- 0:53dreamed of all through real estate investing.
- 0:57You're already taking the first step. just by
- 1:01joining us here today. Yeah, so again, I mean,
- 1:06you're talking about efficiency, right? When
- 1:08it comes to work orders and stuff. So our online,
- 1:11remember, I'm doing this from 1500 miles away.
- 1:15So anyone who wants to be an owner operator or
- 1:17bring management in -house into your multifamily
- 1:19company, whatever it is, you can do this too.
- 1:22So, you know, the work orders are all processed
- 1:26and they're all laid out right on the software.
- 1:29So on a day -to -day basis, we just manage those
- 1:32work orders. Go through them, click on them,
- 1:34schedule them, put in the necessary data, the
- 1:37necessary notes, we attach receipts, pictures,
- 1:40everything, and then mark them done and build
- 1:43a client. And that's it. It's all done. That's
- 1:45what the job is. There's no more papers getting
- 1:47lost in the shuffle or, oh, I didn't get that
- 1:50one, or, you know, or where's this, oh, I put
- 1:52it in the wrong, nope. It's all listed right
- 1:54online, right on the software we use. We use
- 1:59a company called Atfolio. I don't know if I mentioned
- 2:01that, but I like Atfolio. So that's the company
- 2:04we use. But everything is listed right down there.
- 2:06And our job is to manage those work orders. And
- 2:10it's so efficient. And when we schedule them,
- 2:15the tenants get notified, right? Also, the owners
- 2:17get notified when we're doing work. So everyone
- 2:20is kept in the loop of what's going on. They
- 2:22can go in there, and they can see what's being
- 2:24done. They can see the notes, what the charge
- 2:26is. when it's scheduled for and there's no more
- 2:31and the maintenance sees all this everybody sees
- 2:33it so it's super efficient it's just really awesome
- 2:36it's just like the technology nowadays is amazing
- 2:39but again i just want to reiterate that with
- 2:42the with the software that we have i mean it
- 2:45makes it so easy to run your properties you just
- 2:48have to have good teams and good people in place
- 2:50but if you have that if you've built that up
- 2:52you can run your business from anywhere. It's
- 2:55amazing on your phone and everything. I mean,
- 2:57the app is right on my phone. So if I'm out of
- 3:00the office, I can I can do the same thing right
- 3:01on my phone. It's really amazing. It's tremendous
- 3:04nowadays. OK, so now I'm backing up again. So
- 3:08at folio, you don't have to spend like tens of
- 3:11thousands of dollars to have that folio. No,
- 3:14no, it's about 250 bucks a month with a minimum
- 3:18number of units. I think it's like 100 units
- 3:20minimum. But it's about 250 bucks a month. And
- 3:24then as you add on more units, it creeps up incrementally.
- 3:29And then AppFolio has add -ons that they can
- 3:31do, different products that they offer to enhance
- 3:38your business. They have a 24 -hour call service
- 3:41for maintenance, so you don't have to take the
- 3:43calls anymore. And you know how much that costs?
- 3:46How much would you think that costs per month
- 3:49for them to do that? $75 a month. Oh, that would
- 3:54be cheap. It's 300 bucks a month. And to me,
- 3:58that's cheap. I'm paying someone to monitor all
- 4:03of my work orders and make phone calls after
- 4:06hours for 300 bucks a month. To me, that's super
- 4:11cheap. I mean, I wish I could get it for $75.
- 4:14Wait, so this person answers the phone? Yeah,
- 4:19they answer the phone. So if a tenant calls in
- 4:22with a work order, or if they make one online,
- 4:25someone at Atfolio will respond to that work
- 4:28order in the middle of the night, or whatever
- 4:30time you want, and schedule your maintenance
- 4:33people, or your vendors, or whatever it is, all
- 4:37for you. And then you wake up in the morning
- 4:38and go, look, oh, yeah, OK, I see a work order
- 4:40came in, and they scheduled this vendor to go
- 4:42take care of it. Oh, that's terrific. And you're
- 4:44done. Oh, wow. OK, no, that's definitely what
- 4:47I was thinking. Yeah, it's amazing. And so, you
- 4:50know, they offer those kinds of products as well.
- 4:52And there's some other things too, like they
- 4:54can build websites for you and things like that,
- 4:56which I've had them do for me. But it's amazing.
- 4:59It's all one stop shop and they're constantly
- 5:01improving their offerings. So if there's other
- 5:05things, you know, the nice thing too is they'll
- 5:07take suggestions. So if you have a suggestion
- 5:11on how you can improve the service, you tell
- 5:12them, then they work on it trying to improve
- 5:14the service for you. It's really terrific. So
- 5:17I love it. When I'm sitting here thinking, I'm
- 5:19like, so $300 for a minimum of a hundred units.
- 5:23Yeah. That's not much of anything at all. Yeah.
- 5:26It's terrific. Is that like $3 a unit? Is my
- 5:29math off? No, it's like $3 a unit. Yeah, it was
- 5:32like, yeah, but, but that's, that's, that's a
- 5:36separate program. Right. So it's about $3 a unit.
