Transcript
- 0:00SPEAKER_00: A couple stragglers, but we do appreciate you uh tuning in.
- 0:02SPEAKER_00: Santa Clarita Artificial Intelligence.
- 0:04SPEAKER_00: If you haven't gone there, uh what I did, let me go ahead and post this up.
- 0:08SPEAKER_00: I did put together a uh a site there in addition to the website.
- 0:14SPEAKER_00: I do uh a blog, and today, like I mentioned, we're gonna talk about the new Google mapping feature that's gonna integrate more with Google My Business because um Google, you know, Google used to be the thing.
- 0:28SPEAKER_00: You remember that?
- 0:29SPEAKER_00: Google came out um in the 2000s, and it was just a really fantastic search engine.
- 0:34SPEAKER_00: And at the very beginning, what was interesting about it is if you were around, it was not monetized.
- 0:41SPEAKER_00: So when people were searching for real estate, it was absolutely just something that you would go, you would punch in an inquiry, you would ask it a question, and then you would get the information you want.
- 0:56SPEAKER_00: Now, when you go to Google and you ask it the question, and specifically I have my browser going into um chat GPT.
- 1:06SPEAKER_00: So whenever I punch anything in here, I'm going directly to Chat GPT.
- 1:10SPEAKER_00: But so now when you go to Google and ask a question, you can see all the searches I run.
- 1:16SPEAKER_00: A couple different things about this.
- 1:17SPEAKER_00: So if you're looking for your business, and this is just kind of a little bonus.
- 1:22SPEAKER_00: If you're looking for your business, you see over here on the right that I'm actually logged in.
- 1:27SPEAKER_00: When I do a search on Google being logged in, it's gonna give me data and information pertaining to searches that I've conducted.
- 1:37SPEAKER_00: Because Google is also using artificial intelligence to give me results that'll sell me things, that'll potentially give me what I'm looking for, but also to try to sell me things.
- 1:50SPEAKER_00: So when I just run the four most important keywords out here for real estate agents and where your keyword approach should be, at least globally, is Santa Clarita real estate.
- 2:01SPEAKER_00: That's the hashtag that's number one out here.
- 2:05SPEAKER_00: It's at least$12 to$15 per click here as well.
- 2:12SPEAKER_00: So when you're going here, you'll see sponsored results.
- 2:15SPEAKER_00: I'm not seeing any on this particular page, which is interesting.
- 2:20SPEAKER_00: But, you know, maybe people aren't paying.
- 2:23SPEAKER_00: But these are the actual organic results popping up.
- 2:26SPEAKER_00: If I wanted to search here, I would basically log out and I would get an incognito window, and this is how I would do the search.
- 2:40SPEAKER_00: So having said this, the point is the point being is this Google developed the architecture for artificial intelligence, the transformer model, which basically open AI took and they used it better than Google ever could.
- 3:02SPEAKER_00: But Google has all the data, Google has all the information, and the data is what drives AI.
- 3:07SPEAKER_00: They know everything about us, they know all of our secrets, they know all of the uh Instagram, the TikTok, everything that we put out there on Facebook.
- 3:16SPEAKER_00: You know, if we're gonna be uh keyboard gangsters and attack people and talk, talk badly about people, or even show off.
- 3:23SPEAKER_00: As real estate agents, one of the things that a lot of people's clients hate, and I've heard this kind of feedback, is you know, it's okay to talk about how successful you are, but usually most of the people that are really happy for your success are going to be you.
- 3:38SPEAKER_00: A lot of the people out there want to see that you're not on vacation in the Galapagos Islands, but you're actually working on their real estate, that you're here and that you're local.
- 3:49SPEAKER_00: So your content should be mostly about that.
- 3:52SPEAKER_00: Now it's really cool to talk about your kids, that works good because you're not showing off.
- 3:56SPEAKER_00: You don't have your Bentley, you know, that you're out washing in the driveway.
- 4:00SPEAKER_00: You're, you know, your kids and people really need to see that.
- 4:03SPEAKER_00: I know um I watch Andrew's content, he does a great job.
- 4:07SPEAKER_00: Yana does also when they're talking about, you know, the family stuff and the pictures.
- 4:12SPEAKER_00: That goes really far because it gives that human side.
- 4:15SPEAKER_00: But in addition to that, using AI to balance the other things that you that that people are mostly looking at is going to be important.
- 4:23SPEAKER_00: So back to Google, what they did is they actually changed the way that they are um going to be taking care of the mapping feature.
- 4:32SPEAKER_00: So whenever you're punching in information for a business on Google, you're gonna see that it's gonna start to change.
- 4:40SPEAKER_00: And the way that you stay on top of mind with regard to the new implementation, the way that you're gonna do that is very simply by just making sure that you update your Google My Business listing.
- 4:52SPEAKER_00: And I did a blog post here at Santa Cruz Artificial Intelligence at the main website.
- 4:57SPEAKER_00: You go there and you click on the top on blog, but I did talk about how it's going to change.
- 5:02SPEAKER_00: So if you have a Google My Business listing and you should have it, you're gonna need to start updating that.
