- 0:00Most hosts focus on revenue, but the real winners optimize for
- 0:04profit, and AI is making that easier than ever.
- 0:08In this episode of host Planet Bite Size, powered by host
- 0:11Philly, I'm joined by Christopher Dillon from Guesty.
- 0:14Christopher is going to share 5 AI tactics that can help short
- 0:18term rental hosts and property managers reduce costs, save
- 0:21time, and maximize margins. If you want to run a more
- 0:25profitable short term rental business, this episode is for
- 0:28you. Let's get straight into it.
- 0:34Christopher, thank you for joining us on House Planet Bite
- 0:37Size. You've got a bunch of AI tips to
- 0:40help hosts to maximize revenue. So let's start with tip #1.
- 0:46Hi James, good to good to see you.
- 0:48Just a prerequisite. First of all, AI is, is
- 0:51obviously very much here. The real difference now is, is
- 0:54how you're using it because some property managers are only
- 0:58saving time and others are actually growing revenue.
- 1:00So it's very key. But a couple of prerequisites is
- 1:04that you need to be, you have the right system for the AI to
- 1:07work. So here's my 5 practical ways
- 1:13that you can use AI to increase the revenue.
- 1:17So first is with accommodation upgrades.
- 1:20So your AI, for example, can use your system and can offer guests
- 1:26an upgrade. So if one of your guests has,
- 1:27let's say, booked one of your smaller apartments or the AI
- 1:31tool can actually send another automation straight to your
- 1:34guests offering them. Why don't you book this property
- 1:36that's very similar, but that property is going to be maybe 30
- 1:40lbs more or 40 lbs more. And even if a small amount of
- 1:43the guests actually book that, you know, your revenue starts to
- 1:46increase with every one of those.
- 1:48And that's something that you can automate across all your
- 1:50portfolio when you have that AI tool set up.
- 1:53That's a really interesting tip. And yeah, it's not really one
- 1:56that I've I've heard that often. So yeah, if so, like you say
- 2:00there, so long as your system is set up, the foundations are set
- 2:03up to automatically do this if you have the right availability,
- 2:07it's quite a simple, simple thing to do.
- 2:09And like you say, even if only a few people do it over the course
- 2:11of a year, you know that that bits of extra revenue, it adds
- 2:14up. Yeah, absolutely.
- 2:16They can be micro, micro instances from 400 lbs to 420
- 2:21lbs. As you said, if that's rolling
- 2:23across all your properties and your AI is managing all your
- 2:26availability and and its suggestions, that's kind of
- 2:29where you want to be maximum. That's where AI is really
- 2:32helping you increase your revenue per booking.
- 2:34Yeah, and I guess as well, like the people who are booking as
- 2:36well, if they see that extra option and they think, oh, it's
- 2:40only an extra £10 a night, but oh, there's an extra room there
- 2:43or there's an extra amenity. All right, Yeah, let's let's go
- 2:46for that. So, yeah, you can see that.
- 2:48You can see that working pretty well.
- 2:49Quick pause. Now this episode is powered by
- 2:52House Fully, the property management platform trusted by
- 2:54professional hosts and managers around the world.
- 2:57From automation to digital guidebooks and direct booking
- 3:00tools, House Fully helps you build a more scalable short term
- 3:03rental business. If you're watching on YouTube,
- 3:06simply scan the QR code on screen or hit the link in the
- 3:09show notes to book a demo. And don't forget House Planet
- 3:12listeners get $500 off on boarding for the property
- 3:15management software and 30% off digital guidebooks for life.
- 3:20All right, back to it. So tip #2.
- 3:24Yeah, tip #2 is how your AI tools can help your guest
- 3:28satisfaction and and loyalty. So AI can, as you know, can
- 3:33automate and personalize the entire guest journey, sending
- 3:37check in details at the right time, responding instantly to
- 3:40kind of questions, flagging issues, flagging issues midstate
- 3:45before they become complaints. So basically the the better
- 3:48result of that is that that you're having better experiences
- 3:50from your guests and more repeat bookings and stronger long term
- 3:53revenue. Yeah.
- 3:55So it's all about automating those guest messages and this is
- 3:59definitely something that I found over the last year or so.
- 4:02I think if you want to be as hands off as possible, and I
- 4:06definitely do, then having those automations when the guest
- 4:10books, the, you know, the mid stay check in, you know, send in
- 4:14the check in details because it's those things that are
- 4:16actually quite time and consuming as a property manager
- 4:18when you're doing all those repetitive tasks, right.
