- 0:06Speaker 1: A thirty six thirteen ten WIBA and ask the Experts.
- 0:11Speaker 1: Hanging out this morning at studio with Matt Heypman. Matt
- 0:14Speaker 1: comes to us from Rockrealte the website Rock Wisconsin dot com.
- 0:18Speaker 1: That's r o c K Wisconsin dot com. As a
- 0:21Speaker 1: matter of fact, cut on over there right now, because
- 0:24Speaker 1: a property we are going to be talking about our
- 0:26Speaker 1: free featured listing this week is featured right on the
- 0:29Speaker 1: front page of Rock Wisconsin dot com.
- 0:32Speaker 2: That's r o c K Wisconsin dot com. Matt, how
- 0:34Speaker 2: you doing this morning? Doing good this morning? Enjoying the
- 0:37Speaker 2: slightly warmer weather.
- 0:38Speaker 1: It's it's really nice. And you missed the all the
- 0:41Speaker 1: traffic kerfunkle up on the beltline a couple Yeah.
- 0:44Speaker 2: Yeah, I got to stay in the the exit line
- 0:47Speaker 2: exit lane after coming up fourteen, just getting right off
- 0:50Speaker 2: on fish Hatch. That's always nice.
- 0:51Speaker 1: Did you wave to everybody while they were stopping?
- 0:54Speaker 2: Yeah?
- 0:54Speaker 1: That really that really makes everybody happy with spreading some
- 0:57Speaker 1: joy around. I have one of those apps for everybody
- 1:01Speaker 1: in our family. It sounds crazy. We do track each other,
- 1:04Speaker 1: like I can see where Christina is my wife. Yeah,
- 1:07Speaker 1: with kids, I think you have to have that just
- 1:09Speaker 1: because the kids, and I had warned my wife when
- 1:12Speaker 1: she left town earlier this morning, just let you know, honey,
- 1:15Speaker 1: there is some accidents on the belt line. And I
- 1:18Speaker 1: checked just before you and I started talking this morning.
- 1:21Speaker 1: She's sitting in the belt line. If only somebody would
- 1:23Speaker 1: have warned her not to.
- 1:24Speaker 2: You would think if there's somebody that looked to that
- 1:26Speaker 2: throughout the Yeah.
- 1:27Speaker 1: Yeah, exactly if you knew that person. Speaking of somebody
- 1:30Speaker 1: who looks at things throughout the day, I started out
- 1:33Speaker 1: a conversation. I almost said, this featured listing, you'll see
- 1:36Speaker 1: this house. It's not a house, it's potential. Let's talk
- 1:40Speaker 1: about houses, or let's talk about this week's featured listening
- 1:45Speaker 1: something a little bit different. We haven't talked about property itself,
- 1:49Speaker 1: real estate. Land.
- 1:50Speaker 2: Yeah, show, Yeah, this is a development potential and it
- 1:54Speaker 2: is down in Janesville. It's a forty five acre plot
- 2:01Speaker 2: of land that's on a you know, an intersection of
- 2:04Speaker 2: two you know, decent you know, county highways there and
- 2:10Speaker 2: it kind of half a proportion of it's already slated
- 2:15Speaker 2: for kind of residential development and the other the other
- 2:17Speaker 2: portions agriculture. But you know, combined, it would make a
- 2:21Speaker 2: great development opportunity for single family homes down in Janesville.
- 2:25Speaker 2: It's located just off of Cork Street in Janesville and
- 2:30Speaker 2: currently listed for nine hundred and twenty thousand dollars for
- 2:34Speaker 2: forty five point six four.
- 2:36Speaker 1: Acres nice and I saw some of the notes from Eric,
- 2:39Speaker 1: and Eric had pointed out if you developed that land
- 2:41Speaker 1: into standard point three acre lots eighty k each, you're
- 2:46Speaker 1: talking about a pretty pretty good return on your investment.
- 2:51Speaker 1: I was looking at these numbers, I'm going do I have.
- 2:53Speaker 2: Any Yeah, I mean, it could probably be upwards of
- 2:55Speaker 2: one hundred and fifty lots, you know on the high
- 2:58Speaker 2: side now granted probably to do some sort of you know,
- 3:01Speaker 2: water retention and such so, but I would give it
- 3:04Speaker 2: one hundred and twenty one hundred and thirty lots there.
