Transcript
- 0:00SPEAKER_01: Hey everyone, welcome back to the Reborn Podcast where faith meets real estate and we talk about the strategies, people, and heart behind everything we do.
- 0:07SPEAKER_01: Today I am joined by someone who plays a huge role in how we serve our clients, our team's listing agent, Gabriel Gilbert.
- 0:14SPEAKER_01: Now, if you know me, you know my world is mostly on the investment side, wholesales, flips, managing the business.
- 0:21SPEAKER_01: I don't personally work retail transactions other than passing leads and managing the team.
- 0:26SPEAKER_01: But Gabriel, Gabriel is a guy who takes those retail opportunities and knocks them out of the park.
- 0:33SPEAKER_01: Uh, we wanted to have this conversation because that the dynamic between an investor and an agent isn't talked about enough.
- 0:40SPEAKER_01: And yet when it's done right, it's one of the most powerful ways to serve clients.
- 0:46SPEAKER_01: Together, we're able to give sellers more options and make sure they are getting getting the solution that truly fits their needs, not just the only option we have.
- 0:56SPEAKER_01: So today we're pulling back the curtain on how our partnership works, what we've learned from one another, and why this model might just change the way you think about selling real estate.
- 1:08SPEAKER_01: Gabriel, thanks uh thanks for being here.
- 1:10SPEAKER_01: Let's dive in.
- 1:22SPEAKER_01: Great to have you.
- 1:23SPEAKER_01: So, you know, from from your perspective, Gabe, working with an investor-led brokerage, working with a traditional brokerage, what what differences have you seen?
- 1:34SPEAKER_01: What have been the pros, the cons?
- 1:36SPEAKER_01: What's been your experience?
- 1:38SPEAKER_00: You know, I would say it's really a lot different.
- 1:40SPEAKER_00: And truthfully, I always worked with just traditional clients, and I never thought I would be working with investors.
- 1:46SPEAKER_00: To be honest with you, I was just like, oh, you know, investors, it's it's a lot more different than like the retail side.
- 1:52SPEAKER_00: And you know, even working with Tony, I notice a lot of the people I work with really aren't investors because I really focus on listings, and you know, with our business model, which I'm sure I'll get into more, we're more or less focusing on best serving a seller, whether that be, you know, selling, you know, on the investment side, or if that may be, you know, working with them as a traditional listing and getting them sold to a just a traditional buyer.
- 2:16SPEAKER_00: So I'm really still doing what I like to do working the retail side.
- 2:20SPEAKER_00: I'm just partnering with an investor to best serve the people he works with.
- 2:25SPEAKER_01: Sweet.
- 2:26SPEAKER_01: And now you mentioned the difference between a lead comes in.
- 2:30SPEAKER_01: Sometimes we as uh reborn homes, we might come in, we might purchase that property.
- 2:34SPEAKER_01: Other times it might be one where we go and we list that property and you would handle the listing.
- 2:39SPEAKER_01: How do we as a company, from your perspective, how do we uh differentiate whether that lead is going to be retail, whether it's gonna be an investor property that we're gonna buy?
- 2:49SPEAKER_01: What's that process look like just to figure out what it's better suited for, how we can best serve our clients?
- 2:56SPEAKER_00: Well, I think it all really depends on the condition of the property and what the client's goals are.
- 3:01SPEAKER_00: You know, there's some people that need to move now, and you know what, it sucks for them that they might have to, you know, obviously if you get a cash offer, it's gonna be lower than, you know, selling your home on the MLS.
- 3:10SPEAKER_00: But for some people, you know, they have a situation they need to get out of and that might best benefit them.
- 3:15SPEAKER_00: So also people, you know, we might meet that have a really nice, beautiful house, and it's like we would hate to do them a disservice by giving them a cash offer when we could go get them top dollar in the market.
- 3:25SPEAKER_00: And if that's the case, then we're gonna list it, get them top dollar, and get into my marketing strategies, which I think we'll touch on later, and you know, whatever can best serve them.
- 3:34SPEAKER_01: Yeah, absolutely.
- 3:36SPEAKER_01: Yeah, we've we've had a lot in our marketing uh properties that are from built in 2018, 2020, 2023.
- 3:44SPEAKER_01: I think we've seen 2024 in there in there.
- 3:47SPEAKER_01: And you know, those new properties are in great condition.
- 3:50SPEAKER_01: A lot of these sellers, some of them do need to sell, they're about to lose their house and a sheriff's sell, they're going through a divorce.
- 3:56SPEAKER_01: They just want to be out of that house or they need to be out of that house.
- 4:00SPEAKER_01: More commonly, is they need to be.
- 4:02SPEAKER_01: Uh, they don't want to sell.
- 4:03SPEAKER_01: If they want to sell and their house isn't in good condition, usually that's gonna be a listing.
- 4:08SPEAKER_01: Whereas if they need to sell, that's where they come to me.
- 4:10SPEAKER_01: They have a set timeline that if they don't sell, they're gonna lose their house or some other bad repercussion.
- 4:17SPEAKER_01: Uh, we've we've had some sellers that are going through a big, big, big life transition, and uh some whose lives are literally in danger if they do not sell their home.
- 4:27SPEAKER_01: So usually those are gonna be um, you know, sent to the investor versus again, you're working with mostly leads that want to sell.
- 4:35SPEAKER_00: Completely agree.
- 4:36SPEAKER_00: And you know, that was the cool part about working with Tony, because you know, I met a couple people that really needed to sell right now, they're about to go into foreclosure, whatever it may be.
- 4:43SPEAKER_00: And it's like, you know, I can list your house, but you know, that is somewhat of a lengthy process compared to like an instant cash offer.
- 4:49SPEAKER_00: And, you know, it put me in a bind because I didn't have those resources.
- 4:52SPEAKER_00: And then on Tony's end, you know, he does the cash offer.
- 4:55SPEAKER_00: But what if a home is, like he said, in really good shape and now it's like, hey, what are we gonna do?
- 5:00SPEAKER_00: Because I want to get you the most money, but I don't have an agent to do that.
- 5:02SPEAKER_00: So I think the partnership has been mutually beneficial for the clients just by having every resource to be able to serve them for whatever their situation may be.
- 5:11SPEAKER_00: Yeah, absolutely.
- 5:12SPEAKER_01: And for those who are watching this or listening to this and are either thinking about selling your house or you know somebody who is looking to sell their house, I want to go into the uh the process specifically what can be expected.
