- 0:50Speaker 2: Matt, How you doing this morning?
- 0:52Speaker 3: Doing pretty good? Yeah?
- 0:53Speaker 4: January actually is one of the busier.
- 0:55Speaker 5: Months for shopping people. Yeah, just start especially January first.
- 0:59Speaker 5: They start looking at houses and doing some closet shopping.
- 1:02Speaker 1: Yeah, the spring, and it's I've mentioned I love, I
- 1:06Speaker 1: love looking just to see what's out there. We're not
- 1:09Speaker 1: personally looking to move, but you never know what you're
- 1:11Speaker 1: gonna find, and it's always good to get some ideas
- 1:13Speaker 1: and get inspired. And speaking of you never know what
- 1:16Speaker 1: you're gonna find little gems. And I love when you
- 1:20Speaker 1: bring in these featured listings, and I don't know what
- 1:25Speaker 1: goes into selecting them, but I'm always amazed by what
- 1:28Speaker 1: you're bringing in. Great houses, great neighborhoods, great prices, and
- 1:32Speaker 1: this house this week is no exception. Right on Hamilton
- 1:36Speaker 1: Avenue in Janesville. Let's talk about this nice little little
- 1:39Speaker 1: house you got listed there.
- 1:40Speaker 5: Yeah, it's kind of hard these days to find a
- 1:43Speaker 5: house under two hundred and fifty dollars, especially one of
- 1:46Speaker 5: them three bedrooms. This one is fourteen zero nine Hamilton
- 1:50Speaker 5: Avenue in Janesville, and it's a little ranch home that's
- 1:54Speaker 5: three bedrooms, one bath, built in nineteen sixty eight. And
- 1:59Speaker 5: I just really like this listening, to be honest with you,
- 2:02Speaker 5: it just seems like the perfect either starter home or
- 2:05Speaker 5: rental for someone that wants to get into single family rentals.
- 2:09Speaker 5: It's got all the bedrooms on the main floor, got
- 2:13Speaker 5: hardwood floors, and then yeah, one of the big things
- 2:16Speaker 5: I really like is the space in the basement. Maybe
- 2:18Speaker 5: to finish off, it's a big, wide open basement as well.
- 2:22Speaker 2: You mentioned rentals there to do.
- 2:23Speaker 1: We see a lot of folks kind of getting into that,
- 2:26Speaker 1: those who are kind of in that position. It seems
- 2:28Speaker 1: to be a really nice spot to be in if
- 2:31Speaker 1: that's something that you might be interested in doing. Is
- 2:34Speaker 1: there are places just like this which are just ideal
- 2:37Speaker 1: you think about your potential tenants, families, those type of folks.
- 2:41Speaker 1: Do you get a lot of people that are saying,
- 2:42Speaker 1: you know, we're looking to pick up some property just
- 2:45Speaker 1: to use as whether it's commercial or residential, and use
- 2:48Speaker 1: it as as an opportunity to rent.
- 2:52Speaker 5: Yeah, I think that single family homes, I think it's
- 2:55Speaker 5: a pretty good opportunity for rent. I think most people
- 2:58Speaker 5: think of two units or four units rentals, but I
- 3:00Speaker 5: think there's a good market for single family home rentals.
- 3:03Speaker 4: A lot of especially even professionals.
- 3:06Speaker 5: Are thinking, hey, I don't know how long I'll be
- 3:09Speaker 5: in this job in this location, I'd rather just rent
- 3:12Speaker 5: in the meantime.
- 3:13Speaker 3: Keep things free and fluid, and.
- 3:16Speaker 5: Yeah, this would be a good one for that, that's
- 3:18Speaker 5: for sure. I mean, I don't know if you saw
- 3:20Speaker 5: the updates on.
- 3:20Speaker 1: There, new windows and doors, I think, yeah, yeah, new
- 3:24Speaker 1: furnace you see.
