- 0:30SPEAKER_01: And I tell the youth, don't go looking for mentors because they'll use you.
- 0:34SPEAKER_01: Build the name for yourself in that particular space, then begin to diversify from there.
- 0:39SPEAKER_00: Failure is redirection.
- 0:40SPEAKER_00: It's redirection.
- 0:42SPEAKER_00: Simple.
- 0:45SPEAKER_00: Hi everyone, welcome to the Masterminds Podcast.
- 0:48SPEAKER_00: My name is Richie Menta, and I am your awesome tour guide on the very exciting journey to sharpen your most powerful tool, your mind.
- 0:58SPEAKER_00: Today we're going to be discussing how to make large large.
- 1:03SPEAKER_00: You know, the man I'm about to talk to is somebody who has been able to combine the world of real estate with the world of media and combine the two to make plenty money.
- 1:15SPEAKER_00: So I want him to show me the way.
- 1:18SPEAKER_00: If after this conversation, you guys hear that Richie is owning some plenty property and making some big money.
- 1:24SPEAKER_00: This is where I got the info from.
- 1:26SPEAKER_00: Question or thing that's yes, sir, yes, sir, yes, sir.
- 1:29SPEAKER_00: Or should I say COD?
- 1:31SPEAKER_01: I think COD makes it very informal and beautiful too.
- 1:34SPEAKER_01: Yeah, I like the COD thing.
- 1:35SPEAKER_01: Yeah, I like COD.
- 1:36SPEAKER_00: Welcome to Masterminds.
- 1:38SPEAKER_00: Thank you.
- 1:38SPEAKER_00: Talabadi the trial.
- 1:40SPEAKER_01: But you you put pressure from my top.
- 1:42SPEAKER_01: By the time the video is out, everybody's going to call me and say they need a loan.
- 1:47SPEAKER_01: They need a million dollars.
- 1:48SPEAKER_01: I beg you.
- 1:49SPEAKER_01: This is just at the bottom, man.
- 1:50SPEAKER_01: We're trying.
- 1:51SPEAKER_01: We're trying.
- 1:51SPEAKER_01: We're trying.
- 1:52SPEAKER_01: Thank you.
- 1:52SPEAKER_01: Thank you.
- 1:53SPEAKER_00: But how are you doing?
- 1:53SPEAKER_00: How you doing in general?
- 1:55SPEAKER_01: I'm doing very well.
- 1:56SPEAKER_01: Um, 2025 has been a great year.
- 1:59SPEAKER_01: Um, we we extended into new markets, um, into the US finally.
- 2:04SPEAKER_01: That's been the dream.
- 2:05SPEAKER_01: Okay.
- 2:06SPEAKER_01: Um, did a few property tours in New York, Ohio, sold some properties in Miami.
- 2:12SPEAKER_01: And so 2025 has been has been great.
- 2:14SPEAKER_01: It's been a good year.
- 2:15SPEAKER_01: Yeah, it has been great.
- 2:16SPEAKER_00: So you will you give me that loan before they call you?
- 2:20SPEAKER_01: I think that we would have a conversation, and at the end of the conversation, you'd ultimately um come to the place where you you might not need anybody to make the money because I am an evidence of starting real estate with zero capital.
- 2:33SPEAKER_01: I love that.
- 2:34SPEAKER_01: And and that's what I I teach.
- 2:36SPEAKER_01: I had a masterclass in 2021 and I taught that for free.
- 2:40SPEAKER_01: Um but the the surprising thing is nobody who attended the event has come back to me to tell me that they've done it before, um, and they've used the principles I taught, and this is the results, and that's why I've decided not to hold a masterclass again.
- 2:55SPEAKER_01: Because yeah, I feel like after that one, somebody should have worked that maybe they are using it, you know.
- 3:01SPEAKER_01: But uh I would be you know ultimately grateful if one person can come back and say, I learned the principle, applied it, these are the results.
- 3:09SPEAKER_01: Yeah, I see a lot of them in the market now, but you know, the African and Ghanaian thing, they can't attribute their.
- 3:14SPEAKER_00: Teach me, meow, I'll come and give you appreciation.
- 3:17SPEAKER_01: You you what else you want to learn about?
- 3:20SPEAKER_01: What else do you want to learn?
- 3:22SPEAKER_01: What else do you want to learn, bro?
- 3:23SPEAKER_00: Elon Musk is still making money.
- 3:25SPEAKER_00: So it's true.
- 3:26SPEAKER_00: That's true.
- 3:27SPEAKER_00: New markets.
- 3:28SPEAKER_00: New markets, yeah.
- 3:29SPEAKER_00: But you know, real estate is one thing that every rich person, every billionaire always talks about the fact that real estate will make you so much money and turn over the money that you've already made.
- 3:40SPEAKER_00: So I want you to walk me into the world of real estate.
- 3:44SPEAKER_00: Imagine I'm a dumb person who doesn't know anything about real estate.
- 3:49SPEAKER_01: Okay, so the the ultimate one would be like, what's this real estate?
- 3:53SPEAKER_01: Um, so real estate is simply the land and any permanent structure or resource that's is on that particular land.
- 4:00SPEAKER_02: Okay.
- 4:00SPEAKER_01: So the four types of real estate you have residential, commercial, industrial, and the land.
- 4:06SPEAKER_02: Okay.
- 4:06SPEAKER_01: Now, a lot more, you hear people talk about residential, especially in our part of the world in Africa.
- 4:11SPEAKER_01: A lot of people do residential investments.
- 4:14SPEAKER_01: By then, they buy a house, an apartment, uh be it a detached or semi-detached home, a gated community.
- 4:21SPEAKER_01: But it's commercial real estate, the office spaces.
- 4:23SPEAKER_01: So you go to one epoch square, um, you go to some other parts of Ghana, you see those nice skyscrapers, office, those are commercial.
- 4:31SPEAKER_01: Then there's the industrial, the warehouses, all of that, the moss, they come under that, and then the land.
- 4:37SPEAKER_02: Yeah.
- 4:37SPEAKER_01: Um, now you've heard a lot of people talk about joint ventures.
- 4:40SPEAKER_01: Um, like the family owns a land, they want a real estate developer to come in and then to help them.
- 4:46SPEAKER_01: So even just with the land, and and that's the most important commodity in the whole real estate company.
- 4:53SPEAKER_01: Yeah.
- 4:53SPEAKER_01: Because where are you going to put the property if there's no land?
- 4:56SPEAKER_01: So land is very, very essential.
- 4:58SPEAKER_01: Um, in our part of the world, now people have started getting into land banking.
- 5:03SPEAKER_01: You know, people buy, they go to maybe today, Oyarifa, Pram Pram, Dawenia, Akusei, Akosumo, and they buy 50 acres, 100 acres, and they hold on to it.
- 5:12SPEAKER_01: Okay.
- 5:13SPEAKER_01: They wait for it to appreciate in time, and then after that, they begin to sell.
- 5:17SPEAKER_01: So today they can buy that land for 70,000.
- 5:19SPEAKER_01: In the next year or two, it grows capital growth, and then they sell.
- 5:24SPEAKER_01: And that's why there's the craze of real estate because real estate, you don't even need a refined product to start making the money.
- 5:32SPEAKER_01: You can just have the land, and that land over time becomes an asset that has grown in capital and you can start making money from it.
- 5:41SPEAKER_01: Um, you can just buy an asset, sit in the US, sit in London, sit in Paris, and it begins to make passive income for you.
- 5:48SPEAKER_01: Again, it's a physical asset.
- 5:50SPEAKER_01: So if you say you have stocks now, and I say, pull up the stocks, you're going to take your computer.
- 5:54SPEAKER_01: Yeah.
- 5:55SPEAKER_01: What if it's off?
- 5:56SPEAKER_01: What if somebody steals their computer?
- 5:57SPEAKER_00: You remember like when the internet went went down?
- 5:59SPEAKER_00: Anyone with stocks could be crazy.
- 6:02SPEAKER_01: I have amazing friends who are in the forex market, crypto guys.
- 6:06SPEAKER_01: Yeah, I love them.
- 6:07SPEAKER_01: But I I tell them like a keyword.
- 6:09SPEAKER_01: I said, Musicani and pharmaceutical, it means like it's ever like it's in the air.
- 6:13SPEAKER_01: You know, we've had situations where they've arrested like a crypto millionaire or billionaire, they just closed their platform and people went poor.
- 6:20SPEAKER_01: Yeah.
- 6:21SPEAKER_01: But when I tell you I've bought you an asset and it's sited in airport residential, it has an address.
- 6:26SPEAKER_01: So even without my presence, I can send Richie, go to Patrice Lumumba, number 32, Airport Residential.
- 6:33SPEAKER_01: And when you drive there, it's a physical asset seated there and it's there for you.
- 6:38SPEAKER_01: Yeah.
- 6:38SPEAKER_01: So you see people today, they've inherited properties from generations long ago, and they're still making money from it.
- 6:44SPEAKER_01: Yeah.
- 6:45SPEAKER_01: They've done joint ventures, or they've used that property as a security against a bank loan, and it's still seated for them.
- 6:51SPEAKER_01: So there are a lot of ways that by just investing in one property, you have different means of making money and also having that comfort.
- 7:01SPEAKER_01: And that's why everybody or every rich person you hear, they talk about all their portfolios, and you always hear real estate in there.
- 7:08SPEAKER_00: Okay, okay.
- 7:09SPEAKER_00: That's a very nice summary of real estate.
- 7:12SPEAKER_00: So now I'm understanding it clearly that one, there are four types of real estate.
- 7:16SPEAKER_00: So you said industrial, commercial, residential, and land.
- 7:20SPEAKER_00: Land.
- 7:20SPEAKER_00: And you've also clearly laid out one of the biggest benefits is the appreciation, especially when you concentrate on land, yeah, which means that even without having to put in the effort of building and chasing after your asset is just going to appreciate on its own.
- 7:35SPEAKER_00: Okay.
- 7:36SPEAKER_00: Now I want to go to what you started with.
- 7:39SPEAKER_00: Because somebody is here watching right now, and by now he's getting bored because he's thinking uh this episode is for the rich people who have money to buy these things.
- 7:52SPEAKER_00: How can you start real estate and become wealthy without having any money?
- 7:58SPEAKER_01: Now, you see, um, I I laugh this question every time, and like I said earlier, I'm an I'm an embodiment of that process because this is a young guy, um, completed tertiary school, and all I wanted to be was before tertiary, I wanted to be a forensic engineer.
- 8:16SPEAKER_02: Okay.
- 8:17SPEAKER_01: Um, during the my tertiary days, I did I studied civil engineering, but I still loved media.
- 8:22SPEAKER_01: Like all the campus events, I was the MC, both circular Christian.
- 8:28SPEAKER_01: Um, so I really wanted to be before the camera every time.
- 8:31SPEAKER_01: I had the opportunity, I did life FM, I had a show on Sundays.
- 8:35SPEAKER_01: Um, but then again, there was that space in my heart because one day after a show, I sat in a trotsky and a woman said, Ah, yeah, Ranterna, you know the TV so I should not chart from Mamin to Mamin to your fair and manner.
- 8:52SPEAKER_01: For my international people, there was a woman in the public transport who decided to pay for me because she had just watched me um on TV and thought like that's a show presenter.
- 9:01SPEAKER_01: I should have my car and escalate or range over or something, and then fame without riches.
- 9:06SPEAKER_01: Fame without riches.
- 9:07SPEAKER_01: So that day I got back home.
- 9:09SPEAKER_01: I said, I need to do something.
- 9:11SPEAKER_01: Luckily for me, one of the biggest real estate companies in Ghana, their HR worked up into office.
- 9:17SPEAKER_01: So it was national service.
- 9:18SPEAKER_01: Doing national service, and the same time I was working on on radio, and he said they needed some estate offices in their in their company.
- 9:26SPEAKER_01: So I decided to apply, got the job, and then the law for real estate started.
- 9:30SPEAKER_02: Okay.
- 9:31SPEAKER_01: Now, just eight, nine months into the company, I realized that real estate, you can actually do it if you've built a personal brand for yourself.
- 9:40SPEAKER_01: Our part of the world, and not just our part, in the world currently, people decide to work with people because of who they are.
- 9:47SPEAKER_01: So I decided to work with Lynx because of Richie and the name he's built and brand he's built for himself.
- 9:53SPEAKER_01: I decided to be on this podcast because of who the host is.
- 9:56SPEAKER_01: So I clear up my table and decide to be here.
- 9:58SPEAKER_01: So once I realized that, because I started seeing my CEO, other marketing people, and it was so easy for them to sell properties because when these guys with the money walked into the office and they saw who he was, they were happy and excited to invest with him.
- 10:14SPEAKER_01: So I realized that personal branding is very, very essential in the sales and marketing process.
- 10:21SPEAKER_01: And that's what I capitalized on.
- 10:22SPEAKER_01: And that's what a lot of the youth today have, but they don't know how to turn that into something that brings them money.
- 10:29SPEAKER_01: So that's my point number one.
- 10:31SPEAKER_01: If you want to do real estate with no or little capital, but you can afford an iPhone 12, 14, 16, 17, then the pictures you're taking, instead of just taking pictures of your face, your nice Sunday clothes, convert that into talking about something.
- 10:50SPEAKER_01: Now there's AI, so it's easier to research, understand what real estate is about.
- 10:54SPEAKER_01: Go to a property, talk to the security person, you want to know the owner of that property.
- 10:59SPEAKER_01: Um, once you get the owner of that property, you tell them you want to take pictures, put on your social media platforms, because we can all testify to the fact that we've posted about 100, 200 pictures, and all we get is likes.
