- 0:00Hey guys, back for another episode. Trump, the
- 0:03art of the deal, elements of the deal. Enhance
- 0:06your location, Trump says. Perhaps the most misunderstood
- 0:09concept in all of real estate is that the key
- 0:11to success is location, location, location. Usually
- 0:14that's said by people who don't know what they're
- 0:16talking about. First of all, you don't necessarily
- 0:18need the best location. What you need is the
- 0:21best deal. Just as you can create leverage, you
- 0:24can enhance a location through promotion and
- 0:27through psychology. I was going to give an example
- 0:29of how he did just that. When you have 57th Street
- 0:33and 5th Avenue as your location, as I did with
- 0:36Trump Tower, you need less promotion. But even
- 0:38there, I took it a step further by promoting
- 0:41Trump Tower as something almost larger than life.
- 0:44Location also has a lot to do with fashion. We
- 0:47can take a mediocre location and turn it into
- 0:50something considerably better just by attracting
- 0:52the right people. After Trump Tower, I built
- 0:55Trump Plaza on a site at 3rd Avenue and 61st
- 0:58Street, and I was able to purchase very inexpensively.
- 1:02The truth is that 3rd Avenue simply didn't compare.
- 1:05with Fifth Avenue as a location. But Trump Tower
- 1:07had given a value to the Trump name and had built
- 1:10a very striking building on Third Avenue. Suddenly,
- 1:13we were able to command premium prices from very
- 1:15wealthy and successful people who might have
- 1:17chosen Trump Tower if the best apartments hadn't
- 1:20been sold out. Today, Third Avenue is a very
- 1:22prestigious place to live. Trump Plaza is a great
- 1:25success. Trump is saying here that the name that
- 1:28he created out of Trump Tower allowed him to
- 1:31raise or to command premium prices at other locations
- 1:35thanks to the brand. So he's saying that regardless
- 1:39of the location, if you know how to brand it
- 1:43properly, you can command a value premium. Now
- 1:48he's going to explicit this point. He says, my
- 1:51point is that the real money isn't made in real
- 1:53estate by spending the top dollar to buy the
- 1:55best location. You can get killed doing that,
- 1:58just as you can get killed buying a bad location.
- 2:01even for a low price. What you should never do
- 2:03is pay too much, even if that means walking away
- 2:06from a very good site, which is all a more sophisticated
- 2:09way of looking at location. So the gist of it
- 2:13is that in any real estate transaction, you want
- 2:17to make sure that the price isn't too high. Like
- 2:21there's always a price at which the deal is not
- 2:24worth pursuing, even if it's the best location.
- 2:26And on the flip side, If the price is right and
- 2:32the location is not necessarily the best one,
- 2:36it can turn out to be a successful deal as Trump
- 2:41managed to do with Trump Plaza on 61st and 3rd.
- 2:49So here are the advices to not fall into the
- 2:52dogma of location, location, location, and rather
- 2:55look for value. or as he says in this subtitle,
- 2:59enhance your location.
