- 0:31Speaker 1: joining us this morning, as mentioned is Matt Heiman of Rockrealty. Matt,
- 0:34Speaker 1: how you doing this morning?
- 0:35Speaker 3: I'm doing good and joining the weather.
- 0:37Speaker 2: It looks like.
- 0:37Speaker 1: It's a fantastic day. We'll call this patio weather, and
- 0:40Speaker 1: we're going to talk about it. This week's featured listing
- 0:43Speaker 1: a house that is just perfect for days like this
- 0:45Speaker 1: and many other days as well. This week we're going
- 0:48Speaker 1: to be talking about some common mistakes about that are
- 0:51Speaker 1: made by buyers and sellers when it comes to real estate,
- 0:54Speaker 1: and there are some big mistakes you want to avoid
- 0:57Speaker 1: when it comes to buying or selling your home. But
- 1:00Speaker 1: before we get to that, of course, this week's featured listing.
- 1:02Speaker 1: As mentioned, we've got great weather, especially for late october'd
- 1:07Speaker 1: be a great data sit out of the patio, and
- 1:09Speaker 1: this house fits that perfect outside hanging out environment to
- 1:15Speaker 1: a T. Tell us about this place in Sun Prairie, Yeah, definitely.
- 1:18Speaker 3: It's nine four eight Catherine Drive and Sun Prairie listed
- 1:23Speaker 3: for four hundred and twenty thousand dollars and it's four bedroom,
- 1:28Speaker 3: threefold bath and two eighty square feet sits on just
- 1:34Speaker 3: under a quarter acre. And the Cardinal Crust neighborhood so great,
- 1:39Speaker 3: great neighborhood, great subdivision up there, and yeah, a lot
- 1:43Speaker 3: to offer for the price.
- 1:44Speaker 1: In my opinion, it looks like you mentioned a lot
- 1:46Speaker 1: to offer. A great neighborhood. It's got you know, I know,
- 1:49Speaker 1: islands are are all the rage for kitchens right now.
- 1:52Speaker 1: It does have an island, a little breakfast nook that
- 1:56Speaker 1: we talk about, the deck and patio fire pit. I mean,
- 2:00Speaker 1: just about as perfect as as it gets. And you
- 2:03Speaker 1: think about finding that ideal area. Sun Prairie, I know,
- 2:06Speaker 1: is wildly popular folks for good reason. In the Cardinal
- 2:09Speaker 1: Crest neighborhood.
- 2:10Speaker 3: It is a lot of people moved to Sun Prairie.
- 2:12Speaker 3: And yeah, as you mentioned. I think my favorite feature
- 2:15Speaker 3: on this one is, you know, you've got a fenced
- 2:17Speaker 3: in backyard, looks like a pretty private setting with some
- 2:22Speaker 3: large mature trees around it to give you some privacy.
- 2:24Speaker 3: And then a great deck, great little uh you know,
- 2:29Speaker 3: fire pit below that you can sit at. So looks
- 2:31Speaker 3: like a good time to me.
- 2:32Speaker 1: It looks it does look awesome and it's a great
- 2:34Speaker 1: day to call Jason Allen, he is the listing agent
- 2:38Speaker 1: on this home. Called Jason he'd been looking at maybe
- 2:41Speaker 1: checking this place out. Of course, you can learn more
- 2:42Speaker 1: online Rock Wisconsin dot com or give Jason a call
- 2:45Speaker 1: telphe number six so eight five one six seventy one fifty.
- 2:50Speaker 1: That's five one, six seventy one fifty to see this
- 2:53Speaker 1: beautiful home in sun Prairie. Four bedroom, three bath, two
- 2:59Speaker 1: eighty square feed home. Absolutely fantastic And of course if
- 3:03Speaker 1: you are looking to buy a home, there are certain
- 3:06Speaker 1: things you want to avoid and real quickly before we
- 3:09Speaker 1: kind of break down some of the other points. I
- 3:11Speaker 1: know a lot of this stuff, Matt, correct me if
- 3:12Speaker 1: I'm wrong. A lot of this stuff goes on in
- 3:15Speaker 1: that conversation even before you know, like right when you're
- 3:18Speaker 1: starting to look at that first home, having a conversation
- 3:20Speaker 1: with your agent about things to avoid.