- 3:26Speaker 4: Yeah, that sounds sounds like a lot of it's been
- 3:28Speaker 4: done already for you.
- 3:29Speaker 1: So I think for a lot a lot of folks
- 3:31Speaker 1: who have owned a home, they start seeing those things
- 3:33Speaker 1: and right away they queue and they go, that's what
- 3:35Speaker 1: I'm looking for.
- 3:36Speaker 2: Yeah, those things.
- 3:37Speaker 4: It takes a unique buyer to to want to do updates. Yeah,
- 3:40Speaker 4: so this is this is a good one for everybody.
- 3:42Speaker 4: Who's our listing agent on this, this one.
- 3:45Speaker 3: Is Britney Doyle.
- 3:47Speaker 2: Britney Doyle Doyle.
- 3:49Speaker 5: Yeah, so I think we'll get you her number here, yeah,
- 3:52Speaker 5: and give her.
- 3:52Speaker 4: A call about the about going out and seeing a
- 3:55Speaker 4: showing or something.
- 3:56Speaker 1: Yeah, and you can check that out too if as
- 3:58Speaker 1: we're talking this morning again, that's set fourteen oh nine
- 4:00Speaker 1: Hamilton Avenue in Janesville. You can learn more about it
- 4:03Speaker 1: online at rock Wisconsin dot com. That's rock Wisconsin dot com,
- 4:07Speaker 1: or you can give Britney a call six oh eight
- 4:09Speaker 1: four nine eight seventy seven ninety seven. That's four nine
- 4:12Speaker 1: eight seven seven nine seven for Britney. And again it's
- 4:17Speaker 1: a great property. Again, a lot of great potential and
- 4:19Speaker 1: a move in ready. As I sometimes feel like if
- 4:22Speaker 1: I say great potential, people are like, oh, what does
- 4:24Speaker 1: it needn't know?
- 4:24Speaker 2: This thing's gotten.
- 4:25Speaker 3: It's good to be solid.
- 4:26Speaker 2: It is solid.
- 4:27Speaker 1: This week, Matt, we're gonna be kind of putting on
- 4:29Speaker 1: a bit of a clinic when it comes to understanding
- 4:32Speaker 1: real estate and a bit of a buyer's guide. And
- 4:34Speaker 1: I know this is something you make available to folks
- 4:37Speaker 1: you work with, and there's a lot of in with
- 4:40Speaker 1: every industry, industry jargon, different things that go on that
- 4:43Speaker 1: people don't always know until they get into it. And
- 4:46Speaker 1: having a nice little sheet like this a couple of
- 4:48Speaker 1: pages to kind of get potential buyers and sellers all
- 4:51Speaker 1: on the same page for understanding is really important. And
- 4:53Speaker 1: let's talk about some of the stuff contained in here,
- 4:57Speaker 1: and and kind of the behind the scenes stuff with
- 4:59Speaker 1: real estate agents, and let's kind of break down some
- 5:02Speaker 1: of their main roles. And I think starting off, of course,
- 5:05Speaker 1: the ability to communicate, listens and and really can can
- 5:09Speaker 1: put your wants and needs into action and potential showings.
- 5:13Speaker 5: Right, yeah, this is this is a guide that we
- 5:16Speaker 5: use during kind of buyer consultations. I think it's a
- 5:20Speaker 5: it's a step that's missed a lot for the home
- 5:23Speaker 5: buying process.
- 5:24Speaker 3: I think most people they.
- 5:26Speaker 5: Want to shop online, they want to click showing, and
- 5:28Speaker 5: they want to get.
- 5:28Speaker 3: Through the door. Right.
- 5:30Speaker 5: But you know, it's best if you can sit down
- 5:34Speaker 5: with an agent and go over some things first. It's
- 5:36Speaker 5: best to be educated before you walk through that door.
- 5:39Speaker 3: And not only you.
