Homeowners can now legally add detached living units up to 45 sqm or split existing homes into two units, each at least 32 sqm — all without planning permission. Garden structures like sheds or home offices can also reach 30 sqm without approval. Renting these out is now allowed at market rates, ditching rental caps, under a licensing scheme similar to Rent A Room.
