- 0:00SPEAKER_00: Welcome back to Own More Doors.
- 0:01SPEAKER_00: I'm Juan Weezar with the apartment forecast.
- 0:03SPEAKER_00: And today I'm going to be starting a new series, folks, where I'm going to be talking about cap rates, the market.
- 0:09SPEAKER_00: I'm going to be looking at a map.
- 0:11SPEAKER_00: I'm going to show you guys where cap rates are getting heated up, where we're seeing increase in inventory, where we're seeing buyer focused in in terms of overall Southern California market.
- 0:21SPEAKER_00: But you guys know that I really specialize here in Long Beach.
- 0:23SPEAKER_00: And today I'm just going to give a recap.
- 0:25SPEAKER_00: It's the first week of August 2026.
- 0:27SPEAKER_00: I'm going to give you a recap on the stellar year that I'm having as a real estate broker.
- 0:32SPEAKER_00: So far this year, I've closed 42 transactions and I could have not done it without your support.
- 0:38SPEAKER_00: When I started this seven years ago, I didn't realize the amount of trust that I was going to be able to secure with people who didn't know me, but through providing educational content, I've been able to build that trust and our business has gotten bigger and bigger, and I'm just super happy to be here.
- 0:52SPEAKER_00: And so today we're going to highlight through some of the 42 transactions that I've closed this year.
- 0:57SPEAKER_00: And but more importantly, the families that I've been able to help.
- 1:00SPEAKER_00: And I'm going to pick out a few and just do a high level on how we've been able to do that.
- 1:04SPEAKER_00: Okay, so the first property that I'm going to talk about is one that I was actually one of the sellers of.
- 1:09SPEAKER_00: I purchased 730 East San Antonio with some of my uh two of my college friends several years ago.
- 1:15SPEAKER_00: We we bought it for a million dollars.
- 1:16SPEAKER_00: We were able to sell it for$325,000 more.
- 1:20SPEAKER_00: Now we did make the property better, but why did we sell?
- 1:23SPEAKER_00: And so um we sold it because we wanted to take the equity, which happened to be around$600,000.
- 1:28SPEAKER_00: And we sold that property.
- 1:30SPEAKER_00: We bought a 10-unit building at uh$824 Redondo.
- 1:34SPEAKER_00: And so right now, what I've been telling you guys over and over, and maybe you're getting tired of it, is that this is the perfect time to sell the smaller apartment stuff.
- 1:41SPEAKER_00: Sell the two units, sell the investment condo, sell the triplex, sell the fourplex, take that equity because you're able to sell that at the top of the market still, and we're gonna buy at the bottom of the market with the five plus market.
- 1:53SPEAKER_00: So again, I personally went from a four unit to a ten unit.
- 1:56SPEAKER_00: I don't regret it.
- 1:57SPEAKER_00: The 10 unit building we bought for um 1,775,000.
- 2:02SPEAKER_00: So great building on Redondo.
- 2:04SPEAKER_00: So the location got better, the income got better, and I increased the doors, hence my name, Own More Doors.
- 2:10SPEAKER_00: And so that's a success story there.
- 2:12SPEAKER_00: As I move on through our list, there was a property that we got hired and it was in Carbon Canyon.
- 2:17SPEAKER_00: It was land, undeveloped land.
- 2:20SPEAKER_00: And they had listed this property with another broker for about two years before they contacted our firm.
- 2:27SPEAKER_00: Uh now Wemi and I, another broker in my office, we were able to secure the listing, but we were successful this time.
- 2:33SPEAKER_00: So we sold the largest land deal in Orange County, which was over 160 acres.
- 2:39SPEAKER_00: We were able to not only represent the seller, but also represent the buyer in that property.
- 2:44SPEAKER_00: So, yes, we sell a lot of multifamily, but I just want to let you know that we do do commercial, we do we do land, we do office buildings, retail, et cetera.
- 2:54SPEAKER_00: Okay, another property was at 905 Gardena Avenue, and it was a three-unit building.
