- 0:33Speaker 1: speaking of the folks at rockrealteam, mister Matt Heiman with
- 0:36Speaker 1: Rockrealty joins us this morning. Matt, how you doing this week?
- 0:40Speaker 2: Good boy, Sewan doing pretty good.
- 0:42Speaker 1: It's good to talk to you. And we are going
- 0:43Speaker 1: to get a look at some market numbers. We'll take
- 0:47Speaker 1: a look at July the latest numbers out and see
- 0:49Speaker 1: kind of how the housing market is doing overall. Some
- 0:52Speaker 1: really good information, some great numbers contained within there. But
- 0:56Speaker 1: first off, this week's featured listening is a beautiful home
- 1:00Speaker 1: down in Janesville and located right at twenty nine nineteen Dartmouth.
- 1:05Speaker 1: Let's talk a little bit about this, about this listing,
- 1:08Speaker 1: Matt and I am seeing, and I know the kids
- 1:12Speaker 1: go wild for this and everybody does. I'm seeing quartz
- 1:15Speaker 1: countertops and tile backsplash, it's got it. It's gorgeous to
- 1:18Speaker 1: the entire house, but the kitchen is especially lovely.
- 1:23Speaker 2: Yeah. Yeah, they definitely did a good job updating the house.
- 1:26Speaker 2: I really like the white cabinets. White cabins is kind
- 1:28Speaker 2: of a personal fave myself. But yeah, the course countertops
- 1:32Speaker 2: and the ceiling lighting. It's just a very attractive house.
- 1:40Speaker 2: Kind of a semi open concept main living area with
- 1:44Speaker 2: a bit of a dining room off the off the
- 1:46Speaker 2: side there. I think it's a really nice layout.
- 1:48Speaker 1: It's a really nice layout, really nice looking home. And
- 1:51Speaker 1: you mentioned open concept and one of the things that
- 1:55Speaker 1: I like about this, and I've noticed a lot of
- 1:57Speaker 1: folks there was a brief time there were it was
- 2:00Speaker 1: like completely open concept, where like we don't want any
- 2:03Speaker 1: interior walls. This house and a lot of houses i've
- 2:06Speaker 1: been noticing maintained still so there's still some of that,
- 2:09Speaker 1: you know, you know, like where the kitchen is the
- 2:11Speaker 1: dining room and those type of areas, but it still
- 2:13Speaker 1: has that very open field, so it's not wallless, but
- 2:17Speaker 1: really minimized when it comes to some of those spaces.
- 2:20Speaker 1: The other thing that I noticed a lot of is
- 2:22Speaker 1: the flooring in this is that LVT that luxury vinyl
- 2:27Speaker 1: tile I do believe is what LVT stands for or
- 2:30Speaker 1: LVP excuse mean vinyl plank. It looks it looks really nice.
- 2:34Speaker 1: The pattern and the design that they chose for that
- 2:37Speaker 1: flooring really complements those cabinets and other spaces very well. Yeah.
- 2:43Speaker 2: I agree, it's almost almost like a Brazilian hardwood look
- 2:47Speaker 2: to it, well, still being a luxury vinyl plank. Yeah.
- 2:50Speaker 2: It's a nice size house too. I mean you're sitting
- 2:54Speaker 2: on four bedrooms, two and a half bath and over
- 2:58Speaker 2: thirty three hundred square feet, so big place.
- 3:01Speaker 1: And did we touch on the garage size, which is
- 3:03Speaker 1: also a really nice feature.
- 3:06Speaker 2: Yeah, as far as the two car garage goes it
- 3:09Speaker 2: it looks quite big, more of a two point.
- 3:12Speaker 1: Five, yes, And people say, well, what do you do
- 3:16Speaker 1: with a point five? Well, you know what you can
- 3:17Speaker 1: do with a point five. You can put yourself a
- 3:20Speaker 1: rider in there. That's that you know what, and that's
- 3:24Speaker 1: I think I feel. I feel like for a lot
- 3:27Speaker 1: of us guys, that's literally going to be our answer
- 3:29Speaker 1: when our wife say what do we do with that?
