- 1:09And today, folks, we have a special guest with us, Sam Dixon from Lang Title, the division of West State title.
- 1:16And we're glad she's here.
- 1:17We're going to talk everything that goes on after you've made the offer, before that we get to the closing table.
- 1:23We're at the closing table because that's where it happens.
- 1:26Sam does her magic.
- 1:28Exactly the magic on that.
- 1:29So we're gonna we're gonna jump right in with meeting Sam.
- 1:34And I'm really gonna kind of turn over to Lydia and Lisa about some asking some questions of Sam, right?
- 1:41But I'm gonna start it off by Sam telling us who you are.
- 1:44Okay, how long you've been doing this, why you do it, all the fun stuff, right?
- 1:48Because all the things.
- 1:49Everything's everything's on the table, right?
- 1:51We can talk about whatever you want.
- 1:53We can talk about the fair, we can talk about the weather, we can talk about your kids.
- 1:56I don't care.
- 1:57All right.
- 1:57Because our podcast, we talk about whatever we need to, right?
- 1:59So with that, Sam, the mic is yours.
- 2:03Okay.
- 2:03I have been at Lang Title.
- 2:05This is my fifth year now.
- 2:06I worked at a bank before and was in Lang Title all the time, and they asked me to come work there all the time.
- 2:14So I finally made the decision to leave banking and go to the title world.
- 2:19It's very comparable to what I used to do at the bank.
- 2:22Um, I did home loans there too.
- 2:23So it was just on another side of the table, per se.
- 2:26Yeah, right.
- 2:27Yep.
- 2:27And now I'm in charge and I do the closings at the title company.
- 2:30In charge of the closings, yes.
- 2:32Good because she understands what the lender's going to and what she needs from the lender so she can do her job.
- 2:38Yeah, yeah.
- 2:38So yeah, yeah, that's great.
- 2:39Yep.
- 2:40And I we work with lenders a lot.
- 2:41So if if it's a like Brooke, when we have um Brooke's customers that do uh their financing through her, she obviously doesn't care.
- 2:49And we're talking about Brooks Drum.
- 2:50Brook Drum do a full loop back on your previous podcast.
- 2:54We love Brooke.
- 2:54And so then I'll do the loan docs with her customers too at the closing in her place or in any lender's place.
- 3:01So I get to still do my old job that I had before and some people doing it.
- 3:06The buyers and sellers that you know that process.
- 3:08And it's not like what are we doing, right?
- 3:10Give them my little tips and tricks that I learned along the way.
- 3:13And I love it.
- 3:13No, if I go in and they have a question mark on their forehead, then I'm worried.
- 3:18Right.
- 3:19Yep.
- 3:19Yep.
- 3:20If Sam has a question mark, yes.
- 3:22Yeah, because they know once I give them that contract, they know what to do next.
- 3:26Yes.
- 3:27Awesome.
- 3:27And we know if certain things haven't happened by certain dates leading up to the closing, I'll call Lisa and say, not to scare you, but this is probably not happening because this, this, or this is not done yet.
- 3:40So it could be And what that means is Lisa, get on the phone.
- 3:43Right, yes, start calling somebody.
- 3:45Yes.
- 3:46Get it squared away, right?
- 3:47Yeah.
- 3:48We always make it happen.
- 3:49Yep, that's right.
- 3:50We have magic wands at Lang Tidal that sometimes they're on fire when we have to wave them too much.
- 3:55I'm gonna walk in though.
- 3:57Right, yes.
- 3:57Right?
- 3:58I'm walking in and I've got the question mark on my forehead, right?
- 4:01Yeah, right.
- 4:01Yeah, Lydia's looking at me like, she's like, You're an idiot, Chris.
- 4:05You're just now figuring that out, Lydia.
- 4:07We've been partners how long now?
- 4:08Yeah.
- 4:08What would Caitlin say?
- 4:11I don't know.
- 4:12About the question marking by four eight.
- 4:14She'd first she'd be cackling, going, Oh, laughing loud.
- 4:18Yeah.
- 4:18I guess for our listeners, Caitlin's out ill today, so we we miss her dearly on that and wish her well.
- 4:23But anyway, yeah, so Lydia is filling in in Caitlin's slot today.
- 4:26So you got big shoes to fill or sandals or slides or Caitlin today.
- 4:33That's right.
- 4:34Well, Sam, let's say a buyer and a seller agree on a house, right?
- 4:38And what's the first thing that happens on your end?
- 4:41Um, we get the contract either dropped off or emailed if there's a realtor involved.
- 4:45Um and then they bring Ernest money, we get the order written up, and then we have I say it's like the conveyor belt on I Love Lucy when the chocolate's flying off.