- 3:06Speaker 2: It's a big sized property and a big opportunity. It's
- 3:09Speaker 2: my understanding is, you know it's it's slated essentially for
- 3:14Speaker 2: residential development. They are really looking to have that developed
- 3:18Speaker 2: to its highest and best use.
- 3:20Speaker 1: So I know how that stuff goes. Another point though
- 3:24Speaker 1: about this this land as well is currently that is
- 3:27Speaker 1: being farmed. There's income coming. People may not know this
- 3:31Speaker 1: since a lot of people do, but people may not
- 3:33Speaker 1: realize tracts of land like that. Farmers pay good money
- 3:37Speaker 1: to plant and keep using that land while it's being
- 3:42Speaker 1: sold off and developed. Don't.
- 3:43Speaker 2: Yeah, exactly. And you know, if you got to wait
- 3:46Speaker 2: a bit before you develop it or go through all
- 3:49Speaker 2: the process, it's nice to be able to bring in
- 3:50Speaker 2: some income in the meantime to cover those carrying costs.
- 3:53Speaker 1: It's a really really nice, nice property, a really great opportunity,
- 3:57Speaker 1: nice parcel of land. Again, you can learn more about
- 3:59Speaker 1: it on line Rock Wisconsin dot com. That's Rock roock
- 4:03Speaker 1: Wisconsin dot com. Telpnop for Rockrealty six oh eight six
- 4:06Speaker 1: seven three fifty four hundred. That's six oh eight sixty
- 4:08Speaker 1: seven three fifty four hundred. As we talk about this
- 4:11Speaker 1: forty almost forty six forty five point sixty four acres
- 4:15Speaker 1: on Court Street in Janesville, Eric Rasmuss in a voice
- 4:18Speaker 1: that's familiar to regular listeners of the program, he is
- 4:20Speaker 1: the agent on this one. His telephone number six oh
- 4:23Speaker 1: eight two three four seventeen ninety three. That's six oh
- 4:26Speaker 1: eight two three four seventeen ninety three. If you want
- 4:30Speaker 1: to learn more or get out for a take a
- 4:32Speaker 1: look at that property and have any questions. Eric is
- 4:35Speaker 1: a is a great point person on this. We'll talk
- 4:37Speaker 1: a little bit more about this, about this plot of land,
- 4:41Speaker 1: this real estate, this acreage, this parcel. We'll talk about
- 4:44Speaker 1: that a little bit later on in the program. This week, though, Matt,
- 4:48Speaker 1: we are going to take a look at the month
- 4:50Speaker 1: of December. We've got the h the market report. It's
- 4:53Speaker 1: literally I can feel it. It's warm, it is hot
- 4:55Speaker 1: off the press closing out twenty twenty four. What did
- 4:59Speaker 1: we say see as far as it's like an overall
- 5:02Speaker 1: a glance of December twenty twenty four, what are some
- 5:05Speaker 1: of the main bullet points that we that we saw
- 5:07Speaker 1: this this past December.
- 5:08Speaker 2: Yeah, I would say in general, it was a continuation
- 5:10Speaker 2: of what we have been seeing the you know, between
- 5:16Speaker 2: the number of new listings, accepted offers, and sold homes.
- 5:19Speaker 2: The metrics were coming in still you know, still pretty
- 5:24Speaker 2: high in my opinion. Starting off with like the number
- 5:27Speaker 2: of new listings, there was one caveat there, one little outlier,
- 5:33Speaker 2: and that was that in Dane County there are actually
- 5:36Speaker 2: fewer listings coming to market new listings anyways coming to
- 5:41Speaker 2: market in December of twenty four versus twenty three. It
- 5:45Speaker 2: actually dropped by almost twelve percent from three hundred and
- 5:49Speaker 2: eighty six new listings back in twenty twenty three and
- 5:53Speaker 2: then this past month we only had three hundred and forty. However,
- 5:56Speaker 2: when you're looking at Rock and Rock and Jefferson County,
- 5:59Speaker 2: it's a discrepancy there. Rock County actually had about almost
- 6:03Speaker 2: fifteen percent increase in the number of new listings and
- 6:06Speaker 2: Jeffersony uh over thirty over thirty seven percent increase in
- 6:10Speaker 2: the number of new listings coming to market.
