Transcript
- 0:01Speaker 1: Good morning everybody. You're listening to the Repcolite Home improvement
- 0:05Speaker 1: show sponsored by Benjamin Moore, and this week it's a
- 0:09Speaker 1: full show, absolutely packed. At the end, I'm going to
- 0:12Speaker 1: be talking about paint brushes. You know, when you think
- 0:15Speaker 1: about it, there are so many options out there, it
- 0:18Speaker 1: can be really confusing. I'm going to give you a
- 0:20Speaker 1: bird's eye view and you're going to know exactly what
- 0:23Speaker 1: you're looking for and looking at the next time you're
- 0:26Speaker 1: in the brush aisle at Repcolite. You're going to be
- 0:27Speaker 1: the resident expert on brushes. That's coming up. At the end.
- 0:31Speaker 1: I'll also be in the studio with realtors Suprinz and
- 0:33Speaker 1: Ginger Hermann talking about the new Commission disclosure rules and
- 0:38Speaker 1: what that means, you know, for anybody out there buying
- 0:40Speaker 1: or selling a home. So we'll talk about that. We'll
- 0:42Speaker 1: also talk about the state of the market. So all
- 0:45Speaker 1: of that is coming up. But right now, in this
- 0:48Speaker 1: little bit that I've got, let's get to the paint
- 0:50Speaker 1: point for the week, and this point, this paint point
- 0:53Speaker 1: is crazy simple, crazy fast. I want to talk about
- 0:57Speaker 1: one of my favorite paint tools of all time, and
- 1:00Speaker 1: it's certainly not going to be what you think it is.
- 1:02Speaker 1: In fact, no matter what you're guessing right now, you're wrong,
- 1:06Speaker 1: absolutely wrong. Everybody's wrong. Everybody's wrong because the tool that
- 1:10Speaker 1: I want to talk about is ridiculous. It's a paint strainer.
- 1:15Speaker 1: And if you guessed that, I guess you're right, But
- 1:18Speaker 1: really you shouldn't feel good about that. If that's the
- 1:20Speaker 1: tool you went with, shouldn't feel good. But that's the
- 1:23Speaker 1: tool I'm talking about. I'm not saying it's my favorite
- 1:26Speaker 1: paint tool, but it is one of my favorite paint
- 1:28Speaker 1: tools of all time. And here's why. When I worked
- 1:31Speaker 1: at the store at the laquid Rupcolite long ago, periodically
- 1:36Speaker 1: people would come in with an old gallon of paint
- 1:38Speaker 1: and they'd want me to stir it up, you know,
- 1:40Speaker 1: to shake it up if possible, and then tell them
- 1:43Speaker 1: if it was still good to use. Well, most of
- 1:45Speaker 1: the time these were really questionable gallons of paint. And
- 1:49Speaker 1: basically they're like the half full gallons of paint that
- 1:51Speaker 1: you've got and that I've got on our shelves at home.
- 1:54Speaker 1: You know, there's crusty's around the rim that fall in
- 1:57Speaker 1: when you take the lid off. There's chunks flow in
- 2:00Speaker 1: the paint and so on. You know what it is,
- 2:02Speaker 1: You know what it looks like. It's a little sad. Really,
- 2:04Speaker 1: the paint's still good technically, it's just got a lot
- 2:07Speaker 1: of yuck stuff in it. And that brings me to
- 2:10Speaker 1: the paint strainer. These things can save your paint and
- 2:13Speaker 1: it's so ridiculously easy to use them. Here's the scoop.
- 2:17Speaker 1: First off, I'm not talking about those little cone strainer
- 2:20Speaker 1: things out there. Those stink. You know, they're not for paint.
- 2:24Speaker 1: They look like little funnels and they look like they'd
- 2:26Speaker 1: be perfect for straining out your paint, but don't use
- 2:29Speaker 1: them for water based paint. You're gonna be there for
- 2:31Speaker 1: six years trying to get that paint to go through
- 2:34Speaker 1: the little netting there. Instead, grab a gallon net strainer.
- 2:38Speaker 1: It's cheap. It's basically just a net with an elastic
- 2:41Speaker 1: band around it. That's it. You could wear it on
- 2:44Speaker 1: your head, that kind of thing. You buy a new
- 2:46Speaker 1: empty gallon paint can, and then you put that strainer
- 2:49Speaker 1: in the can and then snap that little elastic band
- 2:52Speaker 1: around the outside of the can. All right, put on
- 2:54Speaker 1: a pair of cheap throw away latex gloves, and then
- 2:57Speaker 1: pour your chunky paint into the strainer that's sitting in
- 3:00Speaker 1: the new gallon can. Pour the paint in, and when
- 3:03Speaker 1: you're done, grab the elastic band of the strainer and
- 3:06Speaker 1: then carefully pull that strainer up out of the can.
- 3:09Speaker 1: And as you're doing that, the paint's going to pour
- 3:11Speaker 1: out of it quickly into the new container. Then, with
- 3:14Speaker 1: your gloves on, you kind of just slightly grab the
- 3:16Speaker 1: paint filled strainer as it's over that new can, and
- 3:19Speaker 1: then you kind of lightly squeeze out the remaining paint.
- 3:22Speaker 1: Right when you got most of it out, you just
- 3:24Speaker 1: throw the strainer away with all the junk in it,
- 3:27Speaker 1: and you've salvaged your paint and now it's in a
- 3:29Speaker 1: clean can, ready for your next project. Now, I know,
- 3:32Speaker 1: following all of that info on the radio kind of tough.
- 3:36Speaker 1: It's actually kind of dumb really to go over and
- 3:39Speaker 1: talk about how to do that on the radio. As
- 3:41Speaker 1: I'm saying it, I'm thinking I'm questioning my sanity as
- 3:44Speaker 1: I'm talking. But I went through all of it just
- 3:47Speaker 1: to let you hear how smoothly and easily that process goes.
- 3:51Speaker 1: It's really kind of rewarding and it's fun to take
- 3:55Speaker 1: paint that you thought was no good and make it
- 3:57Speaker 1: usable again. So if you've got old, chunky, clunky gallons
- 4:01Speaker 1: of paint in the basement, it may be easily salvageable.
- 4:04Speaker 1: All you need is one of those little gallon net
- 4:06Speaker 1: strainers and a new can ask about that stuff at Repcolite.
- 4:09Speaker 1: All right, that's the quick paint point for the week.
- 4:12Speaker 1: I know, simple, quick throwaway point. But tuck it in
- 4:15Speaker 1: the back of your mind. Keep it there. Maybe someday
- 4:17Speaker 1: you're gonna need it. You'll be glad that you know it.
- 4:19Speaker 1: All right, now, we're gonna take a break. When we
- 4:21Speaker 1: come back, I'll be in the studio with realtors Supprins
- 4:24Speaker 1: In Ginger Herman. That's all coming up next. Stick around.
- 4:33Speaker 2: And we're back.