- 3:31Speaker 1: And we're going to say, what can you do? We
- 3:32Speaker 1: can put all sorts of fun stuff in there. Yeah,
- 3:35Speaker 1: it's a really really nice property. As Matt mentioned, it
- 3:38Speaker 1: has four bedroom, two and a half bath, beautiful garage
- 3:42Speaker 1: located right in Janesville at twenty nine nineteen Dartmouth Drive
- 3:47Speaker 1: under five hundred thousand, four nine hundred. I can get
- 3:51Speaker 1: the details online of course, Rock Wisconsin even better pickup phone.
- 3:54Speaker 1: Give Laura Furman a call this morning about this week's
- 3:56Speaker 1: featured listing. Tell her you'd like to take a look
- 3:59Speaker 1: at this house on Dartmouth Drive in Janesville Hotel for
- 4:03Speaker 1: number six O eight nine two one zero six four one.
- 4:07Speaker 1: That's nine two one zero six four to one for
- 4:10Speaker 1: Laura Firman at Rock Realty and Matt as I look
- 4:13Speaker 1: at some of the numbers, their latest numbers. As far
- 4:17Speaker 1: as real estate, we're seeing uh continual increase when it
- 4:21Speaker 1: comes to media and prices. That that's kind of a
- 4:24Speaker 1: that's been that's been a pretty common common thing, hasn't it. Yeah.
- 4:28Speaker 2: I think though it's a kind of leveling off, So
- 4:31Speaker 2: we're not getting those insane price increases. There's a slow
- 4:35Speaker 2: and steady increase. You know. I feel like it's it's
- 4:39Speaker 2: mirrored in a way. It's mirrored inflation, right, you know,
- 4:43Speaker 2: usually real estate stays a little bit ahead of inflation,
- 4:46Speaker 2: and that's kind of what we're seeing. And a year
- 4:48Speaker 2: over year, you know, we're still looking at a you know,
- 4:51Speaker 2: between a four and five percent price increase around the state.
- 4:55Speaker 2: As far as July last year versus July this year.
- 4:58Speaker 1: It's interesting when you when you, oh, sorry about that, man,
- 5:00Speaker 1: I mean in rubble are you saying no? I was
- 5:02Speaker 1: gonna say, what's interesting?
- 5:06Speaker 2: Yeah, yeah, it's a state wise, you know, the medium
- 5:11Speaker 2: price rose to about three hundred and thirty seven thousand dollars,
- 5:15Speaker 2: you know, this month versus last year.
- 5:17Speaker 1: What's interesting about that too, is is one when people
- 5:21Speaker 1: sometimes they'll hear some of these numbers and they'll go, oh,
- 5:23Speaker 1: my goodness. You know, house prices keep going up and up.
- 5:26Speaker 1: They're supposed to write there. We we did see a
- 5:29Speaker 1: time there where it was it was too hot, too much,
- 5:32Speaker 1: too fast, but you should expect real estate and that's
- 5:36Speaker 1: part of what makes it such a such a great
- 5:38Speaker 1: opportunity and why it's today is a great day to
- 5:40Speaker 1: get started on this is you do want to see
- 5:43Speaker 1: not not extreme, not crazy, but you do want to
- 5:46Speaker 1: see which which is reflective in what we've seen recently,
- 5:49Speaker 1: which is a very gentle increase in values. Is I
- 5:54Speaker 1: don't I sometimes think people hear that stuff and they
- 5:57Speaker 1: think it's a bad thing. That's actually exactly correct me
- 6:00Speaker 1: if I'm wrong. How this is this in a really healthy,
- 6:03Speaker 1: strong market, That's exactly how things should work, right.
