- 2:00Speaker 4: My graduates from my school being forced back drop drop,
- 2:06Speaker 4: Mike drop, back drop drop.
- 2:18Speaker 3: Let's get this thing going. So Alexi, you all right?
- 2:21Speaker 3: So the question that everybody has asked is before we
- 2:28Speaker 3: even start about how to get started on Airbnb, what
- 2:31Speaker 3: are some changes? What are the biggest changes that has
- 2:33Speaker 3: taken place as my airbnb entrepreneur since COVID hit.
- 2:41Speaker 5: So honestly, guys, a lot of people. The air let's okay,
- 2:44Speaker 5: let's not get a mistaken. Of course, the hospitality initially
- 2:46Speaker 5: took a hit, right, But I can honestly say I
- 2:50Speaker 5: have made the most money ever since I've been this
- 2:55Speaker 5: business for four years.
- 2:58Speaker 3: Well you're in Atlanta too, though, that's im Atlanta.
- 3:00Speaker 6: Is wide open. Atlanta's wide open.
- 3:06Speaker 3: It is.
- 3:07Speaker 5: I only can speak from my experience, right, I have
- 3:09Speaker 5: a ton of clients, and like you guys, speak about
- 3:12Speaker 5: my systems. As long as my clients sees my systems,
- 3:15Speaker 5: they're fine. So during COVID, of course, March April, May
- 3:21Speaker 5: March April and like the middle of May, it really
- 3:24Speaker 5: only lasted in Atlanta for about two and a half months,
- 3:26Speaker 5: maybe three, And it wasn't it. Really it was bad.
- 3:31Speaker 5: It was really bad. But now post COVID with me
- 3:35Speaker 5: and y'all, I went through a lot. During COVID, I
- 3:37Speaker 5: had units where the occupancy was at ninety five percent
- 3:41Speaker 5: and it dropped a ten percent. So at that point
- 3:44Speaker 5: in time, what I had to think was, okay, let's see,
- 3:46Speaker 5: this isn't about your airbnb business. The world dismissed up.
- 3:50Speaker 5: So I almost just had to take a hit with
- 3:53Speaker 5: the world. I've seen businesses in Atlanta, y'all that has
- 3:55Speaker 5: been up and running for over twenty years gone within
- 3:58Speaker 5: six months.
- 3:59Speaker 6: And the way I look at it is if if you've.
- 4:01Speaker 5: Been in business for this amount of time, there's no way,
- 4:05Speaker 5: why three months to wap your business? That was my
- 4:08Speaker 5: That's my mentality anyway, So I live every day by
- 4:12Speaker 5: If I cannot live for at least a year from today,
- 4:14Speaker 5: then I'm not doing something right with my finances. So
- 4:17Speaker 5: I was able to sustain during those COVID months. Of course,
- 4:21Speaker 5: any anybody wants to continue making the same amount of money,
- 4:24Speaker 5: but I have to take a mental step back and say, Okay,
- 4:26Speaker 5: this is what's here.
- 4:27Speaker 6: You have to face this. Are you gonna hold up?
- 4:29Speaker 6: Are you gonna fold up?
- 4:31Speaker 5: That was my That was that was my battle, and
- 4:33Speaker 5: of course God is always on my side.
- 4:35Speaker 6: That was that was my go to, Like I was
- 4:38Speaker 6: worried about nothing. Okay, So.
- 4:41Speaker 5: Post COVID, after May, like the middle of May, it
- 4:43Speaker 5: started to pick back up and it was booming. So
- 4:46Speaker 5: those systems that we talked about in January, it was
- 4:48Speaker 5: like I came up with ten thousand more systems. There
- 4:51Speaker 5: were other mistakes that have been made. I just know
- 4:54Speaker 5: that during COVID, like I didn't have my answer for
- 4:56Speaker 5: even my my EYO audience. I didn't have an answer
- 4:59Speaker 5: for them because I was going through the same thing too.
- 5:01Speaker 5: And one thing about me, I only speak from my experience.
- 5:04Speaker 5: I'm not gonna tell people to do things I'm not
- 5:06Speaker 5: even doing. It was almost like, guys, we're going through this.
- 5:09Speaker 5: We gotta make it through this storm until it picks
- 5:11Speaker 5: back up and whatever city you're in. That was my
- 5:13Speaker 5: thing to my clients and or my or my mentees
- 5:16Speaker 5: in other cities, like we just got to get through
- 5:18Speaker 5: this COVID situation, you know what I mean. So just
- 5:21Speaker 5: to answer that question, because I even seen that a
- 5:23Speaker 5: lot when my when my episode dropped, people were like, oh,
- 5:26Speaker 5: Airbnb is done, the industry is over, and you know,
- 5:30Speaker 5: she'll never come back from this. And I'm like, all
- 5:33Speaker 5: right out, like okay, you know what I mean.
- 5:37Speaker 6: But it was it was difficult. Believe it or not.
- 5:39Speaker 6: It was difficult. But I honestly don't have an answer
- 5:41Speaker 6: on to how did you do it? I wait, I
- 5:44Speaker 6: was patient.
- 5:45Speaker 5: I've seen I've seen I've seen COVID wipe out different hosts,
- 5:48Speaker 5: you know what I mean. I'm friends with a lot
- 5:50Speaker 5: of different Airbnb hosts, and I've seen cople wipe it out,
- 5:53Speaker 5: but that was only because they were not doing the
- 5:54Speaker 5: right things with their finances when they were making.
- 5:57Speaker 6: Because you can make good money in this industry.
- 5:59Speaker 5: There's unit to have clients making eight thousand dollars seven
- 6:02Speaker 5: thousand dollars monthly. You only have two three thousand dollars
- 6:06Speaker 5: worthday expenses, so on average president four thousand a month.
- 6:09Speaker 3: Now that you bring up a good point, this is
- 6:12Speaker 3: something we're gonna get to like the nitty green and Airbnb,
- 6:14Speaker 3: but this is just general business advice for anybody that's
- 6:16Speaker 3: running a business. And it's like, yeah, when it hit,
- 6:18Speaker 3: it's like people asking like, well, what are you going
- 6:21Speaker 3: to do about? I don't know. It's a global pandemic.
- 6:23Speaker 3: The last time we've seen this was who knows what,
- 6:26Speaker 3: I don't know what to do.
- 6:28Speaker 2: Figure it out.
- 6:28Speaker 3: It's the coronavirus, not like it's the regular like hurricane
- 6:31Speaker 3: or something like this, Like nobody knows what to do.
- 6:34Speaker 3: If we knew what to do, it wouldn't be a
- 6:35Speaker 3: global pandemic that hits once every hundred years and then
- 6:38Speaker 3: you said, as far as you know, you actually understanding
- 6:45Speaker 3: that you have to keep money in reserves. You have
- 6:49Speaker 3: good times, you got to prepare for bad times. And
- 6:51Speaker 3: I'm sure that that helps you because it's like, all right, now,
- 6:53Speaker 3: nobody's like, you know, leasing your properties. Now, you still
- 6:56Speaker 3: got to pay the bills on it. But those good times,
- 6:59Speaker 3: as far as cash reserves, held you over. So I
- 7:02Speaker 3: just want to just highlight that even before we get
- 7:04Speaker 3: into the nitty gritty, because that's just general business advice
- 7:07Speaker 3: that we've spoke about for a long time.
- 7:09Speaker 2: I'm doing good, but I'm ready for bet.
- 7:11Speaker 3: When the plane is riding high, eventually it's gonna come
- 7:13Speaker 3: back down, even if it goes back up again, So
- 7:16Speaker 3: prepare for the plane to come down. And sometimes you
- 7:20Speaker 3: just have to figure it out. And like you said,
- 7:23Speaker 3: it's better, it's better not to speak. And that's why
- 7:24Speaker 3: I'm glad we did this conversation now, like instead of
- 7:27Speaker 3: doing it in the middle of COVID, because it's like
- 7:30Speaker 3: you can't really speak about something that you don't know,
- 7:32Speaker 3: like you didn't figure it out yet you still you're
- 7:34Speaker 3: still going through it yourself. So now it's like all right,
- 7:36Speaker 3: now it's been months and you're still successful. You're still
- 7:39Speaker 3: up and running. So now we can have this conversations.
- 7:42Speaker 3: All right, so listing, let's let's start. Let's start at
- 7:47Speaker 3: the beginning of this situation. How do you all right?
- 7:49Speaker 3: I want to I want to get started in airbnb
- 7:51Speaker 3: right now in twenty twenty one, right, Yeah, I have
- 7:55Speaker 3: a cell phone and that's it. In a couple of
- 8:01Speaker 3: thousand dollars. What's what's my what's my first what's my
- 8:04Speaker 3: first thing that I do? I guess the first thing
- 8:06Speaker 3: I do is secure a secure a place to actually airbnb, right, yeap,
- 8:10Speaker 3: step number one? So what's the process with that? How
- 8:13Speaker 3: do I do that?
- 8:14Speaker 5: So first I get I get this a lot. Do
- 8:17Speaker 5: I have to have an LLC and ei in established
- 8:20Speaker 5: before I can start an Airbnb? Now, this will only
- 8:23Speaker 5: depend on how you choose to get into the industry.
- 8:25Speaker 5: So we see a lot, right, you can own you
- 8:27Speaker 5: can become an Airbnb host without owning any real estate.
- 8:30Speaker 6: That's absolutely true.
- 8:33Speaker 5: But there's a few different ways you can get into
- 8:35Speaker 5: the industry and it doesn't have to be through an
- 8:37Speaker 5: LLC and EI in. So that's number one question is
- 8:39Speaker 5: you do not have to have an LLC to become
- 8:41Speaker 5: an Airbnb host.
- 8:42Speaker 6: All right, Now, one.
- 8:44Speaker 5: Thing I do do for my clients is I do
- 8:46Speaker 5: I tell them it's not.
- 8:47Speaker 6: Bad to get a LLC.
- 8:49Speaker 5: So you just better off paying one hundred dollars to
- 8:51Speaker 5: two undred dollars go ahead and getting established and getting
- 8:54Speaker 5: your EI in and setting up your banking account in
- 8:57Speaker 5: rolling with it. That way, you have this corporate housing
- 9:01Speaker 5: thing to where you can get corporately singing. You can
- 9:04Speaker 5: go into an apartment building and get two and three apartments.
- 9:07Speaker 6: In one building with this LLC and EI in that
- 9:09Speaker 6: you have.
- 9:10Speaker 5: But the thing to that is you got to have
- 9:12Speaker 5: at least most apartments required to have at least a
- 9:14Speaker 5: year to two years of done in Brad Street history.
- 9:17Speaker 5: So dun and Brad Street is basically your business credit.
- 9:20Speaker 5: So as consumers, we have equifacts who have experience. We
- 9:24Speaker 5: have transion that's for our personal ourselves, our socials.
- 9:28Speaker 6: Right for your business and your e in. You have
- 9:30Speaker 6: a Dodne and Brad Street number.
- 9:31Speaker 5: Most of them are required for you to have something
- 9:33Speaker 5: built on that Dune and Bright Street number. Now I've
- 9:35Speaker 5: seen apartment communities or you know, landlords that allow you
- 9:39Speaker 5: to get an Airbnb where you have might have four
- 9:42Speaker 5: or five months of history on your Done and Brad Street.
- 9:44Speaker 5: It really just depends on where you go to. So
- 9:46Speaker 5: I do want to answer that question first. Do I
- 9:49Speaker 5: have to have an LLC or ei N to get
- 9:51Speaker 5: started in the airbnb business?
- 9:53Speaker 6: No, you don't have to do I suggest it as
- 9:55Speaker 6: an Airbnb expert. Yes I do. It doesn't hurt, you
- 9:58Speaker 6: know what I mean. It doesn't hurt if I will.
- 10:00Speaker 5: If I would have gotten LLC when I first started, y'all,
- 10:01Speaker 5: it would be so much further now. So I was
- 10:03Speaker 5: two years down the line and still having to wait
- 10:07Speaker 5: to build my LLC and EI in order to even.
- 10:10Speaker 6: Become a corporate housing company.
- 10:12Speaker 5: So I do suggest that so different ways to get
- 10:14Speaker 5: into the industry. You can become a co host. So
- 10:18Speaker 5: basically what a co host is is for Shan and
- 10:19Speaker 5: Ture have their apartment for Shad and Troy had their
- 10:22Speaker 5: apartment in Atlanta or Miami, but they're in LA for
- 10:25Speaker 5: their podcast for the month y'all.
- 10:29Speaker 6: Went out there.
- 10:29Speaker 5: Somebody has to run this property. Somebody has to communicate
- 10:32Speaker 5: with the guests. Somebody has to make sure housekeeping gets done,
- 10:36Speaker 5: Somebody has to make sure communication with the guest gets done,
- 10:39Speaker 5: inventory stopped.
- 10:41Speaker 6: Somebody has to make sure all that stuff is done.
- 10:42Speaker 5: So that is considered being a co host also known
- 10:45Speaker 5: also might be done as a property manager. So I
- 10:48Speaker 5: have a property management company and basically my property manager
- 10:51Speaker 5: is my co host.
- 10:53Speaker 2: Right, how does that work? So if I'm a co host,
- 10:55Speaker 2: so I get to have the same rating as my
- 10:57Speaker 2: fellow partner when I'm getting raided.
- 11:00Speaker 5: So you don't get rated as a cohost, so you
- 11:03Speaker 5: don't get rated as a person. Your property gets rady.
- 11:07Speaker 5: So if you had a listing, that listing gets ready,
- 11:09Speaker 5: not you as a person. So my business profile doesn't
- 11:12Speaker 5: get ready, my listings to do got okay, So becoming
- 11:16Speaker 5: a co host basically what it is is you get
- 11:19Speaker 5: your email leder ask Remember I exwenty in my first
- 11:21Speaker 5: in the first interview, you literally you have an email
- 11:25Speaker 5: and reshard and shut to add.
- 11:27Speaker 6: If I was to a co host, that would add my.
- 11:28Speaker 5: Email on Airbnb under your booking settings on the platform
- 11:33Speaker 5: as a cohost. So now what does a cost include
- 11:36Speaker 5: that could book That could be explained between however you
- 11:40Speaker 5: like to do it in the co host So different
- 11:42Speaker 5: co hosts do different things and the average percentage for
- 11:45Speaker 5: a co host profit is about fifteen or twenty percent,
- 11:49Speaker 5: all right, So co hosting could be like I said,
- 11:52Speaker 5: restocking inventory, making sure the housekeeping gets done, communicating with
- 11:58Speaker 5: the guests, making sure that just a property is maintained.
- 12:02Speaker 6: Will most of.
- 12:04Speaker 5: My clients, eighty five percent of them are out of state,
- 12:06Speaker 5: so as a co host, they're basically not doing anything,
- 12:09Speaker 5: and that's what makes the business passive. Your co host
- 12:11Speaker 5: or you being a co host is what makes the
- 12:13Speaker 5: airbnb business pass y'all following me?
- 12:17Speaker 7: All right?
- 12:17Speaker 5: So we got the co host we could go into
- 12:20Speaker 5: corporately teams. So we just talked about the dun and
- 12:22Speaker 5: Brash street number corporately, So it could be something simple
- 12:24Speaker 5: as like I said, having two years of Dunn and
- 12:27Speaker 5: bradshort history buil and I seen someone sitting in a
- 12:28Speaker 5: chat it's free. Yes, your dinner Brashing number is free.
- 12:31Speaker 5: And typically what people do is once see how your
- 12:34Speaker 5: corporate lease. Most buildings allow you to have a corporate
- 12:37Speaker 5: lease and you can negotiate rent crisis. So with my
- 12:40Speaker 5: corporate lease, I might have, well, with my my DN
- 12:42Speaker 5: and brasstreet number, my EIU and my C I might have,
- 12:46Speaker 5: I might go into the apartment. There might be three
- 12:49Speaker 5: apartments that's available.
- 12:50Speaker 6: They each might be two thousand dollars rent a piece.
- 12:53Speaker 5: Right, I can go and negotiate to get those three
- 12:55Speaker 5: properties under my funder my business for twelve hundred dollars
- 12:59Speaker 5: or thirty years dollars a piece because I'm getting three.
- 13:03Speaker 2: Yeah, so you got corporate leasing, right, you have really
- 13:06Speaker 2: really quickly in the midst of COVID, did you see
- 13:09Speaker 2: leasing the prices go down? Because I know a lot
- 13:11Speaker 2: of people were trying to find people tenants and they
- 13:13Speaker 2: couldn't And so was that something you used to your avenge.
- 13:16Speaker 5: Yes, But the thing about it is you're getting that
- 13:18Speaker 5: and then people are not travel so you're still risking
- 13:21Speaker 5: coming out of pocket to pay rent.
- 13:22Speaker 6: So that wasn't a good move.
- 13:24Speaker 5: Of course for someone it's easy like this is for
- 13:28Speaker 5: some hosts. It's someone is someone's full time job of
- 13:31Speaker 5: this is how they pay their bills. Luckily, I had
- 13:33Speaker 5: other sources of income, which we which you all talk
- 13:36Speaker 5: about often having one. It's too close to having zero
- 13:39Speaker 5: to having none. So those other sources of income for
- 13:43Speaker 5: me also helped me sustain. So the reason why I
- 13:46Speaker 5: say that is because as an Airbnb host, and this.
- 13:48Speaker 6: Is all that you're doing. You're, you're, you're.
- 13:51Speaker 5: It's not gonna click in your mind to oh, let
- 13:53Speaker 5: me go get five apartments because the rent is only
- 13:55Speaker 5: a thousand.
- 13:55Speaker 6: You have, but nobody's traveling.
- 13:57Speaker 5: So you're gonna risk paying five thousand, five thousand dollars
- 13:59Speaker 5: a month for the RT versus another price.
- 14:03Speaker 6: Will probably think long term.
- 14:04Speaker 5: Like, Okay, the world will open back up still one day,
- 14:07Speaker 5: but wing some cities are still closed. Some cities are
- 14:09Speaker 5: still not open. Miami is still gonna curfew. LA still
- 14:13Speaker 5: has its curfew, So imagine still having a you know
- 14:16Speaker 5: what I mean, pay those rents out of pocket. So
- 14:19Speaker 5: the other race was down, but people were not traveling,
- 14:21Speaker 5: so you're still not making money.
- 14:23Speaker 3: Yeah, and okay. And also it's important to understand obviously
- 14:27Speaker 3: that Airbnb is one of these things where it's not
- 14:29Speaker 3: like a blanket for every place in America because each
- 14:32Speaker 3: state has different even cities have different policies for Airbnb.
- 14:36Speaker 3: So's it's important to you know, know your rules and
- 14:39Speaker 3: your this is general information, but know your rules to
- 14:41Speaker 3: where you live. But Atlanta is one of these places
- 14:45Speaker 3: that probably is the best place to have with Airbnb
- 14:47Speaker 3: in America right now, because it's the only, well one
- 14:50Speaker 3: of the only cities in America that's fully open, and
- 14:53Speaker 3: it has become a tourist destination for a variety of
- 14:55Speaker 3: different reasons. People are flocking to Atlanta. I noticed. I
- 14:59Speaker 3: noticed from first experience because we spend a lot of
- 15:01Speaker 3: time in Atlanta, a lot of time in Atlanta, And
- 15:03Speaker 3: every time I go to Atlanta, and every restaurant is full,
- 15:06Speaker 3: every bar is full, every hook alumd bubs are full,
- 15:10Speaker 3: you would think you would think that there was no
- 15:12Speaker 3: pandemic at all. So I say that to say, if
- 15:15Speaker 3: your city or your state is not airbnb friendly, then
- 15:18Speaker 3: there's no there's no law that says that you can't
- 15:20Speaker 3: set up an Airbnb out of state.
- 15:22Speaker 2: Or city city too, right, And we know like city
- 15:25Speaker 2: like Houston. I see somebody just put ah Texas is
- 15:28Speaker 2: the state that's wide open right now, So I can
- 15:30Speaker 2: imagine what Houston's Airbnb situation is looking. Right, So you
- 15:33Speaker 2: got to know where you live and understand the rules,
- 15:35Speaker 2: like you said, yeah, okay, I with the rules.
- 15:38Speaker 6: Too, not only with knowing your city. All cities are
- 15:41Speaker 6: not for airbnb, right exactly. So people were like Hey,
- 15:44Speaker 6: let's see, I'm in the middle of Mississippi.
- 15:46Speaker 5: I'm like, Okay, nobody's like, oh, we go to Mississippi
- 15:50Speaker 5: for the weekend.
- 15:51Speaker 6: You know, nobody's doing that.
- 15:52Speaker 5: So I also with people to understand their market too.
