- 0:00SPEAKER_00: I pulled some real estate headlines off the uh off the internet fancy thing.
- 0:05SPEAKER_00: We're gonna talk about those.
- 0:06SPEAKER_00: One of them is an investment strategy here in Southern California and what uh what the major property ownership happens to be.
- 0:13SPEAKER_00: And you'll be surprised investing really isn't big on the scale, at least in Southern California.
- 0:18SPEAKER_00: You want to invest, you really go to states that you're gonna get a higher rental rate return than you will out here.
- 0:23SPEAKER_00: Out here, you might break even, maybe do a but ultimately you're betting on in the California market properties going out at a lot more, so you earn a lot more equity and a much shorter amount of time than properties in the Midwest, which might may have better rental numbers.
- 0:38SPEAKER_00: So that's the that's what you look at.
- 0:40SPEAKER_00: But right now, some of the news on the wire a fifth of California homes are investor-owned as the state's affordability crisis deepens.
- 0:48SPEAKER_00: Deepens, a little bit dramatic.
- 0:50SPEAKER_00: I do know that it's taking longer to sell properties here in Santa Clara Valley, and that's increased about 50%.
- 0:57SPEAKER_00: So at one point it was 20 days, now it's 30 days, depending on the area.
- 1:00SPEAKER_00: In some cities out here and some of the communities that sell maybe a little bit slower than let's say Valencia or Stevenson Ranch, because those numbers are very, very low still.
- 1:09SPEAKER_00: Maybe it's gonna take you know 50, 60 to market.
- 1:13SPEAKER_00: Medium price range out here is about 810 to 820.
- 1:16SPEAKER_00: It just depends on the property.
- 1:17SPEAKER_00: That's gonna be mostly single-family residences, and that's gonna be kind of that's a Clarita Valley.
- 1:22SPEAKER_00: But as far as investors out here, you can look at in California in a total number, investors own 19% of all homes in urban areas like LA County.
- 1:31SPEAKER_00: And LA County that's 15 to 17 percent.
- 1:33SPEAKER_00: So as far as Santa Clarita goes, in Los Angeles County, SCV likely mirrors that same type of trend.
- 1:39SPEAKER_00: Investor purchases rising.
- 1:41SPEAKER_00: I'll give you some info on that.
- 1:43SPEAKER_00: Your pool of traditional buyers may shrink, probably not.
- 1:46SPEAKER_00: Intensifying competition of owner-oner-occupied listings and potentially influencing price dynamics.
- 1:54SPEAKER_00: All right.
- 1:54SPEAKER_00: Not a day that goes by, not very often, though.
- 1:57SPEAKER_00: Usually I don't have much of a rest.
- 1:59SPEAKER_00: I'll get a text message automated, I'll get somebody calling me, and they're investors, they're people that are they're probably not the direct investors themselves.
- 2:08SPEAKER_00: They watch some online program and said, you know what, if you call agents, they have a secret list of listings and they'll be able to give you those listings, and then you'll be able to buy them for less than on the market.
- 2:18SPEAKER_00: But since you don't have any money yourself, you can sell that information to somebody else and they'll pay you a find or suite, and then you can make a business out of it.
- 2:25SPEAKER_00: So, what you need to do is get some kind of a system that you can email and text messages at massively high volume.
- 2:31SPEAKER_00: So when they do ref react and send you back a text message by stating, hey, um, I'm an investor, or you do have any investment properties off-market listings, I would like you to represent me.
- 2:43SPEAKER_00: C UTs are like that.
- 2:44SPEAKER_00: That's how they do it.
- 2:45SPEAKER_00: And agents, of course, maybe only the newer ones, but we know that's a game.
- 2:50SPEAKER_00: Who in their right mind, especially in the state of California, where properties don't take very long to sell as it is, who is gonna sell their property for less than what they owe?
- 3:00SPEAKER_00: Unless they don't know, unless you're tricking them or you know, not telling if they actually own the property, then that brings me to well, how do you find out what you want the property?
- 3:08SPEAKER_00: Well, there's a lot of places online you can go, but you have to be careful because some of these systems they're built around monetizing your personal and private information.
- 3:17SPEAKER_00: They're gonna take your information, your name, your email, your phone number, and they're gonna sell it to 10 real estate agents, 10 mortgage brokers, and God knows 10 of what else.
- 3:25SPEAKER_00: And then all of a sudden your stuff's out there because you just wanted to know the value of your house.
- 3:31SPEAKER_00: My suggestion, you find that local agent, somebody you trust, and you can tell them up front, say, hey, Connor, I want to get the value on my house.
