- 1:06you are at the Real Estate Investing Rock Spring
- 1:08Summit and I hope that you are having as much
- 1:11fun as I am. These are my six favorite days of
- 1:13the year because we do this twice a year. I've
- 1:17had amazing guests and I want to remind you that
- 1:19there is that super stealthy way to get over
- 1:22to the VIP upgrade if you get your VIP subscription
- 1:25and remember with that subscription you're going
- 1:26to get over 350 hours of content from every summit
- 1:30we've ever done amazing sessions that you get
- 1:33to go through at your speed at your leisure on
- 1:36every repeat you want so that you can take every
- 1:38note you need so with that We're going to flip
- 1:41over because now we have my friend, my coach,
- 1:44Trevor McGregor, and we are going to talk about
- 1:47some things that are really real right now because
- 1:50I think there was a lot of discouragement going
- 1:52on out there in the space and you don't need
- 1:55to feel discouraged. There's no reason to be
- 1:57discouraged. There are tons of deals out there
- 1:59still. And even if you feel like you're fighting
- 2:02tooth and nail and you can't get anything, you're
- 2:05still learning in that process. So don't discount
- 2:08what's going on. And don't let it discourage
- 2:11you because you're learning each and every time
- 2:13you work through one of those things. So Coach
- 2:16T, I'm going to hand it over to you and let you
- 2:17intro yourself because I don't want to miss any
- 2:19of those important parts. And then hopefully
- 2:21we can have a really great conversation. Well,
- 2:24thank you so much, Angel. Great to be here with
- 2:26you as always. And yes, for those that know me,
- 2:28hello. And for those people that don't know me,
- 2:31I am Coach T, Coach Trevor McGregor. And I'm
- 2:34a high -performance, peak -performance master
- 2:36platinum coach with well over 30 ,000 coaching
- 2:39sessions under my belt. I worked with and for
- 2:42the man, the myth, the legend, Tony Robbins,
- 2:45for half a decade as one of his top business
- 2:46coaches. And further to that, I am a real estate
- 2:50investor. I've been investing in real estate
- 2:52now, gosh, angels, since 2003. So we're hitting
- 2:56the two decade mark or the 20 year mark, which
- 2:58is just mind blowing. So it starts to tell my
- 3:00age here, but you know, I'm that guy that people
- 3:03hire or call or turn to when you want to go further
- 3:07faster, when you want to turn decades into days,
- 3:11when you want to optimize and maximize what it
- 3:13is that you're doing. And a lot of it boils down
- 3:16to what Tony Robbins says, which is success is
- 3:1980 % in psychology and then 20 % mechanics or
- 3:22what you do. Because again, as you know, and
- 3:25Jason knows, it's this three pound mass between
- 3:27our ears, that's really going to help or hinder
- 3:30us from going out there and doing what it is
- 3:32we want to do. And it's also this three pound
- 3:34mass between our ears, our brain, that can literally
- 3:37go into a funk in a difficult time. And let's
- 3:40be honest, like you teed it up at the top of
- 3:42the call here, you know, it's a different time
- 3:44than it was in 2017 2018 2019 2020. Right, we
- 3:50go through the pandemic. of 2021, you know, kind
- 3:53of, you know, curtail it in the end of 2022.
- 3:56And here we are in 2023, facing a little bit
- 3:59of a different landscape in the economy with
- 4:02interest rates, you know, with cap rates with
- 4:04deal flow. And a lot of people can go into a
- 4:07little bit of a depression, thinking, Oh, my
- 4:09God, what am I going to do? And that's what we're
- 4:12going to talk about today, how to get on the
- 4:13other side of that, because for the committed
- 4:15There's always a way. And as always, I like people
- 4:18to take notes as we go here, because I'm going
- 4:20to drop some bombs. And by the end of this conversation,
- 4:23people are going to have a whole new paradigm
- 4:25to see through about what's possible in 2023
- 4:28and beyond. So how does that sound? That sounds
- 4:30amazing. And I'm looking forward to it, too,
- 4:32because, guys, this isn't just for you. This
- 4:35is for me, too. We're all being discouraged.
