- 0:32Thank you so much for joining me today.
- 0:34I'm excited to have you on the podcast.
- 0:36Cheers for having us.
- 0:38Cheers. Yes.
- 0:40Okay.
- 0:41Drinking around the mic takes a little talent.
- 0:44I wasn't good at it at first.
- 0:48I can see where it would take some practice.
- 0:50Right.
- 0:50So far on the show, I've left it two times.
- 0:54Knock on wood.
- 0:54Okay.
- 0:55So, yes, I would love it if you'd introduce yourselves to everybody.
- 0:59Yeah. Go ahead. Okay.
- 1:01I'm Shale Johnson, and I'm a realtor investor.
- 1:07Mom. What is your title with Rio?
- 1:10Founder?
- 1:11Yeah. Co-Founder, I suppose. Yes.
- 1:14Yeah. Yeah.
- 1:16Co-Founder. Your turn. Co-Founder.
- 1:18Oh, yes.
- 1:19I am the other founder.
- 1:21My name is Julie Arnold.
- 1:23I'm also real estate agent. Broker.
- 1:25Jail and I are business partners in many ways.
- 1:29But mom, number one.
- 1:30And, yeah, have a whole life behind me.
- 1:35Right. I'm on my like.
- 1:35I'm on, like, my fourth life.
- 1:37Yeah, I think it's probably my fourth career.
- 1:40Yes. Yeah, absolutely.
- 1:42I actually I'm liking this one the best.
- 1:44Okay, I'll stay here.
- 1:45Okay. I agree. Please don't go anywhere.
- 1:45I know.
- 1:48I was like, yeah, because we are both part of this life.
- 1:50So I love that.
- 1:51Yes. Yeah.
- 1:52It's perfect.
- 1:53One reason I wanted to have you on the podcast is you two are very much like me.
- 2:00Where it's collaboration, not competition, for sure.
- 2:03And it's all about what's best for the client, what's best for the industry, what's best for everybody.
- 2:09And I just love that so much about you, which is where real kind of came from.
- 2:14Do you want to elaborate a little bit on what Rio is, what that acronym stands for, and kind of the thought behind that group?
- 2:21Yeah, kind of the little bit of the origin story.
- 2:24Yeah. Yeah, yeah.
- 2:25Do you mind if I go for it?
- 2:27Yeah. You get started and you fill in jail.
- 2:30And I met at our brokerage, and we quickly found out that we wanted to do some sort of investing.
- 2:38And we're going to a lot of groups and just found that we needed to start our own and build that space for women.
- 2:47And so it's called Rio, which is women real estate investors of Oregon.
- 2:51And how old are we now?
- 2:53We are about three and a half years just coming up on three and a half years.
- 2:57Yeah. It's been it's been really great.
- 2:59We currently have just over 1300 and people just over. Yes, yes.
- 3:08And we had an event here at this house.
- 3:09We're in one of our projects this morning, which was really cool.
- 3:14It was it was wonderful to kind of just share off we part of there's a lot of things that that our group focuses on.
- 3:22Our three main pillars are our education and empowerment and community.
- 3:27And I think coming to a real meeting, I think the community speaks for itself.
- 3:33It's just a phenomenal group of women that come and they're very welcoming and collaborative.
- 3:38As you talked about.
- 3:39It is definitely a core value of ours to, you know, particularly being women in a very male dominated space of real estate investing.
- 3:49Yes.
- 3:51You know, having that safe place where not only can we ask what, maybe we think our dumb questions or not only have a place where we can be new, right?
- 3:59And, you know, feel okay about being new, but I think my favorite part watching the collaboration is, you know, after we have our little education piece, I'll see women talking and trading phone numbers and, and getting together.
- 4:15Yeah. And really supporting each other.
- 4:17And I just it's very, very humbling to see that.
- 4:20I mean, I feel like we just created the space, but it's the women that show up that have really just made the community all that it is.
- 4:27And yeah, I'm very, very proud of that.
- 4:30It's my favorite night of the month for sure.
- 4:33It's my favorite night.
- 4:34I get so energized sometimes, you know, with anything you're like, oh, I'm tired tonight or something.
- 4:39Yeah, man, we have those meetings and it just energizes me.
- 4:43Yeah.
- 4:43And I think it does. It's very powerful.
- 4:46Through the whole room.
- 4:47You feel it.
- 4:47And I love that we we have monthly meetings that are held at our brokerage in person for networking.
- 4:54Jail's been doing an awesome job getting some virtual meetings set up.
- 4:59So because we do have ladies all over the state. Yeah.
- 5:02And then also coming doing something like this today at someone's project where we can go walk through, they can educate us on what they did.
- 5:13It just happened to be our project today.
- 5:14But we'll do what we call coffee times and just, you know, go all over the city and meet and see what other investors are doing.
- 5:21And it's it's really great.
- 5:21It's been very successful.
- 5:24It gives a lot of new people the chance to to ask questions.
- 5:27How did you do this?
- 5:27How did you find your contractor?
- 5:30What color is this paint?
- 5:32We had several people wanting the trim color today.
- 5:35You know, it's the little things I don't remember, but that's what it takes.
- 5:38So number nine, it's S.W.
- 5:421259, whatever.