- 15:56Speaker 5: I live in Atlanta. I've lived here all my life,
- 15:58Speaker 5: so I only know the booming cities. Those cities that
- 16:00Speaker 5: are not really boomed, I can't really tell the market
- 16:03Speaker 5: unless I go looking to I would have to go
- 16:04Speaker 5: research that city. So I'm not saying that airbnb can't
- 16:07Speaker 5: be done everywhere. It can be done everywhere. But what
- 16:10Speaker 5: I don't suggest is a city that's not lit or
- 16:13Speaker 5: a city that's not where a lot of people travel to.
- 16:16Speaker 5: I don't suggest like, oh, I'm going to get an
- 16:18Speaker 5: Airbnb here, or I'm making this investment.
- 16:20Speaker 6: Most people in.
- 16:21Speaker 5: Those kind of cities they already have a house or something,
- 16:23Speaker 5: or they might rent out their private guest home and
- 16:26Speaker 5: the guest home might pay its mortgage on the real home,
- 16:28Speaker 5: you know what I mean. Or they might have a
- 16:31Speaker 5: house that might be moving out of state and don't
- 16:32Speaker 5: want to let the house go so that I'll put
- 16:33Speaker 5: it up at airbnb, but it might be paid off,
- 16:35Speaker 5: so it could be any of those scenarios.
- 16:37Speaker 6: So also with no with knowing your.
- 16:39Speaker 5: City, also know if if you wouldn't like, would you
- 16:42Speaker 5: travel to your city to have fun?
- 16:44Speaker 3: You know, like you got to think about that too,
- 16:46Speaker 3: respectful speaking, that's the fact. It's a common sense some places.
- 16:50Speaker 3: You know, if you're in Anchorage, Alaska, Anchorage is actually
- 16:54Speaker 3: a tourist desination. I take that back. I don't even
- 16:57Speaker 3: want to say the city because.
- 16:58Speaker 5: I don't actually just had a client Anchorage and we
- 17:01Speaker 5: were just discussing if it was a good place, and
- 17:04Speaker 5: actually she told.
- 17:05Speaker 3: Me no, Well Anchorage has that's a different story, all right.
- 17:09Speaker 3: So let's let's get into this all right. So, Okay,
- 17:13Speaker 3: you find a property. You know about that, right, You
- 17:16Speaker 3: find a property and you want to list it on Airbnb. Right,
- 17:21Speaker 3: so you got the corporate lease under the LLC. Now
- 17:26Speaker 3: the next step is actually listing the property on Airbnb.
- 17:28Speaker 3: What's the what's the process for that?
- 17:30Speaker 5: Okay, first, let me tell you one more way because
- 17:32Speaker 5: this is a lot of people's biggest question is actually
- 17:34Speaker 5: obtaining the proper so you can also become an actual
- 17:38Speaker 5: Airbnb host too.
- 17:39Speaker 6: So say we're shouting joy.
- 17:40Speaker 5: Remember say you guys had a five bedroom home, right,
- 17:43Speaker 5: you might have this. You can rent your upstairs for
- 17:47Speaker 5: on Airbnb, and you can live in your downstairs, or
- 17:49Speaker 5: you can run your downstairs and living your upstairs. Or
- 17:52Speaker 5: you might have a private guest home that's behind that's
- 17:57Speaker 5: in the backyard, and you might want to rent that
- 17:59Speaker 5: out on a BnB. So you can either do that
- 18:01Speaker 5: as a private room, or you can do a share space.
- 18:04Speaker 5: So with the private room, you can have it to
- 18:06Speaker 5: where you might have three rooms upstairs. You can run
- 18:09Speaker 5: out each of those three rooms, just like a hotel. Right,
- 18:12Speaker 5: So in a hotel is different hallways and you have
- 18:15Speaker 5: rooms there next to each other. So in this same house,
- 18:18Speaker 5: you might have three different rooms, so you can run.
- 18:19Speaker 6: Out to fift different people. You might be fifty dollars,
- 18:21Speaker 6: it might be seventy five dollars a night.
- 18:23Speaker 5: Versus you can rint up the whole entire upstairs as
- 18:25Speaker 5: a kitchen, has a bathroom, and it has how many
- 18:27Speaker 5: offer rooms that it might have, you could do that.
- 18:29Speaker 5: I have clients where their their basement literally pays for.
- 18:33Speaker 6: The whole entire home.
- 18:35Speaker 3: No, that's something that I didn't I wasn't even aware
- 18:37Speaker 3: of that until I met somebody and they was living
- 18:38Speaker 3: in Brooklyn and they was renting out a room Airbnb
- 18:44Speaker 3: because you know in New York City a lot of
- 18:46Speaker 3: times you know, the rent is hard things in that nature.
- 18:47Speaker 3: So they lived in one, but they had a long term,
- 18:50Speaker 3: like a long term tenant, like month by month. It
- 18:53Speaker 3: was an international person that came in and there was
- 18:56Speaker 3: Airbnb and from month to month, and you can air
- 19:00Speaker 3: BnB rooms. You don't have to airbnb your whole spot.
- 19:03Speaker 3: So yeah, I've seen it happens. That's the origin of
- 19:06Speaker 3: the story of their story.
- 19:08Speaker 2: Yeah, they started out with the room in Servirancestem and
- 19:11Speaker 2: turned it into a full fledged business.
- 19:14Speaker 3: Yeah okay, so all right, so now what's the process
- 19:16Speaker 3: to actually get it listed on Airbnb.
- 19:18Speaker 5: So before we get listed, we gotta get photos taken.
- 19:22Speaker 5: Extremely important to have a real estate photographer. Please are
- 19:25Speaker 5: not go take pictures with your iPhone, the baby's ippad,
- 19:28Speaker 5: the baby's iPhone. You need a real estate photographer. So
- 19:32Speaker 5: I'm gonna give you two websites where you can get
- 19:34Speaker 5: a real estate photographer. You got Imoto dot com it
- 19:36Speaker 5: is I M O t O dot com. Or you
- 19:39Speaker 5: can go to house h o u zz dot com.
- 19:43Speaker 5: All right, So those are two different places you can
- 19:45Speaker 5: find a real estate photographer. It's really great, really great resources,
- 19:49Speaker 5: but that is extremely important. The thing is when it
- 19:51Speaker 5: comes to listening is your main contact photo is gonna
- 19:54Speaker 5: be the main contact to your listening. So the more
- 19:58Speaker 5: clicks you're listening it, the higher you will appear in
- 20:00Speaker 5: the algorithm. And the reason why I say that is
- 20:02Speaker 5: because if your main contact photo looks at pilling, people
- 20:06Speaker 5: are gonna click. So I might have this brightened up
- 20:08Speaker 5: room on one one listing might have this bright room,
- 20:12Speaker 5: and then one listing might have just a dull dark room.
- 20:15Speaker 5: You know how some iPhone pictures take right, those are
- 20:19Speaker 5: gonna look completely different. Really CEP photographers get an aerial
- 20:22Speaker 5: view of the of the actual room. So if I'm
- 20:24Speaker 5: standing in a corner, the really phephotographer is gonna get
- 20:27Speaker 5: right next to me, Versus if I'm standing here with
- 20:29Speaker 5: my iPhone, it's gonna look totally different from the camera
- 20:32Speaker 5: right on the photo. So I really suggest getting a realistephotographer.
- 20:36Speaker 5: Typically they're about they'll run about one fifty to two
- 20:40Speaker 5: hundred dollars and you only need about twenty to twenty
- 20:44Speaker 5: five photos.
- 20:45Speaker 6: Okay, you'll need twenty to twenty five photos.
- 20:47Speaker 5: So once we got our photos, what we'll do is, well,
- 20:50Speaker 5: what I do is I set up Google accounts. And
- 20:54Speaker 5: with the Google account, basically if you will go into
- 20:56Speaker 5: the Airbnb and signed.
- 20:57Speaker 6: Up as a host, it's so simple. Your first then
- 20:59Speaker 6: your last name.
- 21:00Speaker 5: They do ask for the last four of your social
- 21:02Speaker 5: and they do ask for your record. So now what
- 21:05Speaker 5: I found is along the way with having a criminal record,
- 21:09Speaker 5: they'll allow you to sign up, but they'll they'll like
- 21:12Speaker 5: shut down your profile once they catch on to it.
- 21:16Speaker 5: I found that happened a lot of times, and that's
- 21:18Speaker 5: a good tip. They'll like people don't know because I
- 21:20Speaker 5: don't want them to get to having three and four
- 21:22Speaker 5: listenings and then the listening's vanished because Airbnb shuts the profile. Now,
- 21:26Speaker 5: so they have had this thing to where they're where
- 21:29Speaker 5: they're like making it to where they're catching criminal Like
- 21:33Speaker 5: if you have a criminal record or a criminal background, right,
- 21:35Speaker 5: so I do want to let that be known. So literally,
- 21:38Speaker 5: your first name, your last name, your email. You're a
- 21:42Speaker 5: profile photo.
- 21:43Speaker 6: If you're setting it up as a business, the best.
- 21:45Speaker 5: Thing to do is put the So if it's e
- 21:49Speaker 5: y Yo University, the first thing would be e yo,
- 21:51Speaker 5: the last thing would be university.
- 21:52Speaker 6: It's simple mm hm.
- 21:54Speaker 5: So if that's if that's e yo sleeps, the first
- 21:57Speaker 5: tame would be e y yo, the last thame would
- 21:59Speaker 5: be sleeps.
- 22:00Speaker 7: Right.
- 22:01Speaker 5: So the thing about that is when you're initially signing up,
- 22:03Speaker 5: you have to sign up with Rashad or Troy's last name.
- 22:07Speaker 5: Once you get in and they get you verified with
- 22:10Speaker 5: your birthday and your last word of your social, then
- 22:12Speaker 5: you can go change your name on your profile. But
- 22:14Speaker 5: you got to get verifiers because what they're going to
- 22:16Speaker 5: say is hm hmm, this birthday and the less where
- 22:19Speaker 5: the social doesn't match euyl like ISO.
- 22:22Speaker 6: Leaving a person, you'll follow me.
- 22:24Speaker 5: Yeah, So you got to make sure that you put
- 22:25Speaker 5: your first and last name when your first signing up,
- 22:28Speaker 5: and then once you get in and you get your
- 22:29Speaker 5: profile is going to say success, you're an Airbnb host.
- 22:33Speaker 6: And then you can go to your profile to.
- 22:35Speaker 5: Your account six and change your personal less name to
- 22:37Speaker 5: whatever your business name.
- 22:38Speaker 2: Whatever you like for it to be perfect. So we
- 22:41Speaker 2: got to take the right pictures because we got to
- 22:43Speaker 2: get more clicks. More clicks helps the algorithm. It pushes
- 22:46Speaker 2: our our host, our home up further and then we
- 22:50Speaker 2: get more people booking. Right. So, now that we got
- 22:52Speaker 2: the pictures up and we got it listed, how do
- 22:55Speaker 2: we price this thing appropriately?
- 22:57Speaker 3: Right?
- 22:57Speaker 2: Because we want to have people come, we want to
- 22:59Speaker 2: make it affordable, want to make money. How do we
- 23:01Speaker 2: price our listing appropriately?
- 23:04Speaker 6: Yes, so pricing is important, right.
- 23:06Speaker 5: So the thing I tell people about pricing is that's
- 23:09Speaker 5: that's the fun part to become and get yourv and
- 23:11Speaker 5: be hostess. Oh, I can charge freem sALS a night,
- 23:14Speaker 5: and I'm a new host and I have no reviews.
- 23:16Speaker 5: Absolutely no, you cannot. All right, So you could have
- 23:19Speaker 5: the five unit in the city. It could be it
- 23:21Speaker 5: could be lit, it could be beautiful. But if you
- 23:24Speaker 5: don't have any reviews, it's gonna be difficult for people
- 23:26Speaker 5: to People are not gonna book you.
- 23:28Speaker 6: So you competing with people like me who got over.
- 23:30Speaker 5: Five hundred reviews, over three hundred reviews, or people who
- 23:33Speaker 5: have hosted of over two hundred reviews. And we might
- 23:37Speaker 5: be listed to fifty a night in my unit might
- 23:40Speaker 5: be available in your new unit might be available. To
- 23:42Speaker 5: guess what unit they're gonna go with. They're gonna book
- 23:44Speaker 5: mine before.
- 23:45Speaker 6: They book yours.
- 23:46Speaker 5: So I said that to say, when you're pricing and
- 23:48Speaker 5: you have no reviews, you have to start off low
- 23:51Speaker 5: and once you get those reviews, those filesor reviews, then
- 23:53Speaker 5: you can.
- 23:54Speaker 6: Work your way up.
- 23:54Speaker 5: So let's talk one bed, one bath, because it's easy
- 23:56Speaker 5: to crush those numbers, right, one bet, one bath number one.
- 23:59Speaker 5: You gotta think about your location. That's extremely important when
- 24:01Speaker 5: it comes to prices. I can charge a completely different
- 24:04Speaker 5: nightly priced in Miami than I can charge in Atlanta.
- 24:06Speaker 6: All right, I have units in Miami.
- 24:08Speaker 5: When my clients are charging fifteen hundred a night for
- 24:10Speaker 5: one bed, one bath, or I think it's a one
- 24:13Speaker 5: bed and one and a half bath and it's off
- 24:15Speaker 5: the water.
- 24:16Speaker 6: Freight right off Biscay fifteen hundred a night.
- 24:19Speaker 5: There's no way I could charge fifteen hundred dollars a
- 24:20Speaker 5: night for a unit here, especially if it's on a
- 24:22Speaker 5: theme or nothing, you know what I mean.
- 24:24Speaker 6: For a regular, typical one bed, one bath, There's no way.
- 24:26Speaker 5: I could charge fifteen hundred a night. So location is important.
- 24:30Speaker 5: Where are you located now? When it comes to setting
- 24:32Speaker 5: your pricing, what you want to do is you want
- 24:34Speaker 5: to go take a look at what other hosting your
- 24:36Speaker 5: area have their units listed at because now you also
- 24:40Speaker 5: have to come up with your cleaning price, so you
- 24:42Speaker 5: don't want to have a cleaning fee of two hundred dollars,
- 24:46Speaker 5: and then all of your competition.
- 24:47Speaker 6: Is at eighty five.
- 24:48Speaker 5: So once his total comes up, once his guests total
- 24:51Speaker 5: total comes up, when they get ready to book, you're listing,
- 24:54Speaker 5: you're going to be one hundred dollars over, one hundred
- 24:56Speaker 5: and fifteen dollars over than what everybody else is charging.
- 25:00Speaker 5: You're following me, So pricing you can make sure you
- 25:04Speaker 5: know what's around your unit, the attractions. Maybe if it's
- 25:07Speaker 5: a huge baseball park the people go to, maybe a
- 25:10Speaker 5: football stadium.
- 25:11Speaker 6: Is it a bunch of restaurants? Are there malls around it?
- 25:14Speaker 5: Grocery stores, liquor stores, gas stations?
- 25:18Speaker 6: What's around your unit? All right?
- 25:20Speaker 5: And there's a bunch of different platforms out here that
- 25:23Speaker 5: can assist you with getting your pricing done. Like someone
- 25:27Speaker 5: just said, someone says something about your DNA, and I
- 25:30Speaker 5: hear about a lot of these platforms guys, But honestly,
- 25:33Speaker 5: I don't use them.
- 25:34Speaker 6: I am those systems. That's the way I look at it,
- 25:36Speaker 6: all right.
- 25:37Speaker 5: I don't use any of those platform softwares because I've
- 25:42Speaker 5: just gotten to the point to where my system.
- 25:44Speaker 6: Works for me, all right.
- 25:45Speaker 5: But for other hosts there's different websites like guests d
- 25:48Speaker 5: g U e s t y guest dot com. Your
- 25:51Speaker 5: reporter is really great. Air DNA I find is really
- 25:54Speaker 5: great for pricing too. So starting off, you just got
- 25:57Speaker 5: to make sure you start off lower than what your
- 25:59Speaker 5: competition is.
- 26:00Speaker 6: That just so people can book.
- 26:02Speaker 5: People will risk us spending low with no reviews, and
- 26:05Speaker 5: they will risk spinning high with no reviews. So by
- 26:08Speaker 5: the time you get to the point where you have
- 26:09Speaker 5: five box her reviews, then you can go up. So
- 26:11Speaker 5: if I started a ninety nine dollars in Atlanta for
- 26:13Speaker 5: a one bit one bag and my cleaning fee is
- 26:16Speaker 5: eighty five, well my cleaning fee is seventy five. By
- 26:19Speaker 5: the time I get five Fossil reviews, I can go
- 26:21Speaker 5: up to twenty one thirty. If five five foss of
- 26:24Speaker 5: reviews might take me thirty to forty five days.
- 26:27Speaker 2: M got you, got you, So so you got to
- 26:30Speaker 2: set the ball low, get some and come get some
- 26:33Speaker 2: some people reviewing it, and then we can we can
- 26:35Speaker 2: start playing the game. Right, So we're not gonna take
- 26:37Speaker 2: profit right away. We gotta we gotta steady ourselves.
- 26:41Speaker 3: It's a lot of it's a lot of information. I
- 26:45Speaker 3: hope you guys are paying attention. I like it is
- 26:49Speaker 3: it Is it possible that you can slow down a
- 26:52Speaker 3: little bit. I see some people saying, like, she's talking
- 26:54Speaker 3: pretty fast.
- 26:54Speaker 6: Yes, I can slow down.
- 26:56Speaker 3: I appreciate that. So let me ask you this, as
- 26:58Speaker 3: far as screening, screening, guessed, how does that work?
- 27:02Speaker 5: So screening, So, there's four things are required when it
- 27:04Speaker 5: comes to screening, all right. That's an email address, profile, photo,
- 27:12Speaker 5: email address, profile, photo, phone number, and a government issued
- 27:17Speaker 5: i D. All right, government is shoed I D profile, photo,
- 27:24Speaker 5: email address, and phone number. As long as those guests
- 27:27Speaker 5: have those four things uploaded on their profile, they can
- 27:31Speaker 5: move and they can instantly book.
- 27:33Speaker 6: Now, instant booking is different.
- 27:35Speaker 5: The thing about instant booking is as long as that
- 27:37Speaker 5: guest has those those four things uploaded on their profile,
- 27:40Speaker 5: they can booking instantly, which means they don't have to
- 27:43Speaker 5: I don't have to accept or decline the request.
- 27:45Speaker 6: It'll automatically go through. Versus if I don't.
- 27:48Speaker 5: If they don't have those all four of those things
- 27:50Speaker 5: listed on their profile, it'll come through as a as
- 27:52Speaker 5: a request, and that notifies me.
- 27:54Speaker 6: As a host like, hey, this guest is missing something.
- 27:58Speaker 5: So then I will go tell them, you know, hello,
- 28:00Speaker 5: can you update either your profile photo or your email
- 28:03Speaker 5: to your profile to confirm your bookie? All right, So
- 28:08Speaker 5: that's a way that I avoid, like parties. It's the
- 28:11Speaker 5: way I avoid not really strangers, but people that will
- 28:14Speaker 5: come trash our unit, people that are not fit for
- 28:17Speaker 5: you know how your unit should look. That's the way
- 28:21Speaker 5: I do. I'll make sure I use those four things.
- 28:24Speaker 3: And then also even for me personally, people have asked
- 28:26Speaker 3: me like, what are you planning on doing while you're
- 28:29Speaker 3: out here, like you know, not like on some like
- 28:31Speaker 3: but like we have no guest policies or you can't
- 28:34Speaker 3: have any you know what I'm saying. So if they
- 28:37Speaker 3: do do that, then they in violation. So if you aren't,
- 28:39Speaker 3: if you aren't trying to have parties at your Airbnb,
- 28:43Speaker 3: I guess that's one way to go about it as well. Right.
- 28:46Speaker 6: So the thing what that is those rules. People have
- 28:50Speaker 6: their own rules.
- 28:50Speaker 5: As an Airbnb host, you can literally say if you
- 28:53Speaker 5: say no talking at the.
- 28:54Speaker 6: Team those on their listing.
- 29:02Speaker 5: At the end of the day, You cannot control what
- 29:04Speaker 5: adults do, all right. You can only manage and that
- 29:08Speaker 5: comes with like either having a ring light like a
- 29:12Speaker 5: ring camera on the door. When it comes to not
- 29:14Speaker 5: having extra guests. But what other way, Well, you can
- 29:18Speaker 5: tell people don't have extra guests. If you do found
- 29:20Speaker 5: if they have extra guests, you can charge them, but
- 29:23Speaker 5: you got.
- 29:23Speaker 6: To have proof.
