- 1:18SPEAKER_02: Hey, welcome back to another episode of Design and Building the Midwest to one community of time, the realtor segment.
- 1:25SPEAKER_02: And today we are continuing our conversation about interest rates rising, dropping, falling, not falling, all rising.
- 1:33SPEAKER_02: So, hey, we've seen rates move around quite a bit.
- 1:36SPEAKER_02: And if you remember last week, we were talking a little bit about what happens when rates go up.
- 1:41SPEAKER_02: We were also talking about, you know, buyers aren't gone.
- 1:44SPEAKER_02: They're just more cautious in their purchases.
- 1:46SPEAKER_02: We also touch base on more inventory changes the conversation out there.
- 1:51SPEAKER_02: Inventory means what the seller's putting on the market.
- 1:53SPEAKER_02: And also talked about does this mean home prices are crashing?
- 1:57SPEAKER_02: And if you remember on that, we were talking about that.
- 1:59SPEAKER_02: No, it does not mean home prices are crashing.
- 2:02SPEAKER_02: But you know what?
- 2:02SPEAKER_02: We do have our expert here, Lisa Miller.
- 2:05SPEAKER_05: Hello.
- 2:06SPEAKER_02: Lydia's not with us today, nor is Caitlin.
- 2:08SPEAKER_02: It is the Chris and Lisa show today.
- 2:10SPEAKER_02: Yes, it is.
- 2:10SPEAKER_02: And I'm loving it.
- 2:11SPEAKER_02: And I get that off the screen.
- 2:13SPEAKER_02: Perfect.
- 2:14SPEAKER_02: I had you on the background too, in that awesome.
- 2:16SPEAKER_07: Yeah.
- 2:16SPEAKER_02: Double vision of Lisa Miller.
- 2:18SPEAKER_02: No, it's all good.
- 2:19SPEAKER_07: I'm everywhere.
- 2:20SPEAKER_02: You know what?
- 2:21SPEAKER_02: That is called omnipresence.
- 2:23SPEAKER_02: And that's a good thing.
- 2:24SPEAKER_02: Nothing wrong with that.
- 2:25SPEAKER_02: So, hey, and today we're going to be talking about the rising interest rates, continue this conversation.
- 2:31SPEAKER_02: And really, Lisa, taking it from where we ended up last week on does mean home prices are crashing to what should sellers be doing right now with the interest rates where they are?
- 2:42SPEAKER_07: They should be looking at their homes and making sure they are ready to get on the market and be talking to a realtor about timing.
- 2:52SPEAKER_07: They need to know the timing of everything.
- 2:55SPEAKER_07: Are they ready to sell now?
- 2:56SPEAKER_07: Are they ready to sell in the spring?
- 2:58SPEAKER_07: The pricing, the condition, and the presentation, those things are key.
- 3:03SPEAKER_02: So coming into the fall months, what should sellers be really looking at?
- 3:06SPEAKER_02: You said talking about timing and stuff.
- 3:08SPEAKER_02: So what does that mean, the fall months?
- 3:10SPEAKER_02: Should they say no, don't sell right now?
- 3:12SPEAKER_07: Or no, I wouldn't say that.
- 3:14SPEAKER_07: The questions are, do you have to sell fast?
- 3:18SPEAKER_07: Are what are you looking for?
- 3:20SPEAKER_07: Are you looking for a certain price?
- 3:22SPEAKER_07: Have you already purchased a home?
- 3:24SPEAKER_07: Are you looking to purchase a home?
- 3:26SPEAKER_07: Is it contingent on you selling?
- 3:28SPEAKER_07: There's several things that we can talk to them about.
- 3:30SPEAKER_07: Because if they're in a hurry, then yes, let's get it on there and let's get the right price on it.
- 3:35SPEAKER_07: Right.
- 3:36SPEAKER_07: And right now it's so difficult because people are putting these, you know, we're doing market analysis on these homes.
- 3:43SPEAKER_07: And yes, the market is saying this price, but the buyers are looking at it saying lower interest rate.
- 3:51SPEAKER_07: It's out there.
- 3:52SPEAKER_07: Right.
- 3:53SPEAKER_07: People are getting a little worried about this interest rate, which, you know, what goes up hopefully must come down.
- 4:00SPEAKER_07: I'm going to say hopefully must come down.
- 4:02SPEAKER_07: Yes.
- 4:02SPEAKER_07: So there is a refi option there at some point.
- 4:05SPEAKER_07: But they're looking at this and they're saying, yes, I see that you think that your house is worth this, but is it worth what I have to pay every month?
- 4:15SPEAKER_03: Correct.
- 4:16SPEAKER_07: So that's that's where it gets a little bit different because we're not saying, Mr.
- 4:21SPEAKER_07: Seller, your house is not worthy of that price because the market says, yes, it is.
- 4:26SPEAKER_07: But if you've had several showings and you're not getting anywhere or you don't have any showings, then the buyers are watching because maybe your views on Zillow or realtor are there.
- 4:39SPEAKER_07: The saves are there, all of that stuff looks great.
- 4:42SPEAKER_07: Sellers look at that, but yet you're not getting the the action, you know, that you want to do that.
- 4:47SPEAKER_02: What happens if that seller goes in and reduces that price after several weeks because they're not getting the action?
- 4:53SPEAKER_07: A lot of times that'll bring some more uh traffic to the home to for for buyers to look.
- 4:59SPEAKER_07: They also are seeing, are you negotiable?