- 5:43You know, but it's it's it's great because it's also a safe place to talk about money. Yes.
- 5:52And that's such an uncomfortable topic in so many places in general in life.
- 5:57And, you know, I had people asking me today, you know, how much did you spend our renovation?
- 6:01How much are you into this project?
- 6:03Like, what did you pay for the home?
- 6:05What do you expect to make?
- 6:06And those are all safe questions.
- 6:09And they're okay to talk about.
- 6:11And I think that is huge, especially for women who who are diving into a field like real estate investing, where the where the dollars are large and the risk can be bigger is to really feel comfortable having those questions answered.
- 6:29Yeah, absolutely. Yeah.
- 6:31And you definitely provide a space where you can come as a true novice or as a senior.
- 6:37Like that's what's so amazing about it.
- 6:39I've thoroughly enjoyed watching it grow.
- 6:42I can't attend as much as I'd love to, but it's still fun when I do attend because everyone always asks like, oh, how do you know the girls?
- 6:50And I was like, I knew them when this was an idea, when it was just the idea. Yes.
- 6:54And it was like, and I've loved every second of championing you and cheering you on, even from a distance.
- 7:00And I send so many people as soon as if someone was like, oh, I wish I knew more about investing.
- 7:05Like, I know the perfect group that you should go check out.
- 7:07I always send them a link to the Facebook group, or then I have the calendar, of course, that I share and or the conference that you guys started doing, like the one day conference and talk a little bit about that because that's grown huge in the last three years.
- 7:23It has, it has.
- 7:24So we we call it the summit. Yes.
- 7:27And, you know, the first year we had it in the office and we had, I don't know, 60, 65 people or something like that in the office.
- 7:36I remember we had Mel Dorman come in as our keynote speaker, and we had a lender kind of talking about just credit or something, I think.
- 7:46I don't remember it was four speakers, right? Right.
- 7:48And we had it was actually Dwight Schwab was going to be our last speaker, and he had a death in the family.
- 7:55And I filled in and I was like, oh my gosh, I have to like, woo! Yeah.
- 7:59But it was just so well received.
- 8:02And so we've grown every year.
- 8:04This last, we do it as like a birthday party.
- 8:06So we had our first meeting in February of 2023.
- 8:10And so this year we kind of did it as our third birthday and we outgrew the office.
- 8:14So we went down and did it the Holiday Inn.
- 8:17And we had sponsors this year and we flew speakers in, and we had a charitable dinner the night before to support Kathy's place, which were very, very passionate about helping that cause.
- 8:28But it's just it's been it's just been amazing.
- 8:32And I think the neatest part for me is kind of like you talked about watching us grow up in this, right?
- 8:37Like from our first meeting with a dozen ladies.
- 8:40Yeah.
- 8:40And I was struggling with social anxiety and it's like, oh, I'm just going to ask everybody, like, how often should we meet?
- 8:46And they all said monthly for the same reason.
- 8:48Like we get busy, right?
- 8:49We can't most people can't make every meeting. Yeah.
- 8:52And so that's why we do it every month.
- 8:54But watching some of the people grow up, Melissa Appleton is one of them.
- 8:59Where she came, it was her very first real meeting, and she was just switching careers from social work to hard money lending.
- 9:05And then the next year she was speaking from our stage, and then the next year she was our platinum sponsor.
- 9:10And so as we've grown up, we've had so many colleagues and friends and collaborators growing up with us.
- 9:18And it's it's just a joy.
- 9:21Well, it's so great because you built a community that has also helped support you and your own flips and your own investing, like you've learned a lot from the group, as much as you've put into the group as well, which is so cool.
- 9:33Yeah, it's definitely been very humbling, right?
- 9:36And I think it has stretched both of us as people and who we are to continue to give to it.
- 9:43I mean, and I feel so natural now.
- 9:45It really does.
- 9:46I remember the first probably 6 or 7 meetings, we were like, what are we going to talk about tonight?
- 9:51What are we doing?
- 9:52Are we going to get are we supposed to be here? Right.
- 9:54I know, I know, and it's just it's so natural now.
- 9:58And it really, truly is a group of friends like today, we probably had, what, 35 or 40 people, guests come through this house, the majority of them REO members.
- 10:08We had a few friends, other friends or family come, but they're all friends.
- 10:13It's just so, so and they're so positive and they're so happy for us and what we've done.
- 10:20And it's so humbling.
- 10:22Like they're like, this is amazing, and look what you've done.
- 10:25And then I want to say, but you did it.
- 10:28Look at what you did to.
- 10:29And you're pushing me to do this because like, that's true.
- 10:34Everyone needs examples or whatever.
- 10:34And I need examples.
- 10:37But it's also being able to share, right?
- 10:41It's just it's amazing and humbling every single time I think about it.
- 10:46Yeah, yeah, yeah.
- 10:47There's always somebody you can put a hand up to and a hand down to.
- 10:51Yes. Always.
- 10:52Well and I love to in the Facebook group.
- 10:54Like if someone will post and be like has anyone ever dealt with blah blah blah and like instantly the comments are full or like, I haven't, but I know so-and-so has. Here's your number.
- 11:03Give her a call.
- 11:04She'll walk you through it like it's just I love it.
- 11:06It's awesome. Generosity.
- 11:07It's all I was going to say.
