- 0:00Coming up on this episode of The Spiro podcast.
- 0:04I never try to blame anything for anyone.
- 0:06I always try to blame the process.
- 0:08So whenever there's a gap in our business, I don't blame a person,
- 0:12I blame the process.
- 0:14Welcome to the Spiro podcast.
- 0:16Managing your real estate photography and videography business
- 0:21with your hosts, Todd Kivimaki
- 0:23and Craig Magrum.
- 0:27Hi, and welcome to the Spiro
- 0:28podcast, Managing your real estate photography and videography Business.
- 0:32Spiro is a software platform designed to help you manage
- 0:36and grow your day to day business in real estate, visual media.
- 0:41I'm your host, Craig Magrum, and welcome to the podcast.
- 0:43We're always glad to have you. Glad to be back.
- 0:45Was on vacation for, well, for a couple of days anyway
- 0:49last week and maybe we'll dive into that.
- 0:51But along with me each and most every week,
- 0:54co-host and also with Spiro founder and owner Todd Kivimaki.
- 0:58Good to be back, Todd.
- 0:59Craig, welcome back.
- 1:01- It's great to have you back. - Thank you.
- 1:03You know, I, I warned all the the listeners last week
- 1:07and especially first time listeners, is that if if this is your first time
- 1:10tuning in, I'm sorry
- 1:12- you are missing the better half of the podcast, - oh for crying out loud.
- 1:16Hopefully they came back and they will get you this week.
- 1:19You're the one that provides all the great content.
- 1:21Well, I mean, I chip in here and there, but no, it's a team effort.
- 1:24It's a it's a team effort. Yeah, but it's great to have you back.
- 1:27You know, I listen to these things every once in a while just to make sure
- 1:31that we're not totally blowing it.
- 1:33Yeah, I literally.
- 1:34Yeah, I'm like, Oh, my goodness. Todd, why did you say that?
- 1:36Or why you talking so fast?
- 1:38So I listened to the one, what, Just me last week, and it was so weird.
- 1:43I'm like, like I was almost like, like I knew it was me in the opening,
- 1:46but I was almost like, jarred because I didn't hear your voice.
- 1:49- So it's good to have you back. - Thank you.
- 1:52Thank you.
- 1:54It was an enjoyable couple of days off.
- 1:56Yeah.
- 1:57So we could nerd out and I could.
- 1:59I could hear what it did, but I don't know if listeners want to hear it,
- 2:03but part of me wants to nerd out, you know?
- 2:06Well, Craig, where were you?
- 2:10For those of you that have not heard this time last year,
- 2:12I make this yearly pilgrimage down to the Dayton, Ohio area.
- 2:17It's now in Xenia, Ohio, but it was in Dayton for years.
- 2:20But it's called Hamvention.
- 2:22Hamvention
- 2:23Yeah.
- 2:24And it's not about not smoking.
- 2:27Oh, no, no, no.
- 2:29Actually, it's not smoking.
- 2:30Me? No, I'm a ham radio operator.
- 2:34Maybe some maybe some people have heard of that.
- 2:36Literally. Really? That's still around. That's still a thing.
- 2:39Yeah. Yeah, it is.
- 2:40Yeah. Yearly.
- 2:42This is the largest gathering of ham radio operators in the world, Todd.
- 2:46Happens every year.
- 2:48Like I said, down the Dayton area, and it's on average around 30,000 people
- 2:52that show up for those from all over the, all over the world.
- 2:56- Wow. - All over the world.
- 2:58Yeah, it's fun.
- 2:59We get our nerd on, we get our geek on and we have a good time
- 3:03looking at all the, you know, all the gear and forums and meeting up with people
- 3:08that you've talked to on the air or communicated with on the air.
- 3:10You know, it's it's a lot of fun.
- 3:13This was like the original social media.
- 3:15Exactly.
- 3:16You were a pioneer of social media, Craig.
- 3:18Like, there you go.
- 3:19All of our listeners out there like, what are you talking about?
- 3:21Like, so give us give us the 20 or 30 SEC.
- 3:24What is ham radio?
- 3:27Okay.
- 3:27So it's I mean, it's a hobby of sorts, but
- 3:32it's just worldwide radio communication.
- 3:34It's it's not broadcasting.
- 3:36So it's not like a traditional commercial radio station.
- 3:39It's point to point communication.
- 3:40So, you know, me as a ham radio operator with my gear,
- 3:45my radio set up my antenna out in my yard, which is just a 12
- 3:49gauge electrical wire, run up a pole with a coaxial running out to it.
- 3:53My transmitter and my transceiver here in the in the in the office
- 3:59hooked up to the computer.
- 4:00You could do voice modes. You could still use Morse code.
- 4:03Believe it or not, a lot of a lot of Morse code operators or digital communication.
- 4:07So it's basically
- 4:11I can text without cell phones or the Internet.
- 4:14- It's kind of cool. - Yeah, it is cool. Yeah.
- 4:16So unless our listeners are of our age or older or they are preppers,
- 4:22they just learn about ham radio for the first time.
- 4:25So preppers,
- 4:27right?
- 4:27I mean, there is that segment of hams.
- 4:30Yeah.
- 4:31We, we took Well, I won't get into that.
- 4:33I don't want to insult anybody.
- 4:36It's it's just kind of it's, it's a fun hobby for me.
- 4:39I'm just I'm fascinated how an electromagnetic wave
- 4:43can encode data in information or voice or whatever.
- 4:47Mm hmm.
- 4:47And and it could go halfway across the world and be decoded
- 4:50on the other side. It's just. It's awesome.
- 4:53You know, we take people in Australia and Japan.
- 4:55Yeah. Anyway.
- 4:56That's cool.
- 4:56You know, we take communication for granted. Yeah, we do. Easy.
- 4:59It is to communicate. We're like, Well, what?
- 5:00You can just hop online and do that.
- 5:03But like prior to online, you could not.
- 5:07I remember I've haven't done ham radio, Craig, but I do remember the days
- 5:11back and, you know, the early infancies of modems.
- 5:14So, you know, you're,
- 5:15yeah, 16, six or 32 K modem, you'd plug it in and you dial up.
- 5:19And I remember there was an app or there was a program
- 5:22or a website that you'd go to and you could
- 5:24ping someone across the world and you would randomly get someone.