- 5:02SPEAKER_07: If you've had that priced at a certain price for several weeks or a month, a month and a half, 90 days, they're saying they haven't even changed this price, so they must be, you know, holding firm on this price.
- 5:15SPEAKER_07: When you start bringing that down, it says, hey, we're negotiable.
- 5:18SPEAKER_07: And always I tell people all the time, let's throw a number, let's play ball.
- 5:23SPEAKER_07: Right.
- 5:23SPEAKER_07: You know, sellers don't get stuck on your number and say, I'm not negotiating.
- 5:28SPEAKER_07: If somebody comes in with a low ball offer, come back to them if you want your price, say it's 175,000.
- 5:35SPEAKER_07: Right.
- 5:35SPEAKER_07: Come back at 175,000.
- 5:37SPEAKER_07: What does that tell Mr.
- 5:38SPEAKER_07: Buyer?
- 5:39SPEAKER_07: You got to get closer to this number.
- 5:40SPEAKER_03: Right.
- 5:40SPEAKER_07: So then they can come up five, 10,000.
- 5:43SPEAKER_07: Right, whatever.
- 5:44SPEAKER_07: So now we can play back and forth until somebody walks away.
- 5:47SPEAKER_02: Should a seller ever worry about if they lower that price, that buyers may start thinking about what's wrong with that home now?
- 5:54SPEAKER_07: I think there was a time that they would and they still can uh start thinking, oh, there's something wrong.
- 6:01SPEAKER_03: Right.
- 6:02SPEAKER_07: Go look at the house.
- 6:03SPEAKER_07: Don't just assume there's something wrong.
- 6:06SPEAKER_07: Maybe we're in the market that we're in right now where the market says this price, but the buyers say, let's look at this a little closer.
- 6:13SPEAKER_07: Is there something that the the seller can do?
- 6:15SPEAKER_07: Can we buy down a rate?
- 6:17SPEAKER_07: Can we lower the price?
- 6:18SPEAKER_07: Can we give some incentives somehow?
- 6:21SPEAKER_07: Maybe there's some stuff in the house that you wanted to get rid of anyway.
- 6:24SPEAKER_07: Right.
- 6:24SPEAKER_07: Throw it in, pool table, whatever.
- 6:26SPEAKER_02: Hey, I'll be down for that, right?
- 6:28SPEAKER_02: Yeah.
- 6:28SPEAKER_02: Right.
- 6:28SPEAKER_02: When I when I bought our showroom here, that's where our studio's at.
- 6:31SPEAKER_02: There was a beautiful pool table here.
- 6:33SPEAKER_02: I was like, you know, we we can leave that in there.
- 6:35SPEAKER_02: Oh, yeah.
- 6:35SPEAKER_02: You'd like, oh no, it's going.
- 6:37SPEAKER_02: I'm like, so I had to put my own pool table in there, which we did.
- 6:39SPEAKER_07: So hey, you can ask for anything, and all they can say is no.
- 6:43SPEAKER_02: Correct.
- 6:43SPEAKER_02: And no does not hurt.
- 6:44SPEAKER_02: No.
- 6:45SPEAKER_02: You may disappoint be disappointed a little bit, but it just means let's go a different direction.
- 6:48SPEAKER_07: Yes.
- 6:49SPEAKER_02: As we discussed before, when someone gives you the no, the N-O, it just means they may not K N O W know fully what your intent is.
- 6:58SPEAKER_02: Right.
- 6:58SPEAKER_02: So give them the knowledge and wisdom, the K and the W on the no.
- 7:01SPEAKER_07: Right.
- 7:02SPEAKER_02: Awesome.
- 7:02SPEAKER_07: Well But have a conversation.
- 7:04SPEAKER_02: Conversation communication directly through First Choice Realty Pros because you guys are excellent in communication.
- 7:09SPEAKER_02: So we talked about what sellers should be doing right now, but what should buyers be doing right now in with the interest rates where they're they're creeping up to?
- 7:17SPEAKER_07: Don't don't be afraid.
- 7:19SPEAKER_02: Don't be scared, little guy.
- 7:20SPEAKER_07: Don't be no, no.
- 7:23SPEAKER_07: Because here's the thing people say, I'm frozen, I can't go, I can't buy a house.
- 7:28SPEAKER_07: But when the rates start going down, now your competition on that house is going to go up.
- 7:36SPEAKER_02: Correct.
- 7:36SPEAKER_07: So we've talked before about dating the rate.
- 7:40SPEAKER_02: Right.
- 7:40SPEAKER_02: Yes.
- 7:41SPEAKER_02: We did talk about the yes.
- 7:42SPEAKER_07: Yes.
- 7:42SPEAKER_07: So don't, you're marrying the house, you're dating the rate.
- 7:46SPEAKER_07: So don't get so caught up on that because we can do some things to help.
- 7:52SPEAKER_07: With this kind of a market, the sellers may be more apt to give concessions, right?
- 7:59SPEAKER_07: To do repairs, to negotiate the price.
- 8:02SPEAKER_07: If the interest rate comes down pretty far, we were at one point.
- 8:07SPEAKER_03: Yep.
- 8:08SPEAKER_07: Now the seller doesn't have to because there's so many knocking at the door.
- 8:11SPEAKER_07: Right.
- 8:12SPEAKER_07: There's not that knock at the door for all houses.
- 8:16SPEAKER_07: There's some.
- 8:17SPEAKER_02: So are buyers slowing up a little bit on looking to buy right now because of interest rates going up?
- 8:24SPEAKER_07: Yes.
- 8:24SPEAKER_07: We're I'm, you know, I'm seeing, and some realtors would say, oh, I'm not slowing down at all.