- 3:22Speaker 2: That's kind of part of it, isn't it.
- 3:24Speaker 3: Yeah, I would say, you know, buyers are obviously in
- 3:26Speaker 3: a rush to get out on a showing at all else, right,
- 3:28Speaker 3: but it is good to have a nice long conversation
- 3:30Speaker 3: with an agent prior to even going through the house,
- 3:33Speaker 3: just to make sure everything all your ducks are in
- 3:35Speaker 3: the row if you will.
- 3:37Speaker 1: You know, we were talking the other week with a
- 3:39Speaker 1: mortgage lender, and there are some things with getting a mortgage,
- 3:43Speaker 1: that type of thing, they're important. Pre approval Is that
- 3:46Speaker 1: still met an important part of looking at a home?
- 3:49Speaker 1: Is that really still beneficially? I know it used to
- 3:51Speaker 1: be a very important thing to do.
- 3:53Speaker 3: Yeah, I mean it's it's one of the obvious ones,
- 3:55Speaker 3: right that you want to get pre approved prior to
- 3:58Speaker 3: going out on showings, but it's still missed a lot.
- 4:01Speaker 3: I think the important part there is you want to
- 4:04Speaker 3: be able to know with confidence that the homes you're
- 4:06Speaker 3: looking at are something that you can buy, and if
- 4:09Speaker 3: it's not in your price range, you might just be
- 4:10Speaker 3: disappointing yourself. Or even more importantly, if you talk to
- 4:14Speaker 3: a lender, and the lender tells you, hey, if you
- 4:17Speaker 3: pay off this small leftover car balance, that's going to
- 4:20Speaker 3: reduce the number of payments you have a month. And
- 4:22Speaker 3: guess what, if you get this paid off, you're going
- 4:24Speaker 3: to be able to afford thirty thousand, forty thousand dollars
- 4:27Speaker 3: more in a house just by getting rid of a
- 4:29Speaker 3: car payment.
- 4:30Speaker 1: With that, That's and that's amazing to think about too.
- 4:33Speaker 1: And I think sometimes we overlook the expertise of financial professionals.
- 4:38Speaker 1: There's a reason why why you know, when you're working
- 4:41Speaker 1: with a with a really good person when it comes
- 4:43Speaker 1: to mortgages, they're going to help you with those kind
- 4:46Speaker 1: of things. And along those same lines, man, we think
- 4:48Speaker 1: about the pre approval process and you see this day
- 4:51Speaker 1: in and day out. Does that when it comes to
- 4:53Speaker 1: making an off run a home? Does that help as well?
- 4:56Speaker 2: Yeah?
- 4:56Speaker 3: I mean it's almost an expectation in this market, in
- 4:59Speaker 3: the seller's market, that buyers are coming in with as
- 5:03Speaker 3: much documentation and proof that they're a solid buyer as
- 5:07Speaker 3: you can. Right, so, having a pre approval, especially from
- 5:10Speaker 3: a pre approval from a recognized lender. I know we
- 5:13Speaker 3: had west Kine from Thompson kin On. But you know,
- 5:16Speaker 3: most of the agents in Dane County, in Rock County
- 5:18Speaker 3: recognize that name. They know that they're local, they've talked
- 5:21Speaker 3: to West And when you can have that just extra
- 5:25Speaker 3: reputation backing the pre approval, it helps.
- 5:28Speaker 1: And that's an important thing too, is I know, you
- 5:31Speaker 1: know most folks, if you work in a particular industry,
- 5:34Speaker 1: you tend to know, especially the local folks quite well.
- 5:37Speaker 1: And it's important to know that stuff. And you know,
- 5:40Speaker 1: I had mentioned earlier too about about working with a good,
- 5:42Speaker 1: good mortgage person, and they're understanding and and really there's
- 5:45Speaker 1: there's a huge value to working with really good people.