- 11:12SPEAKER_01: So use social media as a way of getting to people because the big question has always been how do I get people to trust me?
- 11:19SPEAKER_01: How do I get people to know I buy something?
- 11:21SPEAKER_01: When I started, no one knew me.
- 11:23SPEAKER_01: Because where I come from, I didn't grow up in a car.
- 11:25SPEAKER_01: So it was a new market for me.
- 11:27SPEAKER_01: It was new people, but I said, because I'm new, I need to do an extra to get the attention to myself.
- 11:33SPEAKER_01: That's why I fuse the media and the knowledge and real estate together.
- 11:37SPEAKER_01: So that's how you start.
- 11:39SPEAKER_01: Um, you start with social media, personal branding, and once you get it right and you start talking more to people, then they start trusting you.
- 11:47SPEAKER_01: And you start with your close relations.
- 11:49SPEAKER_01: So family, friends should be your go-to.
- 11:52SPEAKER_01: If you don't have any family or friends, they can repost the video for you.
- 11:55SPEAKER_01: They can post the flyer on their status.
- 11:57SPEAKER_01: So a lot of people, like before we started the conversation, we're talking about how making money.
- 12:01SPEAKER_01: A lot of people want a very kind of like complicated, structured, and mysterious way of making money.
- 12:10SPEAKER_01: But it's the simple things that people are doing, and they are just making sure that they are multiplying that in different and diverse ways for them to be very visible.
- 12:19SPEAKER_01: Because today it takes a second for somebody to scroll.
- 12:21SPEAKER_01: So, why would the person want to continue to look at you?
- 12:24SPEAKER_01: That's why when I started off, I went to a car garage.
- 12:27SPEAKER_01: I told them, Hey guys, I don't have money.
- 12:29SPEAKER_01: You're trying to sell cars, I'm trying to sell houses.
- 12:31SPEAKER_01: It's luxury against luxury.
- 12:33SPEAKER_01: Let me fuse the two together.
- 12:34SPEAKER_01: Give me your cars.
- 12:35SPEAKER_01: I drive in there, and so before the people see the house, they see the cars first.
- 12:39SPEAKER_01: Because a lot of people feel I can easily buy a car than a house.
- 12:42SPEAKER_01: Yeah, they see that as an asset they can get.
- 12:44SPEAKER_01: So you see me pull up in a nice range of I come down.
- 12:47SPEAKER_01: At the time, I didn't even own a car like that, but I realized that there's visibility.
- 12:51SPEAKER_01: But now you do now, obviously.
- 12:53SPEAKER_01: Right then, now obviously, you know, and that that's one of the things I always say as a Christian to I tell people to always have their faiths up.
- 13:02SPEAKER_01: Yeah, like you need to fade it up.
- 13:04SPEAKER_01: People say fake it till you make it.
- 13:05SPEAKER_01: I say fate it.
- 13:06SPEAKER_01: You need to have a lot of faith, believe in yourself, because if Rich is going to give me$100,000,$1 million to invest in property for them, then they need to look at me and say, I feel I can trust this guy.
- 13:18SPEAKER_01: And that's how I got a lot of my clients from Instagram to my YouTube channel.
- 13:22SPEAKER_01: People watched me and said, there was one guy who called me and said, I've watched episode one to ten, and in all the episodes, you wear different kaftans.
- 13:31SPEAKER_01: And when I came to Ghana, I bought kaftan for like a thousand, two thousand five.
- 13:34SPEAKER_01: If you can buy kaftan for every of one of your shoots times five, I think I can trust you with$200,000.
- 13:41SPEAKER_01: I like that.
- 13:41SPEAKER_01: Something as simple as that.
- 13:43SPEAKER_01: You know, so it's not a complicated formula, you don't have to overthink it.
- 13:47SPEAKER_01: And the beautiful thing about life is that it gives you the opportunity to grow.
- 13:51SPEAKER_01: So if you look at COD's process today and you want to be like me without knowing how the journey started, then that's where the mistake will be.
- 14:00SPEAKER_01: You need to start little with what you have currently in your hand, and then we spark it from there.
- 14:05SPEAKER_00: That is the key.
- 14:05SPEAKER_01: Yeah.
- 14:06SPEAKER_00: And most people don't want to start little.
- 14:10SPEAKER_00: No, no.
- 14:11SPEAKER_00: Most people hear real estate, they don't want to start as an agent, they don't want to start by convincing people, they want to start by owning four apartments, you know, one in Airport Hill, one here.
- 14:25SPEAKER_00: Yeah.
- 14:25SPEAKER_00: But every journey starts with a single step.
- 14:28SPEAKER_00: Exactly.
- 14:28SPEAKER_00: I know it's one of the most cliche sayings, but it's true.
- 14:31SPEAKER_01: That's the truth.
- 14:32SPEAKER_01: Yeah.
- 14:32SPEAKER_01: That's the truth.
- 14:33SPEAKER_00: Every expert started out as an amateur.
- 14:36SPEAKER_00: Yes.
- 14:36SPEAKER_00: I love how you mentioned your journey because, as I can see, you started at a real estate company, which is a sort of mentorship.
- 14:45SPEAKER_01: Exactly.
- 14:46SPEAKER_00: Because you understand how the business works.
- 14:48SPEAKER_01: Exactly.
- 14:49SPEAKER_00: And then you went from building your personal brand, which didn't require as much money as it would have taken to just go straight into buying and flipping houses and everything.
- 14:59SPEAKER_00: Then you sort of became like an agent.
- 15:01SPEAKER_01: Yeah.
- 15:02SPEAKER_00: Just agent pro max.
- 15:04SPEAKER_01: Exactly.
- 15:04SPEAKER_01: I just took it to the next level.
- 15:07SPEAKER_01: Thank you.
- 15:07SPEAKER_01: That's all.
- 15:08SPEAKER_00: Became trustworthy.
- 15:09SPEAKER_00: Then you use that to raise your capital and then move to owning your own assets.
- 15:14SPEAKER_00: And now you use the same strategy that you started with and multiply it.
- 15:18SPEAKER_01: That's all.
- 15:19SPEAKER_01: That's how I did.
- 15:20SPEAKER_01: That's how I did.
- 15:21SPEAKER_01: Now I tell you, I built a personal brand so strong that when my first deal came, I had not registered a company and it was an international firm.
- 15:28SPEAKER_01: And I was on the Zoom meeting with this guy, and I was very confident.
- 15:31SPEAKER_01: That's one of the things we need to develop.
- 15:34SPEAKER_01: We need to be confident in ourselves.
- 15:36SPEAKER_01: You can't sell anything or any product without confidence.
- 15:39SPEAKER_01: I was on the Zoom telling that it's an international company.
- 15:42SPEAKER_01: They wanted an office space, 625 square meters, got them a space in Jollu.
- 15:47SPEAKER_01: And the brand I had built and the confidence was so much so that when they realized I didn't have the company, they still find that they found a way to pay me my commission.
- 15:57SPEAKER_01: Because the HR was so impressed that a young guy could have that mental capacity, that tenacity to even speak to board of directors on international.
- 16:07SPEAKER_01: From that day it clicked, and I knew this journey, whether it's going to work or not, I'm going to give them my all.
- 16:13SPEAKER_01: Because if this person who is a Nigerian and you know their perspective when it comes to these things, can spot something in me, I'm not stopping here.
- 16:21SPEAKER_00: But I think you have the confidence or you had the confidence because you were already taking action.
- 16:27SPEAKER_00: You know, I think that's one thing most people take for granted.
- 16:31SPEAKER_00: They are looking to become confident to act.
- 16:34SPEAKER_00: They don't understand that when you take the action, you need to be in the process, the confidence will come.
- 16:38SPEAKER_01: Because good in its natural state would never look as beautiful as that jewelry you saw somebody wearing.
- 16:46SPEAKER_01: Exactly.
- 16:46SPEAKER_01: It was refined, went through the fire, and then the beauty came out.
- 16:50SPEAKER_01: You need to start and you need to open yourself up for people to critique your work and to speak to you and say, Hey, I think this one you need to do some corrections here.
- 17:01SPEAKER_01: Oh, I think this is amazing.
- 17:02SPEAKER_01: I think you can adapt this to it.
- 17:04SPEAKER_01: You know, because I had people come to me and say, Ah, it's getting too much of a lifestyle.
- 17:08SPEAKER_01: So start talking to the people because a lot of people will confuse you.
- 17:11SPEAKER_01: You know, in our parts of the world, you young guy, Range Rover, driving to a house, flashy.
- 17:16SPEAKER_01: People would say, Who are you?
- 17:17SPEAKER_01: Where are you coming from?
- 17:19SPEAKER_01: So I had to put that on the side.
- 17:21SPEAKER_01: Like I didn't allow that part for a while.
- 17:23SPEAKER_01: And then I came to the knowledge where I put a camera on me and I start talking to people about real estate, why they should invest in Africa, why they should invest here, why when I go to Dubai, I sell them the future.
- 17:34SPEAKER_01: When I go to Miami, I sell them lifestyle.
- 17:37SPEAKER_01: When I'm in Ghana, I sell them cultural heritage.
- 17:39SPEAKER_01: Then people begin to know, oh, this guy is really knowledgeable in what he's saying.
- 17:44SPEAKER_01: So that is just his marketing style.
- 17:46SPEAKER_01: So you you need to open up and let people also advise you.
- 17:50SPEAKER_01: And they can only do that if you start and they see what you're doing.
- 17:53SPEAKER_01: Then they chip in a word or two for you, and it's easy to carry on from there.
- 17:57SPEAKER_01: Yeah.
- 17:58SPEAKER_00: Awesome.
- 17:59SPEAKER_00: Now let's go into the money making.
- 18:01SPEAKER_00: How do I make money?
- 18:03SPEAKER_00: Like I know you've you've explained the process, but now let's break it down.
- 18:07SPEAKER_00: Let's look at real estate.
- 18:09SPEAKER_00: Let's take being an agent.
- 18:10SPEAKER_00: On the regular, what percentage does an agent take in any real estate building?
- 18:14SPEAKER_01: Okay, so now before the real estate council, they formed the real estate council now.
- 18:19SPEAKER_01: Um, they are licensing agents and also real estate companies that are just brokerage services.
- 18:26SPEAKER_01: Um, before then, you could do between three to five percent, again, depending on the brand you've built and your input of work you've done.
- 18:33SPEAKER_01: Imagine you're doing a 3% on a$300,000 property.
- 18:36SPEAKER_01: You didn't buy the blocks, you didn't buy the cement, you you literally didn't buy anything.
- 18:40SPEAKER_01: All you did was to get your smartphone, take pictures, take a video, do a 30 seconds reel, and somebody calls you from the diaspora locally.
- 18:48SPEAKER_01: I want to buy that property.
- 18:50SPEAKER_01: Yeah, you take the person there, they sign a contract, and you get a commission off it.
- 18:54SPEAKER_01: How beautiful is this! And I tell a lot of people a lot of people are trying to go into the development, like you said, the ownership part, yeah, because of the pride accomplishment, yeah, me where estate, Mrs.
- 19:04SPEAKER_01: C are dying.
- 19:05SPEAKER_01: But the beauty is when you've not really contributed and you can make commissions, and you can make unlimited commissions.
- 19:11SPEAKER_01: That's why, no matter how much I've gone into development, the brokerage, I will never stop.
- 19:16SPEAKER_01: Yeah, I've just taken it to other parts of the country, like I sell Cape Town, I sell Nairobi, I sell Rwanda, I sell in Miami.
- 19:23SPEAKER_01: Because all you need to do is to network correctly, be in the right spaces, get people to see you and know what you do, and they'll come for you.
- 19:32SPEAKER_01: And you you you just it's the guy in the middle.
- 19:35SPEAKER_01: You're a middleman, you bring the buyer, the seller is here, and they come together.
- 19:40SPEAKER_01: One of the things you should know, people say, Ah, but people who build can sell their own property, never.
- 19:45SPEAKER_02: They don't even have the time.
- 19:46SPEAKER_01: There's a different skill, they don't have the time.
- 19:49SPEAKER_01: The buyer who has$300,000 and making$300,000 has a lot going on in their mind.
- 19:54SPEAKER_01: If you can be the trusted guy, like now, I don't do a lot of arts and videos like I used to do, because I could have one, two, three clients and they they they are with me throughout my journey.
- 20:05SPEAKER_01: They refer me, they buy from me, they bring their family.
- 20:08SPEAKER_01: So once you do the deal and you do it right, it speaks for itself.
- 20:12SPEAKER_01: So I tell people the entry point you want to do real estate, you don't have the money, is to start from the brokerage and the agency part.
- 20:20SPEAKER_01: Be a realtor, be an agent.
- 20:22SPEAKER_01: Because all it takes for you is to get the right property, do a beautiful video or talk about it well, and you get the buyer, it comes in, you start making commissions of it.
- 20:33SPEAKER_01: You started with an iPhone 12, you make your commission.
- 20:36SPEAKER_01: That's where the problem is.
- 20:37SPEAKER_01: When people start making money, they forgot about the seed that took them there.
- 20:42SPEAKER_01: So if it was a good picture or a good video that brought that one client, then it tells you you need to take some portions of the money, you take your tighter part, and then you buy a new camera and you start from there.
- 20:53SPEAKER_01: If you go to my YouTube, I started without drones.
- 20:55SPEAKER_01: There was no drone shot, it was phone.
- 20:57SPEAKER_01: But today we fly drones, even in locations where people say they can't fly.
- 21:01SPEAKER_01: I've a license from aviation, I can fly my drones there.