- 4:55But everyone in our office touches it at some point.
- 4:58Someone writes it up and then it goes to the searcher and then they uh examine it, read the commitment, and then get it sent out.
- 5:05And then in the meantime, the lenders are calling saying, I need this, this, and this from you for preliminary numbers or for their own.
- 5:12You become the center hub.
- 5:14Yes.
- 5:14Yes, yes, yep.
- 5:16And for those that don't know, Lydia probably doesn't understand the conveyor belt Lucille Ball because she's just a young.
- 5:22But I was gonna have to scoop the chip.
- 5:26I got the Chris already.
- 5:28If you've heard our podcast, I get the Chris, I'm in trouble.
- 5:30You'll have to look it up again.
- 5:32Lucille Ball, do you know who Lucille Ball is at all?
- 5:34You ever heard that name?
- 5:35I love Lucy.
- 5:36I love Lucy.
- 5:36Why are we showing my age right now?
- 5:38No, I don't.
- 5:39Okay, that's fine.
- 5:40Look it up now or later.
- 5:42Right, yes.
- 5:43Yeah, Lucille Ball conveyor balls.
- 5:45Yeah, they're in the in the factory.
- 5:47Their job is to put the chocolates in things, and what happens is they speed up the conveyor belt to where they're like shoving them in their mouth and eating, they're just shoving them everywhere they can to keep it.
- 5:56So sometimes that happens, and we're all on the conveyor belt.
- 5:59You're an idiot, Chris.
- 6:00Now she's like, put it back on, Chris.
- 6:01No, we're gonna put that on her head.
- 6:03Yes.
- 6:04She needs that, yeah.
- 6:06But we we all work very well our office together.
- 6:09Everyone, our goal is to send out a product that's right and makes everyone happy and does what long a process is that initial.
- 6:18When we get the contract, a contract to closing with the lender is typically 30 days because after COVID, the real estate market has still just been absolutely crazy.
- 6:28So we're constantly busy.
- 6:30Um, so we say 30 days just to keep everyone happy.
- 6:33So they're not no one's calling, wondering what the heck is going on.
- 6:36But lenders start reaching out within a week usually, and they need some preliminary stuff to get their disclosure sent out.
- 6:43And then they want a prelim CD or a closing protection letter or something like that.
- 6:48So it's probably about two weeks till the commitment is done and sent, and then about two more weeks with the lender getting the appraisals back and doing everything on their side.
- 6:57Right.
- 6:57And then we come back together with the lender and then balance and then get to the closing table.
- 7:03What's a typical issue that may come up that could pause or delay a closing in the front end?
- 7:11Ooh, that's a good question.
- 7:13Well, sometimes borrowers not doing their part to get the information to their lenders that they need or make their obligations.
- 7:20But I just the borrowers, which would be the buyers.
- 7:22Right, yes.
- 7:23Okay, just so we can put it in the realtor term and sense here for the on the earnest money.
- 7:27Yes, yes, dropping off their earnest money or not dropping it off on time or so is it always the buyer that's dropping it off, or do realtors step up and it just depends.
- 7:36Yeah.
- 7:36If they sign a contract on the weekend, then Lisa will have it, or so if they're not local and they've been here, then they'll give it to the realtors.
- 7:43Yes.
- 7:44And that's why it's great that the mama realtor here, right?
- 7:47The face on the house that sells them, you know, first choice reality pros, that's she will to go the extra mile, and Lydia will too to make that happen.
- 7:55So that's just what to make sure who and how that responsibility takes place.
- 7:59Yeah, yeah.
- 7:59So earnest money can slow it up.
- 8:01What what do they prefer?
- 8:03Right.
- 8:03And if they're going to mail it, then I ask them, take a picture of the check.
- 8:06Yeah.
- 8:07And I've even had them, they'll take a picture of the check and they're taking a picture of themselves, putting it in the mailbox.
- 8:12There you go, right?
- 8:13Yeah.
- 8:13So just never know.
- 8:15Yeah.
- 8:15Mail.
- 8:16Well, what other things could possibly delay it along the way?
- 8:19Uh well, like appraisals if something comes back that needs fixed, or if there's a discussion on what they're going to fix or not going to fix.
- 8:27In the search.
- 8:28What can you do?
- 8:28Oh, in the search.
- 8:30Um well, some people that would think that they have clear titles.
- 8:34Clear title have an issue, or in the 1800s, someone signed a deed but never filed it, and then or we've seen is that normal?
- 8:46Or is that anomaly?
- 8:48Normal for like farm ground and farmers.
- 8:50It's been in the family forever, whatever.