- 6:12Speaker 1: That is amazing. And we talk about, you know, some
- 6:15Speaker 1: of the hot areas and some of the hot markets
- 6:17Speaker 1: and hot counties. Obviously there's a reason why folks love
- 6:20Speaker 1: Dane County. There are some things that people say, maybe
- 6:22Speaker 1: if I can become near it Dane County like a
- 6:25Speaker 1: Rock or a Jefferson County, And we're certainly seeing people saying,
- 6:28Speaker 1: you know what, you get all the benefits of Dane
- 6:30Speaker 1: County and maybe not have to pay some of those Yeah.
- 6:34Speaker 2: Yeah, I guess a lot of it depends on how
- 6:35Speaker 2: much time are you spend on the beltline.
- 6:36Speaker 1: Yeah, that is very, very true. As we talked this
- 6:40Speaker 1: morning with Matt Heiman of Rock Realty Online Rock Wisconsin
- 6:43Speaker 1: dot com. That's Rock roc K with Wisconsin dot Com.
- 6:47Speaker 1: They're twelve number six O eight six seven three fifty
- 6:49Speaker 1: four hundred. That's six seven three fifty four hundred. So
- 6:52Speaker 1: we got a break down then of the listings. What
- 6:55Speaker 1: about offers, accepted offers? What did we see in December there?
- 6:59Speaker 2: Yeah, so that was pretty consistent across the board. I
- 7:03Speaker 2: think that, you know, as we'll talk about a bit
- 7:06Speaker 2: later here, the houses have been sitting on the market
- 7:10Speaker 2: a little longer before getting sold, right, it's not that
- 7:13Speaker 2: first week and out the door like we saw in
- 7:15Speaker 2: some of the frenzied times. But that also has led
- 7:18Speaker 2: to buyers being able to get out there and shop
- 7:22Speaker 2: for you know, through a number of homes instead of
- 7:25Speaker 2: just dealing with the select few that were on the market.
- 7:28Speaker 2: And it's led to more accepted offers. So in Dane
- 7:32Speaker 2: County accepted offers we're up about ten percent, Rock County
- 7:37Speaker 2: seven percent, and once again Jefferson County hitting it out
- 7:41Speaker 2: of the park. Their accepted offers went up forty percent
- 7:45Speaker 2: in December twenty four versus December twenty three.
- 7:48Speaker 1: That is really good to see and obviously, Jefferson very popular.
- 7:52Speaker 1: I'm a I'm a big fan. There's a burger joint
- 7:54Speaker 1: in Jefferson. I lived in Jefferson briefly for a while.
- 7:57Speaker 1: And nice town of Salivon. You ever been to Sullivan before?
- 8:00Speaker 2: I have been. I have been. I think I think
- 8:02Speaker 2: it's five three one seven eight. I'm good guy, I'm good.
- 8:04Speaker 1: With Oh really, yeah, how about that? I learned something
- 8:08Speaker 1: if we ever have if we ever do zip code trivia, yeah,
- 8:13Speaker 1: could be wrong. Talking with Matt Hetman of Rock Realty
- 8:16Speaker 1: the website Rock Wisconsin dot com. That's Rock r O
- 8:19Speaker 1: c K Wisconsin dot com. Breaking down numbers from December
- 8:22Speaker 1: and then we so accepted offers. How do those translate, then,
- 8:25Speaker 1: Matt into sold homes?
- 8:27Speaker 2: Yeah, as you'd expect. You know, it did increase the
- 8:31Speaker 2: number of sold homes in December. So in Dane County
- 8:34Speaker 2: we had a increase of fifteen percent for a number
- 8:38Speaker 2: of sold homes, Rock County seventeen percent, and Jefferson County
- 8:41Speaker 2: twenty percent. So a little more consistency there as far
- 8:44Speaker 2: as uh, you know, how the how the market's flowing
- 8:48Speaker 2: and a number of sold homes is up across the board.