- 5:40Speaker 5: Know how the buying process works, but you know offers
- 5:44Speaker 5: and what the what the different rules are. One of
- 5:47Speaker 5: the things that we like to go over is different
- 5:50Speaker 5: clauses that we might think of on an offer once
- 5:53Speaker 5: it is time, right, but to have those in your
- 5:55Speaker 5: head as you're going through a house helps versus trying
- 5:59Speaker 5: to do it fast to the fact, especially if you're
- 6:01Speaker 5: competing with other offers.
- 6:02Speaker 1: Let's talk with some of the vocabulary and the one
- 6:04Speaker 1: that we hear a lot and it is the word
- 6:07Speaker 1: itself does have a meaning, but it's very particular depending
- 6:11Speaker 1: on who's doing it and for what. Which is an
- 6:12Speaker 1: appraisal and when it comes to in the in the
- 6:15Speaker 1: real estate world, an appraisal who are we talking about
- 6:18Speaker 1: there and how is that that used as far as
- 6:21Speaker 1: part of the process.
- 6:22Speaker 5: Yeah, I think one of the biggest confusions is the
- 6:25Speaker 5: difference between appraisal and assessment.
- 6:27Speaker 3: So assessment is just.
- 6:30Speaker 5: A company that could sent out by your municipality, your city,
- 6:34Speaker 5: your town, village, and they come through and give an
- 6:37Speaker 5: idea of what they think the value of the property
- 6:41Speaker 5: is for tax purposes, right, that is not an appraisal.
- 6:44Speaker 5: An appraisal it requires a certified appraiser who comes out,
- 6:49Speaker 5: actually goes physically through the property, does measurements, takes pictures,
- 6:54Speaker 5: pars it to other recently sold properties.
- 6:56Speaker 3: It's a much more accurate estimate for your house.
- 7:00Speaker 5: And it's something that you know ninety percent of the
- 7:03Speaker 5: time is ordered by a lender, but it is something
- 7:07Speaker 5: that a home buyer could potentially order themselves if they
- 7:10Speaker 5: were going to like purchasing cash and not use financing.
- 7:13Speaker 1: And there's and when with an appraisal, it's it's a
- 7:15Speaker 1: detailed report as well. You mentioned they look for comparables.
- 7:18Speaker 1: And not only are they looking at other houses in
- 7:21Speaker 1: the neighborhood that are similar, that have that have recently sold,
- 7:24Speaker 1: they're really and I think for most most lenders they're
- 7:27Speaker 1: looking for these appraisers. They're very detailed, like what type
- 7:30Speaker 1: of what's and I think for homeowners as well or
- 7:33Speaker 1: potential buyers, getting that appraisal is a nice little almost
- 7:36Speaker 1: like a like a quick start guide for home ownership
- 7:40Speaker 1: that gives you a good rundown of what it is
- 7:42Speaker 1: that that you're about to buy.
- 7:43Speaker 5: Yeah, just yesterday I was actually looking at an old
- 7:46Speaker 5: appraisal from one of our own, our properties I own,
- 7:48Speaker 5: just because I wanted to see, you know, what kind
- 7:50Speaker 5: of you know, information was in their square footage comparables.
- 7:53Speaker 3: And yeah, it's very useful.
- 7:55Speaker 5: They're not only going to kind of compare apples to apples.
- 7:58Speaker 5: They can sometimes compare apples to oranges. They can take
- 8:01Speaker 5: two three bedroom homes and say, okay, this one has
- 8:03Speaker 5: a garageous one doesn't What does that do to affect
- 8:05Speaker 5: the value.
- 8:05Speaker 3: So very very helpful.
- 8:07Speaker 1: Very talented folks there for sure, talking this smart. Speaking
- 8:09Speaker 1: of talented folks, the team at Rock Realty love to
- 8:12Speaker 1: talk with you all. Get to pick up fe this morning,
- 8:13Speaker 1: give me a call. Six So wait, six seven three
- 8:15Speaker 1: fifty four hundred. That's six seven three fifty four hundred.
