- 1:13Speaker 1: type of things. We're gonna be talking investment properties this week,
- 1:16Speaker 1: and what a great talk about great opportunities. Uh, there's
- 1:19Speaker 1: some really nice stuff out there in the area as well.
- 1:22Speaker 1: We'll talk with Matt about that in just a moment.
- 1:24Speaker 1: But first and foremost featured listing this week, it is
- 1:27Speaker 1: a great one in Verona. If I remember Cort it
- 1:30Speaker 1: is Verona, right on Enterprise Drive and Bethany Alexander is
- 1:35Speaker 1: a listing agent on this property. And remember the first
- 1:38Speaker 1: time it was earlier this it been Monday. With that yesterday, Wow,
- 1:44Speaker 1: it's Tuesday. I saw this, I thought, how is this
- 1:47Speaker 1: house on the market? And it is, and it's a
- 1:50Speaker 1: great opportunity. It's one of those where as we're talking
- 1:53Speaker 1: right now, you don't want to waste time, you don't
- 1:55Speaker 1: want to that data lead daddle what's that house? I
- 1:57Speaker 1: go that daddle around the diddle dadd whatever it is,
- 2:00Speaker 1: fiddle fattle. You don't want you don't want to sleep
- 2:04Speaker 1: on this one because it's going to go fast. Let's
- 2:06Speaker 1: talk about this three bedroom house in Verona, Matt.
- 2:09Speaker 2: Yeah, it's a five five to four enterprise drive. It's
- 2:13Speaker 2: a condo in Verona, and as we know, since Epic
- 2:17Speaker 2: came around, Verona has been a pretty hot market, a
- 2:20Speaker 2: very stable market, great place for investment property. Yes, segue,
- 2:25Speaker 2: it's a three bedroom, two and a half bath unit.
- 2:28Speaker 2: And you know, it's one of those things that you know,
- 2:32Speaker 2: sometimes you can, if you're willing to put in a
- 2:33Speaker 2: little bit of work, you can get a heck of
- 2:35Speaker 2: a deal. And this one, it's assessed it three hundred
- 2:38Speaker 2: and sixteen thousand dollars and it's currently listed it to
- 2:41Speaker 2: eighty five.
- 2:42Speaker 1: Oh wow.
- 2:43Speaker 2: Yeah, if you're able to just throw in some new carpet,
- 2:45Speaker 2: I think you've got an opportunity.
- 2:47Speaker 1: Yeah, that's that is amazing. And we're going to talk
- 2:49Speaker 1: to as we as you mentioned, we'll be talking about
- 2:53Speaker 1: investment opportunity stuff like this too. And I wonder how
- 2:57Speaker 1: big and you would know this. How big of an
- 2:59Speaker 1: impact has Picks growth and expansion had on on real
- 3:02Speaker 1: estate in general?
- 3:03Speaker 2: Matt Well, I mean I think you can see, you know,
- 3:05Speaker 2: the number of new sub division that went in around Verona.
- 3:09Speaker 2: You know since that time. I remember when it was
- 3:13Speaker 2: kind of announced, I didn't know what a big deal
- 3:16Speaker 2: it actually was, right, you know, software exactly, Okay, well
- 3:20Speaker 2: how big could it be? And now you travel down
- 3:22Speaker 2: one fifty one and you're like, wow, that was quite
- 3:26Speaker 2: the event. So no, it definitely helped home prices in Verona.
- 3:30Speaker 2: You know, there's you know, from everything from temporary lodging
- 3:34Speaker 2: for you know, when they have people that just need
- 3:37Speaker 2: to visit the complex, to you know, home prices for
- 3:42Speaker 2: those that have full time jobs there. It definitely has
- 3:45Speaker 2: put a bit of a floor below that market.
- 3:48Speaker 1: And this is a really good opportunity whether you're looking
- 3:50Speaker 1: for if you're an employee looking for a really great,
- 3:52Speaker 1: great place nearby work, or if you're looking for that
- 3:55Speaker 1: opportunity to rant it. I think too, is you mentioned
- 4:00Speaker 1: you know, whether it's like an Airbnb and other things.
- 4:01Speaker 1: I know they bring in sometimes like executives or other
- 4:05Speaker 1: other management and they'll spend months a couple of months
- 4:08Speaker 1: sometimes at the at the location here in town, at
- 4:11Speaker 1: the at the Corona location, and any places to stay
- 4:14Speaker 1: as well, don't they.