- 8:52Yes.
- 8:53Or some uncle left a twelfth of an interest to someone, or they all had similar names in the past.
- 9:00One of the grandkids.
- 9:01Yes.
- 9:02Or they'd go by one name, but they deed it to their nickname, or just things that they just didn't know any better, honestly.
- 9:09Or we've seen, and I don't do the searching, but two different chains of title on one property.
- 9:15So it's just goes a little sideways.
- 9:17And but our searchers are they're guaranteed.
- 9:20Your titles are guaranteed.
- 9:21Yes.
- 9:22So there's a warranty on that.
- 9:24Yep.
- 9:24Meaning, explain that.
- 9:25Um if you could.
- 9:26The seller, it's the seller's obligation to provide clear and equitable titles.
- 9:30So that's what they pay the owner's title insurance premium.
- 9:33And the seller pays that typically to basically prove that yes, I can sell this property.
- 9:37It's mine.
- 9:38I own it outright.
- 9:39No liens, I have no mortgages left.
- 9:42My judgment was released.
- 9:44If there was anything on there that could attach to the house, and so then your buyer knows I'm not getting a problem.
- 9:50I'm not going to inherit somebody else's mess or owe someone money, or the nephew of the deceased comes back and is like, Well, no, that's my house.
- 9:59My grandpa told me, you know, anything like that.
- 10:01And it's just you just because it happens, right?
- 10:04Right.
- 10:04Buyers and sellers are like, Can we get past that?
- 10:07Because that takes so long.
- 10:08Yes.
- 10:08And I'll say, You don't want to get past that.
- 10:10Right.
- 10:10Because when we sit down and sign the papers, when we walk out of there, you have clear title.
- 10:15Yes.
- 10:16They're not going to knock on your door and say, Hey, by the way, you owe blah, blah, blah.
- 10:20Or you don't own it.
- 10:22Or that 12th grandchild comes up and say, Hey, you need to pay me for part of it.
- 10:27Because we take the burden of that if someone because that has happened, or someone will come and say there's a there's a problem or there's a question.
- 10:35Now we will take it back and investigate it.
- 10:39And that's what you pay your title insurance is based on the sale price.
- 10:42And it's your insurance policy, basically, like a one-time policy that what what we have found is true and correct, and there is not going to be any surprises down the road.
- 10:53Well, and you can find out a lot of things, things that you didn't think anybody else would ever find out if it's taxes.
- 11:00Right.
- 11:00You know, we've had where what the IRS comes in and they take the check.
- 11:05Yes.
- 11:05They're waiting for that closing and they have priority.
- 11:08What is that called?
- 11:09I can't remember the name.
- 11:10Like a just a lien, like an IRS lien.
- 11:12An IRS line.
- 11:13There's another name for it.
- 11:14Yes.
- 11:14Um, but we do judgment and lien, mortgages, real estate taxes have to be paid at closing with either a proration as a credit to the buyer, or right now we're actually paying taxes on the seller side because the bills are being mailed out.
- 11:29And then we'll give a credit for 2026.
- 11:32Yes, they're out.
- 11:33Yes.
- 11:35Your daughter-in-law called the other night.
- 11:37She texts me, said, I'm so sorry, it's so late.
- 11:39Well, it was like 10:30.
- 11:41I was driving home, so it was fine.
- 11:42Right, right.
- 11:42And so late is like three in the morning.
- 11:44Right.
- 11:45Because I'm up.
- 11:45But she's still in the middle of the day.
- 11:46So, anyways, they just bought a house and they got the bill.
- 11:49In the mail.
- 11:49Yeah.
- 11:50And she wanted to know, oh, what do I do with this?
- 11:52And so that's been my week all week.
- 11:54They're fielding those phone calls.
- 11:56Yes to know.
- 11:57Yes.
- 11:57I see.
- 11:58Yes.
- 11:59In your loan, give it to your mortgage person, and you are fine.
- 12:03You got a credit.
- 12:04She could sleep that she was afraid that it's like, oh, where am I going to come up with this money?
- 12:08I'm going to pay my taxes.
- 12:09That has already been credited.
- 12:10Well, I'll give you mine if I want it right.
- 12:12Yes, it doesn't work that way.
- 12:14Oh, darn.
- 12:15And I try to make that a priority in my closing speech that this is what's going on with the taxes.
- 12:22When you get the bill, you have to pay it.
- 12:24Or don't, you know, right now we had some do not pay it.
- 12:28The buyer's paying that, or you know, the seller is still getting them because of when the bills were produced.
- 12:33But I try to make sure just call us if you have a question.
- 12:36But in taxes are so confusing for people because it's always the big scare because it's my dollar and so it is.