- 6:06Speaker 2: Yeah, yeah, I agree. And you know, one way to
- 6:09Speaker 2: look at it is if the price of lumber and
- 6:12Speaker 2: drywall has gone up two percent over the last year,
- 6:15Speaker 2: it's going to cost that much more to build a
- 6:18Speaker 2: new a new home, right, and so kind of the
- 6:21Speaker 2: new supply pulls up the pre existing supply. Is kind
- 6:26Speaker 2: of how that market works. Where As as inflation continues,
- 6:30Speaker 2: you know, home prices or the ed inflation will steep
- 6:33Speaker 2: into real commodities, right, real real states is one of
- 6:36Speaker 2: those commodities, one of those tangible items, and uh, you
- 6:40Speaker 2: know it will naturally kind of keep up or stay
- 6:43Speaker 2: ahead of inflation because.
- 6:44Speaker 1: Of that, Matt, what are we seeing as we talked
- 6:46Speaker 1: this morning with Matt Heytman of Rock Realty Online Rock
- 6:49Speaker 1: Wisconsin dot com, that's ro O c k Wisconsin dot com.
- 6:53Speaker 1: When we get into inventory, what are we seeing there?
- 6:54Speaker 1: Are we seeing more inventory less inventory remaining steady? What's
- 6:59Speaker 1: what's kind of the the take away there?
- 7:02Speaker 2: Yeah, we've similar to last month, we had a bit
- 7:05Speaker 2: of a mixed results when it comes to both Dane
- 7:09Speaker 2: and Rock County, and I think I think this last
- 7:11Speaker 2: month it kind of reverse the other way. So in
- 7:15Speaker 2: Dane County the new listings year over year was almost
- 7:19Speaker 2: dead even right, didn't have a huge increase in new listings,
- 7:23Speaker 2: But in Rock County it was actually six percent more
- 7:26Speaker 2: new listings sitting the market. So inventory has definitely been
- 7:31Speaker 2: helping for months and months and years. Really we saw
- 7:34Speaker 2: inventory falling and now we've seen it actually rising and growing,
- 7:38Speaker 2: which is a which is a good thing.
- 7:40Speaker 1: Matt. As we look at those numbers too, and you mentioned,
- 7:42Speaker 1: of course, kind of reflecting on what we saw last
- 7:45Speaker 1: month year over year compared with this month, do we
- 7:47Speaker 1: kind of see that we're you know, market's kind of
- 7:49Speaker 1: not a lot but it kind of like an ebb
- 7:51Speaker 1: and flow as far as like you know, you may
- 7:54Speaker 1: see one month where Jefferson County is is a little
- 7:58Speaker 1: hotter than Dane County, or one month where Dane County
- 8:01Speaker 1: is a little hotter than Rock County, but they all
- 8:03Speaker 1: kind of kind of balance themselves out. Like you just
- 8:06Speaker 1: kind of look at the trends overall, and it's like
- 8:08Speaker 1: the Dane County and the surrounding areas all seem to
- 8:12Speaker 1: and I could be off on this, but it seems
- 8:14Speaker 1: like they all kind of work in conjunction with one another,
- 8:17Speaker 1: where one will one will see significant growth, one may
- 8:21Speaker 1: be slower, and it just kind of kind of like
- 8:23Speaker 1: they're all almost working in tandem that way.
- 8:26Speaker 2: Yeah, And you know, if you've average it out over
- 8:29Speaker 2: multi months, kind of as you mentioned, whether it's three months,
- 8:31Speaker 2: six months, or the full year, you'll see more consistency
- 8:35Speaker 2: between the numbers. But yeah, you know, for instance, I
- 8:39Speaker 2: believe last month, you know, we had a much larger
- 8:45Speaker 2: increase in days on the market down in Rock County
- 8:49Speaker 2: and percentage wise, and then this month it's actually a
- 8:52Speaker 2: larger increase in Dane County and in Dane County. If
- 8:56Speaker 2: you look at like last July or versus this July.
- 9:00Speaker 2: Most listings are staying on the market thirty three days
- 9:03Speaker 2: in Dane County, and you know that's up twenty seven percent, right,
- 9:08Speaker 2: twenty seven days in Rockcounty, which is only up six percent,
- 9:12Speaker 2: but because last month they had increased so much, it's
- 9:14Speaker 2: you know it averages out into there. They're staying pretty consistent.