- 4:34Speaker 1: You're listening to the Repcolite Home Improvement Show sponsored by
- 4:36Speaker 1: Benjamin Moore, and I'm in the studio right now with
- 4:39Speaker 1: Suprins and Ginger Herman from Suprins Group, five Star real
- 4:43Speaker 1: Estate Leaders. Thanks for being here, Thanks for having us. Yes,
- 4:47Speaker 1: it's been a while since you've both been here. We
- 4:50Speaker 1: talked about a lot of different things. Normally we figure
- 4:53Speaker 1: out try to get a kind of a look at
- 4:56Speaker 1: what's going on in the market. You guys, provide us
- 4:58Speaker 1: with that, try to give us home. Nope, you know,
- 5:01Speaker 1: for the people who are selling and buying, it's been
- 5:03Speaker 1: turbulent for a while. I don't know where things are now,
- 5:07Speaker 1: But right now we've got something else we want to
- 5:09Speaker 1: talk about, always something. Yeah, the real estate market's been
- 5:12Speaker 1: evolving again lately, and right now we're looking at a
- 5:16Speaker 1: major shift, a recent one in the new rules around
- 5:19Speaker 1: agent commissions. Let's just start with that. What's going on
- 5:24Speaker 1: with these new rules?
- 5:25Speaker 2: Yes, there was a settlement that went into full effect
- 5:29Speaker 2: August seventeenth, and it was a settlement between the National
- 5:33Speaker 2: Association of Real Tours and a party out of Missouri.
- 5:38Speaker 2: And really what the gist of it was about commissions,
- 5:43Speaker 2: disclosure of commissions and disclosure of agency relationships with the
- 5:48Speaker 2: buyer for the buyer.
- 5:49Speaker 1: Yes, correct, Okay, so that's the big change. How did
- 5:52Speaker 1: these changes, you know, how does it become practical? How
- 5:56Speaker 1: does it affect sellers and buyers in Michigan. And let's
- 5:59Speaker 1: just to simplify it, let's start with sellers. What do
- 6:02Speaker 1: these changes mean for sellers?
- 6:05Speaker 3: So, if I'm going to sit down with the you know, seller,
- 6:08Speaker 3: calls me they want to list their house. I'm going
- 6:09Speaker 3: to sit down, we go through the listing agreement. We
- 6:12Speaker 3: always have this talk about commission, right, how much you want?
- 6:16Speaker 1: Yeah, me pound of flesh? Command fifty commission because nothing
- 6:21Speaker 1: but the best.
- 6:22Speaker 3: Yes and negotiation or commissions have always been negotiable.
- 6:26Speaker 2: Right.
- 6:27Speaker 3: When we sit down with a seller at a table,
- 6:28Speaker 3: we always negotiate commissions. Right. Uh, a seller is going
- 6:32Speaker 3: to decide what they're going to pay me. But also
- 6:35Speaker 3: if they want to offer up a commission for a
- 6:37Speaker 3: buyer's agent, okay, if they want to offer up a
- 6:41Speaker 3: buyer's agent commission, where we have changed is we no
- 6:45Speaker 3: longer can post that on our MLS system, which is
- 6:48Speaker 3: the multiple listing service. So if you have a search
- 6:51Speaker 3: setup or you're looking at listings that usually it's getting
- 6:54Speaker 3: pulled from our MLS system. Okay. So now a seller,
- 6:59Speaker 3: if they offer up a buyer's agent commission, it no
- 7:01Speaker 3: longer can be posted on that system. So a buyer's
- 7:04Speaker 3: agent would have to call me the listing agent personally,
- 7:07Speaker 3: and say, is your seller offering up a buyer's agent commission?
- 7:10Speaker 3: What is that commission? Okay?
- 7:13Speaker 1: So what does that have any practical effect. On mean,
- 7:16Speaker 1: does it slow down how fast I can sell my house?
- 7:19Speaker 1: What does that do for me as a seller?
- 7:21Speaker 3: It could? It could if a buyer is coming along
- 7:25Speaker 3: with a buyer's agent and they cannot afford to pay
- 7:28Speaker 3: their own buyer's agent, and they see that you're offering
- 7:31Speaker 3: up you know, zero percent, one percent, whatever it may be,
- 7:34Speaker 3: but it's not enough for that buyer's agent. It possibly
- 7:37Speaker 3: could hurt because if they write an offer, I mean,
- 7:40Speaker 3: you could still get that person to or you could
- 7:43Speaker 3: still get the seller to pay that commission if that
- 7:45Speaker 3: buyer writes a strong enough offer, right as long as
- 7:48Speaker 3: they hit their bottom line. But a buyer initially could
- 7:52Speaker 3: be a little scared off, like, oh, I don't know
- 7:54Speaker 3: how I'm going to purchase this house, because.
- 7:57Speaker 1: They will see what I'm offering right right.
- 7:59Speaker 3: The buyer's agent will call.
- 8:00Speaker 1: Correct, so they'll call and find out, but they won't
- 8:02Speaker 1: be able. They won't see non policy, so they'll call
- 8:05Speaker 1: and oh, I'm offering whatever I'm offering. I guess I
- 8:08Speaker 1: don't understand how that changes anything other than the fact
- 8:11Speaker 1: that somebody's got to make a phone call.
- 8:12Speaker 3: To an extent, you are correct, right, It's for buyers agents,
- 8:16Speaker 3: it's now a phone call instead of us just seeing
- 8:18Speaker 3: it right online what they were offering.
- 8:21Speaker 2: And then we've got to get strategic then with our
- 8:23Speaker 2: buyers as to how we write the offer, because if
- 8:27Speaker 2: the buyer isn't wanting to pay our commission or can't
- 8:30Speaker 2: afford to pay our commission out of the funds that
- 8:33Speaker 2: they have, then we've got to be strategic as to
- 8:35Speaker 2: how we build it into the seller's uh offer, to
- 8:38Speaker 2: the offer to the seller, so that you know they
- 8:41Speaker 2: would potentially choose our offer based on that bottom line.
- 8:44Speaker 2: As Ginger said, yes, I've always said to a seller,
- 8:48Speaker 2: who cares who's paying the commission? As long as you
- 8:50Speaker 2: are happy with your net result? Right?
- 8:52Speaker 1: Yeap?
- 8:53Speaker 3: So I guess another you know you were saying, well,
- 8:55Speaker 3: what's the change? Then besides a phone call for a seller,
- 8:59Speaker 3: you might you might see more unique offers come through,
- 9:03Speaker 3: you know, if a buyer.
- 9:04Speaker 1: It's just people coming up with all kinds of ideas.
- 9:07Speaker 3: Yes, yes, if a buyer is trying to get that
- 9:10Speaker 3: seller to pay their buyer's agent commission, you might just
- 9:13Speaker 3: see you know, some unique offers come through.
- 9:16Speaker 2: Yeah, because that doesn't have to be that you're asking
- 9:19Speaker 2: for the full commission to be paid. For example, you
- 9:21Speaker 2: might say, will the seller pay one percent and my
- 9:26Speaker 2: buyer will pay the rest?
- 9:27Speaker 3: Or whatever you can.
- 9:28Speaker 2: You can split it, you can negotiate that in yes,
- 9:31Speaker 2: So that's a conversation that a buyer agent needs to
- 9:34Speaker 2: have with her buyer his or her buyer as to
- 9:38Speaker 2: how shall we structure this when it comes time to
- 9:40Speaker 2: write the offer where it will be a winning offer.
- 9:45Speaker 1: Yeah, I was under the impression those negotiations happened anyway,
- 9:49Speaker 1: like regardless of this rule change, there was still you're.