- 8:28SPEAKER_07: Am I still showing houses?
- 8:30SPEAKER_07: Absolutely.
- 8:31SPEAKER_07: Right.
- 8:31SPEAKER_07: But are they making the move to buy?
- 8:34SPEAKER_07: Not right now because we're doing numbers to make sure that they are set.
- 8:39SPEAKER_07: Because what if the interest rate stays for another six months?
- 8:44SPEAKER_07: Another year.
- 8:45SPEAKER_03: Year and a half.
- 8:46SPEAKER_07: We want to make sure that they're okay.
- 8:48SPEAKER_07: Because a lot of times people say, well, that's going to come down.
- 8:51SPEAKER_07: It'll come down in a few months.
- 8:52SPEAKER_03: Right.
- 8:53SPEAKER_07: What if it doesn't?
- 8:54SPEAKER_07: Correct.
- 8:54SPEAKER_07: I want to make sure that you don't have to go into foreclosure.
- 8:57SPEAKER_07: I'm not into just selling to get a commission check.
- 9:00SPEAKER_07: That is not my deal.
- 9:02SPEAKER_07: Exactly.
- 9:03SPEAKER_02: Yeah.
- 9:03SPEAKER_02: And I think I think our listeners and followers have understood that from day one with you listening.
- 9:08SPEAKER_03: I hope so.
- 9:09SPEAKER_02: Because at First Choice Realty Pros, you guys aren't in it for the commission.
- 9:13SPEAKER_02: Obviously, commission is what keeps your doors open and food on your table for your families.
- 9:17SPEAKER_03: Sure.
- 9:18SPEAKER_02: But it's not your main mission.
- 9:19SPEAKER_02: Right.
- 9:20SPEAKER_02: And that shows through every episode we've had talking to our talking to you and our listeners letting it hear that.
- 9:26SPEAKER_02: Right.
- 9:26SPEAKER_07: Right.
- 9:26SPEAKER_07: Right.
- 9:27SPEAKER_02: And that's that's great.
- 9:28SPEAKER_02: And so one of the things I'm I'm hearing out there is about what we're talking about what sellers should do and what buyers should do right now.
- 9:34SPEAKER_02: But I've heard the term about that you can refinance a rate, but you can't refinance a purchase price.
- 9:40SPEAKER_02: Right.
- 9:40SPEAKER_02: Talk to me about that.
- 9:41SPEAKER_02: What is what does that truly mean?
- 9:43SPEAKER_07: Well, that's that that same thing.
- 9:44SPEAKER_07: Date that rate.
- 9:45SPEAKER_07: Because that purchase price, we can't do anything about that.
- 9:50SPEAKER_02: It's the value, it's the market value, it's what it is.
- 9:52SPEAKER_07: It's been appraised, is what the bank has on their screen or on the paper.
- 9:57SPEAKER_07: Yes.
- 9:57SPEAKER_07: You know, you're not going to get that to change if you have already closed on the thing.
- 10:01SPEAKER_07: But we can get that interest rate possibly to go down.
- 10:06SPEAKER_07: And that's where we come in.
- 10:09SPEAKER_07: We talk to so many lenders that will work with them to maybe give them a 1% buy down either on closing cost.
- 10:20SPEAKER_07: Right.
- 10:20SPEAKER_07: And it's with different kinds of financing, of course.
- 10:24SPEAKER_07: It's not with every kind of financing, but do they offer that?
- 10:28SPEAKER_07: There are incentives out there that lenders can offer that sometimes they're not talking about, but I am.
- 10:34SPEAKER_07: I'm saying have a conversation, ask these questions.
- 10:38SPEAKER_02: So let's let's go back to because you've said it several times now during this episode about buy down the rate.
- 10:43SPEAKER_07: Yes.
- 10:44SPEAKER_02: I know we've talked about in the past.
- 10:45SPEAKER_02: So let's refresh everyone's memory right now about how do you buy down the rate, which means buying a point.
- 10:51SPEAKER_02: Or so a point means a percentage point.
- 10:53SPEAKER_02: A percentage point.
- 10:54SPEAKER_02: Number one down point down.
- 10:56SPEAKER_07: So you would have to talk to your lender to see what it would cost to buy down a point.
- 11:02SPEAKER_02: Cost meaning more down payment?
- 11:04SPEAKER_02: More cost to me about what how how does someone buy down a point.
- 11:12SPEAKER_07: Well, we have to find out how much it costs to buy down that point.
- 11:16SPEAKER_02: Gotcha.
- 11:16SPEAKER_07: What does what is it going to cost if the seller says, I will buy down a point.
- 11:21SPEAKER_07: Instead of coming down on the price, maybe they can buy down a point.
- 11:24SPEAKER_07: So they don't have to come at closing.
- 11:27SPEAKER_07: Right.
- 11:27SPEAKER_07: And instead of coming down$10,000, maybe it only cost them$6,000 to buy down that point.
- 11:33SPEAKER_02: So the seller walks away with$4,000 more, but we've bought down that point, which gets them sometimes one point can save$11,020, which we talked about at the beginning of this whole series of interest rates about how just one point, one percentage number can change your monthly payment over a 30-year note.
- 11:52SPEAKER_07: Yes.
- 11:52SPEAKER_02: And how much the total, if you went the full 30, what that would cost on that home.
- 11:57SPEAKER_07: Because if we just start going in and you know slashing prices on these homes, then what does that do to the market?
- 12:04SPEAKER_02: It drops the value of that home too, right?