- 29:26Speaker 3: Okay, So the algorithm people don't even know. Everything has
- 29:31Speaker 3: an algorithm. YouTube has an algorithm, Instagram has an algorithm.
- 29:35Speaker 3: Twitter has an algorithm, and Airbnb has an algorithm. So
- 29:38Speaker 3: when you when you when you type in staying from
- 29:41Speaker 3: April first to April seventh in Miami, and you know,
- 29:45Speaker 3: the first six listings pop up. It's not just done randomly.
- 29:49Speaker 3: Those people are at the top of the algorithm. A
- 29:51Speaker 3: lot of people, a lot of people are not aware
- 29:52Speaker 3: of that. How do you how do you boosh just
- 29:55Speaker 3: your rankings and the algorithm and get to the top.
- 29:58Speaker 6: So there's the thing with.
- 29:59Speaker 5: Your BnB is, guys, they don't tell you how to
- 30:03Speaker 5: get in the algorithm. They actually have a link article
- 30:06Speaker 5: out that says the thing about it is, if if
- 30:10Speaker 5: you could if they could say, do ABC to get
- 30:12Speaker 5: in an algorithm?
- 30:13Speaker 3: Everybody with everybody, you know what I mean.
- 30:17Speaker 5: So I find that you got to make sure your
- 30:19Speaker 5: pricing is right. You gotta have make you gotta make
- 30:23Speaker 5: sure the pricing is right. Is your cleaning fe set right?
- 30:26Speaker 5: Do you have proper discount set Some people don't do discounts,
- 30:30Speaker 5: some do. Is your how are your photos looking? So
- 30:34Speaker 5: Airbnb will tell you update your photos this way, making
- 30:38Speaker 5: sure a caption is on all of your photos. Making
- 30:40Speaker 5: sure you have a description. For Airbnb has different boxes,
- 30:44Speaker 5: so they might have description, they might have your space,
- 30:47Speaker 5: guest access, guest interaction. Everything needs to be filled out,
- 30:52Speaker 5: every single box when you're listing your when you're listing
- 30:55Speaker 5: your Airbnb, your property should be filled out or Airbnb.
- 30:59Speaker 6: Will come back and tell you.
- 31:00Speaker 5: Once you're done and getting published, they'll say something's missing.
- 31:04Speaker 6: Or go update this, or go do this. They'll tell
- 31:07Speaker 6: you what you need to do. Now.
- 31:09Speaker 5: What they say is they'll say, go set a two
- 31:13Speaker 5: percent discount for guests that are saying thirty days longer.
- 31:17Speaker 6: You can do that. It's up to you. It's your discretion.
- 31:20Speaker 6: It's totally up to you.
- 31:21Speaker 5: Personally, I don't do that here in Atlanta because I
- 31:23Speaker 5: don't like long term stays, so I'm not gonna entice
- 31:25Speaker 5: you the book longer, so I don't do those discounts.
- 31:29Speaker 5: But those are those are a few things that do
- 31:31Speaker 5: go into the algorithm. Pricing is extremely heavy when it
- 31:33Speaker 5: comes to being in the algorithm because you got to
- 31:36Speaker 5: make sure, Like I said, you got to make sure
- 31:37Speaker 5: you're competing with your competition. That's the goal, to compete
- 31:40Speaker 5: with your competition. If you're not competing with them, nobody's
- 31:43Speaker 5: gonna see you. So like you said, if we're traveling
- 31:45Speaker 5: out of town, we don't want to click thirty pages
- 31:47Speaker 5: before we get to the actual place you want to
- 31:49Speaker 5: say it, we might go three or four pages max.
- 31:52Speaker 5: So if you get listening, you make this investment, and
- 31:57Speaker 5: you're in the twenty fifth page, nobody's even seeing you.
- 32:00Speaker 2: Mm hmmm.
- 32:02Speaker 6: Algorithm is really important.
- 32:03Speaker 5: But like I said, Airbnb doesn't say do ABC to
- 32:06Speaker 5: get an agreem.
- 32:06Speaker 6: They don't tell you.
- 32:07Speaker 2: Yeah. So if I'm I just got I got the
- 32:09Speaker 2: right pictures, right, I posted my home for listing. What
- 32:14Speaker 2: are some things I can do inside of my home
- 32:16Speaker 2: to separate what I'm doing from the next person. Right,
- 32:19Speaker 2: we could be having an Airbnb in the same building.
- 32:21Speaker 2: But what can I do inside of my home to
- 32:23Speaker 2: make it different, to make it more appealing so that
- 32:26Speaker 2: more people come.
- 32:28Speaker 5: Having cleaning decorations, having you need to get make sure
- 32:33Speaker 5: you have a pot set. Doesn't have to be I
- 32:36Speaker 5: told her last time. It doesn't have to be like
- 32:37Speaker 5: a Martha Store pot set. It doesn't have to be
- 32:39Speaker 5: a mass pot set. But you need to make sure
- 32:41Speaker 5: you have something for people to cook civil ast set.
- 32:44Speaker 6: Uh.
- 32:45Speaker 5: These are things people miss, you know. It's things that
- 32:47Speaker 5: we have in our home. But it's like, oh, this
- 32:49Speaker 5: guest is going to be coming writing and leave it
- 32:50Speaker 5: right back out. It doesn't matter, you know what I mean.
- 32:53Speaker 5: If maybe the husband wants to wake up and cook
- 32:55Speaker 5: breakfads for the wife, he should be able to do so,
- 32:57Speaker 5: all right, having a curate and the reason why I said,
- 33:00Speaker 5: Carrick or even having like a K pot coffee maker,
- 33:03Speaker 5: not the coffee maker from nineteen thirty, that you gotta
- 33:05Speaker 5: put the beans in that takes all day, right, you
- 33:08Speaker 5: want to put the k pie in two minutes and go.
- 33:11Speaker 5: So that's another thing. Pillows I found the pillows are huge.
- 33:16Speaker 5: Fluffing your pillows on the maybe having ten pillows on
- 33:18Speaker 5: the sofa and five on the bed. When I said pillows,
- 33:21Speaker 5: I mean like if the if the room is white
- 33:23Speaker 5: and the accent pillows might be blue and gold, or
- 33:26Speaker 5: accent pillows might be olive green and yellow, you know
- 33:29Speaker 5: what I mean. So having those pillows really brings out
- 33:31Speaker 5: the photos, having wall pictures, making sure your TV is mounty,
- 33:37Speaker 5: having throw blankets, making sure you have shower amenities, lotion
- 33:41Speaker 5: trable size lotion, travel size shampoo, trable size conditioner, and
- 33:47Speaker 5: so bar so trouble size. Those are the things that
- 33:51Speaker 5: is gonna make people feel cooky. Now, since COVID, I
- 33:53Speaker 5: really haven't been doing ropes in bath slippers, but I'm
- 33:56Speaker 5: gonna get back into it maybe the summertime.
- 33:59Speaker 6: But since COVID, I haven't been doing them.
- 34:00Speaker 5: But those are even things that also make your guest
- 34:02Speaker 5: feel comfortable. Leaving thank you notes, so for each reservation
- 34:05Speaker 5: that I have each guest, every time housekeeping leaves out,
- 34:09Speaker 5: they're writing a note thank you, thanks for staying, or
- 34:11Speaker 5: thanks for booking, you know, hope to host you again,
- 34:15Speaker 5: or something like that, you know what I mean. Leaving
- 34:17Speaker 5: a bottle of wine, leaving two bottles of complimentary water.
- 34:21Speaker 6: Those kinds of things So the thing with the hotels.
- 34:23Speaker 5: Is, yeah, they're gonna talk the fridge up, but each
- 34:26Speaker 5: drink is gonna be two dollars and it's gonna come
- 34:29Speaker 5: off You're bill be gready.
- 34:29Speaker 6: To check out. So I'll make sure my guests know
- 34:32Speaker 6: this is complimentary.
- 34:34Speaker 5: We might leave it on the counter besides, like we
- 34:37Speaker 5: might do a bottle of water, a bottle of barter
- 34:39Speaker 5: in a thank you note, or we might leave a
- 34:40Speaker 5: bottle of bottle of water.
- 34:41Speaker 6: In the fridge.
- 34:43Speaker 5: So those are those are some things that I do
- 34:45Speaker 5: to kind of set my listenings apart.
- 34:47Speaker 6: And it helps with reviews too.
- 34:49Speaker 5: So the more reviews are getting after housekeeping, reviews is
- 34:51Speaker 5: the most essential thing to your business.
- 34:53Speaker 2: Yeah, I know, after hold I got after after.
- 35:00Speaker 5: Saying reviews is first, your uses first, housekeeping is next.
- 35:03Speaker 5: But as long as you're need it's clean and neat
- 35:06Speaker 5: and up to this standard, you can get great reviews.
- 35:10Speaker 3: Yeah.
- 35:10Speaker 2: And I was saying, now, that was one of the
- 35:11Speaker 2: things that you expressed, and I hope you can do
- 35:13Speaker 2: that again tonight. It was it sounds like these things
- 35:15Speaker 2: are expensive, but buying these things in bulk and having
- 35:17Speaker 2: a team and a system in place to put these
- 35:20Speaker 2: things out right, can you talk about that a little bit?
- 35:22Speaker 6: So buying them in bulk could be from Amazon.
- 35:26Speaker 5: So right now I'm actually working on my own line
- 35:27Speaker 5: of hospitality items. So my own soap lie, my own conditioner,
- 35:31Speaker 5: my own travel amenities.
- 35:32Speaker 6: Right, even my own.
- 35:34Speaker 5: Sheet sets, my own pillow cases, my own doubt comforters,
- 35:38Speaker 5: I mean, dovet covers, comforters, all this stuff with.
- 35:41Speaker 6: My name on it.
- 35:41Speaker 5: So I've gotten to the point where now my volume
- 35:44Speaker 5: is I can do that now, you know what I mean.
- 35:46Speaker 5: So before it would be easy to go into Target
- 35:49Speaker 5: and get a twenty dollars sheet set. So personally I
- 35:52Speaker 5: only use white linen, right, I don't think I tell
- 35:55Speaker 5: people like, think about going to sleep in a place
- 35:57Speaker 5: and you got brown sheets, or you got rich sheet
- 36:00Speaker 5: or you know, yellow sheets, Like it's weird.
- 36:02Speaker 6: Hotels only use white linen. And that's where our competition is.
- 36:05Speaker 7: White.
- 36:06Speaker 5: It looks luxury, it looks clean, it looks neat, it
- 36:08Speaker 5: looks better. So it's easier to go with Target and
- 36:12Speaker 5: get a you know, a sheet set or a comforter.
- 36:15Speaker 5: But think about this has to be making, it has
- 36:17Speaker 5: to be maintained. People leave makeup on the sheets. You
- 36:21Speaker 5: got to change them out. Dark spots get on them.
- 36:24Speaker 5: You gotta change it out, you gotta fix it. So
- 36:27Speaker 5: that's why some of us take the easy route and
- 36:29Speaker 5: they'll go get black sheets, or go get red sheets,
- 36:32Speaker 5: or go get you know, a color sheet, because you
- 36:34Speaker 5: can't really see those marks.
- 36:35Speaker 6: Or those things.
- 36:37Speaker 3: What you just what you just said, you know, that
- 36:39Speaker 3: was a That was an eye opening moment for me
- 36:43Speaker 3: because I'm on Airbnb a lot, and whenever I see
- 36:46Speaker 3: somebody it looks like your grandmother, like with like floral comforters,
- 36:50Speaker 3: I automatically get turned off from that because I feel
- 36:53Speaker 3: like I'm staying in somebody's house. Ecologically, I never realized
- 36:56Speaker 3: that we are trained to. You go to hotel, it's
- 36:59Speaker 3: white sheets, white comforter, everything white. So when I see
- 37:02Speaker 3: a bed with white sheets and a white comforter, it
- 37:05Speaker 3: makes me feel a lot more comfortable when I see
- 37:08Speaker 3: and I never, I never, I never even thought about that.
- 37:11Speaker 3: But psychologically, I'm trained to think that if somebody has
- 37:14Speaker 3: floral or pink or red or something or color, I'm
- 37:17Speaker 3: thinking that's somebody's house. So I don't want I don't
- 37:20Speaker 3: want to Psychologically, I don't want to sleep in somebody's bed.
- 37:23Speaker 3: But I have no problem sleeping in a hotel bed.
- 37:25Speaker 3: So when it's white, I view the airbnb like a
- 37:28Speaker 3: hotel absolutely, And it's it's.
- 37:31Speaker 5: Not to look like I tell guys, that's not it.
- 37:33Speaker 5: It's just that's who our competition is. Besides hotels, what's
- 37:36Speaker 5: next Airbnb? Right, That's just who our competition is. So
- 37:40Speaker 5: I don't I don't want to say like this is
- 37:42Speaker 5: what hotel semself do it. It's just you just don't
- 37:46Speaker 5: want to You don't want to have you don't want
- 37:47Speaker 5: to feel like how how you say that you feel
- 37:49Speaker 5: like I'm about to go slip in somebody's house.
- 37:51Speaker 6: So that's to your question, like with go ahead your answer.
- 37:54Speaker 2: Now, I don't want people to miss the part where
- 37:56Speaker 2: you just talked about the business that you created inside
- 37:59Speaker 2: of your own Airbnb with your own sheet and your
- 38:02Speaker 2: own pillows, like that is something again, scaling from within
- 38:06Speaker 2: your own business that that's just a brilliant idea. So again,
- 38:09Speaker 2: these are things, these are things that we should be applying, right, like,
- 38:13Speaker 2: don't let this go over your head.
- 38:15Speaker 5: And I haven't even told anybody. I haven't told Instagram,
- 38:17Speaker 5: I haven't said anything. I'm just the type of person
- 38:20Speaker 5: I wait till I'm done with it and maybe like
- 38:23Speaker 5: ready to release it to to tell everybody. So you
- 38:25Speaker 5: guys are the person to even know that I'll be
- 38:28Speaker 5: coming out with Thatlana. People will be able to purchase
- 38:30Speaker 5: it too, like use it for their units, and I'll
- 38:32Speaker 5: make sure like I made to where it was reasonable
- 38:34Speaker 5: for other hosts to purchase for the units, whether they
- 38:37Speaker 5: want to buy it in bulk or not.
- 38:38Speaker 6: You know what I mean.
- 38:39Speaker 5: I ordered tons of it, So that's that's a I
- 38:43Speaker 5: just wanted to be financial, Like financially it's better for me,
- 38:47Speaker 5: and then I can help other people too, Like people
- 38:49Speaker 5: don't think about using white women, so they're like if
- 38:52Speaker 5: they come to my pa my page and they see
- 38:53Speaker 5: this is what I'm using, they can use the same
- 38:55Speaker 5: sac of thing that I'm using and it's easier. Right,
- 38:58Speaker 5: So I just find that I'm really excited about it.
- 39:02Speaker 5: It's called Right Looks Essentials. I'm extremely excited about it
- 39:06Speaker 5: because it took me a while. I've been working on
- 39:07Speaker 5: it for a little minute now, but it's something that
- 39:10Speaker 5: not only helped me, but help other hosts too. So
- 39:13Speaker 5: whether that's Viking in bulk until they're different websites like Amazon.
- 39:17Speaker 5: Amazon is really good for buying things in bulk. Walmart
- 39:22Speaker 5: it's not really in bulk, but you can get a
- 39:25Speaker 5: lot for your dollar at Walmart. But most of the
- 39:27Speaker 5: things that I that I was ordering, guys, really came
- 39:29Speaker 5: off Amazon.
- 39:31Speaker 2: Can you can you talk about their points of furniture
- 39:33Speaker 2: because I remember when when you came to do your
- 39:35Speaker 2: episode and you looked and we were staying in that
- 39:37Speaker 2: land at the time. You looked and said, now, the
- 39:39Speaker 2: furniture is not right in here. And I see some
- 39:41Speaker 2: people on YouTube and some of the earners are asking,
- 39:43Speaker 2: what about furniture? Are we hiring interior decorator? Where we
- 39:46Speaker 2: getting the furniture from to furniture place?
- 39:49Speaker 6: So I have my.
- 39:50Speaker 5: Own interior designers. So actually I really don't. I really don't.
- 39:56Speaker 5: I would guys don't even making that field anymore. So
- 40:01Speaker 5: one thing that I suggested is let me tell you
- 40:03Speaker 5: what not to do. I do not suggest going to
- 40:05Speaker 5: rooms to go or actually home furniture store getting a
- 40:08Speaker 5: line of pretty don't do that. But you can go
- 40:12Speaker 5: to your local furniture stores. Like there's different local furniture
- 40:15Speaker 5: stores that are a lot cheaper than rooms to go in.
- 40:18Speaker 5: You know those large corporations. You have websites like offer up,
- 40:22Speaker 5: it is really great. Facebook Marketplace is even a really
- 40:24Speaker 5: great place to get furniture and let go. So you
- 40:27Speaker 5: got offer up, Facebook Marketplace and let go. They're really
- 40:30Speaker 5: great places to get furniture. When I first started, I
- 40:33Speaker 5: would get I would literally furnish the whole entire apartment
- 40:35Speaker 5: off of Facebook Marketplace and offer up.
- 40:39Speaker 6: So those are really great websites.
- 40:41Speaker 7: To go to.
- 40:43Speaker 3: Yeah, and I think it should always be my personal opinion,
- 40:48Speaker 3: it should be spaced out. You don't want to have
- 40:49Speaker 3: a two cluttered. You wanted to kind of feel like home,
- 40:52Speaker 3: but you don't want it to feel like home. You
- 40:53Speaker 3: wanted to feel like you know where. It's like it's
- 40:56Speaker 3: a nice middle ground, like you know what I'm saying,
- 40:59Speaker 3: and you don't have to do too much. Yeah, Yeah, simplicity.
- 41:03Speaker 2: I like the simplicity with a modern touch, clean.
- 41:06Speaker 7: Yeah.
- 41:09Speaker 3: I want to go to question I want to go
- 41:12Speaker 3: to questions. But before I just had one last question
- 41:14Speaker 3: because Yeah, you definitely integrated vertically and that was one
- 41:18Speaker 3: of the things that really impressed me when we met you.
- 41:20Speaker 3: Where we interviewed you the first time, you spoke about
- 41:23Speaker 3: even like the cleaners using the cleaners. Can you explain that?
- 41:30Speaker 5: So when we hit our last interview, right, and I'm
- 41:33Speaker 5: going to be extremely transparent here, I'm going to tell
- 41:36Speaker 5: you guys, starting office, ere begin be host housekeepers will
- 41:40Speaker 5: make or break your business, all right. Housekeeping, Oh, I
- 41:43Speaker 5: don't want to cry. Housekeeper will make or break your business.
- 41:45Speaker 5: I literally fired my whole entire team in the middle
- 41:48Speaker 5: of the pending me all right. There was times where
- 41:52Speaker 5: if I had like ten checkouts in a day, and
- 41:54Speaker 5: I might have six check ins back into the saying
- 41:57Speaker 5: units that were checked out, housekeeping had to get I mean,
- 41:59Speaker 5: house have to be done. So you got things like
- 42:02Speaker 5: so average check in time for Airbnb is three PM, right,
- 42:06Speaker 5: average checkout time at eleven am. So between eleven and
- 42:10Speaker 5: three I got five properties that must be cleaned because
- 42:13Speaker 5: I got checkings to be done, all right. So at
- 42:16Speaker 5: that point in time, once I realized the volume, I
- 42:19Speaker 5: was like, Okay, something has to be done here.
- 42:21Speaker 6: This is not working.
- 42:22Speaker 5: There were times I had to counsel reservations and that's
- 42:25Speaker 5: a huge no on Airbnb, huge nan on Airbnb.
- 42:28Speaker 6: Kenceling is just you just don't do it.
- 42:30Speaker 5: It'll mess up your SUPERO status, and it'll you'll risk
- 42:34Speaker 5: getting your profile shut down or getting your listening suspended
- 42:37Speaker 5: for canceling too much. So there will be times where
- 42:40Speaker 5: the unit, the units weren't clean how they were supposed
- 42:42Speaker 5: to be clean. The throw blankets weren't being washed, the
- 42:45Speaker 5: rugs and the units weren't being washed. That would take
- 42:48Speaker 5: two and three hours in one unit. And these and
- 42:50Speaker 5: those systems that I use now is what has stopped that.