- 9:18Speaker 1: That's pretty it's pretty amazing and interesting to see. As well.
- 9:21Speaker 1: As we talked this morning with Matt, how you been
- 9:23Speaker 1: of Rockrealty online Rock Wisconsin dot com. That's our Ock

- 9:49Speaker 1: at Rocklistenings as well, as You've got some great specials
- 9:52Speaker 1: up there, one including a way to kind of kind
- 9:54Speaker 1: of make it a little bit easier to show your
- 9:56Speaker 1: home but also to make that that move goal a
- 9:59Speaker 1: little bit smoother as well, don't you.
- 10:02Speaker 2: Yeah, whether whether you're looking to sell or buy, we
- 10:04Speaker 2: are offering this promotion to both and it's we're partnered
- 10:09Speaker 2: with Totally spaced Out. It's similar to Pods and it's
- 10:13Speaker 2: a local eductant based company that will deliver a container
- 10:18Speaker 2: to your driveway or you know, maybe to the road
- 10:21Speaker 2: outside the house and you can load that up, you know,
- 10:24Speaker 2: at your leisure to clear out the house. They'll take
- 10:27Speaker 2: it off site for you so you can get those
- 10:29Speaker 2: pictures done for your house. Everything's clean inside already that way,
- 10:34Speaker 2: and I having to throw it all into the uh,
- 10:37Speaker 2: the garage and make your two point five garage look
- 10:39Speaker 2: like a two point zero. And yeah, as a result,
- 10:43Speaker 2: you get a clean house and you can bring that
- 10:46Speaker 2: container you know, to the to the new location, the
- 10:48Speaker 2: new new house that you purchased and unloaded it at
- 10:52Speaker 2: your leisure as well. And it's a service we're able
- 10:55Speaker 2: to offer as a promotion right now for free to
- 10:57Speaker 2: our clients. And you can get all the details there
- 11:00Speaker 2: at rocklistings dot com.
- 11:02Speaker 1: Whether you're buying or selling your home with Rock Realty,
- 11:04Speaker 1: of course they've got that storage solution for you. Again.
- 11:06Speaker 1: As Matt mentioned, all the details right online rocklistings dot Com.
- 11:10Speaker 1: That's Rocklistings dot Com. And speaking of speaking of listings,
- 11:15Speaker 1: let's talk about the numbers of homes sold in both
- 11:19Speaker 1: Dane and Rock County year over year. What are we
- 11:21Speaker 1: seeing and when it break down and kind of break
- 11:23Speaker 1: down some of those numbers, Matt.
- 11:25Speaker 2: Yeah, So in Dane County it is actually a drop
- 11:30Speaker 2: of about two percent. It's not a huge drop at all,
- 11:32Speaker 2: but four hundred and eighty six homes sold in Dane
- 11:36Speaker 2: County and in Rock County this last month it was
- 11:39Speaker 2: an increase of six percent, up to one hundred and
- 11:42Speaker 2: ninety three sold in Rock County. And again I think
- 11:46Speaker 2: those are kind of opposite from what they were last month.
- 11:50Speaker 2: So in general, I think home sales are increasing a touch, right.
- 11:56Speaker 2: We're getting some more affordability, good and more you know
- 11:59Speaker 2: listings in the market. Buyers were able to do a
- 12:02Speaker 2: bit more shopping before pulling the trigger, and as a result,
- 12:07Speaker 2: I think we're getting more sales out of it because
- 12:09Speaker 2: the inventory has been improving.