- 5:20SPEAKER_00: It'll side me in.
- 5:23SPEAKER_00: So when you get here, you're gonna want to start updating it.
- 5:25SPEAKER_00: So when you get to your Google My Business listing, and I'm still trying to get Santa Cruz Artificial Intelligence verified, that's a whole thing too.
- 5:34SPEAKER_00: If you don't have one of these, I know that uh if you're with uh Realty One Group brokerage, they might ask you for verification information where they never used to.
- 5:44SPEAKER_00: It used to be you could pick up a Google My Business listing just by putting in your basic information.
- 5:49SPEAKER_00: You didn't really need any other verification.
- 5:52SPEAKER_00: Now they've changed it where some you might have to go to your broker if it's not Realty One group you're with, but you're with somebody else.
- 5:59SPEAKER_00: You might have to go to your broker and get some other kind of documentation verifying that this place that you're putting this address in actually is a place that you're able to utilize that address.
- 6:12SPEAKER_00: It's real and you're not just making stuff up.
- 6:14SPEAKER_00: Because for a while, you know how people like to like to maybe uh not be honest, but they were going in here.
- 6:21SPEAKER_00: So now Google kind of got smart.
- 6:22SPEAKER_00: They might want you to produce a video, they might want you to take uh an actual video of the place, the outside, the way it looks, walking inside and then taking a picture of your workstation.
- 6:34SPEAKER_00: I know for Santa Clarita artificial intelligence, it's in process, but that's what they wanted.
- 6:39SPEAKER_00: Now they don't need a business address specifically.
- 6:42SPEAKER_00: If you wanted to use your residence address, which, you know, coming from law enforcement might not be the best choice, but it could be something that you could do.
- 6:50SPEAKER_00: But they might want some verification, they want to see the street numbers, the actual address, and that you have those permissions to go in there.
- 6:59SPEAKER_00: But now they're going to want more updates, and that's what's really going to bring it around.
- 7:05SPEAKER_00: So I update every time I update my blog for the real estate end of it, and also for artificial intelligence, it automatically posts to the page.
- 7:16SPEAKER_00: And a few things you should know about these updates is you're able to plug in the description up to 1,500 characters.
- 7:24SPEAKER_00: But if you put information in here that Google doesn't like or that violates their terms of service, it's not going to work.
- 7:33SPEAKER_00: So how you do this is you go to your Google My Business, business.google.com.
- 7:41SPEAKER_00: And if you don't have one, then you'll start now.
- 7:43SPEAKER_00: But if you have a business, then you'll click sign in under the email that you use for your business.
- 7:49SPEAKER_00: Now, let's say some real estate agents have different businesses.
- 7:54SPEAKER_00: You can have them under one email, or you can choose to have those under separate.
- 7:59SPEAKER_00: Let's say you have branded emails for your business, you can have separate ones in there as well.
- 8:04SPEAKER_00: So just however you get access.
- 8:06SPEAKER_00: And from there, then you'll go build out the Google profile.
- 8:09SPEAKER_00: What I would do is I would use AI in order to ask, give me the best to build out a Google My Business profile.
- 8:29SPEAKER_00: I'm a local realtor.
- 8:44SPEAKER_01: Please ask me questions pertaining.
- 8:57SPEAKER_00: So you know I know how to uh spell check there's that.
- 9:00SPEAKER_00: So please ask me questions pertaining to my request so I can get the best information to build that business, to build my business profile.
- 9:17SPEAKER_00: So now it's gonna give me a rundown as to the things that I should be looking for when it comes to building out that profile.
- 9:25SPEAKER_00: And remember in the other classes, I always talk about iterate, iterate, iterate, iterate.
- 9:30SPEAKER_00: When you get something on here, especially if you're licensed in something, if you're a licensed attorney or a licensed real estate agent or a licensed something, you're you're a licensed lender, you're you have deep pockets as far as the world's concerned.
- 9:46SPEAKER_00: So if you put something out there that you fall back and say, well, AI made it for me, they're gonna expect you to have vetted whatever AI gave you.
- 9:57SPEAKER_00: This this pertains to real estate agents via listing descriptions.
- 10:02SPEAKER_00: Sometimes it's going to use terminology that is inappropriate these days.
- 10:08SPEAKER_00: Master bedroom.
- 10:09SPEAKER_00: Well, master is kind of could have a slavery type connotation and could be demeaning towards certain folks.
- 10:18SPEAKER_00: So they would rather have main bedroom being used.
- 10:21SPEAKER_00: But oftentimes when people go to one of these AI models, the large language models, and there's many, there's Gemini with Google, which again, like I mentioned earlier, that's the sleeper.
- 10:32SPEAKER_00: I think that we're gonna see Google climb on the top of everybody in short order.
- 10:37SPEAKER_00: I know that they're coming out with um their Gemini 3, and that's probably gonna be quite quite remarkable.
- 10:46SPEAKER_00: That's where you would access Nano Banana as well, if you wanted to um wanted to do that.
- 10:54SPEAKER_00: So now they have 2.5.