- 5:28And I do remember the excitement of like it ringing and somebody picking up
- 5:31and a voice from I don't know where,
- 5:35but I had an accent that I didn't really understand, like answer.
- 5:38I'm just like, who?
- 5:40Like, Whoa, this is so neat. So yeah,
- 5:44Yeah.
- 5:44Well, I'm glad you got away.
- 5:46Yeah, I say we're boring people by now.
- 5:48Let's. Let's move on.
- 5:50I find it interesting.
- 5:51I think it's fun, but
- 5:53it's good to be back, so.
- 5:55All right, well, last week, you dove
- 5:58into a very exciting topic of bookkeeping.
- 6:01And that's an important thing that I've done.
- 6:04Yeah, Yeah.
- 6:06Insurance.
- 6:06You still need to cover insurance and insurance.
- 6:09Yeah, we did one way back, but we need to have that again.
- 6:11Those are things like,
- 6:12remember all you are the owner of your business last week for finances.
- 6:15You're the cfo of your business, right?
- 6:17You're the h.r. Of your business.
- 6:19You're the ceo of your business.
- 6:21You need to protect it, too.
- 6:22Part of that is finances, right?
- 6:24Right.
- 6:25Well, before we get into this week's topic,
- 6:27i love seeing the,
- 6:29you know, emails come in from listeners and viewers
- 6:32seeing the youtube comments and you you had a couple of comments
- 6:36that came in that you wanted to share, right?
- 6:38I did, yeah.
- 6:39Just a few testimonials here that I like to share from some of our users.
- 6:43There are.
- 6:44So I'm going to here's Louis, I will read.
- 6:46He says Spiro is truly the best software
- 6:49out there and offers tons of features, resources and materials which allow me
- 6:53to have everything I needed in one place at a crucial time in my business.
- 6:57Yeah, that's awesome.
- 6:58Spiro saved me hours of time and has allowed my business to grow quickly.
- 7:02I look forward to all the future updates and features.
- 7:06I am confident that Spiro will be the leading software
- 7:09for the real estate, photography industry and other industries as well.
- 7:13So thank you Luis, for that.
- 7:14- Appreciate that - Elena said.
- 7:16One of my clients
- 7:17that usually has something negative to say about everything.
- 7:21Actually, complimented the marketing kits when I deliver the media.
- 7:26- All right - so I want to pass this along.
- 7:29he liked the media kids had nothing negative to say.
- 7:31Kind of a miracle.
- 7:33- Thank you, Elena. - It's funny.
- 7:36I know people like that, though.
- 7:37I get that.
- 7:38Yes, I yeah.
- 7:40Herb said, Dang, son, you guys are smashing it out of the park.
- 7:44Thanks, Herb.
- 7:46Joshua said, coming from a real estate team
- 7:50hyper focused on systems and processes, Spiro is an absolute breath of fresh air.
- 7:55I truly appreciate all of your hard work for the continuation of knowledge
- 7:57and experience.
- 7:58It's made the transition
- 7:59into opening my own business so much smoother and actionable.
- 8:02For those of you that don't know Joshua.
- 8:04He went from a realtor to a real estate photographer.
- 8:07Yeah. That's what you. That's what you're all about, Todd.
- 8:10- Systems and processes, - systems and processes.
- 8:13You know, if you're going to do it a thousand times a year or 12,000 times
- 8:17or 100,000 times a year, let's just create a system for us, streamline it.
- 8:21And that's what we spent 20 years doing inside of Spiro.
- 8:25Right, Right. So, well, cool.
- 8:27Awesome feedback. Yeah.
- 8:29Thank you all for sending that in and reaching out.
- 8:31We love to hear that.
- 8:32We don't mind hearing the bad either.
- 8:34Chat with us, you know, if you are
- 8:36if you have a question, if you have feedback, please let us know.
- 8:39That makes us better.
- 8:40We love hearing you know, we're still humans.
- 8:43We we love hearing the great as well.
- 8:45I shared this link last week.
- 8:47If you do have feedback, we do have a board now online
- 8:51where you can post a suggestion for a future update.
- 8:56The other cool thing is yeah, if someone else posted this suggestion
- 9:00that you want or you can read other suggestions, you can upvote it as well.
- 9:03So we will work on the suggestions.
- 9:07With the highest number of votes or those of you that want the most of you
- 9:12what you want. Wait a minute. Let me try that again.
- 9:17Speaking about communication.
- 9:18Holy cow.
- 9:19Jeez, I'll are.
- 9:22We will work on the highest priority that you as a community want
- 9:26all Spiro users.
- 9:27So I'll give you a website here.
- 9:28We'll put it in the notes as well.
- 9:30But at spiromedia.featurebase.app
- 9:35So we'll link it below but you can go on there.
- 9:37You can also see the roadmap of what's coming and also
- 9:40the Changelog of what we have done in the past.
- 9:44That'll work.
- 9:45That'll work.
- 9:45What's that website one more time, just so people get it.
- 9:48That is spiromedia.featurebase.app
- 9:53Got it. All right.
- 9:55Like I said, we'll put that here on the screen
- 9:57and we'll make sure that's in the show notes for you as well.
- 10:00Yeah. All ready.
- 10:02Well, anything else we want to hit before we dive into this week's topic?
- 10:05One more quick thing.
- 10:06This is a side I see this question a lot
- 10:08and they ask about I see an editor question a lot.
- 10:13A lot of you are.
- 10:14I understand it's can we get consistent editors?
- 10:16How do we get the quality we want?
- 10:19And, you know, when you do a test, typically with a with an editing team
- 10:23or an editor, the test that sent back looks beautiful, right?
- 10:26And then maybe a month later or six months later,
- 10:29maybe one week later, it looks completely different.
- 10:31So there's you know, those are the struggles
- 10:34of having an editing team and the turnaround time in the process.
- 10:38I would like to mention, though,
- 10:39that we do have an editing team, so we have created that.
- 10:43So at Wow we created our own editing team called Creo,
- 10:47it's in Kosovo, but I am just a minority owner in it.
- 10:51Lobban and Shend over and in Kosovo are the majority owners of it,
- 10:56and we send a ton of jobs to them for our company.
- 11:00Wow video tours now they have expanded and they are able
- 11:04to service other real estate companies as well.
- 11:07So if you are looking for an editor,
- 11:11they can do
- 11:12your editing and they will integrate completely in the Spiro.