- 12:42Yes.
- 12:42Like, I thought that was taken care of.
- 12:44Exactly.
- 12:45Yes.
- 12:46It's kind of like on this property when we purchased it, it went through Lang Title and it had some anomalies to it, different parcels, and there was a strip that wasn't on either side of the property, but cut the two properties in half.
- 12:59That was an old road.
- 13:02And then there was part of a road that dipped in on the front on for 108.
- 13:06That was a street that was plotted but never developed.
- 13:09Yes.
- 13:10And so the city attorney deeded that over because it had been maintained by the seller.
- 13:15Yes.
- 13:16Yeah.
- 13:16Has for 20 plus years.
- 13:18Yeah.
- 13:19Yeah.
- 13:19More.
- 13:19Yeah, it was more than that.
- 13:20And then that other wasn't abandoned.
- 13:22And I think the seller's attorney.
- 13:24So we had the city's attorney involved.
- 13:26We had the seller's attorney involved saying that they had maintained this property and paid property taxes on both sides of that property for umpteen years.
- 13:33So then they claimed it.
- 13:35Right.
- 13:36And then we're able to now put it in one parcel.
- 13:38But no, I'm going to say one thing that scared us on a personal side.
- 13:43This had a small triangle sliver that was in another township than this main property.
- 13:49And that little parcel was not part of the taxes and it went up for tax sales.
- 13:53Right.
- 13:54Oh, wow.
- 13:54Taking our driveway.
- 13:56It wasn't in the township.
- 13:58Wow.
- 13:58Yeah.
- 13:59So it was in that township.
- 14:00And the Route 4 is a separate town.
- 14:02You know, this side is separate.
- 14:04And so if we wouldn't have seen it go up in tax sale, it would have sold and someone would have had access to your controller of our driveway.
- 14:14Yeah.
- 14:15Yeah.
- 14:15So we're like you would have had to pay the tax buyer their interest.
- 14:19You know, they set their own interest on those, and then you pay them and then you get them redeemed.
- 14:24But it would cost you.
- 14:25So it is good to keep track of that stuff because I think that whoever we, I don't know who we worked with.
- 14:30Oh, someone at the courthouse, they went and basically, since it's such a small sliver of land, they deemed it to this township.
- 14:39Right.
- 14:40So now it's all one tax ID.
- 14:42Yeah.
- 14:43That makes it a whole lot easier.
- 14:44Yes.
- 14:46Yeah.
- 14:46Because I think when you guys were researching it, there was like stuff on the other side of Jacob's lane because it was all owned at one time.
- 14:52Another up there.
- 14:53And it's a little messy.
- 14:55Yeah.
- 14:56There are still some spots in different parts of the county that they're like, oh wow, we don't know what they historically what people were doing, or people do funny things, not thinking, oh, this will affect the future going forward.
- 15:10Well, you have a lot here in town, several shared driveways.
- 15:14Yes.
- 15:15And you know, back in the day, the handshake, right?
- 15:18Oh, yeah, you're my buddy, you're my name.
- 15:20So you move to get along until you move or you know pass away and somebody else lie.
- 15:26So it all has to be detailed in that closing.
- 15:30Well, Lydia, have you come across any of those so far?
- 15:32Because I know you've been in the game a while, but have you had some issues like we had here?
- 15:38I don't think anything crazy, nothing that stands out.
- 15:41Not in closing, no transaction before, yes, you know, going through.
- 15:46Yeah, yeah.
- 15:46But uh because Lang title makes it so easy for us once we get it to them.
- 15:54There has been very few times when I maybe was sick and I couldn't come to a closing.
- 16:00I would always say, those girls have got you.
- 16:02Yeah, you know, so you don't have to worry.
- 16:04Well, Sam, what's what's one thing that buyers and sellers can do to help avoid delays?
- 16:09I know we talked about making sure earnest money gets in time, but what are other things they can do to help avoid those delays?
- 16:15Communication.
- 16:16We have some that are a lender will want to move up the closing because they're ready, but they haven't really talked to their buyer who's no wait, I don't actually want to close yet because I ha need more time.
- 16:27Or they'll say, you know, the closing's scheduled for Tuesday at three o'clock, and then they'll be like, oh no, I have a dentist appointment that day.
- 16:34Like they just don't communicate.
- 16:36Lender and closing that up.
- 16:38Right.
- 16:38The numbers.
- 16:39Yes, the numbers, and or if they go and buy a car in the meantime, you know, that's a big no-no in the lending world, but uh anything, you know, they just have to do their part, a buyer, especially.
- 16:50A seller, pretty much, they draw we get the signed contract, and then they don't really have a job to do.