- 11:09We heard a term recently and I forget who told us radical, radical generosity.
- 11:15Oh my gosh, that's what I feel like that group is.
- 11:19Everybody that's part of it.
- 11:20And they give something and it's it's radical.
- 11:25Yes. Well, and as a fellow real estate agent, I also love that you too could easily be like, we're the only realtors in the group because since you created the group.
- 11:34But that's just not who you are as people, obviously.
- 11:36But there are some groups out there that are like hosted by one financial planner, so no other financial planners are allowed.
- 11:43But this group is like room for all.
- 11:46Collaborate with who you can collaborate with, support each other.
- 11:49And it's just yeah, it's amazing.
- 11:51We know we're not the realtor for everyone.
- 11:53Well, yeah, I mean, we can't be.
- 11:56We're a little crazy, you know, we're very real.
- 12:01You know, our I think I think the reason that our businesses together have been so successful is because our core values definitely are so aligned.
- 12:10But it's honesty and it's integrity and it's loyalty. So if you put us in a real estate situation, that's what we're going to fight for.
- 12:18Totally not going to be the well, let's just let's see what happens.
- 12:23Make this look.
- 12:24Yeah, I don't know.
- 12:25Some people do some things that maybe we just wouldn't make the same choice.
- 12:29So yeah, I guess that's a bad example.
- 12:32But nevertheless, Julie and I are not the personality for everyone who wants to buy or sell a home.
- 12:36And so especially within an environment specifically for women, I feel like when one of us wins, we all win.
- 12:44Definitely.
- 12:44And find the person in the room that you connect with, that you jive with.
- 12:48Because what's the other thing we heard recently?
- 12:50Oh, we want, we you should do business with the people that you want to do life with.
- 12:58Oh, yes, I love that.
- 12:59That's who where that came from.
- 13:01But we heard it somewhere and it resonated so much with both of us because, yeah, that's true.
- 13:07Like, it truly is.
- 13:09If my community wins, these are the people that I want to be around.
- 13:13I want to do business with them.
- 13:14And if my community wins, I am winning in so many other ways, not just monetarily or because I, you know, have a deal coming in.
- 13:23It's it's everything.
- 13:24And it goes into that generational factor.
- 13:28Like we're thinking about our boys. Yeah.
- 13:30And everything that we do, we have a lot of fun and we do goof off just a little bit. But but I wouldn't want to do this with anybody else.
- 13:41Sure, I really wouldn't.
- 13:43And it and it comes down to, yeah, fundamentally we have that same character.
- 13:51Right. And the same heart and soul.
- 13:54We're very different.
- 13:55But it's that generation behind us.
- 13:58It's the generation behind them, behind our boys.
- 14:01How are we setting up for their families?
- 14:03Right.
- 14:04And and their communities?
- 14:06And where are they going to live and how are they going to do it and and what you need to teach them.
- 14:11But I love that saying should always do do business with those people that you want to do life with.
- 14:17And that's true.
- 14:18And any given meaning that we have, there's 5 or 6 realtors and it's the example that I use, you know, if you're a realtor in the room, raise your hand.
- 14:27You know, we are not competing here. No.
- 14:29Fine.
- 14:30Find the realtor that works for you and let's be successful together.
- 14:34Yeah, totally.
- 14:36If you love hearing how I talk to Oregon business owners and community leaders on this podcast, just wait until you see how I work as a real estate agent.
- 14:44Buying, selling, relocating.
- 14:46I do it all.
- 14:47Don't do it without me. Let me help.
- 14:49Reach out today.
- 14:52Yeah.
- 14:52What?
- 14:53So you both got into real estate.
- 14:56Did you both separately always be, like, thinking about, like, oh, I want to do real estate investing.
- 15:03Even before you got into real estate, or did that kind of pop into your brain as you became a realtor?
- 15:10I did not know that I was investing when I was got it.
- 15:15And I think because I bought my first house in 2005, in Texas, when I was in college, because the dorm was too expensive for me.
- 15:26Oh my gosh, we were just talking about this earlier today.
- 15:28So my first house is bigger than the house I live in now, and I was just talking about this earlier today, bigger than the house I live in now in ten, and I bought it for $62,000, and my whole mortgage with impound account and everything was 427 bucks.
- 15:45Can you imagine today?
- 15:46No. And you're just like so.
- 15:48Yes, please.
- 15:49I'll take five.
- 15:50Yeah. Yes, I'll hundred percent.
- 15:53So what I did was got my two best friends to rent the back room.
- 15:57Absolutely. For 500 bucks a buck.
- 15:59So I was making money.
- 16:00I had no idea that that's like, I just did that because I was like, I need to subsidize my life here.
- 16:09And I was house hacking, so I just bumped along on a log during through my career path.
- 16:15And that's a different life, right?
- 16:17And met jail.
- 16:18And then she really flipped the switch for me.
- 16:21She was like, you have sacked.
- 16:23You've already been investing.
- 16:25Let's go do this.
- 16:26And I'm like, okay, let's go.
- 16:28Like, real estate is amazing.
- 16:30And helping people buy and sell real estate and and realize that that part of the American dream is huge.
- 16:36I mean, it's always going to be our most, you know, our greatest asset for long term wealth.
- 16:40But it's just the beginning.