- 2:59SPEAKER_00: Um, the seller contacted me, she found me through AI, and she said, Look, I tried selling this building, um, but I made a mistake.
- 3:06SPEAKER_00: I didn't realize that when you sell multifamily, that there are multifamily experts like you.
- 3:11SPEAKER_00: Yes, there's a lot of residential agents who are great at selling homes, but their specialty is not dealing with income-producing properties, dealing with tenants.
- 3:18SPEAKER_00: So, this specific property at 905 Gardenia, the seller had tried listing it with another agent who primarily sold homes.
- 3:26SPEAKER_00: They were unsuccessful, it expired, and then they contacted me.
- 3:31SPEAKER_00: I was able to uh put the property back on the market, price it accordingly based on the condition and the rents of the property.
- 3:39SPEAKER_00: And I was also able to find the buyer.
- 3:41SPEAKER_00: In fact, the buyer was referred to me by another person who's um who we do business with.
- 3:46SPEAKER_00: And so a lot of people, once you find someone that you like working with, there's going to be a lot of referrals.
- 3:50SPEAKER_00: And so for 905 Gardenia, I was able to represent the buyer as well.
- 3:54SPEAKER_00: We were able to sell at our asking price, and everyone was happy.
- 3:57SPEAKER_00: The buyer was able to buy their first investment property.
- 4:00SPEAKER_00: And what really was special to me is um, you know, his wife showed up, his father showed up, his mother showed up, and it was really a family affair.
- 4:07SPEAKER_00: They were there supporting him in his first investment property.
- 4:10SPEAKER_00: And to me, that's what it's all about.
- 4:12SPEAKER_00: A lot of times, um, people people are told that they can't do it, they shouldn't do it, this is a mistake, you're buying at the wrong time.
- 4:19SPEAKER_00: And for me to see the family, the father, the mother, everyone there to support this gentleman to buy his first apartment building was to me the best part of this job.
- 4:28SPEAKER_00: For our next building, I'm gonna take us over to 316 Tejone Place.
- 4:32SPEAKER_00: This is in Palace Verdes Malaga Cove, to be honest with you.
- 4:35SPEAKER_00: I hadn't heard of Malaga Cove because how the heck am I gonna end up in such a nice property?
- 4:39SPEAKER_00: Uh how the heck am I gonna end up in such a nice place?
- 4:42SPEAKER_00: Malaga Cove, right?
- 4:43SPEAKER_00: This is like the premium place on top of the hill of Pallos Verdes.
- 4:47SPEAKER_00: Um, one of our clients, one of our repeat clients, Danny, she's a sweetheart.
- 4:50SPEAKER_00: I've really appreciated um getting to know her and earning her business.
- 4:55SPEAKER_00: This specific building was a larger office building that we list above over three million.
- 4:59SPEAKER_00: In this area, there wasn't a lot of office comparables.
- 5:03SPEAKER_00: Um, what I did with this specific one is I tapped the shoulder of my friends over at Coldwell Bankro Commercial, Shiva, um uh Shiva Hos and Sade, and we were able to co-list this property and get this property sold.
- 5:16SPEAKER_00: We did not represent the buyer, but with this kind of property, one of our things was there wasn't any comparables.
- 5:21SPEAKER_00: And we came in at a time where people are saying, office is dead, no one's gonna buy it, and that wasn't the case.
- 5:27SPEAKER_00: It was a great structure.
- 5:29SPEAKER_00: There were 16 smaller office spaces, there was demand, they were fully occupied.
- 5:34SPEAKER_00: And to be honest with you, anyone who lives in Palos Verdes, and I don't blame them, they don't want to leave.
- 5:38SPEAKER_00: Why would you want to leave?
- 5:39SPEAKER_00: It's beautiful up there, and by the way, you're a 20-minute drive to the freeway.
- 5:42SPEAKER_00: So you want to stay up there.
- 5:43SPEAKER_00: So if you own a small business, there's gonna be demand for the small office space.
- 5:48SPEAKER_00: Although, although some of the haters were telling us that it was overpriced from the beginning, we made sure to prove them wrong.