- 16:56I just tell them you're not gonna hear from us, and that's fine until we get closer to scheduling the closing.
- 17:02So we try to make it easy on everyone because people calling all the time and checking, you know, that's just not productive for anybody either.
- 17:10But we definitely reach out if there's an issue and we just and we don't really see that a lot where people don't communicate because at the end of the day the sellers want to sell and the buyers want to buy.
- 17:20So So, so on that that point of you know, making sure that the buyer doesn't go out and open up or buy a new car, right?
- 17:29Borrow money to buy a new car before closing.
- 17:33Who who tells them that?
- 17:34Their lender.
- 17:35How do they know that?
- 17:36The lender and their realtor.
- 17:37Yes, should we do that?
- 17:38And they'll say, Yes.
- 17:39I know I know for a fact that earlier this week there was a closing, someone I know, and someone was concerned it wasn't gonna happen because they're like, She went out and opened up a store credit card.
- 17:50Yes, yep.
- 17:51That's what you'll see weekends over the weekends.
- 17:53So apparently things didn't and they closed.
- 17:56Yeah.
- 17:57So, but it was just like one of those things like if it didn't get to the bank, right?
- 18:02You know, yes, yeah.
- 18:03Or they did their final credit poll before, but and maybe they had enough money, you know, their debt to income was low enough that they could handle the new payment.
- 18:11It was a Tuesday closing morning, uh, and they probably would have pulled all the stuff last on Friday, right?
- 18:17They did it over the weekend of opened up a store credit card.
- 18:20Which is brave because if there's a delay, then this person just is like youngly saying it.
- 18:27Oh no, it wasn't young.
- 18:28This was someone seasoned.
- 18:30Don't go out and get furniture.
- 18:33Don't go to Menards and open a Menards card and that new lawnmower.
- 18:37Yes, don't do anything until after.
- 18:39And lenders normally on the emails back and forth forth and forth.
- 18:44That too.
- 18:44Yeah.
- 18:44Yeah.
- 18:45Um they have it at the bottom of their email.
- 18:47Yes.
- 18:48Do not.
- 18:48Yes.
- 18:49That was something I tried to do.
- 18:50But I've had that done in people's head.
- 18:52Right.
- 18:53Talking to somebody on the phone, and he says, I can't wait for closing today because you'll get to see my wife's new car.
- 18:58Right.
- 18:58And I was like, Yeah.
- 18:59And then I hung up and then I realized, oh my gosh, he realized.
- 19:03Uh-huh.
- 19:03And then he's like, Do you pay cash for that?
- 19:05Right.
- 19:06Oh my gosh, I just realized what we what we did.
- 19:09Yeah.
- 19:10And he said, You're the lender and you have said the whole time.
- 19:14Right.
- 19:14Yeah.
- 19:14I said, get to the closing.
- 19:16Right.
- 19:16Let's get this exactly.
- 19:17Yes.
- 19:18No delay.
- 19:20Before they know.
- 19:21Speaking of closes, closing, walk us through closing day.
- 19:25Okay.
- 19:25What what's that look like?
- 19:27If we have loan docs to do, the lender usually will email me their closing package the day before.
- 19:33Right.
- 19:33I like it the day before because we've had a a day where you balance in the morning and then get docs and it's just messy for everyone.
- 19:40But print their loan package.
- 19:42I asked the buyers to come a little earlier than the sellers.
- 19:45That way they're just not the sellers aren't waiting in the back and just wondering what's going on.
- 19:50Um, and then we'll do their loan docs with them, bring the sellers in, they all sit at the table together.
- 19:56Oh that's great.
- 19:57Because I'm gonna that that's awesome because I've been involved.
- 20:00You've seen me in your office several times, but I was involved in another closing where oh no, we sellers here, buyers here, none of the wires crossed.
- 20:10Right.
- 20:11I've had it both ways.
- 20:12I really I do think it also depends on the show, but I think some of them are personal too that they don't want to be right in the room.
- 20:19Yes.
- 20:19Okay, and if there's if there's any drama or emotions, I've had some black.
- 20:25Yes.
- 20:25I've had some farms that sold out of a family that either they want to sell or they're just sad.
- 20:32And so they don't really for no fault, no fault to the buyers, but they don't want to be in there just because it is hard for them.
- 20:38But I prefer, if everyone is playing nice, to sit all at the table together because that is a I've had a closing where the sellers sat there for probably 45 minutes going over everything quirky and cool about and I loved it.
- 20:52I thought that was so neat about the home property or whatever.
- 20:55Yeah, to their buyers.
- 20:56And is it haunted or not?
- 20:58Right, exactly.