- 42:53Speaker 5: So before what I was doing was I would leave
- 42:55Speaker 5: a being. This was before I got in the field
- 42:58Speaker 5: and I actually had this. I was in college, I
- 43:01Speaker 5: was a senior. I was a junior in college becoming
- 43:03Speaker 5: a senior. I was about to graduate soon, so I
- 43:06Speaker 5: wasn't really focused on my business, y'all. I was focused
- 43:09Speaker 5: on graduating because I was almost there. I was like,
- 43:11Speaker 5: there's some way I can quit. In twenty nineteen, I
- 43:13Speaker 5: had my mini a mark that was an easy that
- 43:15Speaker 5: was an easy way to just get out the game,
- 43:18Speaker 5: where like, I'm deal with college. But I just couldn't
- 43:20Speaker 5: do that. So at that point in time, I had
- 43:22Speaker 5: no systems in place. I just was hiring different people
- 43:25Speaker 5: to clean these airbnbs that I had, but there were
- 43:29Speaker 5: no systems, so nothing was running automated, right, So what
- 43:33Speaker 5: I would do is I would keep a band inside
- 43:34Speaker 5: the units.
- 43:35Speaker 6: I would order a being off Walmart, order the ban
- 43:38Speaker 6: off Walmart.
- 43:39Speaker 5: I would put a linen set, so that would be
- 43:41Speaker 5: a finished sheet, a flat sheet, four pillowcases, two towels,
- 43:46Speaker 5: four wash CLOBs, a hand towel, and a makeup towel.
- 43:49Speaker 5: That's what I'll be included in the band. So that way,
- 43:51Speaker 5: when the housekeepers were going to housekeeping unit to clean
- 43:55Speaker 5: it up, that would go inside the band that's locked
- 43:58Speaker 5: and use this linennus in the band for the next ogervation.
- 44:01Speaker 5: This was a second system that I've come up with. Now,
- 44:04Speaker 5: before I started doing that, that would that would have
- 44:06Speaker 5: to take strip the beds off and wash the linen
- 44:09Speaker 5: inside the units. So I went from the housekeepers washing
- 44:13Speaker 5: their linen inside the units.
- 44:14Speaker 6: So, okay, now I gotta figure out something else because
- 44:16Speaker 6: this is taken too long.
- 44:17Speaker 5: Washington drive inside the union takes way too long, all right.
- 44:21Speaker 5: I had to make it to where that that was quicker.
- 44:24Speaker 5: So I started with the bins. Okay, so I'll leave
- 44:28Speaker 5: with extra seting the bin some way they can just
- 44:29Speaker 5: take the dirty stuff with them and then the clean
- 44:32Speaker 5: stuff will be inside the band. But then I ran
- 44:34Speaker 5: into a problem Who's going to clean the dirty stuff?
- 44:37Speaker 6: Or how is this?
- 44:38Speaker 5: How is it dirty? And the clean gun going too rotation.
- 44:41Speaker 5: So then I got into the system of I hired
- 44:43Speaker 5: a laundry runner. Now I have an actual laundry runner
- 44:46Speaker 5: that makes like three thousand a month just.
- 44:49Speaker 6: Off doing laundry. I'll doing all of my linen.
- 44:52Speaker 5: So now this laundry runner, the housekeepers will take all
- 44:54Speaker 5: the dirty stuff and they'll take the clean stuff with
- 44:57Speaker 5: them and steal zip lock bags and it's the back
- 45:01Speaker 5: and steal bag.
- 45:02Speaker 3: So you get.
- 45:04Speaker 6: The large sized ones. Yeah, and you can.
- 45:06Speaker 5: And then another thing is I use duvets now so
- 45:09Speaker 5: we're not having to the housekeepers are not having to
- 45:12Speaker 5: haul all this.
- 45:13Speaker 6: You know this heavyweight limit.
- 45:15Speaker 5: So the duvet is the comforter that slips inside the duvet,
- 45:18Speaker 5: and if the duvets, we'll change the duvets every.
- 45:20Speaker 6: Time, but we don't change the comforters every every reservation.
- 45:24Speaker 6: We do check them to make sure.
- 45:25Speaker 5: You know, things do get on certain you know they
- 45:28Speaker 5: they'll leak through or you know, different things like spots
- 45:30Speaker 5: will get on the comforters.
- 45:32Speaker 6: We'll change it then.
- 45:33Speaker 5: So there's been a ton of different ways, and I'm actually, y'all,
- 45:36Speaker 5: I still get in the field. If you, if some
- 45:37Speaker 5: of you watch my Instagram, you gotta see that I
- 45:39Speaker 5: still get out and I still clean with my with
- 45:41Speaker 5: my housekeepers. Because there was a point of time where
- 45:44Speaker 5: I had no time for this business. I had lost
- 45:46Speaker 5: my love for the business, so I really didn't care
- 45:48Speaker 5: what hap went on. I had someone totally. We were
- 45:50Speaker 5: both in college. She was basically running my whole entire business,
- 45:53Speaker 5: and I was just focused on graduating and I had
- 45:55Speaker 5: become a single mom.
- 45:56Speaker 6: So I wasn't really it wasn't I just wasn't there.
- 45:58Speaker 6: I just didn't have it.
- 46:00Speaker 5: So now I'm confident enough to tell people there's really
- 46:03Speaker 5: nothing nobody could tell me about this short term mental
- 46:05Speaker 5: industry because I've really been through the storm.
- 46:08Speaker 6: I really if there's a problem, I have a solution.
- 46:12Speaker 5: There's an exceltion, guys that I have that has a
- 46:15Speaker 5: ton of different problems, and I promise you the problem
- 46:19Speaker 5: that any of any of you might be having will
- 46:21Speaker 5: be on there. So for every problem, I have a
- 46:23Speaker 5: solution for every problem. So housekeeping have become the biggest
- 46:28Speaker 5: downfall to my business. And I told y'all this in January,
- 46:31Speaker 5: I said housekeeping has been the biggest and now it's awesome,
- 46:36Speaker 5: it's amazing, it's great. The system that I that I've
- 46:40Speaker 5: come up with, they're in my course, like I can't
- 46:43Speaker 5: wait for you guys to see them. They're top nots,
- 46:45Speaker 5: Like you just can't not be successful with youthing them.
- 46:48Speaker 5: And I found all this out during kovid y'all between
- 46:52Speaker 5: March or between.
- 46:54Speaker 3: March, and now that's a fact. So we're gonna go
- 46:57Speaker 3: to question before that, I just want to just take
- 47:00Speaker 3: a break for a minute because we definitely, so first
- 47:04Speaker 3: of all, before we go to questions, definitely. So this
- 47:08Speaker 3: is something like airbnb, right, there's no college that you
- 47:11Speaker 3: can go to to learn about Airbnb. And there's a
- 47:14Speaker 3: bunch of different industries pick one Uber to Toro. You know,
- 47:18Speaker 3: there's so many different stuff that we cover on Early Aalisha,
- 47:21Speaker 3: where I don't know if people have a full appreciation
- 47:27Speaker 3: of you know, this is something that is not it
- 47:30Speaker 3: is not provided, like you have to just figure it
- 47:32Speaker 3: out on your own watch a million YouTube videos or
- 47:35Speaker 3: you can you know, have a certain level of education
- 47:37Speaker 3: that can help you. But you know, traditionally it's like,
- 47:40Speaker 3: all right, if I want to be a doctor, I
- 47:41Speaker 3: know I can study pre med, I can go to
- 47:43Speaker 3: John Hopkins and I can pay three hundred thousand dollars
- 47:46Speaker 3: and somebody can teach me to be a surgeon, and
- 47:48Speaker 3: now I can have a career with being a surgeon.
- 47:50Speaker 3: But now there's all these alternative ways to make a living,
- 47:53Speaker 3: whether it's a podcaster, whether it's an Airbnb host, whether
- 47:56Speaker 3: it's a toro, whether it's whatever, you pick it, you
- 47:59Speaker 3: name it, and self education is the only thing that
- 48:03Speaker 3: will save you in today's economy. The government will not
- 48:07Speaker 3: save you, and formal education will not save you either.
- 48:11Speaker 3: And I know that because I'm a product of that.
- 48:14Speaker 3: I have a communications degree. If I wasn't an entrepreneur
- 48:19Speaker 3: and I was out here trying to get a job
- 48:21Speaker 3: with a communications degree from a state college, it would
- 48:25Speaker 3: be wait in line and good luck. You know what
- 48:27Speaker 3: I'm saying. I might be able to figure something out
- 48:30Speaker 3: for you know, bare minimum situation. I might not. And
- 48:33Speaker 3: that's just the reality. And this is things that we
- 48:35Speaker 3: see with a lot of people that you know are
- 48:37Speaker 3: from our environment, grew up with friends, family, and it's
- 48:40Speaker 3: an unfortunate situation. So self education is the only thing
- 48:43Speaker 3: that will save you at this point in time. And
- 48:45Speaker 3: it's extremely important to understand that and also to you know,
- 48:49Speaker 3: have a high level of respect for people that take
- 48:52Speaker 3: their time to provide information exactly. That's just a fact.
- 48:57Speaker 3: So I just wanted to get that out there. So
- 49:00Speaker 3: we're going to go into the second half of this conversation,
- 49:03Speaker 3: and the second half of this conversation is so with
- 49:06Speaker 3: Eyo University. Part of it is that you know, people
- 49:09Speaker 3: get to actually ask questions, so it's interactive. So unlike
- 49:11Speaker 3: the podcast where you listen to a podcast and you know,
- 49:14Speaker 3: somebody just provides information for a hour, this is actually,
- 49:17Speaker 3: you know, it's a real classroom setting. So it's like,
- 49:20Speaker 3: you know, virtually people get to ask questions. And that's
- 49:23Speaker 3: the biggest thing that always people always have questions and
- 49:25Speaker 3: they DM people. But it's not that people aren't answering
- 49:28Speaker 3: your dms on purpose, they just have a thousand dms
- 49:30Speaker 3: and it's just it's overwhelming. So we're going to talk
- 49:33Speaker 3: about Alexias. She actually has a course where she teaches
- 49:36Speaker 3: stuff in detail, and we're going to talk about that
- 49:37Speaker 3: in a little bit, but first I want to go
- 49:40Speaker 3: to questions and also remind you guys, this is this
- 49:43Speaker 3: is an example. This is just an example of what
- 49:44Speaker 3: we do every single week at Eyo University. We build
- 49:47Speaker 3: great relationships with people. So everybody that we ask to
- 49:50Speaker 3: come on has never been a problem, not one time
- 49:52Speaker 3: with anybody that we actually come on. And we've had
- 49:54Speaker 3: over one hundred classes from real estate, to stocks, to
- 49:58Speaker 3: investing to you name it. And then also with Eyo University,
- 50:02Speaker 3: we do a monthly financial planning call. We have a
- 50:05Speaker 3: private Facebook group with six thousand people, which is a
- 50:07Speaker 3: community within itself, with subgroups inside of that community, a
- 50:12Speaker 3: bunch of clubs. It's like a real university. Actually, the
- 50:15Speaker 3: problem with universities is that it's not the system isn't
- 50:18Speaker 3: the problem. It's the way it's going about and the
- 50:20Speaker 3: the information that's taught. So we duplicated what universities have.
- 50:25Speaker 3: Like we have infinity groups inside of the university. We
- 50:28Speaker 3: have classes, we have professors that come in, we have
- 50:30Speaker 3: a book club, we have a movie club, we have challenges,
- 50:33Speaker 3: we have game night in same that's the fact, the
- 50:35Speaker 3: same thing that the university would have. We took that
- 50:37Speaker 3: because the university is not the problem. It is the
- 50:40Speaker 3: price that's the problem and the information that they're teaching.
- 50:43Speaker 3: So we're teaching real world solutions, we're not teaching philosophy.
- 50:47Speaker 3: But our university is six hundred dollars a year. That's
- 50:49Speaker 3: the that's the difference, huge difference. So if you're interested
- 50:52Speaker 3: in joining it, you can click the link Eyo University
- 50:54Speaker 3: dot com seventy percent off. That price changes on Friday.
- 51:00Speaker 2: Okay, so student no no student loan that involved and
- 51:02Speaker 2: if you if it, if it was, we just hit
- 51:04Speaker 2: up one of our professors, Lois.
- 51:07Speaker 3: That's a fact. So let's let's let's get into this part.
- 51:10Speaker 3: We can take a couple of questions and see what
- 51:12Speaker 3: people have to ask.
- 51:13Speaker 2: Professor Wright.
- 51:14Speaker 7: You ready, I'm ready.
- 51:17Speaker 2: Let's go to Tristan. Tristan, U mute yourself. You've been unmuted?
- 51:19Speaker 2: What's going on?
- 51:22Speaker 3: You guys can hear me?
- 51:23Speaker 2: Yeah? You perfectly want to start off.
- 51:26Speaker 8: I appreciate you'all so much, truly, man Troy Rashad Alexia
- 51:30Speaker 8: God saying truly that as no.
- 51:32Speaker 2: Cap, no cap.
- 51:33Speaker 3: Appreciate you brother.
- 51:35Speaker 8: All right, So I'm from Miami and I peeped the
- 51:40Speaker 8: last video that Alexia did. So I got a couple
- 51:43Speaker 8: of questions because it seems like for this a ABNB process,
- 51:47Speaker 8: Floyda really puts you through the ringer. So you want
- 51:49Speaker 8: you to get an FBI, N want you to get
- 51:51Speaker 8: a certificate of views. They want you to get an
- 51:54Speaker 8: operation of licensed to operate a vacation rental. So I
- 51:59Speaker 8: just kind of want to know how you went about
- 52:01Speaker 8: doing that and how your clients go about obtaining those
- 52:05Speaker 8: credentials and then just one more thing and on guidelines.
- 52:09Speaker 8: But I'll get this chance every day, so I know that,
- 52:15Speaker 8: like because I went to buildings already to try and
- 52:17Speaker 8: ask him, like, Yo, are you guys cool with subleasing?
- 52:20Speaker 8: A lot of them will be like nah, we ain't
- 52:21Speaker 8: really about that. But the thing is you'll turn around,
- 52:25Speaker 8: you go on Airbnb. You see a couple of those
- 52:27Speaker 8: same have about four or five rooms up in there.
- 52:30Speaker 8: You know what I'm saying, But I don't say nothing
- 52:32Speaker 8: because I don't want to jam anyone's game up. So
- 52:36Speaker 8: but I don't know if you can give like maybe
- 52:38Speaker 8: one freebe because I know you mentioned Mimi a couple
- 52:40Speaker 8: of times, and I've been looking. I've been doing my research,
- 52:43Speaker 8: but it's been tough. So that's about it.
- 52:46Speaker 3: Thank you.
- 52:46Speaker 6: Yeah, Eatrician.
- 52:48Speaker 5: Hey, So the thing for those credentials and getting those
- 52:51Speaker 5: pregments and stuff from the city, there's links that's on
- 52:54Speaker 5: Google and I could I could like easily put the
- 52:58Speaker 5: links in my buyer or something.
- 52:59Speaker 6: I could find them and put them in my bio
- 53:00Speaker 6: and you could.
- 53:01Speaker 9: Just go to it.
- 53:01Speaker 5: So a lot of people asked about Miami, and it's
- 53:04Speaker 5: a matter of just getting the getting that stuff done,
- 53:07Speaker 5: feeling out those applications are getting done. So most of
- 53:10Speaker 5: and it's not I haven't really seen it in Miami,
- 53:13Speaker 5: but I know West Palm Beach does require you to
- 53:14Speaker 5: have like a registration number. You have your listing actually registered.
- 53:19Speaker 5: And the thing with that is what they are trying
- 53:21Speaker 5: to do is they're trying to just get a piece
- 53:23Speaker 5: of the Airbnb buy. So I told you guys before
- 53:26Speaker 5: Airbnb took four hundred and fifty million dollars worth of
- 53:29Speaker 5: revenue from hotels, and hotels pay taxes to the government.
- 53:33Speaker 5: They have all these feeds when you get ready to
- 53:35Speaker 5: check out, they have an occupancy fee, remitting fee, that
- 53:38Speaker 5: have a permit fee. They got all kinds of fees
- 53:40Speaker 5: and guests on Airbnb that don't pay all those fees.
- 53:44Speaker 5: So now the reason why people are coming up, well,
- 53:46Speaker 5: cities are different. Cities are coming up with these different
- 53:50Speaker 5: rules and to get these permits. It's because the government's
- 53:53Speaker 5: not really getting paid. They're not really taking anything from
- 53:56Speaker 5: airbnb hosts like they're taking from hotels.
- 53:59Speaker 6: So hotels are getting pissed.
- 54:01Speaker 5: They're like, dare they take all of our money and
- 54:02Speaker 5: they're not having to pay the same things we're having
- 54:04Speaker 5: to pay. So I literally have people who my brother,
- 54:07Speaker 5: he sits at the city council office, and he'll come
- 54:09Speaker 5: back and tell me. So I just had a meet
- 54:11Speaker 5: and greet right February twenty first, and I had the
- 54:14Speaker 5: former mayor of Atlanta at my meet and greet to
- 54:17Speaker 5: tell people about the different rules and permits for Atlanta specifically.
- 54:21Speaker 5: So I said that to say, when it comes to
- 54:24Speaker 5: getting those permits, it's really not a big deal. It's
- 54:26Speaker 5: about feeling.
- 54:26Speaker 6: I thought's application, she didn't getting your registration number all right.
- 54:30Speaker 5: When it comes to subleasing in Miami, some apartment buildings
- 54:33Speaker 5: allow it, some don't. The reason why you still see
- 54:35Speaker 5: it is because people basically they book the system and
- 54:38Speaker 5: they're like, it can still be done when you do
- 54:40Speaker 5: it that way. It's all about how you manage it.
- 54:42Speaker 5: It's about how you run I have a few properties
- 54:45Speaker 5: that I like that as well to where it's sublicing.
- 54:48Speaker 5: But I've been in the buildings for over, you know,
- 54:49Speaker 5: two or three years, so they don't bother me, right,
- 54:52Speaker 5: And I'm not saying that's the way to go. But
- 54:54Speaker 5: to answer your question that that's what's happening, it's the
- 54:57Speaker 5: way they're doing it. Maybe they don't go by the
- 54:59Speaker 5: leasing office when they checking guests. Maybe they go through
- 55:01Speaker 5: the garage. And a lot of times what some people,
- 55:05Speaker 5: sometimes leasing offices will will send you will lease violation
- 55:09Speaker 5: because it might not be your least to do Airbnb.
- 55:13Speaker 5: But if what I the way I look at it
- 55:15Speaker 5: as an airbn as an Airbnb Hostrician.
- 55:17Speaker 6: If it's being done and you see multiple.
- 55:21Speaker 5: Apartments on Airbnb from this same apartment building, then most
- 55:26Speaker 5: most likely the building.
- 55:27Speaker 6: Is pretty leaning.
- 55:28Speaker 5: There's a lot of buildings like that in Atlanta that
- 55:30Speaker 5: they some apartments allow subleasing, some don't. The places that don't,
- 55:34Speaker 5: the people are still at where it's a ton of airbnbs,
- 55:37Speaker 5: the building know it's Airbnb.
- 55:39Speaker 6: But it's almost like Number one, say, I have to mix.
- 55:43Speaker 5: Make sure that you're screening properly so you're not getting
- 55:45Speaker 5: any leasing office complaints. Making sure that your guests are
- 55:50Speaker 5: checking properly, and they know to communicate with Trician if
- 55:53Speaker 5: they need anything. Not going to fill leasing office. And
- 55:56Speaker 5: with those buildings that I'm in, they pretty.
- 55:58Speaker 7: Much know me.
- 55:58Speaker 5: I still go by and show my face, but I
- 56:01Speaker 5: pay my rent on time. Sometimes I go pay my
- 56:03Speaker 5: red early so they don't bother me. Sometimes I might
- 56:06Speaker 5: be feeling good on a Friday and I might take
- 56:07Speaker 5: the AHOD the time at leasing office cheesecake factory. The
- 56:10Speaker 5: holidays roll around, I might give everybody a leasing office
- 56:13Speaker 5: a fifty dollars gas car.
- 56:15Speaker 6: You see what I mean.
- 56:16Speaker 5: So just a little nuggets or how I've been able
- 56:19Speaker 5: to maintain my civilising properties. That's how so Stang got
- 56:23Speaker 5: to make staying low, making sure your guests are you know,
- 56:25Speaker 5: they know what they're doing, Making sure you screen properly
- 56:28Speaker 5: so that these guests are not you.

- 58:21Speaker 10: An illegal alien from Guatemala charged with raping a child
- 58:25Speaker 10: in Massachusetts. An MS thirteen gang member from Al Salvador
- 58:29Speaker 10: accused of murdering a Texas man of Venezuelan charged with
- 58:33Speaker 10: filming and selling child pornography in Michigan. These are just
- 58:37Speaker 10: some of the heinous migrant criminals caught because of President
- 58:41Speaker 10: Donald J. Trump's leadership. I'm Christy Noman, the United States
- 58:45Speaker 10: Secretary of Homeland Security. Under President Trump, attempted illegal border

- 59:21Speaker 5: So having parties and having noise complaints and you're not
- 59:24Speaker 5: even there to answer the noise complaints when they come
- 59:27Speaker 5: knock on the door or.
