- 0:56You're already taking the first step. just by
- 1:00joining us here today. Hey guys, thank you all
- 1:06for being here. You know, we're talking about
- 1:08a lot of different things today, like the operation
- 1:10side and the system side. Well, one of the other
- 1:12really important things that you need to always
- 1:14have in the back of your mind is the insurance
- 1:16side. And so JT is here and we're going to talk
- 1:19some about insurance, some of the potential reasons
- 1:22why insurance is going up, which for me it killed
- 1:25a deal. insurance companies are even leaving.
- 1:30They're leaving this particular space too. And
- 1:32so we're going to kind of talk about all of those
- 1:33and then anything else that we think of that
- 1:37might be relevant, we'll talk about that too.
- 1:39So JT, thank you for being here. The good thing
- 1:40is anytime that I'm with you, who knows where
- 1:43the conversation is going to go. So there'll
- 1:45be plenty of questions and scenarios to go through,
- 1:48I'm sure. So we will not be without content,
- 1:51that's for sure. Just to kind of let what the
- 1:54audience know, JT is the guy you call. when you're
- 1:58looking at a property. Yep. And so I have heard
- 2:02that there's these kind of I guess these policies
- 2:04out there that it's like there's an amount on
- 2:07the top like a million two million that if the
- 2:10claim is less than that they just handle it.
- 2:14And so like if it's a $10 million property maybe
- 2:17they're only ensuring it for like eight because
- 2:19they're going to cover the top two. I had never
- 2:22heard of anything like that but what is that?
- 2:27I'm not sure. Maybe if I saw the policy, maybe
- 2:31the way you're explaining it is just confusing
- 2:33me. So maybe - The way it's in my mind could
- 2:36be weird. All right. So what I'm thinking you're
- 2:38saying is the person that is choosing this insurance
- 2:44policy says, you know what? I will take a high
- 2:47deductible and say $100 ,000 deductible. and
- 2:54anything under $100 ,000 I'll just pay out of
- 2:56pocket and then anything over that then I'll
- 2:59put in a claim. Is that kind of what you mean?
- 3:03Yeah but I swear it was like a million dollars
- 3:04and I was like why would anybody agree to fix
- 3:06something if it's a million dollars? Yeah well
- 3:09you know some of these wind hail deductibles
- 3:11they're they're expressed in percents so like
- 3:14a two percent wind hail deductible is very common
- 3:16now we're seeing some three percent and up to
- 3:18five percent so when you get up especially up
- 3:20to five percent I mean Yeah, that hail claim,
- 3:24that 5 % deductible on your total value of your
- 3:28building could be million dollars depending on
- 3:30the size of the property. Maybe less is the high
- 3:32deductible kind of thing and I just wasn't understanding
- 3:35it. When you get into those high deductibles,
- 3:39you're almost self -insuring. How much is a new
- 3:43roof cost on your property? It's a good size
- 3:46property, but it might only be $350 ,000. And
- 3:51so we're talking about a 3 % wind hail. It's
- 3:53close to $350 ,000 already. So might as well
- 3:56have a 5 % wind hail because I'm going to pay
- 3:58for it anyways, right? So, and I always tell,
- 4:03everything's a bit of a gamble. You're gambling
- 4:07that this will not happen to you this year. So
- 4:10I'm going to take a high deductible and risk
- 4:12that. but also you can be a little smarter on
- 4:15it too. And everybody's risk tolerance is different,
- 4:17so this doesn't work for everybody. I have people
- 4:19that let it ride every year and I have some that
- 4:23go, no, I will pay the extra premium because
- 4:25I don't want anything to happen, right? But if
- 4:29you have a brand new roof on your property, chances
- 4:33are you're probably not gonna need a new one
- 4:35the next year, right? That's not a given, but
- 4:39chances are I'm not going to have to have a claim
- 4:42when a new hail storm comes through. So then
- 4:44maybe it is worth it to you to have a higher
- 4:46deductible for your wind hail this year than
- 4:50definitely than it would be if you had a 10 year
- 4:53old roof, right? So those are kind of things
- 4:56that you want to think about as well. And I definitely
- 4:59won't talk to you about it, you know, before
- 5:01binding coverage because yeah, it does make a
- 5:03difference. Do you have access to like weather
- 5:06patterns for an area. Cause like in my mind,
- 5:09if someone didn't live where we live, they wouldn't
- 5:12understand that hail literally can be softball
- 5:17sized, softball sized here. Yeah. Well, not only
- 5:19that, but we can count on what three hail storms
- 5:23a year at least to come through, maybe more,
- 5:25you know? We had a random one this past like,
- 5:28what was it? It was, it would have been just
- 5:33like totally outside. Was it November? And it
- 5:35was like a little tiny piece of the hill and
- 5:37they were like, it fell really fast. And there
- 5:40was like an inch and a half ice on the road.