- 21:00Yes.
- 21:01Are you taking your stuffed animals and your stuffed the taxider the bear, yes?
- 21:05Oh, taxidermy.
- 21:08Don't let anybody have a lot of fun.
- 21:10But it does, it does seem to go better when everyone's in the room.
- 21:13Right.
- 21:13But again, if there were any issues, because some things happen in the process where someone is mad or for whatever reason, and then it's just best that maybe we don't all sit together because I don't know.
- 21:27It'd be smoother for you.
- 21:28You can always make it happen.
- 21:30Right.
- 21:30But realtors, that's our job.
- 21:33Yes, is to make sure that there's certain information that you will give because you need to, right?
- 21:39And there's certain information that you don't give because you know that it's going to hurt feelings and do something.
- 21:44Yes.
- 21:45So you don't do that.
- 21:46So you just Yes.
- 21:48And we're a neutral third party, and we tell everyone that.
- 21:55Or you can call us and say, I'm mad at my buyer's realtor.
- 22:00Because they've overstepped.
- 22:01Or you know, we just listen, we give them our advice, very neutral, like things we've seen.
- 22:06And that wasn't anyone at First Choice Reality Pros either.
- 22:08No, never.
- 22:09No.
- 22:10And Jesus, never.
- 22:11Just little things like that that we just tell people we're here for both of you.
- 22:15We work more on the seller side because we're searching their property, but we at we answer any questions, anyone, if there's issues, sometimes there's drama with whoever.
- 22:26And someone's mad at their lender for not responding.
- 22:28And I'll say, okay, well, this is what you should call them.
- 22:31Ask them for this.
- 22:32Right.
- 22:32Tell them that you have a closing and that it's important that we close because you're gonna be gone.
- 22:38Or yes.
- 22:38Or call your realtor because that's they're there for you.
- 22:42They are they go to bat for you.
- 22:44Lisa's not afraid to go and tell someone to get their act together and very voicing her opinion.
- 22:51No, wait a minute.
- 22:51Lydia, is this a first?
- 22:53But we like to do it.
- 22:54Wait, say that louder.
- 22:54I don't think we heard that in the microphone, Lydia.
- 22:56Listen, Lisa's opinion matters.
- 22:58Yes.
- 22:59Well, I didn't say it did.
- 23:00It does, yes.
- 23:01But but she's not afraid to voice her opinion.
- 23:03Oh no, no.
- 23:04She'll go to bat for three people.
- 23:07I like to come across very kindly.
- 23:09Yes, I can.
- 23:10Yes.
- 23:10And if I need to get it then I can do that.
- 23:13Yes.
- 23:14And Sam will have my back if not.
- 23:16That's right.
- 23:17I think you're usually pretty nice.
- 23:19Yes.
- 23:20Yeah.
- 23:20Very level headed, very just informative with experience too.
- 23:25Because when you've seen things, then you can, hey, this has happened and it was okay because we came out of it after this happened over here.
- 23:34And now we'll just move forward.
- 23:36It's going to be okay.
- 23:37And that's why she's 10x partnered with us because she is educating and communicating to all of her current buyers and sellers and all her future buyer and sellers out there that want to take advantage of coming to First Choice Reality Pros.
- 23:51That can be reached at 217-825-3999.
- 23:54Yes.
- 23:54That's right.
- 23:55Look at that.
- 23:55I didn't only pop up.
- 23:57I've got that.
- 23:58Top of mind.
- 23:59Say that right.
- 24:00Yes.
- 24:01That's his his own.
- 24:02Lisa, you're you're you're going through my head at night, and we'll just say it doesn't real estate.
- 24:05We'll just say right there, right?
- 24:07That's what we think about at night, I'm sure, all of us.
- 24:11So so one one more question in that category of the closing day.
- 24:14Have you ever had buyers and sellers sitting at the same table and one of them go, Nope, I'm out?
- 24:21Yes.
- 24:22Ooh.
- 24:23Ooh, ouch.
- 24:24Ouch.
- 24:25How how thick is the air when that happens?
- 24:28Very big.
- 24:30Yes.
- 24:30And if there's a realtor, they should start to diffuse to everyone.
- 24:36Yep.
- 24:37Um we have had a closing where people start off great and then something will get said and then it'll start to go sideways.
- 24:45And I do not like confrontation.
- 24:47So I'm just like, maybe you should go to the back, go talk with your realtor.
- 24:51Right.
- 24:51If it's whatever you want to do, your realtor needs to go over the legal ramifications of not closing because you have signed a legal contract.
- 25:01You know what you should do.
- 25:02Right, exactly.