- 12:06SPEAKER_02: Yes.
- 12:07SPEAKER_07: It drops the value.
- 12:08SPEAKER_07: And now when the appraisers are looking, then they're looking.
- 12:11SPEAKER_07: And that this it didn't the house was worth the money.
- 12:15SPEAKER_03: Right.
- 12:15SPEAKER_07: But if we can do it a different way, that we can keep the price up, but we're giving it to them maybe in repairs, maybe in a buy down, then that stays up, which helps the market for the sellers to price their homes.
- 12:30SPEAKER_02: So again, correct me if I'm wrong on this, but when to buy down a point, it's where you would put someone, seller, buyer, buyer, whomever, whomever would put more money down, which means you're borrowing less money, which lowers the risk at the bank.
- 12:47SPEAKER_02: And then the bank's like, we feel then since the risk has lowered, we can lower a point in what we're charging.
- 12:53SPEAKER_02: Because usually the higher a risk, meaning someone's credit isn't as good as 750 or 800, which is right up there, they're in the say they're in the mid-sixes.
- 13:03SPEAKER_02: They're a higher risk than someone who's in the mid-sevens.
- 13:06SPEAKER_07: Yes.
- 13:06SPEAKER_02: Right?
- 13:06SPEAKER_02: Yes.
- 13:07SPEAKER_02: So the bank will want to charge more interest rates because they're gambling more with their money.
- 13:12SPEAKER_07: Depending on everybody's score.
- 13:14SPEAKER_07: That's why it's so important.
- 13:15SPEAKER_07: And hopefully next week we can bring Brooke in so that she can talk to us about that.
- 13:21SPEAKER_07: She she loves to talk about these things.
- 13:24SPEAKER_07: And she even offers that 1% buy down on certain things that maybe at a$250,000 home, that's$2,500 towards your closing cost or something that you need.
- 13:36SPEAKER_07: That helps a buyer, right?
- 13:38SPEAKER_07: You know, and it helps the seller.
- 13:40SPEAKER_02: You know, it So the big biggest thing it sounds like that you know you're saying is that sellers be flexible.
- 13:47SPEAKER_02: Buyers allow your agent at First Choice Really Pros to be creative with you to help you get you in your new home.
- 13:54SPEAKER_07: Sure.
- 13:55SPEAKER_07: Yeah.
- 13:55SPEAKER_07: And even with sellers, I want to be creative so that we're not just saying, yes, slash the price, slash the price.
- 14:01SPEAKER_02: Yeah.
- 14:01SPEAKER_07: Let's talk to, let's see what we can do and say, hey, we'll give you X amount of dollars in concessions.
- 14:08SPEAKER_02: I was gonna say that r rolls us right into our next segment here, which is about sellers' concessions.
- 14:12SPEAKER_02: Yes.
- 14:13SPEAKER_02: May become very important because this interest rate issue, right?
- 14:16SPEAKER_02: Oh yeah.
- 14:17SPEAKER_02: Yeah, yeah.
- 14:17SPEAKER_07: Yeah.
- 14:18SPEAKER_07: Can they can they pay for your closing costs?
- 14:21SPEAKER_03: Yep.
- 14:21SPEAKER_07: You know, sometimes closing costs is$7,000, you know, and the buyer says, Holy smokes, I don't have that, and my down payment.
- 14:30SPEAKER_03: Yeah.
- 14:30SPEAKER_07: So if the if the seller says, Yeah, I'll do that for you, that works out great.
- 14:34SPEAKER_07: Maybe they were gonna do some repairs that maybe they weren't thinking about doing, but to get the thing going into the closing table, now they've said, okay, we can do that as well.
- 14:45SPEAKER_07: Because we're getting this amount so we can go ahead and give those concessions, which keeps that price where it's at, but in the numbers, it puts that the concession puts that number down to where it's better for the buyer.
- 14:59SPEAKER_02: Yep.
- 14:59SPEAKER_02: And and again, like you're saying, you have to look at that whole transaction, right?
- 15:03SPEAKER_02: Yeah.
- 15:03SPEAKER_02: The purchase price, the interest rate, taxes, insurance, down payment, closing costs, loan program, because there's different, you know, first-time home buyers or not, you know, it used to be rule of thumb, 20% down on a new home, or you're not buying a home.
- 15:18SPEAKER_07: Oh, yeah.
- 15:18SPEAKER_07: And so people's not loaning any money.
- 15:20SPEAKER_07: And people still think that, and they haven't been looking at homes because they're going, we don't have 20% yet.
- 15:25SPEAKER_07: Yeah.
- 15:25SPEAKER_07: You can put if your credit score is good, then you can put down 3%, 5%.
- 15:32SPEAKER_07: And yes, you would like to come in with 20% because it's the bank's gonna be like PMI off of there.
- 15:37SPEAKER_07: Yeah.
- 15:38SPEAKER_02: Prime mortgage insurance insurance.
- 15:40SPEAKER_02: Yep.
- 15:41SPEAKER_07: Because you don't want to pay that for 30 years.
- 15:44SPEAKER_07: And some of the loans do they don't knock that off.
- 15:48SPEAKER_02: Right, right.
- 15:49SPEAKER_02: And because I think what you're saying is that, you know, the the main question is simply, can I buy this house?
- 15:55SPEAKER_02: Isn't sorry, isn't that question?
- 15:57SPEAKER_02: It's can I comfortably live in this house after I buy it?
- 16:01SPEAKER_07: Yes.
- 16:01SPEAKER_02: Right.
- 16:02SPEAKER_02: That's the thing.