- 5:26SPEAKER_01: Uh, and and so usually most people come to us, they fill out a form on our website, that lead uh comes to us and we give them a call, we figure out, hey, what's going on, what how can we best serve you?
- 5:38SPEAKER_01: A lot of time these sellers also in this market don't have any equity.
- 5:42SPEAKER_01: And so if they don't have any equity, usually it's gonna be hard for me as an investor to buy that property.
- 5:48SPEAKER_01: And so that's where automatically we're gonna go and list that property.
- 5:51SPEAKER_01: But oftentimes, again, it has to do with the situation.
- 5:53SPEAKER_01: But first we assess the property condition.
- 5:56SPEAKER_01: Is the property in great condition?
- 5:57SPEAKER_01: Can it even be uh, you know, can it get a loan?
- 6:00SPEAKER_01: Is it financiable?
- 6:02SPEAKER_01: Um, what does the seller need?
- 6:03SPEAKER_01: How can we best serve the seller?
- 6:05SPEAKER_01: Are they going through uh, you know, sheriff sale or are they just looking to move and they're looking to retire and you know, they've been working for 40 years and they want to go get that extra 40 grand instead of you know, and and and maybe wait three months to to get that money instead of selling within 21 days or two weeks or whatever it might be, and getting a lot less money, um uh time frames, you know, again, it how how long do they have before they need to sell that property?
- 6:35SPEAKER_01: Are they again are they are they moving, are they retiring, are they downsizing, are they upsizing, or is their life in danger?
- 6:43SPEAKER_00: You're completely right.
- 6:44SPEAKER_00: It's really, I mean, the biggest thing ultimately is timing.
- 6:47SPEAKER_00: I I tell people, you know, you can either pay for the convenience and the timing and make a little bit less, or if you have the time to wait it out, you can get the most money.
- 6:55SPEAKER_00: And I feel like that's just kind of how it is with anything in life, you know.
- 6:58SPEAKER_00: But especially with this, but luckily, you know, they have the choice.
- 7:02SPEAKER_00: And you know, having that choice is huge because not a lot of people have that choice.
- 7:06SPEAKER_00: It's A or B company, they can do this, you can do this, right?
- 7:09SPEAKER_00: And we kind of have like a you know, one-stop shop for everything, just really whatever's best for the client.
- 7:15SPEAKER_00: So you know, yeah.
- 7:16SPEAKER_01: It's it's it's it's a consultative approach, it's a servanthood approach to where we are not looking.
- 7:24SPEAKER_01: I I would love to buy every single property that comes to us, because that's that's ultimately where as a company we make the most profit, to to be very clear.
- 7:33SPEAKER_01: But ultimately, when you put that aside and when you look at how can I serve this human being, this this brother, this sister in Christ, it it's a whole nother ball game.
- 7:45SPEAKER_00: And so, you know, it's really it's it's exciting.
- 7:50SPEAKER_00: I'll tell you that, I'll be on a listing appointment and they'll people ask me, like, so what was the cash offer?
- 7:55SPEAKER_00: Like, why couldn't we do a cash offer?
- 7:57SPEAKER_00: And they'll be like confused.
- 7:58SPEAKER_00: I'm like, look, you know, we're not in the business of like lowballing people for every dollar they can have, you know, we're trying to serve you.
- 8:04SPEAKER_00: So we thought the best fit for you for your situation was a listing.
- 8:08SPEAKER_00: That's why I'm here.
- 8:09SPEAKER_00: I would have loved to have done the cash offer, it's easier, but you know, whatever's best for you is what we want, and you know, the people are overly ecstatic to hear that, you know, we actually are looking out for their best interest.
- 8:20SPEAKER_00: And yeah.
- 8:22unknown: Yeah.
- 8:23SPEAKER_01: And from your from your perspective, obviously we've talked about the idea of having both options and how that empowers us and enables us to best serve our clients and best serve uh anyone that we come in contact with, uh, as well as making a better return for our company.
- 8:42SPEAKER_01: Um, with that said, how does our collaboration, investor agent, give clients an advantage uh over working with only an agent who only knows that side of the business or only an investor?
- 8:57SPEAKER_00: Because I've been the agent that only knows the agent side of the business in the past.
- 9:01SPEAKER_00: And I can tell you like firsthand from my experience, I've had multiple people in the past that reached out to me, hey, I need an investment property.
- 9:08SPEAKER_00: I'm like, okay, let's try to find something.
- 9:09SPEAKER_00: We look on the MLS, you're not gonna see much.
- 9:11SPEAKER_00: You know, I remember I even like two years ago, I had an investor looking for something, and I reached out to you, and that gave me some more clarity.
- 9:18SPEAKER_00: But I mean, still at the end of the day, you know, the best deals are found by the you know, the investor-focused brokerages.
- 9:24SPEAKER_00: That's where you're gonna make the most money if you are an investor.
- 9:27SPEAKER_00: And having being able to serve both ends of that's really beneficial for me because you know, I I wanted to help investors, I want to help everyone I can help, but you know, I only have so many resources, and if I'm not with an investor-focused brokerage, I can't help you as best, truthfully, as you know, the investor-focused one.
- 9:44SPEAKER_00: So being able to combine them all really gives everyone a one-stop shop, whether it be a seller in distress, a seller with the nicest home in the neighborhood, the first-time homebuyer, the investor who's looking to up their portfolio, you know, we can really hit anything you need and get it taken care of for you.
- 10:01SPEAKER_01: Yep.
- 10:02SPEAKER_01: And I I do also just want to be clear, we will buy the nicest house on the neighborhood.
- 10:07SPEAKER_01: You know, it it it it it it it is a matter of fact, though, that you will uh, you know, walk away with less money.
- 10:14SPEAKER_01: What you will get in return is one, you're gonna get speed.
- 10:18SPEAKER_01: You can you can sell that property to us.
- 10:21SPEAKER_01: Today is uh August 18th.
- 10:24SPEAKER_01: You know, we could close this month, right?
- 10:27SPEAKER_01: Uh you're gonna get convenience.
- 10:29SPEAKER_01: You're not gonna have to do all the walkthroughs, not gonna have to do all the showings, not gonna have to uh wait on the buyer to get their financing, and then maybe it falls through because they can't qualify, they just got a car last second, and so now they're not gonna qualify for the loan.
- 10:41SPEAKER_01: You know, there's so many different things where when you're selling to an investor cash as it is, you do no cleaning, you do no repairs, you do nothing other than wait on your check, other than wait on your wire, and we close on your timeline, and we can possibly in some cases help you move, and and and there's so many benefits, but you have to know that at the end of the day, you will ultimately walk away if your house is in great condition.
