- 0:33who is doing great but maybe you just want to
- 0:35hone a few skills here and there? This is the
- 0:38place for you. The Academy Presents Real Estate
- 0:41Investing Rocks podcast will connect you with
- 0:44industry experts so that you can save time, avoid
- 0:48costly mistakes, and begin living the life you've
- 0:52dreamed of all through real estate investing.
- 0:56You're already taking the first step. just by
- 1:00joining us here today. Absolutely. And I would
- 1:03even say that, like, if you were raising capital
- 1:07in 2020, 2021, 2022, that's how we learned. And
- 1:13thinking about where are we going to be in two
- 1:15years? I remember talking to Ryan McKenna one
- 1:18night, which if you don't know that name, look
- 1:19it up. You're going to be impressed. And I told
- 1:23him, I said, you're doing these amazing things.
- 1:25He said, Angel, I got 15 years on you. You're
- 1:28going to get there. And I think back on that
- 1:31conversation because it meant a lot to me. And
- 1:34I think about how Jason and I have learned how
- 1:36to raise capital in the middle of a pandemic.
- 1:40We've raised over a million dollars two different
- 1:42times on our two deals, and we learned how to
- 1:46do that during a stinking pandemic. What's it
- 1:49going to be like for us five years from now?
- 1:52Does it mean I'm not discouraged today? Not at
- 1:55all. I'm absolutely discouraged today. But at
- 1:58the same time, I can flip that coin because discouragement
- 2:02and happiness, they're on the same coin. I can
- 2:05flip that coin and realize five years from now,
- 2:08holy crap. Where are we going to be? Because
- 2:11we took the time to learn how to do it right
- 2:12now. I love that. Yeah, congratulations and a
- 2:16million dollar capital raises, not a small amount
- 2:18of money and huge props to you for staying consistent
- 2:21and resilient and courageous through those capital
- 2:24raises. But you know, you're opening up a couple
- 2:26of loops. Number one is Never compare where you're
- 2:30at in your journey to someone else like a Ryan
- 2:33McKenna or a Joe Fairless or a Dan Hanford, who's
- 2:36just a few years down the road ahead of you because
- 2:38you lose. In fact, Tony Robbins says it gives
- 2:41you what we call a comparison hangover. It's
- 2:44like drinking too much. You know, you know what?
- 2:47The night before and the next morning you feel
- 2:48a little bit hung over, right? And you know,
- 2:51we always say that comparison is also the thief
- 2:53of joy because you're either going to feel like
- 2:56you're not enough. to be a big time capital raiser,
- 2:59or what I would suggest you do is get inspired
- 3:03by Angel and Jason raising a million dollars,
- 3:06get inspired by the Joe Fairluses, the Ryan McKenna's,
- 3:09the Dan Hanford's, the people that have literally
- 3:12started at zero because all of them started at
- 3:14zero at one point, and then started to climb
- 3:17the steps of capital raising. And when you get
- 3:19up steps one and two, you start to see patterns.
- 3:22In fact, I am a pattern recognition specialist.
- 3:25If you really want to know what a coach and a
- 3:26high performance coach does, that really sees
- 3:29what worked in steps one and two and what didn't.
- 3:32And then you retool for steps three and four,
- 3:34and then you scramble up those steps. And then
- 3:35you start to do things a little differently.
- 3:38That by the time you get to steps five, six,
- 3:40seven, eight, nine, 10, you start to see here,
- 3:43feel and know. that there's a way to raise capital
- 3:45and there's a way not to raise capital. How would
- 3:47you speak to that? And have you learned and have
- 3:49Jason learned on the way and maybe share with
- 3:52us the biggest lesson you've learned as you've
- 3:54scrambled up these steps and fallen down the
- 3:56steps and got up and dusted yourself off and
- 3:59kept climbing up the steps. Angel, how would
- 4:01you speak to that? Well, I would just say you're
- 4:04for us. We are incredibly relationship driven
- 4:07and our investors are our friends. And so A friend
- 4:14doesn't like to tell a friend no. And so we face
- 4:17that a lot. Instead of telling us no, we just
- 4:19get ghosted. So that's when you have to reach
- 4:22back out and say, hey, whether or not you invest
- 4:24with me has zero effect on our friendship. Zero.