- 16:43Owning your own home is just the beginning of creating wall through real estate.
- 16:48And I've owned probably 12 or 13 homes in the last 2000 years that you've lived in or that you've just purchased.
- 17:04Okay.
- 17:04Yes, probably 30 years.
- 17:06So I've yeah, that's a lot of money.
- 17:09So every 2 or 3 years, like I'm tired. I'm exhausted.
- 17:12I wasn't even there.
- 17:16I was just like packing up the kitchen.
- 17:17I tell you that I hate moving.
- 17:21Well, yeah.
- 17:22However it's profitable, so.
- 17:25Oh. It's okay. Me?
- 17:26Yeah. There we go. There we go.
- 17:28Over the years, I've just bought fixers, and so even my very first house, it was a little three bedroom, one bath in Milwaukee, Oregon.
- 17:36And you know, I it was like every penny I had, I was totally housebroken, but I owned it for about nine years.
- 17:43And I added a bath onto the back and a second walk in closet, and I made $90,000 on it when I sold it.
- 17:50And and at the time, it didn't cost what it does today do a math.
- 17:54Right.
- 17:54So and that was kind of my first like, holy cow.
- 17:58Like real estate is great.
- 17:59And so over the years that's been my pattern is buying a fixer upper, making it better, and then moving on and doing it with the next one.
- 18:09Now, had I known, I never would have sold any of those houses, but I didn't know what I didn't know, right.
- 18:14And then it was in 22.
- 18:16I ended up going through a real estate investing coaching program, and it just opened my eyes to what it looked like to not just sell the house and move on to a new one, but how financially you refinance it as a rental and then you move on to a new or you like, I just whatever it is, I didn't understand the big picture.
- 18:40So I've always I became a real estate agent because I knew I wanted my long term retirement strategy to be in real estate.
- 18:51So it was to enable that, and I was just happy to find Julie along the way.
- 18:56Yeah. Thanks for moving to Sherwood.
- 18:59You're picking the same office as me.
- 19:01Yeah, yeah, I love that so much that, like, YouTube found each other later in life.
- 19:08But your friendship is so deep that it's like you've been friends almost your whole life.
- 19:11It does feel like that.
- 19:14And we've we've, you know, communication is not our strength.
- 19:19I we have an assistant now, and she is the best because she understands both of us.
- 19:24And so she can communicate for us. Right.
- 19:27Which is not when we're in the room, but like, oh, by the way, Julie, or.
- 19:31Oh, by the way. Right.
- 19:32She's like that.
- 19:33But we, you know, Julie and I sometimes find ourselves in what I call violent agreement.
- 19:39Yeah.
- 19:40Because our communication style is so different that we're actually saying the same thing, but we think we're disagreeing.
- 19:46Oh, yeah. Yeah.
- 19:47You know, and we're both passionate because our character is strong and our values are strong.
- 19:52And and then we're like every once in a while and then Julie will be like jail.
- 19:57We're saying the same thing.
- 20:01We're like she's like, oh yeah, yeah, okay.
- 20:03She'll do that. Okay.
- 20:05But that's the fun of it, I guess.
- 20:08You know, it was hard at first, but now that we know each other, right?
- 20:12And that we're not like any relationship, we're not totally like criticizing or any of those things.
- 20:17We're just saying that. Yeah, yeah, yeah.
- 20:19Just like trying to.
- 20:20Well, you have to make as business partners, you're making like big decisions together to.
- 20:25That's going to affect the bottom line when you're flipping a house and things like that. Yes.
- 20:29So communication is key. It is.
- 20:32And I and I am not the I don't volunteer information clearly as often as I should.
- 20:38I always use the phrase say more words because like sometimes especially my feelings start saying yeah, sometimes my significant other will just say a statement like, oh, today at work, Brian walked in and then he'll just stop talking.
- 20:53I'm like, say more words.
- 20:53I don't know is that it?
- 20:55Was that the story?
- 20:57I think it was. Yeah.
- 20:58And then we talked about blah blah blah.
- 21:00But then I still don't understand like, well, what's the moral of the story?
- 21:03Like, what am I supposed to be?
- 21:04So I'm like, say even more words like, so I say that all day, every day, say more words I don't understand.
- 21:10But then she knows me now that like, say, we haven't talked all day and it's 4:00 and I'm driving because I'm bouncing all over town, and she'll pick up the phone and she'll be like, hi.
- 21:21And I'm just like, I'm downloading.
- 21:24Oh yeah. Yeah.
- 21:25And then we need like an hour, like. Yeah.
- 21:27And then she probably says eight things when I say 400.
- 21:32Right. And then I just go.
- 21:33Thanks for listening.
- 21:35Bye. And she's like, oh, I was going to ask you something, but never mind.
- 21:39Right. We'll cover that smarter.
- 21:42A lot of times I'm like, well, I'm home now.
- 21:46And she goes, oh, okay.
- 21:48Well, it's just curious if you picked up the lockbox, but never mind, I'll text you.
- 21:52It's so funny.
- 21:54It is so true.
- 21:55I like notoriously overcommunicate things that nobody needs to really know.
- 22:00And it's like.
- 22:01It's like the whole love language, things like.
- 22:03Therefore, that's what she wants in return.