- 4:15Speaker 2: Yeah. Yeah, And obviously you know with any sort of
- 4:18Speaker 2: kind of Airbnb or short term rental thing, you'll have
- 4:20Speaker 2: to to make sure that it's allowed in the homeowners
- 4:23Speaker 2: association or the condo association. But yeah, definitely an opportunity
- 4:26Speaker 2: around Verona for that.
- 4:28Speaker 1: A great price is a five point fifty four enterprise
- 4:31Speaker 1: drive in Verona. Again, that's five fifty four enterprise drive.
- 4:34Speaker 1: All the details up at Rock Wisconsin dot com. That's
- 4:37Speaker 1: rock Rock Wisconsin dot com. Again. At that price, that convenience,
- 4:41Speaker 1: that neighborhood, it's not going to last very long. You
- 4:43Speaker 1: definitely want to call Bethany this morning. Tell phone number
- 4:45Speaker 1: six oh eight two one two forty one oh one.
- 4:48Speaker 1: That's six oh eight two one two forty one oh
- 4:50Speaker 1: one for Bethany. Say hey, Bethany, I want to talk
- 4:52Speaker 1: and see this house on enterprise. I think we'll talk
- 4:54Speaker 1: a little bit more about the housing features. And as
- 4:56Speaker 1: you mentioned, Matt ties in very nicely with what we're
- 4:59Speaker 1: going to talk about this week, which is investment properties
- 5:03Speaker 1: in real estate can be a phenomenal investment before we
- 5:07Speaker 1: kind of get into the different areas that folks need
- 5:10Speaker 1: to understand just in general when it comes to investments
- 5:13Speaker 1: and we're all looking to maximize you know, returns and opportunities.
- 5:18Speaker 1: Real estate can be a really really good tool, can't it.
- 5:21Speaker 2: Yeah, definitely. And you know it's kind of a well
- 5:23Speaker 2: known fact that real estate's created more millionaires than any
- 5:26Speaker 2: other industry, right. You know, it's not a quick money play,
- 5:31Speaker 2: it's a long play, but it's very stable and just
- 5:35Speaker 2: a great idea for especially if someone's starting off. You know,
- 5:39Speaker 2: if you can make the right decisions in the beginning
- 5:41Speaker 2: and start scaling up, you can make huge headway.
- 5:44Speaker 1: One of the things I notice for folks that kind
- 5:46Speaker 1: of they'll maybe they'll dip their toe in, they'll buy
- 5:48Speaker 1: a duplex, or maybe they'll buy a little for unit.
- 5:51Speaker 1: It doesn't sit at that very long exactly. I think
- 5:54Speaker 1: they start to see, like you know, they're like, oh,
- 5:56Speaker 1: I'll give this a try, and they quickly realize what
- 5:59Speaker 1: a great opportunities And you'll you'll quickly meet people that
- 6:02Speaker 1: are like, hey, we started out with a couple of duplexes,
- 6:04Speaker 1: and now they're like, he we own this whole subdivision
- 6:07Speaker 1: because it's it is it is really really it gets
- 6:10Speaker 1: in their blood. Yes, yes, yes it does, Yes it does.
- 6:13Speaker 1: Talking this running Matt Hytmen of Rock Realty Online Rock
- 6:15Speaker 1: Wisconsin dot com. That's Rock r O c K Wisconsin
- 6:18Speaker 1: dot com. There's opportunity everywhere, and there's different areas as well,
- 6:22Speaker 1: depending on what you're what you're looking to do, and
- 6:25Speaker 1: understanding that that market type is really important, isn't it, Matt.
- 6:29Speaker 2: Yeah, you know there's different areas to look when you're
- 6:32Speaker 2: looking to do an investment property. Obviously, if you're looking
- 6:37Speaker 2: to just make your own, you know, home, homestead, family purchase,
- 6:41Speaker 2: it's a maybe a slightly different view on it. Right.
- 6:44Speaker 2: You can be out in the country and just enjoy
- 6:47Speaker 2: that life, but it might not make for the best
- 6:49Speaker 2: of rental, right, it might not bring in the best
- 6:52Speaker 2: per month rent either, right, So looking at places like
- 6:55Speaker 2: urban markets obviously Madison. You can be looking at Milwaukee
- 7:00Speaker 2: Green Bay. I mean, if you get one of those
- 7:02Speaker 2: houses right by Lambeau, though it might be a good investment.
- 7:05Speaker 1: Might be a bad idea.
- 7:06Speaker 2: Yeah, and boy, those those are looking neater.