- 11:16They know the system really well.
- 11:18So if you want to streamline your editing process,
- 11:21we're going to talk about some of that today.
- 11:22Not editing, but we're going to talk about streamline your process
- 11:25you can reach out to Labden
- 11:28you can find him at creo
- 11:31creollc.net
- 11:35So creo creollc.net.
- 11:38Feel free to reach out to them.
- 11:40You'll have a real call.
- 11:41He'll get you on Skype or Zoom.
- 11:43He's a fantastic individual.
- 11:46Like I said, he I'm a minority owner.
- 11:47I'm a partner with him and Shend.
- 11:49But it's a great option for you.
- 11:51No pressure to try it, but I know we have other Spiro users
- 11:55and other non Spiro users using them as well.
- 11:57And they have expanded their capacity.
- 12:00Very cool.
- 12:01Good job.
- 12:02Well, again on the screen and I'll put that
- 12:04in the show notes for you as well if you're interested in checking that out.
- 12:08Correct.
- 12:09All right.
- 12:10Well, talking about processes.
- 12:13Yeah.
- 12:14And how important that is to your business,
- 12:17having a streamlined process, something that's repeatable,
- 12:21the motion that you go through every day to keep things consistent and predictable.
- 12:26And I mean, there's always going to be wrenches
- 12:28that get thrown into your process, right?
- 12:29That's just life.
- 12:31That unexpected phone call from a realtor that just upends the whole day
- 12:35or say a camera going down in the middle of your day and you didn't have a backup.
- 12:39There's always things. But if you can have
- 12:43a streamlined process for most functions in your business,
- 12:47you're going to find that it makes things efficient, profitable and repeatable.
- 12:51So let's dive into that this week.
- 12:54Todd What what specifically did you want to dive into on processes?
- 12:59Yes, I want to keep the same kind of day in the life.
- 13:02You know, we understand what you are doing every day
- 13:05because we we have done it or we are still doing it.
- 13:08So Craig, we talk about this a lot.
- 13:11So Craig is an employee of Wow video tours and he not only does business
- 13:15development in his market, but he also does the does the photo and video
- 13:21when when needed and a lot of it and as he grows the market in our goals
- 13:26the transition to get him into shooting less and building more relationships.
- 13:31But regardless he is out shooting every day.
- 13:34So I want to stick to the day in the life.
- 13:36Have gotten really good feedback on that and hopefully you can get
- 13:39some little nuggets in here of how to streamline.
- 13:43But one important thing is, is once you get the jobs in
- 13:47and there's lots of jobs coming in, you need to fulfill the jobs.
- 13:51And like Craig mentioned, having this streamlined, repeatable process
- 13:57will ensure consistency.
- 14:01Quality will ensure that expectations are set and met.
- 14:07Expectations are so important
- 14:09in any process at any business
- 14:13and we've developed a streamlined process.
- 14:15So I want to start from that fact of
- 14:17we've got a packed schedule and we've got a lot of things coming in.
- 14:21And Craig, I want to start this process with the night before.
- 14:26So you have shoots tomorrow and I want you all out there
- 14:30that are listening right now to kind of think
- 14:32about what your process is and are there gaps anywhere?
- 14:36Is there anywhere that you can improve the process?
- 14:39And if so, take a couple of things, make some changes
- 14:44and make that process better.
- 14:47So in talking about communication and expectations,
- 14:50there's a couple of things that have to happen for the day to go off.
- 14:53Okay, Tomorrow. So one of those things is
- 14:59it's one of your two largest pain points as a photographer.
- 15:02So it's not the driving you do.
- 15:05What's the number two pain point you have as a photographer, Craig,
- 15:08When you're out shooting houses?
- 15:11Well, Todd, I would have to say
- 15:14by far home readiness,
- 15:16the client, the seller not being ready
- 15:19for the professional shoot that's been scheduled for them.
- 15:22You'll walk in the house is not quite ready
- 15:26and then you got to wait for them to try and move things and hide things or clean
- 15:30or and you just you don't have time for that in your shoot day.
- 15:33I might have four or five.
- 15:35Six shoots stacked up in a day, and I can't wait for that
- 15:39seller to be cleaning and moving.
- 15:42So yeah, that's what I would say is, is home readiness
- 15:45So that's the same of what we hear.
- 15:47Craig And that's I think the general consensus out there
- 15:51is there's nothing worse than to drive all of those miles
- 15:55and spend that time to get to a property to just want to do your job
- 15:59and you can't do your job right.
- 16:02And even if you try to do your job, you are set up for almost failure
- 16:08because you're so focused
- 16:11on getting the house ready or waiting for the homeowner to move things
- 16:14and am I going to be late to my next appointment?
- 16:16And do I need to alert somebody
- 16:17that you probably just end up forgetting to shoot something, you know?
- 16:21Oh, I forgot the master bathroom. Well, how do you forget?
- 16:24Or you forget that because you were taking around this rat race
- 16:27of try to clean things up, herd seven cats and sweep the floor at the same time.
- 16:30Can you start upstairs or start in the basement
- 16:33and that your order gets through?
- 16:34Yeah, yeah, yeah.
- 16:36So the ways that we combat that as a software
- 16:40and as a real estate media business is we send text messages.
- 16:44I mean, we just talked about communication, right, with the house now.
- 16:47Well, there's no ham radio involved.
- 16:50We do not send a point to point
- 16:54signals to the homeowners.
- 16:56We've updated it a little bit.
- 16:58So it would be good to imagine you get a list of like
- 17:01a thousand like point to point you need to do for tomorrow.
- 17:04Of all the subscribers
- 17:05say be listening on 146.52 megahertz at this time.
- 17:10I'm gonna send you.
- 17:12Sorry. Okay.
- 17:13Oh, I love it.
- 17:15So so we've upgraded that process and any
- 17:19any subscriber on the order will receive a text message.
- 17:24So you're used to this, right?
- 17:26Domino's does this.
- 17:27They're kind of the ones that premiere the pizza tracker.
- 17:30But my chiropractor does this.
- 17:32My doctor does this when I have an appointment.
- 17:34An appointment with my accountant the other day,
- 17:35I got a text message reminder because time is money, okay?
- 17:41So the
- 17:42system will automatically send those reminders out the day before.
- 17:46And you know what?