- 9:53Speaker 3: Kind of right, because yes you are, because this did
- 9:57Speaker 3: happen behind the scenes, but we didn't really necessarily always
- 10:02Speaker 3: write it right up on the purchase agreement. It was
- 10:05Speaker 3: kind of almost a separate document. But when these changes
- 10:09Speaker 3: came about, our National Association Realtors kind of stated, you
- 10:13Speaker 3: know what, let's just put it on the purchase agreement.
- 10:16Speaker 3: So it's almost simplified it a little bit for us
- 10:18Speaker 3: to negotiate those commissions. Okay, because negotiating the commissions was
- 10:23Speaker 3: I don't want to say it difficult, but it was.
- 10:25Speaker 3: It was kind of more of like a behind the
- 10:27Speaker 3: scenes instead of like, let's bring it right up front
- 10:29Speaker 3: right to the offer.
- 10:30Speaker 1: Okay, so that makes sense to me. I understand that
- 10:34Speaker 1: from a seller's point of view, what I'm gathering is
- 10:36Speaker 1: not a huge difference. From that seller's point of view,
- 10:39Speaker 1: some differences unique offers maybe, and they're not disclosing certain amounts.
- 10:43Speaker 1: But yeah, a lot of that stays the same. And
- 10:45Speaker 1: the buyers, I mean, I think you touched on some
- 10:48Speaker 1: of that. But what are the main changes for the buyers.
- 10:51Speaker 3: The biggest rule change for the buyers was now the
- 10:55Speaker 3: buyer agency contract or some sort of showing agreement kind
- 11:00Speaker 3: of specify that needs to be signed up front before
- 11:03Speaker 3: we even walk through a home.
- 11:05Speaker 1: Okay, so that's a major change.
- 11:07Speaker 3: Major Yeah, that's from a.
- 11:08Speaker 1: Seller's point of view, maybe it's not so different. They're
- 11:11Speaker 1: going to just ride along, okay, Yes, Yeah, the buyer,
- 11:14Speaker 1: there is this upfront agreement that's got to be signed
- 11:18Speaker 1: for it you can even walk in.
- 11:19Speaker 4: That's that's a big confusion. That's a big, very confusion
- 11:25Speaker 4: confu point. It's a very confusion point for a buyer.
- 11:29Speaker 4: That's a very confusing thing for a buyer because they
- 11:32Speaker 4: didn't have to do that before. Now they're having to
- 11:34Speaker 4: sign something Now it might be a single showing agreement.
- 11:37Speaker 3: Let's define this.
- 11:38Speaker 1: Yeah, what is that?
- 11:39Speaker 2: So that would be that you're just basically as the agent.
- 11:43Speaker 2: You are opening the door for the buyer. There's no
- 11:45Speaker 2: representation offered here, no compensation or maybe a flat fee.
- 11:51Speaker 2: They might say, well, I'll do this for you for whatever,
- 11:54Speaker 2: fifty one hundred dollars to show you this home.
- 11:57Speaker 3: But the showing agreement is very simple, you know, obligation, obligation,
- 12:00Speaker 3: don't have to work with me in the future, don't
- 12:03Speaker 3: have to pay me.
- 12:04Speaker 1: So I find a house I want to look at,
- 12:06Speaker 1: I call somebody, I get a real turn on the
- 12:08Speaker 1: phone and say I want to look at this house,
- 12:11Speaker 1: and they say, okay, here's these two different you know,
- 12:14Speaker 1: meet me out there or whatever. You're going to have
- 12:15Speaker 1: to sign. You have to sign things before I can
- 12:19Speaker 1: open the door.
- 12:20Speaker 2: This is this is part of the new rule.
- 12:22Speaker 1: Yes, that would be a showing agreement which says you'll
- 12:25Speaker 1: let me through, but that's that's it. I'm not obligated
- 12:30Speaker 1: to work with you in the future. And then if
- 12:32Speaker 1: the other one is you get out some of my
- 12:34Speaker 1: kids or something, how they learn only first.
- 12:38Speaker 2: No, the other one would be a buyer agency agreement
- 12:42Speaker 2: and then that's going to spell out the terms, the
- 12:45Speaker 2: type of service, you know, the scope of your service,
- 12:49Speaker 2: the fee, who pays the fee. That all gets spelled
- 12:52Speaker 2: out on the buyer agency agreement.
- 12:54Speaker 3: And view that as more of a buyer has decided
- 12:57Speaker 3: to use that agent as there our own personal buyers agent.
- 13:01Speaker 3: You're going to sign a buyer agency contract and.
- 13:04Speaker 1: Then that's who I'm using. Yes, like decision at that point.
- 13:08Speaker 3: And like Sue said it, you know, how long are
- 13:11Speaker 3: we going to work together? And how am I going
- 13:13Speaker 3: to get paid?
- 13:15Speaker 1: All of that's in that agreement, correct, But I've got
- 13:17Speaker 1: to sign one of those two, correct before I move forward.
- 13:20Speaker 3: And Sue and I, I mean, if we're going to
- 13:23Speaker 3: meet someone brand new, we I mean, we could sign
- 13:26Speaker 3: a buyer agency, but we encourage them to sign the
- 13:30Speaker 3: just the showing agreement because we want to make sure
- 13:33Speaker 3: they like us, they are comfortable with us as an agent.
- 13:36Speaker 3: We also want to make sure we want to work
- 13:38Speaker 3: with them, that we want to work with them too. Right,
- 13:40Speaker 3: this is a mutual agreement between both of us wanting
- 13:42Speaker 3: to work together. So if a brand new person calls us,
- 13:45Speaker 3: we're going to just show up at the house, no
- 13:46Speaker 3: obligation to us sign the showing agreement. If you decide
- 13:49Speaker 3: you want to work with us, let's sit down and
- 13:51Speaker 3: let's fill out the buyer agency contract.
- 13:53Speaker 2: And again that's how Ginger I do that.
- 13:56Speaker 1: That's not industry standard though necessarily there's no.
- 13:59Speaker 3: Yeah, the others that just simply want to first sign
- 14:02Speaker 3: the buyer agent's agreement. If I'm going to show you
- 14:04Speaker 3: this house, I want to work with you.
- 14:06Speaker 1: Have you run into that where you've talked to anybody,
- 14:08Speaker 1: who's called somebody and they told them you've got to
- 14:10Speaker 1: sign a buyer's agreement? Yes, oh really, yes, in order
- 14:13Speaker 1: to go through the house, they're requiring that. Yes, and
- 14:16Speaker 1: that's that's got to bring up. Yeah, I was going
- 14:19Speaker 1: to say that would be very confusion.
- 14:23Speaker 2: Says yes, Yes, Well, I mean you can only imagine
- 14:27Speaker 2: you're you're a buyer and you want to see a home,
- 14:29Speaker 2: and all of a sudden, you're being asked to sign
- 14:31Speaker 2: an agreement with an agent you've never met, and they're
- 14:35Speaker 2: gonna they're going to and they're asking for money, and
- 14:37Speaker 2: they're going to represent you through this whole transaction. You
- 14:39Speaker 2: don't know them, they don't know you. I get it
- 14:43Speaker 2: why they're uncomfortable with that. We're uncomfortable with that.