- 4:38We're all facing the situations where we're all
- 4:40going through backfills. We're going through
- 4:42people that sign all the documents and the next
- 4:44we know. Nothing gets wired. We're all facing
- 4:48these things. We're all facing what seems like
- 4:50zero deals. And there's 20 of us fighting for
- 4:54one deal that really isn't even that great. And
- 4:57how do we face that? How do we grow from that?
- 4:59How do we put that in perspective and not be
- 5:02just mowed over by it or just totally destroyed
- 5:06by it? Because you don't have to be. We can all
- 5:08grow from this. We can all learn from this. And
- 5:10you can just use it as a springboard so that
- 5:13the next time you're going after a deal and there's
- 5:1620 people after you can be like I've already
- 5:17been through this man I know how to get through
- 5:19this and you'll make it to best and final and
- 5:21you'll get that deal so that was all I wanted
- 5:24to say because that's just something on my heart
- 5:26and I don't want people to think that I'm above
- 5:28and beyond what we do here because a lot of what
- 5:31we talk about is what's on my heart and guys
- 5:34I'm just as discouraged as you are right now
- 5:36That's it. And I love that you say that. I love
- 5:39that you're real. You're raw. You're vulnerable.
- 5:41Just like some of my other clients. I think,
- 5:43you know, and maybe the listeners know that I
- 5:45coach people like Joe Fairless, right? Who's
- 5:48arguably one of the leaders in the space or Dave
- 5:50Lindahl. I coach Dave or Dr. Vikram Raya with
- 5:54Viking Capital or Tyler Chester with CF Capital
- 5:57or Holly Williams or Amy Silvis. I coach a ton
- 6:00of people, but I also coach Angel Williams and
- 6:03Jason Williams and have for years. And again,
- 6:07like I said, for the committed, there's always
- 6:08a way age, age, angel and Jason are doing deals,
- 6:11they're, you know, bringing like minded people
- 6:13together. So it's not that they're sitting on
- 6:16their hands waiting for this difficult time to
- 6:19go away. It's almost like they're leaning into
- 6:22this difficult time knowing that they're building
- 6:24the muscle of calling brokers, underwriting deals,
- 6:28you know, seeing who is either interested or
- 6:32committed to raising capital. And sure, you might
- 6:34have to make a few more calls than you did. Like
- 6:36I said, in 2018, 2019, 2020. But I'm telling
- 6:40you, there's a lot of people out there that are
- 6:42looking to place capital because they're afraid
- 6:44of the stock market, right? Or maybe they've
- 6:46been hurt in cryptocurrency. I know that I've
- 6:49experienced some stock losses and some crypto
- 6:51losses. And that's why I double down on real
- 6:53estate, knowing that it is the best, you know,
- 6:56wealth vehicle on the planet. We know the statistic
- 6:58angel. 95 % of all multi multi multi millionaires
- 7:02or billionaires made some money and a huge portion
- 7:05of it through real estate. And that's really
- 7:08where I want to talk about that there's a reason
- 7:10for every season. And I'd write that down. If
- 7:13I were you, there's a reason for every season.
- 7:16And sometimes it's been summer for real estate
- 7:19investing where it's easy. It's fun. The sun
- 7:22is shining. We're at the beach. We're jumping
- 7:24in and out of the water. We're building sandcastles.