- 17:47We put in those reminders.
- 17:49A getting ready guide.
- 17:51Oh, my goodness.
- 17:52Can you even believe it.
- 17:55It's like.
- 17:55But wait, there's more. Right. And you know what happens
- 17:58when the homeowner gets the getting ready guide?
- 18:01They mumble under their breath
- 18:02at the photographer and all the work that they have to do.
- 18:05Yeah, but they do it
- 18:08most of the time.
- 18:10Yeah. Yeah.
- 18:11It's not a perfect process, but I think put yourself in their shoes
- 18:15and you've probably sold a house before.
- 18:18Those of you that have,
- 18:20you're selling the largest investment of your life.
- 18:22You know, if you get a list that says you should do these things
- 18:25- to make your house look great - do it.
- 18:28Do it. Yeah.
- 18:30So and we actually have examples
- 18:33of when Ryan, our head trainer, was out.
- 18:36He was in Charlotte and he had a couple of I don't think the appointments
- 18:40were back to back, but they're in the same day walks into the first appointment
- 18:43house is nowhere near ready nowhere near ready
- 18:48and the homeowner said, you know, it'd be really great
- 18:52if you guys gave me like an idea, a list of items I should do
- 18:57before you guys get here so I know what you want me to do.
- 19:02You know, Ryan turns them, beats his head on the wall.
- 19:05You're not literally.
- 19:07But this lightbulb goes off.
- 19:08He's like, Oh, well, yeah, we.
- 19:10Well, we.
- 19:11I mean, what is he supposed to say? Oh, we gave it to your.
- 19:13We gave it to your realtor.
- 19:14Your realtors are real, you know what dropped the ball?
- 19:18You can't say that.
- 19:19And then he goes to a house the same day and I'm not even kidding you.
- 19:22And he walks in and it's great. Perfect.
- 19:25And you know what information he got back from the homeowner?
- 19:28I said, Hey, that sheet you sent me, that sheet I got from my realtor
- 19:31was really helpful and the house was perfect.
- 19:34So at that point we were like, Hey, like, we know how busy realtors are.
- 19:39It's not a fault of the realtor.
- 19:40I never try to blame anything for anyone.
- 19:42I always try to blame the process.
- 19:44So whenever there's a gap in our business, I don't blame a person,
- 19:48I blame the process.
- 19:49So the process of giving our getting ready sheet
- 19:53to the realtor was flawed because realtors are busy.
- 19:59If we want the
- 20:00homeowner to have the getting ready sheet, let's send it directly to the homeowner.
- 20:04Boom Update was done in Spiro.
- 20:06Add a homeowner to an order.
- 20:08We will text message them reminders and you're getting ready guide
- 20:13Todd, I really I want to repeat that because that just jumped out to me.
- 20:17Don't blame the person.
- 20:19Blame the process.
- 20:21It's you want to destroy a business relationship, point a finger at a person.
- 20:25You want to improve the relationship and make your business better.
- 20:28Look at the process to avert the issue that you just faced.
- 20:31I like that. That was good.
- 20:34You know, I can't take credit for that.
- 20:35One of my coaches, I believe Dennis Dennis, told me that I had a
- 20:39I had this whole I was
- 20:41I was on a coaching call with him and I was just convinced that I was right.
- 20:44You know, I'm proud to have my chest out, that I was right and
- 20:48and he set me completely straight
- 20:51that the process was flawed,
- 20:55that this employee, they were just following what they knew.
- 20:59They had never given any sign that they would
- 21:04do something behind my back or do something incorrectly
- 21:06or not want to have the best intentions for the company.
- 21:09And he was 100% right.
- 21:11I have lives tried to live by that eversince of
- 21:15just don't blame people, blame the process.
- 21:20I like that.
- 21:21Okay. Sorry to interrupt.
- 21:23Just not one of the things.
- 21:24Yeah. No, that's a thank you for that.
- 21:27So that process is done for you.
- 21:29Put your homeowners on the order and you say, Well, Todd,
- 21:32how do I get my agents to know that they can add a homeowner?
- 21:36You just tell them We talked about newsletters, we talked
- 21:39about communication.
- 21:40It's not going to be a 100%.
- 21:43You're not going to tell them once and they're not going to remember.
- 21:46You're going to have to actively work at communicating.
- 21:50It's not hard,
- 21:51but you're not going to do it one time and expect it all to be done right.
- 21:55So always communicate.
- 21:57And this is a selling point for your company.
- 22:02Hey, realtors, we've made it so easy for you.
- 22:04We know how busy you are.
- 22:07We know you're managing a thousand things a day.
- 22:10We want to help you make sure houses look beautiful
- 22:14for our photo and video services.
- 22:17We now allow you to add your homeowners onto the order.
- 22:22Here's how you do it.
- 22:23On step three, click Add a homeowner Enter in the homeowner's
- 22:27name and cell phone number. Click Save.
- 22:30Now we will automatically send text message reminders to your homeowners.
- 22:36You know, just do something like that.
- 22:38You can type it.
- 22:38You can tell them that you can create a video and send it all to them.
- 22:42You get creative. You're more creative than I.
- 22:44That's the messaging
- 22:45I would give them to sell that you have upgraded your services,
- 22:49you've upgraded your systems and you're making their life easier.
- 22:53They love that.
- 22:55Yeah.
- 22:56And you see it firsthand, right, Craig?
- 22:57I mean, you're still out there every day and you see this in action.
- 23:00Yeah, Yeah.
- 23:01When I do a presentation at the office
- 23:03and I show that feature or show the marketing tool kit and
- 23:06how that's integrated into their system, their eyes just light up.
- 23:09So the night before your all subscribers,
- 23:13this could be the agent as well, because it's an agent.
- 23:15Need agents need reminders.
- 23:17They get this text message reminder link to the generator website.
- 23:20So you know that they are at least have been pinged
- 23:25before the night before the appointment.
- 23:28So the other night before the appointment.
- 23:30So, Craig, what's your night before the appointment procedure?
- 23:33Yeah.
- 23:34So I always I like to log into Spiro’s photographer portal so
- 23:40you know, the agents can order on their portal,
- 23:42but the photographers have their own portal through Spiro.
- 23:45So the night before, I usually I get a slack notification
- 23:49that is integrated with Spiro that tells me how many appointments
- 23:53I have the next day.