- 5:49Speaker 1: The same is true for a buyer's agent, isn't it.
- 5:51Speaker 2: Yeah?
- 5:51Speaker 3: Absolutely, I think that sometimes it's overlooked that you want
- 5:55Speaker 3: to have somebody working on your side, right, And when
- 5:58Speaker 3: you hire a buyer a agent to you know, represents
- 6:02Speaker 3: you in a transaction, They're gonna have your best interests
- 6:04Speaker 3: at heart. They're going to be able to point out
- 6:06Speaker 3: any sort of negative things as they walk through the home.
- 6:08Speaker 3: They're going to be able to just be free to
- 6:11Speaker 3: give their professional opinion on the price, what they're seeing
- 6:13Speaker 3: in the market, what they think the house is going
- 6:15Speaker 3: for maybe you know whether or not they think this
- 6:17Speaker 3: house is going to go for overlist price and how
- 6:19Speaker 3: much over list price. The only way that an agent
- 6:22Speaker 3: able to do that is there if they're working on
- 6:24Speaker 3: your behalf, which means a buyer's agency.
- 6:26Speaker 1: There's something too about I think of you know, what
- 6:29Speaker 1: you guys do at Rock Realty, and of course having
- 6:31Speaker 1: how many agents.
- 6:32Speaker 2: Do you have right now? I know it's thirty five.
- 6:35Speaker 2: I was gonna say, I know it's a big number, but.
- 6:38Speaker 1: Yeah, not only having experience doing this stuff, but also
- 6:42Speaker 1: having kind of a hive of other experienced agents to
- 6:45Speaker 1: go to. I think sometimes I've known people in my
- 6:50Speaker 1: life that I'm going to get an I'm going to
- 6:51Speaker 1: get a real estate license, and I obviously think, good
- 6:54Speaker 1: for you. What are you going to do with it?
- 6:56Speaker 1: That are you know, they're like super part time. They
- 6:58Speaker 1: may do it once in a while. That can be
- 7:01Speaker 1: there is it's such an evolving marketplace that you really
- 7:06Speaker 1: want a person that knows not just the rules, but
- 7:10Speaker 1: knows the current status of ye they.
- 7:12Speaker 3: Need to be actively practicing really to be on top
- 7:15Speaker 3: of things, and you know, having as many agents as
- 7:17Speaker 3: we do and having open discussions on a weekly basis
- 7:20Speaker 3: of different things that we're seeing in the marketplace helps
- 7:23Speaker 3: us all grow as a group and get better as
- 7:25Speaker 3: a group.
- 7:26Speaker 2: You know.
- 7:26Speaker 1: I think as we talked this morning with Matt Heytman
- 7:28Speaker 1: of Rockrealty the website Rock Wisconsin dot com that's Rock
- 7:31Speaker 1: R O c K Wisconsin dot com.
- 7:33Speaker 2: I think to the time before I owned a home, I.
- 7:36Speaker 1: Had heard the term escrow, for example, never really knew
- 7:40Speaker 1: what it was, and all of a sudden, when you
- 7:41Speaker 1: buy a home, you learn about that quite a bit
- 7:44Speaker 1: about that term, and as homeowners and other type of
- 7:46Speaker 1: investments have to learn, oh yes, grow, I understand what
- 7:48Speaker 1: this does. But people sometimes overlook the importance of and
- 7:53Speaker 1: overlook some of those costs that may not be completely
- 7:57Speaker 1: readily thought of when it comes to buy a home.