- 10:56SPEAKER_00: I think their Gemini 3 would be would be phenomenal, but it's gonna be coming out soon.
- 11:02SPEAKER_00: So anyway, whichever one you use, you just want to make sure you read all that information so you don't get caught up in some kind of a lawsuit.
- 11:09SPEAKER_00: And of course, anybody can sue anybody for anything, but at least this way you're not like playing on the freeway or offering people to come sue you.
- 11:17SPEAKER_00: So for the description, you would come back to so many tabs, you would come back to basically understanding what they produced for you, and then go through this and read it and understand how you would best optimize it.
- 11:30SPEAKER_00: You probably get calls like I do.
- 11:32SPEAKER_00: You probably get people from Bangladesh and other countries that are finding you online and they're sending you, hey, sign up for this, or you get this panicked email or phone call.
- 11:42SPEAKER_00: Oh, your business Google, my business listening isn't optimized.
- 11:45SPEAKER_00: And if you don't do it, you could be fined or other bad things could happen.
- 11:49SPEAKER_00: It's all a scam.
- 11:51SPEAKER_00: Google's not gonna call anybody.
- 11:53SPEAKER_00: If you're Zillow and you're paying Google, you know,$50,000 a month for advertising, they might call you.
- 12:00SPEAKER_00: But if you're us and you're not into Google that much, more than likely nobody's gonna call you, and especially nobody's gonna call you and tell you that you know, your Google My Business profile needs to be optimized, at least not from Google.
- 12:14SPEAKER_00: What ends up happening is when you ask these people if they're actually with Google, depending on the country of origin, they might say we work for Google or we're approved by Google.
- 12:28SPEAKER_00: But as far as them actually working for Google, they're not there.
- 12:30SPEAKER_00: A vendor that they've monetized the practice of calling people and through stress and maybe talking to you about something you might not understand completely, selling you something that realistically you could do yourself.
- 12:44SPEAKER_00: And this is how you optimize your Google My Business page.
- 12:47SPEAKER_00: You can use AI to do this.
- 12:49SPEAKER_00: But now back to the Google Maps story and how that's going to change.
- 12:54SPEAKER_00: If you have a real estate business, and let's say you operate out of Realty One group, when people are searching for real estate, if your Google My Business listing isn't updated continually, and I would do it at least three times a week, if not every day, and I you you can do it automated if you have Hoot Suite, does it Sprout Social does it.
- 13:18SPEAKER_00: I think Hootsuite's about 50 bucks a month.
- 13:21SPEAKER_00: It only gives you one account, not very much as far as automatic postings go.
- 13:27SPEAKER_00: Um, Honor Elevate My System has it.
- 13:29SPEAKER_00: You can post to almost unlimited.
- 13:31SPEAKER_00: And for anybody on this call, that's free.
- 13:33SPEAKER_00: I would give you that for nothing.
- 13:35SPEAKER_00: But you would be able to go on there at least publish to your social media, and you could also publish to your Google My Business page and plug that in.
- 13:42SPEAKER_00: But Sprout Social uh uh Sprout Social does it too for about 200 bucks a month.
- 13:47SPEAKER_00: So basically, these are aggregators where you go in and you type in, you have Chat GPT give you information or a blog post or a social media post or an update post, you ask it for one of these three things about your local real estate market.
- 14:04SPEAKER_00: I would feed it, like we talked about in past episodes, I would feed it information from the multiple listing service.
- 14:10SPEAKER_00: But you have to be careful because if you give it full sheets, you're now in violation because full sheets from the MLS contain uh information that potentially is confidential and can't be shared.
- 14:26SPEAKER_00: You know the confidential remarks section?
- 14:28SPEAKER_00: Yeah, it's dangerous.
- 14:29SPEAKER_00: I don't know if anybody would ever be able to track that back, but of course, with me, I would be the first example and I'd be on the front page of the Times having getting slammed for something like that.
- 14:39SPEAKER_00: So you got to use the client rendering sheets if you're going to be looking for real estate data.
- 14:44SPEAKER_00: Also, the statistical information at the board is fantastic.
- 14:48SPEAKER_00: If you go in there and go into the stats field, this stuff's great.
- 14:53SPEAKER_00: And it works, it works incredibly well when it comes to uh getting information as far as um using this information to plug into uh the different chat GPTs.
- 15:06SPEAKER_00: All you do is just basically go in here and you you use the statistical searches, and when it gives you an idea, so we'll go six months just for the heck of it.
- 15:16SPEAKER_00: We'll choose residential, we'll do active number of listings.
- 15:20SPEAKER_00: I ran that today.
- 15:22SPEAKER_00: I'm gonna go advanced because I want another statistic, and then we're gonna go price, um, list price, median, number of listings, number of, and then we'll group it by month, and then we'll go um Casting Country So this data here you can see, so we only have we only have six months, but you know, there's a story here.
- 16:08SPEAKER_00: So you can take this you grab that, you take the data.
- 16:18SPEAKER_00: You grab that.