- 3:37SPEAKER_00: I don't want to sell, I just want to find out what it's worth.
- 3:40SPEAKER_00: Would you do that for me?
- 3:41SPEAKER_00: I'll tell you what uh answer any questions you want to know.
- 3:44SPEAKER_00: You can email it to me.
- 3:45SPEAKER_00: Great, sure, I'll be happy to do it.
- 3:46SPEAKER_00: And Connor, why not don't contact me?
- 3:48SPEAKER_00: All right, fair enough, I'll leave you off my list.
- 3:50SPEAKER_00: And then you know that you're not gonna Connor probably, they're probably gonna be up whenever they're ready to do something, but I don't need to bother them, you know, just give you on a house.
- 3:58SPEAKER_00: That takes me 10-15 minutes of crunching all the numbers using some AI systems that I have built around property research, and I take all the data, 180 days worth of sold properties, pinning and active properties that are within half a mile or even less, if I can find enough data.
- 4:15SPEAKER_00: Apples to apples comparison, plus or minus 250 square feet on the square footage.
- 4:20SPEAKER_00: If I can find exact model matches, layouts by the same builder within a particular track that has enough of a high volume of sold properties, being able to make good comparisons.
- 4:30SPEAKER_00: If I have some with pools, some without, then I can make a determination as to what a value of a pool happens to be during a particular time of year.
- 4:37SPEAKER_00: I put all this information in, and then it spits out an average price range, and then we look more specifically at the subject property, the seller's asking the person is asking me to look at, and I start picking it apart, and then we make a determination, and this is the value of the house.
- 4:53SPEAKER_00: If we were gonna put it on the market today, this is typically what probably what an appraiser would say it's worth, and then you got it.
- 5:00SPEAKER_00: So again, it doesn't as deep as an appraiser report, it's gonna be measuring every room and really, really dialing in, but it's gonna be pretty darn close, it's gonna be enough that a bank would satisfy its broker price opinion regulation, and it would be for most people out there looking to find out what their poll happens to be worth right now.
- 5:21SPEAKER_00: So, for an investor to think that I have some secret list of people I'm ready to rip off, and to have the audacity to think I would give them that list, no way.
- 5:31SPEAKER_00: But real estate agents often don't work like that.
- 5:34SPEAKER_00: Again, good for the people trying to make a buck, trying to say that they work for investment companies.
- 5:39SPEAKER_00: That's great.
- 5:40SPEAKER_00: I always tell them list lists in my list.
- 5:42SPEAKER_00: My investment is full right now, so I can't help you.
- 5:44SPEAKER_00: But you know, hit me six months, we'll see what happens.
- 5:47SPEAKER_00: Investor list, sure.
- 5:48SPEAKER_00: But it ultimately it's what side do you want to be on?
- 5:52SPEAKER_00: It's a real estate agent, you want to represent, you know, buyers in the real estate in a local market, or are you looking to be some massive investment strategist and lack the education to do so?
- 6:02SPEAKER_00: Adam, that's where that the news happens to be that front.
- 6:06SPEAKER_00: Also, baby boomers, the generation before mine.
- 6:10SPEAKER_00: I guess I'm Jet X, they are really stuck.
- 6:13SPEAKER_00: They want to sell.
- 6:14SPEAKER_00: A lot of people really want to vacate the state of California.
- 6:17SPEAKER_00: I talk to people all the time.
- 6:18SPEAKER_00: They want to jump ship.
- 6:19SPEAKER_00: We still have people coming in, though.
- 6:21SPEAKER_00: So don't nonsense about nobody wanting to move to the state of California.
- 6:26SPEAKER_00: But people are leaving.
- 6:27SPEAKER_00: The latest sales I've had, we got Utah, we have Idaho and Utah, those are the latest two.
- 6:32SPEAKER_00: Oh, and now we have uh Carson, Nevada.
- 6:35SPEAKER_00: So that's so just leaving at least the ones that are selling the higher-end residences, the ones that are above the median prices here in Santa Clarita, which is going to be$80.50.
- 6:45SPEAKER_00: So those are even higher.
- 6:47SPEAKER_00: Those typically they're leaving the state to go find greener pastures or whatever it may be.
- 6:52SPEAKER_00: If you're in that boat, want to find out what your home is worth, you know, you get the main syndication science, just be weary.
- 6:58SPEAKER_00: I would use an incognito browser.
- 7:00SPEAKER_00: I wouldn't use something that you're logged into your Gmail or anything else.