- 5:53SPEAKER_00: And so that's a beautiful property that we sold up in Palos Verdes.
- 5:57SPEAKER_00: The next building I'm gonna talk about is 3401 Orange Avenue.
- 6:00SPEAKER_00: That is a kind of an iconic corner in Long Beach.
- 6:03SPEAKER_00: It's on the corner of Orange and Wardlow.
- 6:05SPEAKER_00: Um, this property I was able to market and sell off market.
- 6:09SPEAKER_00: It was a um five five-tenant commercial space, which was made up of a very popular restaurant, a hair salon, um, a cat rescue.
- 6:19SPEAKER_00: And it's a great corner location, perfect for marketing, visibility in an awesome place of California Heights.
- 6:26SPEAKER_00: Um, I was able to through through my database, through my database, through my connections, we were able to secure the listing who came, who came from a dear friend of mine, a mentor of mine.
- 6:38SPEAKER_00: And then we were able to meet a new buyer who wanted that building for investment purposes.
- 6:42SPEAKER_00: Um, this specific property was unique in terms that the seller told me, look, if I need to carry paper, provide the loan, I'm able to do so.
- 6:51SPEAKER_00: So long as someone comes in with a significant down payment.
- 6:54SPEAKER_00: The buyer, the gentleman, was able to sell an investment house, which I mean, look, guys, I'm telling everyone sell the smaller stuff, buy the bigger stuff.
- 7:02SPEAKER_00: So this person had a house in Cal Heights, he was able to get that sold on his own with his realtor and with the down payment money, was able to put some down payment here.
- 7:12SPEAKER_00: We were able to um negotiate the loan that the seller was able to provide them.
- 7:17SPEAKER_00: And there you go, you go from having a house to now a commercial building in Cal Heights.
- 7:22SPEAKER_00: Congratulations to John who bought it.
- 7:24SPEAKER_00: Truly a success story, and I appreciate uh working with you.
- 7:27SPEAKER_00: Next, I'm gonna move on to uh the corner of 7th and Coronado.
- 7:31SPEAKER_00: Here, Cody Charnell and I took a listing from a trust.
- 7:34SPEAKER_00: Uh, this one was a unique story where the sellers um were were um they inherited several commercial properties on the corner of 7th and Coronado.
- 7:44SPEAKER_00: And what made this one really special was their grandfather built the buildings.
- 7:49SPEAKER_00: Turns out their grandfather built the majority of the buildings on 7th, on Anaheim, on Balflower.
- 7:55SPEAKER_00: So a lot of these older buildings that really make Long Beach the special place that it is with a lot of character behind them, their grandfather built it.
- 8:02SPEAKER_00: Well, now um they took over the property, they've owned it for some time, but they've all decided there were five people who all lived out of state.
- 8:09SPEAKER_00: There were cousins and brothers and relatives who ended up with the properties and they decided to sell it.
- 8:14SPEAKER_00: Um, they found us again through through our our Google reviews and and just looking at our videos and and even asking AI who should we hire.
- 8:23SPEAKER_00: They decided to hire Cody and I, and um, we were super, super happy here that we were able to find the right buyer.
- 8:30SPEAKER_00: This specific buyer is single-handedly transforming a lot of these buildings.
- 8:36SPEAKER_00: When they bought the building, when we went to escrow, they showed us their portfolio and other buildings they're buying through Anaheim, 7th Street.
- 8:42SPEAKER_00: They're taking dilapidated buildings where people have forgotten about them.
- 8:46SPEAKER_00: People think they should be torn down, and they don't see it that way.
- 8:48SPEAKER_00: They thought that the best way to um the best thing for them is to restore these buildings and just bring in a higher level of tenant base.
- 8:57SPEAKER_00: And so I've seen them do it.
- 8:59SPEAKER_00: I've seen them do it in Cal Heights, I've seen them do it all over Anaheim, Newport, Euclid, all these little streets.
- 9:04SPEAKER_00: They're doing it right now and they've closed on this property.
- 9:07SPEAKER_00: Seventh and Coronado, keep an eye out.