- 7:26It's enjoyable. And then this little thing comes
- 7:29along called fall where, oh, the weather starts
- 7:32to get a little bit of cooler. Maybe the water
- 7:34is colder. Maybe the beach starts getting deserted
- 7:36a little bit. And then comes winter. And again,
- 7:39winter is part of the seasons. That's how this
- 7:41whole planet was created. And I'm telling you,
- 7:44Angel, some people are going to freeze to death
- 7:47in winter. And then you get the other people
- 7:49that embrace winter. and they'll build a snow
- 7:51fort a snowman put on skis or snow shoes and
- 7:54go out there and have fun well that's a metaphor
- 7:56for the time we're in right now because let's
- 7:59be honest summer has sailed right we have enjoyed
- 8:02literally a beautiful run up after 2008 and 2009
- 8:07that was a pretty cold winter 2010 right through
- 8:11to 2015 2018 2020 even 2021 and 22 I know a lot
- 8:16of people who made a lot of money in real estate
- 8:19investing. And it doesn't matter if you're new
- 8:21to real estate, maybe you're an intermediate,
- 8:23maybe you're an expert in it, right? Maybe you're
- 8:26in multifamily syndication or self storage or
- 8:30mobile home parks or assisted living. Doesn't
- 8:32matter what asset class you're in. Doesn't matter
- 8:34how long you've been doing this. We're all going
- 8:36to have a reason for our season. So as we've
- 8:39left summer, we got into fall and now some people
- 8:41are thinking it's winter. You have to be at cause
- 8:44of choosing up here, whether you're going to
- 8:47freeze to death in winter or if you're going
- 8:49to build a fire and surround yourself with like
- 8:51minded people like the Academy rocks or this
- 8:54people of this summit, which is phenomenal. I
- 8:56honor you for putting this on and literally remember
- 8:59that a high tide lifts all boats because I know
- 9:02that I, along with a lot of my high performing
- 9:05clients, some of those names I've mentioned,
- 9:07but there's tons more aren't just interested.
- 9:10We're committed to continuing the journey. right?
- 9:13Because we know as we go through winter, and
- 9:15we go through winter, and we stretch through
- 9:17winter, and we, you know, really persevere and
- 9:20have a lot of resilience, and access courage,
- 9:23we have a unique opportunity to know that markets
- 9:26are cyclical. And as interest rates go up, I'm
- 9:29pretty certain that at some point, interest rates
- 9:31are going to come down, you know, and the market's
- 9:33going to shift. And it's going to be springtime
- 9:35again. And after springtime, because we've done
- 9:38the work in winter, spring is going to be a lot
- 9:40more fun that then leads us to our next amazing
- 9:44summer. So Angel, I'll let you speak to that.
- 9:47What do you think of that analogy? Well, I think
- 9:49that's really awesome. And I really think about
- 9:51like, even like a hibernation, you know, your
- 9:56your animals that hibernate or they're eating
- 9:57everything they can before they go into a deep
- 10:00sleep. And I think of that as like an educational
- 10:02process. So there's going to be a lot of pivoting
- 10:05happening. And I know everybody talks about pivot
- 10:07this pivot that But I'm talking about people
- 10:10are going to pivot from massive, massive action,
- 10:12like on the scene, getting deals done to educating
- 10:15themselves as to what needs to happen in this
- 10:19current environment. So you're going to be eating
- 10:21up all of this education because you might need
- 10:24to hibernate for a little bit. You might need
- 10:26to be very careful and cautious about what you're
- 10:29going after because you might be hibernating
- 10:33for so long that when a first deal kind of breaks
- 10:35its head out, you think this deal is amazing.