- 7:04SPEAKER_00: I would use something that doesn't carry a history with it.
- 7:08SPEAKER_00: And I would use that to maybe find some kind of preliminary determination as to what those systems believe your property is worth.
- 7:14SPEAKER_00: And I will tell you they they have smart AI built in these home valuation models to give you just enough that makes you want more.
- 7:22SPEAKER_00: And then the more is going to cost you your personal and private information.
- 7:25SPEAKER_00: You give them the more, then you're going to be harassed all the long.
- 7:29SPEAKER_00: Probably have to go into some kind of relocation system.
- 7:33SPEAKER_00: Not relocation, that's uh that's risk protection type thing to get away from these people from harassing you, emailing you, texting you.
- 7:40SPEAKER_00: But you know, that's happening.
- 7:41SPEAKER_00: It's probably hard to get away from them altogether.
- 7:44SPEAKER_00: But as far as bombers go, yes, those folks they want to sell, but their interest rate is so incredibly low they don't want to move.
- 7:51SPEAKER_00: And then going to another place and watching a higher interest rate in really in business retirement world, it could really break the bank.
- 7:58SPEAKER_00: So we'll see what Powell does with the Fed if he happens to do what looks like is kind of necessary.
- 8:06SPEAKER_00: I think it would help a lot of things.
- 8:08SPEAKER_00: But you know, that's all up there.
- 8:10SPEAKER_00: You got the president, you know, on his towel, you know, fighting.
- 8:15SPEAKER_00: But if those rates do come down, although not directly responsible for the mortgage rate, it would affect the mortgage rate.
- 8:22SPEAKER_00: And it would cause the mortgage rate to reduce.
- 8:24SPEAKER_00: So if that happens, we'll probably see another repeat of 2020, 2021, as far as that market just moving liquid fast.
- 8:35SPEAKER_00: There's going to be a lot of people within an houses for sale.
- 8:37SPEAKER_00: Hopefully, there'll be a lot of buyers in that market.
- 8:41SPEAKER_00: If not, it could drive down prices because these baby boomers are like, we're done with California, we're going to come together.
- 8:49SPEAKER_00: And that being the case, if those interest rates go down enough where it makes their selling of a property here, purchasing in some other state, an advantage to them, they're out of here, folks.
- 9:00SPEAKER_00: And if we build enough of that inventory out here, we're going to see the market start to reduce in price.
- 9:07SPEAKER_00: Absolutely 100%.
- 9:08SPEAKER_00: Something to watch out for.
- 9:10SPEAKER_00: I do daily updates at Central Openhouses.com.
- 9:13SPEAKER_00: If you want to talk to me about the market, you want to develop a game plan, that's easy.

- 9:19SPEAKER_00: Zoommescv.com, zoom mescv.com.
- 9:23SPEAKER_00: You can go there, get access to my calendar.
- 9:25SPEAKER_00: We'll have a chit-chat about where your mind currently is as far as real estate goes, whether you want to buy or sell.
- 9:31SPEAKER_00: And then we'll make a determination is the best next steps to take.
- 9:34SPEAKER_00: And then I'll give you an entire game plan, questions to ask lictors, the other people involved, what you're looking for in an element specter, you know, those that happen to be buying if you're selling, maybe a home staging company is where your mind happens to be.
- 9:46SPEAKER_00: Maybe you want some virtual pure online staging system.
- 9:49SPEAKER_00: You know, what are the possibilities for that?
- 9:51SPEAKER_00: And then ultimately, as buyers, how to really put together a solid offer for real estate listing, especially one that might have some kind of a high competition.
- 10:00SPEAKER_00: How are you going to be able to make your offer the best besides maybe price or even other than price?
- 10:08SPEAKER_00: Of course, their bottom line is very important, but if you carry other things with it that the other buyers do not, then maybe their offers might be higher.
- 10:15SPEAKER_00: You might be able to match, or because you have the ability to close early, close sooner, might be waiving particular rights regarding inspections, which I wouldn't I wouldn't suggest, but you know, helping at all, maybe with shorter time frames to do investigations.
- 10:30SPEAKER_00: Yeah, there are ways to do it.
- 10:32SPEAKER_00: I mean, as far as selling in other states, we do that too.
- 10:35SPEAKER_00: All right.
- 10:35SPEAKER_00: I'm Connor with Honor, I'll let you know.
- 10:37SPEAKER_00: We will see you tomorrow in the next video update.
- 10:39SPEAKER_00: Thanks for watching.
- 10:40SPEAKER_00: Be well, and we will talk to you later.