- 4:27Because you have to get them talking to you again.
- 4:30Because you don't want this wedge driven between
- 4:31you. So that's kind of like, I guess that's my
- 4:33number one thing that I've learned throughout
- 4:34all of this. And the number two thing is you
- 4:37have to set up a system for phone calls. It sounds
- 4:41really goofy. But if you're always calling this
- 4:44person and they never pick up you got to kind
- 4:46of pick up the dang phone So you do like I have
- 4:50the double dial you call if they don't answer
- 4:52wait 30 to 60 seconds and call them right back
- 4:54because just like Eric and Neil told me she was
- 4:57like, oh my god I answered because I saw this
- 4:59number and I thought it was important She spoke
- 5:02exactly what I knew she was gonna speak because
- 5:05that's what people do They're like me and what's
- 5:06this number? It's called me two times in a row.
- 5:08This must be important and they'll pick up If
- 5:10they don't pick up on the second call, you have
- 5:12to leave a voicemail. You cannot forget to leave
- 5:16the voicemail, because if you call three times,
- 5:17you look like a psycho, so you gotta call them
- 5:19the next day. You gotta leave the voicemail after
- 5:21the second phone call, and then immediately follow
- 5:24that voicemail with a text that says what the
- 5:25voicemail is. Because then by the time you get
- 5:28on the phone, you've got the voicemail, touch
- 5:30one, the text, touch two, the phone call, touch
- 5:33three. That's phenomenal. And I know that that's,
- 5:37yeah, that's really worked well for you. And
- 5:39I think you're one of the people that have shared
- 5:41that with more people that are now doing it,
- 5:44right? Just like I share best practices. That's
- 5:46what this summit's about. That could be one little
- 5:48thing that you do differently, right? To leave
- 5:51your law familiarity of getting ghosted or calling
- 5:54and going, Oh my God, they're not picking up.
- 5:57They mustn't like me anymore. But you know, really
- 6:00realize that, you know what? Persistence is the
- 6:02key. And sometimes you got to really access courage.
- 6:06And the courage is what is needed to keep on
- 6:08calling or send that text or send that email
- 6:12and not be defeated if it takes 234568 times.
- 6:17Now, you don't want to badger people. But at
- 6:19some point, it's almost selfish if you stop calling
- 6:22them because you assume that they don't like
- 6:24you or they assume that all you want is their
- 6:27money or you assume. And we all know what happens
- 6:29when you assume. So I love that. And that's a
- 6:32great share. But what are we doing in this winter
- 6:34to build a bigger list? Let's say somebody out
- 6:37there has exhausted their family and friends,
- 6:41you know, and now they're going, gosh, where
- 6:42do I go from here? What do I do? Well, there's
- 6:45a whole potpourri of things that other people
- 6:47have already done, where again, success leaves
- 6:50clues and you could start doing right, getting
- 6:52on podcasts, going to summits, going to meetups,
- 6:55you know, really getting on stages, you know,
- 6:59getting into different you know, community events,
- 7:02you know, I know our most of our listeners might
- 7:04have kids or nephews or nieces and ultimately.
- 7:08You know, we've met a lot of other investors
- 7:10and I've got many of them going to be in attending
- 7:13the next couple of conferences that I'm at that
- 7:15were literally, you know, playing soccer with
- 7:17my three sons or baseball or swimming or something
- 7:21where the dads and the moms get talking. They
- 7:23say, who are you and what do you do for a living?
- 7:26And it's pretty casual. And then not that far
- 7:29after they're investing in real estate syndications
- 7:32in deals that you know what we're doing in Texas,
- 7:35in Florida, in the Carolinas. in Nashville, Indiana,
- 7:40Colorado. And what's really amazing is it's wonderful
- 7:43to share the wealth, because a lot of people
- 7:45don't know what you know about real estate. And
- 7:48that's, again, a common misconception that we
- 7:51don't know enough to go outside of family and
- 7:54friends, or we have doubt, fear, worry and anxiety
- 7:57that well, what if we lose their money? Or what
- 8:00if we look stupid? Or what if we get criticized?