- 16:20SPEAKER_00: Okay, so now I have so I have a keyboard shortcut where I'm able to capture parts of my screen, and then you go back to your chat and start a new chat.
- 16:33SPEAKER_00: Sorry, I'm running over the end of the page.
- 16:36SPEAKER_00: So now I start a new chat, and now I plug in both of those photos, these two screenshots, and I plug both of those in here, and I'll say, please give me a lot of people.
- 17:25SPEAKER_00: It has your search parameters.
- 17:27SPEAKER_00: So it's gonna have the city information, it's gonna have everything else.
- 17:30SPEAKER_00: So really, you don't need to add to it.
- 17:32SPEAKER_00: And the pictures thing is awesome.
- 17:33SPEAKER_00: So a couple months ago, I would write out cursive on a sheet of paper trying to get ChatGPT to read the cursive.
- 17:40SPEAKER_00: It it was choking on it.
- 17:42SPEAKER_00: I mean, it wouldn't even give me any idea as to what I said, and I have pretty good penmanship.
- 17:47SPEAKER_00: So now when I write something in cursive and I'll take a picture of it and say add to it, amplify it, or digest it, or give me more information about it, it it just pulls it out no problem, like magic.
- 17:58SPEAKER_00: So any of these images you plug in here, this is huge.
- 18:01SPEAKER_00: So let's see what it says.
- 18:03SPEAKER_00: And this is something that you use in your Google My Business update because the information that you plug in there has to be not so much factual, but nothing with any kind of self-advertising.
- 18:17SPEAKER_00: Nothing with, you know, Connor McIver's the greatest, love Connor, Connor's the best realtor in the world, none of that crap, because it's gonna kick you out.
- 18:25SPEAKER_00: And if you keep doing that, then it's gonna be difficult for you to publish anything good because each each update you write on your Google My Business page will get flagged, each and every one.
- 18:40SPEAKER_00: So let's see, uh let's see what happens.
- 18:42SPEAKER_00: So, yeah, it gives an idea.
- 18:44SPEAKER_00: Yeah, this is good, right?
- 18:45SPEAKER_00: So, what do the numbers say?
- 18:47SPEAKER_00: Inventory peaked early summer, then tightened fast.
- 18:49SPEAKER_00: Active listings rose to approximately 1200 in June or July, then slid to a thousand and five by September, roughly a 16% drop from summer peak.
- 19:01SPEAKER_00: I mean, this is good stuff.
- 19:02SPEAKER_00: You can use this information.
- 19:04SPEAKER_00: Sellers tested prices high late in the spring, pushed back, medium prices.
- 19:09SPEAKER_00: When you're giving information like this, and of course you want to read it all.
- 19:13SPEAKER_00: I won't for you know purposes of our class, but you could take this information, you could say, that's really good.
- 19:20SPEAKER_00: Write me a 1500 character.
- 19:28SPEAKER_00: Google my business update, please.
- 19:34SPEAKER_00: So Google My Business when I pulled that just now.
- 19:37SPEAKER_00: You can see here it has 1500, right?
- 19:42SPEAKER_00: So the images we'll get to that in a second, and the button we'll get to that in a second.
- 19:47SPEAKER_00: Let's see what it spits out here.
- 19:53SPEAKER_00: Let's see, uh fresh from our local board realtors, da da da da bottom line looks good.
- 19:59SPEAKER_00: Connor MacIver.
- 20:01SPEAKER_00: So it spit out this information.
- 20:03SPEAKER_00: You might not know this.
- 20:04SPEAKER_00: This bottom paragraph is gonna get me, it'll get it so it's not approved.
- 20:09SPEAKER_00: They'll kick it back and they'll say basically it's not gonna be allowed.
- 20:13SPEAKER_00: So, what I would do is I would leave out any self-promotion.
- 20:17SPEAKER_00: I created an agent with Chat GPT that already knows that.
- 20:22SPEAKER_00: So I put in the parameters for Google My Business, the rules and regulations, and when I plug information into that specific agent, it's gonna produce for me exactly what I want.
- 20:34SPEAKER_00: So if you want to know how to build agents, go to one of the large language models, the one that you use, and say, How do I build a custom agent with your particular system?
- 20:46SPEAKER_00: If it's Chad GPT, that's gonna be over here, and they're gonna be GPTs, is what they're called.
- 20:53SPEAKER_00: And then you click on my GPT, and then I've got a couple in here, I think.
- 20:58SPEAKER_00: And then uh yeah, so these are my these are my different ones that I've programmed.
- 21:03SPEAKER_00: And I always keep the access just to me.
- 21:05SPEAKER_00: I don't share these, but you can have them for the public to use, but I just keep them myself.
- 21:11SPEAKER_00: But once I get that, then I you know I I use that.
- 21:14SPEAKER_00: But this is the that's what it came up with.
- 21:17SPEAKER_00: So let's let's run back here.
- 21:23SPEAKER_01: Two seconds or is it?
- 21:26SPEAKER_01: I think I need to delete it.
- 21:40SPEAKER_00: So if you need to find what you wrote, it's always gonna be over here on the left.