- 14:46Speaker 1: As we said. So if somebody out there listening calls
- 14:50Speaker 1: to look at a house and that's what you hear,
- 14:52Speaker 1: that's not the only option, correct. The new law doesn't
- 14:57Speaker 1: put that in plate. There is a secondary option that
- 14:59Speaker 1: they can find, maybe by checking with another reel tur
- 15:01Speaker 1: if that's the car.
- 15:02Speaker 3: Correct. But they should be aware they are going to
- 15:05Speaker 3: be asked to sign something in order to open the door, right,
- 15:08Speaker 3: because that's now as as you know us nation, we
- 15:12Speaker 3: have to sign something to open the door.
- 15:14Speaker 2: Yeah.
- 15:15Speaker 1: Yeah, that any other major changes that are affecting the
- 15:18Speaker 1: buyers from your point.
- 15:19Speaker 3: Of view, I would say, what's coming out, you know
- 15:22Speaker 3: through all of this is even though commissions have always
- 15:27Speaker 3: been negotiable, sellers who didn't know that are like, oh,
- 15:31Speaker 3: I can offer up a different different commission, whereas maybe
- 15:35Speaker 3: they thought they had to give a certain amount. That's
- 15:38Speaker 3: I think the biggest change that we are seeing, especially
- 15:41Speaker 3: as buyers agents and listing agents, because as we call
- 15:45Speaker 3: for a buyer to find out what that you know,
- 15:47Speaker 3: listing is offering, then we're going back to our buyer.
- 15:50Speaker 3: Here's what they're you know, maybe they're only offering me
- 15:53Speaker 3: one percent, and I personally want to seek out more.
- 15:56Speaker 3: Don't worry, let's still see the house. Let's walk through.
- 15:58Speaker 3: If you decide you want to write an offer, we
- 16:01Speaker 3: can get unique, we can write in you know clauses.
- 16:04Speaker 3: Maybe let's write a little bit higher amount and ask
- 16:06Speaker 3: the seller to pay for that commission. You know, buyer,
- 16:09Speaker 3: are you.
- 16:09Speaker 1: Willing they're paying for their commission by.
- 16:11Speaker 3: Kind of bumping into the price rolling it in, yes,
- 16:14Speaker 3: which is cheaper for them to have it. You know,
- 16:17Speaker 3: I top off up money right on here. Yes, because
- 16:19Speaker 3: some people don't have the cash up front, but they
- 16:21Speaker 3: can pay for it over time on their mortgage statement.
- 16:24Speaker 2: Yes, yeah, that is different. And I think it's important
- 16:30Speaker 2: for buyers and sellers to be working with agents that
- 16:35Speaker 2: understand these new rules and practices because there's you know,
- 16:41Speaker 2: the nuances as to how you're going to write it
- 16:43Speaker 2: and be strategic, especially as you're working for a buyer
- 16:45Speaker 2: and they only have so much cash to work with.
- 16:48Speaker 2: You got to have those conversations up front to know
- 16:51Speaker 2: what your strategy is moving forward. Does that make sense?
- 16:54Speaker 1: Yeah, that makes sense. So if you were to give
- 16:56Speaker 1: advice to somebody, you know, right now looking to buy
- 16:59Speaker 1: or selling to these new rules. What advice you got?
- 17:02Speaker 1: Just that seat of sea Koda good reel.
- 17:05Speaker 2: That's a big one.
- 17:06Speaker 3: Yeah, I would. I'm gonna tag.
- 17:07Speaker 1: Along you guys, put that on your website or something.
- 17:10Speaker 1: I'm one of the good ones. We should we should dance.
- 17:13Speaker 3: And then I'm in.
- 17:14Speaker 1: Marketing, said Dan says, they're one of the good ones. Hi,
- 17:18Speaker 1: I'm going to pick which one I'm talking about.
- 17:21Speaker 3: I'm going to tag that with also a good lender,
- 17:24Speaker 3: because lenders that know these changes and understand them well,
- 17:28Speaker 3: when they meet with the buyer, they're going to say,
- 17:30Speaker 3: how much cash do you have to work with? Okay,
- 17:33Speaker 3: let's divvy out that cash. You have some closing costs.
- 17:35Speaker 3: You know, you have your down payment? You don't They
- 17:38Speaker 3: might tell them, you don't have money left over to
- 17:40Speaker 3: pay an agent. Let's find you a good agent that
- 17:43Speaker 3: knows how to write it in the offer so you
- 17:44Speaker 3: don't have to pay that if that makes sense. So
- 17:47Speaker 3: that's a big one. I and then for I just
- 17:49Speaker 3: want to touch upon too with the sellers that that
- 17:52Speaker 3: you know, used to think they didn't have the money
- 17:55Speaker 3: to pay agents, and they were trying the first sale
- 17:57Speaker 3: by owner. Call us first, let's sit down, let's put
- 18:00Speaker 3: up a nutsheet together, and let's see, you know, because
- 18:02Speaker 3: I've had clients that have tried the first sale by
- 18:04Speaker 3: owner and then they come to me and they realize, oh,
- 18:07Speaker 3: we could actually make this work. We can use an agent,
- 18:10Speaker 3: and we do. We can't afford to pay a buyer's agent.
- 18:13Speaker 3: So just sit down, sit down with a like you said,
- 18:16Speaker 3: a good agent and.
- 18:17Speaker 1: You're doing I mean, how often do we do something
- 18:19Speaker 1: that large, right, whether it's a purchase or you know,
- 18:23Speaker 1: and then most likely a purchase right, right? People don't
- 18:26Speaker 1: just not buy a new house, right, They can't just
- 18:29Speaker 1: work that into the deal. All I'm going to stay
- 18:31Speaker 1: in the basement pretty nice down there, all right, Okay,
- 18:34Speaker 1: I think that kind of gets us through that part
- 18:37Speaker 1: of things. I did want to still talk about what
- 18:39Speaker 1: the market looks like. So I'm wondering, can you wait
- 18:41Speaker 1: with me over a break and then we'll get back
- 18:44Speaker 1: to looking at the prediction for what we're looking at
- 18:48Speaker 1: for selling and buying in general. All right, I'll be
- 18:50Speaker 1: back in the studio with Ginger and Sue in just
- 18:53Speaker 1: a minute. Stick around and we're back. You're listening to
- 19:02Speaker 1: the Reco Light Home Improvement Show sponsored by Benjamin Moore,
- 19:05Speaker 1: and I'm still in the studio with Suprins and Ginger
- 19:09Speaker 1: Herman from Superns Group five star real estate Leaders. Ladies,
- 19:12Speaker 1: thanks for hanging out with me over the break, no problem. Yeah,
- 19:15Speaker 1: we had a big time, right Yeah, we sat around talking,
- 19:20Speaker 1: waiting to talk some more. So let's talk some more.
- 19:23Speaker 1: Let's look at the bigger picture this time of the
- 19:26Speaker 1: real estate market. We talked about, oh man, just some
- 19:29Speaker 1: commissions and some rules and law changes, and I had
- 19:32Speaker 1: to do everything I could to stay in that and
- 19:36Speaker 1: to not get lost in the terms. But now let's
- 19:38Speaker 1: look at just real estate in general. You know, what
- 19:41Speaker 1: are we seeing. Are we seeing more of a buyer's
- 19:43Speaker 1: market now? Is it more of a seller's market now?