- 7:09Speaker 1: And every time I think they call put that reinvesting
- 7:14Speaker 1: in there.
- 7:14Speaker 2: In there, I think I saw one with an indoor
- 7:17Speaker 2: pool this last time. Yeah, pretty neat. Another place you
- 7:20Speaker 2: can look for, you know, long term and short term
- 7:23Speaker 2: rental investments would be college towns, right, so Madison, Eclaire, Lacrosse, Whitewater.
- 7:30Speaker 2: You know, because student housing is stable, seasonal of course,
- 7:33Speaker 2: but stable. It comes with its own headaches. But but
- 7:38Speaker 2: again this is a long term.
- 7:39Speaker 1: Invest and Matt some of this too. You mentioned some
- 7:41Speaker 1: of those headaches, some of that that stuff. I think
- 7:44Speaker 1: sometimes people forget that you can kind of offload some
- 7:47Speaker 1: of those responsibilities. There's companies out there. You buy the property,
- 7:50Speaker 1: they will they will handle all that that heavy work
- 7:53Speaker 1: for you. I think, I like students, for example, you're
- 7:55Speaker 1: doing it, you know, leases sometimes short term sometimes college
- 7:59Speaker 1: can be college kids and damage do other things. There's
- 8:03Speaker 1: people out there that you can you know, you buy
- 8:04Speaker 1: the property, they will gladly for a fee, they will
- 8:07Speaker 1: gladly manage that property for you.
- 8:08Speaker 2: Allah. Yeah, I think the kind of the general i'd
- 8:11Speaker 2: say median out there somewhere between ten and twelve percent
- 8:16Speaker 2: of the runt payment, right, So, I mean if you're
- 8:18Speaker 2: charging fifteen hundred or let's just say two thousand dollars
- 8:20Speaker 2: a month, you know, two hundred dollars towards that property
- 8:24Speaker 2: management company. You know, a lot of times that will
- 8:27Speaker 2: eat into your cash flow, right, and a lot of
- 8:30Speaker 2: it depends on how much money you are putting down.
- 8:33Speaker 2: But it'll definitely add to your quality of life.
- 8:35Speaker 1: Yes, they will, Yes, they will. Talking this morning with
- 8:38Speaker 1: Matt Heyman, of course, Matt comes with from Rock Realty
- 8:40Speaker 1: Online Rock Wisconsin dot com. That's Rock Rock Wisconsin dot
- 8:45Speaker 1: com and Matt you mentioned earlier understanding with things like
- 8:47Speaker 1: Airbnb and some of the other things, understanding what the
- 8:51Speaker 1: local rules are and whether it's a neighborhood condo association
- 8:54Speaker 1: and other things understanding that. But also there are landlord
- 8:57Speaker 1: tenant laws as well that you definitely want to be
- 9:00Speaker 1: aware of, aren't there.
- 9:00Speaker 2: Yeah, yeah, I mean there are a lot of different
- 9:03Speaker 2: rules that are unique to Wisconsin. I think it's important
- 9:07Speaker 2: that you know that before going in. There's a Tenant
- 9:10Speaker 2: Resource Center in Madison that you can contact, and you
- 9:13Speaker 2: can contact them as tenants or landlords. I've done it
- 9:16Speaker 2: myself multiple times to get some clarification on things, and
- 9:21Speaker 2: you know, they'll they'll even sell you the appropriate books, right, Yes,
- 9:27Speaker 2: so you know there are resources out there. It's good
- 9:29Speaker 2: to know things ahead of time. You don't want to
- 9:31Speaker 2: find out after the fact that you're you've put yourself
- 9:34Speaker 2: into a bind.
- 9:35Speaker 1: And that's and you mentioned that that the tenant resource,
- 9:37Speaker 1: and I think a lot of folks are familiar with
- 9:39Speaker 1: them if you've got like a college student for example,
- 9:41Speaker 1: and using them as a resource. But also if you
- 9:43Speaker 1: are a property owner, there are it's a resource as
- 9:47Speaker 1: well for you. What about things like taxes and other things.
- 9:50Speaker 1: Obviously when you talk about an investment property, you're really
- 9:53Speaker 1: looking a lot at the numbers, and you do want
- 9:54Speaker 1: to look at the property tax as well, don't you, Matt, Yeah,
- 9:57Speaker 1: I think so.
- 9:58Speaker 2: And it can vary so much when this in general,
- 10:00Speaker 2: Wisconsin's a little above average as far as property taxes go.