- 22:05Yeah. And I am just not wired that way.
- 22:08I just function in my head and kind of do my thing and.
- 22:13Have you guys ever done, like, any of the assessments like Myers-Briggs or.
- 22:17I mean, for the years I have, but not recently.
- 22:21Yeah. I'm not Heidi in red. Yeah.
- 22:24I mean, and I'm definitely more of, like, the intuitive data kind of, you know, behind the scenes.
- 22:30Yeah, yeah, you're probably green.
- 22:33I'm probably green. Yeah.
- 22:35I was just asking when I was in corporate America, I had done Myers-Briggs multiple times.
- 22:39So there's like a second level to it, and it's all about time.
- 22:43And like some people, in order to feel like they're communicating, need to tell a story from the beginning to the end.
- 22:50And I'm more like, if you need me to help you problem solve, I need the facts.
- 22:53I don't have all day for this whole story.
- 22:55And I was a manager at the time, and some of my.
- 23:03Trouble.
- 23:03I just described both of us.
- 23:05Yes, I know this is why I'm bringing it up.
- 23:08Because I was like, oh, what you just described is what's happening.
- 23:12Yeah.
- 23:13So I learned that about myself, that some people need more time and I need to be patient.
- 23:18Or it was kind of nice because we did it as a department.
- 23:21So then I could say to her, remember my clock too?
- 23:24So like, I'll let you talk for 20 minutes instead of an hour.
- 23:28But like, you got to remember, I'm not trying to be short with you, but my brain doesn't need all the facts, right?
- 23:33I need to know what's wrong, and then I can help you figure out what's wrong.
- 23:37My, like, getting here today for this event.
- 23:40My story would have started yesterday at noon.
- 23:43Right? Yes.
- 23:45Yeah.
- 23:45Yeah. And mine would have started with.
- 23:47So I walked in the door. Yeah.
- 23:49And this is what happened.
- 23:50Right. Exactly.
- 23:51And I'd be like so Julie you need me to pick up the sign on the way.
- 23:54Is that, is that like how we got here. Right.
- 23:56Yeah. Yeah.
- 23:56That's so funny. No. It's good.
- 23:58And we've learned that about each other and.
- 24:00Yeah. Yeah, well, and like you said, it's any relationship, right?
- 24:02Whether it's a friendships and having other business partner, you got to learn each other and how to communicate.
- 24:09How do you to go about picking projects.
- 24:13Oh well we're luckily at a point that a lot of stuff gets brought to us now.
- 24:22I mean, I feel very thankful for that, right?
- 24:24Yeah.
- 24:25Our phones will ring or someone sends us a text, and so we will talk to each other and look at the property first just online.
- 24:34Is it the neighborhood?
- 24:35Is it a size or style we're looking at and can we take on another project.
- 24:39Right right right.
- 24:40But then we usually we'll try just to go see it.
- 24:44And I really think for us when we walk in and if we can see the vision, it's done right.
- 24:51Like we want it if we walk in and we can't really see that vision or realize, like, it just needs to much work that we're ready to take on now, or even it doesn't need enough work.
- 25:04Right. Well that's true.
- 25:05Like if it's a lipstick on a pig project, like if it's an awkward floor plan or really steep, weird stairs to take advantage of the square footage, and we can't make it feel usable and really more functionally.
- 25:20Yeah, we're not going to lipstick a pig and sell it.
- 25:22Like that's just not what we do.
- 25:22Yeah, yeah.
- 25:24So and we've gone into multiple projects recently just to look at them that didn't need enough work.
- 25:31I'm finding that sometimes to where it really, I guess you could say is cosmetic.
- 25:37But ultimately maybe the kitchen was done ten years ago or something and you're just like, there's just not a ton of margin.
- 25:46Yeah, yeah, yeah.
- 25:47So we are looking at the property first and foremost, but then the underwriting and the numbers have to work.
- 25:53So yeah. Yeah.
- 25:54How often does location play into your decision making.
- 25:57Is it more just about the house specifically or do you because like the house were sitting in today is in a prime location.
- 26:03And so that's what made me think of that question.
- 26:05Right.
- 26:05Like I wish I mean, so gorgeous much been all over Portland metro.
- 26:10You know, we've done Newberg is probably as far south as we've renovated, but we've done North Portland and so northeast.
- 26:20We were just looking at a property in northeast last week, Sellwood to Walton, Oregon City.
- 26:27You know, I think, you know, here in Lake Oswego, this one's done.
- 26:32And then we have one that will be done in less than two months.
- 26:36It's really, you know, if we can get a contractor there and the numbers work.
- 26:42Yeah. The light is amazing right now.
- 26:44I know it really is.
- 26:44The natural light in the sun came out.
- 26:47So, like, maybe, maybe I should buy this house, but we already own it.
- 26:51Let's let's at least take advantage of the lakes for the next few trades while we own it. One.
- 26:59Yeah, and I think we've been talking a lot at what the next like evolution of our business is, right?
- 27:06And we have renovated quite a few homes now and I think it we're good.
- 27:12We are good at it. Yeah.
- 27:13We have systems.
- 27:14You already know the partners you want to partner with, like contractors, designers, all that stuff.
- 27:19And so we've been talking a lot about the next evolution is us together carrying rentals for cash flow for building that equity.