- 16:02SPEAKER_02: You you you are very adamant about being the home mom about that, that you don't want to put somebody in a house that they can't afford.
- 16:09SPEAKER_02: No, I don't know.
- 16:10SPEAKER_02: There's no reason to set them up for failure.
- 16:11SPEAKER_07: Yeah, no, no, no, no, no.
- 16:12SPEAKER_07: I want them to, because if I have set them up for failure and I was only worried about, hey, we're gonna get that closing, I'm gonna get that check, boom, and I never talk to them again.
- 16:22SPEAKER_07: Right, right.
- 16:23SPEAKER_07: I'm not gonna get that phone call from the friend.
- 16:25SPEAKER_07: Your son just sent me somebody.
- 16:27SPEAKER_07: Oh, yeah.
- 16:27SPEAKER_02: There you go.
- 16:28SPEAKER_02: Awesome.
- 16:28SPEAKER_07: And I just showed them houses last night and they were talking about it, and they said he couldn't say enough good about you.
- 16:36SPEAKER_04: Well, look at that.
- 16:36SPEAKER_07: And and I said, Well, thank you.
- 16:38SPEAKER_07: And so I was very pleased with that.
- 16:40SPEAKER_07: But I'm not gonna get those phone calls.
- 16:42SPEAKER_07: Right.
- 16:43SPEAKER_07: If I've set them up for failure and I say I win because of my commission, that's not a win.
- 16:49SPEAKER_02: Right, you know.
- 16:50SPEAKER_02: Right.
- 16:50SPEAKER_02: You're you're like we are at the construction company.
- 16:52SPEAKER_02: We're looking for a client for a lifetime, not a one-time.
- 16:55SPEAKER_07: Yes.
- 16:56SPEAKER_02: And that's what you are at first first reality pros.
- 16:58SPEAKER_07: After 20 years, yeah, I've got a lifetime of people.
- 17:02SPEAKER_02: It just And then their kids.
- 17:03SPEAKER_07: And their kids and their kids and their kids and their friends.
- 17:06SPEAKER_07: Yes.
- 17:07SPEAKER_07: Yeah.
- 17:07SPEAKER_07: Without it, where would I be?
- 17:09SPEAKER_02: Exactly.
- 17:09SPEAKER_02: So what do you think this current market rewards?
- 17:13SPEAKER_07: It rewards sellers that are prepared.
- 17:16SPEAKER_02: Okay.
- 17:17SPEAKER_07: If you're a seller and you are prepared and you have got the right price, then you're gonna come out with a sold sign in your yard, you know.
- 17:26SPEAKER_07: And if buyer is not getting pre-approved to know where to start looking, then that's not a reward.
- 17:34SPEAKER_07: But if they are pre-approved, then the process will go so much easier.
- 17:39SPEAKER_07: Because if they're not pre-approved, and we've talked about this many times, and they call and they say, I've got five houses I want to look at.
- 17:46SPEAKER_07: Right.
- 17:47SPEAKER_07: They're all in all different price ranges.
- 17:49SPEAKER_03: Right.
- 17:49SPEAKER_07: Well, what are you pre-approved for?
- 17:51SPEAKER_07: Well, I don't know, but I just want to see what I like.
- 17:54SPEAKER_07: That is a failure about to happen.
- 17:56SPEAKER_02: Yeah.
- 17:57SPEAKER_02: Because they're going to like the most expensive out of the range.
- 18:01SPEAKER_07: Yes, most of the time.
- 18:02SPEAKER_07: And then they can't have the kitchen, they can't have that master suite, and they're mad at me.
- 18:07SPEAKER_07: They're mad at their husband or wife or whoever the you know who the breadwinner.
- 18:12SPEAKER_07: And they're like, Why can't I have this?
- 18:14SPEAKER_07: Well, if we would have started in the price range that you were approved for, now it's a win-win.
- 18:21SPEAKER_07: Now we get to pick.
- 18:23SPEAKER_07: We like what we like and dislike out of each one.
- 18:26SPEAKER_07: Right.
- 18:26SPEAKER_07: Yeah.
- 18:26SPEAKER_02: And that's that's what's interesting too.
- 18:28SPEAKER_02: I know we talked about it in some early, early on segments that the uh it used to be you go window shopping, just look through every house you could, then you find a house you like, then you go try to see if you can buy it, right?
- 18:39SPEAKER_02: Afford it at the bank.
- 18:40SPEAKER_03: Yeah.
- 18:40SPEAKER_02: Now it's total opposite.
- 18:42SPEAKER_02: You get pre-approved for this dollar amount.
- 18:45SPEAKER_02: Now you know your price range of homes that you need to look at, which I would think as a realtor, that helps you so much.
- 18:50SPEAKER_07: It does.
- 18:51SPEAKER_07: It does because here's the other part.
- 18:53SPEAKER_07: Maybe they've put 10 homes on the docket to look at that day, and we've gone all around and they weren't pre-approved, and then we get them with a lender, and the lender calls back and says, Yeah, they got some work to do.
- 19:04SPEAKER_07: I only get paid when I close a deal, when it's a win-win for everybody, then I get a paycheck.
- 19:13SPEAKER_07: But until then, you know, we're doing a lot of work, a lot of running.
- 19:18SPEAKER_03: Right.
- 19:18SPEAKER_07: Without, you know, I don't get a weekly paycheck unless I have a weekly closing.
- 19:23SPEAKER_02: You're out there working it.
- 19:23SPEAKER_07: Yeah, or a daily closing.
- 19:25SPEAKER_07: I can have five in one week.