- 8:00Speaker 3: Yeah, I think I think it's important if you're going
- 8:02Speaker 3: to be financing a home, especially that you're you're you're
- 8:05Speaker 3: paying attention to those things. You know that people see
- 8:08Speaker 3: the kind of the headline that says, you know, faha,
- 8:11Speaker 3: three point five percent down, but they might not consider
- 8:14Speaker 3: all the different items that have to be paid ahead
- 8:17Speaker 3: of time to kind of put into escro whether or
- 8:19Speaker 3: not that's homeowner's insurance or future tax taxes. They have
- 8:23Speaker 3: to have a little bit of a padding in that
- 8:25Speaker 3: ESCRO account. And so you want to know not only
- 8:28Speaker 3: just depend on bringing in for the deposit money, you
- 8:30Speaker 3: have to plan I should say, you have to plan
- 8:33Speaker 3: on these other ESCRO items too. So that's that's a
- 8:35Speaker 3: common mistake that buyers don't considers. You know, they don't
- 8:38Speaker 3: just need the three and a half, the five percent
- 8:39Speaker 3: of the ten percent down there's going.
- 8:41Speaker 2: To be it's gonna be a little bit more. They
- 8:42Speaker 2: have to go into ESCRO. So what about things too.
- 8:45Speaker 1: Like you know, not every you know, every house is
- 8:49Speaker 1: going to need some you know, part of owning a home,
- 8:51Speaker 1: I think ayn owns a home, nos is maintenance is
- 8:54Speaker 1: a big part of what it is, especially if you're
- 8:57Speaker 1: like a first time home buyer. You may not always
- 8:59Speaker 1: realize that, but being able to identify, you know, repairs.
- 9:05Speaker 1: I talk with a friend of mine about often talks
- 9:07Speaker 1: about there are no such things as as accidents or surprises,
- 9:12Speaker 1: it's just things you failed to plan for. Is part
- 9:15Speaker 1: of owning a home is understanding there's going to be
- 9:16Speaker 1: maintenance costs or understanding also that repairs are going to
- 9:20Speaker 1: come up. Is the importance of having that knowledge going
- 9:23Speaker 1: into it that there are just things that are gonna
- 9:25Speaker 1: you know, it's going to cost money to have your
- 9:26Speaker 1: furnace inspected every year.
- 9:28Speaker 2: Budget for that.
- 9:29Speaker 3: Yeah, that's that's a good point. And you know, oftentimes
- 9:32Speaker 3: buyers that are coming in and thinking that they want
- 9:34Speaker 3: to put a large down payment, you know, after speaking
- 9:36Speaker 3: with a lender and after like you know, talking it
- 9:38Speaker 3: over them, we decide, you know, instead of that ten
- 9:40Speaker 3: percent down, why don't we put five percent down? Put
- 9:42Speaker 3: this extra five percent away just in case there's any issues.
- 9:45Speaker 3: And obviously having a home inspection gives you an idea
- 9:48Speaker 3: of what to expect, but even so, having that kind
- 9:51Speaker 3: of safety savings is important. You don't want to be
- 9:54Speaker 3: left stranded because you put it all into the home.
- 9:56Speaker 1: Doc This morning with Matt Heytman of Rock Realty the
- 9:58Speaker 1: website Rock Wisconsin that's r O c K Wisconsin dot com,
- 10:03Speaker 1: talking about common mistakes buyers and sellers make in real
- 10:06Speaker 1: estake talking about some of the buyer mistakes, and I
- 10:08Speaker 1: think of like, you know, you put your offer, end's
- 10:10Speaker 1: been accepted.
- 10:11Speaker 2: If you see this.
- 10:12Speaker 1: House, you've got this picture in your mind, you're going, oh,
- 10:15Speaker 1: I can't wait to put a you know, I want
- 10:16Speaker 1: to put a patio furniture out on the back deck.
- 10:19Speaker 1: I want this beautiful new couch. And you're right on
- 10:21Speaker 1: these websites and you're going, how am I going to
- 10:23Speaker 1: pay for this stuff? Well, it's it looks you know,
- 10:25Speaker 1: zero percent interest on you know, if you've paid that
- 10:28Speaker 1: can be a big mistake if you're if you're in
- 10:30Speaker 1: the process of buying a home, can't it?