- 27:30And it's really what has stopped us, really is just understanding the generational impact that we're creating and saying that up correctly because, for instance, like say, something happens to me, she's not going to want to necessarily be working with my son. Sure.
- 27:50Right.
- 27:51Like, you have to set up a business in a certain way.
- 27:53Well, and he might not want to step into it either.
- 27:56Right.
- 27:56But he doesn't necessarily even want to buy out or whatever.
- 27:59Like these are all the questions we still need to.
- 28:02And so but it's been a really fun, I think, learning process for us and talking through that next evolution because it's where we want to go.
- 28:10Yeah. Yep. Like it's to own those doors.
- 28:12It's to, you know, be able to pass on stuff to our family and.
- 28:16Yeah.
- 28:16So so we're really digging into that.
- 28:19Are you looking into open or owning doors and other states too.
- 28:24We're going to just stay local.
- 28:25Okay. I would love to own. Not in Oregon.
- 28:28Yeah I know. Tell me more.
- 28:30No I agree.
- 28:31Yeah, that's a whole nother episode for a whole nother.
- 28:34It is a whole series, I think. Yeah. Yes.
- 28:37So, yes. Looking out of state for sure.
- 28:39But yeah, we're just at the beginning baby steps of that.
- 28:43But I think before the end of the year we'll have something.
- 28:47That's the goal.
- 28:48Yeah. We'd like to identify something.
- 28:51And then everything snowballs in investing.
- 28:54And I think that's what people also have to remember is like every beginning is hard.
- 29:00Totally right.
- 29:01No matter what you're doing, whatever you're doing and it's your balls.
- 29:05I mean, we started when did we do Molly Sue in 20 2323?
- 29:12And oh man, we really struggled through that project.
- 29:14But now we've done double digit projects, right? Right.
- 29:17It just snowballed in those couple of years.
- 29:20And so we want to do that probably in the rental space too.
- 29:23And yeah, so by this year and then hopefully when you're talking to us in other three years like we own 30 properties and you know, and I'll be like, do you guys remember the first time you were on the podcast? Yeah.
- 29:35And you were just thinking about being about doing it?
- 29:38Yeah, we're putting it out until the universe. Now we are.
- 29:41Yeah, we're playing with it.
- 29:42We will own a property out of state by the end of the year. Yes.
- 29:45Do you know which state? Yeah. Cheers.
- 29:47Oh, yeah. Yeah. Cheers. Cheers. Cheers.
- 29:52Do you have a state in mind?
- 29:56Well, I am open to lots of states, and I think jail was a little bit more nervous, but Washington is very close.
- 30:04Oh, right. Washington is close.
- 30:06It would be good to get to some of the more affordable metro areas.
- 30:11I just want to say, I feel like you Atlanta, Kansas, Oklahoma City, you've talked about there's a lot down in Texas.
- 30:17I've been looking in Kansas City just because I did live there for ten years too.
- 30:21So I, I frequent to go back to see friends a lot and stuff.
- 30:25And I was like, oh, I just love to have my own place.
- 30:27So I'm not always like putting anybody out kind of a thing.
- 30:30I forgot you and I have that in common.
- 30:32Yeah, because that's one of the reasons why I would love to own property.
- 30:35There is, having lived there for three years.
- 30:37It's phenomenal place to live.
- 30:39Well, there's just so much to take.
- 30:41Tax deductible trips to go and visit with friends and do all the things.
- 30:46It's such a good city.
- 30:47That's really. That's cool, I love that.
- 30:49I'm only ever lived in Texas and California, and I don't want to do anything in those two states in my mind, but I like the tax write off trip idea.
- 31:01Yeah, well, we want to travel to.
- 31:04Okay, let's own there.
- 31:06Yeah.
- 31:07Jamaica. Yeah.
- 31:08Oh, but not Branson, Missouri.
- 31:08What's happening?
- 31:11Oh, right.
- 31:12No, but you do get more bang for your buck in the middle of America.
- 31:15Maybe Nashville area.
- 31:17You know, skirts are there.
- 31:18Yeah, yeah. Pigeon forge.
- 31:20Yeah.
- 31:21That would be there.
- 31:22So many strategies when you think rental.
- 31:25I mean, we haven't even.
- 31:26I mean, in my mind, we probably haven't communicated it, but we're thinking probably single family.
- 31:32Right.
- 31:32Right, right.
- 31:32But, you know, there's mobile home places.
- 31:36Oh my gosh.
- 31:36Oh, gosh. Around the whole park.
- 31:38Yeah yeah. That's true.
- 31:40I'd love that. 27.
- 31:41You need tornado insurance if you're going to buy in the Midwest.
- 31:43Yeah.
- 31:44For a mobile home park, that's like a beacon for the tornado.
- 31:46That's right. Yeah. That's true.
- 31:48So don't do that. But yeah.
- 31:49Gosh.
- 31:49Or you're buying those duplexes and the triplex or.
- 31:52I mean, there's so many strategies and we haven't.
- 31:54I mean, I think again it goes down to the numbers.
- 31:59Have to work.
- 32:00Well yeah.
- 32:00And that's why for the Kansas City example, I've been looking at duplex triplex because I want to keep one unit for me to just pop in whenever I want.