- 10:05Speaker 2: We're no Illinois, but it's definitely definitely a price higher,
- 10:08Speaker 2: right And it's boy, I mean even even just you know,
- 10:14Speaker 2: a village tax rate versus the city tax rate can
- 10:18Speaker 2: make a big difference. That being said, the taxes, you know,
- 10:22Speaker 2: typically I'm not an accountant, but typically are deductible, you know,
- 10:25Speaker 2: because it is an expense towards that property. But you know,
- 10:29Speaker 2: like like I usually say, it's it's better to not
- 10:32Speaker 2: have to pay it and not have the deduction if
- 10:35Speaker 2: if you can get around it.
- 10:36Speaker 1: So what about too is is we talk some of
- 10:38Speaker 1: the numbers financing is and I know we've had folks
- 10:41Speaker 1: in talking about, you know, different lenders and other things
- 10:45Speaker 1: I'm financing for for a rental property is a little
- 10:47Speaker 1: an investment property a little bit different? Also, isn't that's
- 10:50Speaker 1: a that's a different different kind of wheelhouse. Obviously there's
- 10:53Speaker 1: some very similar things, but it's definitely something that that
- 10:56Speaker 1: works a little bit different.
- 10:57Speaker 2: I think. I think it's one of the more important
- 10:59Speaker 2: things to look at prior to go out going out
- 11:01Speaker 2: and shopping. Depending on the property type, you can you
- 11:06Speaker 2: can literally be a first time home buyer and you
- 11:10Speaker 2: can purchase a duplex or a four plex, so you
- 11:15Speaker 2: can owner occupy a four plex have three tenants paying
- 11:18Speaker 2: you know, three quarter of your mortgage. Right, if you
- 11:21Speaker 2: really wanted to get yourself into that situation right away, yeah,
- 11:23Speaker 2: I would recommend it. I mean, it's a great deal,
- 11:25Speaker 2: right if you can find a four plex and deal
- 11:26Speaker 2: with that while you're still young and don't have a
- 11:28Speaker 2: huge family well, go for it, right, But you know,
- 11:32Speaker 2: when you get to larger properties like six unit, eight unit,
- 11:36Speaker 2: twelve unit, a lot of times that veers into commercial
- 11:39Speaker 2: financing and such and just it's it's so important to
- 11:42Speaker 2: see what your options are out there. What you'll find is,
- 11:44Speaker 2: you know, banks are going to have different options than
- 11:47Speaker 2: a credit union. Right. You may find that a local
- 11:50Speaker 2: credit union offers a portfolio loan alone, that they actually
- 11:55Speaker 2: loan the money themselves versus getting it from one of
- 11:58Speaker 2: the government entities. And it might require a smaller down payment.
- 12:02Speaker 2: So in general, you're probably gonna need fifteen to twenty
- 12:05Speaker 2: five percent down for investment properties, sometimes higher, but usually
- 12:09Speaker 2: you can find someone that'll do it for twenty twenty
- 12:11Speaker 2: to twenty five percent if it's if it's literally investment
- 12:14Speaker 2: property and not owner occupied.
- 12:16Speaker 1: And for folks that you to drive around town and
- 12:18Speaker 1: there's some big name developers that we're all familiar with,
- 12:20Speaker 1: and people have to wonder how they get to there,
- 12:23Speaker 1: they all a lot of them. Can get a chance
- 12:25Speaker 1: to talk with them, they will tell you a lot
- 12:26Speaker 1: of them started single. You know, I had one unit
- 12:28Speaker 1: and kind of grew from there. So it just goes
- 12:31Speaker 1: to show you what great opportunities there are out there,
- 12:34Speaker 1: and of course it's no secret that there's great opportunities
- 12:36Speaker 1: out there. We're talking a little bit about kind of
- 12:38Speaker 1: how to get the edge when it comes to buying
- 12:41Speaker 1: and looking for investment property. We'll do that next with
- 12:44Speaker 1: Matt Heypman. Of course, Matt comes to us from Rockrealty
- 12:46Speaker 1: the website Rock Wisconsin dot com. That's our Ock Wisconsin
- 12:50Speaker 1: dot com. More of ask the experts with Rockrealty next
- 12:53Speaker 1: right here on thirteen ten wu ib I eight fifty
- 12:56Speaker 1: thirteen ten WI b A and ask the experts with
- 12:59Speaker 1: Rock Realty. Hanging out with Matt Heyman. Of course, Matt
- 13:01Speaker 1: comes to us from Rock Realty, the website Rock Wisconsin
- 13:04Speaker 1: dot com. That's Rock r O c K Wisconsin dot com.