- 23:54What I like to do is I log into the photographer portal
- 23:56and look at that more in detail because the photographer portal
- 24:00has, you know, the number of photo jobs, the number of video jobs, drone jobs.
- 24:05It lists out all the different services and how many
- 24:08how many of those types of services I have.
- 24:10So I know to plan what equipment I need, how many batteries I need.
- 24:16Though honestly, more and more,
- 24:18I carry most of my gear with me all the time, regardless, you know.
- 24:22So say I have a day where I don't have any drone jobs.
- 24:26I could leave the drone at home just figuring out, well,
- 24:30you know, nobody's order drone. I can leave at home.
- 24:32But what if I get to the property and I didn't realize that it had water on it
- 24:37or it just had a really nice backyard that I think would benefit from drone.
- 24:43What in the agent happens to be there?
- 24:46I'll talk with.
- 24:46I'm not in front of the client, not in front of the seller.
- 24:50Don't ever try and upsell in front of the seller
- 24:53because then it puts the agent in a really awkward position. Yes.
- 24:58You'll never shoot for that
- 24:59agent again if you pull a solid stunt like that.
- 25:02But I may suggest, you know, when the when the sellers out of earshot, hey,
- 25:07I think this property could really benefit from drone and, you know, no pressure.
- 25:11Just here's what the why
- 25:12but I thought I'd mention it, and sometimes they'll go for it,
- 25:15sometimes they don't.
- 25:16Well, if I had brought my drone with me, even though the portal said
- 25:19I didn't have any drone jobs, I've missed an upsell opportunity.
- 25:23But all that to say it's it's
- 25:26a good kind of baseline of the minimum
- 25:29of what you need to take with you for that next days jobs.
- 25:33I look at special notes on each of those jobs.
- 25:36So do I need to be aware of something special like that?
- 25:39Later today I've got a photo only shoot that the seller has requested.
- 25:43I not shoot the back of the house because they haven't power washed it.
- 25:47I need to know that before the night before
- 25:49and just have all my ducks in a row.
- 25:51So looking at special notes,
- 25:54looking at
- 25:55where each of those those shoots are is I've got the addresses.
- 25:59It's just it's just a really handy checklist to mentally
- 26:02go through and be prepared the night before.
- 26:06And I don't have to rush in the morning trying to make sure
- 26:08I've got all my ducks in a row.
- 26:10Yeah, that I think that's really smart.
- 26:13Craig There's something about our brains
- 26:16and putting things in the night before and putting things in our brain.
- 26:20Excuse me, I didn't say that very well, but I was on a coaching call yesterday
- 26:24and with a coach, so I wasn't, I wasn't doing any coaching,
- 26:28but I was getting coached and they,
- 26:31this coach talked about
- 26:34the day, the day before.
- 26:37Before you end your day, you write down
- 26:40your top three goals for the next day.
- 26:45And the interesting thing is, is that our brains
- 26:47will begin to process those even subconsciously.
- 26:50Yeah.
- 26:51And if you put it in your brain, your brain does something with it.
- 26:55So I think that's really smart, Craig.
- 26:57With just scanning it real quick now, Craig, how long does this take?
- 27:00Because remember, we're super busy.
- 27:02Like, are you saying I have to spend an hour in that?
- 27:04You call it the photographer portal?
- 27:06Yeah, No, I mean, top 5 minutes.
- 27:09- It doesn't. - This is quick. Okay. Yeah, Yeah.
- 27:12I mean, I, you know, I'll look at the portal
- 27:16and that takes 5 minutes tops, at least for me.
- 27:20I just. I need to know what's happening.
- 27:22Quick glance.
- 27:23yeah. 5 minutes, tops, Todd.
- 27:25I mean, it doesn't. It doesn't take super long.
- 27:27I just.
- 27:27I'd like to go through all the notes and just make sure
- 27:30I know what services are going, you know, going to happen that next day.
- 27:35Honestly, I probably spend more time making sure
- 27:37that I've got my batteries charged,
- 27:41got my gear put together, that I have the memory
- 27:44cards and my drone and my camera.
- 27:48Yeah,
- 27:49just get my gear ready then for the next day as well
- 27:51so that I can just pick it up and grab it that next morning.
- 27:54I'm not rushing around and it doesn't take long.
- 27:58Yeah, that's good. That's good.
- 27:59So you were reminded in Slack, if you have Slack integrated
- 28:03and then you can go to the photographer portal, there's all your information.
- 28:07Craig, let me ask you a question.
- 28:09So this is more not the business side, but it can relate to the business side.
- 28:13You talked about charging batteries.
- 28:16So for your drone, how many batteries? Well,
- 28:19if I'm just going to get my drone right now, how many batteries should I buy?
- 28:24I would say three just to be safe.
- 28:27I mean, I've got the Mavic Pro two, you know, on a day
- 28:30that the wind isn't horrible, I might get 20 22 minutes of flight time.
- 28:35Okay.
- 28:35And, you know, say you have three aerial silvers.
- 28:39It might take ten, 15 minutes to shoot each of those.
- 28:42I don't know.
- 28:42I just three, three minimum just to be safe.
- 28:45If you ever really windy day that's going to drain your motors faster.
- 28:48I actually carry four batteries with me now,
- 28:51- but I would say three safe - Mavic two pro
- 28:57three batteries and they do make pack is that called the fly
- 29:01- more pack is that what that is or do they - Yeah something like that.
- 29:04I mean the Magic Pro two is kind of old now.
- 29:07There's, I mean, there's newer drones out there,
- 29:08but that drone still works really well for me.
- 29:11Perfect. Okay, great.
- 29:13What about camera batteries?
- 29:16I carry six with me.
- 29:17Six of them. Yeah.
- 29:19And what I'm noticing is that the older the batteries get, the less charge
- 29:23they hold.
- 29:24I'm actually probably due to replace it, probably three of them.
- 29:28So thank you for the reminder on that. Yeah.
- 29:31Well, let me ask you this,
- 29:32because this is the way we did it back when I was shooting.
- 29:35Do you buy OEM name brand batteries or do you buy the off brand batteries?
- 29:39I would suggest the OEM, they seem to work better
- 29:42longer, but I do have some off brand as well.
- 29:45Yeah, we found the same thing.