- 10:32Speaker 3: Yeah, I would say nothing can blow up a deal
- 10:34Speaker 3: on the buyer side more than opening new lines of credit,
- 10:38Speaker 3: right and so I've had buyers that have suddenly just
- 10:41Speaker 3: bought all the furniture prior to closing, and that affects
- 10:44Speaker 3: their debt to income ratio and it can screw the
- 10:48Speaker 3: numbers up and cause it so they might not even
- 10:51Speaker 3: get the full financing that they were preapproved for because
- 10:53Speaker 3: now they have this other credit that there's brand new,
- 10:56Speaker 3: you know, whether that's like store credit cards or you know,
- 11:00Speaker 3: purchasing a vehicle. Those those large payments are large loans
- 11:04Speaker 3: right before closing is never a good idea.
- 11:06Speaker 1: And you look at that too. You mentioned the debt
- 11:08Speaker 1: to income the DTI in that area. Is that is
- 11:10Speaker 1: obviously a huge formula when it comes to this stuff.
- 11:13Speaker 1: And I remember you forever ago working my with my
- 11:17Speaker 1: with my mortgage guy, and he's like, he's like, listen,
- 11:19Speaker 1: after this.
- 11:20Speaker 2: Is done, you can do what you need to do.
- 11:22Speaker 1: But until exactly, it's completely take your hands off the.
- 11:26Speaker 3: Mouse on Amazon and you know on the Auto Trader.
- 11:30Speaker 2: Yes, exactly, exactly.
- 11:32Speaker 1: Talking this morning with Matt Heymen of Rock Realty, it
- 11:34Speaker 1: Tel for whatever.
- 11:35Speaker 2: Six so eight six seven three fifty four hundred. That's
- 11:37Speaker 2: six seven three fifty four hundred. Is the Is it
- 11:40Speaker 2: still the mantra in real estate?
- 11:42Speaker 1: Location? Location Location? Is that still an important part of
- 11:45Speaker 1: that that conversation.
- 11:46Speaker 2: Yeah, I would say that's key.
- 11:48Speaker 3: You know, location is important not only for you as
- 11:52Speaker 3: a buyer, but you know when you in the future
- 11:53Speaker 3: when you're looking to sell, so you know, something might
- 11:56Speaker 3: be close to a relative, but you know, look around
- 12:00Speaker 3: out the neighborhood to see, you know, if there's a
- 12:03Speaker 3: lot of traffic, let's say from I ninety or ninety four,
- 12:06Speaker 3: see if you know how the neighborhood looks around it.
- 12:11Speaker 3: So if you have a prime location that that's attractive
- 12:14Speaker 3: to you know, most buyers. You're gonna have a prime
- 12:17Speaker 3: location that it'll be attractive to buyers when you sell
- 12:19Speaker 3: in the future as well.
- 12:20Speaker 1: It's that is and that's interesting you mentioned that too
- 12:23Speaker 1: kind of I don't even want to I was going
- 12:25Speaker 1: to say, like the long game, but it is like
- 12:27Speaker 1: a thinking of like not just and I think sometimes
- 12:30Speaker 1: we get so blinded with the now that we forget
- 12:32Speaker 1: about the future as well. Is there is and for
- 12:35Speaker 1: just about everybody, it's most likely you are going to
- 12:38Speaker 1: one day sell that home, or one day you're going
- 12:40Speaker 1: to list that home. You're either going to you know,
- 12:42Speaker 1: have have kids or or hopefully you're very prosperous and
- 12:45Speaker 1: want to buy that dream home or whatever it is.
- 12:49Speaker 1: Having that that great location and that and that that
- 12:52Speaker 1: fantastic neighborhood that's really going to benefit you. We look
- 12:58Speaker 1: at where, you know, what house prices have gone to
- 13:01Speaker 1: just think about a huge investment just in that neighborhood
- 13:05Speaker 1: by simply being connected with it.
- 13:06Speaker 2: Yeah.