- 8:51Speaker 1: This is where And this next metric is one where
- 8:55Speaker 1: I think when we start to see why why maybe
- 8:57Speaker 1: Rock and especially Jefferson might be so hot, is this one,
- 9:01Speaker 1: which is the median price of single family homes. There
- 9:04Speaker 1: is something out there in an area for everybody, isn't there.
- 9:07Speaker 2: Matt, Yeah, yeah, I would say so. Obviously, housing affordability
- 9:12Speaker 2: is a little tough right now, but we'll talk about
- 9:15Speaker 2: that in a bit. But you know, in general, we've
- 9:18Speaker 2: got we've got a pretty big swing depending on what
- 9:21Speaker 2: county you go to as far as median median price
- 9:24Speaker 2: of single family homes that sold. So in Dane County
- 9:29Speaker 2: it was up six percent, right, so, and to give
- 9:32Speaker 2: you kind of some you know, dollar figures, that resulted
- 9:36Speaker 2: in about a twenty five thousand dollars median sale price
- 9:42Speaker 2: on an average Dane County home. So waiting one year
- 9:47Speaker 2: led to about twenty five thousand dollars an increased equity lost,
- 9:52Speaker 2: if you will, if you had bought about a year
- 9:54Speaker 2: a year earlier. Rock County was up fifteen percent, which
- 10:00Speaker 2: actually is about thirty four thousand dollars increase. So over
- 10:04Speaker 2: the last couple of years, Rock County has been very hot,
- 10:07Speaker 2: and that just shows by the percentage of increase year
- 10:11Speaker 2: over year.
- 10:12Speaker 1: Matt. One of the things I've got to ask you
- 10:13Speaker 1: about too, is, I know a lot of folks, you know,
- 10:15Speaker 1: we've seen the last twenty four hours, you know, stock
- 10:18Speaker 1: market is questions about like in Vedia, Nvidia and these
- 10:21Speaker 1: things like and trust me, and we're not going to
- 10:23Speaker 1: We're not We don't have to get into investment stuff.
- 10:25Speaker 1: But we started our conversation talking about this really really
- 10:30Speaker 1: nice land that's that's available for development. And you think
- 10:33Speaker 1: about an investment, you think about things that as we're
- 10:36Speaker 1: seeing these numbers and breaking this stuff down, the increasing
- 10:39Speaker 1: increase in property value, home value. I know we've talked
- 10:43Speaker 1: in the past about things like rental properties and other things.
- 10:45Speaker 1: Do you see folks saying, you know what, as part
- 10:47Speaker 1: of my retirement plan or my portfolio plan of savings,
- 10:52Speaker 1: is I actually want to put some money, not just
- 10:55Speaker 1: obviously it's good to have a four to oh one k,
- 10:56Speaker 1: but also put some money into some of these some investments,
- 10:59Speaker 1: maybe some real state or some rental properties. Yeah.
- 11:03Speaker 2: Yeah, it's become I mean, it's obviously it's always been
- 11:06Speaker 2: an amazing investment and it's one of the most stable
- 11:09Speaker 2: investments that you can do, especially over the long term.
- 11:12Speaker 2: You may have short term hiccups, but I mean it's
- 11:15Speaker 2: made more millionaires than any other industry is investing in
- 11:18Speaker 2: real estate, right, you know, the inflation seems to always
- 11:23Speaker 2: be there. It's actually a mandate by the Fed. Right,
- 11:25Speaker 2: so if the Fed wants to keep a certain percentage
- 11:28Speaker 2: of inflation, which lee you know, leaks into hard assets
- 11:31Speaker 2: like real estate, it's a way to kind of offset
- 11:34Speaker 2: that inflation and losing your purchasing power by having something
- 11:37Speaker 2: that's going up in value at the same time as inflation.
- 11:40Speaker 1: We see why so many people are looking at that
- 11:42Speaker 1: as you know, as an option right now. And speaking
- 11:45Speaker 1: of that, that means things do happen kind of quick
- 11:47Speaker 1: is whether it's looking for something for themselves or rental property.