- 21:05SPEAKER_01: So you need to grow.
- 21:06SPEAKER_02: Yeah.
- 21:07SPEAKER_01: And you need to always make sure that the business that is holding you up there, you don't ignore it and start to chill.
- 21:13SPEAKER_01: Yeah.
- 21:14SPEAKER_01: You know, oh, I've seen COD driving this car, I've seen him live in this way, I've seen him at this party.
- 21:18SPEAKER_01: So I want to also do that.
- 21:20SPEAKER_01: No, you shoot yourself in the foot because you need to reinvest in the business so much so that when you get to a certain place, the business now starts to pay you back more and more.
- 21:30SPEAKER_01: Yeah.
- 21:30SPEAKER_01: But in the beginning stage, a lot of people want to take out the fruits of their labor so quickly.
- 21:35SPEAKER_01: And that's that's where the problem is.
- 21:37SPEAKER_01: So agency brokerage, it's it's easy.
- 21:41SPEAKER_01: And people say, uh, I don't have anybody in my family who has$200,000, but you have a friend who is looking for an accommodation because I started from rental.
- 21:50SPEAKER_01: Okay, so not necessarily coming to sales, there's always a start point, and it's the little drops of water when you have you help somebody.
- 21:58SPEAKER_01: Yeah, I told you I closed.
- 22:00SPEAKER_01: Deal with an international firm, and then I didn't have a company.
- 22:03SPEAKER_01: You know, I got them because I did an Airbnb rental for a Nigerian lady who didn't even want to pay me my commission.
- 22:09SPEAKER_01: After a month, she came back and gave me that deal.
- 22:12SPEAKER_01: Interesting.
- 22:12SPEAKER_01: You know, so from a rental converted into a bigger rental, and from there they brought their staff.
- 22:18SPEAKER_01: Some of them decided to buy properties.
- 22:20SPEAKER_01: So one deal, and you see how the branches just came out of it.
- 22:23SPEAKER_02: Yeah.
- 22:23SPEAKER_01: That's it.
- 22:24SPEAKER_02: Interesting.
- 22:25SPEAKER_01: Yeah.
- 22:25SPEAKER_01: So the entry point I would advise if you really want to get into real estate without the money, then get into it from that brokerage point.
- 22:35SPEAKER_01: And segment, if you if you stay in a chimota, stop with uh with a chimota because you don't have the money.
- 22:41SPEAKER_01: And and every youth, every person you talk to, I don't have the money.
- 22:46SPEAKER_01: I can't take an Uber to Is Lagon Hills or East Lagon or Canton.
- 22:49SPEAKER_01: I'm even scared.
- 22:50SPEAKER_01: I I'm not dressing properly.
- 22:52SPEAKER_01: But if you can sell value, you can go to church, right?
- 22:56SPEAKER_01: You can go out with your friends and eat.
- 22:57SPEAKER_01: How you dress and you're acceptable in that restaurant, approach a security man the same way.
- 23:02SPEAKER_01: And don't go and sell yourself.
- 23:04SPEAKER_01: You know, a lot of people don't know how to market and sell.
- 23:07SPEAKER_02: True.
- 23:07SPEAKER_01: They go to the property, please.
- 23:09SPEAKER_01: I I um I beg you, I want to take a picture.
- 23:12SPEAKER_01: No, nobody will allow you.
- 23:15SPEAKER_01: Yeah, when I come to your property, I already tell you that hey, in this neighborhood, I've sold five properties.
- 23:22SPEAKER_01: I have a long list of people who are really interested to buy.
- 23:25SPEAKER_01: They're looking between 200 to$500,000.
- 23:29SPEAKER_01: Um, I could have taken this deal to any other person, but I've decided to bring this deal to you.
- 23:35SPEAKER_01: And my buyers don't have the time to come to this property because they've seen a lot of options, invested in a lot of places.
- 23:43SPEAKER_01: And so I just want to take a beautiful video and picture, if you would allow me, so I could share with them.
- 23:49SPEAKER_01: Who wouldn't allow you?
- 23:51SPEAKER_01: Because you've told them you already have a waiting list.
- 23:54SPEAKER_01: So they are quick.
- 23:54SPEAKER_01: They'll even call the cleaning company.
- 23:56SPEAKER_01: Please clear up the place, let them take a video.
- 23:59SPEAKER_01: At the time when I started using languages like this, I had nothing, I had no one.
- 24:02SPEAKER_01: But I knew that if you don't sell value and people don't see value, you'll never be given the opportunity to do anything.
- 24:09SPEAKER_01: So don't go there and look like you're begging for an opportunity or look like somebody who you just want to get satisfied.
- 24:15SPEAKER_01: No, no, even if you have nothing in your pocket, to get certain clientele and certain people to be part of your journey, you need to position yourself very differently.
- 24:26SPEAKER_00: Interesting.
- 24:27SPEAKER_01: Yeah, very, very differently.
- 24:28SPEAKER_00: So from how you're speaking, it looks like the agency and the brokerage is much better than to try the ownership route.
- 24:36SPEAKER_01: No, the ownership is very important, but from where I came from, and for people, like if we're being realistic in Ghana now, how many people can raise$50,000?
- 24:47SPEAKER_00: Plus, I've also heard a lot of people who went into real estate through the ownership route complain about the fact that they lost your money.
- 24:55SPEAKER_01: Exactly.
- 24:56SPEAKER_00: And the returns aren't what they promised.
- 24:59SPEAKER_01: Yes.
- 24:59SPEAKER_01: So I I don't know, maybe they'll come for me, but I need to tell people the truth.
- 25:04SPEAKER_01: Now, a lot of the properties that are being sold in Ghana, once you purchase, if you're not lucky, you're in negative equity already.
- 25:11SPEAKER_01: Because the property is supposed to grow over time, but they do they build a property and they tell you a two-bedroom, duplex, something$250,000.
- 25:21SPEAKER_01: Yeah.
- 25:21SPEAKER_01: And you buy that property.
- 25:23SPEAKER_01: Now you want rent or income.
- 25:25SPEAKER_01: You put that property on the market for$3,500 a month and you realize nobody's coming.
- 25:30SPEAKER_01: Yeah.
- 25:30SPEAKER_01: So you you take it down to$2,000.
- 25:33SPEAKER_01: You get maybe one or two tenants for two months or a quarter, and the place gets empty.
- 25:37SPEAKER_04: Yeah.
- 25:38SPEAKER_01: Because of the price point and expectation that they gave you, and people tell you, oh, it's 12% ROI over eight years.
- 25:44SPEAKER_01: I know, right?
- 25:44SPEAKER_01: And even you ask them to do the calculations and they don't even understand it.
- 25:47SPEAKER_01: Yeah.
- 25:48SPEAKER_01: So that's that's where we come in.
- 25:50SPEAKER_01: And that's why I tell people don't be greedy.
- 25:52SPEAKER_01: A lot of people who are investors and trying to invest, outside, they consult, they get a property consultant, they get a good realtor or broker to run them through the vicinity where they're buying, the neighborhood, the history of that neighborhood, why this property is a good price point, how they can make the money.
- 26:10SPEAKER_01: They don't have such conversations.
- 26:11SPEAKER_01: They get to the airport, see billboards, call the numbers, and they go and buy property.
- 26:16SPEAKER_02: Yeah.
- 26:16SPEAKER_01: That's not how you buy property out there.
- 26:18SPEAKER_01: So why are you buying it here like that?
- 26:20SPEAKER_01: So I have come across a lot of people who've been disappointed because they've bought property, it is empty, and they don't know what to do with it.
- 26:27SPEAKER_01: And somebody makes$150,000 from a good deal, takes everything, and buys a property and thin that tomorrow they're going to be rich.
- 26:37SPEAKER_01: There's no form of partnership here, there's no crowdfunding.
- 26:41SPEAKER_01: We don't even trust funds.
- 26:43SPEAKER_01: There are ways, you know.
- 26:44SPEAKER_01: That's why I love other people to explore other markets.
- 26:47SPEAKER_01: And that's what's helped me that opportunity to explore other markets.
- 26:52SPEAKER_01: Um, because from there I've learned a lot that I can do 50-50 with Richie, and then we can get our passive income.
- 26:58SPEAKER_01: So if the property is$100,000, maybe a studio in airport, you can do$50,000.
- 27:03SPEAKER_01: I do$50,000.
- 27:05SPEAKER_01: If we both did a deal and we had$150,000, we only committed$50,000 each.
- 27:10SPEAKER_01: And so we share in the losses.
- 27:13SPEAKER_01: Over time, one can buy one out, or we can use that as a security against the loan, buy a bigger loath, and then once we're getting passive income from there or rental income from there, we can pay some to the loan and keep some as savings.
- 27:26SPEAKER_01: But a lot of people like ownership.
- 27:28SPEAKER_01: So a young man makes money, buys a land in Kaswa, he maybe he makes$50,000 or goes for a loan of 800,000 CDs, buys a land in Kaswa or Boucher or somewhere, and quickly wants to own a house.
- 27:40SPEAKER_01: But that's not it.
- 27:41SPEAKER_01: If that's the only capital you have, and it's a certain business that brought you that capital, please pay attention to the seed, the business that brought you the money.
- 27:51SPEAKER_00: I'm so glad we're having this conversation because a lot of people, I think, they misunderstand real estate, and a lot of people misunderstand ownership of property.
- 28:00SPEAKER_00: Yes.
- 28:01SPEAKER_00: You know, I personally say that anyone who wants to enter real estate who isn't already wealthy, come in as an agent or progress, like your mention.
- 28:10SPEAKER_01: Property management.
- 28:11SPEAKER_01: There's a lot of ways to you come in as a digital marketer, the world has evolved.
- 28:15SPEAKER_01: You're good with the cameras, you you can come in from that angle.
- 28:19SPEAKER_01: Exactly.
- 28:19SPEAKER_01: But for property development, you would see a block factor and get angry, or you see seven shops.
- 28:26SPEAKER_01: No, it will break you.
- 28:27SPEAKER_01: Yeah, it will break you.
- 28:28SPEAKER_01: Even ownership, just not you even doing the development, but trying to buy and hold over time and say, Oh, I'll make my money in five years.
- 28:36SPEAKER_01: Because that's you'll be very disappointed.
- 28:37SPEAKER_00: Let's do the math.
- 28:38SPEAKER_00: Let me pull up my calculator right now.
- 28:40SPEAKER_00: Let's do the math right in front of people.
- 28:42SPEAKER_00: Where's my calculator?
- 28:44SPEAKER_01: It's it's very interesting.
- 28:46SPEAKER_01: Once you do the math, no.
- 28:49SPEAKER_00: Okay.
- 28:50SPEAKER_00: So you mentioned, for instance, that you buy a house for$250,000, right?
- 28:56SPEAKER_00: And let's say they promise you that you can make$3,000.
- 29:00SPEAKER_00: $3,000 a month.
- 29:02SPEAKER_00: Okay.
- 29:02SPEAKER_00: Yeah.
- 29:02SPEAKER_00: So$3,000 a month into a year is$3,600.
- 29:08SPEAKER_00: Okay.
- 29:09SPEAKER_00: So if you divide$250,000 by$36,000, that is seven years.
- 29:17SPEAKER_01: Seven years, yeah.
- 29:18SPEAKER_01: That's how they do the ROI until you eight or twelve years, you make your money and profit back.
- 29:22SPEAKER_00: Okay.
- 29:22SPEAKER_00: Now let's come to the real the reality on the ground.
- 29:25SPEAKER_00: There's no way you're getting three thousand dollars.
- 29:27SPEAKER_00: No, it's not going to happen.
- 29:29SPEAKER_00: It's not going to happen.
- 29:30SPEAKER_00: A two fifty thousand dollar house, best case scenario, a thousand five.
- 29:35SPEAKER_01: A thousand five, yeah.
- 29:36SPEAKER_01: Okay.
- 29:37SPEAKER_00: So let's try that again.
- 29:38SPEAKER_00: So 1,005 by the 12 comes to 18,000.
- 29:42SPEAKER_00: 18.
- 29:42SPEAKER_00: Okay.
- 29:42SPEAKER_00: Divided by 250.
- 29:44SPEAKER_00: 250,000 divided by 18,000 gives you 13.8.
- 29:50SPEAKER_00: So let's say 14,500.
- 29:51SPEAKER_01: 14 years.
- 29:52SPEAKER_01: And within that 14, there's wear and tear.
- 29:54SPEAKER_01: The property will need maintenance, and so you're going to subtract money and all that.
- 29:59SPEAKER_01: But you even without that, okay, it's going to take you 14 years.
- 30:03SPEAKER_00: Now let me do a different calculation.
- 30:05SPEAKER_00: So I'm pulling up my investment calculator here.
- 30:08SPEAKER_01: Yeah.
- 30:08SPEAKER_00: Right?
- 30:09SPEAKER_00: So if you take your investment calculator and you take that$250,000.
- 30:15SPEAKER_01: Yeah.
- 30:16SPEAKER_00: And how long was it?
- 30:18SPEAKER_00: 14 years.
- 30:18SPEAKER_01: 14 years.
- 30:20SPEAKER_00: And let's say you decide to be very safe.
- 30:24SPEAKER_00: Very safe.
- 30:25SPEAKER_00: You put it in SP stock.
- 30:27SPEAKER_00: S P 500.
- 30:28SPEAKER_00: Yeah.
- 30:29SPEAKER_00: Index stock.
- 30:29SPEAKER_00: Very safe.
- 30:31SPEAKER_00: So SP 500 over the past 30 years or so has been around 11% annually.