- 13:07Speaker 3: Absolutely, And you know to your point, I mean, I've
- 13:09Speaker 3: we've had a lot of repeak clients and we've sold
- 13:12Speaker 3: there forever home for them five years later, right, So
- 13:15Speaker 3: you know, everybody gets the itch after a while, whether
- 13:17Speaker 3: it's a new car or a new home. Eventually, you know,
- 13:19Speaker 3: and life changes, whether or not you're getting relocated for business,
- 13:23Speaker 3: or you've you've added suddenly you've added twins and didn't
- 13:26Speaker 3: expect that. You know, things change.
- 13:28Speaker 1: Talking this morning with Matt Heyman of Rock Realty. The
- 13:30Speaker 1: website Rock Wisconsin dot com. That's Rock r O c
- 13:33Speaker 1: K Wisconsin dot com. Head on over there now. It's
- 13:36Speaker 1: a great website. Even if you're not looking to buy
- 13:38Speaker 1: your list, it's always fun just to see what's out there,
- 13:41Speaker 1: do some perusing of what's available. If you are looking
- 13:44Speaker 1: to buy your list, it's a great day to check
- 13:46Speaker 1: the check out Rock Wisconsin dot com. Also, they've got
- 13:49Speaker 1: a fantastic app. Just go to m l S dot
- 13:52Speaker 1: Rocks slash app. That's m l S Rock dot Rocks
- 13:57Speaker 1: slash apping. Download the app there. Dolphy number six, so
- 14:00Speaker 1: it's six seven three fifty four hundred. That's six seven
- 14:02Speaker 1: three fifty four hundred. We often talk about I think
- 14:06Speaker 1: we've mentioned like when you go to the title company,
- 14:08Speaker 1: almost like a big bowl of pens that they give you.
- 14:11Speaker 1: There's a lot to be signing and a lot to
- 14:13Speaker 1: be understanding. When you're buying a home, again reinforcing the
- 14:16Speaker 1: importance of working with a with a buyer's agent. But
- 14:19Speaker 1: you really need to understand what you're signing what you're signing,
- 14:22Speaker 1: because these are these are big decisions you're making, aren't.
- 14:25Speaker 3: Yeah, I agree, I mean it starts with the offered purchase.
- 14:28Speaker 3: Make sure you're reading through each individual contingency and making
- 14:31Speaker 3: sure that you're understand it because there's even when we
- 14:35Speaker 3: try to explain it sometimes can get lost some of
- 14:37Speaker 3: the details of actually how those contingencies play out. And
- 14:40Speaker 3: it's really important so that if we if you do
- 14:43Speaker 3: get into a point where you're negotiating with the other
- 14:45Speaker 3: party over that contingency, you know exactly how it's supposed
- 14:48Speaker 3: to play.
- 14:48Speaker 1: Out important details that you don't want to overlook. And
- 14:51Speaker 1: by the way, speaking of details, if you missed any
- 14:53Speaker 1: part today's program or you want to listen back, you
- 14:55Speaker 1: can of course listen to the podcast on iheartradiowiva dot com.
- 14:58Speaker 1: Of course it's out there for you because this is
- 15:01Speaker 1: great information. Now we talked about buyers, What about sellers?
- 15:04Speaker 1: What are some of the mistakes that are seeing oftentimes
- 15:07Speaker 1: when it comes to sellers. We're going to get the
- 15:08Speaker 1: details from Matt. We will do that in just a moment.
- 15:10Speaker 1: In the meantime, you've been at the website, Get there

- 15:29Speaker 1: b A hanging out this morning. But Matt Heypman, of course,
- 15:31Speaker 1: Matt comes to us from Rockrealty the website Rock Wisconsin
- 15:34Speaker 1: dot Com, that's Rock Wisconsin dot com. Talking this week
- 15:39Speaker 1: about common buyer and seller mistakes, and we're going to
- 15:42Speaker 1: move on from buyers to sellers, and some of this
- 15:45Speaker 1: is going to be kind of similar. Some of the
- 15:48Speaker 1: some of the mistakes buyers make also are made by sellers.