- 5:38Right. Yeah. They also have like, It's an add
- 5:41-on. That's an add -on, yeah. But $3 to not have
- 5:44to take that phone call of, I stopped at my toilet.
- 5:47Yeah. All day, every day. Yeah, it's pretty amazing.
- 5:50I will do that all day, every day. Yeah. It's
- 5:53pretty amazing. And that's what I'm saying is
- 5:55the technology is there. So like we said right
- 5:58at the beginning of the conversation is if someone
- 6:01is thinking about bringing management in -house,
- 6:04I totally recommend it. It's so easy nowadays.
- 6:07I would totally recommend it. No, you've definitely
- 6:10changed some of my thoughts about it. Cause like
- 6:12all I could think about was number one, the burning.
- 6:15Those two weeks were horrendous, but then I just
- 6:16think of my grandparents. And it just, it wasn't
- 6:20that long ago that my grandpa was still shuffling
- 6:23door to door. I mean, he was in his seventies
- 6:25and still going door to door. And I was like,
- 6:26never, I'm never going to do that ever. Um, partially
- 6:30because I didn't want my kids to think that that
- 6:32was how real estate worked. Cause it's not, it
- 6:36doesn't have to be that way. and we want to make
- 6:38sure our kids understand that they have flexibility
- 6:41and they have options and you don't have to be
- 6:45painting units or doing drywall or I mean we
- 6:49would go to different appliance repair places
- 6:52and grandma grandpa would buy used appliances
- 6:54and we would buy fridges and then they would
- 6:56have to store them so they had a storage room
- 6:58with all of these appliances in it and it was
- 7:02insane some of them worked some of them didn't
- 7:03But they would take him to this little guy that
- 7:05did small appliance repair or did appliance repair
- 7:08and go and get them fixed. And then they go back
- 7:10into the store room in case someone needed them.
- 7:12And it was insane. Yeah, you know what? How I
- 7:16look at that now is I used to do things like
- 7:19that, too. I would save every little everything
- 7:21I could, every little piece of wood or appliance.
- 7:24Oh, I can use another time. And next thing you
- 7:26know, I was loaded in my garage with junk and
- 7:29things I never use. I forgot where they are.
- 7:31Oh, geez. So now what I tell the team is our
- 7:35warehouse has a name. It's called home Depot.
- 7:40Anytime you want something. Oh, we need, yep.
- 7:45Home Depot. That's our warehouse. That's it.
- 7:46They store everything for us and I don't have
- 7:48to pay, uh, taxes on inventory or anything. So
- 7:53it's terrific. And you know, so, uh, that, that's
- 7:55how we do that stuff. Now, uh, I think. You know,
- 7:59we actually had this conversation just recently
- 8:01about. similar things like, hey, why don't we
- 8:03keep like some little parts in the truck whenever
- 8:06I said, because we're paying for that upfront.
- 8:09We're not charging anyone for those materials.
- 8:11Then we forget how much it costs. And then we
- 8:13forget that we have it or we lost it. Oh, I thought
- 8:16we had nine. No, I guess we only have six. Well,
- 8:18we're the three. I don't know. No, not playing
- 8:21the game. We need something like I even place
- 8:24the order at Home Depot for them online. And
- 8:27when it's ready, they go pick it up. So they
- 8:29don't have to. Our maintenance people don't have
- 8:31to walk around the store looking for the items.
- 8:34I place the order for them. They just go pick
- 8:35it up. That's my warehouse now. That's another
- 8:38little tip. No, that's awesome. Use your local
- 8:43hardware store. Like I said, I mentioned Home
- 8:45Depot. But whatever hardware store, use that
- 8:47as your warehouse. Don't think you're going to
- 8:51outsmart everybody. And I'm going to save this
- 8:53stuff. No, you're never going to use it. And
- 8:56it's going to go to waste. that's my that's a
- 8:58little tip for you. I think back to like my grandparents
- 9:01and I think about when my grandfather passed
- 9:03away and I went through all the properties and
- 9:06I was like getting stuff sold and getting stuff
- 9:08taken care of and I remember finding little things
- 9:11everywhere like there'd be a window unit over
- 9:15here oh here's a here's a fridge but it's only
- 9:18working half of it um like only it only works
- 9:22part of the time or which is weird because if
- 9:24the freezer's not working the whole fridge doesn't
- 9:25work because the fridge works because of the
- 9:27freezer and just all of these things stoves I
- 9:30just found all of these things and I wonder if
- 9:34there's if there's a point where it becomes smarter
- 9:37to use Home Depot and if when you're when you're
- 9:40very small you really don't have a choice because
- 9:43I think my grandma grandpa and they were I mean
- 9:45they were working class also Grandpa was a fireman.