- 11:06SPEAKER_01: Um, with more money selling with a realtor, it will take more time and it'll be less convenient, but you will get more money because you're selling directly to a family or to um you know somebody who's gonna live in that home themselves, who is getting a loan, and again, you know, there can be troubles with that, but ultimately that's that's that's kind of what it looks like.
- 11:29SPEAKER_00: Completely agree.
- 11:30SPEAKER_00: That's what I try to tell everyone when I'm on any appointment, just so they get a better understanding of what we're doing.
- 11:35SPEAKER_00: And uh yeah.
- 11:38SPEAKER_01: Yeah.
- 11:39SPEAKER_01: Uh and so Gabe, I know we have already had some crazy stories.
- 11:45SPEAKER_01: What what share from your perspective?
- 11:47SPEAKER_01: What are some client success stories um that you've experienced that you've been a part of that you've witnessed uh from this this model?
- 11:56SPEAKER_00: Okay, so my favorite one, I'm not gonna say his name, but you know who I'm talking about.
- 11:59SPEAKER_00: And um, so we got in.
- 12:01SPEAKER_00: He was really close to, I don't think he was in pre-foreclosure, but he was like basically about to go to foreclosure.
- 12:06SPEAKER_00: He had like a couple months left, and uh, I mean it ended up getting to the point where we ended up paying his gas bill when we were pending.
- 12:13SPEAKER_00: But we, you know, we we show up, we get we get the home listed, you know, we were gonna go for the cash offer, but he had to be a listing, and that was gonna be the best way to serve him because the home was in pretty good shape.
- 12:24SPEAKER_00: Uh, we got it listed, the pricing was good.
- 12:26SPEAKER_00: I think it sold in like 11 days or something like that, which I mean I that's pretty good right now for the the buyer's market we're in.
- 12:33SPEAKER_00: But um got him sold.
- 12:35SPEAKER_00: He is off somewhere in Florida now.
- 12:37SPEAKER_00: I haven't talked to him in about a month, but uh he's doing well, life's good, he's got some cash in his pocket versus had we not met him, and he might be in a very bad spot right now, or he could have been in foreclosure, whatever it may be.
- 12:50SPEAKER_00: So, like when when we talk, he's mentioned it multiple times, but like serving people, that's like the definition of it.
- 12:56SPEAKER_00: Like, that's when you really feel like wow, I actually really helped this person because like we took someone whose life was about to go really in a bad spot to now he's on a I think a month vacation in Florida or something like that.
- 13:08SPEAKER_00: It's like you can't make that up.
- 13:09SPEAKER_00: You know, everyone's happy, it was a win-win for everyone, and uh that's what really you know kind of drives you every day to keep working because you actually see the people that you're helping and you know you are making a difference.
- 13:21SPEAKER_01: Yeah.
- 13:22SPEAKER_01: So just to recap, just to make sure I got that right, he was going to foreclosure, and when you're in foreclosure, a lot of people don't know this actually, you don't get any money, right?
- 13:32SPEAKER_01: So, like if the if if you owe a hundred thousand, let's say on a on a uh on your mortgage and the house sells for one twenty, you are not necessarily entitled to that money.
- 13:42SPEAKER_00: Exactly.
- 13:43SPEAKER_01: And touch on that.
- 13:45SPEAKER_01: He walked away with a I believe around 40, 45,000.
- 13:49SPEAKER_01: Is that correct?
- 13:49SPEAKER_00: Something like that.
- 13:50SPEAKER_00: Uh he walked with around 45 grand, something like that, around the range.
- 13:53SPEAKER_00: I can't remember exactly.
- 13:54SPEAKER_00: But yeah, if you foreclose, you're not gonna get any money.
- 13:57SPEAKER_00: Your credit's gonna get destroyed, so you're gonna have to rent.
- 14:00SPEAKER_00: You're gonna be completely starting from zero, essentially, and you're gonna be under like a foreclosure for probably six to nine years.
- 14:08SPEAKER_00: I can't remember exactly what it is, but it it's that's off the table for a long time.
- 14:13SPEAKER_00: It does you it's very hard to restart after a foreclosure.
- 14:16SPEAKER_00: Yeah, it's just like a bankruptcy.
- 14:18SPEAKER_00: So trying to avoid that, and that's why also having a couple different resources, whether it be a cash offer or you know, a listing, uh, you know, his spot would have been really close for a cash offer just on like the timeline, but luckily we were able to uh put in the good marketing plan and get him sold quick on the MLS because he had a nice home and the pricing was good for the area.
- 14:37SPEAKER_00: But yeah, it was really close with him, but we got him out, and uh now he's in a I'd rather be in Florida than in Indiana right now.
- 14:44SPEAKER_00: So I I I he's probably in a better spot than me, honestly.
- 14:47SPEAKER_00: But yeah, yeah.
- 14:49SPEAKER_01: So a a month-long vacation in Florida, he has 40 plus grand in his pocket, and this is all from a guy who could have walked away with his credit shot and with no money in his pocket.
- 15:03SPEAKER_01: Another thing, um, again, I don't I I don't want to say his name out of respect, but um, I did actually, I don't I don't even know if you know this, but I actually connected him with a potential employer since he's a contractor.
- 15:15SPEAKER_01: I connected him with one of our partners who's uh uh owns one of the biggest general contracting businesses here uh in Indy.
- 15:22SPEAKER_01: So could potentially even line him up with with new work with a company that I think he would really love working with.
- 15:27SPEAKER_01: So that that is the definition of of being a servant.
- 15:31SPEAKER_01: Because again, ultimately, if we had bought that house, he would have made more money off that house, you know.
- 15:36SPEAKER_01: But is that how we can best serve?
- 15:39SPEAKER_01: Probably not.
- 15:40SPEAKER_00: Yeah, we had the opportunity to get the listing, like sure, yeah, the couch offer would have been great for us, but ultimately the home was in good enough shape.
- 15:46SPEAKER_00: Why not get him a good amount of a good chunk of change in his pocket instead?
- 15:50SPEAKER_00: You know, that was the best thing for him, and he's uh he's definitely very happy and ecstatic about the whole situation.
- 15:56SPEAKER_01: Right.
- 15:58SPEAKER_01: You mentioned before how you were the realtor who only knew the realty side.
- 16:04SPEAKER_01: We actually talked about two years ago before we were working together, how you had reached out to me about a buyer who's looking for an investment property, and you know, I kind of was able to give some clarity on that, and now obviously, you know, fast forward we're working together uh day in and day out.