- 21:44SPEAKER_00: You might have to refresh your page a couple times to get back to it.
- 21:47SPEAKER_00: But you know, it'll always be here.
- 21:49SPEAKER_00: It retains the information.
- 21:51SPEAKER_00: So this is the information I wanted.
- 21:53SPEAKER_00: I'm not gonna use that last paragraph.
- 21:55SPEAKER_00: And then I get to take this, gonna copy and paste it.
- 21:59SPEAKER_00: Where was It here, so I'm gonna paste the description in.
- 22:02SPEAKER_00: Usually it's pretty good 300 and 1356 uh characters, which looks good.
- 22:07SPEAKER_00: So here for the image, what do we use?
- 22:09SPEAKER_00: Well, we already have one that that might work.
- 22:13SPEAKER_00: We already have this one here, right?
- 22:15SPEAKER_00: This particular uh the lit the uh the actual thing that we grabbed.
- 22:20SPEAKER_00: We could use that.
- 22:21SPEAKER_00: The format's a little bit off, but for our our purposes it might work.
- 22:26SPEAKER_00: But just for this, let's let's uh see what uh nano banana will make for us.
- 22:32SPEAKER_00: So I'm gonna keep this copied.
- 22:35SPEAKER_00: Then I'm gonna go here, I'm gonna go back to um so nano banana is on Google, so it's on Gemini.
- 22:43SPEAKER_00: I'll do this and then I'll ask, can you make me my business?
- 23:07SPEAKER_00: Let's see what it does.
- 23:08SPEAKER_00: It it should be able to pull in.
- 23:10SPEAKER_00: Well, I didn't even give it any description, but a lot of times it'll be able to pull up and it'll come up with something pretty good.
- 23:16SPEAKER_00: We'll see what it is.
- 23:17SPEAKER_00: Yeah, there you go.
- 23:18SPEAKER_00: So you want to make sure all this is spelled correctly, because a lot of times in the Google My Business production, um they misspell stuff, especially when it comes to long redundancies.
- 23:30SPEAKER_00: So if you're gonna be uh Santa Cruita Artificial Intelligence.com, I don't know why, but when it goes through and it's writing that artificial ends with an L, intelligence starts with an I and it just it just just messes it up every time.
- 23:45SPEAKER_00: And then trying to iterate with it, to iterate to basically say fix it, add this, add that, it's uh it's kind of difficult.
- 23:54SPEAKER_00: But anyway, so you get an idea.
- 23:55SPEAKER_00: I think this looks really good.
- 23:57SPEAKER_00: And then if you wanted to go back and maybe we'll see what this does here, real quick.
- 24:05SPEAKER_00: Uh there's this, what's this?
- 24:07SPEAKER_00: That's good.
- 24:08SPEAKER_00: Let's see.
- 24:09SPEAKER_00: Can you add me to this image, please?
- 24:15SPEAKER_00: Let's see if it'll if it'll uh throw me in there as well as part of it.
- 24:21SPEAKER_00: And this is nano banana.
- 24:23SPEAKER_00: You can use your own image in that on the good when you're doing the Google My Business profile update, as far as that uh that blog.
- 24:31SPEAKER_00: See what it does.
- 24:32SPEAKER_00: Yeah, it's pretty good.
- 24:33SPEAKER_00: There you go, threw me in there, kind of covers stuff a little bit, and it also offset the image.
- 24:38SPEAKER_00: This is not uncommon.
- 24:40SPEAKER_00: Give it another couple weeks, this will probably never happen again.
- 24:43SPEAKER_00: AI will never be any worse than it is today, but you can see here, get an idea.
- 24:49SPEAKER_00: So let's say this is the one I wanted to go with.
- 24:51SPEAKER_00: Of course, I'll save it somewhere.
- 24:53SPEAKER_00: What you want to do as well, it's gonna give you some obscure name for the image.
- 25:00SPEAKER_00: Images are still tagged by name.
- 25:03SPEAKER_00: So even when you take an image that you create on one of the GPTs, there's a bonus tip.
- 25:08SPEAKER_00: You want to make sure that the image is titled and named correctly.
- 25:13SPEAKER_00: You don't want to leave it out there and not with this this yucky looking name, yucky, like uh like we just saw here.
- 25:21SPEAKER_00: You actually want to name it.
- 25:24SPEAKER_00: So I have a couple different methods of doing this.
- 25:27SPEAKER_00: A lot of times I'll go by date.
- 25:29SPEAKER_00: So today's the 22nd, so I'll go 922, and then this is an image depicting well, we won't even get fancy.
- 25:38SPEAKER_00: Connor, MacIver, Santa Clarita, real estate agent, market statistics.
- 25:49SPEAKER_00: Something like that, right?
- 25:51SPEAKER_00: All right, so it's there, so now I'll go back to the actual post.
- 25:56SPEAKER_00: It's gonna be a taller format than probably at once.
- 26:00SPEAKER_00: But anyway, we're gonna use it.
- 26:02SPEAKER_00: So we pop it in here, and then the other thing that you want to do is you're gonna want to give it a button.