- 32:08Or if you wanted to go, you could use it kind of a thing, but.
- 32:12And then rent out the other side so it pays for itself.
- 32:14So yeah, you can rent the to cover the mortgage. Yeah.
- 32:17And then I just keep the one for myself too.
- 32:20Yeah. That's a goal of mine.
- 32:22I have a couple spots like that.
- 32:23I would love a place down in Anaheim, but at the same time, I don't want to own in California either, but, you know, you'd want to use it.
- 32:30We're Disney adults, so maybe we need to go in on a triplex together.
- 32:33Yeah, that would be cool because we can share the the one.
- 32:36Yeah. Yeah.
- 32:37All right. Definitely.
- 32:38We got we have collaboration and we're putting it.
- 32:40Yeah, we're putting it all out there. Yay! That's the key.
- 32:44Love it. Yeah, that's what I love.
- 32:46Yeah. My gosh.
- 32:47What what has been a couple like for anybody out there listening that has always wondered I kind of want to do investing, but I'm scared because it can be intimidating.
- 32:57Especially you don't know what.
- 32:59You don't know what is like a baby step that you would give them to just dip their toes in the water.
- 33:03That's so easy for me to answer.
- 33:05Joy in Rio.
- 33:06Get around other people.
- 33:09Yes, that are doing it so that it's normalized to really when other people are doing it and you realize they're successful at it.
- 33:18It takes the scary away.
- 33:20Yeah.
- 33:20It's not that you still don't have brave steps to take.
- 33:23You know, anytime we enter into a new adventure or career or, you know, investments, it's always scary.
- 33:31But if you're surrounding yourself with people where it's normal, it's a whole lot less scary.
- 33:38Yeah.
- 33:38And you learn the you learn the vocabulary that way.
- 33:41Sure. Right.
- 33:44I think if someone.
- 33:45Yeah.
- 33:46Once you're in that can talk intelligently and ask questions and feel more comfortable in the space for sure.
- 33:52It makes everything else more seem more doable. And it is.
- 33:57And it really is.
- 33:59It it is an education, right?
- 34:01Because there's so many moving pieces.
- 34:05And so it can be intimidating or scary.
- 34:08Like, how do I fund a project or, you know, how do I buy a rental?
- 34:12How do I deal with it?
- 34:13Or how do you make money if you're also paying a contractor and all this other stuff?
- 34:18Because some people assume if they're going to flip, they need to do all the work themselves or only hire out like a small project.
- 34:24But like you guys use a contractor for quite a bit.
- 34:26I would say never do the work yourself.
- 34:28Yeah. If you really want to make.
- 34:30I know that sounds counterintuitive to those of us who you know are de DIY ers and trying to do stuff, but if you really want to make a profit, never do the work yourself because nobody's time is more expensive than yours. Yes. Yep.
- 34:45And what you could be doing by finishing the project quickly and getting another project going, right?
- 34:52You could do 2 or 3 projects paying somebody and making a profit, versus trying to do it all yourself and saving your way to profit.
- 35:01And you can't you can't in this industry. Yeah.
- 35:03And and to parlay on the education piece or getting yourself in that room is to partner with somebody.
- 35:09That's what I would do for the the newest.
- 35:12Like you don't have to do it alone.
- 35:14You can either have someone that you're shadowing, you can do equity splits.
- 35:20You could be a very small PML into someone's project so you can tag along.
- 35:25I mean, there's there's a lot of ways that you can then collaborate and partner with someone to get that education.
- 35:32Yeah for sure.
- 35:33That's so true.
- 35:34One of the investors who another story that we've watched her grow since we met her through the Rio community, and she was brand new to real estate investing.
- 35:43And the very first thing she did is she actually loaned me$35,000 to help with down payment assistance on one of my flips.
- 35:52It was one that I had done without Julie.
- 35:54And since that time, that was like her first.
- 35:57But then she got to tour.
- 35:58She came on site, she asked questions, and now she's doing all kinds of great things.
- 36:07Sure.
- 36:07But it was an easy way to say, hey, I have a little piece, I can put some skin in the game.
- 36:12It gives me access.
- 36:14And she just followed along and now she's she's truly rocking it.
- 36:19And it's, it's that's how you get going.
- 36:21Yeah, yeah.
- 36:22And it goes back to that, that German proverb that every beginning is hard.
- 36:27That first step.
- 36:30Yeah. Take that first step.
- 36:31But that's okay. We can do hard things.
- 36:31We can do it.
- 36:33And if you can't take the first step, get a good girlfriend. That'll.
- 36:36Yes. Then just give you a little puppy hands.
- 36:40Hundred percent.
- 36:42Learn how to swim.
- 36:44Go, girl.
- 36:45I love it.
- 36:47If you're thinking about making a lifestyle upgrade, maybe wine country, acreage, grape views, or do you want to go downtown?
- 36:55Let's talk. Either way, I want to help you level up.
- 36:58Reach out now and we'll make your dreams come true.
- 37:02Oh my gosh. Yeah.
- 37:03And then, I mean, and partnering is not bad.
- 37:05Or collaborating.
- 37:06There's some people that it doesn't work out for, but you really just have to find that's where you have those conversations.
- 37:13You find, you make sure that you have the same goals in mind.
- 37:17Yeah.