- 59:28Speaker 2: Something perfect, that's a lot. Yeah, appreciate your question, Tristan.
- 59:33Speaker 3: He definitely snuck two questions.
- 59:34Speaker 2: Definitely, I didn't even hit the pie line. But Kim,
- 59:37Speaker 2: we are coming to you. Mute yourself. You've been unmuted.
- 59:39Speaker 2: What's going on, Kim? Oh Kim, don't do that. Don't
- 59:48Speaker 2: go there. All right, Well, she hit the fridge break,
- 59:50Speaker 2: hit the fridge break to see this. Let's see that.
- 59:53Speaker 2: Angel were coming to you.
- 59:55Speaker 7: Oh, Kim, I knew it.
- 59:57Speaker 2: I knew it wasn't the free Love.
- 1:00:00Speaker 6: I'm mute it the whole time.
- 1:00:02Speaker 3: No, no, no, Angel, Hold on one minute, bro, We're
- 1:00:04Speaker 3: gonna come right back to you. Angel.
- 1:00:05Speaker 2: I'm mutue for a sec. I'm gonna let him go.
- 1:00:06Speaker 11: I bro.
- 1:00:07Speaker 9: Okay, sounds good.
- 1:00:08Speaker 7: Than how you doing good?
- 1:00:11Speaker 3: How are you right?
- 1:00:12Speaker 6: I didn't have a question.
- 1:00:13Speaker 12: I didn't realize that my hand hit the mutant. I mean,
- 1:00:16Speaker 12: I'm mute.
- 1:00:17Speaker 13: I'm sorry.
- 1:00:19Speaker 6: I know a little bit about Airbnb.
- 1:00:21Speaker 12: I was listened to what she was saying.
- 1:00:22Speaker 14: Uh.
- 1:00:23Speaker 2: I know.
- 1:00:24Speaker 12: The last time, I think it was over a little
- 1:00:26Speaker 12: over a month ago, Noel Randall was on E Y
- 1:00:29Speaker 12: L No No and she was talking about B and B,
- 1:00:33Speaker 12: so I remember some of the information, but she also
- 1:00:36Speaker 12: shared some great information as well too, and I would
- 1:00:38Speaker 12: like to thank her as well, to.
- 1:00:41Speaker 3: Shout out to her great information. Shout out to her.
- 1:00:45Speaker 3: I'm just not familiar with who that is. But Angel, Angel,
- 1:00:49Speaker 3: we're coming to you.
- 1:00:50Speaker 2: I'm mute yourself. You've been on muting my man?
- 1:00:53Speaker 9: How you doing? Fellas were good?
- 1:00:54Speaker 3: Man?
- 1:00:55Speaker 9: You good? Good good?
- 1:00:57Speaker 15: Uh.
- 1:00:57Speaker 9: I really appreciate all the info.
- 1:00:59Speaker 13: Uh.
- 1:01:00Speaker 9: Question for the host here. I own an apartment building
- 1:01:06Speaker 9: in Little Havana.
- 1:01:08Speaker 16: That's a submarket in Miami, a couple of blocks away
- 1:01:12Speaker 16: from the corridor that is well known for attracting lots
- 1:01:18Speaker 16: of tourists. There's lots of bars, lots of things to do,
- 1:01:21Speaker 16: and I'll say I'm within a five minute walk my
- 1:01:23Speaker 16: apartment building. There's sixteen units, and what I've been considering
- 1:01:27Speaker 16: is maybe airbnbing twenty percent of it just to give
- 1:01:31Speaker 16: it a shot and leaving the remainder traditional to make
- 1:01:34Speaker 16: sure that I can pay for the debt service, and
- 1:01:37Speaker 16: anything above and beyond that is just a cherry on top.
- 1:01:41Speaker 16: So my first question is have you ever helped someone
- 1:01:45Speaker 16: in my position? And just a second question, really quick,
- 1:01:49Speaker 16: what is a typical expense that a Airbnb that a
- 1:01:55Speaker 16: person that runs an airbnb usually misses?
- 1:01:59Speaker 6: All right, so let's go to your first question. So
- 1:02:01Speaker 6: you have a you have sixteen apartments in one building, right.
- 1:02:06Speaker 13: It's actually eight units two buildings that are adjacent.
- 1:02:11Speaker 6: Okay, and you want to know how to go.
- 1:02:15Speaker 5: So you're saying you want to airbnb twenty percent just
- 1:02:18Speaker 5: to see how it goes exactly.
- 1:02:20Speaker 16: And then you know, as far as owning an apartment building,
- 1:02:24Speaker 16: can I list let's just say I wanted to list
- 1:02:27Speaker 16: half of the property.
- 1:02:28Speaker 13: Can I list the building itself? Or do I have
- 1:02:32Speaker 13: to list individual units?
- 1:02:35Speaker 6: Okay?
- 1:02:35Speaker 7: This is fun.
- 1:02:37Speaker 5: So what I would do is, because I'm actually working
- 1:02:41Speaker 5: on a fifty residential unit here in Atlanta, So what
- 1:02:44Speaker 5: I would do is angel because you because you really
- 1:02:47Speaker 5: don't know.
- 1:02:48Speaker 6: I wouldn't.
- 1:02:48Speaker 5: It's not about listing the building, which you can do
- 1:02:50Speaker 5: is you can list your actual so you need to
- 1:02:52Speaker 5: get furnished.
- 1:02:54Speaker 6: So this so the apartment.
- 1:02:55Speaker 16: The apartments are vacant right well actually their traditional lease
- 1:03:00Speaker 16: now because I'm about to REFI. As soon as I refine,
- 1:03:04Speaker 16: it's gonna give me the opportunity to go ahead and.
- 1:03:06Speaker 9: Uh test the market.
- 1:03:09Speaker 16: I you know, I just can't do that now because
- 1:03:11Speaker 16: I need the leases to be in place to REFI.
- 1:03:13Speaker 16: But as soon as I do, I want to go
- 1:03:15Speaker 16: ahead and uh, you know, see if this can work
- 1:03:18Speaker 16: out for me to.
- 1:03:18Speaker 2: Make so much.
- 1:03:19Speaker 3: Everybody's getting kicked out once he wants the money comes in.
- 1:03:24Speaker 6: I want to know what the apartments that you're wanting
- 1:03:26Speaker 6: to put on they're.
- 1:03:27Speaker 13: Vacant right right now they're not, but there they will be, yes, So.
- 1:03:33Speaker 5: Once they get vac sure you get furnished, all right,
- 1:03:36Speaker 5: they sure they get furnished, and you need to get
- 1:03:39Speaker 5: your photos done. So what I would do is probably
- 1:03:42Speaker 5: you could try it with two unis. Where is it
- 1:03:43Speaker 5: located in.
- 1:03:44Speaker 16: Miami, like where little little advanta submarket exactly.
- 1:03:50Speaker 5: I've never I've never heard of that part of where
- 1:03:52Speaker 5: where is that in Lutu? Maybe South Beach? Like how
- 1:03:55Speaker 5: far is it from South Beach?
- 1:03:57Speaker 9: Like yeah, and it's like a tourist trap.
- 1:04:01Speaker 6: That that's perfect.
- 1:04:02Speaker 5: That's all that matters then, So I would probably listen,
- 1:04:05Speaker 5: get you two units furnished, and get those photos taking.
- 1:04:08Speaker 6: You don't even have to listen to outside of the
- 1:04:09Speaker 6: building at all.
- 1:04:10Speaker 5: Get get the photos taken, and listen on Airbnb the
- 1:04:14Speaker 5: same way that I just explained and just tested to
- 1:04:16Speaker 5: see how it goes. And I'm pretty sure you're going
- 1:04:19Speaker 5: to be satisfied. But once you get ready to do it,
- 1:04:21Speaker 5: feel free to shoot me at DM and and you
- 1:04:23Speaker 5: know we can we can walk through that process.
- 1:04:25Speaker 7: That's easy.
- 1:04:26Speaker 2: Okay, I do that, And congrats on old in the buildings.
- 1:04:30Speaker 3: Man, stop gotta stop, man, I like a little Havana
- 1:04:35Speaker 3: a lot.
- 1:04:35Speaker 15: Man.
- 1:04:36Speaker 6: I'm actually coming down.
- 1:04:37Speaker 5: There too, April April twelve or something, so maybe I
- 1:04:41Speaker 5: have to stop by to take a look at him.
- 1:04:43Speaker 3: Yeah, we're gonna be that. What are you going to
- 1:04:44Speaker 3: Miami for Big Business boot Camp? Okay, twelfth, I think
- 1:04:50Speaker 3: it's on the twelfth, Okay, okay, okay.
- 1:04:52Speaker 9: Yeah, Angel, do it damn. I appreciate it, all right, absolutely.
- 1:04:56Speaker 3: Angels a shrewd. He's a shark out here in these streets.
- 1:04:59Speaker 2: Is it bake?
- 1:05:00Speaker 7: No?
- 1:05:00Speaker 2: But it will be, will be. Don't let that go over. Yeah, Tasha,
- 1:05:10Speaker 2: were coming to you. Umute yourself. You've been unmuted. Shout
- 1:05:13Speaker 2: everybody inside of the Angels building with prayers up, Tasha.
- 1:05:19Speaker 2: What's up?
- 1:05:21Speaker 9: Oh?
- 1:05:21Speaker 2: No, frish break Tasha, don't do that please? All right,
- 1:05:27Speaker 2: Well Tash, have a good night. Uh no, emmy, we're
- 1:05:30Speaker 2: coming to you. What's going on on? Mute yourself? You've
- 1:05:32Speaker 2: been u muted you there, I know you did. You
- 1:05:36Speaker 2: wouldn't do us like that.
- 1:05:38Speaker 6: Never never, never.
- 1:05:39Speaker 17: Hey, guys, how are you? What a blessing to be
- 1:05:43Speaker 17: on with Alexya. Thank you so much for all the
- 1:05:47Speaker 17: knowledge that you're giving us. I'm currently hopping on into
- 1:05:51Speaker 17: an Airbnb, God willing within the next two weeks. We
- 1:05:56Speaker 17: just got a house and uh furnish it all up
- 1:05:59Speaker 17: with us adding another bathroom so it could be comfortable.
- 1:06:03Speaker 17: So the question is they give suggested prices should we
- 1:06:08Speaker 17: go with that that Airbnb provides? And then I'm going
- 1:06:13Speaker 17: to seek another question in do you add your websites?
- 1:06:16Speaker 9: To your listings.
- 1:06:19Speaker 17: What websites like, do you have like your personal websites
- 1:06:23Speaker 17: that people can just like go and book.
- 1:06:28Speaker 9: You can?
- 1:06:29Speaker 6: You can only do that if you have like your
- 1:06:31Speaker 6: own platform.
- 1:06:32Speaker 5: So like if I was to make alexi or right
- 1:06:35Speaker 5: listings dot com, it would typically be the same as
- 1:06:38Speaker 5: Airbnb dot com. But the only way to do that
- 1:06:42Speaker 5: is Airbnb does does have it to where if you
- 1:06:45Speaker 5: have multiple listenings, or even if you have one listening,
- 1:06:47Speaker 5: you can share your profile, uh, your linked to your profile,
- 1:06:50Speaker 5: your ANB profile, and then people can see your actual
- 1:06:53Speaker 5: all of your listenings about their profile. But there's no
- 1:06:56Speaker 5: like website like, no we need does it dot com
- 1:06:59Speaker 5: with all of your listens No, there's not a website.
- 1:07:01Speaker 6: It's just Airbnb dot com.
- 1:07:03Speaker 17: Got it?
- 1:07:03Speaker 7: Okay?
- 1:07:04Speaker 17: And then as far as it's suggested prices that airbnv gives,
- 1:07:09Speaker 17: should you should we go by those recommended prices.
- 1:07:13Speaker 6: So the thing with those.
- 1:07:14Speaker 5: Prices is sometimes it could be really really low, way
- 1:07:17Speaker 5: too low. If you do not know what those prices.
- 1:07:19Speaker 5: It doesn't mean that you won't appear in the algorithm.
- 1:07:22Speaker 5: I I don't really use those prices honestly, Sometimes if
- 1:07:26Speaker 5: you even do the numbers on it.
- 1:07:27Speaker 6: It won't even allow you to make prints. So sometimes
- 1:07:30Speaker 6: they're just just a system that they have.
- 1:07:33Speaker 5: It's called smart pricing, and it's almost like so with hotels.
- 1:07:37Speaker 5: Hotels have their own pricing system. I'm not really sure
- 1:07:40Speaker 5: what it's called. I'm pretty sure they all have different
- 1:07:42Speaker 5: pricing systems. But like when there's a game in town,
- 1:07:45Speaker 5: right the prices are skyrockets. So the on the regular weekend,
- 1:07:49Speaker 5: this hotel might be ninety dollars a night, but then
- 1:07:52Speaker 5: when the football game comes or the basketball game comes,
- 1:07:55Speaker 5: and it's also a weekend, that same note of all,
- 1:07:57Speaker 5: the hotel could go up to one thousand dollars a night.
- 1:08:00Speaker 5: And that's Those are the different pricing strategies right there.
- 1:08:03Speaker 5: But with Airbnb, I don't use are you. I do
- 1:08:06Speaker 5: use smart pricing, but I set a minimum, So I'll
- 1:08:09Speaker 5: send a minimum that I do not want to go
- 1:08:10Speaker 5: below this price, and then you can set a maximum
- 1:08:13Speaker 5: price you don't.
- 1:08:14Speaker 6: Want to go above this price.
- 1:08:16Speaker 17: Okay, excellent, Thank you so much, thank you.
- 1:08:21Speaker 9: Thanks do.
- 1:08:24Speaker 2: Let's go to Brittany. Brittany, we are coming to you. Brittany.
- 1:08:27Speaker 2: Unmute yourself. You have been unmuted. You go Brittany. Oh
- 1:08:31Speaker 2: there you go, Brittany. What's going on? Yeah? Unmuted, but
- 1:08:37Speaker 2: I think you might not have unmuted yourself.
- 1:08:42Speaker 3: Brittany. Yeah, well guess not.
- 1:08:47Speaker 2: D Brittany. Love is love, all right, Uh, let's move,
- 1:08:51Speaker 2: let's move, Michel, we're coming to you. Michael. Umute yourself.
- 1:08:55Speaker 2: You've been unmuted.
- 1:08:57Speaker 9: And what's going on? Fellas, what's going on on?
- 1:09:00Speaker 2: How you going on?
- 1:09:01Speaker 3: I'm all right?
- 1:09:02Speaker 9: How you doing all that?
- 1:09:04Speaker 11: Hey?
- 1:09:04Speaker 6: My cam how are you all right?
- 1:09:07Speaker 16: I wanted to know what what type of requirements or
- 1:09:10Speaker 16: what's what is your process of looking for your cleaning
- 1:09:13Speaker 16: company or the people who's gonna be cleaning your properties.
- 1:09:17Speaker 5: So for me, I have my own housekeeping team, so
- 1:09:20Speaker 5: I have my own housekeepers, right. But starting off as
- 1:09:24Speaker 5: a host, you can go to go to a website.
- 1:09:26Speaker 6: It's called turnover BnB dot com.
- 1:09:28Speaker 5: It's t U r n O v e r b
- 1:09:32Speaker 5: as in boy and is in nancybsinboy dot com. Very
- 1:09:36Speaker 5: simple way to find a housekeeper. So what you will
- 1:09:38Speaker 5: do is you will export your airbnb calendar to turn
- 1:09:41Speaker 5: over BnB and as soon as you get a booking,
- 1:09:44Speaker 5: that checkout date goes to turn over BnB and what
- 1:09:47Speaker 5: housekeepers will do is though put in bits to clean
- 1:09:49Speaker 5: your place. So you're gonna get his like this, like
- 1:09:52Speaker 5: they're gonna be like fifty housekeeper to take you up, like,
- 1:09:54Speaker 5: hey I can I can hay me kill, I can
- 1:09:56Speaker 5: clean your pace place for a one hundred dollars. Hey
- 1:09:59Speaker 5: I can clean your place for eighty five. Hey I
- 1:10:01Speaker 5: can clean it for sixty dollars. It's called turnover B
- 1:10:04Speaker 5: and B right, so like turnover BnB dot com very
- 1:10:09Speaker 5: good way to find housekeepers and it's national so.
- 1:10:12Speaker 6: And then you can also go on Facebook too.
- 1:10:14Speaker 5: There's a bunch of different Facebook groups that you can
- 1:10:16Speaker 5: find housekeepers in your area.
- 1:10:17Speaker 6: But I find turnover being B to be the most updition.
- 1:10:22Speaker 6: And the thing with that is you want to make
- 1:10:24Speaker 6: sure that you try to build a relationship.
- 1:10:25Speaker 5: So that you're not having you're not having to explain
- 1:10:27Speaker 5: your cleaning process or your systems to five different people
- 1:10:31Speaker 5: throughout the week. You want to just try to you know,
- 1:10:33Speaker 5: maybe five to two and work your way in to
- 1:10:35Speaker 5: try to stick with one of those two or if.
- 1:10:37Speaker 6: One might not be available, you can have to the other.
- 1:10:40Speaker 5: But the goal there is to build a relationship with
- 1:10:43Speaker 5: those housekeepers on on turnover BnB, so that could be
- 1:10:45Speaker 5: your personal housekeeper. That way, it'll get to the point
- 1:10:48Speaker 5: where you, guys, a might not even used turnover BnB anymore.
- 1:10:52Speaker 7: And do you set a pay right from the door
- 1:10:54Speaker 7: or how do you work that out?
- 1:10:56Speaker 6: You can negotiate.
- 1:10:57Speaker 5: So, like I said, you got to make sure that
- 1:10:59Speaker 5: you have a clean uh set within competition of your
- 1:11:02Speaker 5: other listenings in the area for wherever your property is.
- 1:11:05Speaker 5: So you don't want to be at one hundred dollars
- 1:11:06Speaker 5: a night and then everybody else is at seventy uh.
- 1:11:09Speaker 5: So you want to make sure that you are setting
- 1:11:11Speaker 5: the right cleaning fee. Now, sometimes some cleaners will give
- 1:11:15Speaker 5: you a lower bing than what you actually charge and
- 1:11:17Speaker 5: you can just make a housekeeping But for me, unfortunately,
- 1:11:21Speaker 5: my boyfriend is the housekeeping company, so he knows what
- 1:11:24Speaker 5: units are being cleaned, so I can't make anything off him.
- 1:11:29Speaker 7: You have, but I used to.
- 1:11:30Speaker 6: I used to cat like thirty dollars per reservation.
- 1:11:33Speaker 3: You have it to watch to watch these days, like.
- 1:11:38Speaker 2: When when you're looking for a listing, is there a
- 1:11:41Speaker 2: specific rate of return that you like to see or
- 1:11:44Speaker 2: you like to put in place before you make that
- 1:11:46Speaker 2: a new site for you?
- 1:11:49Speaker 5: Absolutely I mean, honestly, absolutely not, like I'm so tuned
- 1:11:53Speaker 5: into the business that I know is gonna work.
- 1:11:55Speaker 6: Sure, I don't even I don't even do numbers anymore.
- 1:11:58Speaker 7: I list.
- 1:12:00Speaker 5: The only numbers I crunch is furniture. I make sure
- 1:12:02Speaker 5: that furniture doesn't go above a certain budget, which for
- 1:12:05Speaker 5: a one bet one bag is typically around forty five hundred.
- 1:12:12Speaker 5: So as long as I don't go above that, then
- 1:12:15Speaker 5: we're good to go. But other than that, I honestly don't.
- 1:12:19Speaker 5: I don't look for a rate to return. But the
- 1:12:21Speaker 5: thing that I tell people is that that's some One
- 1:12:24Speaker 5: of the biggest questions that I get from my clients
- 1:12:26Speaker 5: is what can I expect to see? And honestly, guys,
- 1:12:29Speaker 5: due to COVID, so in twenty seventeen, I was able
- 1:12:33Speaker 5: to tell you to project what was gonna happen in
- 1:12:35Speaker 5: twenty eighteen. In twenty eighteen, I was able to project
- 1:12:38Speaker 5: what woul happened in twenty nineteen. But oh hell, when
- 1:12:40Speaker 5: twenty twenty came, the whole everything changed. So I'm still
- 1:12:44Speaker 5: figuring out numbers. If I compare my numbers from June
- 1:12:47Speaker 5: twenty twenty to June twenty nineteen, they're totally different. So
- 1:12:52Speaker 5: seventeen eighteen nineteen we're all the same, and twenty was
- 1:12:55Speaker 5: totally different. So, like I said, I like to work
- 1:12:59Speaker 5: off experience, and if I don't know something that I
- 1:13:01Speaker 5: don't tell it to anybody else.