- 19:46Speaker 1: Is it something in between?
- 19:47Speaker 3: Yeah?
- 19:48Speaker 1: What's going on out there.
- 19:49Speaker 2: It's a great market right now, don't you think, Ginger,
- 19:51Speaker 2: I know we.
- 19:52Speaker 3: Are in a good market.
- 19:53Speaker 1: What is that sarcasm?
- 19:54Speaker 2: No, it's like kind of a perfect storm. It's a
- 19:57Speaker 2: great time for buyers to buy and sellers to sell both. Yeaheah,
- 20:01Speaker 2: it really is. Interest rates are at a nice, nice
- 20:04Speaker 2: rate right now.
- 20:05Speaker 3: You know, then, what we were earlier this year, So
- 20:07Speaker 3: that's good.
- 20:10Speaker 2: You know, I had a lender explain it to me
- 20:12Speaker 2: this way. In fact, Josh Norah with Northern Mortgage. I
- 20:15Speaker 2: talked to him yesterday and like, from your perspective, and
- 20:18Speaker 2: he's like, you know, no from from. I'm sorry we.
- 20:21Speaker 1: Didn't talk about you. I was so excited that somebody.
- 20:25Speaker 2: No from you know, from Josh's perspective, like what what
- 20:28Speaker 2: are you thinking? Here's what I'm thinking. But he's like,
- 20:30Speaker 2: you know, two years ago, everybody kind of freaked out
- 20:33Speaker 2: because remember the interest rates went crazy and so people
- 20:37Speaker 2: so buyers paused. And then a year ago the interest
- 20:42Speaker 2: rates what they dropped, and then they kind of went
- 20:44Speaker 2: back up again, and then people kind of freaked out
- 20:46Speaker 2: again and holden. And now here we are where the
- 20:50Speaker 2: interest rates are down, the market. The market's looking great.
- 20:54Speaker 2: It's you know, afford affordability. Well, we're not in the
- 20:59Speaker 2: crazy seness of the spring. We're now kind of coming
- 21:03Speaker 2: down from that. So when you got crazy, multiple crazy,
- 21:08Speaker 2: multiple offers, now we're kind of coming you know, we're
- 21:11Speaker 2: in our we're already in our winter market, even though
- 21:13Speaker 2: it's fall right.
- 21:14Speaker 3: Like maybe only maybe only two or three offers if
- 21:17Speaker 3: you're in a multiple offer situation, maybe none. I have
- 21:20Speaker 3: plenty of buyers that are repeting against no one right now.
- 21:23Speaker 2: So so Josh was like, you know, jump in the
- 21:26Speaker 2: pool because you know there's not a whole lot of
- 21:29Speaker 2: water left in the pool, meaning there's there's not a
- 21:32Speaker 2: lot of listings out there, and yet you're not in
- 21:36Speaker 2: this crazy multiple offer situation, right, so jump in, make
- 21:41Speaker 2: make an offer. You may find yourself in multiple offer situations.
- 21:45Speaker 2: We're not saying there aren't any, but it's just lower lower, right.
- 21:49Speaker 2: And yet sellers are still doing great on prices because
- 21:52Speaker 2: prices are still up.
- 21:53Speaker 3: Yes, so you view prices from earlier this year to now,
- 21:57Speaker 3: they are still up right right in there.
- 22:00Speaker 2: There are still some whole out because they're thinking, well,
- 22:02Speaker 2: maybe I'm gonna wait till after the election. We don't
- 22:05Speaker 2: we know what we know now, but we don't know
- 22:07Speaker 2: what's going to happen after. We can speculate. We've listened
- 22:10Speaker 2: to economists, you know, speculating, but we know what we
- 22:13Speaker 2: know now. We know that the interest rates are really
- 22:16Speaker 2: good yet and I mean not comparably to three percent,
- 22:21Speaker 2: which I doubt we're ever going to see again, or
- 22:22Speaker 2: two percent of.
- 22:23Speaker 3: Those buyers listening that are waiting for that that don't wait,
- 22:26Speaker 3: don't wait longer because it's just not going to happen.
- 22:29Speaker 3: It would be pretty drastic if that, if we went
- 22:31Speaker 3: back down to the.
- 22:32Speaker 1: Three What are we at right now? Do you know?
- 22:34Speaker 3: High fives? Love? Oh yeah, all right, yeah that range?
- 22:38Speaker 1: Yeah, so what does the inventory look like? You said
- 22:41Speaker 1: the inventory is low? But but are the people there's
- 22:44Speaker 1: not tons of people looking right now? Or how is
- 22:47Speaker 1: that balance out? All right?
- 22:48Speaker 3: Well, our inventory is low, but it's not crazy low, Okay,
- 22:53Speaker 3: not like it had been correct. Yeah, so there are.
- 22:56Speaker 1: Still thousand people and three houses.
- 22:59Speaker 2: Yes, let me explained to this. Where homes were sitting
- 23:01Speaker 2: on the market seven days or less, now they're averaging
- 23:05Speaker 2: more like fourteen, maybe some a little longer, depending on
- 23:09Speaker 2: But I I just sold a over million dollar home
- 23:13Speaker 2: just a couple of weeks ago, and it was only
- 23:15Speaker 2: on the market four days.
- 23:17Speaker 3: So I mean I thought so was trying to talk
- 23:20Speaker 3: herself up there for a second.
- 23:21Speaker 2: Well I kind of catch that, No, But I mean
- 23:25Speaker 2: four days for an over million dollars home was really good, right,
- 23:31Speaker 2: So it doesn't really matter the price range. Homes are
- 23:37Speaker 2: still selling, but I would say average wise, some are
- 23:42Speaker 2: sitting a little bit longer, you know that.
- 23:44Speaker 3: And I think it's partly because some of those sellers
- 23:46Speaker 3: still think that we're in those prices of the summer,
- 23:50Speaker 3: meaning like where we had all this practition. So maybe
- 23:54Speaker 3: they you know, buyers are looking at they're like, I'm
- 23:56Speaker 3: not going to do that price because now I have
- 23:58Speaker 3: to overpay for that. So maybe that you know, listing
- 24:00Speaker 3: price was a little bit higher than what they should have. Yeah,
- 24:04Speaker 3: that is so true. That's where I think that's where
- 24:06Speaker 3: summer sitting.
- 24:07Speaker 1: Down or should be coming.
- 24:08Speaker 3: I don't want to call it down because it's very slight.
- 24:11Speaker 1: It's you know, it's just where I was going to
- 24:14Speaker 1: go because it's still goody. It's still a really good price, yes,
- 24:17Speaker 1: but it's maybe not quite what it had been yep
- 24:20Speaker 1: in the summer.
- 24:21Speaker 2: Yeah, and way to put it.