- 16:20SPEAKER_01: What have you learned throughout this process of working side by side, hand in hand with an investor?
- 16:27SPEAKER_00: Uh the biggest thing I've learned is really the best deals are made off market when it comes to investment properties, and that's ultimately what your focus is on.
- 16:35SPEAKER_00: You know, I remember like when I was like completely green in real estate, and I think one of my first things was like, oh, find me an investment property.
- 16:41SPEAKER_00: It's like I'm sitting here looking on the MLS, but like ultimately all the ones that are good are already bought, so I'm not seeing anything good.
- 16:47SPEAKER_00: And I'm like trying to run numbers on them.
- 16:48SPEAKER_00: Like, how can we even like make this make like I just couldn't understand?
- 16:51SPEAKER_00: I'm like, so how do investors buy houses if if there's nothing on here for them to buy?
- 16:56SPEAKER_00: I didn't understand it completely.
- 16:57SPEAKER_00: And this is keep in mind, this is years ago.
- 16:59SPEAKER_00: This was like completely when I was new, but I I grew grew to know, especially after meeting with Tony, and I was like, okay, so he's got the good deals.
- 17:06SPEAKER_00: I need to be with an investor-focused agent if I want to actually, you know, best serve investors, or I should probably just for now refer them to someone that can actually handle them properly.
- 17:17SPEAKER_00: Because I mean, ultimately, you know, you want to do best by someone, so even if you're referring them, you know, it sucks to get rid of a client, but obviously, you know, they're gonna be better helped with him versus me, right?
- 17:28SPEAKER_00: And so uh once we actually partner together, then I actually learn so much more about the investment space, how they actually create deals, how they get numbers, stuff like that.
- 17:38SPEAKER_00: So that's one made me able to touch on it more, but two, I have a partner now that I can.
- 17:43SPEAKER_00: If I have an investor reach out to me, I know I have someone that I can trust with 100% confidence to go handle them and make sure they get a good property.
- 17:51SPEAKER_00: I'm gonna send that to the expert in that.
- 17:53SPEAKER_00: I'm in retail, I'm gonna focus on that, what I'm good at in helping my clients, my marketing, and I'm gonna let the investor-focused person actually handle the investors, get them taken care of the best.
- 18:03SPEAKER_01: Yeah.
- 18:05SPEAKER_01: And if you are an investor, uh, especially in the indie market, you can go to reborninvesting.com.
- 18:12SPEAKER_01: That website will be where you can find all of our inventory.
- 18:16SPEAKER_01: You can get in contact with our team, and ultimately we we will help you build your wealth as an investor.
- 18:22SPEAKER_01: And so that's that's another, that's a second part of this company that is is awesome, is that we get the opportunity to not only serve sellers, we also get the opportunity to serve uh investors, whether they want to invest with us and we are buying the property and they want to loan money and they're gonna make a return on that money uh rather than it sitting in a bank and they're losing money from appreciation, or they want to buy a property from us and and go flip it or go rent it or whatever that might look like.
- 18:51SPEAKER_01: And those properties are exclusive, they are off market, they are discounted off what you would pay for on the market.
- 18:58SPEAKER_01: And so um, you know, that's another thing I'm super excited about is looking around, looking left to right and seeing all these great people trying to figure out how can I support my family, how can I build wealth in today's day and age, especially, you know, people are scared about the AI takeover, right?
- 19:13SPEAKER_01: But real estate will never go away.
- 19:17SPEAKER_01: And that opportunity to serve our investors, again, whether they're investing with us or buying from us, uh, to to help them and their families build wealth has been um very, very a big passion of mine.
- 19:30SPEAKER_00: Oh, a hundred percent.
- 19:31SPEAKER_00: I mean, you know, you're you're knocking out of the park, but really, I mean, every millionaire in America, I it's like there's a crazy high percentage of every millionaire is a a real estate investor.
- 19:41SPEAKER_00: And I mean, it's just tried and true.
- 19:43SPEAKER_00: You know, it's gonna appreciate.
- 19:44SPEAKER_00: I mean you can talk more, way more about this, but there's so many different options you can go on what may be a best fit for you as an investment based on your skill sets or whatever it may be.
- 19:54SPEAKER_00: And uh I'm very thankful to be partnered with someone that can really actually help serve these clients and give them a roadmap to you know generational wealth, whether it be you know their grandkids or their great-grandkids.
- 20:05SPEAKER_01: Yeah.
- 20:06SPEAKER_01: Yeah.
- 20:07SPEAKER_01: And I would just like to uh dive deeper a little bit into what I have personally learned about working with a realtor.
- 20:13SPEAKER_01: Uh I am licensed myself, and um, we have some some big things in the works uh on that end of our company, super excited about.
- 20:21SPEAKER_01: But you know, my experience has been 99% in uh the investment space.
- 20:28SPEAKER_01: We do at least a few listings a month.
- 20:31SPEAKER_01: I've never had my name on Zillow where it's listed by Tony Boutreus.
- 20:35SPEAKER_01: That's you've never seen that because it's never happened and it never will happen because I am on the back end building the processes, building the system, building the team, and so on and so forth.
- 20:45SPEAKER_01: And um, you know, but I I've I've learned one between wholesalers and between uh uh agents, most of them don't like each other because they feel like one is not serving their client and the other feels the same way about them, and so they just have they they they bash heads versus collaborating.
- 21:03SPEAKER_01: Uh they they just turn it into a brutal all-out competition.
- 21:08SPEAKER_01: Um, but ultimately, you know, I've definitely learned more about uh pricing strategy.
- 21:13SPEAKER_01: Um Gabe's taught me a few things with that regard, staging on the market, um, you know, retail buyer psychology.
- 21:20SPEAKER_01: Uh can it's a it's a big purchase, probably the biggest purchase of your life, and yet it's very, very emotional for many for many buyers.
- 21:30SPEAKER_01: Um I know that's been true for a few buyers that that we've worked with, uh, and then also just MLS marketing, um, you know, and and how that contrasts with you know marketing a property that's off market.
- 21:43SPEAKER_01: Um, but ultimately I would just say, you know, it's it's been a it's been an experience to learn real estate um as a whole, um, because the MLS will never go away, uh real realty will never go away, brokerage will never go away.
- 21:57SPEAKER_01: And again, as we discussed, uh real Real estate investment is probably the safest investment you can make.