- 11:49Speaker 1: Average days on markets. Houses are doing that, aren't they.
- 11:53Speaker 2: Well, they are still selling pretty quickly. I would say
- 11:56Speaker 2: though that you know, there's been a surprising, you know,
- 11:59Speaker 2: significant increase year over a year as far as how
- 12:01Speaker 2: long those houses are sitting on the market. Right, So
- 12:04Speaker 2: in twenty twenty three we had average of a twenty
- 12:07Speaker 2: nine days on market, so about thirty days one month.
- 12:12Speaker 2: But now it's increased to thirty nine, So I leave
- 12:16Speaker 2: that to twenty five percent increase. If I'm doing my math.
- 12:19Speaker 1: Close, you're good at math. My math.
- 12:23Speaker 2: Rock County went from twenty five to twenty nine days
- 12:26Speaker 2: and Jefferson County went from twenty eight days to thirty
- 12:29Speaker 2: eight days. So it looks like Jefferson and Dane County
- 12:33Speaker 2: are similar days on the market, whereas Rock County being
- 12:36Speaker 2: kind of a more affordable option, they are sitting on
- 12:40Speaker 2: the market about ten days fewer, right, So yeah, it's
- 12:44Speaker 2: it's still a hotter market, if you will, just because
- 12:47Speaker 2: of the affordability, but they are sitting on the market longer.
- 12:51Speaker 2: What's what surprised me, and what everybody was hoping for
- 12:53Speaker 2: was that, you know, with the rise and well, I
- 12:57Speaker 2: would say all the buyers were hoping for with the
- 12:59Speaker 2: rise in insure rate, that it'd be a little more
- 13:02Speaker 2: leveling out of not only the market but also of prices.
- 13:06Speaker 2: And you know, we have had a leveling out of
- 13:09Speaker 2: the market. We have. We've had a bit right to
- 13:12Speaker 2: where it's still a seller's market. However, people can shop around.
- 13:16Speaker 1: So talking this morning with Matt Hyman, of course, Matt
- 13:19Speaker 1: comes to us from Rockrealt online, Rock Wisconsin dot com
- 13:22Speaker 1: that's our o CK Wisconsin dot com. If you have
- 13:26Speaker 1: one of those smartphones, I think we all have one
- 13:27Speaker 1: these days. You've got an Apple or an Android. They've
- 13:30Speaker 1: got an app at rockrealt. All I gotta do is
- 13:32Speaker 1: got to type in MLS dot Rocks backslash app. That's
- 13:36Speaker 1: m LS dot Rocks backslash app. You can get the
- 13:40Speaker 1: app for Rockrealty right there. And of course the website
- 13:43Speaker 1: Rock Wisconsin dot com. That's our ock Wisconsin dot com.
- 13:47Speaker 1: We'll get more numbers from December twenty twenty four. We'll
- 13:49Speaker 1: get the details on that and so much more, and
- 13:51Speaker 1: we'll review our feature listing this week. All of that,
- 13:54Speaker 1: so much more as asked the experts with Rockrealty continues
- 13:57Speaker 1: right here on thirteen ten wib I eight. If you
- 14:05Speaker 1: won thirteen ten WIBA and asked for the experts with
- 14:08Speaker 1: Rockrailty talking with Matt Heypman up Rockrailty, the website Rockwisconsin
- 14:12Speaker 1: dot com, that's r o c K Wisconsin dot com.
- 14:16Speaker 1: Taking a look at not just December, but kind of
- 14:18Speaker 1: reviewing twenty twenty four overall. And you know you were
- 14:22Speaker 1: mentioning in that last segment, Matt the existing home market,
- 14:25Speaker 1: it did heat up in December, and we saw quite
- 14:28Speaker 1: a bit of a spike there, didn't we.
- 14:30Speaker 2: Yeah, Yeah, I mean the number of sales that occurred
- 14:35Speaker 2: were impressive. That we're having an increase in actual transactions, right,
- 14:41Speaker 2: and that's I think that's healthy for the market. I
- 14:44Speaker 2: think it got a little too tight for too long,
- 14:47Speaker 2: and I think we're seeing some balancing out at least
- 14:50Speaker 2: of the market itself, but prices still haven't balanced.