- 26:09SPEAKER_00: So once somebody looks at this, they're gonna see the full image.
- 26:12SPEAKER_00: But right now, because of the screen size, it's gonna limit it to this.
- 26:16SPEAKER_00: But when somebody's on Google and they click on it, they'll see the full image.
- 26:19SPEAKER_00: Now you want to give it a button.
- 26:21SPEAKER_00: So where's this button going to go?
- 26:23SPEAKER_00: You can do a lot of different things.
- 26:25SPEAKER_00: Usually it's learn more.
- 26:28SPEAKER_00: So with this update, more than likely I would have had a corresponding blog post somewhere, or my Facebook, uh, my Facebook page for my real estate business, or maybe your TikTok feed, or your YouTube video channel, whatever it is you want wherever you want people to go.
- 26:45SPEAKER_00: But my suggestion is wherever you have them go, from now on, you should have something that they can fill out.
- 26:53SPEAKER_00: Something where you can get their information.
- 26:55SPEAKER_00: That's very important.
- 26:57SPEAKER_00: Everything you have online should have a resource so you can obtain people's information and maybe give them something.
- 27:05SPEAKER_00: Maybe say, you know, I know it's overused, but I think something in real estate that's not overused are the coming soon listings.
- 27:13SPEAKER_00: A lot of people don't really talk about that.
- 27:15SPEAKER_00: And if you look at the MLS data, it's like every single day we have, you know, quite a few coming soon listings.
- 27:23SPEAKER_00: I think there's six maybe today.
- 27:26SPEAKER_00: But you can offer this.
- 27:28SPEAKER_00: Six.
- 27:28SPEAKER_00: Yeah, there's six coming soon listings today.
- 27:30SPEAKER_00: These are properties that are on the market.
- 27:32SPEAKER_00: The only way people see these listings, as you know, is by getting them emailed from you to them.
- 27:39SPEAKER_00: So why not make that offering out there and say, listen, you know, you I'll I'll send you the coming soon listings for whatever city and area you're interested in.
- 27:50SPEAKER_00: And agents have a 21-day runtime to be able to make a listing coming soon.
- 27:56SPEAKER_00: So this listing could be out there without anybody seeing it besides people that are on the inner circle or on my list.
- 28:04SPEAKER_00: And that's true because the only people that get access to those are the people that have them emailed from the real estate agent.
- 28:10SPEAKER_00: So coming soon listings are a big deal.
- 28:12SPEAKER_00: That's something where you could really build a great buyer list because you're giving access to things that people don't have.
- 28:18SPEAKER_00: And you can also reiterate, you know, it's not overwhelming.
- 28:21SPEAKER_00: It's not like we have 500 coming soon listings posted a day, which would be a lot.
- 28:26SPEAKER_00: But, you know, there's a few, there's a handful, maybe 10 or 12.
- 28:29SPEAKER_00: And you can even dial it into where their comfort zone is.
- 28:33SPEAKER_00: Let's say they're looking between, you know, 950 and a million in Saugus, and they want at least four bedrooms with a pool.
- 28:39SPEAKER_00: You can dial that in and make those coming soon listings fit that criteria.
- 28:42SPEAKER_00: I would probably back it off and maybe pop the pool out because you definitely want to show that you're giving them something of value.
- 28:50SPEAKER_00: And you can even inform them, you know, some of the properties have pool-sized lots.
- 28:54SPEAKER_00: Maybe we'll get a good deal.
- 28:55SPEAKER_00: We could buy the property and then put a pool in later.
- 28:57SPEAKER_00: Maybe that's an option.
- 28:58SPEAKER_00: So I'm going to send you the ones, the coming soon listings that also don't have pools.
- 29:02SPEAKER_00: So you want to offer it so it at least has enough in there that they can see something coming from you.
- 29:10SPEAKER_00: All right.
- 29:10SPEAKER_00: So that's this.
- 29:11SPEAKER_00: So the Google would be learn more.
- 29:13SPEAKER_00: If you have uh a website, a real estate website that also shows listings.
- 29:18SPEAKER_00: I know I was doing this with another agent.
- 29:20SPEAKER_00: If you're with Realty One, they have an offering of a website that you get included with your membership and it has MLS, um, MLS access.
- 29:30SPEAKER_00: You could actually use a link to that, but just make sure that system has some kind of capture page and you can put that together in that particular website.
- 29:39SPEAKER_00: And in my free offering with Santa Cruz Artificial Intelligence, you can build funnels as well.
- 29:45SPEAKER_00: You can actually build a form and embed that into your website.
- 29:50SPEAKER_00: So hit me up if you want to do that.
- 29:52SPEAKER_00: But anyway, so that's what I would offer.
- 29:54SPEAKER_00: And then you could have this button go to that particular page or anywhere else, but just make sure you have some kind of capture information.
- 30:01SPEAKER_00: So here we can go.
- 30:04SPEAKER_00: And it's always this.
- 30:06SPEAKER_00: Um, you'll always see the example down here, hypertext markup language, uh excuse me, HTTP.