- 19:26SPEAKER_07: Yeah.
- 19:27SPEAKER_02: Heck yeah.
- 19:27SPEAKER_07: Yeah, that'd be great.
- 19:29SPEAKER_07: But our job is not to just think about that closing.
- 19:33SPEAKER_07: It's about making sure everybody gets what they want.
- 19:36SPEAKER_07: Yes.
- 19:37SPEAKER_07: Getting them to the closing.
- 19:38SPEAKER_02: Exactly.
- 19:39SPEAKER_02: And speaking of getting everybody what they want, buyers and sellers, right?
- 19:44SPEAKER_02: So, age old question.
- 19:46SPEAKER_07: Age old question.
- 19:47SPEAKER_02: Is this a buyer's market or a seller's market right now?
- 19:52SPEAKER_07: Well, see, everybody wants that label.
- 19:54SPEAKER_07: They want to put a label on it.
- 19:55SPEAKER_07: They do.
- 19:56SPEAKER_07: Hey, Lisa, well, if you're a seller, you want it to be a seller's market.
- 19:59SPEAKER_07: Exactly.
- 19:59SPEAKER_02: It means your home's gonna be popping.
- 20:02SPEAKER_07: And right now, it is whomever is most prepared in either one in either one.
- 20:07SPEAKER_07: Yeah.
- 20:08SPEAKER_07: Because like I said, the market's saying a number, but the buyers are saying something different.
- 20:14SPEAKER_07: And so it's it's it's changing again.
- 20:17SPEAKER_07: Our market, our what we do every day in real estate, it's constantly changing.
- 20:24SPEAKER_07: And when we think it's just, woo, we're just flying high in the last four years.
- 20:29SPEAKER_07: We were flying high and things are moving fast, uh, multiple offers on everything.
- 20:33SPEAKER_07: And now I'm not saying that there can't be multiple offers still, because there can be on a certain price range that everybody wants, you know.
- 20:44SPEAKER_07: And then they'll say, Well, what's that?
- 20:45SPEAKER_07: You know, well, it just depends on on what buyers are looking for.
- 20:49SPEAKER_02: Yeah, and that's that's interesting.
- 20:51SPEAKER_02: So let me ask you this.
- 20:52SPEAKER_02: So, as in I'm gonna do some fact checking here, right?
- 20:55SPEAKER_07: Okay.
- 20:55SPEAKER_02: Are less homes being put on the market right now because of interest rates?
- 20:58SPEAKER_07: Yes.
- 20:59SPEAKER_02: Okay.
- 20:59SPEAKER_02: Are the number of buyers dwindling a little bit because of interest rates are pricing them out of the road?
- 21:06SPEAKER_07: I think they're afraid to make that call.
- 21:07SPEAKER_07: Okay.
- 21:08SPEAKER_07: I still have several buyers that I'm working with, but like I said, they're being choosy.
- 21:12SPEAKER_07: So they're just not ready to jump.
- 21:14SPEAKER_02: Gotcha.
- 21:15SPEAKER_07: So and the houses aren't out there.
- 21:17SPEAKER_07: So you know the the phone doesn't ring when the houses are there.
- 21:22SPEAKER_07: It is.
- 21:22SPEAKER_02: It is okay.
- 21:23SPEAKER_02: So what would you want to tell people who are interested?
- 21:26SPEAKER_02: And this is so this is so interesting that this episode is gonna drop after our main episode where we literally just talked about remodel or move.
- 21:36SPEAKER_07: I just I was watching that real.
- 21:38SPEAKER_07: Yeah.
- 21:38SPEAKER_02: Yes.
- 21:38SPEAKER_02: And so it's real interesting about that because some people that need to remodel still need to go to the loan, which they're gonna be dealing with the interest rate on the loans too, right?
- 21:47SPEAKER_02: Whether it's a refi or a HELOC or just an L O C line of credit.
- 21:50SPEAKER_02: Yeah.
- 21:51SPEAKER_02: Right?
- 21:51SPEAKER_07: Yeah.
- 21:51SPEAKER_02: Uh to get that stuff done.
- 21:53SPEAKER_07: And And all those interest rates are different.
- 21:55SPEAKER_07: They everything that you just said.
- 21:57SPEAKER_02: They are.
- 21:57SPEAKER_02: Yeah.
- 21:57SPEAKER_02: The HELOC, the line of credit, the the Refinance exactly right.
- 22:01SPEAKER_07: Yeah.
- 22:02SPEAKER_02: And it all depends on your credit rating and and all all market analysis, everything.
- 22:06SPEAKER_02: Everything all is in that.
- 22:08SPEAKER_02: So what would you want to tell people who are interested in moving right now, which means they're wanting to sell their homes?
- 22:16SPEAKER_02: What would you tell them to put their mind at ease a little bit with where interest rates are right now?
- 22:21SPEAKER_07: Number one, I think you want to work with an agent that works well with lenders so that we're at the top of the state.
- 22:27SPEAKER_07: Communicates with we're we're always communicating with them.
- 22:30SPEAKER_07: We know the different incentives that you should be asking for.
- 22:34SPEAKER_07: So we're telling sellers, don't be afraid because we're going to be working with those buyers as well and trying to help them get the money for your house.
- 22:45SPEAKER_07: So let's get it priced correctly.
- 22:48SPEAKER_07: Even if the market is saying one thing, let's talk about interest rates, let's see what you definitely have to walk away with.
- 22:57SPEAKER_07: Let's see those numbers and let's make a decision.