- 8:18Speaker 1: Even easier head on over to the website Rockwisconsin dot com.
- 8:21Speaker 1: That's r O c K Wisconsin dot com. A term
- 8:24Speaker 1: you hear a lot is closing costs, and that is
- 8:27Speaker 1: one where you go, oh, my.
- 8:28Speaker 2: Goodness, what does this mean?
- 8:29Speaker 1: And of course, if you're working with a good agent
- 8:31Speaker 1: and good lender, you'll know exactly what that means well
- 8:34Speaker 1: before closing. But let's talk about what those closing costs are.
- 8:37Speaker 5: Sure, Yeah, closing costs tend to mostly be related to
- 8:42Speaker 5: the title company and the lender. Right, So you'll have
- 8:47Speaker 5: closing costs for the underwriting process from a lender, of
- 8:51Speaker 5: closing costs for like an origination fee from the lender
- 8:55Speaker 5: you can, and then as far as the title company goes,
- 8:57Speaker 5: you're gonna have your your title insurance, you're going to
- 9:00Speaker 5: have different fees they've they've used for procuring some of
- 9:04Speaker 5: the old title and deeds from the county. So there's
- 9:09Speaker 5: a there's there's a number of small little costs that
- 9:12Speaker 5: that kind of add up to your closing costs.
- 9:14Speaker 3: Bucket, what is.
- 9:15Speaker 2: That we hear that term closing? What exactly is closing.
- 9:18Speaker 5: Mat Yeah, so in our state, you know, title companies
- 9:22Speaker 5: typically will manage the closing process, they're going to make
- 9:27Speaker 5: sure that the deed is free and clear for the
- 9:30Speaker 5: new owner, and they're going to make sure.
- 9:32Speaker 3: That all parties that need to.
- 9:34Speaker 5: Get paid get paid, including maybe past taxes that weren't paid,
- 9:39Speaker 5: current probation on taxes, commissions as well, the lenders, old
- 9:46Speaker 5: leans that were on the property that were forgotten until
- 9:49Speaker 5: they pulled a title report. So all those things just
- 9:52Speaker 5: to make sure that a buyer when they buy it
- 9:54Speaker 5: can be free and clear and free of worries, and
- 9:57Speaker 5: the title insurance will cover them if they're is anything
- 10:00Speaker 5: found in the future that wasn't somehow caught by the
- 10:03Speaker 5: title company, but that's an extreme rarity, but the insurance
- 10:06Speaker 5: is there for that.
- 10:07Speaker 2: It's fantastic.
- 10:08Speaker 1: By the way, closing too is a correct me if
- 10:09Speaker 1: I'm wrong, that's one where you'll walk out with keys
- 10:11Speaker 1: and garage door openers in hand.
- 10:13Speaker 2: Am I right on?
- 10:13Speaker 3: That should? Yeah?
- 10:14Speaker 4: I mean it's a big purchase. Hopefully a botches some keys.
- 10:19Speaker 2: Oh that'd be great, get everything.
- 10:21Speaker 4: But the key is you get to look at your
- 10:23Speaker 4: your pretty new thing that you bought.
- 10:25Speaker 1: You can't go in exactly as we're kind of working
- 10:28Speaker 1: our way through these these some of these terms contingent
- 10:31Speaker 1: that is that can get a little complicated, and we
- 10:34Speaker 1: talk about some of the great benefits of working with
- 10:36Speaker 1: it with a good agent. Understanding contingents and contingencies is
- 10:39Speaker 1: an important part of it.
- 10:40Speaker 2: What is a contingent?
- 10:41Speaker 5: Yeah, contingencies in an offer is a protection of some kind,
- 10:46Speaker 5: whether it be for the seller or the buyer. The
- 10:48Speaker 5: majority of offer contingencies are related to the buyer, whether
- 10:53Speaker 5: or not it's an inspection contingency so that.