- 30:37SPEAKER_00: So if you do 11% annually with no additional contribution, then you calculate after those 14 years, you now have 1 million dollars.
- 30:51SPEAKER_00: So from your from your history in real estate, will a$250,000 house appreciate to$1 million in 14 years?
- 31:02SPEAKER_01: So there's an angle where you can pick it from.
- 31:05SPEAKER_01: But realistic with rental income and the consistency of rental income, then you know that you're not making that$1 million anytime soon.
- 31:14SPEAKER_01: But there's a way you can flip and make sure you make more than$1 million.
- 31:19SPEAKER_01: So you have an asset of$250,000.
- 31:23SPEAKER_01: Now you're getting a rental income.
- 31:25SPEAKER_01: Say the the money is yours.
- 31:26SPEAKER_01: You didn't go for any loan, you've made down money.
- 31:29SPEAKER_01: So you you have an asset$250,000, you're getting rental income, not stable, but because you have an asset of$250,000, now you can loan against that to multiply the number of assets you own over time.
- 31:44SPEAKER_01: So we're on a road to a million.
- 31:47SPEAKER_00: That's great.
- 31:47SPEAKER_00: But the problem here is so you have two fifty thousand dollar assets, right?
- 31:52SPEAKER_00: Now per the rules of collateral, when you are taking a loan on that, you can't do more than 50%.
- 31:59SPEAKER_00: Yeah.
- 32:00SPEAKER_00: Which means you're getting$125,000.
- 32:02SPEAKER_00: From there.
- 32:03SPEAKER_00: Yeah.
- 32:03SPEAKER_00: So now if you get$125,000 and you buy a$120,000,000 house, your rent on that is going to be like$700.
- 32:11SPEAKER_01: That's why you don't buy a house anymore.
- 32:13SPEAKER_01: You buy you buy a serviced apartment.
- 32:15SPEAKER_00: Okay.
- 32:16SPEAKER_01: So you buy a studio because that's that's the mistake a lot of people are doing.
- 32:20SPEAKER_01: So I get people they say, oh, we we in the diaspora, but we want a place where when we come with the kids, we can stay.
- 32:25SPEAKER_01: And so they go to a breeze or Yarify and buy 250.
- 32:28SPEAKER_00: Still, even if you buy a studio apartment and everything, still the revenue you are making from the rent is not enough to service the loan.
- 32:36SPEAKER_00: Unfortunately.
- 32:37SPEAKER_01: If you do it well, you can.
- 32:39SPEAKER_00: Unless the loan is over a period of like 20 years.
- 32:41SPEAKER_00: Okay, which in Ghana you know It's very difficult because the interest rate that's going to be on it is very high.
- 32:48SPEAKER_00: Yes.
- 32:48SPEAKER_00: So the one thing I learned about real estate, you see, my my godfather, Imam Hijan, was into real estate.
- 32:53SPEAKER_00: And the one thing he taught me about real estate is real estate is for people who actually want to lock up their money.
- 33:01SPEAKER_01: The capital.
- 33:01SPEAKER_00: Yes, because I have so much money, I have money sitting there that I'm not using for anything.
- 33:09SPEAKER_00: I want to lock it up in landed assets so that it becomes security.
- 33:13SPEAKER_00: And anytime I needed to start something, maybe I'm not using it for real estate again.
- 33:19SPEAKER_00: Maybe like his primary business was he was a videographer, he does adverts and everything.
- 33:23SPEAKER_00: Maybe he wants to buy some equipment that he's going to use.
- 33:26SPEAKER_00: He can take a loan against it, buy the equipment, use that equipment to make the money back and pay back the loan.
- 33:32SPEAKER_00: He still owns the house.
- 33:34SPEAKER_00: So it's more of a game for the wealthy who are trying to secure their finances by converting it into physical assets.
- 33:43SPEAKER_00: Exactly.
- 33:45SPEAKER_01: So there are ways I tell a lot of people.
- 33:48SPEAKER_01: So for example, I have a group of friends.
- 33:51SPEAKER_01: What they do is that once they announce an off-plan project, because always the starting and entry point prices are different.
- 33:56SPEAKER_02: Yeah.
- 33:57SPEAKER_01: So they don't even wait for properties to be um to get rental income from it.
- 34:01SPEAKER_01: What they do is that they go at the entry level, they say, hey, oh ye men of little faith, you want the project to be done before you buy.
- 34:07SPEAKER_01: They buy a 60,000.
- 34:09SPEAKER_01: Um, so for example, there was a property in Airport Residential, entry point was$66,000.
- 34:14SPEAKER_01: Okay.
- 34:14SPEAKER_01: So they bought the studios.
- 34:15SPEAKER_01: They bought about 10 of them and they held on.
- 34:18SPEAKER_01: It took four years for that to be done.
- 34:21SPEAKER_01: At the finishing state now, they are handing over that project now.
- 34:24SPEAKER_01: They're selling the studios for 120, 130.
- 34:28SPEAKER_01: They've been lucky to sell eight already.
- 34:30SPEAKER_01: So, you know, without rental income, they've already made their money.
- 34:35SPEAKER_01: That's why I'm saying have the conversation with the real people.
- 34:38SPEAKER_01: Yeah.
- 34:39SPEAKER_01: Or else it will it would it will just slap you in the face and you'd be like, oh, where's the money?
- 34:43SPEAKER_01: And what's happening around me now?
- 34:45SPEAKER_00: And when you're talking about these kinds of monies, so that's why I always say, see, I talk about the fact that real estate, yeah, buying houses, property, and all that, the same rules that you apply to your normal life should apply to this as well.
- 34:59SPEAKER_03: Yes.
- 34:59SPEAKER_00: The same way that if I can't buy this tablet or I can't buy my phone three times, that's my rule.
- 35:05SPEAKER_00: If I can't buy it three times, I won't buy it.
- 35:08SPEAKER_00: That's the same way.
- 35:09SPEAKER_00: If I'm going to buy a house and I can't buy it three times, I'll look at it properly.
- 35:14SPEAKER_01: A lot of people don't even think about the maintenance.
- 35:16SPEAKER_01: Yeah.
- 35:16SPEAKER_01: And that's what I'm saying.
- 35:17SPEAKER_01: So when I started, I said I had a group of friends, they bought 10.
- 35:20SPEAKER_01: You'll be surprised, those people are not millionaires that we see out there.
- 35:23SPEAKER_01: Yeah.
- 35:24SPEAKER_01: But maybe six thousand contributed and partnered.
- 35:27SPEAKER_01: And that's what in our part of the world, people don't do.
- 35:29SPEAKER_01: Because the question is it's good to own assets, it's it's good to invest in real estate.
- 35:34SPEAKER_01: But I always advise that that should not be your last resort, and that should not be your ultimate if you've not gotten to a certain height in wealth and assets building.
- 35:44SPEAKER_00: Because if you told me right now, the ten of us, let's contribute six thousand dollars and buy it's easier for you to do than sixty thousand dollars.
- 35:53SPEAKER_00: I I watched this video of um this group of boys who are in some country and they're all driving the same luxury car.
- 36:01SPEAKER_00: And they asked them how they did it, and they said it was very simple.
- 36:04SPEAKER_00: They put their money together and they bought one.
- 36:07SPEAKER_00: So they are like six boys.
- 36:08SPEAKER_00: They put their money together and they bought one, and then now all of them started taking tens and driving that one.
- 36:12SPEAKER_00: They'll use it to get bigger business deals and everything, then they buy another one.
- 36:16SPEAKER_00: And they'll buy another one.
- 36:17SPEAKER_01: I have my I have my friends in Miami, and that's what they do.
- 36:19SPEAKER_01: Exactly.
- 36:19SPEAKER_01: So they they have a Roseroy School in, and they have a Tesla Cybertrack, and they are eight guys, and they are all realtors, and they do the big videos, everybody's seeing them taking over the market.
- 36:30SPEAKER_01: Yeah, and now they own assets, they loan the company, you know how it works out there.
- 36:35SPEAKER_01: So they have their company, they loan, they clear off their taxes just because they go for this cars, and so for luxury cars and all.
- 36:42SPEAKER_01: I I think people should have the right conversations.
- 36:44SPEAKER_01: Yes, have a certain time.
- 36:45SPEAKER_01: There's an agent, there's a broker, and there's a property consultant.
- 36:51SPEAKER_01: Yeah, and that's where some of us are seated because for me, I have data across different markets.
- 36:56SPEAKER_01: And so when I sit with you, I can tell you that with the data I have sent previously and where the market is headed, this location is where we should invest in.
- 37:06SPEAKER_01: We should map it out.
- 37:07SPEAKER_01: Here we shouldn't invest over$100,000 because we are going to lock up the capital.
- 37:11SPEAKER_01: Yeah, and I am always taking into consideration the clients I'm dealing with.
- 37:16SPEAKER_01: If I met a billionaire, millionaire, they they, like you said, your mentor told you, they just want their money to be somewhere.
- 37:22SPEAKER_01: They don't want all the money to be in the bank, they want some security there.
- 37:25SPEAKER_01: You know, you had Kennedy Japan said he owes 100 and something properties.
- 37:29SPEAKER_01: One time when he was broke, he just decided to sell 15 of them, and it was okay.
- 37:33SPEAKER_01: So they but there are people who are coming up.
- 37:35SPEAKER_01: And in today's world, I deal with most of those people, the middle class, the entry-level, the corporate guys.
- 37:41SPEAKER_01: I tell them, don't put all in there.
- 37:43SPEAKER_01: If your bank or your corporation is giving you a loan up front of$200,000, please, I will be excited to guide you, make my commission, and make my money.
- 37:54SPEAKER_01: But for tomorrow and for the business I'm building that I want it to go beyond generations, I advise you, please, let's not let's not do this kind of investment.
- 38:02SPEAKER_01: Yeah, this$200,000.
- 38:04SPEAKER_01: I can help you guide you through another business.
- 38:07SPEAKER_01: Let this go into the property because that's you won't, you won't, you know how we feel the pride, the accomplishment.
- 38:12SPEAKER_01: Oh, I have a home.
- 38:14SPEAKER_01: I'll help you on that side, but don't let all the money go into real estate because I have seen so many people, had so many stories, so many regrets, and today I I they can't help themselves.
- 38:27SPEAKER_01: So there's a way to do it with your little capital, there's a way to do it with that uh when you have large capital, and even you have people that you guide through through um investment processes.
- 38:38SPEAKER_01: Yeah, yeah.
- 38:39SPEAKER_00: I think I think that's the secret, that's the trick.
- 38:41SPEAKER_00: Yeah, everybody wants to jump in as a big boy, but there's no rush.
- 38:45SPEAKER_00: No, you can jump in the right way and grow to eventually become that big boy.
- 38:51SPEAKER_00: Yes.
- 38:51SPEAKER_00: When it's time, you see, real estate, I do believe that it is the ultimate business for the wealthy.
- 38:58SPEAKER_02: True.
- 38:59SPEAKER_00: So you need to become wealthy.
- 39:01SPEAKER_00: So even if you are in the real estate industry, you need to find other positions to become playing, yeah.
- 39:08SPEAKER_00: Exactly.
- 39:08SPEAKER_00: Yeah, especially when you become, when you reach that level, then you can play that game.
- 39:13SPEAKER_00: Because one thing I love about real estate is unlike most businesses where it's high risk, because if you invest in a business and it doesn't go well, it's done, it's done.
- 39:24SPEAKER_00: Yeah, but with real estate, if you invest, if you buy a house and you are not able to sell it, you're not able to rent it out, it's still there.
- 39:32SPEAKER_00: The assets are still there.
- 39:33SPEAKER_01: The assets are there.
- 39:34SPEAKER_00: So when you are wealthy and you don't need that money which is locked up there, you are still secure.
- 39:40SPEAKER_00: And like if you go and open a tomato farm and you cultivate.
- 39:44SPEAKER_01: One day all the beds coming, and then yeah, maybe you are not there, the guy spray a different fertilizer.
- 39:50SPEAKER_01: You see, yeah, and the whole thing is gone.
- 39:52SPEAKER_00: Yeah, like somebody was telling me about their pig farm.
- 39:54SPEAKER_00: They started pig farming, and then um flying flu came and all his pigs, all investment.
- 40:01SPEAKER_01: I'm developing a property for a client who's into poultry farm, and she bought about 50,000 beds.
- 40:07SPEAKER_01: And when they got to the airport, she went there and they opened the cargo, gone.
- 40:13SPEAKER_01: So we're on break with the project has been held.
- 40:16SPEAKER_04: What do you do?
- 40:19SPEAKER_01: It's gone.
- 40:20SPEAKER_01: Like literally, I saw this person who's a doctor, and she cried.
- 40:23SPEAKER_01: The husband cried like a man.
- 40:27SPEAKER_01: Yeah, yeah, yeah.
- 40:28SPEAKER_01: And so I I tell people every time, I'm not going to push you into the whole real estate um um thing, but it will help you ultimately to have.
- 40:38SPEAKER_01: I've seen people who worst case scenario, like today's world, you hear people go to court, have a legal issue, and they say bring a landed property.
- 40:46SPEAKER_02: Yeah.
- 40:47SPEAKER_01: So the security you need it, that component you need it.
- 40:50SPEAKER_01: But at an entry level, like you said, if you can buy this asset three times, think about the way to approach it.
- 40:56SPEAKER_01: Yeah, and that that perception of ownership needs to be reoriented.
- 41:01SPEAKER_02: Yeah.
- 41:02SPEAKER_01: You can own how long can you maintain?
- 41:05SPEAKER_01: So you can buy a four-bedroom house, East Lagon Hills, East Lagon, Laborney, Cantonment.