- 8:03Well, it's a numbers game. Because the number
- 8:06of people you ask, if you think about asking
- 8:08100 people, there's no way I've ever seen any
- 8:11of even the best capital raisers get 100 for
- 8:14100 to come in and invest. It's usually more
- 8:16like you might get 10 out of 100. And then when
- 8:19you get really good, you might get 15 out of
- 8:22100, then 20 out of 100. And if you could get
- 8:25to 30%, or 35%, and even that's a tall order.
- 8:30Come, you know, I'll hire you. Come work for
- 8:32me. Because again, the steady eddies that we
- 8:35know are really committed to getting to that
- 8:3710 to 15 to 20 % or one or two out of 10. And
- 8:41if you go beyond that, you're starting to really
- 8:43climb steps 12, 15, 18 and 20. What do you think,
- 8:46Angel? Well, and I think that that is 100 % true.
- 8:49Like just sticking to it, being consistent, going
- 8:52through your follow ups. And another thing I
- 8:54would add is this is a really great time to be
- 8:57working on your pipelines. Yep. I'm not saying
- 9:00like curating your investor list, working on
- 9:03your vessel. I'm talking about where else can
- 9:05you move to? So like we like to invest in our
- 9:07backyard and we have some local investors, but
- 9:11we've really been putting a lot of thought into
- 9:13how do we really grow our local investor base?
- 9:17You know, what are the events that we can put
- 9:19on? Who can we talk to? And I was talking to
- 9:22Peeley just the other day and she was like, man,
- 9:25somebody ought to put on an event for real estate
- 9:27agents. And I was like, Ding, ding, ding, ding,
- 9:30ding, ding. And I was like, well, my friend who's
- 9:33an EXP agent wanted me to teach her about syndication,
- 9:36her and her team. So that was six people right
- 9:38there. And that was just EXP. We've got other
- 9:41people here in town. And so if I can do something
- 9:44to teach them about syndication, that's another
- 9:47pipeline, because just like you want to have
- 9:49revenue streams coming in so that you're not
- 9:51relying on one or two things to really propel
- 9:54you. If you can have more than one pipeline.
- 9:57to which you can go through to get your capital
- 10:00or you can go through to get advice, whatever
- 10:01it is you're getting. Because I also heard when
- 10:04you ask for advice, you get money. When you ask
- 10:06for money, you get advice. So you've got all
- 10:09these pipelines going. This is a really great
- 10:12time to sit back and just think of who else can
- 10:15I reach out to? What other investor pool can
- 10:18I create? So ours, like I said, is really working
- 10:21on a local investor pool. Maybe yours is at school
- 10:25sports. the other parents on travel teams, travel
- 10:28teams cost money. And people are just going to
- 10:31spend a bunch of disposable income they don't
- 10:33have. So think about places where you're at that
- 10:37is more cost prohibitive, because those are probably
- 10:40great places to start another pipeline. I love
- 10:43that. And you know, I'm a big believer in, you
- 10:45know, multiple pipelines flowing to you as a
- 10:48capital raiser. And again, like we're saying,
- 10:51some of it can be in your local community. Some
- 10:53can come from Facebook. or LinkedIn, or maybe
- 10:56you put out a newsletter, getting on podcasts.
- 10:59I mean, there's so many different ways to get
- 11:01out there and become what we call a micro celebrity
- 11:03or somebody that's just a few steps ahead of
- 11:06where these other people are that maybe don't
- 11:08even know what that passive investing and making
- 11:11a little bit of mailbox money exists. But you
- 11:14remind me of an old story that Tony tells about
- 11:16his coach, Jim Rowan. And for anyone that's a
- 11:19big Tony Robbins fan. I highly recommend you
- 11:23listen to him or go to some of his events. But
- 11:25he learned a lot of what he knows from his coach,
- 11:28Jim Rohn, who back in the day got started selling
- 11:31this little product called a Bunda Vida, right?