- 10:55Speaker 3: They could get out of the.
- 10:56Speaker 5: Offer or negotiate if something's found, or if it's a
- 10:59Speaker 5: finance and get tency, meaning you know, they're covered in
- 11:03Speaker 5: case they can't get financing.
- 11:04Speaker 3: For the problem for the property.
- 11:06Speaker 5: But the financing contingency itself also has kind of a
- 11:09Speaker 5: seller aspect in which the seller says, hey, you've got
- 11:12Speaker 5: thirty days the financing and I can get out of
- 11:15Speaker 5: the offer. So that's that's one of those contingencies that's
- 11:18Speaker 5: actually for both the buyer and the seller, which is
- 11:20Speaker 5: sometimes missed.
- 11:22Speaker 2: Matt, what about earnest but that earnest money.
- 11:24Speaker 1: That's a term that I think a lot of us
- 11:25Speaker 1: here often but don't fully and be honest. I don't
- 11:29Speaker 1: even know I've heard the term a lot. What is
- 11:31Speaker 1: earnest money?
- 11:32Speaker 5: Yeah, it's you know, a small amount or sometimes larger
- 11:36Speaker 5: that you can as a buyer, put towards the transaction to.
- 11:39Speaker 3: Show you are serious.
- 11:41Speaker 5: Okay, it's set aside in a trust fund. Sometimes the
- 11:46Speaker 5: listing firm holds that money. Sometimes the title company holds it.
- 11:50Speaker 5: The trust fund is regulated by the state by certain rules,
- 11:54Speaker 5: and they're not allowed to distribute that money without both
- 11:57Speaker 5: parties agreement. So it's a safe space to put money
- 12:01Speaker 5: to make it so that if I'm a buyer and
- 12:03Speaker 5: all of a sudden, this much more pretty house comes
- 12:06Speaker 5: on the market, I can't just jump ship well and
- 12:08Speaker 5: get that back.
- 12:09Speaker 3: That would have to be negotiated after the fact.
- 12:12Speaker 1: Would that earnest money then be applied to when you
- 12:14Speaker 1: make the purchases, maybe like a down payment or part
- 12:16Speaker 1: of your payment to purchase at home.
- 12:18Speaker 5: Then yeah, if you move to closing, that artists money
- 12:20Speaker 5: gets to be placed towards your down payment indoor closing costs.
- 12:24Speaker 1: Fantastic talk this morning with Matt Heyman of Rockrealty Online
- 12:27Speaker 1: Rockwisconsin dot com that's orock Wisconsin dot com.
- 12:31Speaker 2: Head on over there. Right now.
- 12:32Speaker 1: Check it out online. Speaking of checking things out online,
- 12:35Speaker 1: featured listing this week fourteen oh nine Hamilton Avenue in Janesville.
- 12:39Speaker 1: You can see that at Rockwisconsin dot com or give
- 12:42Speaker 1: Britney a call six oh eight four nine eight seventy
- 12:44Speaker 1: seven ninety seven. That's four nine eight seventy seven ninety seven.