- 5:42And I'm in the jeep and just like slide all over
- 5:43the road. I'm like, what the heck? It's like
- 5:45November. Yeah. Well, and then yeah, sometimes
- 5:48you'll see that in one or it was February, but
- 5:50it was a weird season. Yeah. And then it'll just
- 5:52go away real quick too. So, you know, not every
- 5:55storm is going to have the softball size. But
- 5:57again, you can count on probably three. My, my
- 6:03house will get hit by three hail storms, you
- 6:05know, quarter size, dime size. Right. Whether
- 6:10they're damaging, you still count on that. And
- 6:12so, uh, other parts of the country, it's, it's
- 6:15just not that way. And, and North Texas, yeah,
- 6:19you can just count on that. And it's, you know,
- 6:22replacing roofs are very expensive along with
- 6:24all the other things that can get damaged, uh,
- 6:27along with hail, you know, it's not just roofs,
- 6:29but that's the big thing we think of. and say
- 6:32to one about insurance companies and they're
- 6:33greedy oh my god well you're paying say a hundred
- 6:37thousand dollars for your property that's the
- 6:40annual premium you know for the year but then
- 6:43you make it maybe it's a wind hail claim for
- 6:47three hundred fifty thousand dollars well they're
- 6:50already behind or even worse it's a fire that's
- 6:53one point six million dollars you only paid them
- 6:56$100 ,000 and now they're paying you $1 .6 million.
- 7:00So you can see how quickly they can get behind,
- 7:03especially if they've got this happening to multiple
- 7:05properties. So it's something that, you know,
- 7:11there's other carriers that'll come in and like
- 7:14I said, have certain appetites and kind of pick
- 7:16up the pieces. This will ride itself as long
- 7:19as we don't have another February storm. I hope
- 7:23that doesn't ever happen. Hey, were you without
- 7:26power at all? So ours is a little bit different
- 7:29because we're a special needs son. So the electric
- 7:32company works to turn our grid on first. So like,
- 7:36I think the first day we were, we were without
- 7:38for 17 hours. And the next day we were out for
- 7:42like 15 and maybe eight the following and then
- 7:44we were back on. Wow. Yeah. And so the hardest
- 7:46part was it was Josephine's birthday in there.
- 7:50And so when the power came on, we like fly, we're
- 7:53like, breakfast pancakes, again, breakfast pancakes.
- 7:56And then when it came on again, we threw together
- 7:58a birthday cake and she was like, this is the
- 8:00best birthday ever. And we're like, memorable
- 8:03for so just never forget it. She had to play
- 8:06in the snow and then they went down to one of
- 8:07the hills and like everybody in town had like
- 8:10whatever they could find, whether it was blow
- 8:12up mattresses or whatever to slide down this
- 8:15hill. So she thought it was great. well kids
- 8:17are so funny too because and I know a lot of
- 8:19families they huddled together in the living
- 8:21room together and I'm sure kids love that for
- 8:24us we're my house is close enough to a fire station
- 8:28and a water tower that I never lost power so
- 8:34people were coming to my house to to cook and
- 8:37do just warm up and so yeah we had people across
- 8:41the street from us that were out for five days
- 8:43wow that's real Yeah, but like I said, we're
- 8:47one of the grids that gets turned on first, but
- 8:49like even on my street, if you had a two -story
- 8:51house, you had to move while they re -did the
- 8:56house because every single two -story house in
- 8:58our area, the upper story pops first. So I guess
- 9:01the electric company just knew the demand on
- 9:04the grid that individual houses took and would
- 9:06only take. Well, so you can turn it in because
- 9:11so we use TXU. We won't ever use anybody that's
- 9:15not a big person that we can turn stuff into.
- 9:18And we told TXU and then I guess they handed
- 9:20it off to the local grid. But you can let your
- 9:23electric company know if you're in a situation
- 9:25where you have to have electricity. Yeah. And
- 9:29they'll work to make sure that you get a special
- 9:31needs child or something like that. That's good
- 9:33to know. Yeah. You know, I also heard a stat
- 9:38the other day that there were actually more deaths.
- 9:41We're from that winter freeze than in Hurricane
- 9:43Harvey. Isn't that nuts? Well, I mean, we ran
- 9:47out of firewood. Right. And you couldn't get
- 9:49it. And looking for us, we order a lot of Amazon.
- 9:52So we had a ton of Amazon boxes and Jason and
- 9:56the girls pulled them up super tight and then
- 9:58like screwed big long screws into so that they
- 10:01would stay tight and not burn as fast. And so
- 10:04we used Amazon logs. It must be an Eagle Scout.