- 23:00SPEAKER_07: And what we try to do is inform them enough to make an educated decision that helps them put everything at ease.
- 23:09SPEAKER_07: Right.
- 23:09SPEAKER_02: Right.
- 23:10SPEAKER_02: So as a buyer, you know, so now we talked about potential sellers.
- 23:14SPEAKER_02: So let's talk about potential buyers.
- 23:16SPEAKER_02: So when interest rates, when the interest rates go higher, should a buyer possibly look at an arm, which is an adjustable rate mortgage, or not?
- 23:25SPEAKER_02: Or do banks, when the interest rates are high, say, here's what it is, we're gonna lock you in at this high?
- 23:29SPEAKER_02: They want to lock it in at a higher interest rate.
- 23:31SPEAKER_07: They'd like to lock it in.
- 23:33SPEAKER_07: But when you said that, when you said the arm, my heart goes boom, you know, because because it's very scary.
- 23:38SPEAKER_07: Three years, boom.
- 23:40SPEAKER_07: Yeah, very scary.
- 23:41SPEAKER_02: Because what if, you know, you got that interest rate's another three points higher in three years, now your payment just went boom up three point because it's based on the principle at the time that the interest rate changes.
- 23:52SPEAKER_07: Right.
- 23:52SPEAKER_07: Yeah, and that is very scary for me.
- 23:54SPEAKER_07: I say lock it in.
- 23:56SPEAKER_07: This is me and deal with it now.
- 23:58SPEAKER_07: Yeah, yes, lock it in because anything can happen.
- 24:02SPEAKER_02: Yep.
- 24:02SPEAKER_07: And you can always refi.
- 24:05SPEAKER_02: So, but here's a rule.
- 24:06SPEAKER_02: I'm gonna play devil's advocate on this refi.
- 24:08SPEAKER_07: I know, I said always.
- 24:09SPEAKER_07: Okay.
- 24:09SPEAKER_02: Yeah.
- 24:10SPEAKER_02: The devil's advocate it is that every time you refi, there's closing costs involved with that.
- 24:15SPEAKER_02: Appraisals usually have to happen again, right?
- 24:18SPEAKER_02: Still has to go through title, just make sure nothing has changed in the three years or a year or two or whatever, right?
- 24:23SPEAKER_02: So there's still some closing costs.
- 24:25SPEAKER_02: So every time you go to refi, it's gonna cost you some out-of-pocket money to make that happen.
- 24:29SPEAKER_07: Well, that's where you need to go b bank shopping and try to find the banks that are offering deals on refines because the banks know they know what's going on.
- 24:41SPEAKER_02: They know the people got locked in at a high rate and their rates are lower now and they want their business.
- 24:45SPEAKER_07: And there are some that will do one time, you know, that you don't have to do all of those things.
- 24:51SPEAKER_07: Right.
- 24:52SPEAKER_07: If it's between so many months from your appraisal, you may not have to do that appraisal again.
- 24:59SPEAKER_02: Right, because they're good for very, you know.
- 25:01SPEAKER_07: Yes, and there's some options out there that might not allow you to have to spend that kind of money.
- 25:08SPEAKER_07: So that's where you gotta be communicating with your banks.
- 25:12SPEAKER_07: Call your realtor.
- 25:13SPEAKER_02: Right.
- 25:14SPEAKER_07: And no, call you.
- 25:16SPEAKER_07: Yes, well, yes, call me.
- 25:17SPEAKER_02: 217-825-3999.
- 25:18SPEAKER_07: 3999 Yes.
- 25:20SPEAKER_07: Well, call me, yes, because I will talk to you.
- 25:22SPEAKER_07: Because sometimes people say, Well, I was gonna call you.
- 25:24SPEAKER_07: Just call me and I will.
- 25:26SPEAKER_07: I you know what?
- 25:27SPEAKER_07: I don't like automated systems.
- 25:29SPEAKER_07: I don't have one.
- 25:31SPEAKER_07: Now, if my voicemail, that's one, you know, automated.
- 25:34SPEAKER_07: Hey, I'll call you back because I am with somebody, right?
- 25:37SPEAKER_07: But I will call you back and you will hear this voice.
- 25:40SPEAKER_07: You will hear this voice and I will say, How can I help you today?
- 25:43SPEAKER_07: Right.
- 25:44SPEAKER_07: So I want to hear and don't be afraid to just ask questions to see where you're at in life for your sale or purchase.
- 25:53SPEAKER_07: If it's not the time, I'm okay with that, but you'll never know if you don't ask questions.
- 25:58SPEAKER_02: Right.
- 25:59SPEAKER_02: And that's one thing I know that that you bring up, and that in this case too, with the interest rates where they are, that real estate can be really hyper local.
- 26:07SPEAKER_04: Yeah.
- 26:07SPEAKER_02: The market can change from county to county, town to town, and sometimes even neighborhood to neighborhood, depending on that neighborhood's location.
- 26:14SPEAKER_07: Absolutely.
- 26:15SPEAKER_02: Yeah.
- 26:15SPEAKER_07: Because some people will look at their neighbor's house, you know, three blocks over, three blocks can make a difference.
- 26:20SPEAKER_03: Right.
- 26:21SPEAKER_07: Locally, it's very important that you know what's happening in your area because when you hear nationally, it's doing this and that, and you're like, hey, it must be a seller's market.
- 26:34SPEAKER_03: Right.
- 26:34SPEAKER_07: Well, maybe not in your area at this time.
- 26:37SPEAKER_07: And I'm not saying it's not a seller's market.