- 22:04SPEAKER_01: So that's never gonna go away away either.
- 22:07SPEAKER_00: Completely agree.
- 22:08SPEAKER_00: I mean real estate investments are never gonna go away.
- 22:12SPEAKER_00: Everything, I mean, the population's growing, you know, land's gonna become more sparse, you know, everything's going up.
- 22:19SPEAKER_00: Everything's always appreciating.
- 22:20SPEAKER_00: Look at the last hundred years and look at, you know, I I granted I know hundred-year homes or some of them are barely standing still, but I mean, you look at property prices, you know, just through inflation, it's really a good way to beat inflation.
- 22:32SPEAKER_00: And you know, especially if you have rentals or whatever it may be, get some cash flow in there as well, and you can stack up a portfolio to get some you know monthly residual income.
- 22:40SPEAKER_00: There's so many different options.
- 22:41SPEAKER_00: But yes, on the retail side, completely different than what most people expect from like an investor side.
- 22:48SPEAKER_00: You know, the investors, you know, they're looking at the numbers.
- 22:50SPEAKER_00: Is this gonna make me money?
- 22:51SPEAKER_00: Yes or no?
- 22:52SPEAKER_00: Okay, boom.
- 22:53SPEAKER_00: If it makes them money, they typically don't care.
- 22:55SPEAKER_00: Maybe I'm wrong, but it seems like that's their only focus.
- 22:58SPEAKER_00: Versus on like the retail side, you know, whether it be the first-time home buyer and they've been saving up for two years to be able to buy this, or it might be someone's forever home that they're gonna, you know, grow a family in, whatever it may be.
- 23:08SPEAKER_00: It's so emotional.
- 23:09SPEAKER_00: I've had people cry at closing out of like excitement and just like overwhelming emotions from you know it being the biggest purchase of their life.
- 23:15SPEAKER_00: But that also goes into your marketing, you know, because you think about it if I'm like listing a house, all these people are gonna be thinking just like my buyers are thinking.
- 23:23SPEAKER_00: So, you know, we need to think about it like, hey, what are we gonna think about this kitchen?
- 23:27SPEAKER_00: What are they gonna think about the master?
- 23:28SPEAKER_00: Because ultimately those are gonna be the two biggest selling points.
- 23:31SPEAKER_00: Obviously, the curb appeal is huge too.
- 23:33SPEAKER_00: But the kitchen and the master, I mean, that's what these people are gonna live in, and this is what they're investing, you know, the lump sum of what they own.
- 23:40SPEAKER_00: It's the biggest purchase they're ever gonna make.
- 23:43SPEAKER_00: You know, it's it's a big thing for them.
- 23:45SPEAKER_00: So definitely it's more emotional marketing and emotional sales than it would be on like the investor end, and that's what I think I like more about it.
- 23:56SPEAKER_01: And now with with your experience having first been on the retail side solely and and and say, Oh, that's what you're doing today, but now with a with a with a team with a brokerage how's that dynamic been?
- 24:12SPEAKER_01: Has your business grown?
- 24:13SPEAKER_01: Have you um enjoyed working more?
- 24:18SPEAKER_01: Have you uh had more doubt in systems, or has it all been chaos and um yeah, have you made less money?
- 24:28SPEAKER_01: Have you not enjoyed working?
- 24:29SPEAKER_01: Have you uh just just just talk to me about that experience specifically with you know joining the Reborn Homes team and and what that's been like?
- 24:39SPEAKER_00: So income has grown tremendously, which is a huge thing.
- 24:42SPEAKER_00: I'm very happy about that.
- 24:44SPEAKER_00: Um the systems are just so dialed in, it's insane.
- 24:47SPEAKER_00: I'm a very unorganized person, and I'm I'm working on that every day, but ultimately I still am very unorganized.
- 24:53SPEAKER_00: But having all these systems, I I never realized how many leads probably before I worked here.
- 24:58SPEAKER_00: I probably just let slip through the cracks, and it like blows my mind.
- 25:01SPEAKER_00: It makes me feel bad, but you know, the past is the past.
- 25:04SPEAKER_00: But like just how in-depth our systems on, whether it may be for leads or whatever it may be, and not letting them slip through the cracks and our processes for you know creating the best situation for a client, it is just I I really didn't expect something to be so built out to you know serve the client.
- 25:21SPEAKER_00: It's crazy.
- 25:22SPEAKER_00: So that's been really beneficial.
- 25:24SPEAKER_00: That makes my job a lot easier.
- 25:26SPEAKER_00: Uh, you know, the money's been a lot better.
- 25:28SPEAKER_00: Um, it's really cool because typically when I meet these people, especially because like some of them are in distress situations, I'm actually like, I feel like I'm actually making a difference in someone's life, which is also pretty cool.
- 25:40SPEAKER_00: So I would say, you know, really, you know, I was nervous about this going into it because I'm like, oh, I don't really want to work with investors, blah blah blah blah blah.
- 25:47SPEAKER_00: And once I actually realize I'm like, hey, I get to do what I like, but now I'm actually helping people that need help versus, you know, like still obviously, you know, I love selling real estate, so like I'm gonna help whoever I can, but especially getting to help people that are in kind of bad situations, I think that's what kind of like drives me to keep doing real estate.
- 26:06SPEAKER_00: That's where like the passion comes from.
- 26:08SPEAKER_00: So that's uh definitely been the biggest thing over the money for me just actually knowing going to sleep at night knowing I help someone.
- 26:14SPEAKER_01: So and for those agents who are currently on their own, maybe uh going through the market, uh as we know it's a it's a buyer market, it's it's a bit of a tough market right now.
- 26:29SPEAKER_01: Um and for those investors who are kind of experiencing the same thing, what advice would you give to an agent who is is not sure what the next best step might be for their career today and it might even be thinking about dropping out of the industry when they're looking possibly or open to the uh possibility of working with an investor um side by side, what what advice would you give to them?
- 26:57SPEAKER_00: Well, first off, working side by side with an investor would be a really mutually beneficial relationship.
- 27:02SPEAKER_00: So I would recommend it to any agent.
- 27:03SPEAKER_00: But also, you know, you need to get on a team or you need to get a mentor.
- 27:08SPEAKER_00: Because I remember, you know, I've I've been very fortunate, I've had a really good mentor for a long time.
- 27:14SPEAKER_00: But before, you know, I even in times I didn't fully have that, I it was tough because you're you're kind of on like a wild goose chase, you know, and part of it also, you know, it's a really big numbers game.