- 4:22Absolutely, yeah. And as I said, this is where the
- 4:25AI is actually personalizing as well.
- 4:26So for example, if you, if I guess maybe might complain about
- 4:31something or raise something about the apartment, something's
- 4:34broken or something's this, the AI is going to be responding to
- 4:37that no matter what time it is at night.
- 4:39And obviously then the AI is able to maybe create a task for
- 4:42you, send that, send the maintenance person over right
- 4:44away or flag it to you. So these are kind of nice
- 4:47automations that are are constantly interacting with the
- 4:50guests, almost simulating a real person, obviously.
- 4:54Yeah. And like you say there, you
- 4:55know, if if the AI does flag an issue, it can potentially tell
- 5:00your cleaning team so that they make sure that they deal with
- 5:04this straight away. And another thing I've noticed
- 5:07with our properties is if a guest mentioned something like
- 5:12recently we had a leaky tap, for example, you know, we had to get
- 5:15the plumber in to sort it out. And then the AI will say, do you
- 5:19want us to follow up and ask for a review from this person
- 5:22because they've mentioned something negative?
- 5:24So we might just not follow up and ask them for a review.
- 5:27So again, it's kind of like it's managing your, your old kind of
- 5:30experience, not just for the guests, but also for the
- 5:33property manager as well to optimize everything.
- 5:35Yeah. Exactly.
- 5:36And it's all about it's all about timing, isn't it?
- 5:38So if you get those messages to the guests at the right time
- 5:40when they're feeling a certain way, kind of use the example if
- 5:45you know, if you know your guests just about to check in,
- 5:47this comes a bit into upsells a bit later, but they can if they
- 5:51know the guests. If our system knows that the
- 5:53guest is going to be arriving quite later, checking in late,
- 5:55then they can maybe offer them, for example, to have a welcome
- 5:59basket in in the property the night before, that type of thing
- 6:02so that the guests can understand that.
- 6:03So this is really ways that that keeps your guest communication
- 6:06rolling in in real situations. Yeah.
- 6:10And I mean, you don't have to kind of accept everything that
- 6:13AI says and you don't have to have it on kind of like
- 6:16automatic replies. You can as well like have
- 6:19complete control where the AI will suggest something but
- 6:22you're still reviewing it and and signing it off.
- 6:24Yeah, absolutely. And that's one key I think I
- 6:27probably should have mentioned at the start as the
- 6:28prerequisite. So a lot of systems will be able
- 6:31to offer AI, let's say, but you really need to understand if
- 6:34that AI is is only suggesting replies or has the ability to
- 6:39become an autopilot as well. So, and you need a system where
- 6:43you can choose, you know, what level you want it to be an
- 6:46autopilot and what what things you want it to respond to and
- 6:49what kind of guest communications you want it to
- 6:51act on as well. You know, so offering upsells
- 6:53and offering pets and these types of things.
- 6:56So a really good quality system that allows you to choose that
- 7:00is very important. So you can kind of enter with
- 7:04it, use it to a certain extent and then and then start using it
- 7:07more, more automatically the more confident you get with it
- 7:10and the more with the more knowledge the AI is picking up
- 7:13from from working with you. Yeah, definitely.
- 7:15I mean, for those simple questions like, you know, what's
- 7:18the Wi-Fi code, you can make sure that it always responds
- 7:21instantly. For something a bit more
- 7:23complex, you might think, right, OK, I, I need to get involved
- 7:26here as the, as the property manager.
- 7:28All right then, Christopher, So tip #3.
- 7:31Tip, tip #3 is increasing revenue per booking.
- 7:34All right? So your AI can be used.
- 7:38Basically the issue is these days is everyone's still getting
- 7:42bookings. But the real difference now, the
- 7:44real margin is how much extra revenue you can generate from
- 7:47the actual bookings themselves. OK, So maximizing every
- 7:51reservation, not just getting more of them.
- 7:54So for example, your AI can detect high demand dates and
- 7:58adjust pricing in real time, while also offering like add-ons
- 8:01or early check insurance, early checkouts.
- 8:04And these types of these types of tools will allow you to
- 8:08really to boost, to boost the, the value of your booking.