- 25:03And even if you didn't, maybe you shouldn't have signed it then if you were not aware of other actual terms.
- 25:1045 days to be asking questions.
- 25:12My phone 45 days prior to closing.
- 25:15Yes.
- 25:15Prior to closing 30 to 45 day window.
- 25:19On closing days.
- 25:20Yes.
- 25:20There's our phone time.
- 25:22Lydia is ready to answer questions.
- 25:24She's on her phone now.
- 25:25I mean, that's she's probably doing deals right now.
- 25:27That's right.
- 25:28Yes.
- 25:29She gives birth and she's like, close this.
- 25:31Yes, contracts have got to do it.
- 25:33Real estate doesn't sleep.
- 25:35Yeah.
- 25:35But you got to keep that, you gotta keep your voice calm.
- 25:38Yep.
- 25:38And you gotta try to get control of the room again.
- 25:41Yes.
- 25:42Yep.
- 25:42And emotions are high.
- 25:46I have not.
- 25:47No.
- 25:47So they've they've thrown their hands up, but then it got diffused and brought back.
- 25:51Yes.
- 25:52It's still closed.
- 25:52Okay.
- 25:53And a lot of times it's confusion.
- 25:55They don't understand something or feel like they're being taken advantage of or something.
- 25:59Yes.
- 25:59And so we'll just say, well, what can what questions do you have?
- 26:03What can we do to calm you down?
- 26:05What do you want?
- 26:05What do you need to see to close?
- 26:07Is it is it such a thing that you at the title company are sending, do you send a closing statement the day before for them to review?
- 26:15So they, if there's any questions, ask now and not at the table.
- 26:18And we send them to the realtors.
- 26:20The if the buyer has a lender, the lender will send them their CD.
- 26:23It used to be we had more time to get them sent, but now we're just kind of balancing the day before and then the final numbers.
- 26:31Right.
- 26:31And then we send it to the realtor.
- 26:33If not, then the morning I'll be like, Lisa, I didn't get to this.
- 26:36Here it is now.
- 26:37And they'll have time.
- 26:39This is your cost, right?
- 26:40This is the seller's cost.
- 26:42This is the buyer's cost.
- 26:43So you're not surprised.
- 26:45Right.
- 26:45So in the closing dockets two columns.
- 26:47Yes.
- 26:48Yes.
- 26:48Yes.
- 26:48And the lender will always come back with those numbers a little bit high.
- 26:52Just wouldn't you rather have that lower stable than higher.
- 26:55Walk away with money like my son and daughter-in-law did.
- 26:57Like holy crap, we're walking away with money and we didn't know we were getting a few.
- 27:02And he and he came and paid me directly for the there typically aren't surprises because again, they cause a lot of people ask too, what am what do I expect to pay?
- 27:14Or can you give me an estimate?
- 27:16And then the buyers, like you said, they know pretty much from the beginning.
- 27:19Even if they bring in a check for more, they're gonna get a check for the difference.
- 27:24So always be prepared so that you don't have any of those hiccups.
- 27:28Right because the main thing is the main thing.
- 27:31Exactly.
- 27:32Yeah.
- 27:32That's and that's the focus of that, right?
- 27:34Yes.
- 27:35So you guys are an escrow company.
- 27:38So all monies come through you and us through.
- 27:41Yep.
- 27:41Yep.
- 27:41And we only accept guaranteed funds.
- 27:43So anything up to 5,000 can be a cashier's check.
- 27:47Five to fifty is a cashier's check.
- 27:49Anything over fifty has to be a wire.
- 27:52Um because they cannot pull that back.
- 27:54So speaking of wires, are is there issues with fraud and scams of wires that we have to be worried about?
- 28:01Yes.
- 28:02Uh fraud is huge in our business just because title companies are dealing with lots of money.
- 28:08Yes, lots of money.
- 28:09They know we have lots of money.
- 28:11We're small.
- 28:11A lot of title companies in general are not huge corporations.
- 28:15They're little towns.
- 28:16But you guys are a division, but you're a division of West State, and West State's a bigger.
- 28:20Yes.
- 28:21Um, we have seven offices, okay, and then we cover eleven counties.
- 28:25But we can pretty much search from a policy.
- 28:27If you had a policy from like Madison County, is very it's just a whole different ballgame down there.
- 28:33But if you have your policy, we can usually go forward from that because we're not digging in the past to find because all the counties index different, the searching systems are different.
- 28:44Right.
- 28:45The closings are all pretty standard, and we've helped people too.
- 28:48Like they're closing on a house in Florida, but they're not going.
- 28:51So we have had a video conference with a title company in Florida, and and I just I like people and so I like to help people.