- 24:22Speaker 3: And you know, we're probably going to ride out this
- 24:25Speaker 3: this market. We're probably going to see this for a
- 24:27Speaker 3: while now heading into winter. And yes, the election year
- 24:32Speaker 3: always changes our real estate market because, like Sue said,
- 24:34Speaker 3: people get concerned, but you know, whoever gets into office,
- 24:39Speaker 3: our economy is not going to change, you know, get
- 24:42Speaker 3: heading into winter spring, right, like, we're not going to
- 24:44Speaker 3: see these big changes, right, So maybe maybe for investors
- 24:49Speaker 3: because of capital gains tax, but you know, do it
- 24:52Speaker 3: now while people are still concerned about who's going to
- 24:55Speaker 3: go into office, because you're going to have way less
- 24:57Speaker 3: competition once someone goes into office. Come to November. Will
- 25:01Speaker 3: buyers kind of have this sigh of like, Okay, now
- 25:04Speaker 3: I know who's in office. Now I'm ready to buy.
- 25:06Speaker 3: Will we have this influx of buyers out there?
- 25:08Speaker 2: We don't know, we don't know.
- 25:10Speaker 1: No, we've it's different stuff. But we talked to painting contractors,
- 25:14Speaker 1: you know, that's what I do. And this summer at
- 25:16Speaker 1: a bunch of events, talk to a lot of different
- 25:18Speaker 1: people that were saying, yeah, it's a little bit down
- 25:20Speaker 1: this year. They're a little bit so, not all of them,
- 25:22Speaker 1: but a number of them. And they said, yeah, it
- 25:24Speaker 1: always happens every every four years, every election cycle. And
- 25:27Speaker 1: they said exactly that people wait to see what's going
- 25:30Speaker 1: to happen, and then when they know what's going to happen,
- 25:33Speaker 1: then they start making their purchases. Again, it's not even
- 25:36Speaker 1: so much that oh it's that person, I'm not going
- 25:38Speaker 1: to do anything it's just we need to know. They
- 25:41Speaker 1: just want to know, know what's going to happen. You
- 25:43Speaker 1: nailed it, I can, I can start moving again.
- 25:45Speaker 2: So you're so then you have more people jumping in
- 25:46Speaker 2: the pool, and that's where.
- 25:47Speaker 1: Things are crazier, and that brings it's always crazier, always
- 25:52Speaker 1: a bigger push. So now's a great time.
- 25:55Speaker 2: Yeah. Yeah, And Josh Nara and again I want to mention,
- 25:58Speaker 2: he said his prediction is that the interest rates probably
- 26:02Speaker 2: aren't going to do ah, you know, big fluctuations now correct.
- 26:06Speaker 2: So that's that's good to know too. Right again, we
- 26:09Speaker 2: don't know after the election, but you know, because of
- 26:12Speaker 2: what happened with the Feds recently, they've already done their drop.
- 26:15Speaker 2: He doesn't predict that we're going to see another drop.
- 26:18Speaker 3: You know.
- 26:19Speaker 1: Sitting here for a little bit and decent. Yeah, you're
- 26:23Speaker 1: not fighting with all kinds of people, all kinds of
- 26:26Speaker 1: sharks like we talked about in the tank to get
- 26:29Speaker 1: your offer. I love the idea of not having to
- 26:31Speaker 1: have multiple offer you know, having all of that as
- 26:34Speaker 1: a buyer or as a seller, that's probably great, But
- 26:37Speaker 1: as a buyer, oh my gosh, the stress of that. Yeah,
- 26:40Speaker 1: that's minimized.
- 26:41Speaker 2: Yes, well, and it's important again We're going to say
- 26:43Speaker 2: again it's important that you have a good agent, a
- 26:46Speaker 2: good agent looking out for you as a buyer, because
- 26:49Speaker 2: then you and they are watching together. When that when
- 26:53Speaker 2: that you know, house pops up that meets that criteria
- 26:56Speaker 2: of that buyer, we still want to get him in
- 26:58Speaker 2: there right away. I always say I like to be
- 27:01Speaker 2: the first one in the door, or the last one
- 27:02Speaker 2: in the door. The first one in the door if
- 27:04Speaker 2: I'm not competing. Let's get this thing written and let's
- 27:08Speaker 2: get it under contract and not be in a competing situation,
- 27:11Speaker 2: or the last one in the door if I am competing,
- 27:14Speaker 2: So I know what we're up against. So get a
- 27:16Speaker 2: good agent who's watching what you're looking for together and
- 27:22Speaker 2: make that move. Now's the time right.
- 27:24Speaker 3: Well, And I don't want sellers to be concerned when
- 27:26Speaker 3: we say, you know, not as many buyers right in
- 27:30Speaker 3: the pool, because I will say the buyers that are
- 27:33Speaker 3: in the pool are serious buyers. They know what they want,
- 27:37Speaker 3: they're ready to make an offer, and so that's the
- 27:40Speaker 3: buyers that you do want. You don't want twenty five
- 27:43Speaker 3: showings and only one offers. You want the serious buyers
- 27:46Speaker 3: and that's who's currently on the market, so it's a
- 27:48Speaker 3: good time to sell.
- 27:49Speaker 2: Good point.
- 27:49Speaker 1: Yeah, so definitely contact an agent. So many reasons. I mean,
- 27:55Speaker 1: generally speaking, I like to pinch pennies and stuff. So
- 27:58Speaker 1: when I bought houses in the past, I bought houses.
- 28:01Speaker 1: When I bought a house and then when I moved,
- 28:05Speaker 1: we did a lot of it for sale by owner.
- 28:07Speaker 1: And you know, there were so many aspects of that
- 28:10Speaker 1: that I thought I was doing myself. So well, you know,
- 28:13Speaker 1: I was doing it, and I am a terrible negotiator.
- 28:16Speaker 1: I'm absolutely horrible, because because I'm terrible at it, but
- 28:20Speaker 1: also because it's embarrassing to some extent to try to
- 28:24Speaker 1: get a price down to me, that's embarrassing. Yeah, So
- 28:27Speaker 1: I always whatever I buy, you want to see me
- 28:30Speaker 1: walk onto the property, because whatever you're offering, or what
- 28:33Speaker 1: the price is, cars, you name it, I will get
- 28:37Speaker 1: y sounds like.
- 28:38Speaker 2: My husband I told him the last time we bought
- 28:40Speaker 2: a Carrie said, you stay in the car. I negotiated.
- 28:43Speaker 1: You know, sometimes I will get them to go down,
- 28:46Speaker 1: but I will come up with some ridiculous number that's
- 28:49Speaker 1: so ridiculously Just a tiny, tiny little practice, but getting
- 28:53Speaker 1: somebody who knows. First off, I wouldn't even know if
- 28:56Speaker 1: the price is inflated. Yeah, you know, I don't have that.
- 28:59Speaker 1: You guys have you can make that recommendation. True, you
- 29:02Speaker 1: are not embarrassed to make the negotiation. No, and to
- 29:06Speaker 1: my best interest. So definitely, I think that's a really
- 29:10Speaker 1: smart thing.
- 29:10Speaker 2: And as Ginger were saying, we are seeing some of
- 29:12Speaker 2: that where the prices are inflated. So yeah, you need
- 29:15Speaker 2: a great agent who's going to be able to determine
- 29:17Speaker 2: that for you.
- 29:18Speaker 1: Yes, you've got to go to the website. You've got
- 29:20Speaker 1: to look and it should say right on their header,
- 29:22Speaker 1: I'm one of the good ones, and then you'll know, yea,
- 29:26Speaker 1: I will give the thumbs up. So all the realtors
- 29:28Speaker 1: are going to be writing in looking for that thumbs up.