- 15:51Speaker 1: In this first one, Matt is definitely one that that
- 15:55Speaker 1: is a mistake we mentioned with buyers, but sellers as well.
- 15:58Speaker 2: In working with the right agent.
- 16:00Speaker 3: Yeah, I would say that, you know, fairly often sellers
- 16:04Speaker 3: will base their decision. I want an agent to work
- 16:06Speaker 3: with solely on commission, and that's not often the best choice.
- 16:13Speaker 3: You know, what you want to do is actually interview
- 16:15Speaker 3: agents and select them off of you know, what their experiences,
- 16:20Speaker 3: what their overall marketing strategy is, overall effectiveness, you know,
- 16:25Speaker 3: have they bought and sold home similar to yours in
- 16:29Speaker 3: your area? Because I mean we're talking about this could
- 16:33Speaker 3: be in a difference of tens of thousands of dollars.
- 16:35Speaker 3: So you want to make sure you're picking an agent
- 16:37Speaker 3: that's not just based on the commission. You know, you
- 16:40Speaker 3: want to make sure you're getting the top dollar for
- 16:42Speaker 3: your house.
- 16:42Speaker 1: It's interesting what you mentioned too, Matt, about the marketing strategy.
- 16:45Speaker 1: I think sometimes oftentimes, and I'm guilty of this thing.
- 16:48Speaker 1: I think you market a home, you put it on
- 16:50Speaker 1: some websites here there, put a sign out front, and
- 16:52Speaker 1: that's your marketing.
- 16:53Speaker 2: There is much more marketing.
- 16:57Speaker 3: Yeah, yeah, we can kind of segue into that. Another
- 17:00Speaker 3: another you know, kind of mistake out if you want
- 17:03Speaker 3: to call it a mistake, is that you're not choosing
- 17:05Speaker 3: an agency that's going.
- 17:06Speaker 2: To reach the largest buyer pool. Right.
- 17:09Speaker 3: You need to find a firm that they have a
- 17:10Speaker 3: large social media presence, that they're not just throwing a
- 17:14Speaker 3: sign in the yard and putting it on in the
- 17:15Speaker 3: MLS and waiting for people to show up. You know,
- 17:19Speaker 3: people that are a firm that reaches you know, paid
- 17:24Speaker 3: ads like we do, let's say, on social media, so
- 17:27Speaker 3: you're reaching people that might not even been shopping for
- 17:29Speaker 3: a house. For instance, we just started doing featured listings
- 17:34Speaker 3: on the radio through the iHeart network, so when people
- 17:37Speaker 3: list with Rock Realty, it'll now have thirty second radio
- 17:40Speaker 3: ads going out there. So just trying to reach the
- 17:43Speaker 3: largest pool that we can to bring in the most
- 17:45Speaker 3: potential buyers.
- 17:46Speaker 1: And that is the type of things again as we
- 17:50Speaker 1: talk about some of the great benefits of working with
- 17:52Speaker 1: an agent, working with the folks at Rock Realty, those
- 17:55Speaker 1: those are the things that make all the difference. And
- 17:58Speaker 1: you know you mentioned having stream ads and other things
- 18:00Speaker 1: out there is also obviously Madison, we've got.
- 18:03Speaker 2: You know, huge employers.
- 18:05Speaker 1: You know, we've got Apic and others where you got
- 18:08Speaker 1: people coming and going and sometimes you know there you
- 18:10Speaker 1: catch them on a podcast. You know what, that's a house.
- 18:13Speaker 1: That's a house that I might I might absolutely love.
- 18:15Speaker 1: And two is is I think the the importance of
- 18:19Speaker 1: understanding the markets. We were talking earlier with the with
- 18:23Speaker 1: the with the buyers are working with a buyer's agent
- 18:27Speaker 1: and having them, you know, really help help you understand
- 18:30Speaker 1: how to how to find that right home. Also that
- 18:33Speaker 1: seller's agent pricing the home properly. You talk about things
- 18:36Speaker 1: that can make big differences in your in your ultimate outcome.