- 30:14SPEAKER_00: It's HTML's hypertext markup language.
- 30:16SPEAKER_00: HTTP, that's the entry point.
- 30:18SPEAKER_00: So you're gonna need that.
- 30:19SPEAKER_00: The S is secure.
- 30:21SPEAKER_00: Most websites, if you're gonna get access, are secured already, and then you can just punch in wherever you want them to go.
- 30:28SPEAKER_00: Uh-C-L-A-R-T-A.
- 30:34SPEAKER_00: There you go.
- 30:34SPEAKER_00: Post it.
- 30:35SPEAKER_00: And then after it's posted, it's going to pop up here.
- 30:40SPEAKER_00: It's submitted for review.
- 30:42SPEAKER_00: So we'll have to see what happens.
- 30:44SPEAKER_00: It might take just a couple minutes, but it's going to be here at a page.
- 30:48SPEAKER_00: Most of my updates don't include a photograph.
- 30:51SPEAKER_00: I should attend to that a little bit better.
- 30:53SPEAKER_00: I know my system is able to do it.
- 30:55SPEAKER_00: I just haven't turned it on.
- 30:56SPEAKER_00: I have this being fed through an RSS feed channel that I created on Replit, and we can all talk about that later.
- 31:03SPEAKER_00: I'll have future shows to show you how to create your different apps if you want to do stuff.
- 31:08SPEAKER_00: Because now you don't really have to be a coder, you just have to be able to talk to the computer to have it produce for you things.
- 31:15SPEAKER_00: So there it is.
- 31:16SPEAKER_00: So it popped up here.
- 31:18SPEAKER_00: Here's what they'll see when they click on the ad.
- 31:21SPEAKER_00: Here's the information that they'll see as I posted.
- 31:24SPEAKER_00: And then here's the learn more button, and I have it going to Santa Clara Coming Soon site.
- 31:29SPEAKER_00: There you go.
- 31:31SPEAKER_00: So that's that's probably one of the most important changes.
- 31:34SPEAKER_00: And now, because of the algorithm adjustment in Google, we're going to start seeing.
- 31:40SPEAKER_00: You can go to this post here as well.
- 31:41SPEAKER_00: Just go to Santa Crete Artificial Intelligence.com.
- 31:45SPEAKER_00: And I posted it here at the top.
- 31:48SPEAKER_00: So you go to Santa Create Artificial Intelligence.com, click on the blog, and it's the Google Map article.
- 31:55SPEAKER_00: But this will explain everything and also the video as to what those changes happen to be.
- 32:01SPEAKER_00: But what's going to end up happening is businesses, even real estate agents, if they're not updating the Google My Business page, you're not going to be seen.
- 32:08SPEAKER_00: You'll start to trickle down in the results when people are searching for brands of real estate, and you'll start missing those business calls or those people interacting with your page.
- 32:20SPEAKER_00: So if you don't have a Google My Business listing, hit me up.
- 32:23SPEAKER_00: If you want to SEO optimize it, hit me up too.
- 32:25SPEAKER_00: We can set a time to talk.
- 32:27SPEAKER_00: And also if you want the free offering and pick up the system, you can do that as well.
- 32:32SPEAKER_00: I'm going to open it up for questions now.
- 32:34SPEAKER_00: We're over our 30-minute mark.
- 32:35SPEAKER_00: See if there's any questions I can answer pertaining to artificial intelligence or anything else.
- 32:40SPEAKER_00: And then, of course, next Monday we'll have our next class.
- 32:44SPEAKER_00: So you can drop any kind of question into the chat if you would like, or you can unmute yourself and ask the question here, please.
- 32:53SPEAKER_00: I would appreciate it.
- 32:54SPEAKER_00: And we'll be here until uh we exhaust the next uh few minutes or so.
- 32:59SPEAKER_00: But please let me know.
- 33:00SPEAKER_00: Did anybody have any questions at all?
- 33:02SPEAKER_02: Great presentation.
- 33:04SPEAKER_02: Thank you, Connor.
- 33:05SPEAKER_00: Oh, you're more than welcome, Patrick.
- 33:07SPEAKER_00: It's it's it's definitely my pleasure.
- 33:09SPEAKER_00: Um, one of the things that a lot of people kind of get into is calendars.
- 33:14SPEAKER_00: And I don't know if you have Calendly.
- 33:16SPEAKER_00: Um, one of the systems I have, they're they're free.
- 33:21SPEAKER_00: Um you can set up unlimited calendars if if you would like.
- 33:26SPEAKER_00: Just hit me up and I'll set you up with an account.
- 33:28SPEAKER_00: The other thing, too, something that I think is very, very useful is to have uh your business looked at from just kind of see where you are.
- 33:42SPEAKER_00: So let me give you an idea.
- 33:43SPEAKER_00: So this is a basic report that I can produce.
- 33:47SPEAKER_00: Sorry, let me go back.
- 33:49SPEAKER_00: This is a basic report that I can produce, and it'll give you an idea where you happen to be positioned.