- 9:49Grandma was a librarian. And did they feel like
- 9:51they had to try and find those shortcuts? I don't
- 9:55know. I don't know that they ever tried any other
- 9:56way. Yeah. I mean, it's a bigger conversation,
- 10:01right? So, you know, what, what, what do you,
- 10:05what kind of property are you running? So are
- 10:08you trying to provide an affordable place for
- 10:12working class people to live? then right, then
- 10:16you're probably gonna do some of those things.
- 10:17You're probably gonna save the refrigerator or
- 10:19make the repair or keep your little things, because
- 10:22it serves your goal of trying to provide an affordable
- 10:26place for working class people to live. If you're
- 10:31trying to take a Class C asset to a B minus asset
- 10:35or something like that, you're working with these
- 10:38larger properties, you're trying to get market
- 10:40rents, you're probably not gonna operate that
- 10:43way. you're probably going to put in quality
- 10:46materials. You're going to use them deep as your
- 10:50warehouse. You're having to worry a lot more
- 10:54about efficiency over money savings. You need
- 10:59time savings because you like I think about like
- 11:02with our residential stuff, a grandpa, grandma,
- 11:03grandma, like when someone would move out, it
- 11:06was a huge pain. Because then you have to go
- 11:09in, you have to do the make ready, you have to
- 11:10market it, you have to get somebody new. And
- 11:12even though grandma and grandpa were putting
- 11:13a little sign up in the front that had their
- 11:15number that said call us, we have an apartment
- 11:16for it. It's not really that much different.
- 11:20Because whether you're putting it on Facebook
- 11:22or Craigslist or wherever you're putting it,
- 11:25you still have to take the time to do that. You
- 11:26still have to do the make ready, you still have
- 11:28to do the clean out. There's a lot of costs associated
- 11:30with turnover. And unless you're trying to actively
- 11:33retain a property, we won't want people moving
- 11:36out all the time. Right, right. So if you have
- 11:39quality equipment, quality appliances, you've
- 11:42done a nice job of maintaining the unit, it's
- 11:46comparable to other market units that are getting
- 11:50top dollar. And if that's what you want, if that's
- 11:53what you're looking for, that's your goal, then
- 11:55you're probably going to want to put new appliances
- 11:57and make sure you have good quality flooring
- 12:01that lasts you a long time. Because you're right,
- 12:03you don't want to get beat up on these turnovers.
- 12:04You can't afford to. you're in business, right?
- 12:09It's a totally different animal than dealing
- 12:12with this, like you mentioned, like your grandpa
- 12:15who was trying to give a good, affordable home
- 12:17to people and things like that. It's a totally
- 12:19different business. It's a business is what it
- 12:21is. So it's a totally different animal. Wow.
- 12:26Thank you for being here. And guys, I hope you
- 12:29picked up a lot of great tips because I've never
- 12:33gotten to talk to... to someone that would break
- 12:35all this down for me and I have questions and
- 12:37I mean I have way more questions um because I
- 12:40just all I had in my two weeks of the burning
- 12:44was I can't do this because it's I don't want
- 12:48to call it drama but it's a whole different level
- 12:51of interaction and your heart is going to get
- 12:54involved if you're one of those people that you
- 12:57are empathetic and you wear your heart on your
- 12:59sleeve I would say that onsite may not be for
- 13:02you I'm not saying probably couldn't be for you,
- 13:08but it your heart's going to take a beating if
- 13:11you're the kind of person that gets involved
- 13:13on that level. So, yeah, yeah, I call it an arm's
- 13:19length business, right? Like you need to keep
- 13:22an arm's length distance from your tenants. That's
- 13:25what I call it. You know, certainly. there is
- 13:30a level of empathy when it comes to dealing with
- 13:32tenants, because someone may just have had something
- 13:35happen, but they have the job and they have a
- 13:38plan to get back. So you work with those people,
- 13:41right? So there is a level of empathy, but at
- 13:44the same time, it is a business and you kind
- 13:46of have to follow things by the book a little
- 13:48bit. And you have, like I said earlier, you have
- 13:51to play a little bit of psychologist to be a
- 13:53property manager. So it is not for everybody.
- 13:57So if anybody is thinking about, um, you know,
- 14:01bringing property management, uh, in house, like
- 14:05on your team, make sure you have someone who
- 14:08has a history in it and, um, and it has a, who,
- 14:14I don't want to say your heart, I guess it is
- 14:16a heart, right? Have your, have their heart in
- 14:17their mind into it. And it's something that they
- 14:19enjoy. It has to, it's cause it's not for everybody.
- 14:22So, but if you can do it, if you can pull it
- 14:24off to bring it in house, absolutely. I would,
- 14:27I would a hundred percent recommend it. Awesome.
- 14:29Well, again, just thank you for being here. And
- 14:31guys, again, there's a ton of information on
- 14:34the side if you want to stay over here or there's
- 14:36that stealthy way to get that subscription and
- 14:39get your free VIP upgrade. We would love to have
- 14:41you on the live side. We're having a lot of fun
- 14:43there. And Jason, again, thank you. And guys,
- 14:46until next time.