- 13:07Speaker 1: Talking investment properties this week, I'll tell you a little
- 13:10Speaker 1: bit about this week's featured listing, which could be a
- 13:12Speaker 1: great investment opportunity. I'll tell you about that in just
- 13:15Speaker 1: a moment. Matt, though, just before the break, one of
- 13:17Speaker 1: the things we talked about all the great benefits in
- 13:19Speaker 1: that first segment and why a lot of folks look
- 13:22Speaker 1: for investment properties now because of that. It's a very
- 13:26Speaker 1: competitive market. Especially for those really ideal properties. There are
- 13:30Speaker 1: some things you can do, tricks and other things that
- 13:33Speaker 1: folks can be doing when they're when they're doing that,
- 13:35Speaker 1: I've got to guess working with good agent is probably
- 13:38Speaker 1: a big part of that. Also.
- 13:40Speaker 2: Yeah, you know, there aren't a lot of people that
- 13:44Speaker 2: end up selling their investment properties. It's a it's kind
- 13:46Speaker 2: of a rarity, right, it comes at the right time
- 13:50Speaker 2: in their lives, and or they're looking to upgrade to
- 13:54Speaker 2: a larger, you know, complex development something like that. So
- 13:58Speaker 2: what you find is more more so than single family
- 14:02Speaker 2: there's a lot of off market deals that go on
- 14:05Speaker 2: right and so having the right agent and to able
- 14:08Speaker 2: to kind of source those is important. You know. They
- 14:10Speaker 2: can do things like direct mail campaigns, or they can
- 14:14Speaker 2: figure out if there's any out of state owners and
- 14:17Speaker 2: contact them. Just through their normal networking. They can find
- 14:21Speaker 2: out who who's thinking or considering selling their investment properties.
- 14:25Speaker 2: So if you actually are hire a buyer agent, they're
- 14:28Speaker 2: allowed to go out and do those things off market
- 14:30Speaker 2: and find those things for you.
- 14:31Speaker 1: Oh, that's fantastic to hear. And yeah, having that having
- 14:35Speaker 1: that person working for you kind of doing that, doing
- 14:37Speaker 1: some of that leg work and understanding that is a
- 14:39Speaker 1: big deal sometimes, you know, you think about folks as
- 14:41Speaker 1: they assemble their portfolios and things tend to change. Maybe
- 14:44Speaker 1: there is that one off that just doesn't fit perfectly
- 14:46Speaker 1: in with what they're doing, and a great opportunity there.
- 14:50Speaker 1: We've we've got duplexes triplexes in the area. Those are
- 14:55Speaker 1: really nice for a number of reasons. Is they can
- 14:58Speaker 1: be a little more on the affordable side. And then
- 15:01Speaker 1: they also because they're more affordable, and because there's two
- 15:05Speaker 1: or three in some of these or more, there's some
- 15:07Speaker 1: there's some financial opportunities there aren't there.
- 15:10Speaker 2: Yeah, I'm being able to bundle that into one mortgage
- 15:12Speaker 2: payment's important. You can kind of save some money. You
- 15:15Speaker 2: immediately know who the next door neighbor is because you
- 15:18Speaker 2: own both sides, right, so you can kind of manage
- 15:22Speaker 2: what tenants you bring in there as far as making
- 15:24Speaker 2: sure they have good rental history and have been treating
- 15:28Speaker 2: the properties properly, or if you can find those things
- 15:30Speaker 2: out right, we get more and more limited. There is
- 15:32Speaker 2: what we can ask though, unfortunately, but yeah, I mean,
- 15:36Speaker 2: if you can target duplex's three units, four units, you
- 15:41Speaker 2: know it's it appeals to a large group.
- 15:43Speaker 1: What about And obviously it has become kind of the
- 15:47Speaker 1: go to for a lot of folks that are looking for,
- 15:49Speaker 1: you know, kind of a little getaway and something unique.
- 15:52Speaker 1: Airbnb has become very popular. Mentioned that Lambeau and some
- 15:55Speaker 1: other other obviously here in Madison with Badger football and
- 15:59Speaker 1: Badger basketball, Airbnb is definitely an opportunity for you to make, uh,
- 16:03Speaker 1: make some good money if you've got that right property,
- 16:06Speaker 1: isn't it. Yeah?