- 14:54Speaker 1: What about a kind of reviewing at the end of
- 14:56Speaker 1: the year last year, what did we kind of break
- 14:58Speaker 1: down with those data and that numbers members there?
- 15:00Speaker 2: Yeah, in general, you know, for sales for all of
- 15:05Speaker 2: twenty twenty four, they're up about four point seven percent
- 15:09Speaker 2: from the twenty twenty three levels, so a decent increase there,
- 15:14Speaker 2: but the median price actually rows eight point eight percent. Wow, Yeah,
- 15:19Speaker 2: three hundred and ten thousand. And you know what we've
- 15:21Speaker 2: been kind of coaching or you know, helping our clients
- 15:25Speaker 2: with is explaining that, yes, I mean there's more options,
- 15:31Speaker 2: you know, for for choosing a home right now, but
- 15:34Speaker 2: the longer you wait, the more the price is going
- 15:37Speaker 2: to continue to increase. I think that One of the
- 15:39Speaker 2: biggest takeaways people should have for twenty twenty five is
- 15:43Speaker 2: nobody is expecting a large change in mortgage rates at
- 15:46Speaker 2: this time, and it's it's time to get off the fence.
- 15:49Speaker 1: Yeah, it is time to do just that. We talk about,
- 15:56Speaker 1: you know, working with a with an experienced agent and
- 15:59Speaker 1: p you know, I sometimes, you know, I get this
- 16:02Speaker 1: idea folks hear these new stories or get these ideas
- 16:06Speaker 1: that like, oh, it's hard, it's a it's a tough process.
- 16:08Speaker 1: Inventor is limited. All you work with the right agent. Yeah,
- 16:12Speaker 1: none of the those those those things are completely non factors.
- 16:16Speaker 1: That's that's the value of working with somebody at Rock
- 16:19Speaker 1: Realty is you actually have somebody that any type of
- 16:21Speaker 1: challenge that that may be presented, it's not your problem.
- 16:24Speaker 1: They've got you guys, have I say, keep saying they you,
- 16:27Speaker 1: You and your team, you have all that stuff. Take
- 16:30Speaker 1: care of your deals.
- 16:31Speaker 2: Ever, we've got amazing agents and as we spoke about
- 16:34Speaker 2: last week, we've got a website that's just geared towards
- 16:37Speaker 2: towards home buyers at this point and it's important I
- 16:39Speaker 2: think that you find the right agent, right. So we
- 16:42Speaker 2: created Wisconsin buyeragent dot Com. And it gives people a
- 16:46Speaker 2: chance to go through look learn about each agent. You know,
- 16:49Speaker 2: we've got them answering questions on there and discussing what
- 16:52Speaker 2: they what they're focus on, and it gives someone the
- 16:55Speaker 2: chance to find the perfect agent to kind of represent
- 16:57Speaker 2: them in this process. So if there's any buyers out
- 17:00Speaker 2: there that are ready to get off the fence, I
- 17:01Speaker 2: would say, go over there, you know, kind of take
- 17:04Speaker 2: back control, find an agent that would be a good
- 17:07Speaker 2: fit for you instead of just randomly being placed with one,
- 17:10Speaker 2: and you know, schedule an interview with one of our agents.
- 17:13Speaker 1: It's like swiping light writer left on which it is
- 17:16Speaker 1: website Wisconsin Buyeragent dot com. That's Wisconsin buyeragent dot com
- 17:23Speaker 1: against singular Wisconsin buyer Agent dot com. Get there today.
- 17:26Speaker 1: It's a great place to get to know the agents
- 17:28Speaker 1: at Rock Realty and find the right agent for you.
- 17:31Speaker 1: And as we kind of wrap up this part of
- 17:34Speaker 1: the conversation before we get to this week's featured listing, Matt,
- 17:37Speaker 1: folks look at this stuff and we look at like
- 17:40Speaker 1: demand and supply and those type of things. Those are
- 17:42Speaker 1: always going to be balances. And when we look for
- 17:46Speaker 1: like twenty twenty four versus twenty twenty three for December statewide,
- 17:50Speaker 1: What do we see as far as listings there, and
- 17:53Speaker 1: what's what's the takeaway from that?