- 12:10Speaker 1: What about when we look at the median price and
- 12:13Speaker 1: this is one of those areas too, which you know,
- 12:16Speaker 1: one of the things I like about chatting with you
- 12:18Speaker 1: each and every week, is whether we're talking about our
- 12:20Speaker 1: featured listing or listings in general. There's really something out
- 12:24Speaker 1: there for everybody, and I think when we look at
- 12:26Speaker 1: the median prices between Rock and Dane County, it really
- 12:30Speaker 1: highlights that that there are really great opportunities out there,
- 12:32Speaker 1: whether you're looking for somebody maybe a first time home
- 12:35Speaker 1: buy or kind of making that first step as a
- 12:37Speaker 1: move up, or if you're on the other end of
- 12:38Speaker 1: the spectrum, someone's saying, you know what, we've worked, we've saved,
- 12:42Speaker 1: We're ready to buy that dream home. There's really something
- 12:45Speaker 1: in any price range for anybody out there, isn't there?
- 12:49Speaker 2: Yeah, definitely. You know, Dane County's average last month, it's
- 12:52Speaker 2: five hundred and five thousand dollars for a median price.
- 12:56Speaker 2: So yeah, I mean ten years ago we ever thought
- 12:59Speaker 2: the average right in county with been half a million dollars.
- 13:03Speaker 2: It's unreal. And Rock County was at just about two
- 13:07Speaker 2: hundred and seventy nine thousand dollars as a median price.
- 13:10Speaker 2: You know, people are you know, realizing that they have
- 13:13Speaker 2: to kind of you know, go to the surrounding areas
- 13:16Speaker 2: if they they want to get below let's say at
- 13:18Speaker 2: three hundred thousand dollars price point. You know, so we're
- 13:21Speaker 2: seeing we're seeing a lot of people going out to
- 13:24Speaker 2: Dodge or Columbia or Walworth or Jefferson or Rock Counties
- 13:28Speaker 2: and locating those houses that that fits their needs. And
- 13:33Speaker 2: you know a lot of people when they're when they're
- 13:35Speaker 2: working from home, they only have to go in the
- 13:37Speaker 2: office a few times and then drive is not it's
- 13:39Speaker 2: a little more bearable if it's only two to three
- 13:42Speaker 2: times a week versus five.
- 13:44Speaker 1: And the other thing too, Matt is as you talk
- 13:46Speaker 1: about some of those some of those surrounding suburbs and
- 13:48Speaker 1: those areas not Madison has great schools, but also a
- 13:52Speaker 1: lot of these communities that surround Madison and Dane County
- 13:56Speaker 1: have phenomenal schools as well. So you think of folks
- 13:58Speaker 1: with with kiddos and other things saying, you know what,
- 14:01Speaker 1: and I know there's been a lot of research about
- 14:05Speaker 1: some of the intangible or things that people don't always
- 14:08Speaker 1: think about when it comes to home ownership. One of
- 14:10Speaker 1: the things is, you know, people people who own their
- 14:14Speaker 1: own homes with children, kids do better in schools. It's
- 14:17Speaker 1: weird to think about, but there's actually there's actually research
- 14:20Speaker 1: into that. And when you talk about some of those
- 14:22Speaker 1: surrounding areas, not only are they are they priced right,
- 14:26Speaker 1: but they've got great schools and great opportunities for folks
- 14:29Speaker 1: there as well.
- 14:31Speaker 2: Yeah, no, I agree, and people are kind of searching
- 14:34Speaker 2: out those suburb communities with the good schools. I know,
- 14:37Speaker 2: Milton is one of the ones that comes to mind.
- 14:39Speaker 2: That's a pretty hot commodity here just outside of Jamesville
- 14:43Speaker 2: in Rock County. A lot of people are looking out
- 14:45Speaker 2: in that direction. And you know, as you mentioned, just
- 14:48Speaker 2: having a stable home, whether whether it's a rental or
- 14:53Speaker 2: or a home that you own, and having your kids
- 14:55Speaker 2: stay there and be accustomed to that one kind of
- 14:59Speaker 2: foundation supports and important so that they can concentrate on
- 15:03Speaker 2: other areas of their life.
- 15:04Speaker 1: So yeah, and Matt, I was going to ask you
- 15:06Speaker 1: too about as we talk about finding those as are
- 15:09Speaker 1: breaking down some of the market numbers Dane and Rock County.