- 41:10SPEAKER_01: Over time, you're supposed to pay for security, supposed to pay for property taxes coming in there, you're paying for other services, cleaning your pool.
- 41:18SPEAKER_00: Yeah.
- 41:19SPEAKER_00: Painting.
- 41:20SPEAKER_01: And so you go to your friends' house these days, and you see the pool has no water in there.
- 41:24SPEAKER_01: You ask them what's happening, they're like, ah guy, like this pool, I'm tired.
- 41:28SPEAKER_01: I pay every time we swim like once every quarter.
- 41:30SPEAKER_01: Yeah, we don't even, I don't even sometimes remember I have a pool in my house.
- 41:35SPEAKER_01: So then you realize that.
- 41:37SPEAKER_01: So what motivated you to buy that property with a swimming pool?
- 41:40SPEAKER_01: Yeah.
- 41:41SPEAKER_01: Because people come and when you say this property is without a swimming pool, you're like, no, I want the pool.
- 41:46SPEAKER_01: Yeah.
- 41:46SPEAKER_01: And after a week, it's not.
- 41:48SPEAKER_00: So when I meet people, you know, most people don't know that to maintain a pool, you need a pool guy who will clean twice a week.
- 41:55SPEAKER_01: Yes.
- 41:56SPEAKER_00: Twice a week, just so you guys know.
- 41:58SPEAKER_00: Twice a week.
- 41:59SPEAKER_00: Whether you are swimming or not swimming, it might be that a week.
- 42:02SPEAKER_00: Yeah, you will buy chemicals.
- 42:05SPEAKER_01: That's the part where it kills most of the clients.
- 42:08SPEAKER_01: Like they don't understand why they keep buying the chemicals.
- 42:10SPEAKER_01: I'm like, but he's cleaning the pool.
- 42:13SPEAKER_01: This is clothing, but you can't do anything.
- 42:17SPEAKER_00: It's six months.
- 42:17SPEAKER_01: Whether you're swimming, not swimming, we need to maintain the pool.
- 42:20SPEAKER_01: We need to maintain it.
- 42:21SPEAKER_01: So a lot of people, when I meet them, I I listen initially, then I begin to see, oh, this one wants to show off.
- 42:29SPEAKER_01: Yeah, let me let me bring it down and project the future for them, for them to understand that hey, you're making a decision today, but it's going to stay with you forever.
- 42:38SPEAKER_01: Yeah.
- 42:38SPEAKER_01: It's a fixed asset, it's going to be there, and there are other things we need to do to make sure this property in 10 years still looks the way you bought it.
- 42:47SPEAKER_01: So there's routine maintenance for the AC, routine maintenance for painting, exterior, interior.
- 42:53SPEAKER_01: Once you start saying, They're like, oh, okay, so all this, I never thought about it.
- 42:57SPEAKER_01: I thought when I own.
- 42:58SPEAKER_01: And sometimes you're talking to people who've made millions.
- 43:01SPEAKER_01: Yeah.
- 43:01SPEAKER_01: And you you you you you ask yourself, so didn't they know they were going to do all this?
- 43:06SPEAKER_00: Because they've not been exposed to that knowledge.
- 43:08SPEAKER_01: They've not been exposed to the knowledge.
- 43:09SPEAKER_01: Yeah.
- 43:10SPEAKER_01: And that's one thing I want to advise the youth of today about.
- 43:13SPEAKER_01: You see, the simple things that you think everybody should know, and you're keeping and holding it onto yourself.
- 43:18SPEAKER_01: If you start talking about those things, you never know, but you've created a niche for yourself.
- 43:23SPEAKER_01: And people come to you and listen to you.
- 43:25SPEAKER_01: So if you know how to even take off a lens in a camera, you can start doing content just about that.
- 43:30SPEAKER_01: Yeah.
- 43:31SPEAKER_01: Different cameras, and how to just fix the lens, and you'll be surprised the people that come to you.
- 43:36SPEAKER_01: Yeah.
- 43:36SPEAKER_01: Because that those are the simple things I was doing.
- 43:38SPEAKER_01: I I just approached property differently.
- 43:41SPEAKER_01: I spoke about the beauty of the property, and other people have picked up from there, doing home tours and all that.
- 43:48SPEAKER_01: But before, people felt like, ah, if they want to buy the property, why would somebody trust you by watching you on the screen and send you money to buy?
- 43:56SPEAKER_01: So once once you have any skill, you have knowledge in any area.
- 44:00SPEAKER_01: You need to have that conversation.
- 44:02SPEAKER_01: Content creation today is so simple.
- 44:04SPEAKER_01: And once you start from there, TikTok, Instagram, people are going to comment from their comments, you generate conversation and you become a master in that particular area.
- 44:13SPEAKER_02: Yeah.
- 44:13SPEAKER_01: And visibility, like I've said, personal branding, it should be part of you every single time.
- 44:19SPEAKER_01: Because people tell me, ah, COD, I don't know anybody in Cape Town, I don't know anybody in Lagos, in Nairobi.
- 44:24SPEAKER_01: How am I going to get to know people when I go there?
- 44:26SPEAKER_01: But you remember when you asked me for my profile before we got here, I just sent you my social media.
- 44:31SPEAKER_01: Yeah, and that's easy to find out.
- 44:32SPEAKER_01: And that's what I do everywhere I go in the world.
- 44:34SPEAKER_01: Yeah.
- 44:34SPEAKER_01: So I go, I get to the airport, I just Google top realtors in Kenya, top developers, and I go to their office and I just give them my YouTube, ask them to play it on the screen.
- 44:44SPEAKER_01: Would you love me to do something like this for your company?
- 44:46SPEAKER_01: They're like, yes, let's go.
- 44:49SPEAKER_01: It's because of how I have decided to fine-tune my mindset.
- 44:54SPEAKER_01: And it should be something everybody should do.
- 44:56SPEAKER_01: Because when you see something you love and you want to get it, and the person you want to get it from or you want to be like tells you that all it takes is a little bit of confidence, a little bit of faith, and take that baby steps.
- 45:08SPEAKER_01: Please, that's it.
- 45:09SPEAKER_01: There's nothing more to it.
- 45:11SPEAKER_01: There's nothing more to it.
- 45:12SPEAKER_01: You just need to start from there.
- 45:14SPEAKER_01: And then from there, I started doing home tours for free.
- 45:18SPEAKER_01: Now people pay me to come and talk in their homes.
- 45:21SPEAKER_01: I even decide this is not my standard.
- 45:23SPEAKER_01: I'm not going.
- 45:24SPEAKER_01: I'm traveling tomorrow, and a company is paid everything to a place where I never thought about Mauritius.
- 45:30SPEAKER_01: And I'm like, when who knows me in Mauritius?
- 45:33SPEAKER_01: Social media.
- 45:36SPEAKER_00: I think we're we're in the era of personal branding.
- 45:38SPEAKER_00: It's that's it.
- 45:39SPEAKER_00: And people need to understand that because people have gone from trusting the corporate brand to trusting a face.
- 45:46SPEAKER_01: The face.
- 45:47SPEAKER_00: Yeah.
- 45:47SPEAKER_01: It's the face.
- 45:48SPEAKER_01: Nobody cares about um COD realty, property, COD construction.
- 45:53SPEAKER_01: Is oh Christian Tinder.
- 45:54SPEAKER_01: Oh, I know the guy.
- 45:55SPEAKER_01: I met him here.
- 45:56SPEAKER_01: He did this for me.
- 45:57SPEAKER_01: And so, oh, work with him.
- 45:58SPEAKER_02: Yeah.
- 45:59SPEAKER_01: So any other product that comes from me, it's easier for people to trust.
- 46:04SPEAKER_01: So it's an essential tool that everybody should have.
- 46:08SPEAKER_01: That personal brand.
- 46:10SPEAKER_01: They should also know you for one thing.
- 46:12SPEAKER_01: And then from there, you can begin to diversify.
- 46:14SPEAKER_01: People don't find their foot in one area and they go to the next area quickly.
- 46:18SPEAKER_01: Yeah.
- 46:19SPEAKER_00: No.
- 46:19SPEAKER_00: They don't finish like cementing their foot.
- 46:21SPEAKER_01: You need to cement in a certain space.
- 46:23SPEAKER_01: Yeah.
- 46:23SPEAKER_01: Like you can't talk about entertainment Ghana without Richie Mensa.
- 46:27SPEAKER_01: Like you dare not.
- 46:28SPEAKER_01: How would you do it?
- 46:30SPEAKER_01: Do you understand it?
- 46:31SPEAKER_01: And so today, if Richie says he's doing real estate, oh, the guy who produced that guy is building this.
- 46:36SPEAKER_01: Oh, I think I can trust him.
- 46:37SPEAKER_01: Look at what he did with this young talent.
- 46:40SPEAKER_01: Because he's built himself in one area.
- 46:43SPEAKER_01: So that's how I get to meet people.
- 46:45SPEAKER_01: Sometimes I go into meetings, oil and gas, petroleum, I have no knowledge.
- 46:49SPEAKER_01: But because of what you've achieved.
- 46:52SPEAKER_01: In a certain industry, they just feel like a second contribution, a sentence, a phrase from me can take them to the next level or can help and encourage the staff to also move in that direction they're looking for.
- 47:04SPEAKER_01: So I tell people hold on to that industry, build the name for yourself in that particular space, then begin to diversify from there.
- 47:12SPEAKER_01: It's easier for people to trust you.
- 47:13SPEAKER_01: Nice.
- 47:14SPEAKER_01: I like that.
- 47:14SPEAKER_00: Yeah, you're actually very knowledgeable.
- 47:17SPEAKER_01: Thank you.
- 47:17SPEAKER_00: You know, I was watching your videos and I was learning a lot, but even talking to you in person is giving more and more insights.
- 47:24SPEAKER_00: Thank you.
- 47:24SPEAKER_00: How do we get everyone who wants to start something or jump into a space to also look for as much knowledge as you have?
- 47:31SPEAKER_00: I think aside the personal branding, aside your successes, I think your search for knowledge is what has given you an edge.
- 47:42SPEAKER_00: But most people jump into things, like even as we're talking about the buying of houses and everything, most people jump into things without searching for knowledge.
- 47:52SPEAKER_01: Exactly.
- 47:53SPEAKER_00: What can you say to let them understand the importance?
- 47:55SPEAKER_01: So I I tell people every time out there, when I decide to sell a property in Ghana to somebody in the diaspora, do you know, funny enough, I don't sell the property, I sell Ghana.
- 48:07SPEAKER_02: Yes.
- 48:08SPEAKER_01: So if you read white about a thing, you might not even necessarily because every time you try to sell something to somebody, they are always, you know, there's this resistance.
- 48:18SPEAKER_01: Hey, yeah.
- 48:19SPEAKER_01: Or Bejimisika, hey, he wants to, but no.
- 48:22SPEAKER_01: So I start with a very simple conversation about tourism, how beautiful Ghana is.
- 48:27SPEAKER_01: Imagine having a home right there in the mountains in Ebori and that two-hour drive to Adana from Accra and the beauty, the cultural heritage coming to Cape Coast, you go through the slave trade, you understood what your forefathers went through.
- 48:43SPEAKER_01: So that's why knowledge is so important.
- 48:46SPEAKER_01: Because if you don't even know that there's a castle in Cape Coast or in Osu, or you don't even know the stories about Ebris, how do you sell your country before you sell the product to people?
- 48:59SPEAKER_01: So anything that you really want to do, you need to find a way to have knowledge in that industry.
- 49:05SPEAKER_01: And I tell you, I take the whole thing, I get so tired that every single day before I sleep, I do a research on a thing.
- 49:12SPEAKER_01: So, like I just go here, I looked at you to see.
- 49:15SPEAKER_01: I told you I I've watched your videos so much, and I was wondering how many cameras were here.
- 49:20SPEAKER_01: And so it's it stuck with me.
- 49:22SPEAKER_01: And something as simple as that.
- 49:24SPEAKER_01: I was in a conversation in um Ohio, Cincinnati, with one of my clients, and I was just talking about cameras and podcasts, and the guy was just looking at me like that.
- 49:32SPEAKER_01: And I asked him, What's the problem?
- 49:34SPEAKER_01: He's like, So, what topic am I going to bring that you don't have a knowledge about?
- 49:38SPEAKER_00: There shouldn't be one.
- 49:40SPEAKER_00: And if if I talk to you today and I have no knowledge on this topic, it gives me the I need to go and research.
- 49:46SPEAKER_01: That's that's it.
- 49:47SPEAKER_01: That's why I always research a thing because I'm always talking to people, yeah, and they'll always bring up something I don't know.
- 49:52SPEAKER_01: And I'll be like, oh, okay, nice.
- 49:54SPEAKER_01: And I've done deals where I had no knowledge about I told the guy I can do it, and I went to read about that.
- 50:01SPEAKER_01: Yeah, and the next time you meet me, you think I studied that whole thing.
- 50:05SPEAKER_01: Because I did civil engineering, there's no marketing and sales in me.
- 50:09SPEAKER_01: I didn't do uh marketing degree, I don't have that as a civil engineer, but I sell than most of the people who've done charted marketing or whatever, they have done to themselves because it needs to be.
- 50:23SPEAKER_00: No, media.
- 50:23SPEAKER_00: Look at how you're able to shoot amazing content and put it out.
- 50:26SPEAKER_01: Content put when you see me directing my guys on my angles, why we should do a wide lens.
- 50:32SPEAKER_01: I want that particular lens.
- 50:34SPEAKER_01: They're like, How do you know?
- 50:36SPEAKER_01: And it's a simple research I did.