- 9:10SPEAKER_00: This that corner is going to become a really, really cool place, something that we're all gonna be proud of uh here in the near future.
- 9:16SPEAKER_00: Next, I'm gonna take us over to a five-unit building in Paramount.
- 9:20SPEAKER_00: Uh, this property sat on a 20,000 square foot lot.
- 9:22SPEAKER_00: It was five separate houses.
- 9:24SPEAKER_00: Um, this lady was referred to me by another residential agent.
- 9:28SPEAKER_00: It's common sometimes for um realtors who specialize in selling single family homes to refer over apartment units, investment properties over to us.
- 9:37SPEAKER_00: They know that that's our specialty.
- 9:38SPEAKER_00: And so this one was unique.
- 9:40SPEAKER_00: This this lady had owned this property for over 30 years.
- 9:43SPEAKER_00: Uh, she treated the tenants as as as family, you know.
- 9:47SPEAKER_00: But then it came with some problems.
- 9:49SPEAKER_00: When someone does that, they typically keep the rents really low.
- 9:52SPEAKER_00: And, you know, I've always said the lower, the lower the um, the lower the rents, the lower the value.
- 9:58SPEAKER_00: That's just the reality.
- 9:59SPEAKER_00: Um and we were able to put the property on the market.
- 10:02SPEAKER_00: Now, when it comes to properties like this, where there's huge lots, uh detached separate homes on it, a lot of those don't necessarily always trade on a super high cap rate.
- 10:13SPEAKER_00: There are buyers for that specific type of asset who appreciate uh that they're single family homes.
- 10:19SPEAKER_00: They appreciate parking, they appreciate the garages, they appreciate the long lots, they love it, by the way.
- 10:26SPEAKER_00: And so early on, we had multiple offers on this property, even though um, as she was interviewing me and a few other agents, um, the feedback was that I was the highest value and that I was simply trying to buy the listing, which was not the case.
- 10:41SPEAKER_00: If you go back and you look at our property here in Paramount off of passage, you will find that what I listed it for is what I sold it for.
- 10:48SPEAKER_00: And so we were right all along in supporting uh the valuation.
- 10:52SPEAKER_00: Uh, the gentleman who ended up buying it, you're not gonna believe this, Spanish speaking only, owns over 30 buildings and doesn't drive anymore.
- 11:01SPEAKER_00: And so the way we were able to do the transaction is I would go to his house, pick him up and his wife, and then we would go see the property.
- 11:07SPEAKER_00: He had a hard time walking.
- 11:09SPEAKER_00: Older gentleman, uh, he's been buying uh since the 70s, and uh he told me I'm gonna continue buying until the day that I die.
- 11:17SPEAKER_00: And so he uh he really liked this building.
- 11:20SPEAKER_00: The numbers weren't as important to him, the opportunity is what led him there.
- 11:24SPEAKER_00: And so, again, there's always different motivations.
- 11:26SPEAKER_00: Yeah, I do videos, I'm talking cap rates, gross rent multipliers, return on equity.
- 11:30SPEAKER_00: A lot of times people just fall in love with the property and they realize I'm buying it at a good price, I'm gonna hold it and I'm gonna leave it um uh as an inheritance to my kids.
- 11:39SPEAKER_00: And that's exactly what he's doing.
- 11:40SPEAKER_00: The next building I'm gonna take you to is an Alamitos Beach.
- 11:43SPEAKER_00: It's a 12-unit building, 114090s first.
- 11:45SPEAKER_00: Um, this one here I was able to do with my friends over at the Anderson group uh with Tori Kerrick.
- 11:50SPEAKER_00: Him and I co-listed this property and uh we priced it just over um three million dollars.
- 11:57SPEAKER_00: Uh, and and like I've been telling you, it's when it comes to the five plus market, it is very, very hard to sell right now.
- 12:03SPEAKER_00: And so you have to have a good product, good location, and you have to price it right.
- 12:07SPEAKER_00: Um, prices have come down significantly in the last five years, up you know, between 25 to 30 percent.
- 12:12SPEAKER_00: And so I took those things into consideration.