- 1:13:03Speaker 6: Uh So I said it to say with the pricing.
- 1:13:06Speaker 5: I'm still fit well with the return of the investment,
- 1:13:08Speaker 5: I'm still figuring that margin out, gotcha. But I also
- 1:13:13Speaker 5: want to say, the longer that you're on the platform,
- 1:13:16Speaker 5: the more money that you make, So don't look.
- 1:13:18Speaker 6: At it as you might.
- 1:13:19Speaker 5: You might profit three four hundred dollars a month in
- 1:13:22Speaker 5: your first three or four months, but that's because your
- 1:13:24Speaker 5: your pricing is low because you don't have many reviews,
- 1:13:26Speaker 5: so you're you're not supposed to be making the same
- 1:13:28Speaker 5: amount that you're making the price month in your twelve month.
- 1:13:31Speaker 5: It's not it's not supposed to be the same. So
- 1:13:33Speaker 5: you're gonna start up making uh you know, little profits,
- 1:13:36Speaker 5: and then once you work your way up to getting
- 1:13:38Speaker 5: more and more reviews, you can charge more per night
- 1:13:40Speaker 5: and you can profit more the longer that you're on
- 1:13:42Speaker 5: the platform.
- 1:13:43Speaker 6: So you got to stick it out.
- 1:13:45Speaker 3: Yeah, you have it. It wouldn't be a YouTube if
- 1:13:47Speaker 3: somebody didn't make the same comment over and over again.
- 1:13:51Speaker 3: Yes to Dak Prescott.
- 1:13:53Speaker 2: Goskin tired, Yo, I thought that was do No, I
- 1:13:59Speaker 2: don't know, Dak. I'm not sitting next to him.
- 1:14:01Speaker 3: Got it, I got it, duly, Okay, we got it
- 1:14:04Speaker 3: out the way.
- 1:14:05Speaker 2: All right, Samuel, you've been unmuted. I mute yourself.
- 1:14:09Speaker 15: How you doing.
- 1:14:10Speaker 9: Thank you for for freaking I really appreciate it.
- 1:14:17Speaker 2: Said that.
- 1:14:18Speaker 3: I mean background, it's like a horror movie in the background.
- 1:14:26Speaker 3: I know what's going on. I just heard screaming. I
- 1:14:28Speaker 3: ain't know. It was anfant god blessing, blessings, blessing. So
- 1:14:33Speaker 3: I I just heard screaming. I didn't know what was
- 1:14:36Speaker 3: going on.
- 1:14:40Speaker 7: Watching they watched some video games and on YouTube right now.
- 1:14:43Speaker 2: Yeah, I know it is man Scott.
- 1:14:47Speaker 3: That's the question.
- 1:14:49Speaker 14: But so I recently just purchased like a three family
- 1:14:52Speaker 14: home and the tenants you know, haven't been paying or whatever.
- 1:14:56Speaker 9: So we decided to like, you know, our floor for airbnb,
- 1:15:02Speaker 9: so like the main space or whatever.
- 1:15:04Speaker 14: Right, So, the one thing I have ran into was
- 1:15:09Speaker 14: like people who will say that they will have like
- 1:15:12Speaker 14: two or three guests, but then have like thirty guests
- 1:15:17Speaker 14: and have like a whole party.
- 1:15:19Speaker 6: So like, what do you do with that pull and
- 1:15:24Speaker 6: not gold endure.
- 1:15:28Speaker 2: I do.
- 1:15:29Speaker 6: There's a video on my page actually on my highlights.
- 1:15:32Speaker 5: I've been a property management and the way, so I
- 1:15:35Speaker 5: have ring cameras on some of my properties, right. And
- 1:15:39Speaker 5: the thing that I like to tell my guest is
- 1:15:43Speaker 5: be transparent with me. If you're gonna have a few
- 1:15:45Speaker 5: friends over, that's fine. Just keep your noise level low
- 1:15:48Speaker 5: so I don't make it to where like, hey, don't
- 1:15:49Speaker 5: bring more than five people in the uni.
- 1:15:51Speaker 6: I don't do that. I want you to have a
- 1:15:53Speaker 6: good time. I want you to be able to enjoy yourself.
- 1:15:55Speaker 5: But let's also as like adult, so let's keep a
- 1:15:57Speaker 5: noise level low and you know, don't play loud music.
- 1:16:01Speaker 5: But the thing about that is I actually do due
- 1:16:03Speaker 5: to my screening guys, the screen process that I told
- 1:16:06Speaker 5: you guys, I actually get pretty good gainst. I really
- 1:16:09Speaker 5: rarely run into party problems or extra guest problems. So
- 1:16:13Speaker 5: not too long ago, I had some guests that stayed
- 1:16:16Speaker 5: and they were like they were lucky it was gonna
- 1:16:18Speaker 5: be two people and it was my ring camera. It'll
- 1:16:20Speaker 5: come up on your phone immediately it'll say this many
- 1:16:23Speaker 5: people walk past your camera, and it'll count exactly how
- 1:16:26Speaker 5: many bodies walk past your camera. So the thing what
- 1:16:30Speaker 5: the guests started doing was they'll try to get right
- 1:16:32Speaker 5: by the door and they'll slide by like this. So
- 1:16:34Speaker 5: this particular guess that I pulled up on, that's what
- 1:16:36Speaker 5: they were doing. And with the ring camera, you can
- 1:16:39Speaker 5: see the whole entire like so if I'm standing, if
- 1:16:42Speaker 5: I'm the camera, I can see like exactly right beside
- 1:16:46Speaker 5: the cameras right, So they're like, I'm looking at the
- 1:16:48Speaker 5: camera because I just kept getting ring notifications. And once
- 1:16:51Speaker 5: I keep getting it, then I know multiple people are
- 1:16:53Speaker 5: walking past the door.
- 1:16:55Speaker 6: So they're going like this, some just watching them, and with.
- 1:16:59Speaker 5: My with the kind of ring camera I got, I
- 1:17:01Speaker 5: can speak to them through the camera, so I'm like,
- 1:17:04Speaker 5: I can see you.
- 1:17:07Speaker 9: What.
- 1:17:07Speaker 5: This is the way that the I've gotten so comfortable
- 1:17:10Speaker 5: with this business to where like just don't even play
- 1:17:13Speaker 5: with me almost, you know what I mean, Like it's unnecessary.
- 1:17:16Speaker 6: I'm such a cool host and I let my dat
- 1:17:18Speaker 6: do their thing, like I don't bother them.
- 1:17:20Speaker 5: Y'all want to have wine, y'all want to have bottles,
- 1:17:23Speaker 5: maybe about a few friends over. It's cool, just don't
- 1:17:25Speaker 5: get outrageous, right, So at this point of time, I'm like,
- 1:17:29Speaker 5: I could see you.
- 1:17:30Speaker 6: So they're like still trying to slide by the.
- 1:17:33Speaker 5: Camera and everybody's just vanished, Like everybody just moves away.
- 1:17:37Speaker 5: So I see more people coming through. So I was like, okay, cool,
- 1:17:39Speaker 5: So y'all want to play on me, Like all right, cool?
- 1:17:41Speaker 5: So personally me, y'all, I really some people call it
- 1:17:45Speaker 5: a security thing, but I'll pull over my gun on
- 1:17:47Speaker 5: my hip and I'll knock on the door, Like, but
- 1:17:49Speaker 5: my friends.
- 1:17:49Speaker 2: Little face, you have my apartment at I said, she's
- 1:17:52Speaker 2: showing up with the cleanic.
- 1:17:55Speaker 3: That would be Atlanta man. She said, I would pull
- 1:17:58Speaker 3: up with my gun on my way.
- 1:18:01Speaker 11: Yeah.
- 1:18:02Speaker 5: No, seriously, like people people will say, oh, you're a
- 1:18:04Speaker 5: woman and you're a girl, But honestly, I've never had
- 1:18:07Speaker 5: a problem with pulling up to any of my units
- 1:18:09Speaker 5: because it's almost like for me to pull up for
- 1:18:11Speaker 5: me to have to get out of my bed or
- 1:18:14Speaker 5: stop what I'm doing to come here.
- 1:18:16Speaker 6: Then there's a like we have a problem. So that
- 1:18:19Speaker 6: that particular unit.
- 1:18:20Speaker 5: It had fourteen people and she's like, it's I'm gonna
- 1:18:22Speaker 5: be two and you still got people sneaking about a camera.
- 1:18:25Speaker 5: So yeah, him on the way. And when I got there,
- 1:18:27Speaker 5: she's like, oh, I just got the shower. I'm like, bro,
- 1:18:33Speaker 5: I just seen people walk in here.
- 1:18:36Speaker 2: Ice Cube, we got a problem, Like, I.
- 1:18:39Speaker 6: See fifteen people. She was like, it's just a few
- 1:18:42Speaker 6: of my friends. But but I'm like, but what. So
- 1:18:45Speaker 6: I explained it to her right. I was very transparent.
- 1:18:48Speaker 6: I let her know straight up. So, look, I'm not
- 1:18:51Speaker 6: that kind of host.
- 1:18:52Speaker 5: And sometimes people will get the wrong interpretation of our
- 1:18:54Speaker 5: profile and they'll think I'm this, you know, caucasun corporate
- 1:18:59Speaker 5: guy and other think that I'm I'm not a young
- 1:19:02Speaker 5: black woman. They'll look at me totally different from the
- 1:19:04Speaker 5: way my profile is ran and how many listens I
- 1:19:06Speaker 5: have so they actually see me, they're like, oh, you're
- 1:19:08Speaker 5: the person behind it. It's a whole nother story. I
- 1:19:11Speaker 5: shouldn't have to show my face forget to respect my business.
- 1:19:14Speaker 5: So when I went up to her, I'll let her know, like, hey, like,
- 1:19:16Speaker 5: I'm not.
- 1:19:17Speaker 6: That kind of hoes.
- 1:19:17Speaker 5: You guys are cool. You guys don't have to sneak
- 1:19:19Speaker 5: by the camera. If you want to have fourteen people
- 1:19:21Speaker 5: you guys, keep it down. I don't have a problem
- 1:19:23Speaker 5: with that. If she would to say, hey, Alexia, I
- 1:19:25Speaker 5: got eight not people you know pulling up. We just
- 1:19:28Speaker 5: gonna have a few drinks and we just go you
- 1:19:30Speaker 5: know what I'm saying, chop it up and just watch
- 1:19:32Speaker 5: a little TV and do this, I would have been like, Okay.
- 1:19:35Speaker 6: Cool, I appreciate you for even letting me know that.
- 1:19:37Speaker 5: Because some guests will not even let you know, and
- 1:19:39Speaker 5: they don't try to do it on the slide, you know,
- 1:19:41Speaker 5: going a big ass party or something, you know what
- 1:19:44Speaker 5: I'm saying. So I had to let her know, like,
- 1:19:46Speaker 5: just as a host, this is unnecessary. I'm okay with
- 1:19:49Speaker 5: your guests being here. They don't have to snink by
- 1:19:52Speaker 5: the camera. So because she wasn't airswering my phone call,
- 1:19:55Speaker 5: I had to just pull up on her and let
- 1:19:56Speaker 5: her know. You know, you can you can above in.
- 1:19:58Speaker 6: My rules, or you can leave.
- 1:20:01Speaker 2: Do you are you able to charge like per person
- 1:20:03Speaker 2: at that point or how does that work?
- 1:20:05Speaker 6: You can?
- 1:20:05Speaker 5: But honestly, guys, I picked my battles in this business
- 1:20:08Speaker 5: and I'm just not one of those petty hosts. But
- 1:20:10Speaker 5: you can charge per guess you can charge fifteen dollars
- 1:20:12Speaker 5: per guests. I've seen host charge twenty five dollars per guess.
- 1:20:15Speaker 5: You can charge whatever amount, but in order for you
- 1:20:17Speaker 5: to be able to be able to charge, you have
- 1:20:19Speaker 5: to have that already listen you on your profiles. So
- 1:20:23Speaker 5: Airbnb has this future to where you can list it's
- 1:20:26Speaker 5: an extra guest fee. So if you want to charge
- 1:20:28Speaker 5: ten dollars per guest, that you can't wait until you
- 1:20:30Speaker 5: got twenty people in to try to go charge ten dollars.
- 1:20:33Speaker 5: They already have to be listed on there, and it
- 1:20:35Speaker 5: already has to say that this is how many people
- 1:20:37Speaker 5: you can you know, this is how many people belong
- 1:20:38Speaker 5: in the unit.
- 1:20:39Speaker 6: And after this amount of people then I'll charge you this.
- 1:20:43Speaker 3: No, that's a fact. We're going to a couple more questions,
- 1:20:45Speaker 3: but before then, I want to I want to give
- 1:20:47Speaker 3: you an opportunity to talk about your your course because,
- 1:20:50Speaker 3: like I said, there's no college for this stuff. And
- 1:20:52Speaker 3: that's really think about it. That's really like an eye
- 1:20:55Speaker 3: opening situation because it's like, yeah, how do you learn
- 1:20:57Speaker 3: all this stuff? So you know as an entrepreneur. The
- 1:21:00Speaker 3: reason why I like alex he is me that she's real,
- 1:21:02Speaker 3: Like she's giving you the good, bad, and the ugly.
- 1:21:04Speaker 3: She's not sugarcarn. A lot of people just be like, yeah,
- 1:21:05Speaker 3: I just made a million dollars and it's all good.
- 1:21:07Speaker 3: Nothing is ever all good in business. And the best
- 1:21:09Speaker 3: way to learn from somebody is somebody that actually has
- 1:21:12Speaker 3: experienced it and actually the good, the bad, turbulence running
- 1:21:17Speaker 3: up on somebody. Get the strap, get the strap, all
- 1:21:20Speaker 3: of that. That's all part of it, like I under saying,
- 1:21:22Speaker 3: So talk about talk about like your educational component that
- 1:21:25Speaker 3: you put together.
- 1:21:27Speaker 6: Yeah, absolutely so.
- 1:21:28Speaker 5: Honestly, I'll be working on my course for a while
- 1:21:32Speaker 5: for a mini and when I was working on it,
- 1:21:35Speaker 5: it was COVID was It was like COVID had came.
- 1:21:38Speaker 6: I started working on our course last year.
- 1:21:42Speaker 5: To the end of the top of twenty twenty when
- 1:21:45Speaker 5: we were when I did my episode in January, I
- 1:21:47Speaker 5: was working on my course thing and COVID hit and
- 1:21:50Speaker 5: I just kind of got discouraged a little bit, honestly,
- 1:21:52Speaker 5: So I kind of slecked up off of it, and
- 1:21:54Speaker 5: then it picked that up really heavy, really heavy, and
- 1:21:58Speaker 5: I started back on the course. So I've been for
- 1:22:00Speaker 5: a while and literally, guys, everything I know, everything that
- 1:22:03Speaker 5: I'm telling you guys here it goes into detail on
- 1:22:05Speaker 5: my course. It's extremely informational as a ton of resources.
- 1:22:11Speaker 5: I'm gonna do the Facebook live group. So I'm just
- 1:22:15Speaker 5: getting into the ins and outs of having a course.
- 1:22:18Speaker 5: But my thing is I know my information and I'm
- 1:22:20Speaker 5: able to tell that to a camera and tell that
- 1:22:22Speaker 5: to people. So the marketing side I haven't really got into.
- 1:22:25Speaker 5: I really don't want us tap into the marketing side.
- 1:22:28Speaker 5: That's just honest. But with the Facebook group, and it'll
- 1:22:32Speaker 5: be a monthly subscription, Uh, you got sixty days access
- 1:22:35Speaker 5: to the course, and then there'll be a monthly subscription
- 1:22:37Speaker 5: for one. So I'll hop on a zoom call twice
- 1:22:40Speaker 5: a month with with my course, with my course students
- 1:22:43Speaker 5: for it to be able to talk about the process.
- 1:22:45Speaker 5: And the reason why I wanted to do that do
- 1:22:46Speaker 5: that is because I didn't want to just put these
- 1:22:48Speaker 5: videos out and leave my students just dry. You know,
- 1:22:51Speaker 5: they have questions that they are like what do I
- 1:22:53Speaker 5: do next? I'm like, I want to be able to
- 1:22:54Speaker 5: assist them until they're able to become super host. Once
- 1:22:57Speaker 5: you're a host, it takes you ninety days to become
- 1:22:59Speaker 5: a super there's a ninety day assessment. So I'm like,
- 1:23:02Speaker 5: I want my students to become superhosts, and I want
- 1:23:04Speaker 5: to know what their progress is. Personally, I want to know.
- 1:23:07Speaker 5: I don't want a course manager. I don't want nobody
- 1:23:09Speaker 5: to run nothing. I want to I want to know
- 1:23:11Speaker 5: exactly what they're doing. I'm just a personal person, you
- 1:23:13Speaker 5: know what I mean. So I spent a lot of
- 1:23:16Speaker 5: time on the course. It has a lot of great information.
- 1:23:18Speaker 5: It has PDFs as a simple master releasing contracting it,
- 1:23:23Speaker 5: and it pretty much gives just step, step by step
- 1:23:25Speaker 5: from step one to actually getting a booking. Talks about
- 1:23:29Speaker 5: the algorithm, It talks about different automated systems I use.
- 1:23:32Speaker 6: It talks about housekeeping.
- 1:23:33Speaker 5: Housekeeping has his own portion, and literally in the housekeeping piece,
- 1:23:37Speaker 5: I'm actually in one of my units with my housekeepers,
- 1:23:39Speaker 5: so it's a hands on housekeeping segment in there.
- 1:23:43Speaker 6: It talks about photography, getting.
- 1:23:45Speaker 5: A real estate photographer. So it has a lot of
- 1:23:48Speaker 5: great information. It's out of it pretty much everything that
- 1:23:50Speaker 5: I talked about here, just in detail.
- 1:23:52Speaker 3: No, that's a fact, so all right. And then also
- 1:23:55Speaker 3: you was gracious enough to give us a special discount
- 1:23:58Speaker 3: for anybody that's watching this additional two hundred and fifty
- 1:24:01Speaker 3: dollars off. So the website is mastering BnB eyl dot com.
- 1:24:07Speaker 3: That's the only place, to my understanding, that that's actually
- 1:24:10Speaker 3: available for that, So we appreciate you for that. I'll
- 1:24:13Speaker 3: put that in a chat as well. But mastering bmb
- 1:24:16Speaker 3: ey l dot com. And once again me personally, I
- 1:24:19Speaker 3: don't do anything unless I'm fully prepared. So I wouldn't
- 1:24:22Speaker 3: jump in any court, any business unless I actually had
- 1:24:24Speaker 3: prepared myself. And you know, courses one way of doing it.
- 1:24:27Speaker 3: Like I said, it's like it's like no other business.
- 1:24:29Speaker 3: If you want to be a marketing person, you know,
- 1:24:31Speaker 3: you probably want to go to school at least get
- 1:24:33Speaker 3: a degree in marketing, like you know. So that's how
- 1:24:35Speaker 3: I look at online courses. And when Mark Cuban said
- 1:24:37Speaker 3: that he pays for courses and he takes online educational platform,
- 1:24:40Speaker 3: he told us that at his own mouth, he's a billionaire.
- 1:24:42Speaker 3: He's already up four billion dollars. So you know that
- 1:24:45Speaker 3: that says a lot.
- 1:24:45Speaker 2: Right, If I want to know everybody's mistakes before I start,
- 1:24:49Speaker 2: I want to know everything. I want to know your
- 1:24:50Speaker 2: mistakes so I don't have to make them right, So
- 1:24:52Speaker 2: you're fast forward in my progress because you've already made
- 1:24:55Speaker 2: them for us, and so people got to start looking
- 1:24:57Speaker 2: at it like that, right, Like you're not gonna have
- 1:24:58Speaker 2: to make mistakes on your own because you have a
- 1:25:00Speaker 2: blueprint of somebody's actual, real life experience mistakes, and now
- 1:25:05Speaker 2: your expertiseed your your your performance.
- 1:25:07Speaker 3: So shout out to Wall Street. Trap. But I just
- 1:25:09Speaker 3: I got I got my sister his stock course.
- 1:25:11Speaker 2: Yeah.
- 1:25:12Speaker 3: I paid for it because she wants to know about stocks,
- 1:25:15Speaker 3: and I didn't really have time to really sit down
- 1:25:17Speaker 3: and give her the ins and outs. Well, I know
- 1:25:18Speaker 3: he put together a great curriculum. So I got I
- 1:25:20Speaker 3: got her his course. Trap. You owe me for that, bro,
- 1:25:24Speaker 3: I just gave you a plug. Ma, it's the bro. Man.