- 17:55Speaker 2: Yeah, I would say, you know, statewide listings of homes
- 17:59Speaker 2: worth three point eight percent higher, right, so we had
- 18:01Speaker 2: more listenings coming on the market. I also think that
- 18:04Speaker 2: led them to homes sitting for slightly longer as well.
- 18:08Speaker 2: But I think one of the most important things to
- 18:11Speaker 2: touch on here is that the home affordability index and
- 18:14Speaker 2: how you know, with the mortgage rates at this new
- 18:17Speaker 2: kind of level that they're going to be at, you know,
- 18:20Speaker 2: it is you know, one of the lower metrics that
- 18:22Speaker 2: we've seen since they started taking those measurements in two
- 18:25Speaker 2: thousand and nine, and with inflation still there and home
- 18:31Speaker 2: prices continuing to appreciate, I think, yeah, I think it's
- 18:34Speaker 2: time to get into a home sooner than later and
- 18:37Speaker 2: try to catch it. Well it's it's still somewhat affordable.
- 18:40Speaker 1: Yeah. I think for a lot of folks that have
- 18:43Speaker 1: been maybe sitting on the sidelines watching what's been happening,
- 18:47Speaker 1: I think for those that have been sitting on the sidelines,
- 18:49Speaker 1: they probably regret not taking action I shouldn't say probably
- 18:52Speaker 1: they guarantee it. Yeah, so we're telling you now today
- 18:56Speaker 1: is the day to take that action again. Head on
- 18:58Speaker 1: over to Wisconsin byreagent dot com. That's Wisconsin buyer Agent

- 19:26Speaker 1: of land perfect for development, and it's slated for development.
- 19:31Speaker 1: There are currently there's currently a farmer renting the property,
- 19:35Speaker 1: so you will get annual rent before the development.
- 19:37Speaker 2: It is.
- 19:38Speaker 1: It is a really good and I know we touched
- 19:39Speaker 1: on the investment opportunity. This is one of those areas
- 19:43Speaker 1: where folks really need to check out, don't they.
- 19:45Speaker 2: Yeah. Yeah, it's over forty five acres down in Janesville.
- 19:48Speaker 2: The property sits adjacent to another residential sudvision. You know,
- 19:53Speaker 2: it's a portion of it's already slated for residential the
- 19:56Speaker 2: other portions of agriculture and currently being farm like you
- 20:00Speaker 2: had mentioned in bringing in income. But the city wants
- 20:03Speaker 2: to develop this land into its highest and best use,
- 20:06Speaker 2: and it appears that that would be residential, single family homes,
- 20:10Speaker 2: and you should be able to. I would say, get
- 20:13Speaker 2: over one hundred lots on this parcel, maybe one hundred
- 20:17Speaker 2: and twenty, one hundred and thirty something like that, and
- 20:19Speaker 2: they'd all be fairly nice third acre lots. And you know,
- 20:24Speaker 2: we just need the developer with the vision and get
- 20:27Speaker 2: someone down there to get this thing developed.
- 20:30Speaker 1: As we've talked about the real estate market here in
- 20:32Speaker 1: southern Wisconsin, how hot it is, and we've obviously touched
- 20:35Speaker 1: on Dane Jefferson, Rock County's hot. Jefferson is a Jefferson Janesville.
- 20:40Speaker 1: Excuse me. Every out of I go, I spend most
- 20:43Speaker 1: of my time at Edgerton, then Madison, and then the

- 20:47Speaker 1: to tell you, Matt, it seems to be every time
- 20:49Speaker 1: I drive down there, which is at least once or
- 20:51Speaker 1: twice a week, there's something new going in. Yeah, it's
- 20:54Speaker 1: like constantly growing and developing. And you talk about being
- 20:57Speaker 1: at the center of the center of all that action
- 20:58Speaker 1: and all that growth being part of it in an
- 21:02Speaker 1: actual good opportunity for you as an investment. This is
- 21:05Speaker 1: just it.
- 21:05Speaker 2: Oh absolutely, And if you look nationally for a while there,