- 15:12Speaker 1: Looking at the month of July. We talked to about
- 15:15Speaker 1: some of the some of the variants and prices even
- 15:17Speaker 1: in market to market, county to county. It reinforces the
- 15:20Speaker 1: importance of working with it with a great agent. Somebody
- 15:23Speaker 1: that that you can connect with somebody that understands what
- 15:26Speaker 1: you're looking for, obviously wanting to know your budget, but
- 15:29Speaker 1: also you know, bringing things like kids, or are you
- 15:32Speaker 1: going to be working from home? Is this a job
- 15:33Speaker 1: where you commute each and every day or maybe once
- 15:36Speaker 1: a month or never at all. Those types of conversations,
- 15:39Speaker 1: those type of relationships, those are important to establish with
- 15:42Speaker 1: your agent, aren't they.
- 15:45Speaker 2: Yeah? Yeah, And sitting down and actually having a long
- 15:48Speaker 2: conversation kind of describing your living situation, describing like what's
- 15:54Speaker 2: the true kind of wants and needs? Aren't helping to
- 15:57Speaker 2: prioritize you know, which which of those are important? Which
- 16:00Speaker 2: aren't right? You know that you know you're okay with remodeling,
- 16:06Speaker 2: so maybe it's better that we find something it needs
- 16:08Speaker 2: a little work, but it has that forced bedroom so
- 16:10Speaker 2: that you can work from home, right, versus you know,
- 16:13Speaker 2: finding that three bedroom that's all been redone and paying
- 16:16Speaker 2: a different price for that. So, you know, sitting down
- 16:19Speaker 2: and really discussing and getting getting down into the stick
- 16:23Speaker 2: of you know what's important. And sometimes sometimes people don't
- 16:26Speaker 2: even know truly what that is until they have that conversation.
- 16:29Speaker 2: They have an idea in their mind, but until they
- 16:31Speaker 2: sit down with an agent and actually walk through it
- 16:34Speaker 2: helps clarify things.
- 16:36Speaker 1: Another really great resource that you offer at Rock Realty
- 16:38Speaker 1: is the website Wisconsin Buyeragent dot com. As we talk
- 16:41Speaker 1: about finding that right agent is a really great starting
- 16:44Speaker 1: point to find an agent. Of course, the folks at
- 16:47Speaker 1: Rock Realty, they've got fantastic profiles and everybody gets know
- 16:50Speaker 1: each of them. Find somebody that may be a match,
- 16:52Speaker 1: and then you can take it one step further do
- 16:54Speaker 1: an interview with them as well, whether it's in person,
- 16:56Speaker 1: over the computer, over the phone. Again, just head on
- 16:58Speaker 1: over to Wisconsin Your Agent dot com. That's Wisconsin Buyer
- 17:02Speaker 1: Agent dot com. We're continue our conversation that we'll talk
- 17:05Speaker 1: a little bit more about the market, what we're seeing
- 17:07Speaker 1: here in Dane and Rockcounty. Will also take a look

- 17:43Speaker 1: We'll get to this week's featured listening in just a moment,
- 17:45Speaker 1: but finally Matt. Of course, first we do want to
- 17:48Speaker 1: wrap up our market report and the market update for
- 17:51Speaker 1: the month of July. The newest number is available and
- 17:53Speaker 1: kind of breaking down all of this stuff. What I
- 17:56Speaker 1: find interesting too is they're talking about kind of breaking
- 17:58Speaker 1: down some of the numbers. You know, you provide with
- 18:00Speaker 1: folks that you work with kind of a broad overview
- 18:02Speaker 1: of markets. I've also seen some of your internal notes
- 18:05Speaker 1: and you guys really kind of kind of dig down
- 18:07Speaker 1: on this stuff. It is important as we talk about
- 18:10Speaker 1: real estate. One of the one of the very fascinating
- 18:13Speaker 1: aspects of it is just how really you've got to
- 18:18Speaker 1: be very specialized in your understanding of markets. There's you're
- 18:22Speaker 1: dealing with things like emotion, You're dealing with things like
- 18:26Speaker 1: varied inventory, different types of homes, different care taken for
- 18:30Speaker 1: the whole. You know, you can have two houses side
- 18:32Speaker 1: by side built the same year, they've experienced different families,
- 18:35Speaker 1: different lifestyles over the years. That that affects the cost.