- 29:30Speaker 1: It's a stringent process to get it. I don't just
- 29:33Speaker 1: hand that out willing it. There's money that's involved. Now
- 29:37Speaker 1: that's just all a joke. If our listeners have more questions,
- 29:40Speaker 1: they want to get in touch with you. Maybe they
- 29:41Speaker 1: were wondering about what we talked about in the first segment,
- 29:43Speaker 1: the new rules and all of that.
- 29:45Speaker 2: Yeah, don't listen to the media.
- 29:47Speaker 1: Come to us. They heard this in the meeting.
- 29:49Speaker 2: This is media.
- 29:51Speaker 1: Listen to this part of the media, right, maybe not others.
- 29:55Speaker 2: I don't know.
- 29:55Speaker 1: You decide. So if they've got questions about that, if
- 29:58Speaker 1: they want to get you guys to help them buy
- 30:00Speaker 1: a house, sell a house, how's the best way to
- 30:02Speaker 1: get in touch?
- 30:03Speaker 2: Suprians six one six, seven two three twenty four hundred.
- 30:07Speaker 3: Or Ginger Herman six one six six three three five
- 30:11Speaker 3: eight eight zero, And.
- 30:13Speaker 1: You guys, Ginger yours Sue's daughter, right, I sure, am.
- 30:16Speaker 3: Yeah.
- 30:16Speaker 1: I think we said that long ago on one of
- 30:19Speaker 1: the first episodes, and I thought, I don't the way
- 30:21Speaker 1: you guys nitpick each other. Yeah, and it not all
- 30:24Speaker 1: of it makes air, makes the air, but they go
- 30:26Speaker 1: back and forth in the studio. Yeah, it's a lot. Yeah,
- 30:29Speaker 1: I want people to know that's what's going on. Anyway,
- 30:31Speaker 1: Thanks so much for being here.
- 30:32Speaker 2: Thank you for having you so much.
- 30:34Speaker 3: Dan.
- 30:34Speaker 1: All right, we're gonna take a break. When we come back,
- 30:37Speaker 1: I'm gonna make everybody out there resident experts on paint brushes.
- 30:41Speaker 1: That's all coming up next. Stick around.
- 30:49Speaker 2: And we're back.
- 30:49Speaker 1: You're listening to the Repco Light Home improvement Show sponsored
- 30:52Speaker 1: by Benjamin Moore, and we're gonna wrap things up with
- 30:55Speaker 1: a trip to the brush aisle. Pretty exciting stuff, Pretty exciting.
- 31:00Speaker 1: But when you look at paint brushes in the store,
- 31:03Speaker 1: really it's honestly insane. It's crazy. I work here, and
- 31:07Speaker 1: I think it's crazy. There are so many options. You know,
- 31:10Speaker 1: you look at them, they largely look the same. Then
- 31:12Speaker 1: you look closely you notice all these little differences. Which
- 31:16Speaker 1: one's right for your project? You know, what's the point
- 31:18Speaker 1: of all these differences. Well, let's go through a quick
- 31:21Speaker 1: overview and cover the basics so you'll have a better
- 31:24Speaker 1: handle on what you're looking at next time you're standing there.
- 31:26Speaker 1: All right, let's start with the big picture. Brushes generally
- 31:29Speaker 1: fall into two main categories, natural and synthetic bristles. Now
- 31:33Speaker 1: natural bristles often called China bristle brushes. They're made from
- 31:37Speaker 1: animal hair, really animal hair, like hog hair, ox hair,
- 31:42Speaker 1: badger hair, horse hair, yack hair. I don't know. If
- 31:47Speaker 1: it's an animal and it's got hair, chances are somewhere,
- 31:51Speaker 1: somehow somebody in history rounded it up, cornered it, shaved
- 31:56Speaker 1: some of that hair off, put that hair on a stick,
- 31:58Speaker 1: and made a paint brush out of it. Those are
- 32:00Speaker 1: natural bristle brushes, and those brushes are best suited for
- 32:03Speaker 1: oil based paints for any number of reasons. But they
- 32:06Speaker 1: apply oil based products paints, varnishes and stuff like that.
- 32:11Speaker 1: They apply it so evenly and so smoothly. Now, with
- 32:14Speaker 1: that said, you don't want to use a natural bristle
- 32:17Speaker 1: brush with water based paint. Water causes those natural bristles
- 32:21Speaker 1: to swell up, to kind of lose their shape, and
- 32:24Speaker 1: ultimately it can ruin both your brush and the paint job.
- 32:27Speaker 1: Been there done that on accident, so I can attest
- 32:31Speaker 1: to that. It's the truth. Don't use natural bristle brushes
- 32:34Speaker 1: with water based products. For water based products, synthetic bristles
- 32:38Speaker 1: are the way to go. Now, the main synthetic materials
- 32:41Speaker 1: out there that you're going to run into are polyester, nylon,
- 32:44Speaker 1: and chinax, and oftentime, you're going to see that brushes
- 32:48Speaker 1: use a combination of two or more of these to
- 32:51Speaker 1: achieve different characteristics for their brushes. And we'll get to
- 32:54Speaker 1: more of that in a little bit, all right, But
- 32:56Speaker 1: those are the main two categories, natural bristle brushes and
- 32:59Speaker 1: stic bristle brushes. And for the sake of this conversation.
- 33:03Speaker 1: We're pretty much done with natural bristles at this point.
- 33:06Speaker 1: Most of the time. If people are putting on paint
- 33:08Speaker 1: these days, it's water based product, and so we're talking
- 33:11Speaker 1: about synthetic bristle brushes. So that's what we're going to
- 33:14Speaker 1: focus on the rest of this time here, and let's
- 33:17Speaker 1: break down all those different bristle types. I just mentioned
- 33:20Speaker 1: what they were, chinax, nylon, and polyester, but let's get
- 33:24Speaker 1: a little more specific so you understand what each one does.
- 33:27Speaker 1: The characteristics of each of those filaments. Now chinax bristles.
- 33:31Speaker 1: And I know that sounds so exciting, right, the characteristics
- 33:34Speaker 1: of these filaments, but it'll be good. It'll be good.
- 33:38Speaker 1: Just listen along and you'll be excited. You'll be enthralled.
- 33:42Speaker 1: Chinax bristles. They're incredibly durable. Chinax brushes keep their stiffness
- 33:47Speaker 1: even in humid or hot conditions, and they're designed specifically
- 33:50Speaker 1: to handle the challenges of low voc paints modern paints.
- 33:54Speaker 1: Chinax bristles release paint easily. They give you a really
- 33:58Speaker 1: smooth application and a super huge bonus, my favorite bonus,
- 34:02Speaker 1: they clean up crazy fast. So China's bristles love those
- 34:07Speaker 1: nylon bristles. They're durable, really durable, but they're also much
- 34:11Speaker 1: softer than the other two bristles that we're going to
- 34:13Speaker 1: talk about, the two filaments that we're going to talk about.
- 34:16Speaker 1: That can be great. That soft filament can be great
- 34:18Speaker 1: for a smooth finish, but keep in mind that nylon
- 34:21Speaker 1: filaments are going to soften even more in hot weather
- 34:24Speaker 1: or with extended use in latex paint. So if you're
- 34:27Speaker 1: doing detail work, this softening might make things tricky or frustrating.