- 12:14SPEAKER_00: You have to have a good cap rate in these types of situations.
- 12:17SPEAKER_00: This one, the cap rate wasn't as great.
- 12:19SPEAKER_00: It was low fives, which a lot of times investors would just hang up if I were to cold call them to give them that kind of opportunity.
- 12:25SPEAKER_00: Investors right now in Long Beach are looking for a six cap or higher, but this property was unique.
- 12:31SPEAKER_00: It was well kept, it was beautiful, it had this amazing art deco.
- 12:35SPEAKER_00: Not to mention it had this bonus 13th unit that had been built out as an ADU, but just the permits were not finalized.
- 12:43SPEAKER_00: The buyer saw value in that.
- 12:45SPEAKER_00: He went to the city himself, found out where they were at in that process of legalizing the unit.
- 12:49SPEAKER_00: And he's like, man, I'm really buying a 13-unit building, but I'm only paying 12 because that unit wasn't finalized.
- 12:55SPEAKER_00: And so the buyer was someone who um has a regular profession, but also got his real estate license.
- 13:00SPEAKER_00: I've done a couple of transactions with him, and he said, I love this neighborhood.
- 13:03SPEAKER_00: I grew up in Long Beach, I believe in this neighborhood.
- 13:06SPEAKER_00: It's walking distance to the beach.
- 13:08SPEAKER_00: Alamitos Beach is a great area.
- 13:09SPEAKER_00: There was parking there as well, and so nice assets are going to trade.
- 13:13SPEAKER_00: Pricing is important, and it was great working with the Anderson Group.
- 13:16SPEAKER_00: Next, I'm gonna take us to Belmont Shore 221 Belmont.
- 13:20SPEAKER_00: And this property, uh, you know, I'm I'm gonna smile because I got a call from someone who said, uh, look, I lost my fourplex in the Al Tadena fires, and and and through the insurance payout, uh, I now need to buy another fourplex, but I can no longer buy anywhere where I believe it's gonna be um threat to to floods, to uh fires.
- 13:44SPEAKER_00: And so she wanted to get out of Altadena.
- 13:46SPEAKER_00: Came to Long Beach.
- 13:47SPEAKER_00: This was her first investment here.
- 13:49SPEAKER_00: Um, we first had her in escrow on a four-plex right behind us.
- 13:53SPEAKER_00: During the inspections, there were issues, questions on the foundation, whether we felt that that was secure or not.
- 13:58SPEAKER_00: We decided to cancel the escrow there.
- 14:00SPEAKER_00: Ended up at 221 Belmont.
- 14:02SPEAKER_00: Uh, there were all two bedroom, one bath with garages.
- 14:05SPEAKER_00: The income was great.
- 14:06SPEAKER_00: Again, this one was not one driven by great cap rates.
- 14:09SPEAKER_00: If anything, we were lucky if we were out of five.
- 14:12SPEAKER_00: Maybe we're really more four plus.
- 14:14SPEAKER_00: But if you watch my videos, you know that a lot of times fourplexes don't necessarily, there's not a big push for a high cap rate with fourplexes.
- 14:22SPEAKER_00: Not to say that we can't sell them like that.
- 14:24SPEAKER_00: I'm just saying I know who the pool of buyers are, and the majority of them, a lot of times, will will give more um credence to the fact of the location, proximity to to shops, desirability, and they will work on the rents as they go.
- 14:40SPEAKER_00: But the big driver on this one was not cap rate.
- 14:44SPEAKER_00: What was also unique about this property is that um right off right off the bat, and although it's a four-unit over two million, which there's only a handful of properties in Long Beach that are fourplexes that sell over two million.
- 14:56SPEAKER_00: Um, this one here, we were able to be the winning bid bidder on this property.
- 15:00SPEAKER_00: A lot had to do with my client was coming in with uh cash, and so that definitely helped us.
- 15:05SPEAKER_00: The next property is uh one of our newest closings, and that's gonna be at 426 Newport.
- 15:10SPEAKER_00: Um great location here in Long Beach.