- 18:38Speaker 1: But you're also dealing with markets that that can you know,
- 18:41Speaker 1: that can change, that do change. And we talk about
- 18:44Speaker 1: the importance of working with a good real estate agent.
- 18:47Speaker 1: It's a real specialty. And I know one of the
- 18:49Speaker 1: great things you guys provide at Rock Realty for your
- 18:51Speaker 1: agents is really well refined data and information and that
- 18:55Speaker 1: translate for buyers and sellers into getting the best price
- 18:59Speaker 1: and of course need you will leg up on the
- 19:00Speaker 1: competition when it comes to buying a home.
- 19:04Speaker 2: Yeah, I mean, you know when we're talking about the
- 19:06Speaker 2: different counties and how that varies, well it also varies
- 19:09Speaker 2: depending on just kind of location within a county. I
- 19:14Speaker 2: thought it was interesting in the stats in July that
- 19:18Speaker 2: you know, the rural counties now have around six months
- 19:22Speaker 2: of inventory, which is considered a balanced market. Right, So
- 19:28Speaker 2: you know, if you want to take your time shopping
- 19:30Speaker 2: and be able to see multiple homes and you know,
- 19:34Speaker 2: maybe take a day or two to consider putting in
- 19:36Speaker 2: an offer, Well, if you look in in the more
- 19:38Speaker 2: rural areas, you'll have more of an opportunity to do
- 19:41Speaker 2: something like that versus something that's a little more urban.
- 19:44Speaker 2: They're they're sitting closer to about four months of inventory,
- 19:47Speaker 2: which is much better than what we are seeing, but
- 19:50Speaker 2: it will be a little more rushed atmosphere.
- 19:52Speaker 1: And as somebody who lives in a smaller city, I
- 19:55Speaker 1: see the micropolitan, which would be folks like like myself.
- 19:59Speaker 1: You got for four point three months, and that's not
- 20:03Speaker 1: a bad number to see either. And as we talked
- 20:05Speaker 1: this morning with Matt Heytman of Rockrealty, I mentioned the
- 20:08Speaker 1: website Rock Wisconsin dot com. That's r O c K
- 20:11Speaker 1: Wisconsin dot com. One of the houses you will see
- 20:13Speaker 1: featured and listed there on the website, and there's hundreds
- 20:16Speaker 1: of them, but one of them that we're gonna feature
- 20:18Speaker 1: this morning is at twenty nine nineteen Dartmouth Drive in Janesville,
- 20:23Speaker 1: four bedroom, two and a half bath bath home. A beautiful,
- 20:27Speaker 1: beautiful home. One of the things that we hadn't mentioned
- 20:30Speaker 1: is what's outside the home. Matt, and I think something
- 20:33Speaker 1: you and I can both appreciate. It's got a massive
- 20:35Speaker 1: deck on this place.
- 20:38Speaker 2: Yeah it does. Yeah, it does. It's very well laid out,
- 20:42Speaker 2: and you know it's got some lattice work on there,
- 20:45Speaker 2: and there really is a four season portion leading off
- 20:48Speaker 2: to it as well, So just a great outdoor space
- 20:51Speaker 2: to use. The other thing that we didn't mention as
- 20:54Speaker 2: the basement. The finish basement's got got a dropped down
- 20:57Speaker 2: screen for like a media room and just a lot
- 21:00Speaker 2: more space. So if you're looking for space and you
- 21:03Speaker 2: know you want that extra room net for having an office,
- 21:06Speaker 2: the four bedroom property is pretty nice.
- 21:08Speaker 1: It is a great property again. It's located right at
- 21:10Speaker 1: twenty nine nineteen Dartmouth Drive in Janesville. Call Laura this