- 27:27SPEAKER_00: So you might be going and doing something that you think's right, but you don't have enough data to know whether you're doing it right or to adjust it.
- 27:35SPEAKER_00: So you're kind of just like out in left field and you're like, is this working?
- 27:38SPEAKER_00: Is this not working?
- 27:39SPEAKER_00: What am I doing wrong?
- 27:40SPEAKER_00: What could I be doing differently?
- 27:41SPEAKER_00: Especially when you're young too.
- 27:43SPEAKER_00: I mean, a lot of the people, you know, I'm I'm 22.
- 27:46SPEAKER_00: So a lot of the people in my sphere, you know, now they're starting to reach out more, but like everyone I knew was in college when I was getting in.
- 27:52SPEAKER_00: So, you know, the traditional, like a lot of the people be like, oh, well, text all your, you know, all your friends.
- 27:57SPEAKER_00: It's like, oh, I can text my friends, but they're down at IU or Purdue.
- 28:01SPEAKER_00: I'm they're they're not buying a house.
- 28:03SPEAKER_00: So it definitely having a mentor, or even really I recommend the strong team.
- 28:08SPEAKER_00: If you can find a strong team to work for, you're gonna, you know, really learn from the best, you're gonna be doing it firsthand.
- 28:13SPEAKER_00: You're also gonna be helping a top producer, which just seeing how they do business is so beneficial to you.
- 28:19SPEAKER_00: That's what I got my mentor, and it was very, very beneficial to me.
- 28:23SPEAKER_00: Um, from the team aspect, you know, I can see why a lot of people don't want to be on a team because ultimately I didn't want to be on a team, I wanted to work for myself.
- 28:31SPEAKER_00: And I was finally just like, well, you know, the market's a little slow for me still, let me give this a shot.
- 28:36SPEAKER_00: And I honestly would never go back.
- 28:38SPEAKER_00: Having a team is so so helpful.
- 28:41SPEAKER_00: You have so many resources.
- 28:42SPEAKER_00: I actually feel like on any aspect, like I've mentioned before already, I can help a client, which is really important to me.
- 28:49SPEAKER_00: But also just on like the end of having all the built-out systems, you know, that's just that's a very high price to pay if you're doing that by yourself.
- 28:59SPEAKER_00: And having all that stuff built out to where I know that I'm best taking care of everyone, that's just the most important thing to me.
- 29:07SPEAKER_01: I know you are a big risk taker because as you mentioned, when you joined, you did not really want to be on a team, and we've gone over in sales training.
- 29:17SPEAKER_01: Would you would you take a job that you did not know to hours what the pay would be or what you would be doing on a day-to-day basis?
- 29:22SPEAKER_01: And most people would say yeah no to that, and you said yes to that.
- 29:26SPEAKER_01: Um specifically in this industry, especially in this market right now, as an agent who's possibly looking for that sort of opportunity, what things would you be looking for as either red flags or green flags, or even just you know, white flags, cautionary flags, um when looking to join possibly a team or find a mentor?
- 29:50SPEAKER_00: Um, it's it's really hard to tell because I feel like, you know, I I've interviewed at a lot of brokerages, and you know, you typically, you know, when you interview somewhere, it's like you like competing to get the job.
- 30:01SPEAKER_00: And like with real estate, it's the complete opposite, because they sit there and promise you the world, and you're just like, well, who who's gonna give me more leads?
- 30:08SPEAKER_00: Because I'm gonna get everything when I work here.
- 30:10SPEAKER_00: I'm gonna make a bunch of money my first year.
- 30:12SPEAKER_00: That's what they tell you.
- 30:13SPEAKER_00: So it's really, I feel like I don't want to say it's dishonest, but it's very uh it's a very different interview process than if you were to work for, you know, like a financial firm or whatever it may be where you're competing with a few hundred people just for one job.
- 30:26SPEAKER_00: Um I would say though, on green and red flags, uh, green flags, I would say, you know, having top producers in the office that are willing to help you, I think that's the most important thing.
- 30:39SPEAKER_00: I have learned, and you couldn't find this in any book, but from my mentor, uh Ted and Sheila, my first mentor, I've learned so many, like I guess you could say, like intangible things.
- 30:50SPEAKER_00: I never would have read online or anything like that.
- 30:52SPEAKER_00: And, you know, you wouldn't think about them, but they work.
- 30:55SPEAKER_00: And, you know, through learning from both of them, and especially Ted over these last couple years for I don't even know how long, how many different things he's taught me, but that really helped me.
- 31:05SPEAKER_00: So finding a place where you can find a mentor, that would be a green flag, whether that just be a top-producing team or the mentor.
- 31:11SPEAKER_00: I literally just said that, but that is like the biggest thing you can have.
- 31:14SPEAKER_00: Um, a good sales system and a good CRM.
- 31:17SPEAKER_00: The CRM is gonna be what makes or breaks your business.
- 31:20SPEAKER_00: So, like for us, we have I essentially have two CRMs because I have Tony's and I also have my EXP Realty one, which is through KV Core.
- 31:28SPEAKER_00: And I don't know what I would do without them.
- 31:30SPEAKER_00: They really help you, you know, build your business and make sure leads don't slip through the cracks.
- 31:36SPEAKER_00: Uh so good CRM, I would say a good mentor or team above you.
- 31:40SPEAKER_00: A great managing broker is always important as well because they're gonna hold you accountable and they're also gonna make sure you're doing everything right.
- 31:47SPEAKER_00: Uh good sales system, you know, it's hard to tell how many leads you're gonna get because like everyone promises leads, and that's one thing I never got through.
- 31:56SPEAKER_00: It's like, how do I determine, you know, if they're just like promising me leads that I'm not gonna get or if there's actually gonna be something?
- 32:03SPEAKER_00: That's kind of how it was with Tony.
- 32:04SPEAKER_00: I was like, You tell me this.
- 32:06SPEAKER_00: So it's like, well, everyone else has told me this too, but I I ended up joining because I believed in him, but like, you know, I was like, this sounds like everything else I've heard before.
- 32:15SPEAKER_00: Then I get in here, I'm like, wow, it's not joking, which I I didn't expect that one.
- 32:18SPEAKER_00: That was you know, it blew me blew my mind.
- 32:21SPEAKER_00: And uh so, you know, really just finding someone you can trust is probably the most important thing.
- 32:27SPEAKER_00: I mean, you know, everyone's gonna promise the world and underdeliver, and I got extremely lucky with working here because he um he he promised the world and delivered the world, I guess you could say.