- 11:34It was a little health product that his family
- 11:36sold. I think it was network marketing. And instead
- 11:39of Jim Rohn going, geez, I got this product.
- 11:41Who should I sell it to? And just casting a wide
- 11:44net on everybody. what he did is he gamified
- 11:47it and gamification is a fun thing that we can
- 11:50do where one week he said you know what i'm going
- 11:52to go visit all the fire halls in his community
- 11:55right or in his county and the next week he did
- 11:58school teachers and the next week he did nurses
- 12:01right and he literally played this little game
- 12:03where not only did he you know make tremendous
- 12:06things happen but he came the number one salesman
- 12:10in all of Texas for the product. And that's really
- 12:12when other people started to bring him in. And
- 12:15he started a speaking career and the rest is
- 12:17history. So think about yourself, what group
- 12:20or what entity have you not checked in with?
- 12:23Or maybe you don't want to go to chase all those.
- 12:26Another thing I've got a lot of clients doing
- 12:28is putting on investor dinners. I mean, what's
- 12:30wrong with going to a local restaurant or a local
- 12:33winery? You know, and you know, maybe have some
- 12:35of your investors already there. and then they
- 12:38get to bring a friend in or they get to bring
- 12:40a business associate in. And that is catching
- 12:42on like wildfire for a lot of my high level,
- 12:45you know, real estate investors, doctors, attorneys
- 12:48that I coach because, you know, they're literally
- 12:51doing an investor dinner in their local community,
- 12:53but they're also doing things, you know, in Florida,
- 12:57in New York, in Chicago, in San Francisco, in
- 13:00Colorado. And again, it's really expanding that
- 13:04potential investor list. that then becomes a
- 13:07numbers game because we know a certain number
- 13:09of those investors are not going to be on your
- 13:11potential list. They're going to go on your investor
- 13:13list. What do you think of that, Angel? No, I
- 13:16think that's just amazing. And I've gotten so
- 13:19comfortable in the virtual space that I've been
- 13:23reluctant to do face -to -face events. And we
- 13:26are absolutely in 2023 doing a bus tour. I'm
- 13:31putting it out here on another level. I think
- 13:33I've said it like 20 times because I keep saying
- 13:35it because Clive was like, Angel, you're going
- 13:38to do this. And so I keep saying it to make myself
- 13:40accountable for it. But we are absolutely going
- 13:42to have a best tour where we drive to some of
- 13:44our properties and we're going to end it at the
- 13:46winery that's in the same town as one of our
- 13:48properties and do a dinner, do some discussion,
- 13:51have some wines. It's going to be catered. It's
- 13:54going to be really nice. And we're hoping to
- 13:56not only draw in some of our current investors
- 13:58But again, building that local pool, building
- 14:01the local pipeline, having some of those ladies
- 14:03from EXP and other area agencies come in so that
- 14:07we can share what we're doing. And hopefully
- 14:09there'll be some interest and they'll ask us
- 14:11questions at the end. But we're pretty low pressure.
- 14:15And I think that's just kind of our style. We're
- 14:16pretty laid back and low pressure. And we want
- 14:19people to become interested and come to us because
- 14:22those warm leads are so much nicer to deal with.
- 14:25Yeah, yeah. And it's the really, it's the right
- 14:27thing to do. I mean, we've all experienced a
- 14:29lot of uplift in our, you know, wealth and our
- 14:33health and our prosperity through real estate.