- 1:25:26Speaker 3: Let's get to a couple more questions before we were
- 1:25:28Speaker 3: were rat Darrell.
- 1:25:29Speaker 2: What's going on? I mute yourself? You've been unmuted? Hardy
- 1:25:33Speaker 2: Darrell was the top earner. Shout out to drug Darrel
- 1:25:36Speaker 2: was going on, oh now he did me like that. See,
- 1:25:42Speaker 2: Oh there you go.
- 1:25:43Speaker 3: What's good?
- 1:25:43Speaker 11: Bro?
- 1:25:48Speaker 2: Yeah he's unmuted, but he ain't unmuted. Hello, oh there
- 1:25:51Speaker 2: you go. Jael's going on. Hey, no, minch. How y'all
- 1:25:54Speaker 2: doing good?
- 1:25:55Speaker 3: Good? How you going good?
- 1:25:57Speaker 7: Man?
- 1:25:57Speaker 2: Good?
- 1:25:57Speaker 18: So, yeah, I had a simple question, want to know,
- 1:26:00Speaker 18: like what's the difference between the single family and the apartments?
- 1:26:04Speaker 18: Like it's they're like, you know, pros and cons to
- 1:26:07Speaker 18: to the difference you know, to apartments. Airbnbs are single families.
- 1:26:13Speaker 18: So I just wanted to know which is which is better?
- 1:26:17Speaker 5: Yeah, yeah, So I don't think one is better than
- 1:26:19Speaker 5: the other. They both serve different purposes. So a family
- 1:26:22Speaker 5: would it comes stay in uh one b one bath condo? Right,
- 1:26:26Speaker 5: And you do get families that travels. You have people
- 1:26:29Speaker 5: who travel for business. Those people who travel for business
- 1:26:32Speaker 5: who might be you know, those single guys that might
- 1:26:35Speaker 5: come with maybe one or two people.
- 1:26:37Speaker 6: They also won't go see at home.
- 1:26:39Speaker 5: So the thing that I would I would say about
- 1:26:41Speaker 5: single family homes is number one, their seasonal people.
- 1:26:45Speaker 6: It has just like down season like school when school
- 1:26:47Speaker 6: gets back in.
- 1:26:49Speaker 5: But the thing about that is is due to COVID,
- 1:26:51Speaker 5: a lot of students, a lot of kids, they're in
- 1:26:54Speaker 5: virtual learning, so families are traveling more often. So I
- 1:26:58Speaker 5: don't I don't think, excuse me, I don't think one
- 1:27:00Speaker 5: is better than the other. You just got to think
- 1:27:01Speaker 5: about what purpose you want to serve. Do you want
- 1:27:04Speaker 5: to go bigger? When it comes to getting a single
- 1:27:06Speaker 5: family home, you have to think about the expenses. So
- 1:27:09Speaker 5: you're gotta look at more startup capital than going going
- 1:27:11Speaker 5: into an apartment.
- 1:27:13Speaker 7: So that's it.
- 1:27:16Speaker 2: Okay, thank you.
- 1:27:17Speaker 6: Does that make sense? And I answer your question?
- 1:27:18Speaker 2: It was kind of shy. Nah, Yeah, definitely makes sense.
- 1:27:21Speaker 3: It makes sense to me.
- 1:27:22Speaker 2: I appreciate you. Let's go to what we got, uh, Tiffany,
- 1:27:25Speaker 2: Let's go to Tiffany. Tiffany, I U mute yourself. You've
- 1:27:27Speaker 2: been unmuted. What's going on?
- 1:27:30Speaker 6: Hey, y'all doing well? How are you, Tiffany?
- 1:27:33Speaker 3: How's it going?
- 1:27:33Speaker 2: I love the energy already.
- 1:27:39Speaker 11: Okay, I'm kind of following up on a question that
- 1:27:43Speaker 11: he just asked. And thank you Alexia for this time.
- 1:27:45Speaker 11: It's great information. Health like a page and a half
- 1:27:48Speaker 11: notes already.
- 1:27:49Speaker 6: Absolutely so. I was thinking about what you said about
- 1:27:53Speaker 6: it being seasonal.
- 1:27:54Speaker 11: So right now, my siblings and I have kept our
- 1:27:59Speaker 11: family property from actually from my childhood home. So our
- 1:28:05Speaker 11: parents have passed away and we decided to keep the property.
- 1:28:08Speaker 11: We are in a.
- 1:28:10Speaker 6: Currently let me say this. Currently we're renting out the
- 1:28:14Speaker 6: home to.
- 1:28:16Speaker 11: A family.
- 1:28:17Speaker 6: But we're looking at wanting to do an airbnb.
- 1:28:21Speaker 11: And I thought about what you said about it being
- 1:28:22Speaker 11: seasonal because we're actually near Clemson University, so our thought
- 1:28:29Speaker 11: was is to do things centered around football games.
- 1:28:33Speaker 6: Now I'm thinking about the seasonal.
- 1:28:36Speaker 7: Is that really a good idea of what?
- 1:28:38Speaker 6: Should we just stick to renting? And we know every
- 1:28:40Speaker 6: month we'll have income.
- 1:28:42Speaker 5: So so something you have to think about tifity is
- 1:28:45Speaker 5: what approach do you want to take. So you're already
- 1:28:48Speaker 5: questioning do I want to just stick with the long
- 1:28:50Speaker 5: term rental or do I want to take the risk
- 1:28:52Speaker 5: of going to short term. So so you were saying
- 1:28:57Speaker 5: that you guys have your family's home, right, and then
- 1:28:59Speaker 5: you said we were thinking about getting a airbnb where
- 1:29:01Speaker 5: you turning that family home into the airbnb?
- 1:29:03Speaker 6: Is that what you were doing?
- 1:29:05Speaker 11: We would like to turn the family into an airbnb,
- 1:29:08Speaker 11: so we would take the renters out, But again thinking
- 1:29:10Speaker 11: about the seasonal thing as far as the football season
- 1:29:13Speaker 11: only being from what's that maybe August September to maybe
- 1:29:17Speaker 11: December and then what would we do?
- 1:29:19Speaker 5: Okay, so let me ask you this around that area,
- 1:29:22Speaker 5: how is the tourism when it's not football season.
- 1:29:26Speaker 6: Honestly, it's pretty dead.
- 1:29:28Speaker 14: Is dead?
- 1:29:29Speaker 6: Yeah? So is that family house paid off?
- 1:29:33Speaker 9: It is?
- 1:29:34Speaker 6: So everything is our profit. So the thing is when
- 1:29:39Speaker 6: you can do it, so you can eat during football.
- 1:29:41Speaker 5: Season, right the football season, and it can account for
- 1:29:44Speaker 5: down season.
- 1:29:46Speaker 6: The reason why I ask you if it's.
- 1:29:48Speaker 5: Already paid office, because really everything will be our profit.
- 1:29:50Speaker 5: It's not like you have to make a mortgage or
- 1:29:52Speaker 5: a rent every month.
- 1:29:53Speaker 11: Craig, how many siblings do you have. It's five of us,
- 1:29:58Speaker 11: so yeah, we're in it, in it deep, six of
- 1:30:01Speaker 11: us total, including myself.
- 1:30:02Speaker 6: Yeah. So how big is the house? How many bedrooms?
- 1:30:04Speaker 6: How many bath It's actually three bad rooms, one and
- 1:30:11Speaker 6: a half bath, all right.
- 1:30:13Speaker 7: So I don't really know.
- 1:30:14Speaker 5: I can't really speak up pricing because I don't really
- 1:30:16Speaker 5: know the area. But during football time you could really
- 1:30:18Speaker 5: people will people will pay anything, especially Clemson because I
- 1:30:21Speaker 5: know it's a really uh.
- 1:30:24Speaker 6: Football team.
- 1:30:25Speaker 5: So I know those fans and those you know, those parents,
- 1:30:30Speaker 5: they'll pay whatever, you know, just to come.
- 1:30:32Speaker 6: We my brother plays for the University of South.
- 1:30:34Speaker 5: Florida, and we have stayed in some really well my
- 1:30:36Speaker 5: parents have sayed in some really dingy airbnbs.
- 1:30:38Speaker 6: I will never say and they'll pay five hundred to night.
- 1:30:41Speaker 5: But it's you know, you get those colleges like Clipson
- 1:30:44Speaker 5: where people will pay to say so on average, let's
- 1:30:46Speaker 5: just say this particular house went for three fifty a night,
- 1:30:50Speaker 5: and I know we could go for that.
- 1:30:51Speaker 6: Around Clipson, you can might even do four hundred to night.
- 1:30:54Speaker 5: So even if you did four hundred times twenty right,
- 1:30:56Speaker 5: and I say twenty because you might not can account
- 1:30:59Speaker 5: for you can account for those ten bacon days. That's
- 1:31:02Speaker 5: not football season, right, That's not football season. That's that's
- 1:31:06Speaker 5: not where people are not staying in them. So let's
- 1:31:08Speaker 5: just say we had ten bacon days. You're already at
- 1:31:10Speaker 5: eight grand during football season. So even if we was
- 1:31:13Speaker 5: to keep it on average, even sixty five hundred all
- 1:31:16Speaker 5: profit is still not bad. And it's five siblings. So
- 1:31:19Speaker 5: if football season lasts for how many how long does
- 1:31:22Speaker 5: it last?
- 1:31:22Speaker 6: Like four or five months? Yes, a total November? Yeah,
- 1:31:26Speaker 6: about four or five months, thirty two thousand dollars and
- 1:31:28Speaker 6: half of a year.
- 1:31:29Speaker 5: You should be able to sustain on the off season
- 1:31:32Speaker 5: until football season comes back up again if you do
- 1:31:34Speaker 5: the right thing.
- 1:31:35Speaker 11: But wait and waitmen, how did you figure up thirty
- 1:31:38Speaker 11: two thousand dollars.
- 1:31:39Speaker 5: No, so I said that because what I did was
- 1:31:42Speaker 5: I just did I think I did four hundred times
- 1:31:45Speaker 5: twenty and that Okay, Yeah, I said, if we say
- 1:31:48Speaker 5: a and when we take out certain little bills, you
- 1:31:50Speaker 5: may have to pay or even if it's not rented
- 1:31:52Speaker 5: at that much a night, even, I say, the minimum
- 1:31:55Speaker 5: that you can make in a month around Clinton or
- 1:31:57Speaker 5: football season is at least sixty five hundred and sixty
- 1:31:59Speaker 5: thousand dollars. Okay, that's the minimum a month. Okay, that's
- 1:32:04Speaker 5: for Clemson. That's a really great school. They have a
- 1:32:06Speaker 5: really great football team. Yeah, football team is to paying.
- 1:32:11Speaker 5: Tickets were forty thousand dollars, so I know they'll pay
- 1:32:14Speaker 5: to see Clemson, right, And I and.
- 1:32:17Speaker 11: What we did this year, and which is why we
- 1:32:19Speaker 11: decided to just do the rental, is because of COVID.
- 1:32:22Speaker 6: Kind of like you're saying, we.
- 1:32:23Speaker 11: Didn't, you know, the Tendons dropped a lot as far
- 1:32:26Speaker 11: as like how many they were allowing into the stadium.
- 1:32:29Speaker 11: I think it went from like eighty thousands to maybe
- 1:32:31Speaker 11: nineteen thousand or something.
- 1:32:34Speaker 5: You got, even though there's less people, there's there's going
- 1:32:36Speaker 5: to be more of a demand because they're not letting
- 1:32:39Speaker 5: many people in. People want to just not letting.
- 1:32:43Speaker 11: People come, okay, okay, okay, because and then the rest
- 1:32:49Speaker 11: of the time we just use it as a family home,
- 1:32:50Speaker 11: like because it's pretty much what we were doing anyway.
- 1:32:52Speaker 6: And then just wait for the next season and then
- 1:32:54Speaker 6: just amp up again. Basically that's what you want to do.
- 1:32:56Speaker 3: Yet, yes, no doubtside, no doubt. You already own the
- 1:33:01Speaker 3: home outright, and the that's the number one football team
- 1:33:04Speaker 3: in the country depending on the year.
- 1:33:06Speaker 13: Yeah.
- 1:33:06Speaker 6: Yeah.
- 1:33:07Speaker 2: This year they lost in the national champion They made
- 1:33:10Speaker 2: it to the national championship, you know, yeah, yeah, yeah,
- 1:33:14Speaker 2: and last year they won a championship two years ago
- 1:33:17Speaker 2: and they got the number one player in the country. Yeah.
- 1:33:20Speaker 2: Spring football. Hey, there's always spring football, Tiffany, So don't
- 1:33:24Speaker 2: forget that too, because.
- 1:33:24Speaker 6: People Spring game is actually Saturday.
- 1:33:27Speaker 2: People come down for that too, So don't forget that.
- 1:33:29Speaker 2: So that that's another week in the year, or at
- 1:33:31Speaker 2: least a couple of weeks that you can have, right so.
- 1:33:35Speaker 6: During that time. Yeah, I see somebody put that in
- 1:33:38Speaker 6: the chat.
- 1:33:39Speaker 3: Yeah, yeah, I appreciate, appreciate so much.
- 1:33:48Speaker 7: I appreciate it.
- 1:33:49Speaker 3: The problem no problem, thank you.
- 1:33:52Speaker 2: Yeah, it comes. I gotta be done by Ohio State
- 1:33:54Speaker 2: and the Ohio State lost Alabama.
- 1:33:57Speaker 3: Yeah, well they wanted to they wanted to top teams.
- 1:34:00Speaker 6: Yeah.
- 1:34:00Speaker 2: Yeah, in fact, we're taking one more. What we're doing. Yeah,
- 1:34:05Speaker 2: like uh uh, Isaiah, were coming to you. Mute yourself.
- 1:34:09Speaker 2: You've been unmuted. What's going on? Isaiah? Damn Isaiah?
- 1:34:19Speaker 7: You can hear me now? Right? All right, cool, just
- 1:34:22Speaker 7: got in time. Appreciate y'all. I just had a quick question.
- 1:34:25Speaker 7: I'm moving to Miami soon.
- 1:34:27Speaker 9: Apparently that's the theme of the night Man.
- 1:34:29Speaker 2: What part?
- 1:34:30Speaker 3: What part?
- 1:34:31Speaker 19: I'm not sure yet.
- 1:34:32Speaker 7: I'm planning on doing the Airbnb.
- 1:34:33Speaker 6: Thing and.
- 1:34:36Speaker 3: Moving to Miami.
- 1:34:36Speaker 2: I actually am considered getting a place in Miami myself.
- 1:34:39Speaker 9: Hey, that's where the weather is at.
- 1:34:41Speaker 2: Yeah, man, we enjoy ourselves out there. Shout out to
- 1:34:42Speaker 2: everybody in brickl Yeah.
- 1:34:45Speaker 19: But I wanted to know, as someone looking to get
- 1:34:48Speaker 19: into Airbnb, do you think it would be better Alexia
- 1:34:50Speaker 19: too rent out a whole apartment or to just get
- 1:34:54Speaker 19: like a two bedroom or three bedroom and runt out
- 1:34:56Speaker 19: the other two rooms or the other room.
- 1:35:00Speaker 7: And should I mention Airbnb at all?
- 1:35:03Speaker 9: Like one getting the lease or not.
- 1:35:06Speaker 6: It would just depend on where you go to in Miami.
- 1:35:08Speaker 6: Some places do allow, they're okay with it. Some places
- 1:35:12Speaker 6: are not.
- 1:35:13Speaker 14: Uh.
- 1:35:13Speaker 5: Some places you can still do it and you don't
- 1:35:16Speaker 5: have to tell them in the whole building. Like I know,
- 1:35:19Speaker 5: I come brucle it's all Airbnb.
- 1:35:22Speaker 14: So.
- 1:35:24Speaker 6: You don't have to you don't have you don't have
- 1:35:26Speaker 6: to mention it to them.
- 1:35:27Speaker 5: It's all about your approaching and where you actually, you know,
- 1:35:29Speaker 5: get your lease said, and then with charging the doing
- 1:35:32Speaker 5: the her room. I don't think Miami's a eye for that.
- 1:35:35Speaker 5: You know, people people want to they typically come as
- 1:35:38Speaker 5: a group anyway, so they probably want.
- 1:35:40Speaker 6: The whole entire apartment.
- 1:35:41Speaker 5: That's not really a place where people want to rin
- 1:35:45Speaker 5: different rooms like that'll be a mess in Miami. So
- 1:35:48Speaker 5: I don't I wouldn't do it that way down there.
- 1:35:49Speaker 5: I would just do a whole entire apartment and we're
- 1:35:51Speaker 5: not the whole apartment. They will pay down there.
- 1:35:54Speaker 7: All right, Cool, I appreciate it.
- 1:35:55Speaker 6: You're welcome.
- 1:35:58Speaker 3: Yeah in Miami, everybody come. It's a lot of good
- 1:36:01Speaker 3: things happened in Miami right now. A lot of creatives,
- 1:36:03Speaker 3: a lot of business, a lot of entrepreneurs.
- 1:36:05Speaker 2: A lot of good weather.
- 1:36:07Speaker 6: There's a lot of good weather, a lot.
- 1:36:08Speaker 3: Of good everything. Shout out to the Great State of Florida.
- 1:36:14Speaker 2: Clarence, Clarence, We're coming to you. I mute yourself. You've
- 1:36:16Speaker 2: been unmuted. What's going on?
- 1:36:18Speaker 7: Hey, guys, how's it going?
- 1:36:20Speaker 2: Everything's good?
- 1:36:21Speaker 7: How I'm good? I'm good.
- 1:36:23Speaker 15: So I am a super host. I've been doing Airbnb
- 1:36:27Speaker 15: for three years. And shout out to Troy Mashad. They
- 1:36:31Speaker 15: actually stayed in my place and they came to d C.
- 1:36:34Speaker 7: Oh, that's crazy.
- 1:36:39Speaker 3: It this is a moment. This is a moment crazy
- 1:36:43Speaker 3: because no, no, no, we gotta we gotta address this situation.
- 1:36:46Speaker 3: That's so crazy because so we in d C, and
- 1:36:49Speaker 3: this is the power of network. You never know. So
- 1:36:51Speaker 3: we in d C over a year ago, and we
- 1:36:53Speaker 3: were doing an event at the Wizards Arena. So while
- 1:36:56Speaker 3: we was in d C, we lined up a few
- 1:36:59Speaker 3: interviews and we stayed at this Airbnb and the airbnb
- 1:37:02Speaker 3: was dope. It was really really nice Airbnb. And we
- 1:37:06Speaker 3: uh wait, Wade, the barber b Rule and k Kisia
- 1:37:11Speaker 3: like back to back to back, and it just so
- 1:37:13Speaker 3: happened that way. The barber well, you tell a story
- 1:37:18Speaker 3: after this point, but.
- 1:37:21Speaker 7: Way the barber cuts my hair. So and then I
- 1:37:25Speaker 7: actually saw you saw the episode.
- 1:37:27Speaker 3: It was like that's my that's my Yeah.
- 1:37:28Speaker 15: I saw the I saw it in his story on
- 1:37:32Speaker 15: on Instagram and I was like, that looked like my house.
- 1:37:39Speaker 7: Yeah.
- 1:37:40Speaker 15: So yeah, shout out to you guys. You know you
- 1:37:43Speaker 15: guys are welcome back anytime. Y'all were perfect.
- 1:37:45Speaker 3: Yes, I appreciate that, man, and your Airbnb was immaculate also,
- 1:37:49Speaker 3: so I encouraged anybody they're looking for Airbnb in d
- 1:37:54Speaker 3: C in the DC area check them out. I don't
- 1:37:56Speaker 3: know how that you put your information.
- 1:37:58Speaker 2: In, but the call was on point.
- 1:38:03Speaker 3: Everything was actually asked. I asked a real estate agent like, yo,
- 1:38:05Speaker 3: how much this house costs? Like I'm like, Yo, this
- 1:38:07Speaker 3: is this is dope. So yeah, man, shout out to
- 1:38:11Speaker 3: you man. You did a great job with your Airbnb. Bro.
- 1:38:13Speaker 3: But what's your question?
- 1:38:14Speaker 7: Thank you? So question for you Alexia?
- 1:38:17Speaker 15: So how do you deal with charges or damages that
- 1:38:22Speaker 15: the host guarantee won't cover? Because I had a guest
- 1:38:26Speaker 15: stay in my house for a month and I found
- 1:38:30Speaker 15: out that he was charging his tesla in my garage
- 1:38:35Speaker 15: and Airbnb wouldn't cover the extra charges for the electric bill.