- 29:47I typically would just buy the off brand because I'm cheap and then
- 29:51it's kind of funny because I'd go look at Ryan's bag and this is when we shot Canon
- 29:54and like he'd have all the OEM canon batteries.
- 29:57It's almost like you open that sucker up and you see seven OEM batteries like this,
- 30:01like, oh, like, where do you get all the canon batteries at?
- 30:04Like, I got these, I got these cheap, like no brand that no name batteries.
- 30:08So you decide what will work best for you.
- 30:11You'll spend a lot more buying
- 30:12your name, brand batteries, your camera, your OEM batteries.
- 30:16But they do last better.
- 30:17Yeah. Great. Okay, What about.
- 30:19Sorry, Go ahead.
- 30:21No, I was just say the battery question's an interesting one
- 30:23because we just made a change at wow.
- 30:25Video tours using a different camera set up for our videos than our photos.
- 30:31And I used to go through the batteries a lot faster shooting
- 30:34both the photos and the video on the same camera.
- 30:36Now that I'm photos only on on my Sony, I don't go through the batteries as fast.
- 30:41So do I need to carry six?
- 30:43Probably not.
- 30:43But I mean, more is better, right?
- 30:47I agree.
- 30:48Yeah.
- 30:49When you're out there and this is your business, I. Yes.
- 30:51100 percent
- 30:52because you're not you're not driving to any store and getting those right.
- 30:56You know, maybe if you shoot a
- 30:58I don't know there's best buys out there that you might get, you'll get it.
- 31:01You can probably buy a drone out.
- 31:03There are drone battery.
- 31:05The camera batteries are kind of hit or miss at some of your electronics stores.
- 31:09Yeah. Okay, great.
- 31:10What about okay, so we've gone to a different
- 31:13So you're shooting photos on a camera and then video on a on a different camera.
- 31:18What?
- 31:18What did we make a change there?
- 31:20Yeah.
- 31:20So we're shooting on the 14 and 15 pros.
- 31:24Okay. Yes.
- 31:25Yeah.
- 31:25That the iPhones and man the image quality it's world the difference
- 31:31- from from our Sony's at least my Sony - Yeah for video
- 31:36For video yeah.
- 31:37Mm hmm Yeah. Yeah.
- 31:38But we just really love the processing especially of the windows, the HDR
- 31:42that the iPhone does.
- 31:43So and we just run all that footage straight to the merge fleet
- 31:47and we don't color corrected anymore.
- 31:49It's incredible.
- 31:51And you know, it's it works really well for us.
- 31:54Yeah.
- 31:55Especially for the scale that we're shooting at.
- 31:58I mean, we're shooting a lot of videos every day
- 32:01and I know there's, there's some very artistic videographers out there
- 32:04that do beautiful work that might kind of look down on the iPhone,
- 32:09but they're more the boutique type of videographers
- 32:12that just do some really high end luxury type work.
- 32:15And that's great. That's a great process for you.
- 32:18I think every there's different segments of of the market that we serve.
- 32:22And you can have different tools for for different segments of that
- 32:26that market.
- 32:27Yeah, well said. Well said.
- 32:30What about stabilization?
- 32:32Gimbal Yeah.
- 32:34So DJI, Osmo
- 32:37Osmo has what?
- 32:39I just blanked out on the name of it.
- 32:41It's a DJI gimbal that holds made for made for the made
- 32:44for the iPhone or made for a Phone. Yeah. Great. Yeah.
- 32:47And then does that charge, does that have an external battery?
- 32:51Has to have internal. How do you do with that. Yeah internal.
- 32:53So I make sure that that's that's charged.
- 32:55You know sometimes you might get that
- 32:56yellow battery indicator, you're getting low.
- 32:59Make sure you plug that in as soon as you get home that that's what I do.
- 33:02As soon as I get home from my day shoot, I'm already changing up my batteries
- 33:06and charging them that.
- 33:07That's the first thing I do so that I'm not caught flat footed that next morning
- 33:11because I forgot to do it later in the evening.
- 33:13It's the first thing I do check.
- 33:14But, you know, throw, pull my batteries out, put them on the Chargers.
- 33:18I know I'm good for the next day.
- 33:20Okay.
- 33:20Just the business impact of not being prepared or not having enough batteries.
- 33:25That's embarrassing.
- 33:27I just.
- 33:27I don't want our business to be embarrassed by me not being prepped
- 33:31and following a system to avoid that.
- 33:35Mm. Yeah. Well said.
- 33:37Now, will that
- 33:39gimbal?
- 33:40So say you have five videos in a day, Will that lasts the whole day.
- 33:45It has me now just to be
- 33:47even if I don't have that yellow battery indicator shooting five videos
- 33:51in one day,
- 33:51I'm still going to plug that gimbal in at the end of the day, just to make sure
- 33:55I'm good for them.
- 33:55Is that is that usb-c?
- 33:57Like, could you charge me in your car if you okay, so you have your car,
- 34:00which I, I have done that.
- 34:02I have plugged it in in the car, you know, say I've got five shoots in a day
- 34:06and at the end of the fourth shoot, I get that yellow battery indicator.
- 34:10Mm hmm.
- 34:10I don't know exactly what the percentages of the battery that's left.
- 34:14So I plug it in on my drive to that fifth shoot, just,
- 34:18you know, just to get a little extra juice for that, that last shoot,
- 34:22just to make sure I'm not running out and I've never had a problem.
- 34:25Electronic seem to do can do some weird
- 34:28things when batteries get low, especially those motors on those gumballs.
- 34:32If the voltage isn't consistent, you could get just some weird choppiness.
- 34:36So but that's nice said that you know usb-c right into the car right.
- 34:41What about.
- 34:41Sorry I'm just I'm this is impromptu, but I think it's I think it's valuable.
- 34:45What about cards? What do you have?
- 34:48Do you have one card?
- 34:49Do you have what is our card? See?
- 34:51SD card strategy or memory card strategy?
- 34:54Yeah. We have a different card for every day of the week.
- 34:57So, you know, Monday I'm using a monday card.
- 34:59Tuesday.
- 35:00I mean, it's pretty self-explanatory, but I'm carrying multiple SD cards
- 35:05for every day of the week and even say SD cards fail.
- 35:10Right? They can. They could fail.
- 35:11They can get corrupted by carrying the extra days cards with you.
- 35:15You've always got backup cards.