- 8:11So for example, the AI we'll see, for example, that I guess
- 8:15might be checking in, might might be arriving early and they
- 8:18can offer an early check in to that guest and early check in
- 8:21might cost this amount. Or maybe if you don't charge for
- 8:24early check insurance, you could, you could put it down to
- 8:26maybe a later check out. For example, if you know that
- 8:29family, if, if your AI knows that it's a family booking, they
- 8:32have a lot of kids, it's very difficult to get your kids out
- 8:35at the right time. And I think me and you both know
- 8:37that from the experience. So having a nice personalized
- 8:40message that says actually, would you like to have a late
- 8:43check out, we can offer these times for you just choose one.
- 8:46And this is an extra €20 or 20 lbs or something like that.
- 8:49So if you're putting these these messages in front of guests at
- 8:53the right time before they even ask for it, the likelihood is
- 8:57they'll have a higher uptake on that.
- 8:59And obviously then you're generating more revenue from
- 9:01that booking that's times 1 multiplied by that, by the
- 9:04amount of properties that you have that would be inclusive for
- 9:06them. And that's great.
- 9:07So instead of having a £400 booking, you're you're
- 9:10increasing that TO450550 without any extra effort from your item.
- 9:16It's just a matter of setting that up so it does that
- 9:18automatically for you. So these are really, really good
- 9:20ways to increase the revenue on your bookings.
- 9:22Definitely it's, it's potentially a lot of marginal
- 9:25gains, isn't it? We hear sports people talk about
- 9:28marginal gains, you know, getting that extra 10th of a
- 9:31second or, or whatever it might be.
- 9:32And, and it's the same really with property management.
- 9:34I mean, you know, there are things that I've done manually
- 9:37in years gone by where I've seen that, you know, we don't have
- 9:40anybody, you know, checking in or checking out for a couple of
- 9:43days. So you get in touch with the
- 9:45next guest and say, look, do you want to come a night early?
- 9:47Because if you want to come a night early, it's only going to
- 9:49be an extra £50, a £100. You think it's yourself.
- 9:52Well, I might as well get a little bit of extra revenue, you
- 9:55know, out of the next guest if I can do it.
- 9:57And I suppose with AI, you can set up those automations and you
- 10:01know, like, like we say, even if it's just a few times a year
- 10:04where you get that little bit of extra, it's going to be it's
- 10:06going to be worth it in in the long run.
- 10:08All right then, Christopher tip #4.
- 10:11So tip #4 is improving your visibility on the OTAs, OK?
- 10:16So the majority of our majority of our property managers out
- 10:19there are using Airbnb, booking.com and other portals
- 10:23out there. So you know, how can AI help you
- 10:27increase bookings and increase revenue by improving your
- 10:30visibility in the OTAs? And it's very simple.
- 10:33We know that the OTAs are responding to how often your
- 10:36property is booked, how often you're changing things, how
- 10:39often you're updating your listings, all these types of
- 10:41things. And with with the right tools,
- 10:44with the right system, your AI can be continuously optimizing
- 10:48these things like pricing, of course, like response times,
- 10:52even listing content. So for example, that AI is going
- 10:55to be constantly run through your system and suggesting you
- 10:59edits again, this is back to the suggestion and then the
- 11:02autopilot on this again, you're, if you have the flexibility to
- 11:08allow your AI to then input changes or actually do the
- 11:12changes for you is is the next level up.
- 11:15But if you're just new to AI and you just want the actual
- 11:17suggestions, because sometimes you have all the data, but
- 11:20sometimes what you need is AI to tell me actually, what should I
- 11:22do and how can I do it? The AI is going to suggest,
- 11:25well, look here, you've got these these five properties that
- 11:28are not bookable on these particular nights.
- 11:31If you change your minimum night stays, this is going to allow
- 11:33you to get extra bookings. But the main point here come
- 11:37back to this again is the visibility.
- 11:38If you're constantly in, if you're constantly updating your
- 11:41listing, changing the titles to be a bit more SEO friendly,
- 11:46changing your pricing, automating all your responses to
- 11:49the guests so they get responses instantly.
- 11:52This is this is what helps you rise in the ranks of the of the
- 11:55OTAs as you know yourself, James, and this is where you end
- 11:59up getting getting the bookings. Yeah, 100%.