- 14:35And again, there's just the numbers are staggering
- 14:38how many people have always wanted to get into
- 14:40real estate. But let's be honest, life gets in
- 14:43the way, or they get busy, or they've got their
- 14:45W two, or they've got kids. And you know, I applaud
- 14:49people like you. like Joe, like Dan, like Vic,
- 14:53like Tyler, like Annie Dickerson and Julie Lamb,
- 14:55all people that I coach, because they're not
- 14:58only in it to win it for themselves, but they
- 15:01know that the secret to living is giving and
- 15:03giving somebody an education or explaining something
- 15:07or inviting them out. And again, you can, you
- 15:09know, do these little zoom rooms now anywhere
- 15:12in the world. You know, there's no reason why
- 15:14we can't be a cause to create the effect. So
- 15:18I'm super proud of you and Jason. And I know
- 15:20that that's going to go well. And ultimately,
- 15:22I think the other thing is, you know, people
- 15:24are still starving for community. People are
- 15:27still starving to find a tribe. I mean, we've
- 15:29come out of the pandemic with lockdowns and masks
- 15:32and homeschooling. And it's really been a couple
- 15:35of difficult years for a lot of people where
- 15:37they would be so excited to find a like minded
- 15:41community or group or tribe. that's doing something
- 15:44in real estate that they become an LPN or something
- 15:47that would allow them, you know, to move towards
- 15:50their ultimate outcomes. Because let's be honest,
- 15:53Angel, we always talk about something that I
- 15:55call the five freedoms. And the five freedoms,
- 15:58you'll hear from other people out there that
- 16:00are repurposing it and sharing it one because
- 16:03I give them permission. But two, because after
- 16:06doing 30 ,000 coaching sessions, I know that
- 16:08all of us are after these same five things. So
- 16:11let's go over them again, because just think
- 16:14of yourself building pipelines through some of
- 16:16the things Angel and I are talking about here
- 16:18that help people get to number one, which is
- 16:21the number one thing most high performers want,
- 16:23which is what we know as financial freedom, right?
- 16:27Financial freedom. You know, Tony's got this
- 16:29great quote that I'll share, and he says that
- 16:32the best way to help the poor isn't to be one
- 16:35of them, right, which means that we all have
- 16:38a unique opportunity to take a little bit of
- 16:40capital and invested in real estate. And in three,
- 16:44five, seven years, you know, in some cases, almost
- 16:47double or even triple our money in some really
- 16:49good deals. So why wouldn't you want to be a
- 16:52bridge or a conduit or a pipeline to someone
- 16:55or a family or a couple or a group that wants
- 16:58that first of the five freedoms that financial
- 17:01freedom? Does that make sense? 100%. You bet.
- 17:05That takes us to number two, which is time freedom,
- 17:09time freedom, because once we've got more financial
- 17:11freedom, then we get a little bit of our time
- 17:14freedom back where maybe somebody can leave their
- 17:16W two early, or maybe somebody can quit their
- 17:19W two faster than they ever thought possible,
- 17:22and start making more passive income or leave
- 17:25their W two and become a real estate investor
- 17:28and an online entrepreneur. And I'm seeing this
- 17:31more and more and more with layoffs. And I know
- 17:34that just in the last two months alone, roughly
- 17:36one hundred and ninety thousand people mostly
- 17:40in tech jobs have been laid off. Ten thousand
- 17:43at Microsoft, six thousand at Twitter, seven
- 17:47thousand at Salesforce or something like that.
- 17:49And we're not done. So as people continue to
- 17:53get booted out of their office. or their home
- 17:56office and have to reinvent themselves. You know,
- 17:59some of those people are sitting on a little
- 18:00bit of capital that they love to start putting
- 18:03money into a syndication. So that's really number
- 18:06two. Does that resonate with you that time freedom
- 18:08we all crave? Absolutely. I mean, that's what
- 18:10we're after too. You bet. Number three is what
- 18:14we call geographical freedom, geographical freedom,
- 18:18because once you've got some financial freedom
- 18:20and some time freedom, you go travel across the
- 18:23US or go to Florida or go to California or take
- 18:26your family to Italy or Paris, you know, take
- 18:29that dream trip to an African safari like I've
- 18:32got a client leaving tomorrow for or even me.
- 18:36I live in Vancouver, British Columbia, Canada,
- 18:38but I also live part time down under I'm coming
- 18:41to you live from Australia where my wife Lisa
- 18:45and I and our boys have committed to spending
- 18:47a certain amount of time in North America year.
- 18:49and a certain amount of time down under a year
- 18:52and we're blessed and grateful to have done a
- 18:54lot of work over the last many years to be able
- 18:57to be in both places right but there's nothing
- 19:00like having financial freedom time freedom and
- 19:04geographical freedom as the first three of the
- 19:06five freedoms