- 16:07Speaker 2: And I think that you know something that's missed off
- 16:10Speaker 2: and is Airbnbs can be attractive in almost any town,
- 16:14Speaker 2: any market, right, There's always going to be family members
- 16:18Speaker 2: coming into visiting. And if you have any sort of
- 16:21Speaker 2: you know, commercial businesses or you know, any development to
- 16:25Speaker 2: where people are bringing in managers that need to be
- 16:31Speaker 2: there for a month or two, I mean, they'll pull
- 16:34Speaker 2: up Airbnb and they'll try to find something. So a
- 16:36Speaker 2: lot of times what they'll what they'll notice is that
- 16:38Speaker 2: in a particular town there isn't a lot of airbnb options.
- 16:40Speaker 2: So if you're one of the few that are available,
- 16:44Speaker 2: you can find some good success there. And it doesn't
- 16:45Speaker 2: necessarily have to be at a place called you know,
- 16:48Speaker 2: the Dell's or door County or downtown Madison. It can
- 16:51Speaker 2: be one of the outlying sub suburbs.
- 16:54Speaker 1: That's interesting perspective, I think. I think a lot of
- 16:56Speaker 1: us and I think a lot of this too, as
- 16:58Speaker 1: you're looking for those right rental properties or those investment opportunities,
- 17:02Speaker 1: sometimes stepping out of of what your expectations are. I
- 17:05Speaker 1: think for a lot of a lot of folks, we're thinking, oh,
- 17:07Speaker 1: I'd love to have an airbnb right on campus or
- 17:10Speaker 1: right you know, but there's also opportunities outside of those
- 17:14Speaker 1: areas that can be quite lucrative and and uh and
- 17:16Speaker 1: probably a little more. Nothing against the college students or
- 17:20Speaker 1: those type of things, but sometimes they can be rough
- 17:22Speaker 1: with things. So you get like a place where somebody
- 17:24Speaker 1: is just looking for a nice relaxing week or a
- 17:26Speaker 1: place to work out of while they're while they're in
- 17:28Speaker 1: talent long term.
- 17:29Speaker 2: In our subdivision in Stoughton, one of the houses sold
- 17:33Speaker 2: and it turns out they turned it into airbnb. Oh wow,
- 17:36Speaker 2: you know there's that's just a subdivision in Stoton And
- 17:39Speaker 2: I got to say, it's pretty busy. It's it's pretty full.
- 17:42Speaker 1: I saw the listing. It says live near matt Heiden
- 17:44Speaker 1: and it's been booked solid for you. It comes with airhorns. Yeah.
- 17:49Speaker 1: Talk that is running with Matt Hymn of Rockrealty Online
- 17:51Speaker 1: Rock Wisconsin dot com. That's Rock ro c K Wisconsin
- 17:55Speaker 1: dot com. Obviously, I'm just kind of looking for the
- 17:58Speaker 1: right areas. There's growth zone, there's other things out there,
- 18:01Speaker 1: things that you know today may look like why are
- 18:03Speaker 1: you eyeballing that? And then in a year or two
- 18:05Speaker 1: you discover while I was eyeballing it because things are happening,
- 18:08Speaker 1: big projects are on the horizon. We talked about Epic
- 18:10Speaker 1: and you kind of pointed out earlier a lot of
- 18:14Speaker 1: us when that first started expanding, We're like, an, no
- 18:16Speaker 1: big deal, and then you realized, Wow, that was a
- 18:19Speaker 1: really big deal, wasn't Yeah, I would say that.
- 18:21Speaker 2: You know, obviously, you know, the more people a new
- 18:25Speaker 2: company is going to hire, the know, the better the
- 18:28Speaker 2: investment opportunity. It's also pertains to you know whether or
- 18:32Speaker 2: not you're going to have people coming into town for something. Right,
- 18:36Speaker 2: So let's say they they were to actually put up
- 18:41Speaker 2: the golf, Yeah, out and out in Manona like they
- 18:45Speaker 2: planned on, right, Well, maybe then people come in for
- 18:48Speaker 2: a weekend and yeah, go hit up, do some golfing
- 18:52Speaker 2: and then and then need an airbnb at the same time.
- 18:54Speaker 1: And there's other opportunities as well with with investment, things
- 18:58Speaker 1: like buying knowing that you're going to sell in the
- 19:00Speaker 1: future and buying a property that's that's affordable, may need
- 19:05Speaker 1: a little bit of work and put a little equity
- 19:07Speaker 1: into it and a little bit of sweat equity into
- 19:09Speaker 1: it and turn around and get a get a lot
- 19:11Speaker 1: of a lot of a lot of money for then
- 19:13Speaker 1: that's a great thing about having that conversation. Great day