- 37:18And you and I have both had partnerships that yeah weren't not.
- 37:23Yeah. Right.
- 37:24And they weren't the right fit. It's not anything against that person.
- 37:27It just wasn't.
- 37:28It's like you don't date, you don't marry everybody.
- 37:31Right? Right.
- 37:31It's the same thing. Totally.
- 37:34Yeah, yeah.
- 37:35You have to be able to, like, communicate and jive.
- 37:41Communicate.
- 37:41Yeah, I love that.
- 37:43So critical in everything.
- 37:45Yes, absolutely.
- 37:47What are besides growing the rentals?
- 37:50What?
- 37:50Is there any other goals that either one of you have on the horizon?
- 37:56I want to travel more.
- 37:58Yeah. Sorry.
- 38:00It's really easy to get sucked into work all the time.
- 38:02It really is.
- 38:03But I if I.
- 38:09This isn't your question, but yeah, if I give it to us anyway independently wealthy.
- 38:13Like I would just volunteer at places and that's that's the goal I'm trying to get to. Right.
- 38:20And with that, in real estate investing, I can see that light at the end of the tunnel where I have so much residual income coming in that I can just go volunteer.
- 38:29I can go all your bills are paid.
- 38:31I can go help my friends or I can, you know, help the bugs or whatever.
- 38:35I mean, shoot, we have a 12, ten food pantry collection here because we were going to have people here.
- 38:41Yeah.
- 38:41And that's my. Let's make good out of it.
- 38:43Let's make some good out of it and have that generosity piece.
- 38:47And that's how I just want to live my life.
- 38:48So my goal is to get there.
- 38:48Love it. Yeah.
- 38:52Yeah I have a couple of goals.
- 38:54One, Julie and I, I, you know, we try and get our sons involved in our projects as much as we can.
- 39:00Yeah. And your sons are the same age.
- 39:03They are. They're both sophomores. Yes.
- 39:05In high school.
- 39:06And, it's actually really cool because we'll bring them both to a job site and they'll just they'll have each other and they'll just crank through whatever dirty job we've given them for the day, which is.
- 39:17Yeah, but at the end of the day, they are what is motivating Julie and I to do what we do right is, is to provide options for them.
- 39:26And so it's really important to me as a long term goal is to make sure that Nate understands this industry.
- 39:32You know, if, if, if when I go there's a portfolio of real estate being left to him.
- 39:40I want him to understand and what know what to ins and outs in the upside down of everything.
- 39:44And then he can choose, you know, if that's something.
- 39:47I mean that's kind of the beauty of real estate is, is you can do it.
- 39:51Like right now he wants to fly like he wants to be an Air Force pilot.
- 39:55So but as an Air Force pilot owning real estate, you can do that too.
- 39:59You know, it's it's it's the retirement plan versus the, the IRA or the 41K and such that we were raised on.
- 40:07It's just a different plan.
- 40:08So one of my big goals is to make sure he understands that.
- 40:12And I think my other goal is I am a teacher at heart.
- 40:16And, you know, I spent time again.
- 40:19We talk about our past lives.
- 40:20I spent time teaching middle school math, and I gave it everything I had, and it still wasn't enough.
- 40:26Sure, it was all consuming, but my heart when I actually got to teach kids math was just the most amazing thing.
- 40:33So I would love to take more of my time and energy and really so into, I think, the real community and really enhance that education pillar that we have.
- 40:46I think the community bills itself.
- 40:48I think the empowerment is part of that, and I'm always trying to build up that educational piece.
- 40:54And if I could have more time to really, you know, just create a space for everyone in our community to, to be able to grow and learn from each other.
- 41:06I would like to spend more time there.
- 41:08And of course, you know, the planet is huge.
- 41:10I'm with Julie.
- 41:11There's so much to see and experience and understand and live and people to.
- 41:19It's just a fascinating world with them for sure.
- 41:23I love that you include the boys and what you're doing.
- 41:26You guys know I take Rylan to everything because I think it's important for them to also see how hard we work.
- 41:32Like, let's say you did hand them a real estate portfolio and they never got to see any of the dirty work behind the scenes, the long nights and long hours.
- 41:40They're going to appreciate it and understand it more when you do hand it over.
- 41:45And even at summit, it was so sweet when they, like, give you flowers and then they sings, the whole room is sobbing because the boys are like, our moms are amazing.
- 41:53We're like, oh my God is so beautiful. It's so funny.
- 41:56But when your kids appreciate you or recognize like how hard you're working, it just makes you feel.
- 42:02For me, it always fills my cup like, oh, not only am I teaching myself and like growing myself, but Rylan watching and I'm sure you feel the same. Yes.
- 42:12And they and they understand that that night that you couldn't make the baseball game right.
- 42:17Yeah.
- 42:17Understand the long term picture and you're being a good mom.
- 42:21Totally.
- 42:22And that we do try to make it to everything we can.
- 42:25But every now and then we have to choose work.
- 42:28The other day, I had to work instead of go to a choir thing, but I talked to her about it first and I was like, you know, you're still my number one priority.
- 42:36And she says, mommy, we're trying to get to Japan, go to the showing.
- 42:40And I was like, all right, girl, thanks. Yes. That's it.
- 42:43That's having them on your team.