- 12:48Speaker 1: We'll continue a conversation with Matt talk a little bit
- 12:49Speaker 1: more about some of the terms that are used in
- 12:51Speaker 1: the industry and why they are important. We will do
- 12:54Speaker 1: that next as Ask the Experts with Rockrealty continues right
- 12:57Speaker 1: here on thirteen ten wib I eight fifty one thirteen
- 13:05Speaker 1: ten wiv and Ask the Experts. Hanging out this morning
- 13:09Speaker 1: with Matt Heytman. Of course Matt comes. So it's from
- 13:11Speaker 1: Rock Realty Online, Rock Wisconsin dot com. That's r O
- 13:15Speaker 1: c K Wisconsin dot com. TELF number six so eight
- 13:18Speaker 1: six seven three fifty four hundred. That's six seven three
- 13:21Speaker 1: fifty four hundred. Talking through some of the vocabulary and
- 13:23Speaker 1: some of the terms you'll hear when it comes to
- 13:25Speaker 1: real estate, and every obviously industry has a very their
- 13:30Speaker 1: unique terms and things that are very specific have very
- 13:33Speaker 1: important meanings and understanding that as a potential buyer potential
- 13:36Speaker 1: seller is very very important in all this information of
- 13:39Speaker 1: course available to anyone that works with Rock Realty. And
- 13:42Speaker 1: next point that comes up is a home inspection, and
- 13:45Speaker 1: I think for a lot of us we go but
- 13:46Speaker 1: didn't I already have that with an appraisal. These are
- 13:49Speaker 1: two different things, aren't they.
- 13:50Speaker 3: Yeah? They are.
- 13:52Speaker 5: The home inspection is going through and looking at condition
- 13:55Speaker 5: of the property, not necessarily value in any way. The appraisal,
- 14:00Speaker 5: obviously is to determined value. It's going to need to
- 14:03Speaker 5: be a certified home inspector. They go through the property,
- 14:06Speaker 5: they find out what's working, what's not, what's working. They
- 14:09Speaker 5: can identify what they think is a defect, what they
- 14:12Speaker 5: think is a concern, maybe something that needs additional follow
- 14:16Speaker 5: up by another professional.
- 14:18Speaker 1: These are guys and gals that have flashlights and look
- 14:22Speaker 1: like a contractor, and they'll end up in your attic,
- 14:24Speaker 1: They'll end up in parts of your basement crawl spaces
- 14:26Speaker 1: if you got them.
- 14:27Speaker 2: They go everywhere.
- 14:28Speaker 4: They sometimes wear overalls even yeah, so you know that's
- 14:30Speaker 4: the real deal.
- 14:32Speaker 5: But no, Now they have Fleer cameras for sensing heat series. Yeah, yeah,
- 14:37Speaker 5: so we'll get reports back that show you know, different
- 14:41Speaker 5: maybe potential voids and walls where insulation might be light
- 14:44Speaker 5: or missing, where there might be potential roof leaks because
- 14:50Speaker 5: it's colder, showing colder on that ceiling.
- 14:52Speaker 1: So wow, with the home inspection as well as that report,
- 14:56Speaker 1: is that used by the buyer, the seller, the the
- 15:01Speaker 1: financing I mean, who all has access to that home inspection?
- 15:04Speaker 1: And I've got to guess if you're a potential buyer
- 15:06Speaker 1: and something comes out in inspection, you've got a negotiation.
- 15:09Speaker 2: There is am I reading that right?
- 15:11Speaker 5: So if you have a home inspection contingency and an offer,
- 15:13Speaker 5: the buyer is requesting the home inspection, they more often
- 15:17Speaker 5: than not are paying for the home inspection, and then
- 15:20Speaker 5: that home inspection would get provided to the seller so
- 15:23Speaker 5: that they could see it.
- 15:24Speaker 1: Okay, So does that ever come up then as far
- 15:27Speaker 1: as negotiations or we pass that point.
- 15:29Speaker 5: Or oh no, that's definitely part of it, right, you know,
- 15:32Speaker 5: as the offer sort of states, you know, it just
- 15:36Speaker 5: gives people the option of getting out of the offer.
- 15:38Speaker 5: But the kind of the true rubber where the rover
- 15:40Speaker 5: meets the road is it allows for negotiation, m you know,
- 15:45Speaker 5: with the seller. So the buyer can say, hey, instead
- 15:48Speaker 5: of me getting out of the offer, let's let's uh,
- 15:50Speaker 5: let's give me a little bit of a you know,
- 15:53Speaker 5: closing cost credit sure.
- 15:55Speaker 3: Or let's lower the price or something like that.