- 15:14SPEAKER_00: And the reason why I like this property is that we were able to help one of our clients go from two investment condos, take that equity out of those two condos to buy six units in an awesome part of Long Beach.
- 15:26SPEAKER_00: I mean, this building's 1980s built, great layout.
- 15:30SPEAKER_00: We have parking, huge bedrooms, great unit count.
- 15:33SPEAKER_00: This property is one of those properties where there is definitely pride of ownership.
- 15:38SPEAKER_00: And the one thing that we have been teaching to our clients is if you have too much equity, too much money tied up into a small investment condo, that's normally not the highest and best use for that asset.
- 15:49SPEAKER_00: So the return on equity in that situation is not going to be the best.
- 15:52SPEAKER_00: Of course not.
- 15:52SPEAKER_00: This specific seller had two condos.
- 15:54SPEAKER_00: One was in Korea Town.
- 15:55SPEAKER_00: We were able to help him sell that.
- 15:57SPEAKER_00: And then the other one was in Marino del Rey.
- 16:00SPEAKER_00: And so in this situation, the goal was we have these investments, they've gone up in value.
- 16:04SPEAKER_00: It wasn't a total loss, but did but they were to the point where they've gone up in value enough that the equity that they had in the property would surpass the amount of rent that the that the condo could rent out for.
- 16:16SPEAKER_00: And so our advice was let's get those sold and and then transfer the proceeds over to a much better property here in Long Beach, which is our backyard.
- 16:24SPEAKER_00: I was able to partner up with Jack Patel here in our office.
- 16:27SPEAKER_00: We were able to successfully get those two condos on the market and really make that money work harder for them.
- 16:33SPEAKER_00: You know, if you watch my prior videos, I'll talk about um lazy money, right?
- 16:37SPEAKER_00: Lazy dollars.
- 16:38SPEAKER_00: And the money doesn't care if it works hard.
- 16:41SPEAKER_00: It also doesn't care if it's not working hard at all.
- 16:43SPEAKER_00: But in this case, we pulled it out of these other areas where that dollar was just sitting down on a couch, soda in its hand.
- 16:49SPEAKER_00: You know, now we're gonna put it to work on this next investment property.
- 16:52SPEAKER_00: I'm gonna wrap up with our last uh our most recent sale just closed yesterday.
- 16:56SPEAKER_00: I was able to represent both the seller and both the buyer in Garden Grove.
- 17:00SPEAKER_00: I listed the property for 1.6 million.
- 17:03SPEAKER_00: Garden Grove um does have a lot of buyers in that area.
- 17:08SPEAKER_00: The properties were built uh in the 60s, more what they would call statewide tripe type properties, where you have three bedrooms, uh, two bedrooms, one bedrooms, garages, big lots.
- 17:19SPEAKER_00: And so this specific property, as soon as I hit the market and and I put my sign outside, I knew my phone was gonna ring.
- 17:26SPEAKER_00: We made sure there was some deferred maintenance.
- 17:28SPEAKER_00: We made sure to price this property at the right price, and we were able to get it sold.
- 17:33SPEAKER_00: And so, less than 30 days of an escrow, and we were on the market for maybe 12.
- 17:38SPEAKER_00: So super success story.
- 17:40SPEAKER_00: Uh, the sellers, when I told the sellers, I'm like, hey, I'm gonna price it at 1.6, they said, Oh, geez, we thought it was worth one two.
- 17:46SPEAKER_00: Are you sure?
- 17:46SPEAKER_00: I'm like, Yes, don't worry, I could definitely get this price.
- 17:48SPEAKER_00: We got slightly above asking.
- 17:50SPEAKER_00: And so there you have it, guys.
- 17:52SPEAKER_00: Again, 42 sales so far this year.
- 17:55SPEAKER_00: Um, I'm gonna keep adding onto this board, making it 43, making it 44.
- 18:01SPEAKER_00: And again, this doesn't happen without you, your trust, your support.
- 18:04SPEAKER_00: I'm Juan Weizar with the apartment forecast.
- 18:07SPEAKER_00: Until next time.