- 50:38SPEAKER_01: Yeah, and I tell people anything you want to do, you want to do a podcast.
- 50:41SPEAKER_01: Look for the best three people who are doing podcasts in Ghana right now.
- 50:44SPEAKER_00: 100%.
- 50:45SPEAKER_01: You look A, B, C, D.
- 50:47SPEAKER_01: Okay, this person, he he he speaks, he's upfront in his conversation.
- 50:52SPEAKER_01: Okay, me, I want to be relaxed.
- 50:53SPEAKER_01: Oh, that guy always is like that.
- 50:55SPEAKER_01: Oh, that guy always wants to take people into their history.
- 50:57SPEAKER_01: This one is more political and business focused.
- 51:00SPEAKER_01: Okay, should I just do a relaxed one?
- 51:02SPEAKER_01: Maybe we don't need to sit on this couch.
- 51:04SPEAKER_01: Let's sit on the floor, cross our leg.
- 51:06SPEAKER_01: Maybe everybody comes out.
- 51:07SPEAKER_01: That's a nice idea.
- 51:09SPEAKER_00: Maybe I should just start sitting on the floor.
- 51:12SPEAKER_01: Maybe we should do some old school, then you create from there.
- 51:15SPEAKER_01: So I tell people they watch my content when I started it, especially five years ago.
- 51:19SPEAKER_01: A lot of people were like, Hey, you're the best.
- 51:21SPEAKER_01: And funny enough, one of the people I was learning from, she texted me from Nigeria and said, I'm motivated by your content.
- 51:28SPEAKER_01: Interesting.
- 51:28SPEAKER_01: I learned from her.
- 51:29SPEAKER_01: Yeah, she was part of the people, but I got three people who were doing what I was looking to do, yeah, and I refined it and I added my touch.
- 51:37SPEAKER_01: Yeah, and funny enough, most of them have become my friends today.
- 51:41SPEAKER_01: And I tell the youth, don't go looking for mentors because they'll use you, they'll they'll end up using you, but you create a spotlight on you, they'll come for you.
- 51:51SPEAKER_01: Every single thing.
- 51:53SPEAKER_00: There always needs to be a value exchange.
- 51:55SPEAKER_00: So if you are not given enough value, you'll be used.
- 51:58SPEAKER_01: Yeah, and you'll be put in that space.
- 52:00SPEAKER_01: Yeah, so I I have never approached the mentor, never.
- 52:02SPEAKER_01: They they approach me.
- 52:04SPEAKER_01: And it's not a thing of pride, but it's because once you are able to sell them value, you want to do property development, that the developer is somebody you want to get close to.
- 52:13SPEAKER_01: Try and sell something for them, try and take a client to them.
- 52:16SPEAKER_01: From there, they're going to mentor you in that property development space, but they're also getting the value of you bringing them clients who are buying their property.
- 52:24SPEAKER_01: So when you call for a meeting, oh daddy, can I come home?
- 52:27SPEAKER_01: Oh, mentor, can I see you for an hour, dinner, or lunch?
- 52:30SPEAKER_01: They want to make that time for you.
- 52:31SPEAKER_01: Yeah, but if you're not doing anything for them, all they'll do is like pick an Okada and go and get me for a while.
- 52:37SPEAKER_01: Yeah, go ahead and buy this, go and do that.
- 52:39SPEAKER_01: So knowledge is very, very essential.
- 52:42SPEAKER_01: You need to make the time for yourself.
- 52:44SPEAKER_01: You can stay on Instagram and Facebook for two hours, six hours.
- 52:48SPEAKER_01: Today's iPhones and Samsung and other phones would tell you the number of hours you've spent on your screen, and you'll be always like, Oh, I was on the phone for six hours.
- 52:57SPEAKER_01: I didn't even realize.
- 52:58SPEAKER_01: But if you could just take 30 minutes every time to get a bit of knowledge, a bit of knowledge.
- 53:03SPEAKER_01: Because who is asking for CVs in today's world?
- 53:05SPEAKER_01: Nobody they see what you can do, and that's it.
- 53:08SPEAKER_00: We asked for the CV.
- 53:09SPEAKER_00: Oh, let me let me let you guys know.
- 53:11SPEAKER_00: We don't read the CVs.
- 53:12SPEAKER_00: No, we don't.
- 53:13SPEAKER_00: We leave the CVs for our HR to read.
- 53:15SPEAKER_01: To look through and say, okay, it's education.
- 53:18SPEAKER_01: But when you sit right next in front of the content you give out, what you've done so far, I can refine you.
- 53:25SPEAKER_01: Because I remember when I got my first job, I went there with some haircut.
- 53:29SPEAKER_01: I didn't like to tack in because I'm a big guy.
- 53:32SPEAKER_01: You tack in and you look some.
- 53:33SPEAKER_01: But when I got in, they they said hey, get out of this office.
- 53:36SPEAKER_01: Then I remember the CFO saying that, oh, everybody they they interviewed 10 people.
- 53:40SPEAKER_01: He said, Everybody who has come before this guy, we've not felt them.
- 53:43SPEAKER_01: If it's a thing about grooming, we can help him.
- 53:46SPEAKER_01: Let's listen to the content he has.
- 53:48SPEAKER_01: And I got a job out of 10.
- 53:50SPEAKER_01: You know, so sometimes people are so concerned and they block themselves with their educational space.
- 53:57SPEAKER_01: Oh, as for me, I studied purchasing and supply, I studied marketing, so I'm looking for a job in marketing.
- 54:03SPEAKER_01: Yeah, but today that marketing has transformed into digital marketing.
- 54:07SPEAKER_01: What are you doing on LinkedIn?
- 54:09SPEAKER_01: Have you been able to write some things and put on LinkedIn?
- 54:13SPEAKER_01: What are you doing on your Instagram with that marketing background you have?
- 54:16SPEAKER_01: Your mother has a small provision shop.
- 54:18SPEAKER_01: How have you been able to market a shop?
- 54:21SPEAKER_01: And market it.
- 54:22SPEAKER_00: For you to tell me you want to sell a house.
- 54:24SPEAKER_00: So many people are looking for jobs.
- 54:27SPEAKER_00: Yeah, so many people are looking to start businesses and they are ignoring their parents.
- 54:31SPEAKER_01: It's all around them.
- 54:33SPEAKER_00: Like your your mom and your dad opened a provision shop and use that provision shop to pay for your education.
- 54:41SPEAKER_00: Now you've gone to study marketing or you've gone to study, you know, business consultancy, blah, blah, blah.
- 54:47SPEAKER_00: Have you ever considered that?
- 54:48SPEAKER_00: What if I can help my mom skill this thing on a different level?
- 54:53SPEAKER_01: There was a lady who approached me.
- 54:55SPEAKER_01: She needs her fees to be paid.
- 54:57SPEAKER_01: I paid it for her, and then the parents came to say thank you to me.
- 55:01SPEAKER_01: I said, fine.
- 55:01SPEAKER_01: Then I asked the dad what he dies a carpenter.
- 55:04SPEAKER_01: I asked the mom, said she trades petty stuff.
- 55:07SPEAKER_01: And I told the girl, your dad is a carpenter.
- 55:09SPEAKER_01: You are more time-middler.
- 55:11SPEAKER_01: It's like how dad just has a small shop, nothing.
- 55:14SPEAKER_01: I said, Okay, small shop, nothing.
- 55:16SPEAKER_01: Daddy, can you do a bed?
- 55:18SPEAKER_01: Can you do stuff with laminated woods, MDFs, and all that?
- 55:23SPEAKER_01: Can you do a kitchen?
- 55:24SPEAKER_01: Say yes, but it's not refined.
- 55:25SPEAKER_01: I said, No, that it's a starting point.
- 55:27SPEAKER_01: Yeah, if somebody's charging 20,000 for a job, somebody can pay 5,000.
- 55:31SPEAKER_01: So your finishing will go for the 5,000.
- 55:33SPEAKER_01: You know what you're going to do?
- 55:34SPEAKER_01: I'm going to get your phone and start posting on your Snapchat or your WhatsApp and everything.
- 55:38SPEAKER_01: Tell people you do woodwork, you do interior decoration, and you can do beds that today she's doing so well.
- 55:45SPEAKER_01: So well.
- 55:46SPEAKER_01: And she's like, how didn't I see it?
- 55:48SPEAKER_01: And I and I tell people it's so simple, but it's the reason why a lot of people are where they are today.
- 55:54SPEAKER_01: They are looking for a certain formula, they're looking for a complicated way of making it happen.
- 55:59SPEAKER_00: The simple things were simple.
- 56:01SPEAKER_00: And I always say success, wealth, all these things are very simple.
- 56:07SPEAKER_00: Very simple.
- 56:08SPEAKER_00: But they are not easy.
- 56:09SPEAKER_01: Yeah.
- 56:10SPEAKER_00: But it's not complicated.
- 56:11SPEAKER_00: No.
- 56:12SPEAKER_00: There's no big idea, there's no big strategy.
- 56:16SPEAKER_00: It's very simple.
- 56:17SPEAKER_01: And you know the big thing?
- 56:18SPEAKER_01: People are scared to fail.
- 56:20SPEAKER_00: Yes.
- 56:20SPEAKER_00: But failure is the best thing in the world.
- 56:23SPEAKER_01: Failure tells you that the approach was wrong.
- 56:25SPEAKER_01: Thank you.
- 56:26SPEAKER_00: So let's redefine it.
- 56:28SPEAKER_01: Failure is what tells you that ah, from that pain, yeah.
- 56:31SPEAKER_01: Let's build it again.
- 56:33SPEAKER_00: Failure is redirection.
- 56:34SPEAKER_01: It's redirection.
- 56:35SPEAKER_00: Simple.
- 56:36SPEAKER_00: You went left, you failed.
- 56:37SPEAKER_00: Okay, turn right.
- 56:38SPEAKER_01: Let's take right.
- 56:39SPEAKER_01: What did I do wrong?
- 56:40SPEAKER_01: Go back to the drawing board, repurpose the same thing and bring it out again.
- 56:45SPEAKER_01: It will work like magic.
- 56:46SPEAKER_00: And that's one reason I like to take decisions very quickly.
- 56:49SPEAKER_00: Because if I take a decision, it's either I fail and learn from it, or I get it right and grow.
- 56:57SPEAKER_00: Either way.
- 56:57SPEAKER_01: Yeah, and people will be excited, like why is he so quick to take the decision?
- 57:01SPEAKER_01: It's always working.
- 57:02SPEAKER_01: Yeah.
- 57:03SPEAKER_01: Because you know, because you've done that over time, it gets to a time when you can never get it wrong.
- 57:07SPEAKER_01: Yeah.
- 57:07SPEAKER_01: Every time you decide it will work.
- 57:08SPEAKER_00: Because I've gotten better at even taking those decisions now.
- 57:11SPEAKER_01: You've trained yourself over time.
- 57:13SPEAKER_01: That's that's it.
- 57:14SPEAKER_01: And a lot of people don't get it.
- 57:16SPEAKER_01: But I I think from these conversations that you're having on the podcast, people will begin to like see things differently.
- 57:23SPEAKER_01: Because I am of the mindset, like every time I'm trying to redefine the mindset of people, more than teaching them the business.
- 57:31SPEAKER_00: Yes, because when they have the right mindsets, they will be able to do it.
- 57:34SPEAKER_01: You see the business in anything.
- 57:36SPEAKER_01: Yeah, you see that you see the spots.
- 57:38SPEAKER_01: When you get into a space, you can tell, ah, that's a business right there.
- 57:42SPEAKER_01: Oh, that's an opportunity.
- 57:43SPEAKER_01: Oh, this one I can become an intern here to just get a foot in the room.
- 57:47SPEAKER_01: Because I go into the room of an estate officer, I was changing bobs and sockets for people, yeah, and I got the knowledge.
- 57:53SPEAKER_01: I built a clientele from there.
- 57:55SPEAKER_01: There are clients who I met in that company that I'm still working with today.
- 57:59SPEAKER_00: That's why a winner keeps winning and a loser keeps losing.
- 58:03SPEAKER_00: Yeah.
- 58:03SPEAKER_00: Because when you have the winner's mindset, it doesn't matter where you are, you will keep making the right moves over time.
- 58:10SPEAKER_00: Yeah.
- 58:11SPEAKER_00: You'll win.
- 58:12SPEAKER_01: I've I've I've worked in different parts of the world, and because of my eyes and my mind, it's always working.
- 58:18SPEAKER_01: Yeah.
- 58:18SPEAKER_01: I can people are like, are you from Ghana?
- 58:21SPEAKER_01: To just go in the UK or in the US.
- 58:23SPEAKER_01: I'm like, no.
- 58:24SPEAKER_01: Ghana boy.
- 58:25SPEAKER_01: I'm a local guy, full time.
- 58:27SPEAKER_02: Yeah.
- 58:27SPEAKER_01: If you hear any bit of accent in my voice, it's movies, or maybe it's um, yeah, yeah.
- 58:33SPEAKER_01: I'm I'm local.
- 58:34SPEAKER_01: I'm not an acra boy.
- 58:36SPEAKER_01: I grew up somewhere maniacrobo.
- 58:38SPEAKER_01: Nice one.
- 58:38SPEAKER_01: It's Eastern region back there.
- 58:40SPEAKER_01: I didn't go to the bookets, I didn't go to the Accra car, I didn't go to any of those schools.
- 58:45SPEAKER_01: Those I should have been excited to, it would have been a privilege to be in the preserve boy or something.
- 58:51SPEAKER_01: I never went for maths and science quiz.