- 32:40SPEAKER_00: But uh yeah, I don't know.
- 32:42SPEAKER_00: Is that is that better, or would you like some more like red flags?
- 32:45SPEAKER_00: I'm just trying to think of things.
- 32:46SPEAKER_01: Yeah, and just well, it sounds like overall it is definitely a jump that you had to take.
- 32:51SPEAKER_01: It's a risk that could have not been and could have been promised the world and delivered nothing.
- 32:58SPEAKER_01: Um ultimately, is there any signs of you know, a predator that's just trying to get you to join their brokerage so that they can get a part of your commission that are blatantly obvious?
- 33:11SPEAKER_01: Or ongoing once you have joined, once you have taken that jump, not knowing yet necessarily w whether it will pan out or not, um that oh this is out of sync.
- 33:22SPEAKER_01: Like that's probably not a good sign.
- 33:23SPEAKER_01: And like this is I don't know if it's gonna be a long-term thing.
- 33:27SPEAKER_00: Um, like just different things that even just like again, ongoing uh after you've taken that jump, that that might um I would say honestly, it's probably I I couldn't give you like a definite red flag, and the reason I say that, so I've been pretty blessed.
- 33:40SPEAKER_00: Like, so like Ted has been my mentor for before I even worked for EXP Realty, which ultimately Tony does work for EXP Realty.
- 33:48SPEAKER_00: Reborn Homes is within EXP Realty, so I've always been kind of in that connection, even though before I worked for Tony.
- 33:55SPEAKER_00: So I was with the Clubhouse, and uh when I was with the clubhouse, they're an EXP Realty team.
- 34:01SPEAKER_00: I think they're in the top three in the country right now.
- 34:04SPEAKER_00: They're they're very good, but they have always taken care of me really well.
- 34:08SPEAKER_00: Ted recommended, you know, I was like, hey, I interviewed a here, here, here, here.
- 34:11SPEAKER_00: They all promised me the world which one's actually gonna like be the best.
- 34:14SPEAKER_00: He's like, oh no, come come work for me.
- 34:16SPEAKER_00: Come work at EXP Realty, the Clubhouse.
- 34:18SPEAKER_00: I did.
- 34:19SPEAKER_00: I met our boss, Jimmy Doolin, who is a fantastic uh role model and leader.
- 34:24SPEAKER_00: Uh, I've got Ted there as well.
- 34:26SPEAKER_00: Uh Ted was great.
- 34:27SPEAKER_00: He taught me a lot.
- 34:28SPEAKER_00: That's who my mentor was.
- 34:30SPEAKER_00: And uh everyone in the office, though.
- 34:32SPEAKER_00: I I remember going in there and like Jimmy was so willing to help me.
- 34:35SPEAKER_00: His wife, Tamara, she was great.
- 34:37SPEAKER_00: She was also willing to help me.
- 34:39SPEAKER_00: Any agent, lender, title person in that office wanted to help me the best they could.
- 34:45SPEAKER_00: They're like, if you need anything at all, call me.
- 34:47SPEAKER_00: And that was the experience I had.
- 34:49SPEAKER_00: So I never really I've heard bad stories about like being, you know, you're paying a high cap and you're not getting leads.
- 34:56SPEAKER_00: But I've fortunately never had that situation because I've been with exp for almost three years now, and they've been great.
- 35:05SPEAKER_00: So I I really can't give you any red flags, but I can tell you how my experience went with our team and why I think that's a big green flag.
- 35:13SPEAKER_00: I guess that's the best I can do for you on that.
- 35:17SPEAKER_01: And as you know, we are expanding our team and looking to expand um here in Indy and looking to then expand regionally and uh over time nationwide, both with the home buying side of the company as well as uh our brokerage.
- 35:32SPEAKER_01: And with that said, in your perspective as an agent, what agents who would be the best fit to join Reborn Homes?
- 35:43SPEAKER_01: Um how can we who who who can we as a company best serve?
- 35:48SPEAKER_01: Who is that best fit to join our team?
- 35:52SPEAKER_00: Um so I'd say we have a young team, you know, we all really work hard and we're all like putting everything we have into this.
- 35:58SPEAKER_00: That's the biggest thing, you know.
- 35:59SPEAKER_00: You've got to be, you know, obviously personable and you know, you want to be into real estate, but ultimately, I mean the biggest thing is this jumps back on faith.
- 36:07SPEAKER_00: I think that would be the biggest like make or break or not.
- 36:10SPEAKER_00: You know, if you're if you're open, obviously, you know, we can help build your faith, but ultimately, my even my faith, like I I felt I had pretty strong faith, but I my faith grew just through working here, just because I mean I'm like, wow, I'm actually like doing the Lord's work.
- 36:25SPEAKER_00: So that was the cool part about that.
- 36:27SPEAKER_00: I feel like for the most part though, you know, if you you have a nice head on you, you can sell good, that's great.
- 36:33SPEAKER_00: I think really if you are completely willing and open to learn, I think you can succeed here through our sales training.
- 36:41SPEAKER_00: Uh, I I don't think real estate sales is that it's definitely sales, but it's not like used car sales, it's not like high, you know, high pressure sales because ultimately we're consulting people on what's the best fit for them and then doing that for them.
- 36:55SPEAKER_00: And you know, when you when you look at that realistically, I'm not sitting here trying to pressure someone to buy a product they don't want.
- 37:01SPEAKER_00: We have every product they might want, we're just trying to figure out what's the best fit for them.
- 37:05SPEAKER_00: And that would be my best answer to that for you.
- 37:09SPEAKER_01: Yeah.
- 37:10SPEAKER_01: And so earlier I asked, how can an a how can an agent find an investor to work with and what things to look for?
- 37:18SPEAKER_01: How can an investor find an agent and how can an investor best serve that agent to make sure that at least what they are doing is helping that partnership, that relationship to succeed and produce fruit?
- 37:32SPEAKER_00: Um, I would say you could find your agent by, well, it depends like where you're at.
- 37:36SPEAKER_00: If you're an indie, just call us and we'll we'll we'll take care of you pretty well.
- 37:40SPEAKER_00: But um, if you're not an indie, um I would say really looking up probably investor-focused brokerages, or I would say finding like a top-producing agent and meeting with them, setting very clear expectations to know, like, hey, this is what we want to do, how can we achieve that?
- 37:57SPEAKER_00: You know, I think communication is like the biggest thing with that because you know, a lot of people might say, Oh, I want to buy an investment property if they're like kind of half in, half out, and it's like, okay, well, there's a lot of investment properties, be more specific with me.