- 10:38and you jump on it when it might not have been
- 10:41that amazing and so be careful yeah just be careful
- 10:46about what you're choosing because it's a little
- 10:48slim and you don't want to go after something
- 10:51just because it's showing up so use this time
- 10:54to really eat and get ready for some hibernation
- 10:57and that way when you come out of that deep sleep
- 11:00you are ready to attack because things are going
- 11:04to get better Every business cycle has ups and
- 11:06downs. That's just how it works. And I want to
- 11:10be a helper for you. I want to be a place where
- 11:12you can educate yourself and you can get a lot
- 11:15of food and a lot of nutrients before you go
- 11:17to hibernate for a little bit. And so you can
- 11:19come out of hibernation with this newfound thought
- 11:23process and newfound storage of information so
- 11:26that you can come out and attack and do it great
- 11:28and go after it and do amazing things. Yeah,
- 11:31well said, my friend. And again, it's almost
- 11:33like that Tony quote that those who fail to plan
- 11:36plan to fail. And it's in a time in winter when
- 11:39you can study, you can learn. That's why the
- 11:42summit is so powerful. If you look at all of
- 11:44the different speakers here and all of the different
- 11:47panels, it's empowering to see that these people
- 11:50have also navigated ups and downs and summers
- 11:53and winters. But if there's one common theme
- 11:56is that they double down on their education,
- 11:58they double down on their peer group. They double
- 12:01down on literally remembering that repetition
- 12:04is the mother of skill, right? And that's why
- 12:06we are still, you know, like you say, gorging
- 12:08on the berries and all of the different foods
- 12:11or education that we can. Maybe we're learning
- 12:12better terminology. Maybe we're underwriting
- 12:15better so that when the time comes and we do
- 12:17have a deal that pops up, you know, we're not
- 12:20sitting there wondering, geez, what should we
- 12:21do now? Right. That's why I say you got to keep
- 12:24your foot in the game. And again, it's different
- 12:26strokes for different folks, Angel. Some people.
- 12:28aren't hibernating and they're going after it
- 12:31while everyone else is sitting on the sidelines
- 12:33waiting for you know numbers to change and then
- 12:35you got the people that are taking it very carefully
- 12:38and like you said not just jumping into a deal
- 12:40to do a deal because that's a disaster right
- 12:44there's still a ton of outstanding deals available
- 12:47to us because we know that you might have to
- 12:50look at a whole bunch of them and where you used
- 12:52to look at you know 50 deals to find i don't
- 12:55know 30 that might pencil or 20 or even 10, you
- 12:59might put in an LOI and get to best and final
- 13:02on maybe one or two or three of those. So now
- 13:04you have to just expand your belief system and
- 13:07say, all right, I might have to look at 100 deals
- 13:09or 200 deals or 300 deals. But the fact remains
- 13:13that, you know what, success leaves clues. And
- 13:16the more you do what she's talking about and
- 13:18you hibernate and you underwrite and you practice,
- 13:20I'm telling you what you practice in private
- 13:23makes perfect in public. And again, that's a
- 13:25Tony ism, where when you really, really are not
- 13:28again interested, but committed to furthering
- 13:31your education and real estate, furthering your
- 13:33peer group furthering what I call professional
- 13:36pillars, that is, do you have the right, you
- 13:39know, asset managers? Do you have the right property
- 13:42managers? Do you, you know, have the right, you
- 13:45know, attorneys, do you have the right lenders?
- 13:47Or do you need to look at credit unions? This
- 13:49is also a time where we can do a ton of market
- 13:51research and data. see and not only, you know,
- 13:54what's the migration, but where jobs and, you
- 13:57know, where are offices opening up new world
- 13:59headquarters. And there's just so much that we
- 14:01can do to be at cause rather than at the effect.
- 14:04Would you agree? No, absolutely. And I really
- 14:06think this is, this is really a time where you've
- 14:10got, you've got the time and space to do a lot
- 14:12of internal reflection too. And this is really
- 14:15one of those places where you can do those internal
- 14:18audits or those friend audits where You can take
- 14:22some of that introspection and be like, man,
- 14:25if I'm the average of the five people I'm closest
- 14:28to, do I need to change those five people? Or
- 14:32do I need to change those five friendship groups?
- 14:34What do I need to do so that I can level up?