- 26:40SPEAKER_07: I'm not saying it's not a buyer's market.
- 26:42SPEAKER_07: We just have to work well together and get the job done.
- 26:45SPEAKER_02: Yep.
- 26:45SPEAKER_02: And sometimes we see things happening on the coast, east and west coast, right?
- 26:50SPEAKER_03: Yeah.
- 26:50SPEAKER_02: And it takes a while for it to migrate into the Midwest where we are.
- 26:54unknown: Yes.
- 26:55SPEAKER_02: And that's why we're talking about designing and building the Midwest one community at a time because every community will be different.
- 27:00SPEAKER_07: Well, Carlinville's gonna go up because we just won.
- 27:02SPEAKER_07: Whoop, whoop, whoop.
- 27:03SPEAKER_07: I know.
- 27:04SPEAKER_07: We are like the Hallmark town.
- 27:06SPEAKER_02: Hallmark merriest Christmas town in the United States.
- 27:09SPEAKER_02: And that's amazing.
- 27:10SPEAKER_02: Yes.
- 27:11SPEAKER_07: People are gonna want to move here.
- 27:13SPEAKER_07: Exactly.
- 27:13SPEAKER_07: Especially for 2027 to be in that movie.
- 27:16SPEAKER_02: They want to be in the movie, the Hallmark movie.
- 27:18SPEAKER_02: Exactly.
- 27:18SPEAKER_02: They're gonna need extras and all that.
- 27:19SPEAKER_02: This town's gonna be buzzing, and we're glad that we're right here in the heart of it.
- 27:23SPEAKER_07: Oh, I know.
- 27:24SPEAKER_02: And you know what, Lisa, let's give our big dog bite here, okay?
- 27:28SPEAKER_02: I think the biggest takeaway here is that there's really isn't one size fit-all answer when it comes to today's real estate market and interest rates, right?
- 27:36SPEAKER_02: Interest rates they do matter.
- 27:38SPEAKER_02: They do.
- 27:38SPEAKER_02: And inventory matters a lot.
- 27:40SPEAKER_02: Inventory.
- 27:41SPEAKER_02: So does price.
- 27:42SPEAKER_02: Uh, but ultimately your individual situation matters most.
- 27:44SPEAKER_02: Like you just touched on what's your life situation you're in right now.
- 27:48SPEAKER_02: And you know, that's today's big dog bite.
- 27:51SPEAKER_02: Don't make one of the biggest financial decisions of your life based on a headline.
- 27:55SPEAKER_02: Get the information, understand your numbers, and make the decisions that's right for you.

- 28:19SPEAKER_02: So here's my type takeaway from today's conversation.
- 28:22SPEAKER_02: Okay.
- 28:22SPEAKER_02: Yes, interest rates have risen.
- 28:24SPEAKER_02: Yes, that affects affordability.
- 28:27SPEAKER_02: Yes, we're seeing buyers become more cautious in inventory increase, right?
- 28:31SPEAKER_02: Or no, more cautious than inventory decrease.
- 28:33SPEAKER_02: Decrease.
- 28:34SPEAKER_02: Right.
- 28:34SPEAKER_02: But people are still buying homes.
- 28:36SPEAKER_02: Yep.
- 28:36SPEAKER_02: Right.
- 28:37SPEAKER_02: People are buying.
- 28:37SPEAKER_02: Oh, yeah, everybody's getting married.
- 28:38SPEAKER_02: And they're still selling homes, right?
- 28:40SPEAKER_02: Yep.
- 28:40SPEAKER_02: And home values nationally have not suddenly collapsed because rates move north of 7%, right?
- 28:46SPEAKER_02: What we're seeing is a market that requires a little more strategy.
- 28:50SPEAKER_02: Buyers need to know their numbers, their budgetary living numbers.
- 28:53SPEAKER_02: Yes.
- 28:53SPEAKER_02: So what they can afford.
- 28:54SPEAKER_02: Sellers need to understand their competition and their price point in that competition and being flexible, right?
- 29:01SPEAKER_02: And both sides need good information.
- 29:03SPEAKER_02: And if you're thinking about buying, selling, or simply wondering what your home might be worth in today's market, give Lisa a call, right?
- 29:10SPEAKER_02: You don't have to be ready tomorrow.

- 29:20SPEAKER_02: They're looking at every situation, look at the numbers and help you decide what's best for you, right?
- 29:26SPEAKER_02: Because whether rates are five, six, seven, eight, nine percent or some somewhere else entirely, buying or selling a home still is one of the biggest financial decisions most people will ever make.
- 29:37SPEAKER_02: Yes.
- 29:37SPEAKER_02: And that's why they shouldn't do it alone, but they should get with you.
- 29:40SPEAKER_02: Yes.
- 29:40SPEAKER_02: Right?
- 29:41SPEAKER_02: You will put their needs first in first choice reality pros.
- 29:44SPEAKER_02: That's right.
- 29:45SPEAKER_02: Well, Lisa, we've covered a lot of ground today and segueing off of last week's episode.
- 29:50SPEAKER_02: And I think the biggest takeaway is that real estate isn't just about interest rates, home prices, or what we're hearing in the national headlines.
- 29:58SPEAKER_02: No, it's about understanding what's happening right here in our own Hallmark Marius Christmas town we have.
- 30:05SPEAKER_02: Yeah.
- 30:05SPEAKER_02: And we need to make smart decisions based on your individual situation.
- 30:10SPEAKER_02: Whether you're thinking about buying, selling, or simply wondering what your home is worth, having the right information, the right people in your corner can make all the difference.