- 38:09SPEAKER_00: So if it's an investor, you can get really dialed in and consult with your agent, you guys can sit down and figure out what type of investment property would be a best fit for you.
- 38:17SPEAKER_00: That would be the first thing.
- 38:18SPEAKER_00: Then obviously, just following up on that, you know, find the agent, meet with them, really break down what your buying criteria is and how the agent can best serve you.
- 38:27SPEAKER_00: And if the communication's there, it should be a great relationship.
- 38:31SPEAKER_01: Yeah.
- 38:32SPEAKER_01: And as far as let let's say an investor like myself who not necessarily looking to invest in a single specific property, but looking to build a business around investing around investing.
- 38:46SPEAKER_01: What would that process of looking for an agent look like?
- 38:50SPEAKER_00: I would say you need someone that's just willing to work hard.
- 38:52SPEAKER_00: And I mean that's with anything, but really, I mean, you know, this is not a business for laziness.
- 38:57SPEAKER_00: And the reason I say that is because I mean, you know, you're gonna be getting, you know, every agent wants to be the million-dollar listing guy like Ryan Sirhant or whatever it may be, and that's great, and it's like I'd love to do that too.
- 39:08SPEAKER_00: But there's you're gonna be selling at all price points, and you need to just have a servant mindset and be willing to go put in the work, whether it be here or here on the price point, because ultimately they all add up and they all are gonna help the investor.
- 39:20SPEAKER_00: If you can find someone like that who's willing to do anything, like when it comes to like the listing services, buyer services, and they're just gonna put everything they have out there to really create you the best outcome, that's gonna be the most important thing.
- 39:31SPEAKER_01: Anything within the core values, anything within the core values, of course.
- 39:34SPEAKER_01: But um, yeah, and and and just to recap, how can again someone listening to this episode thinking about selling their house or grandma's thinking about selling their house or cousin, whoever it might be, someone, whether themselves or someone in their life is thinking about selling their house, not sure which way to go, how can how can they reach out if they do have a property they want to sell or they just they want to explore their options?
- 39:59SPEAKER_00: So if I were you, what I would do is I would reach out to the you can plug all the social medias because I don't know what all of them are, but reach out to us on either social media, one of our forums, whatever it may be.
- 40:09SPEAKER_00: Um I would be more than likely me or Tony that would call you and we could uh meet with you on the phone and get your uh criteria down, or if you know you need to list whatever it may be, we have everything.
- 40:20SPEAKER_00: We'll we'll consult you, figure out what's the best fit for you, and then we can go from there and we'll lay out your options for you.
- 40:26SPEAKER_00: If working with us is a great fit, awesome.
- 40:28SPEAKER_00: If not, that's completely okay.
- 40:30SPEAKER_00: We just need a definite yes or no answer.
- 40:32SPEAKER_00: But it's really just like you know, seeing, hey, here's our options, this is what we think is the best fit for you.
- 40:37SPEAKER_00: What are your thoughts?
- 40:38SPEAKER_00: Now you've got your options laid out, you have that choice to make the decision, and we can go from there.
- 40:43SPEAKER_00: And we, you know, we can show you our testimonials, whatever it may be.
- 40:46SPEAKER_00: But uh, you know, like I said earlier, when it doesn't, you know, necessarily go that much into sales routes, it's really consulting.
- 40:53SPEAKER_00: We're consulting you what we have to offer, and you're just making that choice.
- 40:57SPEAKER_01: Right.
- 40:58SPEAKER_01: And just to recap, how can potential clients benefit from working with us?
- 41:03SPEAKER_00: They can benefit from working with us.
- 41:05SPEAKER_00: I think the biggest thing is because we're honest, we look out for people's best interests.
- 41:08SPEAKER_00: And I know everyone's gonna say that, but like truly, I mean, you can look at our core values, that is what this business is built on.
- 41:15SPEAKER_00: And, you know, I that would be the most important thing to me because you know, hey, like I've even had people that I straight up told them, like, hey, I don't think selling for you is a good option.
- 41:25SPEAKER_00: And you know, if that's the the option, I'll tell them that.
- 41:28SPEAKER_00: And it sucks because I probably could have made a commission off that, but ultimately that person's a lot happier and they know they got the best outcome for what they were looking for.
- 41:35SPEAKER_00: So really just finding an honest group of people you can work with like us, and you just, you know, having that trust in us to know, hey, they're gonna lay out the best possible option because they are experts on the investment and the retail market, and then I can make that decision for myself.
- 41:51SPEAKER_00: That would be the the biggest selling point for me.
- 41:54SPEAKER_00: And we're a God-based brokerage, and you know, all our work we do ultimately through the Lord, which is another big thing.
- 42:00SPEAKER_00: Um, I know typically they say don't bring up religion and business or whatever like that.
- 42:05SPEAKER_00: And I I understand that, but truthfully, you know, trying to be one percent every better one percent better every day to try to serve someone in the eyes of the Lord and kind of just doing your actions on our our core values, which were built around that.
- 42:20SPEAKER_00: That's really what I think drives us to you know be the best.
- 42:24SPEAKER_01: Yeah.
- 42:25SPEAKER_01: And and to be very clear, we are rooted in faith, we are grounded in faith, that is where our company purpose, our mission um comes from.
- 42:34SPEAKER_01: That said, we don't just work with Christians, we don't just hire Christians, we don't just work with vendors who are Christian-based companies.
- 42:43SPEAKER_01: Um you know, Jesus calls us to to serve the lost and to serve uh you know those who are not believers and to love our enemy or well, yeah, love our enemy as ourself, um, to love our neighbor as ourself, and if that includes your enemy, which it does, uh to love your your enemy as yourself.
- 43:05SPEAKER_01: And so we've we've had we've had a couple different people who uh are in the market and have done some things that may not best reflect the light of God, and ultimately what we can do is we can love them and not take any vengeance because that is not our responsibility.
- 43:26SPEAKER_01: The Lord is uh is is a judge and ultimately just that heart posture of love is what keeps us going.
- 43:32SPEAKER_01: But again, we are if you're not Christian, that's totally okay.
- 43:36SPEAKER_01: You're not gonna uh we're not gonna tell you we're not gonna buy your house or work with you because of that.
- 43:41SPEAKER_01: We would still love to serve you and and work with you and your family.
- 43:46SPEAKER_01: Um so with that said, um, as far as reaching out to us, you can either go to our website, it's ndyhomesreborn.com.