- 10:12Yeah, well, and again, it was just a few freak
- 10:18deaths here or there. Like, like you heard the
- 10:21family that got in their car in the garage started
- 10:24it just to warm up. But of course they ran their
- 10:26car in the garage, right? So, but, but little
- 10:29stories like that all over the whole state is
- 10:31just equals a greater amount of people that got
- 10:33affected than just in Houston. You know what
- 10:35I mean? No, it is like we were, we were cooking,
- 10:39we were cooking in the fireplace and we got out
- 10:41the little camp stoves and everything else. I'm
- 10:43like, Jason, is this safe? He's like, oh, we're
- 10:45fine. No wonder your kids have fun. Yeah, they
- 10:47were camping. Yeah, we were camping inside. But
- 10:50it was like, I think about the stories that I've
- 10:52heard of people like using, I guess, coal or
- 10:56not coal, but charcoals have been there for our
- 10:58places to cook and it makes you sick and all
- 11:02of that. So I, I don't know. I mean, there's.
- 11:05There's a lot of things that happen like that.
- 11:07And then of course insurance payout pays out
- 11:08for that too. And then I was thinking like, so
- 11:11a friend of mine, they have, um, he's got like
- 11:14a local store and all of the, um, all of all
- 11:19the fire sprinklers, all of those bust. Yeah.
- 11:23So did the same insurance companies that ensure
- 11:25like multifamily and other habitation. So they
- 11:28also do the insurance for those kinds of commercial
- 11:30buildings as well. Yeah. Some of them do. Yeah.
- 11:33So they were double and triple hit. So again,
- 11:39we all want to think of these insurance companies,
- 11:41oh, they're so greedy and taking all the, but
- 11:43I mean, think of how much money worth the claims
- 11:47that they've had to pay out just through that.
- 11:49And they've got to recoup that somehow. And so
- 11:51how do they do it? Fortunately, they have to
- 11:53increase premiums to get that pool of money back
- 11:56to be able to pay out claims again. So that's
- 12:00just where it is. Hopefully there's no more huge
- 12:04natural disasters like that when you kind of
- 12:05come back to normal. I also think that owners
- 12:09are getting smarter. You know, I think we talked
- 12:11before about those stove top fire stops that
- 12:14stick to the vent hoods and the apartment complexes.
- 12:18Did we talk about that before? I think we did.
- 12:21So yeah, it's just this it almost looks like
- 12:23a hockey puck and inside it or a tuna can and
- 12:26inside the can is fire retardant and you put
- 12:29it It's a magnet, and you magnet up to the venerhood.
- 12:33And if there's a grease fire or something like
- 12:35that, and a flame touches that, then it'll come
- 12:37and extinguish it. And it's something crazy,
- 12:40like 85, 86 % of these claims on these properties
- 12:44are small kitchen fires. And it's because of
- 12:47certain things like that. You can get these on
- 12:49Amazon for, it's like $5 a thing. So why wouldn't
- 12:55you do it, right? And so I think a lot of owners
- 12:57are getting wiser to that. as deductibles go
- 13:00up, as these claims are just killing them, let's
- 13:03do whatever we can so that there's not a claim.
- 13:06Let's make our property safer. Let's think ahead
- 13:09like you. Let's stay awake at night and think
- 13:12of things we can do to make the property safer.
- 13:15And in the end, that's just going to benefit
- 13:17everybody. Everybody wants their property to
- 13:18be safer. Yeah, I think owners are getting wiser
- 13:23to to try to do certain things to protect their
- 13:25property because they don't want to have to pay
- 13:27these high deductibles and they don't want their
- 13:29insurance to increase because they had a claim.
- 13:32So they're doing everything they can to think
- 13:35ahead of what could I do to get ahead of this,
- 13:37just like you do for your property, right? The
- 13:40days of slum lording and just letting it ride,
- 13:44there's no way you could afford that, right?
- 13:46You got to fix that railing that's loose. You
- 13:49got to make sure that your tenants are taken
- 13:51care of. even small things like trips and falls
- 13:54in the parking lot. They could happen because
- 13:57you've got a parking lot that needs to fix the
- 14:00potholes, right? So yeah, get these things done.
- 14:04Yes, it's a pain in the butt. Yes, it costs money
- 14:06now. It could cost you a fortune later on. Just
- 14:09go ahead and get it fixed. And also the good
- 14:11news is the carry will come out and do an inspection
- 14:13for you, right? And they'll tell you, hey, these
- 14:16are the 10 items that you want to look for. Is
- 14:21it a pain in the butt to tell your tenants not
- 14:23to have a grill on their balcony? Yes, because
- 14:25every tenant wants a grill on their balcony.
- 14:28Do all apartment complexes have tenants that
- 14:30have grills? Yes, they do. You gotta try to tell
- 14:33them to get them out of there. Maybe make grilling
- 14:37stations out on your property that are nicer
- 14:40than the little grills that they could have,
- 14:42right? Make it enticing for them to want to use
- 14:45that versus having a grill on their patio. And
- 14:48then you don't have to worry about that. Any
- 14:50trick that you can have, I recommend looking
- 14:55into it because it's going to cost you more in
- 14:58the long run usually if you have these claims.