- 14:37Because hibernation doesn't mean you're sleeping
- 14:38on the job. It means that you're taking the time
- 14:41to be introspective and make sure you know what
- 14:44you have to know to excel as soon as the time
- 14:46comes for you to be able to jump out there. It
- 14:50sounds really crass and cruel that you're going
- 14:52to be auditing your friends circle, but. Sometimes
- 14:55we outgrow some people and that's not them. Yeah,
- 14:59I love that too. And again, I think what stacks
- 15:01on top of that is we can do that. You know, personal
- 15:04inventory of our friends, but we can also do
- 15:07personal inventory on ourselves, right? Because
- 15:09I guarantee that all of us, me included, all
- 15:12have another level to where we want to go. I
- 15:15mean, if you're poor at something. Poor is not
- 15:18the way to show up in 2023. You want to at least
- 15:20get to good or great. If you're already good
- 15:23or great at something, why not push the pedal
- 15:25to become excellent or outstanding? And sometimes
- 15:28that means surrounding yourself with different
- 15:30people, going to different meetups, attending
- 15:33things like, you know, Joe Fairless is best ever
- 15:35event that I know we're attending together with
- 15:37Jason, and you know, about 100 other of my favorite
- 15:41peeps on the planet. Because again, this is all
- 15:44being you know, really future friendly, knowing
- 15:47that every single thing that you want is available
- 15:50to you. And holding that belief that even though
- 15:53it might take a little bit longer, even though
- 15:55we're in an economic winter, summer is around
- 15:57the corner. And that's where you got to really,
- 16:00you know, take that personal inventory of, you
- 16:02know, how are you at talking to brokers? How
- 16:05are you at underwriting? How are you at raising
- 16:08capital? How are you at running the asset? right?
- 16:11How are you at negotiating better insurance terms?
- 16:14And if it's not you, who on your team can help
- 16:17you do that? Because as you know, I really subscribe
- 16:19to Dan Sullivan and Dr. Benjamin Hardy's book,
- 16:22Who Not How, and if you people have read it,
- 16:24congrats. And if you haven't, that is a must
- 16:26read. It's a really short, easy read. But at
- 16:29the end of the day, when Angel talks about taking
- 16:31that personal inventory of friends, you can also
- 16:35take a personal inventory to see where you're
- 16:37at in your real estate journey. and what I'd
- 16:40speak to there is don't make it good or bad or
- 16:43right or wrong no matter what you know level
- 16:45you're at or what number you give it because
- 16:47that's just a benchmark that invites you to go
- 16:50to the next level right so you might say on a
- 16:53scale of one to ten um I'm a six at underwriting
- 16:57right don't make that good or bad right or wrong
- 16:59maybe you want to get up to a seven or an eight
- 17:01or you maybe want to subscribe to the who not
- 17:03how philosophy and find somebody that's an eight
- 17:06or a nine to bring on your team or that you can
- 17:08contract out. Same thing with any of these things,
- 17:11because how you do anything is how you do everything.
- 17:15And the same thing is true in terms of sales
- 17:17and marketing. I mean, I know we got a lot of
- 17:19capital raisers watching this, and they're struggling,
- 17:22as we talked about pre record here, with just
- 17:25how tough it appears to be to raise capital,
- 17:27right? Or how many people say they're coming
- 17:30in, yet the wires never show up. or if they say
- 17:34they're coming in for 100 grand, they call you
- 17:37up and say, you know what, I'm only coming in
- 17:38for 50 grand. And so we tend to really get disappointed
- 17:43as capital raisers when we enter a different
- 17:46time because of the law of familiarity. And what
- 17:50does that mean? Well, the law of familiarity
- 17:52is a law that decrees or means that when something
- 17:56is unfamiliar to us, it tends to take us down
- 17:59a rabbit hole. versus, I mean, you could raise
- 18:02capital in 2016 2017 2018 2019 2020, even 2021
- 18:08and 22 fairly easily. But now we've hit the top
- 18:11of the curve and we're coming down the other
- 18:13side to where, you know, people start to feel
- 18:16like they're not good enough. They're not smart
- 18:18enough. They've run out of family and friends
- 18:20to call. They're not sure how to go out there.
- 18:23And you know, whether it's a you know, a 506
- 18:26B or 506 C, they don't want to get into trouble.
- 18:29And ultimately, they don't leverage things like