- 35:17I've read stories on the Facebook groups of that happening where a card went bad
- 35:22or, you know, something happened and they were only carrying one cards
- 35:27carry backups, carry backups, people
- 35:30first cheap as those things are really all this equipment
- 35:34even though some of it has a a larger price tag on.
- 35:37It's all pretty cheap equipment.
- 35:39And I remember
- 35:40buying big video equipment back in the day like it was expensive and heavy.
- 35:44And so yeah, protect yourself.
- 35:47Let me just so you said you have a
- 35:49like you're literally labeling those cards Monday.
- 35:52You're writing Tuesday on a card.
- 35:54Oh, interesting.
- 35:55And then you're using that card on the day and then so
- 35:58you have five, six, seven cards, right?
- 36:02And that's the what's the what's the reasoning behind that, Craig?
- 36:06Well, it's an insurance policy.
- 36:07You know, see, something happens when you upload those images.
- 36:11They get corrupted in Dropbox or Dropbox, has some fatal error
- 36:15or Vimeo loses all your videos
- 36:18or something in that prior week.
- 36:21Yeah, you can go back to that card.
- 36:23At least you have at least a week's backup where I can see
- 36:27something on Tuesday's shoot got screwed up online.
- 36:31Well, I still have the raw files that can go back to on that Tuesday SD card, so.
- 36:36Okay, so if once you import on your computer
- 36:40and you get those online and they corrupt or maybe say you forget,
- 36:44you didn't select all of them
- 36:46and you realize you can pull all of your media off the card.
- 36:50So you're saying if I were to shoot on that card
- 36:52the next day, I've deleted all of those in format active.
- 36:56Yeah.
- 36:57Now that if I have if I use a different card
- 37:01the next day I have five, six, seven days until I overwrite that media.
- 37:06So I'm almost I'm a week out from that shoot.
- 37:09Oh, that's great.
- 37:10So a nice safety net there.
- 37:12Yeah.
- 37:13Thankfully you don't need that most, you know, most times.
- 37:17But that one day where something happens to be able to go back
- 37:21and still have that prior week's, you know, shoots, that's a good thing.
- 37:25Yeah. No, that's great.
- 37:26That's great.
- 37:27Okay, so let's just touch on real quick since we're here and we'll wrap it up.
- 37:31We'll wrap up the equipment part, but 3D Systems, what do you have?
- 37:35What do we do?
- 37:37Yeah.
- 37:37So for the 3D shoots, I carry a Ricoh Theta Z.
- 37:43So the Z, the Z line.
- 37:45Yeah. Okay.
- 37:47Very small, very light, very compact.
- 37:49I mean, those big Matterport cameras, I mean, they do a great job, but
- 37:52man, are they big and bulky to have to track around.
- 37:56We don't do a ton of 3D scans,
- 37:59so if I see that I have one the next day, I just double check the battery level
- 38:04because those things can slowly drain over time and I just make sure that
- 38:07I plug that in as well and make sure that that,
- 38:11you know, that theta is ready to go for the next day.
- 38:14Great.
- 38:14And another great reason why we put the number of service jobs
- 38:18you have for the next day,
- 38:20because if you don't shoot a lot of something that pops up,
- 38:23then, oh, goodness, like, oh, I better make sure it's charged.
- 38:26Right.
- 38:27Another thing, let me go to something.
- 38:30Yeah, Yeah.
- 38:31So those theta Z cameras drain quick.
- 38:34So you have three shoots in a day.
- 38:37The nice thing also usb-c on that.
- 38:39So you could, you can charge in the car as well, bring an extra plug with you,
- 38:44you know, so you, you shoot the, the 3D scan first
- 38:47before you do your photos and video, shoot that first, plug it in in the house.
- 38:51Don't forget to unplug it and take it with you.
- 38:54But it just that Usb-C is nice to charge either
- 38:57at a house or in a car on your way to your next shoot.
- 39:01Oh great.
- 39:02So that so remember to throw so the usb-c
- 39:05to a to a 110 the the plug in to the house.
- 39:08You're saying just make sure you throw one or two of those.
- 39:10Yeah. Yeah.
- 39:11There's nothing worse than not having that thing
- 39:13And you're like you're looking at the wall and you're like,
- 39:16I could plug in there, but I only have USB.
- 39:18Like, you just need that stupid little thing.
- 39:21Like my kids stole it to charge their darn device.
- 39:24Yes, That's real life.
- 39:29Zeke.
- 39:30Yeah.
- 39:30What do you what do you do with the plug at.
- 39:34I love it.
- 39:36or my wife, but I'm not going to go there.
- 39:39Yeah.
- 39:40Smart, smart wall. Learn from that.
- 39:43Okay, To wrap it up.
- 39:44So another thing we we do somewhat frequently, but not a lot.
- 39:49Audio agent on camera.
- 39:51What do we use for my packs?
- 39:54Well, that's kind of been shifting.
- 39:57There's been the traditional Mic pack and know lapel mic.
- 40:01I carried a dual pack the comica brand
- 40:06which was different than what most Wow did, but that was
- 40:08I got that back when I was on my own, got a really good deal.
- 40:13But lately we've switched over to those DJI.
- 40:18I just blanked out on the name.
- 40:20They're kind of a self-contained module and you've got a receiver.
- 40:24I just totally blanked out.
- 40:25I'm embarrassed. It's made by DJI.
- 40:29Is that the go Mike? Now,
- 40:31- I forget - yeah, if you type in DJI mic it is.
- 40:37I'm just searching here quickly.
- 40:38Craig I came by the name of it, but it's got one receiver and two
- 40:42we buy the two or the two way.
- 40:47Which am I going to got the transmitter, the receiver, that's the transmitter.
- 40:51And then it's got two transmitter and one receiver. Yeah.
- 40:53So you can mike two people.
- 40:55So if you want to have two agents because you'll get this,
- 40:57sometimes a lot of times you'll just have one agent speaking,
- 41:00but sometimes you have a team and hey, can I have two people?
- 41:03Well, you can't share one, Mic. We've tried it.
- 41:06And even if you point it towards the other agent, it just doesn't sound good.
- 41:10So spend a little more money, get the two transmitters
- 41:13so you can clip it on both and ask Craig, do we do we just clip it on
- 41:17or do we do a lapel mike? What do we do for that?
- 41:20It's a self-contained thing.
