- 0:03SPEAKER_00: Today's the 19th of July 2024.
- 0:05SPEAKER_00: This is going to be your real estate update.
- 0:07SPEAKER_00: I do have a poem that I would love to read.
- 0:10SPEAKER_00: You.
- 0:10SPEAKER_00: It talks about past, and I know a lot of you out there are struggling with the past.
- 0:17SPEAKER_00: And I understand that.
- 0:18SPEAKER_00: I'm mid-50s now, 55 years old to be exact.
- 0:22SPEAKER_00: And I too sometimes reflect and look at things that really there's no need to explore.
- 0:31SPEAKER_00: But let me share with you a poem by Vivian Larimore that I thought was absolutely outstanding before I get a day's real today's real estate update.
- 0:40SPEAKER_00: Here it is.
- 0:41SPEAKER_00: I've shut the door on yesterday, its sorrows and mistakes I've locked within its gloomy walls, past failures and heartaches.
- 0:50SPEAKER_00: And now I throw the key away to seek another room and furnish it with hopes and smiles and every springtime bloom.
- 0:58SPEAKER_00: No thought shall enter this abode that has a hint of pain, and envy, malice, and distrust shall never entrance gain.
- 1:07SPEAKER_00: I've shut the door on yesterday and thrown the key away.
- 1:10SPEAKER_00: Tomorrow holds no fear for me, since I have found today.
- 1:15SPEAKER_00: And that's Vivian Larimore.
- 1:17SPEAKER_00: Just absolutely wonderful.
- 1:19SPEAKER_00: Again, putting the past in proper perspective and potentially leaving it where it needs to be and outfitting your next right now the best you can.
- 1:31SPEAKER_00: Let's talk about real estate inventory.
- 1:33SPEAKER_00: So currently, as of today, we have 470.
- 1:37SPEAKER_00: Excuse me, folks.
- 1:39SPEAKER_00: Of course, I wrote all the other news down, but failed to get that down as I put it together.
- 1:45SPEAKER_00: 473 total active listings on the current market for sale.
- 1:49SPEAKER_00: We have 12 coming soon, 78 new, 48 have had their prices changed, and 88 have actually entered escrow and 55 sold in this past seven days in Santa Clarita Valley.
- 2:00SPEAKER_00: There are open houses scheduled as well.
- 2:02SPEAKER_00: We have 128 currently on the schedule for the next two days, Saturday and Sunday here in Santa Clarita Valley.
- 2:11SPEAKER_00: And they're going to run the gamut.
- 2:12SPEAKER_00: If you go to www.santaclarita open houses.com, you'll see everything that happens to be open for sale.
- 2:18SPEAKER_00: And like I said, currently as of this morning, it's just a little bit after 4 a.m.
- 2:23SPEAKER_00: 128 open houses currently scheduled.
- 2:26SPEAKER_00: You can go to Santa Clarita Openhouses.com and very simply you'll be able to go here and you'll be able to see the same information that's reflected here, and you'll be able to find every single open house that happens to be for sale.
- 2:37SPEAKER_00: Just a couple words out there.
- 2:38SPEAKER_00: What if there were a place as a real estate buyer or seller, you could make sure that you're getting the best services as far as real estate goes, paying the best, most sensible commission amounts, concessions amounts, and also making sure that you're getting those services that you actually need to get your home sold most effectively.
- 2:59SPEAKER_00: And as a real estate buyer, hire that consummate real estate professional that's able to do the best job for you from A to Z.
- 3:08SPEAKER_00: In addition, that's going to include a full disclosure policy that's going to explain to you every part of the process and also back up whatever they're telling you in some form of writing so you have it.
- 3:21SPEAKER_00: So if you need to recall it or look at it or understand it in the future, you have it accessible at your fingertips.
- 3:28SPEAKER_00: This is total accountability, folks.
- 3:30SPEAKER_00: You can find that if you go to Santa Clarita Openhouses.com.
- 3:34SPEAKER_00: So there's my plug for my business here in Santa Clarita.
- 3:37SPEAKER_00: Let's talk about what's happening.
- 3:38SPEAKER_00: I heard yesterday talking to a lender in a Zoom call, we were discussing the future of real estate and the developments.
- 3:46SPEAKER_00: He was saying that potentially, like we had that rumor first part of this year and even the end of 2023, talking about how interest rates, once they get down in the fours or the fives, real estate's going to fly off the shelves.
- 4:00SPEAKER_00: That is the case, but those interest rates haven't moved as far as the experts have thought they would, at least at this time.
- 4:06SPEAKER_00: What we're going to watch is over these next two or three months, as we get pre-election, closer to the election of this year, the presidential election, we are going to see interest rates potentially come down to a point that's going to kick off the market and cause more inventory to start closing in homes, whatever active inventory there happens to be now, that to actually be taken up by multiple home buyers jumping into the market because of the lower than average lately interest rates.
- 4:38SPEAKER_00: That's going to be something to watch out for.
- 4:41SPEAKER_00: Somebody was also saying at this time in this market with the current inventory, if we keep it today and don't reduce interest rates, real estate's going to continue to moving at the same pace, continue to move at the same pace, if that makes sense.
- 4:55SPEAKER_00: Once they lower interest rates, though, it's going to be game over for any kind of semblance of normalcy in this real estate market.
- 5:04SPEAKER_00: And we're going to see a repeat of a very recent past market where we had homes flying off the shelves.
- 5:10SPEAKER_00: And some, in some cases, houses, people were willing to pay for these houses a lot more than their value injecting cash into the deal just to be able to get a residence.
- 5:20SPEAKER_00: I believe that market is going to be coming once again, only predicated, of course, on if interest rates actually drop into the fives or high fours.
- 5:31SPEAKER_00: I'm Connor with Honor.
- 5:33SPEAKER_00: Thank you for watching today's real estate update, and I will talk to you next time.
- 5:38SPEAKER_00: Well, which will be tomorrow.
- 5:39SPEAKER_00: Be well, everybody.
- 5:40SPEAKER_00: Thank you again.
- 5:41SPEAKER_00: We'll talk to you soon.
- 5:42SPEAKER_00: I'm Connor with Honor.
- 5:43SPEAKER_00: Over and out.
