that you're going to be dealing with represents the dealership.
- 0:36SPEAKER_00: They know all the bottom lines, tricks of that trade.
- 0:39SPEAKER_00: You don't have anybody on your side in that particular case unless you have a friend or family member.
- 0:44SPEAKER_00: But in real estate, because of the number and the high cost of real estate and all the moving parts, you have the right to have your own agent.
- 0:51SPEAKER_00: It's called a buyer's agent.
- 0:52SPEAKER_00: That's something I would suggest going into real estate for anybody.
- 0:56SPEAKER_00: Even if you are a super savvy buyer and have been doing this for a long time, it's always good to have that interference mechanism, that person that's on your side that will be fighting for you tooth and nail all through the process.
- 1:07SPEAKER_00: And that's the type of agent you're going to want to look for.
- 1:10SPEAKER_00: So looking at open houses this weekend, all the available inventory is posted at Santa ClaritaOpenhouses.com.
- 1:17SPEAKER_00: Check it out.
- 1:18SPEAKER_00: I think you'll like it.
- 1:19SPEAKER_00: In addition to that, you can see my robust blog.
- 1:22SPEAKER_00: There is a lot of information there pertaining to real estate on a daily basis.
- 1:26SPEAKER_00: You'll be able to see that as well.
- 1:28SPEAKER_00: Right now on the front, there's a Cal Half a loan program that allows people to purchase real estate with zero down, how you get your down payment and how you get your closing costs paid, or by securing two other loans also from that same governmental type loan program, government insured loans.
- 1:46SPEAKER_00: So it is safe.
- 1:48SPEAKER_00: It's safe.
- 1:48SPEAKER_00: It's very not relatively safe.
- 1:50SPEAKER_00: It is safe.
- 1:51SPEAKER_00: It's very transparent up front.
- 1:53SPEAKER_00: The interest rates on those two additional loans that I talked about, the ones for your down payment and the ones for the closing costs, those interest rates are actually simple, so they're not compounded, which is good for you, meaning that they're just basically 1% basic interest rates on that money.
- 2:11SPEAKER_00: And that money, the what you bought in that regard, doesn't have to be paid back until you actually sell the house or by the end of the term.
- 2:18SPEAKER_00: So that's something else to look at.
- 2:19SPEAKER_00: But you got to look at all the numbers before you jump into anything.
- 2:22SPEAKER_00: I'm Connor with Honor.
- 2:23SPEAKER_00: We will see you in the next one.
- 2:24SPEAKER_00: Enjoy the open houses.
- 2:26SPEAKER_00: Reach out to me when you're ready to hire that buyer's agent.
- 2:29SPEAKER_00: Be well.
- 2:30SPEAKER_00: We'll talk to you soon.