- 28:59And so if they ask us questions, even if they're not using us, we understand that real estate is such a game that not everybody knows.
- 29:07Right.
- 29:08Right.
- 29:08Um, and we get a lot of people from the courthouse that go over there to ask them questions, and they can't help do a lot of things because they're not supposed to.
- 29:17So then they'll come over to us and ask us little questions that they just needed a little guidance on that we don't have to charge you a full thing because you don't need that.
- 29:26You just need this or this done.
- 29:29So well, we're getting close to the end of our segment here.
- 29:32And without naming names, obviously, but what's one of the craziest uh title situations you've ever had to deal with?
- 29:40And you're how many years you've been in the title?
- 29:42Five.
- 29:42Okay.
- 29:43Which are one of the craziest things?
- 29:44Again, don't give us names.
- 29:45We'll talk about those later.
- 29:46No.
- 29:47I have had a good, yes.
- 29:50Um, but you know, the thing, I like I said, I love people, but people are also intense and different now than they have been in the past.
- 30:02It takes a good personality, and that's what Sam and Carrie and Dana have at Lane Tidal to deal with the bumps that come.
- 30:11So even if there is some crazy things that can happen, they want to pull their hair out.
- 30:17Yes, they might want to Yes.
- 30:19Um, I have had one where the buyer was in one state, the co-borrowers were in another.
- 30:26The lender was not local and not Brooke.
- 30:29Um, and they wanted to all sign their loan docs to different places, and the lender agreed to do one thing, but then when it came down to it, they weren't holding up their end.
- 30:38And so then we take a lot of the heat because we're the ones communicating with the people and the blame.
- 30:44But we've had to get feisty with lenders and remind them of their role, and you agreed to this, and this is why, or but we we try to be something's in a trust, or there's a lot of right uh people that have to suck in the documents.
- 30:58Yeah.
- 30:58Would we have one to, I don't know, seven or eight people and it had to go all over the state.
- 31:02Yes.
- 31:03Yes.
- 31:03We had to wait to get all the way to get the deeds crazy.
- 31:06Or someone that their grandpa died, and they just thought that they were on title or had an interest, and sorry that that's not the case.
- 31:16Or and we see a lot of just don't mean anything.
- 31:19Exactly.
- 31:19Handshake deals.
- 31:20Yes, yes, yeah, it has to be on paper.
- 31:22Because grandpa said, exactly.
- 31:24But you know what?
- 31:25Yeah, on paper, yeah, it goes to you know, Uncle Bubert.
- 31:29I don't know.
- 31:30Right, yes, whoever.
- 31:31Yes.
- 31:31Well, awesome.
- 31:32Well, Sam, this has been great.
- 31:34Is there any last words of wisdom from our 10x partners at First Choice Reality Pros?
- 31:39I have an open house.
- 31:41Yes, this Saturday.
- 31:42Awesome.
- 31:4311 to 1.
- 31:44Yeah, 11 to 1.
- 31:45Where's it at?
- 31:45Awesome.
- 31:46One Crestwood in Carlinville.
- 31:49Yeah.
- 31:49One Crestwood.
- 31:50Awesome.
- 31:51That's the one that was featured in the video, right?
- 31:53Yeah.
- 31:53Video coming out today.
- 31:55It came out 15 minutes ago.
- 31:57It came out 15 minutes ago.
- 31:58So I'm starting to go.
- 31:59Oh my gosh.
- 32:00Oh my gosh.
- 32:00That's a great video.
- 32:01Well, that's awesome.
- 32:02That house will go fast.
- 32:04Great neighborhood.
- 32:05That's we call it Leave It to Beaverville.
- 32:07It is.
- 32:08Which another reference before Lydia may not recognize, but yes, because it's all it's old, you know, it's like the 60s, and but it's the cutest neighborhood, yeah.
- 32:18Right in town.
- 32:20Oh my gosh.
- 32:21Well, hey, and that's a wrap of another great conversation here with our 10x partners at First Choice Reality Pros and our special guest, Sam Dixon from Lang Title, a division of West State title.
- 32:31So let's make sure we get that straight.
- 32:33And one thing is I always say like this is real estate is more than buying and selling homes.
- 32:36It's about building the right team around you.
- 32:38And when you have trusted professionals working together from your realtor to your lender to your title company, it creates a smoother, smarter, and less stressful experience for everyone involved.
- 32:49So a huge thank you to Sam for joining us today and giving our listeners a behind-the-scenes look at what a title side of the transaction really means.
- 32:57It's necessary and why it matters so much, right?
- 33:00And don't be the delay.

- 33:05We're on everyone's side.
- 33:06I'm on everyone's side.