- 58:53SPEAKER_01: Yeah.
- 58:53SPEAKER_01: But today I I roll with those people, and I have some of them working for me.
- 58:59SPEAKER_01: Um, it's because I chose to think differently.
- 59:02SPEAKER_01: Yeah, and that's why the mind is always something I want people to look at.
- 59:06SPEAKER_01: Redefine that.
- 59:07SPEAKER_01: Don't let your background put your back on the ground.
- 59:09SPEAKER_01: Because you're coming from a poor background, you just put your back on the ground and cry and cry, cry no save you.
- 59:14SPEAKER_01: Sell value, position yourself rightly and give yourself time.
- 59:18SPEAKER_01: Yeah, it didn't happen overnight.
- 59:20SPEAKER_01: Nobody did that.
- 59:21SPEAKER_01: Anyone who tells you that there's a quick fix solution and there's a get rich, that's come.
- 59:28SPEAKER_00: But if you want to build something that is over get rich in three weeks, lose 80 pounds in.
- 59:34SPEAKER_00: And you know how people invest in those things.
- 59:36SPEAKER_01: Yeah, I have some guys I know in Dubai and they tell people, oh, lend this forex trading crypto thing in one week and become a ten thousand dollar millionaire.
- 59:47SPEAKER_01: Hey, I'm like, how do you do it?
- 59:50SPEAKER_01: No, so if the guy who is telling you to invest that money has that amount of money, you think you have the time.
- 59:56SPEAKER_01: Ah, he'll be too busy.
- 59:59SPEAKER_01: He knows how to make ten thousand dollars every three days.
- 1:00:02SPEAKER_01: Wow.
- 1:00:03SPEAKER_01: Wow.
- 1:00:05SPEAKER_01: But a lot of people are always looking for that opportunity and that space, and they are not looking at the things just around them.
- 1:00:12SPEAKER_01: Because if we can train our mindset and if the government and other institutions can push a lot of people to get into that mindset transformation and refining their mindset, I think that that um um unemployment rate and all of that will drop.
- 1:00:26SPEAKER_01: Yeah, and we'll be at ease, and even crime would would drop.
- 1:00:30SPEAKER_01: You you see now it's not like then where you see a lot of people breaking into the banks, shoot.
- 1:00:35SPEAKER_01: Yeah, because now people are trying something, petty trades here and there.
- 1:00:39SPEAKER_01: Ladies are doing the pedicure, the medicures, the salons are popping up there, the guys are doing the saloons, the real estate, they are trying their hands on media agriculture.
- 1:00:48SPEAKER_01: Something is happening.
- 1:00:49SPEAKER_00: When we fix mindset, a lot of things that's going on, like from the drugs to prostitution to fraud to most of these illegal things, yeah, it would stop.
- 1:00:59SPEAKER_00: They'll vanish because when people start to realize that wait, I can also take very simple actions and make as much money as some of these businessmen have made, as some of these employees have made, you know, like when I tell people the fact that by just investing, let's say, 600 CDs every month over 20 years, you will become a millionaire.
- 1:01:23SPEAKER_01: They don't have an investment calculator, so they won't get it.
- 1:01:26SPEAKER_01: Yes.
- 1:01:26SPEAKER_00: Yet investment calculator is free.
- 1:01:28SPEAKER_00: It's free.
- 1:01:28SPEAKER_00: It's on Google.
- 1:01:29SPEAKER_01: Yeah, it's free.
- 1:01:30SPEAKER_01: It's free.
- 1:01:31SPEAKER_01: Me, anything, anytime I'm trying to decide on something, I always go to the calculator and put it there and see the math right from there.
- 1:01:39SPEAKER_00: You know, recently I was talking to an insurance person, yeah, and I was telling them the fact that you see, if you are selling me that I should buy insurance to protect my assets, I get you.
- 1:01:51SPEAKER_00: But if you are selling me that I should buy insurance as an investment, no.
- 1:01:56SPEAKER_00: Yeah.
- 1:01:57SPEAKER_00: Because if I put the amount, my monthly commitment into an investment calculator, I would make four times that amount with the safest investment.
- 1:02:07SPEAKER_00: Do you get what I mean?
- 1:02:09SPEAKER_00: So people need to start developing this, yeah.
- 1:02:12SPEAKER_00: They need to start getting more knowledge to be able to make better decisions.
- 1:02:16SPEAKER_00: Once we start doing that, you will be amazed at the way your world opens up.
- 1:02:22SPEAKER_01: And and when the Bible says the lack of knowledge, my people perish, they limited it to what, like Christians.
- 1:02:28SPEAKER_01: But that's not it.
- 1:02:28SPEAKER_01: The Bible is for everybody, it's everybody's the reason why people are perishing because today hookup looks so glorified because the successful business owners are not talking.
- 1:02:39SPEAKER_02: Yeah.
- 1:02:40SPEAKER_01: And so every young lady feels like, ah, if I can sleep with that guy, sleep with that one, do that, do that, then I can make money.
- 1:02:45SPEAKER_01: Yeah, it's the fraud boys that are driving the lavish cars.
- 1:02:48SPEAKER_01: So we are the business people, yeah.
- 1:02:50SPEAKER_01: So that's why I love people like Dr.
- 1:02:51SPEAKER_01: Fore, Sapon, RNA Kill.
- 1:02:53SPEAKER_01: Um, despite I love them when they show off.
- 1:02:57SPEAKER_00: To show you that, yes, there's a way to make money, and you'll be free and you'll be excited that you've made it.
- 1:03:04SPEAKER_01: And you don't need any legal means to make the money every time or to give a certain kind of lifestyle.
- 1:03:10SPEAKER_00: And you know, I would advise uh wealthy people or advice are people who've made a lot of money the right way to be more vocal.
- 1:03:17SPEAKER_01: No, they need to, yes, they need to, you need to speak up.
- 1:03:20SPEAKER_01: You see, it's that's the reason why, because it's been overglorified.
- 1:03:23SPEAKER_01: Yes, like you see a G Wagon or you get out of a G Wagon and everything, hey, as for this one, this one, there's something gay inside, yeah.
- 1:03:31SPEAKER_01: And the guy saying that in his heart wishes to be like that guy, yes, but because that's what they've seen in their faces, they feel like yeah.
- 1:03:39SPEAKER_00: But what happens is now that guy can't even make money because he is equating success to doing something wrong.
- 1:03:47SPEAKER_01: Illegal, yeah.
- 1:03:48SPEAKER_00: So if you're a decent person, he cannot, he's boxed.
- 1:03:51SPEAKER_00: Yes, yeah.
- 1:03:51SPEAKER_01: If he goes to the right, he's boxed, he goes to the left because his mind is not allowing him to see beyond.
- 1:03:56SPEAKER_02: Thank you.
- 1:03:57SPEAKER_01: So I always tell people the limitation of your man's mind is a measure of his thought.
- 1:04:01SPEAKER_01: Thank you.
- 1:04:01SPEAKER_01: You are where you are because of how you see things.
- 1:04:05SPEAKER_01: So you you see a night like Aaron Ikeo comes with a roast raise a Bentley, yeah, and he's doing the food banks, and you're like, hey, how are you making money?
- 1:04:15SPEAKER_01: Let's let's be honest, like let's be very asked, something has to be there.
- 1:04:21SPEAKER_01: Now, once you make that statement, it boxes you.
- 1:04:24SPEAKER_00: It's also because we limit ourselves as Africans.
- 1:04:27SPEAKER_00: What I mean by that is when you saw a white man buying a Bugatti, a private jet Bugatti.
- 1:04:35SPEAKER_00: But when you see a black man buying it, oh, then black man couldn't have made it in a normal way.
- 1:04:40SPEAKER_00: It's we have to change that orientation and understand the fact that I always jump to the fact that Mansa Musa was wealthy before wealth became a thing.
- 1:04:51SPEAKER_01: They didn't amplify it enough.
- 1:04:53SPEAKER_01: Thank you.
- 1:04:53SPEAKER_01: And because he's a black man, the media will not carry it across.
- 1:04:56SPEAKER_00: Thank you.
- 1:04:56SPEAKER_00: Yeah, Mansa Musa was wealthier than Rockefeller, yeah, wealthier than Elon Musk, yeah, wealthier than Jeff Bezos.
- 1:05:03SPEAKER_01: Yeah.
- 1:05:04SPEAKER_00: So when you see another black man, when you see Dangote also becoming wealthy, don't think he had to do something wrong to get there.
- 1:05:12SPEAKER_01: And and that's why I tell people learn the principles.
- 1:05:16SPEAKER_01: Yeah.
- 1:05:16SPEAKER_01: Okay, you're selling a product.
- 1:05:17SPEAKER_01: So, me, for example, I was selling homes in Ghana.
- 1:05:20SPEAKER_01: Now I realize that there's a cap.
- 1:05:23SPEAKER_01: Maybe the highest property is 2.5 million or$3 million.
- 1:05:28SPEAKER_01: Where in this world can I go to sell beyond 3 million?
- 1:05:33SPEAKER_01: Because I want a commission, right?
- 1:05:34SPEAKER_01: Higher than that of a 3 million.
- 1:05:36SPEAKER_03: Yeah.
- 1:05:36SPEAKER_01: So I looked in other markets.
- 1:05:38SPEAKER_01: Oh, Cape Town.
- 1:05:40SPEAKER_01: I can do 11 million, I can do 5 million, I can do 7 million.
- 1:05:44SPEAKER_01: I got in there, did home tours, and started closing deals there.
- 1:05:47SPEAKER_02: Yeah.
- 1:05:48SPEAKER_01: Ah, where else?
- 1:05:49SPEAKER_01: Now I've got that bridge.
- 1:05:50SPEAKER_01: Oh, I can go to the US.
- 1:05:52SPEAKER_01: It's open market.
- 1:05:53SPEAKER_01: I can go to the UAE,$25 million,$30 million.
- 1:05:57SPEAKER_01: And they don't even require you to know me.
- 1:06:00SPEAKER_01: Just need to trust me.
- 1:06:01SPEAKER_01: So the same brand and the seed I've built in Ghana, built in Cape Town, built in Lagos, I'm taking that to the UAE.
- 1:06:08SPEAKER_01: And I am not even going to target the white folks because they might want to buy from a white person.
- 1:06:14SPEAKER_01: Not the Arabs.
- 1:06:15SPEAKER_01: They might want to, but are they African rich people?
- 1:06:18SPEAKER_01: Can I appeal to that market?
- 1:06:20SPEAKER_01: So I create that niche for myself, start having conversations on why Africans should invest in Dubai, why it's good to have a property in Dubai.
- 1:06:29SPEAKER_01: So I'm talking to specific people.
- 1:06:31SPEAKER_01: Yes.
- 1:06:31SPEAKER_01: I'm not looking at the general market, but I have access into different markets.
- 1:06:36SPEAKER_01: So there are multiple streams of income within the same industry by doing the same thing but in different locations.
- 1:06:43SPEAKER_01: And that's what they are not getting.
- 1:06:44SPEAKER_01: So you see somebody and you're asking, ah, but how I remember somebody said, How is that spike making money from this way?
- 1:06:50SPEAKER_01: And I'm like, there's 16 regions.
- 1:06:52SPEAKER_01: If every shop, how many you see the shops every time?
- 1:06:55SPEAKER_01: Yeah.
- 1:06:55SPEAKER_01: And you know when we're growing up, you go up from school, you eat, buy almost before you sleep, you wanted to.
- 1:07:00SPEAKER_01: To drink some, yeah.
- 1:07:01SPEAKER_01: So imagine the number of people.
- 1:07:03SPEAKER_01: It could be just a 10 CD product, but you know the number of sales per day, multiply by a week, multiply by a month, by a year, and multiply by time.
- 1:07:12SPEAKER_01: And that's what people should do.
- 1:07:13SPEAKER_01: So you're doing one small business, look for other places, look for other locations, look for a way to go beyond your borders, yeah.
- 1:07:20SPEAKER_01: And earn more.
- 1:07:21SPEAKER_01: If you're earning in CD, you want to earn in dollars, you will need to work outside this market.
- 1:07:26SPEAKER_01: Exactly.
- 1:07:26SPEAKER_01: You get that your dollars, you change into CD, you get more money.
- 1:07:30SPEAKER_01: So you want more money, you need to find a way to scale up and get more money flowing to you.
- 1:07:36SPEAKER_01: So it's a very and it all boils down to yeah.
- 1:07:41SPEAKER_00: Your mind has to be ready.
- 1:07:42SPEAKER_00: The mind.
- 1:07:43SPEAKER_00: And you see, as we are telling you all these strategies, we are not saying this is exactly how you are going to make it, but we have adopted these strategies because it worked.
- 1:07:53SPEAKER_00: We tried this, it didn't work, we tried that, it worked.
- 1:07:56SPEAKER_00: Yeah, when you open your mind, you're able to adapt and also form your own strategy.
- 1:08:00SPEAKER_00: You build your own strategy, simple because no strategy works for the two people the same.
- 1:08:05SPEAKER_00: No two people's paths exactly the same.
- 1:08:07SPEAKER_00: It won't.
- 1:08:08SPEAKER_00: It won't.
- 1:08:08SPEAKER_00: You know, when people say show me the way, the reason I can't show you the way is you can't follow my exact path and make it.
- 1:08:15SPEAKER_01: No.
- 1:08:16SPEAKER_00: But if you can build the mindset that I have, then you will form your own your own path, and it's easy.
- 1:08:22SPEAKER_01: So I get a lot of people, uh Cody, how do you talk?
- 1:08:25SPEAKER_01: Um, when the properties come, how do you do it?