- 12:02I mean, I think as well if, if you're maybe not a copywriter
- 12:05and you're not really sure exactly how to sell your
- 12:07property, have a conversation with ChatGPT, put your listing
- 12:12in there and say, look, I need a, an optimized title, I need an
- 12:16optimized description. And you know, the, the number
- 12:20one thing you can do to get more visibility on the OTAs is to
- 12:23improve your photos. So if your photos are looking a
- 12:26little bit tired, a little bit dark, they're not particularly
- 12:29all high resolution. Or maybe it doesn't look like
- 12:31there's much of A theme to what's going on at your place.
- 12:34Then that will be the first place to start.
- 12:36But you know, I mean, I see all the time, actually, I actually
- 12:39have a, a tool that helps us to prepare content for our YouTube
- 12:43channel, for example. And you know, that helps us with
- 12:46the titles with the description to make sure that we're
- 12:49mentioning all the keywords with the thumbnails.
- 12:51And it's exactly the same really for for Airbnb, you know, you've
- 12:55got to put the work in to make sure that you're going to get
- 12:57that, that visibility. All right then, Christopher, 5th
- 13:01and final. So the 5th and final tip and we
- 13:04all hear it so often, but generating more five star
- 13:07reviews or the maximum quality reviews that you can get.
- 13:11So we know, we all know it's very, very important because
- 13:13what it does, it represents an excellent customer experience.
- 13:17Let's say no. And again, this, no matter what
- 13:19type of what type of business that you're running, the
- 13:21traditional holiday rental company or you know, urban
- 13:26service department type building professionals, whatever the case
- 13:29is, you need to get reviews for your, for your apartments.
- 13:32Otherwise, you know that, you know, that is really your, your,
- 13:36your value and how you can actually generate more direct
- 13:39bookings or more bookings after that anyway.
- 13:42So basically what, what the EAI tools are able to do is they can
- 13:45identify happy guests and, and prompt them to leave a review,
- 13:48you know, quicker than you can do it manually, of course, and
- 13:50at the right moment. So we know that you can.
- 13:53And it's different from automatic messages.
- 13:55It's kind of the sentiment. So the AI can pick up and
- 13:58generate like a message, for example, that says, look, we
- 14:00appreciate that you might have had the first day was pretty
- 14:03bad, but our first day wasn't a great experience.
- 14:05But we, we solved the problem with that.
- 14:06Hope everything went really well for you after that.
- 14:08Thanks so much for saying you can really generate a real
- 14:10sentiment message. And that could be sent out then
- 14:13automatically to guests around, you know, maybe on the checkout
- 14:16date or maybe a few hours after checkout.
- 14:18And then AIA understands exactly when the maximum moment is for a
- 14:22guest to maybe to respond to a review or to give a review.
- 14:25Because, because often times you might get guests who leave and
- 14:28don't give the review, even though they might have had a
- 14:30great experience. So you need a clever system in
- 14:33place to at least put that in front of your guests every time
- 14:36to encourage them to, to, to hit that review button and to give
- 14:39you that review. So the take away is that AI, you
- 14:43know, isn't just a tool anymore. It's becoming the engine behind
- 14:45revenue growth in property management.
- 14:48But yeah, so that this is how you can set up the AI to
- 14:51actually, you know, help you get those Firestar reviews.
- 14:54Yeah. Yeah, definitely.
- 14:55And it's, it's important to get as many five star reviews as you
- 14:59can. This, this business is all about
- 15:00reviews, but you know, recent reviews are really important as
- 15:03well. You know, the the OTAs, Airbnb
- 15:05in particular, they will prioritise recent five star
- 15:09reviews. You might have a load of five
- 15:10star reviews from months or years ago, but if you've got 10
- 15:15recent ones, that's going to have a lot more sway in kind of
- 15:18where you stand in in people's searches.
- 15:22All right then Christopher, 5 great tips there.
- 15:24Just give us the lowdown on Guesty and where people can find
- 15:27out more information. Well, yeah, Guesty is Guesty is
- 15:32great, great, great platform for doing all these types of things.
- 15:36So if you're interested in looking at maximizing your
- 15:40property management business, Guest, you're very much a one to
- 15:44one, sorry, an all in one software that allows you to
- 15:48manage your entire business on one platform.
- 15:52If you want to know more about Guesty, obviously you have the
- 15:55Guesty website. But if you want to talk with me
- 15:57directly, I can guide you through a very, very quick demo
- 16:00on Guesty and show you kind of why it's it's the number one
- 16:03platform out there. Fantastic.
- 16:05And we'll put your details in the show notes.