- 15:57Speaker 1: They're like potential like let's say like a fireplace that
- 15:59Speaker 1: may need some repair that wasn't would that be like
- 16:02Speaker 1: could there be like money saying like an allowance or
- 16:05Speaker 1: something to say to cover these costs? To say, you know,
- 16:07Speaker 1: as a potential buyer, love everything about this house, but
- 16:10Speaker 1: obviously the fireplace or something Chimney's gonna need some repair
- 16:14Speaker 1: is Can there be a discussion about seller pays for
- 16:18Speaker 1: that or puts into an account money to repair that.
- 16:21Speaker 4: Yeah, So there's a lot of different ways you can
- 16:22Speaker 4: go with that, and it all depends on kind of.
- 16:24Speaker 3: Seller situation and buyer situation. So let's say we.
- 16:26Speaker 5: Have a seller that just doesn't have a lot of
- 16:28Speaker 5: cash on hand at least that's what we're hearing, right,
- 16:31Speaker 5: we can maybe just lower.
- 16:33Speaker 3: The purchase price.
- 16:34Speaker 5: Let's say that we have maybe a lender that says, hey,
- 16:39Speaker 5: that has to be fixed prior to closing, then you'll
- 16:42Speaker 5: want to negotiate that it actually gets repaired prior to closing,
- 16:45Speaker 5: but if you know, there is also the option like
- 16:47Speaker 5: you're kind of referring to, is you can put money
- 16:50Speaker 5: aside in escrow so that it gets fixed after closing
- 16:55Speaker 5: as well.
- 16:55Speaker 3: So there's a lot.
- 16:56Speaker 5: Of different ways you can go and it all depends
- 16:57Speaker 5: on the situation. So that's when having a real.
- 16:59Speaker 2: Estate Yeah, it's important. Yeah stuff.
- 17:02Speaker 1: By the way, as we talk about these items, and
- 17:05Speaker 1: that's one of the great things about having Matt here
- 17:07Speaker 1: to pick his brain each each and every one of
- 17:09Speaker 1: these items, there's a lot of inner workings and a
- 17:12Speaker 1: lot of a lot of things that can happen because
- 17:16Speaker 1: of the results of this stuff. And as we kind
- 17:18Speaker 1: of break some of these situations down, it's one of
- 17:21Speaker 1: the great benefits of working with a really good, solid agent,
- 17:24Speaker 1: one that knows you, knows the market, that understands how
- 17:28Speaker 1: to handle these type of situations when they come up,
- 17:30Speaker 1: it's a great time give them a call it Rock

- 17:41Speaker 1: they absolutely necessary in the world we're in these days.
- 17:44Speaker 1: And what is a pre approval for folks that may
- 17:46Speaker 1: not know.
- 17:47Speaker 5: Yeah, I would say that, you know, for a number
- 17:50Speaker 5: of years, it's been an expectation by sellers if you're
- 17:53Speaker 5: going to put a financing contingency in your offer, they
- 17:56Speaker 5: want to know that you actually have a good likelihod
- 18:00Speaker 5: of getting finances.
- 18:01Speaker 4: Yeah, right, So a pre approval, there's there's kind of
- 18:04Speaker 4: two different.
- 18:05Speaker 5: Versions, right, And the lingo behind the whether it's a
- 18:10Speaker 5: pre approval or a pre authorization changes depending on the lender.
- 18:14Speaker 5: But lenders can run your credit score and just take
- 18:18Speaker 5: your word for how.
- 18:19Speaker 3: Much you make, okay, And that's the kind of weaker
- 18:21Speaker 3: of the of the two.
- 18:22Speaker 4: And then or they can actually verify.
- 18:24Speaker 5: Income and go through a lot more details and kind
- 18:27Speaker 5: of start to underwriting process beforehand, and that's a much
- 18:30Speaker 5: more stronger pre approval.