- 33:56SPEAKER_00: All I need is just information, but you can see here when you go through all these different updates, so even there's there's lack here, but basically it goes through and it will update all these different systems and show you where you're not appearing, and all of these are validation and it works with your real estate name.
- 34:17SPEAKER_00: So if you have a Google My Business, you know, hit me up and I'll send you this audit report so you can go in and start, you know, modifying things and changing things.
- 34:29SPEAKER_01: Any questions anymore?
- 34:36SPEAKER_01: Let me see if there's anything in the chat.
- 34:41SPEAKER_02: I don't know how you keep all that information in your head.
- 34:44SPEAKER_02: Mine hurts just half hours.
- 34:48SPEAKER_00: You know, it's changing every day.
- 34:50SPEAKER_00: There's so many people on both sides of this thing.
- 34:54SPEAKER_00: It's so hard to do this and not get into that whole talk about we've just created something more intelligent than us.
- 35:02SPEAKER_00: We need to be scared, we need to be worried, you know, what's gonna happen.
- 35:06SPEAKER_00: I had a an agent ask me this morning where I think what's gonna happen to real estate agents when AI really, you know, hits its stride and gets out there.
- 35:16SPEAKER_00: And I think as long as attorneys are suing people, we're probably not gonna have to be too concerned about AI taking over real estate.
- 35:27SPEAKER_00: Not that it couldn't, but the reason why is attorneys need somebody to sue.
- 35:33SPEAKER_00: So I think that probably will probably be around as long as they're around.
- 35:39SPEAKER_00: And you know they're not gonna let, you know, they might have AI in their ear while they're in court pulling on all the resource material that uh a very good uh what do they call them, legal secretary would pull and talking to them as they're conveying to the people.
- 35:56SPEAKER_00: In fact, at some point they might even have some kind of onboard mechanism that feeds their brain directly through you know a neural connection and amplifies them that way.
- 36:06SPEAKER_00: But as long as they're still in the business, I think real estate agents, we're gonna be safe.
- 36:12SPEAKER_02: That's true.
- 36:13SPEAKER_02: Without us, who they have to sue.
- 36:16SPEAKER_00: Right.
- 36:16SPEAKER_00: That's sad.
- 36:17SPEAKER_00: It's sad that it's that.
- 36:20SPEAKER_00: But you know, people also they you know, you're spending, you know, hundreds of thousands, millions of bucks, you know, in a lot of cases.
- 36:28SPEAKER_00: You're selling stuff that's that expensive.
- 36:30SPEAKER_00: They want to uh deal with that person at least at some point.
- 36:36SPEAKER_00: It's been difficult, I think, for people to get into the buyer end of it.
- 36:40SPEAKER_00: I know a lot of the agents I talk to, they have difficulty selling that buyer-broker agreement.
- 36:46SPEAKER_00: Now, you know, give it two or three years, it'll be just common practice.
- 36:49SPEAKER_00: But I think agents in some cases, and you can tell me if I'm wrong, we're our own worst enemy.
- 36:54SPEAKER_00: Because some agents, I think, are still showing stuff without having people sign anything, trying to get that relationship before they start sending some contract to people.
- 37:04SPEAKER_00: And that's tough for other agents that are trying to do it legit.
- 37:09SPEAKER_02: Yeah, and unfortunately, that's gonna leave those agents up to a major lawsuit because the attorneys are gonna feed on that like oh no tomorrow.
- 37:21SPEAKER_00: You know, I wanted to ask you why Missouri?
- 37:23SPEAKER_00: Why did the lawsuit come out of Missouri?
- 37:25SPEAKER_00: I've been to Missouri.
- 37:27SPEAKER_00: Missouri's hot and sticky, and they got really big bugs.
- 37:30SPEAKER_00: I don't understand why that happened in Missouri.
- 37:32SPEAKER_00: You'd think that would have happened in California.
- 37:34SPEAKER_00: You would think so.
- 37:38SPEAKER_00: Very good.
- 37:39SPEAKER_00: Well, I I appreciate everybody.
- 37:41SPEAKER_00: Are there any questions at all?
- 37:42SPEAKER_00: Any other questions I can answer about AI next week.
- 37:46SPEAKER_00: Remember to, you know, if you don't have your bios done yet for yourselves, make sure you get that written up in a Google Doc, everything about you, and we can tackle that and more next week.
- 37:56SPEAKER_00: But I do appreciate everybody watching.
- 37:58SPEAKER_00: It's my pleasure.
- 37:59SPEAKER_00: And uh let me know at Santa Clarita Artificial Intelligence dot com if I can help you guys.
- 38:05SPEAKER_02: You're amazing, Connor.
- 38:06SPEAKER_02: Thank you so much.
- 38:08SPEAKER_02: Thank you.
- 38:08SPEAKER_00: I'll talk to you soon.
- 38:12SPEAKER_00: Thank you so much, Jen.
- 38:13SPEAKER_00: I appreciate you guys.
- 38:14SPEAKER_00: Thanks, Andrew.
- 38:15SPEAKER_00: I appreciate it.