- 34:31Speaker 1: So that's nylon a little bit soft, really durable, but
- 34:34Speaker 1: really soft. Polyester bristles the third one. They're the stiffest
- 34:38Speaker 1: of the bunch, and they'll hold their shape and maintain
- 34:41Speaker 1: their control in hot conditions, but they don't hold as
- 34:44Speaker 1: much paint, so you might find yourself dipping into the
- 34:47Speaker 1: can more often. Now, generally speaking, one hundred percent polyester
- 34:51Speaker 1: bristle brushes, they're just not recommended. You're better off finding
- 34:54Speaker 1: brushes that blend polyester with nylon or chin x or
- 34:57Speaker 1: both for better performance. All Right, So those are the
- 35:00Speaker 1: main three types of filaments we're talking about. Softness and
- 35:05Speaker 1: stiffness of those bristles. Why does that matter? Well, when
- 35:09Speaker 1: you're choosing your brush, that is something that you need
- 35:12Speaker 1: to consider and what drives that is what you're working
- 35:15Speaker 1: on or working with, you know, for shinier finishes or
- 35:18Speaker 1: if you're working on smooth surfaces like doors are trim,
- 35:21Speaker 1: a softer brush is really going to help minimize visible
- 35:24Speaker 1: brushstrokes and that's going to give you a cleaner look.
- 35:27Speaker 1: So that's where the soft bristles, soft filament brushes are
- 35:30Speaker 1: really going to shine. On the flip side, if you're
- 35:32Speaker 1: doing cut in work around windows, doors or trim, a
- 35:35Speaker 1: stiffer brush is going to give you more control for
- 35:38Speaker 1: really crisp clean lines. Now, there are a lot of
- 35:41Speaker 1: options on the market, a lot of brushes on the
- 35:43Speaker 1: market that offer you know, a medium stiffness or whatever
- 35:46Speaker 1: they call it. There's a lot of different names that
- 35:48Speaker 1: get used for this category. But really these are different
- 35:51Speaker 1: blends and these medium stiffness brushes offer a really good
- 35:55Speaker 1: balance for most projects. So keep that in mind, all right.
- 35:59Speaker 1: So that's the stiffness or softness of the filament. What
- 36:02Speaker 1: about the cut of the brush, the angle or the
- 36:05Speaker 1: flat you know, what's up with that? Why do you
- 36:07Speaker 1: have one or the other? Why would you choose one
- 36:09Speaker 1: or the other, well, an angled brush. The idea behind
- 36:12Speaker 1: these is that it's going to give you more precision
- 36:14Speaker 1: when you're doing your cut in work, you know, like
- 36:16Speaker 1: when you're painting the edges where the walls meet the ceiling.
- 36:19Speaker 1: That angle lets you see what you're doing a bit
- 36:21Speaker 1: better perhaps, and it helps you get into the corners
- 36:24Speaker 1: with more control. Now that said, plenty of experienced painters
- 36:29Speaker 1: swear by flat brushes for cut in work. They may
- 36:32Speaker 1: be swearing at the radio right now because that's how
- 36:35Speaker 1: deeply they believe this. They love the flat brushes and
- 36:38Speaker 1: they will use them all day long. Really, at the
- 36:41Speaker 1: end of the day, it's all about technique and what
- 36:43Speaker 1: you're comfortable with. You know, you can make both work
- 36:45Speaker 1: for whatever you're doing. Some contractors prefer to use angle
- 36:48Speaker 1: brushes for detail work and then switch to flatbrushes for
- 36:51Speaker 1: larger areas. Other ones like to use the flatbrush for
- 36:54Speaker 1: everything for di wires. Generally speaking, I think for cut
- 36:58Speaker 1: in work, you're going to be happier using the angled sash.
- 37:01Speaker 1: All right, So what about the handles, last thing I've
- 37:04Speaker 1: got time for. Let's touch on those briefly. There's a
- 37:07Speaker 1: lot of different kinds of handles, a lot of different shapes.
- 37:09Speaker 1: I'm only going to look at four of them. Rattail
- 37:12Speaker 1: handles they're long and thin. Love the name. Who doesn't
- 37:16Speaker 1: want to grab a brush by its rattail handle right anyway.
- 37:19Speaker 1: They're long and thin. You kind of hold them like
- 37:21Speaker 1: a pencil. There's beaver tail handles. They're rounded and that
- 37:25Speaker 1: handle fits comfortably in your palm. There are fluted handles.
- 37:28Speaker 1: They're more square in shape, but they kind of got
- 37:31Speaker 1: rounded edges and that makes them really easy to grip
- 37:33Speaker 1: in your hand. And then they're short handles, little stubby guys,
- 37:36Speaker 1: and they're ideal for working in tight spaces. That's what
- 37:39Speaker 1: us stubby guys are good for. We can really fit
- 37:41Speaker 1: into those tight spaces and we don't get a crink
- 37:43Speaker 1: in our neck or anything like that. So there are
- 37:46Speaker 1: those stubby, short handle brushes, great for those little areas.
- 37:49Speaker 1: The key with handles, it's really all about finding a
- 37:52Speaker 1: brush that fits right and feels right in your hand.
- 37:56Speaker 1: You know, the more comfortable you are, the more productive
- 37:58Speaker 1: you're going to be. So that's really what the handles
- 38:00Speaker 1: are all about. There's no other big trick to it
- 38:03Speaker 1: except the stubby ones. Those are good for the like
- 38:05Speaker 1: I said, the tight areas, but the other ones, it's
- 38:07Speaker 1: really how does it feel in your hand. So when
- 38:09Speaker 1: you're buying a brush, don't just read the packaging. Make
- 38:13Speaker 1: sure that you're holding the brush and checking it out
- 38:15Speaker 1: to make sure it feels right. One last thing I'll
- 38:18Speaker 1: mention before we wrap up the show. We've got some
- 38:20Speaker 1: of these brushes on sale right now. The only one
- 38:23Speaker 1: I've got time to mention the Corona EXCaliber. I talk
- 38:26Speaker 1: about it on the show all the time. It's a
- 38:28Speaker 1: China X brush, cleans up crazy well, applies paint beautifully.
- 38:32Speaker 1: It's my favorite brush. You can get a two and
- 38:34Speaker 1: a half inch ex Caliber for twelve twenty six till
- 38:37Speaker 1: the end of October. That's almost eleven bucks off its
- 38:40Speaker 1: regular price. So if you do any amount of painting
- 38:43Speaker 1: at home, buy one of these, get one of these,
- 38:45Speaker 1: put it in your paint kit. You'll be glad that
- 38:47Speaker 1: you've got it. All right. That's it. That's all the
- 38:49Speaker 1: time we've got. We're going to wrap it up. If
- 38:51Speaker 1: you want to catch this one again, you can find
- 38:53Speaker 1: it online at repco light dot com. Whatever you do today,
- 38:56Speaker 1: make sure paints a part of it. Have a great
- 38:58Speaker 1: weekend everybody, and I'll see you next week. I'm Dan Hansen,
- 39:01Speaker 1: Thanks for listening.