- 41:21So it's got it's got both a clip and a magnet.
- 41:24Okay. You can you can secure it with.
- 41:27But what I really like is the receiver.
- 41:28You can actually plug right into your iPhone.
- 41:31And if you balance it right on the gimbal,
- 41:33the gimbal can actually take on that additional weight.
- 41:37And it's just it's so, so easy
- 41:40compared to the old Mic pack and, you know, wire
- 41:43and have to wire people up that DJI mic set up is really slick.
- 41:48Yeah.
- 41:49You know, maybe what we should do, Craig, is have Ryan on
- 41:52because that's the main bulk of the equipment.
- 41:54But honestly, there's probably five,
- 41:55six, seven different accessories that we put on it on the Gimbal
- 41:59so that the magnetic little bass we put on weight at the bottom, the better
- 42:04to better balance the gimbal.
- 42:06We have a strap where we can because now if you're managing camera and
- 42:12gimbal plus iPhone, you've got more equipment
- 42:14and there's there's probably four or five six different accessories
- 42:18that Ryan has tried.
- 42:19Like literally give him a hard time
- 42:21because we get accessories shipped in every day.
- 42:23Like he almost looks like
- 42:24he has a store in his office, like I'm just another accessory.
- 42:27But he tries many of them because we we want to field test these
- 42:31to make sure that it's efficient.
- 42:32Again, we love a streamlined process.
- 42:36We want to look professional more and more in the field,
- 42:39and we want to make sure that we have the gear ready to work to do what we need
- 42:43so we can service the client, give them great media, move on to the next shoot.
- 42:46maybe we'll cue Ryan up here to come so that we can show you
- 42:48all the little accessories that he spent hours and hours
- 42:51kind of field testing and getting out to our team, right?
- 42:54Yeah, that'd be a great episode.
- 42:56Yeah, that would be geeky.
- 42:58So look it on gear.
- 43:00Yeah, that's fun.
- 43:01We have never actually done that.
- 43:03This is the most we've ever talked about, like the the gear side of it,
- 43:07but it does tie into the business side because if you don't have the gear and
- 43:10if you're not streamlined with the gear, it could be a gap in your business.
- 43:15Yeah. And it could prevent you from growth.
- 43:18And knowing that you don't have to spend a ton of money
- 43:22on top line equipment to do real estate, video and photo,
- 43:28you don't
- 43:29you don't.
- 43:30If you are out there searching the forums of the groups
- 43:34for the next great camera, body or lens, that is not the problem.
- 43:40Why your business is not growing.
- 43:42That's not the problem of this. You know of you not growing.
- 43:44Are you not getting business right? It's not.
- 43:47That might be tough to hear, but it is not, y'all.
- 43:50We use Sony a six something thousand
- 43:5463, 64, 65,000 bodies.
- 43:57We use the Sony lens a little bit better of a lens.
- 44:01We use iPhones for our videos, guys.
- 44:03We're going to shoot 12 to 15000 this year.
- 44:06And we are growing like crazy.
- 44:08Now. We understand what our client wants.
- 44:10And like Craig mentioned, I understand some of you are in a market
- 44:13where you have
- 44:13got to go completely extreme and you got to push the boundaries of everything.
- 44:17That's not a whole lot of markets in the country.
- 44:20So don't let you don't kid yourself thinking that you have to go, right.
- 44:24Okay.
- 44:26We have found success with it.
- 44:28It's not the gear. The gear is not the problem.
- 44:31So streamline it,
- 44:33get it, and then just look at how you can build relationships.
- 44:36Exactly.
- 44:38Cool.
- 44:39Well, great, Craig.
- 44:40Well, you know, we are approaching the end of our time with you all today.
- 44:46We took a little tangent with you, so I'm sorry for that,
- 44:49but I hope it was valuable for you to understand
- 44:52what gear we use and we just don't pick it and use it.
- 44:55Trust me, we try gear all the time.
- 44:59All the time.
- 45:00We have it shipped in, we try it, we put it through its test.
- 45:04We try different brands, we try everything.
- 45:08And we have two people devoted.
- 45:10We have two employees devoted to this at our business.
- 45:13So there's hopefully some value in there today,
- 45:16kind of a set it and forget it kind of mentality
- 45:19that we've put it through its paces and we know it works.
- 45:22But any last minute thoughts on how you prep
- 45:25for your shoot the night before Craig needs to get ready?
- 45:29Boy, I mean, just having that photographer portal
- 45:33in that summary of the next day with being able to look at, you know,
- 45:37the notes from the agent on anything specific
- 45:39that needs to be done, it's just
- 45:43it allows me to go to sleep at peace.
- 45:46I've already I already know what the next day's going to look like. And
- 45:49I know I don't need to wake up stressed about, okay, what what do I need to do?
- 45:54I've already got all the details.
- 45:55I already know what my plan is.
- 45:57I can go to bed, get a good night's rest, and just be ready for the next day.
- 46:01So just having that that portal through Spiro for the photographers
- 46:05portal to be able to help me mentally prepare for the next day, it's just.
- 46:09It's a game changer.
- 46:10I just, I don't need to stress about things.
- 46:14Yeah, well, that's great to hear.
- 46:15So next week, y'all,
- 46:17what we're going to do, we'll we'll make this a two part series
- 46:20and we will talk about how the photographer portal is.
- 46:22You're in field guide the day of.
- 46:25So we talked about the night before setting yourself up for success.
- 46:28Next week we'll transition into the day of
- 46:31So we will share with you all the tips and tricks how we not only use the portal
- 46:36but tips and tricks that we've picked up along the way of how to
- 46:42get through your day
- 46:42successfully and how to deal with some difficult conversations.
- 46:46How do you tell What if the House isn't ready?
- 46:49What if you have?
- 46:51What if you set off an alarm at a house?
- 46:52What if you can't get in?
- 46:54So we'll cover some of those things and we'll let you know how we deal
- 46:57with those and how we've streamlined that for success in our business.
- 47:01I've never set off an alarm before accidentally.
- 47:04Todd, I don't know what you're talking about.
- 47:06Yeah, me neither.
- 47:07I've, you know, I've never opened the door and then just,
- 47:11you know, anyways, get to that next week.
- 47:13Yeah.
- 47:14My ears are still bleeding from those occurrences when I do it, right.
- 47:18All right, guys, thanks for tuning in this week.