- 1:08:27SPEAKER_01: Yeah, and I'm like, okay, don't look at what I'm doing.
- 1:08:31SPEAKER_01: What's what's the process?
- 1:08:32SPEAKER_01: I'm communicating, right?
- 1:08:33SPEAKER_01: So build your communication skills.
- 1:08:35SPEAKER_01: Yeah, as for your delivery when the camera comes before you, I have a guy who doesn't even show the face, he talks behind the camera, and people love him.
- 1:08:44SPEAKER_01: I come before the camera and they're like, ah, he's trying to show off too much.
- 1:08:47SPEAKER_01: Somebody doesn't like that kind of content.
- 1:08:49SPEAKER_01: So he's found a way.
- 1:08:50SPEAKER_01: I found a way, I appeal to a certain group of people, I don't appeal to a certain group of people.
- 1:08:54SPEAKER_01: There's always space in there.
- 1:08:56SPEAKER_01: Yeah, somebody's gonna watch this podcast and be like, ah, I don't like Richie's delivery, I don't like how CODs put.
- 1:09:01SPEAKER_01: Let me change.
- 1:09:02SPEAKER_01: Somebody will be like, Whoa, this has been the thing.
- 1:09:06SPEAKER_01: Yeah, and both both are just fine.
- 1:09:09SPEAKER_01: The same thing.
- 1:09:10SPEAKER_01: So now you find your strategy and know, oh, I appeal to this audience.
- 1:09:13SPEAKER_01: So when you sit, you always know, hey, I can't satisfy everybody, everybody, so I'm gonna get my group to like I hit that group so well, they become a community and they love you forever.
- 1:09:24SPEAKER_01: Yeah, and then you grow it, you grow with them, you grow with that community, and that's that's what I've done.
- 1:09:29SPEAKER_01: I knew I couldn't appeal to everybody.
- 1:09:31SPEAKER_01: I I can't sell in Kasua, I can't sell in Dowenia.
- 1:09:34SPEAKER_01: I uh I don't have that energy, but I wanted the the rich, I wanted a certain class, which was difficult to get into, telling you my history and where I came from, yeah, because that's how the world works.
- 1:09:46SPEAKER_01: They need to know your mother, your father, they need to connect to you some dots, the school you went to put in the banner, I'm zero.
- 1:09:53SPEAKER_01: Yeah, out of nowhere.
- 1:09:55SPEAKER_01: Now you popped into the market, you need to find a strategy to get into that place.
- 1:09:59SPEAKER_01: Picked up the same thing, went to different countries, use the same bit.
- 1:10:03SPEAKER_01: Yeah, I remember when I went to Cape Town, I called the agent.
- 1:10:05SPEAKER_01: I said, I was a client.
- 1:10:06SPEAKER_01: I want to buy a property, dressed well, pulled up properly.
- 1:10:10SPEAKER_01: She came showing me everything, and I told her, Hey, I just guide people and help them to invest.
- 1:10:16SPEAKER_01: That's the truth.
- 1:10:16SPEAKER_01: That's why I can introduce myself as a client because their ultimate decision is dependent on what I'm going to say.
- 1:10:22SPEAKER_01: So, you know, I want to work with you.
- 1:10:24SPEAKER_01: Richie, honestly, at the time when I was saying that, I had nobody.
- 1:10:28SPEAKER_00: I'm not getting anything.
- 1:10:29SPEAKER_01: I had nobody in mind.
- 1:10:31SPEAKER_01: The confidence, the trust and belief.
- 1:10:34SPEAKER_01: Did it it took me three years to have the core to say I want to buy something in Cape Town, but the seed was there.
- 1:10:41SPEAKER_01: And the person could benchmark it to something and say, Oh, you even talked three years in Cape Town, right?
- 1:10:46SPEAKER_01: I've seen that one.
- 1:10:47SPEAKER_01: So I think this one I want to deal with you on this.
- 1:10:50SPEAKER_01: So sometimes what you're doing now might not pay you now, but in the future, it's going to come back at you and give you what you're looking for.
- 1:10:58SPEAKER_00: Because once you follow the right principles, not the right same steps, the same principles, you will get there.
- 1:11:06SPEAKER_00: Like if we talk about investment, yeah.
- 1:11:08SPEAKER_00: You know, somebody will make it by investing in treasury bills, someone will do stocks, yeah, somebody will invest in real estate, somebody will invest in side hustles, whichever path you choose, somebody has made it through that path.
- 1:11:21SPEAKER_01: Yeah, exactly.
- 1:11:22SPEAKER_00: So once you have the investment principle, then you choose your path and you make it there.
- 1:11:27SPEAKER_00: But you don't have to say, oh, so Chris, your team made it by investing in treasury bills, so I will also do treasury bills.
- 1:11:34SPEAKER_00: No.
- 1:11:34SPEAKER_00: Maybe it's not for you.
- 1:11:36SPEAKER_01: Yeah, you you never you never get it the same way.
- 1:11:40SPEAKER_01: Yeah.
- 1:11:40SPEAKER_01: Even me, I tell people every time, and I I love to give this information out because I really want everybody to be successful, even though it's not going to happen.
- 1:11:49SPEAKER_01: But I wish everybody, in one way or the other, can build a business for themselves.
- 1:11:53SPEAKER_01: You know, the encounter with the woman who paid the money for me after that, I I prayed.
- 1:11:57SPEAKER_01: And I had it so clear.
- 1:11:59SPEAKER_01: Fuse media and your knowledge together.
- 1:12:01SPEAKER_02: I like that.
- 1:12:02SPEAKER_01: So I tell people how my company started, the growth and everything, there's been a God factor in there.
- 1:12:10SPEAKER_01: And today that's how God deals with it.
- 1:12:11SPEAKER_00: And you can never ignore the God factor.
- 1:12:13SPEAKER_01: No, I can never ignore it.
- 1:12:14SPEAKER_01: Like there's been a God component throughout every step of the way.
- 1:12:18SPEAKER_01: I get when it was time to get into development, God came through somebody to tell me.
- 1:12:24SPEAKER_02: Yes.
- 1:12:24SPEAKER_01: And even I doubted myself.
- 1:12:26SPEAKER_01: I doubt I'm like, I don't have the money.
- 1:12:28SPEAKER_01: I don't have.
- 1:12:29SPEAKER_01: Then I saw somebody, I met somebody, casual conversation.
- 1:12:32SPEAKER_01: The person's like, Ah, you I think I can, I can, I can work with you.
- 1:12:36SPEAKER_01: I have this land here.
- 1:12:38SPEAKER_01: Can you build?
- 1:12:38SPEAKER_01: I said, Yes, I did civil engineering, but you know, I've not really used it.
- 1:12:42SPEAKER_01: I've been using the sales and marketing, the media.
- 1:12:44SPEAKER_01: Ah, but you you you remember some of the things, right?
- 1:12:46SPEAKER_00: Yeah.
- 1:12:47SPEAKER_01: I caught some of my classmates and we started.
- 1:12:50SPEAKER_00: Just like that.
- 1:12:51SPEAKER_01: That's how we took off from the development part.
- 1:12:53SPEAKER_01: You know, so I I tell people, beyond everything, please find time and pray.
- 1:12:58SPEAKER_01: If you're Muslim, pray to our life.
- 1:13:00SPEAKER_01: If you're Christian, pray through Jesus to God.
- 1:13:03SPEAKER_01: If you're traditionalist, pray.
- 1:13:05SPEAKER_01: Do the spiritual components should never be out of your settings because you will not survive it.
- 1:13:14SPEAKER_01: You will not, regardless of your strategies, whatever you do in Africa, are part of the world.
- 1:13:21SPEAKER_01: The pull him down syndrome, and the way people are not so excited when they see other successful people, you need a certain backing and you need to be constant, you need to be in constant prayer.
- 1:13:32SPEAKER_01: You need to always have people around you who are encouraging you, or else you break down.
- 1:13:37SPEAKER_00: Christian, do something for me.
- 1:13:39SPEAKER_00: Yeah.
- 1:13:39SPEAKER_00: I want you to look in that camera over there.
- 1:13:41SPEAKER_00: Imagine that the person watching you has opened their mind up to you.
- 1:13:45SPEAKER_00: Yeah.
- 1:13:46SPEAKER_00: For you to drop a mindset shift that will take them closer to being a mastermind.
- 1:13:51SPEAKER_00: What would that be?
- 1:13:52SPEAKER_01: So the limitation of a man's mind is a measure of his thoughts.
- 1:13:56SPEAKER_01: Um, you're where you are because of the way you think.
- 1:14:01SPEAKER_01: Now, what you have to do is to look beyond your shell.
- 1:14:05SPEAKER_01: I understand you, I've I feel your pain.
- 1:14:07SPEAKER_01: I understand that mommy doesn't have, daddy doesn't have, unkel is not picking up the course.
- 1:14:12SPEAKER_01: But do you have a phone?
- 1:14:14SPEAKER_01: And can you buy airtime?
- 1:14:16SPEAKER_01: And can you buy three CD data every day?
- 1:14:18SPEAKER_01: Then that's the starting point.
- 1:14:19SPEAKER_01: That's where we're going to start from.
- 1:14:21SPEAKER_01: All the pictures you're posting with that spectacle or with that your church attire or going out with your friends, can we convert that into selling the product?
- 1:14:29SPEAKER_01: Because you've posted over 50 to 100 posts, and all you get is three, four likes.
- 1:14:34SPEAKER_01: Nobody's really excited no more about your face.
- 1:14:37SPEAKER_01: Let's sell something.
- 1:14:39SPEAKER_01: Because to be able to get rich and to get comfortable, you need to exchange some goods and services.
- 1:14:45SPEAKER_01: So when you look at money, on money, they said this is for what exchange of goods and services.
- 1:14:52SPEAKER_01: Take money if you have money, 10 CDs, 100 CDs, look on it for exchange of goods and services.
- 1:14:57SPEAKER_01: If you want somebody to give you that money and you don't want to go and borrow, because by the Bible principle, once you're a borrower, you are lesser and you are a slave to the lender.
- 1:15:07SPEAKER_01: Yeah.
- 1:15:08SPEAKER_01: So you want that, then sell a product or sell a service and take it from there.
- 1:15:14SPEAKER_01: Don't assume that once I've said it and you've believed in your heart, it's going to work tomorrow.
- 1:15:20SPEAKER_01: But with those baby steps, you're definitely going to get there.
- 1:15:24SPEAKER_01: So don't get discouraged.
- 1:15:25SPEAKER_01: Know that people like us have been able to do it.
- 1:15:27SPEAKER_01: Why not you?
- 1:15:28SPEAKER_01: That's one thing I ask myself.
- 1:15:30SPEAKER_01: When I dream something and it's bigger than me, and I'm like, ah, that's for this, I don't want to do it.
- 1:15:34SPEAKER_01: I'm like, but who else should do it?
- 1:15:36SPEAKER_01: Yeah.
- 1:15:36SPEAKER_01: And why not me?
- 1:15:37SPEAKER_01: Why not you?
- 1:15:38SPEAKER_01: Why should it be, why should this be someone else?
- 1:15:41SPEAKER_01: No, this is this is for me.
- 1:15:43SPEAKER_01: So, you know, I told um some friends I'm doing African Real Estate Festival um next year, and a few of them said, We know you've done well with your sales and everything, but why would you go into events?
- 1:15:54SPEAKER_01: Why would you want to put the you look like you're begging people?
- 1:15:56SPEAKER_01: And I said, No.
- 1:15:58SPEAKER_01: Because you are going to beg for money or for sponsors, I am going to sell value.
- 1:16:02SPEAKER_01: I'm going to tell them this is the relationships I've built over time.
- 1:16:05SPEAKER_01: These are the contacts I have.
- 1:16:07SPEAKER_01: I'm going to put them all in one umbrella.
- 1:16:10SPEAKER_01: And so if you have your product and you want to catch certain eyeballs, this is for you.
- 1:16:15SPEAKER_02: I like that.
- 1:16:16SPEAKER_01: It's it's you see, it's the same idea of doing a festival.
- 1:16:19SPEAKER_01: I communicated to two people.
- 1:16:21SPEAKER_01: One said, Yeah, they would look at you as a beggar.
- 1:16:24SPEAKER_01: The other said, Okay, go.
- 1:16:25SPEAKER_01: Then I communicated my mindset and said, I'm looking at it from a value proposition and not from begging and sponsorship.
- 1:16:31SPEAKER_00: No, and at this level, it all comes right back to the mindset.
- 1:16:35SPEAKER_00: Chalice, you're a very insightful person.
- 1:16:38SPEAKER_00: Thank you.
- 1:16:38SPEAKER_00: Thank you.
- 1:16:39SPEAKER_00: Thank you so much for honoring my invitation.
- 1:16:41SPEAKER_00: You're welcome.
- 1:16:42SPEAKER_00: And I hope as you watch this, you are one step closer to becoming the mastermind I know you are destined to be.
- 1:16:50SPEAKER_00: Thank you again so much.
- 1:16:52SPEAKER_00: You're welcome.
- 1:16:52SPEAKER_00: You're welcome.
- 1:16:53SPEAKER_00: Exciting conversation.
- 1:16:57SPEAKER_00: Thanks for watching this episode.
- 1:16:58SPEAKER_00: The fact that you stayed all the way through to the end tells me that you're not only curious, but you have the discipline to see what you do all the way through to the end.
- 1:17:08SPEAKER_00: Now let's build a community of thinkers who are ready to become the best version of themselves.
- 1:17:14SPEAKER_00: So subscribe to the channel and the mindset that you will develop and grow every day to become a true mastermind.