- 18:41Speaker 1: Having a right a right agent that understands how to
- 18:43Speaker 1: price that property. That's a big deal too.
- 18:46Speaker 3: Yeah, I would say that's probably the most common mistake. Right, Well,
- 18:49Speaker 3: why don't we just start high and see what happens? Right, So,
- 18:53Speaker 3: you know, imagine yourself as a buyer and you're looking
- 18:56Speaker 3: at a house and it's overpriced in your opinion, so
- 18:59Speaker 3: you don't request to showing. So the house sets and
- 19:01Speaker 3: the house sets an now four weeks, five weeks into
- 19:05Speaker 3: the listing, suddenly they reduce the price. And now all
- 19:08Speaker 3: of a sudden, it's a you know, a position of weakness, right,
- 19:12Speaker 3: and you've got buyers that are like, well, what's wrong
- 19:14Speaker 3: with the house at this point, when there was nothing
- 19:16Speaker 3: wrong to begin with, It just was priced wrong. So
- 19:18Speaker 3: it's it's so important to you know, obviously not price
- 19:21Speaker 3: it cheap, but price it, you know, so it's competitive.
- 19:25Speaker 3: Have it, have it, make it a situation where you
- 19:27Speaker 3: have multiple buyers through right in the beginning, and it
- 19:29Speaker 3: becomes a position where buyers want to win that over
- 19:34Speaker 3: another buyer versus buyers want to get a discount from
- 19:36Speaker 3: you because no one else is interested.
- 19:38Speaker 1: What about communication and having that that line of conversation
- 19:42Speaker 1: and available availability, that's a that's a pretty big deal too,
- 19:45Speaker 1: isn't it.
- 19:46Speaker 2: Yeah.
- 19:46Speaker 3: One of the nice things about a lot of the
- 19:49Speaker 3: showing apps that are available is that you get feedback
- 19:52Speaker 3: from the showings and agent feedback you can get as well.
- 19:56Speaker 3: And just listening to that. You know, when they tell
- 19:58Speaker 3: you that, you know, having the dog at the showing
- 20:02Speaker 3: really was detrimental to the experience, right, maybe maybe you
- 20:05Speaker 3: bring the dog on a walk next time the showing happens, right,
- 20:08Speaker 3: Or or if they mentioned that, you know, you really
- 20:11Speaker 3: should vacuum the carpet downstairscause there's a lot of pet hair,
- 20:14Speaker 3: or you know, they're maybe add a little more fresh smell.
- 20:19Speaker 3: Things like that, and including pricing pricing, you'll get feedback
- 20:22Speaker 3: and pricing as well. But you know, you can take
- 20:24Speaker 3: that with a grain of salt because most buyers are always
- 20:26Speaker 3: looking for less.
- 20:27Speaker 1: But it's important, I think, just like the importance of
- 20:31Speaker 1: when you know when you're choosing your friends, for example,
- 20:34Speaker 1: can they be honest with you? And the same thing
- 20:35Speaker 1: with working with a with a seller's agent. Got to
- 20:38Speaker 1: make sure they're able to be honest because saying those
- 20:40Speaker 1: type of things can be can be hard, but they're
- 20:43Speaker 1: so important. And I'm going to tell you something, Matt.
- 20:45Speaker 1: If it's ten thousand dollars more or having my feelings hurt,
- 20:48Speaker 1: I'm taking ten thousand two.
- 20:49Speaker 3: And that's the thing is the first thing I do
- 20:51Speaker 3: when walking through a house, I say, let's walk through
- 20:54Speaker 3: this house.
- 20:54Speaker 2: You tell me what you like.
- 20:55Speaker 3: But you know, would you mind if I pretend I'm
- 20:57Speaker 3: a buyer that you know, it doesn't necessarily I care about.
- 21:01Speaker 2: Your feelings because it's going to hurt your feelings a little.
- 21:03Speaker 2: I'm just gonna let you know it's so important.
- 21:06Speaker 1: As we talked this morning with Matt Heipman of Rock Realty,