- 1:38:40Speaker 7: Oh my god, are you yes? All right?
- 1:38:52Speaker 5: Okay, this is a challenge. That's why I'm not really
- 1:38:59Speaker 5: too for a long term. Say right, and then number two,
- 1:39:04Speaker 5: do you have a camera on the house.
- 1:39:08Speaker 15: I had a camera on the outside, but you know
- 1:39:10Speaker 15: when you when he was back in the car into
- 1:39:13Speaker 15: the garage, I couldn't see. You know, there's no camera
- 1:39:17Speaker 15: inside the garage or inside the house anywhere.
- 1:39:20Speaker 6: So when you put in a claim with with the Airbnb,
- 1:39:22Speaker 6: what did they say?
- 1:39:24Speaker 7: They just said they they just said it wasn't it
- 1:39:26Speaker 7: wasn't something that they could cover. I mean, they just
- 1:39:30Speaker 7: said that it's not covered. They said it's not covered
- 1:39:32Speaker 7: by the host guarantee for something like that.
- 1:39:35Speaker 5: Honestly, Clarence, that that is just they just got over
- 1:39:39Speaker 5: on you, the guests. So that that's like a one
- 1:39:44Speaker 5: that's not really a charge, like a problem that we'll
- 1:39:48Speaker 5: go through. Right, that is like maybe one maybe can
- 1:39:53Speaker 5: happen one out of ten, SuperHost, So really with that, God.
- 1:39:58Speaker 6: Will get him.
- 1:40:00Speaker 15: I got some of my money back because he ruined
- 1:40:03Speaker 15: my couch. They were smoking in my house, which they're
- 1:40:06Speaker 15: not supposed to do, and there was a big smoke.
- 1:40:08Speaker 7: There was a big burn hole in my couch. Yeah.
- 1:40:14Speaker 6: I do not do long term stays.
- 1:40:16Speaker 5: I don't like doing stays longer than two weeks even,
- 1:40:18Speaker 5: And they'll try to they'll try to grab my properties
- 1:40:21Speaker 5: when my new ones that I first list, because most
- 1:40:24Speaker 5: properties are.
- 1:40:25Speaker 6: Not they're not open for that long period of time.
- 1:40:27Speaker 5: There might be one or two reservations within a thirty
- 1:40:30Speaker 5: day period, so they'll try to grab those new properties,
- 1:40:32Speaker 5: and I'm like, no, So what were.
- 1:40:34Speaker 6: You went wrong with? Daddy? Is number one?
- 1:40:36Speaker 5: You should have made sure you offered a free cleaning
- 1:40:38Speaker 5: in between those in between that thirty day stay, because
- 1:40:41Speaker 5: ideally what would happen is it'll still fall back unclear
- 1:40:44Speaker 5: as it did. So if you would have offered a
- 1:40:46Speaker 5: free steak, your housekeeper would have known they were already
- 1:40:49Speaker 5: smoking inside of the house.
- 1:40:50Speaker 6: That would have been two weeks.
- 1:40:51Speaker 5: That's two weeks less, two weeks less, your electricity bill
- 1:40:54Speaker 5: would have been cut, and then you would have had
- 1:40:56Speaker 5: two weeks less of cleaning. So when somebody stays that long, basically,
- 1:41:00Speaker 5: damn gonna live there, you know what I mean, It's
- 1:41:02Speaker 5: gonna look like that when they actually leave. So if
- 1:41:06Speaker 5: you've seen a housekeeper in between that time. I'm pretty
- 1:41:09Speaker 5: sure they smoked in the first two weeks. The housekeeper
- 1:41:11Speaker 5: would have would.
- 1:41:12Speaker 6: Have caught that.
- 1:41:13Speaker 7: It didn't smell like smoke though, because I wasn't.
- 1:41:15Speaker 15: I did go in there like maybe a week after
- 1:41:17Speaker 15: they were there, and it didn't smell like smoke.
- 1:41:19Speaker 7: So I don't know. I don't know.
- 1:41:24Speaker 2: Yeah, Maggie offered a suggestion. She said, maybe in the future,
- 1:41:27Speaker 2: if there's a way to track your daily usage throughout
- 1:41:31Speaker 2: through your utility company, that might be a way to
- 1:41:33Speaker 2: also keep tabs on how much electricity.
- 1:41:35Speaker 3: Well, where are they coming in from?
- 1:41:38Speaker 7: Actually they were, they were local.
- 1:41:41Speaker 3: So Alexi, I thought about that. You don't know what.
- 1:41:43Speaker 3: You know why I asked that question because they have
- 1:41:45Speaker 3: a tesla, So you're not just gonna rent a tesla
- 1:41:47Speaker 3: for a month. That's not that's not normal. So being
- 1:41:50Speaker 3: at so that brings me to I wanted to ask
- 1:41:53Speaker 3: you that that was actually you said that you don't
- 1:41:56Speaker 3: rent to anybody that lives in Atlanta. It's a red flag.
- 1:42:00Speaker 6: That's why Clarence, That's why that is why I would
- 1:42:03Speaker 6: have I would have to go find him.
- 1:42:07Speaker 15: I normally don't do that either, but He told me
- 1:42:09Speaker 15: that a pipe busted at his house and they just needed.
- 1:42:12Speaker 3: To tell us. Why you say you don't you live
- 1:42:20Speaker 3: in Atlanta. Your airbnb is in Atlanta. You say you're
- 1:42:22Speaker 3: not really trying to rent to nobody that lives in Atlanta.
- 1:42:24Speaker 3: And from my understanding, it's like, why are you staying? Why?
- 1:42:29Speaker 3: Why are you here? You're cheating on your wife, You're
- 1:42:33Speaker 3: doing something that you're not holding. Why are you why
- 1:42:37Speaker 3: you have an airbnb and you live down the street?
- 1:42:40Speaker 3: Red flat, red flat?
- 1:42:42Speaker 7: I mean that was hard to pass up. It was
- 1:42:44Speaker 7: like it was it was it was a few grand.
- 1:42:48Speaker 5: No, that's it's not about that. You could have pad
- 1:42:50Speaker 5: with a short term. Did you give a discount?
- 1:42:53Speaker 9: No?
- 1:42:54Speaker 6: How much is your union listed at for.
- 1:42:55Speaker 15: Night between It depends on well, it depends so between
- 1:43:01Speaker 15: between two and three, and what's your mortgage or your rent?
- 1:43:07Speaker 7: Mortgage is two grand?
- 1:43:09Speaker 5: Yeah, so that that isn't really good reservation. But look
- 1:43:11Speaker 5: how much does your bill?
- 1:43:13Speaker 6: How much of a house? How much of a headache
- 1:43:14Speaker 6: did you have?
- 1:43:16Speaker 9: It?
- 1:43:16Speaker 6: Was it really worth it? You know what I mean?
- 1:43:18Speaker 6: Like that is that's what I look at it.
- 1:43:20Speaker 5: And that's why I like to tell people don't don't
- 1:43:22Speaker 5: look at it. Don't look at it, don't look at it.
- 1:43:25Speaker 5: Don't make it about the money, because I would rather
- 1:43:27Speaker 5: have my piece than a dollar, and I would. I
- 1:43:31Speaker 5: get it, don't don't. Don't get me wrong, I get
- 1:43:34Speaker 5: it clearance. But that is why, those are the reasons
- 1:43:36Speaker 5: why I don't listen telling the negatives, and I tell
- 1:43:38Speaker 5: people that when they get ready to book, I don't
- 1:43:40Speaker 5: I accept Alanta reservations based on my discretion. The pipe bussing,
- 1:43:46Speaker 5: Oh my god, I cannot mean tell I can't even
- 1:43:47Speaker 5: tell you how many times I've heard that. Look you
- 1:43:51Speaker 5: my messages that like within twenty minutes. So yeah, that's
- 1:43:56Speaker 5: I just don't do that. And then also what you
- 1:43:58Speaker 5: can do is move forward. Things that you have a
- 1:44:01Speaker 5: charging station at your well wait, did they provide their
- 1:44:03Speaker 5: own charging or was it one already at the house.
- 1:44:06Speaker 7: No, they had a cord that they had a tesla.
- 1:44:09Speaker 15: It was like a cord that hooks up to hooks
- 1:44:12Speaker 15: up to the car, and then they were just able
- 1:44:14Speaker 15: to it was like a regular plug.
- 1:44:15Speaker 7: They could just plug it into an outlet.
- 1:44:17Speaker 6: They had an adaptary.
- 1:44:18Speaker 8: Yeah.
- 1:44:18Speaker 5: So and the thing about that is moving forward, you
- 1:44:22Speaker 5: can't really say do not charge your Tesla cars at
- 1:44:25Speaker 5: my house.
- 1:44:26Speaker 6: Because most people do stuff and I don't, and I
- 1:44:28Speaker 6: don't really agree with it.
- 1:44:29Speaker 5: I'll tell, I'll tell, I'll put it on my listing, like,
- 1:44:33Speaker 5: don't do this so I would make up, I'll say,
- 1:44:35Speaker 5: do not use my white linen for your makeup. Use
- 1:44:37Speaker 5: the black towel because I see it often. But like
- 1:44:40Speaker 5: I said, that's that really doesn't happen, and they really
- 1:44:43Speaker 5: just kind of got over on you, and I'm really sorry.
- 1:44:46Speaker 5: I really don't have no answer for but that is
- 1:44:51Speaker 5: just not accepting local reservations.
- 1:44:53Speaker 3: I don't care how much these And you can list
- 1:44:55Speaker 3: it too, like you said, that's a good point too.
- 1:44:56Speaker 3: You can list it no Tesla charging going forward. Yeah,
- 1:45:01Speaker 3: no electric, no electric.
- 1:45:03Speaker 7: I just restricted access.
- 1:45:04Speaker 3: To that's another that's another option. But yeah, shout out
- 1:45:10Speaker 3: to Clarence Man. Yet your airbnb was a very enjoyable
- 1:45:12Speaker 3: state for us. So I'm sad to hear that that happened,
- 1:45:15Speaker 3: but I want to see it.
- 1:45:17Speaker 7: I'll put the link in the you want me to
- 1:45:19Speaker 7: send it to.
- 1:45:19Speaker 3: You want me to put put the link, Yeah, but
- 1:45:21Speaker 3: put the link in the chat also, Okay, appreciate you
- 1:45:25Speaker 3: put put it on YouTube.
- 1:45:27Speaker 7: Also if you can no worries, come again, come again.
- 1:45:30Speaker 3: I appreciate that. So yeah, man, I appreciate that. So yes,
- 1:45:35Speaker 3: once again, ladies and gentlemen. We have almost an hour
- 1:45:38Speaker 3: and fifty minutes of education and people have asked, like,
- 1:45:41Speaker 3: you know, Eyo University was different from this in the podcast.
- 1:45:43Speaker 3: It's like we have a nobody's going to ever get
- 1:45:45Speaker 3: left behind. We have public school, which is free e
- 1:45:50Speaker 3: I l University is private school. Public school is our podcast,
- 1:45:53Speaker 3: our YouTube, our social media which every single day we
- 1:45:56Speaker 3: have not missed the day in two years. We've been
- 1:45:58Speaker 3: diligent about putting our free information, you know, on every
- 1:46:00Speaker 3: single topic under the sun. Eyol University is a more
- 1:46:04Speaker 3: custom experience where you get to ask questions. Where I
- 1:46:08Speaker 3: do financial I don't take clients as far as being
- 1:46:10Speaker 3: a financial plan and the only way I ask I
- 1:46:12Speaker 3: answer questions at this point in time is an Eyo
- 1:46:15Speaker 3: University in that two hour timeframe. I just don't have
- 1:46:17Speaker 3: enough capacity to actually do that. People bombard me all
- 1:46:20Speaker 3: the time, but like can I pick your brain? And
- 1:46:23Speaker 3: and I just can't facilitate it. MG the mortgage Guy
- 1:46:26Speaker 3: put together a home buyers blueprint which is worth the
- 1:46:29Speaker 3: cost of a mission within itself. I think my financial
- 1:46:31Speaker 3: planning everything is worth the cost of a mission. But
- 1:46:34Speaker 3: it's a community. It's a community, so it's not for everybody,
- 1:46:37Speaker 3: but it's for people that you know, want to be
- 1:46:39Speaker 3: part of a community, want you know, more of a
- 1:46:42Speaker 3: hands on approach. It's not a get rich quick thing.
- 1:46:44Speaker 3: We're not promising anything, but we provide a lot of
- 1:46:47Speaker 3: different things. We get your insight on our portfolios, we
- 1:46:49Speaker 3: give classes on real estate. We do everything that you
- 1:46:53Speaker 3: can possibly think of under the sun, financial planning MG,
- 1:46:55Speaker 3: the mortgage Guys, home Buyers Blueprint, weekly classes, will book club,
- 1:47:01Speaker 3: access to the Facebook group, which is a community within itself,
- 1:47:03Speaker 3: which has infinity groups inside of the Facebook group, so
- 1:47:06Speaker 3: people have like an NFT club, there's a crypto club.
- 1:47:09Speaker 3: There's all kinds of different clubs where people actually get
- 1:47:11Speaker 3: together aside from us even facilitating anything. So almost every
- 1:47:15Speaker 3: single day of the week, there's something going on with
- 1:47:17Speaker 3: Eyo University. So you go as far as the people
- 1:47:19Speaker 3: that you're connected with. How do I notice because I've
- 1:47:22Speaker 3: personally experienced it. My growth has been nobody's self made
- 1:47:26Speaker 3: in this world, and the people that I'm surrounded with
- 1:47:28Speaker 3: my peers have propelled me and I've propelled them, and
- 1:47:31Speaker 3: we've propelled each other, and we work together as a group.
- 1:47:34Speaker 3: That's why we have a group chat, and that's why
- 1:47:37Speaker 3: we put the group chat in a e university. But
- 1:47:39Speaker 3: that's the same thing. It's no different, you know, So
- 1:47:41Speaker 3: whether you are part of a community, and like I said,
- 1:47:44Speaker 3: this is the same thing that a universities do and
- 1:47:47Speaker 3: you know institutions, fraternities, sororities, churches, hospitals, whatever, you know,
- 1:47:52Speaker 3: it's people that work together and they build a community
- 1:47:56Speaker 3: and they grow together. So no different from what we
- 1:47:59Speaker 3: have done. Like I said, we built a university that
- 1:48:02Speaker 3: I would say is comparable to any university Brown. Yeah,
- 1:48:07Speaker 3: but like I said, the only thing is all university
- 1:48:09Speaker 3: is a fraction of the price. So if you want
- 1:48:11Speaker 3: to join, you can go to eyouniversity dot com. We're
- 1:48:13Speaker 3: running a promo seventy percent off and yeah, forty eight
- 1:48:17Speaker 3: hours and that's that's that price is six hundred dollars.
- 1:48:20Speaker 3: And Alexia, once again, she is one of the best
- 1:48:25Speaker 3: people I've ever heard speaking about this Airbnb. She can
- 1:48:27Speaker 3: go on for hours and she's has over thirty properties
- 1:48:32Speaker 3: and with Airbnb listings and that's not easy to do.
- 1:48:39Speaker 3: And she has done the unthinkable because she survived covidh
- 1:48:45Speaker 3: you survive COVID, you can survive anything. And she survived COVID.
- 1:48:50Speaker 3: And she's a young, young black woman that's killing the game.
- 1:48:55Speaker 3: And it just goes to show you its inspiration, its motivation,
- 1:48:58Speaker 3: that there's never any limitations that can stop. But it's
- 1:49:01Speaker 3: not like her parents were. Airbnb, super Bowls is a
- 1:49:04Speaker 3: new industry. And you know, she put together intellectual property
- 1:49:09Speaker 3: based off of her information, and she created a curriculum.
- 1:49:13Speaker 3: And you know, I'm all for entrepreneurs creating curriculum. Some
- 1:49:16Speaker 3: people have a problem with it, but that's just because
- 1:49:18Speaker 3: they're not thinking fully. They have no problem with any
- 1:49:21Speaker 3: European institution going to school and paying for NYU, for
- 1:49:26Speaker 3: any you name it, Michigan State anything. Yeah, you don't
- 1:49:29Speaker 3: even think twice about it. You encourage your kids. If
- 1:49:32Speaker 3: your kids doesn't go to college, you're looking at them crazy.
- 1:49:35Speaker 3: You can't even afford for your kids to go to college,
- 1:49:36Speaker 3: and you still pressure them to go to college, ruining
- 1:49:38Speaker 3: their life because they can't even afford it. And then
- 1:49:40Speaker 3: they got sixty thousand dollars to the loan lucky. So yeah,
- 1:49:43Speaker 3: she put together of course to teach people about Airbnb
- 1:49:46Speaker 3: based off her experience.
- 1:49:47Speaker 2: To make that tuition and lessoning.
- 1:49:50Speaker 5: Yeah.
- 1:49:50Speaker 3: Yeah, so we support that. You know, we lended our
- 1:49:52Speaker 3: platform to her and we're grateful. We're grateful for that.
- 1:49:55Speaker 3: And part of lending our platform for her is that,
- 1:49:58Speaker 3: you know, she gave a discount, especially for us. So
- 1:50:01Speaker 3: it's it's the website is mastering b n B E
- 1:50:07Speaker 3: y L dot com and that is two fifty off.
- 1:50:09Speaker 3: There's no promo code like just go. That is the
- 1:50:12Speaker 3: price on the website, and that is the cheapest price
- 1:50:16Speaker 3: that you can get her program out there, period with
- 1:50:20Speaker 3: a tea like City Grade. Period. So yeah, so once again,
- 1:50:25Speaker 3: we appreciate her. We're gonna be doing a lot of
- 1:50:27Speaker 3: different things with her going forward. She's been one of
- 1:50:30Speaker 3: our most prostigious alumni, great person, and she's killing the game,
- 1:50:34Speaker 3: killing the game. So we appreciate her. And Alexey, I'll
- 1:50:38Speaker 3: give you the last words if you have anything that
- 1:50:39Speaker 3: you want to say.
- 1:50:41Speaker 6: I just appreciate you guys. I love your audience. You
- 1:50:44Speaker 6: guys are great.
- 1:50:45Speaker 5: I'm so glad you guys are even you know the
- 1:50:48Speaker 5: students you guys are your members. I've never seen anything
- 1:50:52Speaker 5: like this before, especially ran by two black men. So
- 1:50:55Speaker 5: I'm really really excited for you guys. Thank you guys
- 1:50:58Speaker 5: for even providing this platform. I even learned a lot
- 1:51:02Speaker 5: before I had my platform, my interview, I really didn't
- 1:51:05Speaker 5: know much about euy L, But ever since I had
- 1:51:07Speaker 5: my interview, I have been tuned into the different UH
- 1:51:11Speaker 5: people and the knowledge that you guys provide.
- 1:51:13Speaker 6: So I appreciate you guys, and and thank you.
- 1:51:16Speaker 2: Yeah. We saw you got a vendor machine.
- 1:51:19Speaker 6: I have four.
- 1:51:20Speaker 3: Yeah, yeah, so we have to get like you said,
- 1:51:23Speaker 3: you saw the trucks. We have to get e y
- 1:51:26Speaker 3: E y L Airbnb.
- 1:51:28Speaker 2: Up and run. Yeah, that's happening. That's happening. That be great,
- 1:51:34Speaker 2: And I would just like to say thank you. It's
- 1:51:36Speaker 2: been a wonderful way to end Women's Month. Man. We
- 1:51:39Speaker 2: we started with on Monday, well we started the month
- 1:51:41Speaker 2: with Angelauie, so shout out to her on Market Mondays.
- 1:51:43Speaker 2: And this week has just been incredible with the Budgetessa
- 1:51:46Speaker 2: on Market Moneys and then we had the wonderful poll
- 1:51:49Speaker 2: on the card and yesterday if y'all didn't check out
- 1:51:51Speaker 2: that episode, please go check out the episode, just a
- 1:51:52Speaker 2: powerful story and now having you here tonight next year.
- 1:51:55Speaker 2: It's been a wonderful week, So again, thank you and
- 1:51:58Speaker 2: thank you to all the women. Last ones that we
- 1:52:00Speaker 2: had the women's Initiatives, so shout out to the women
- 1:52:02Speaker 2: that did that. It's just been an amazing month. So
- 1:52:04Speaker 2: I hope everybody appreciated it. And anytime we get to
- 1:52:07Speaker 2: highlight our women, we definitely will and give them the
- 1:52:10Speaker 2: platform to display their expertise. Man, there's a lot of
- 1:52:15Speaker 2: black women and women of color that are doing amazing
- 1:52:16Speaker 2: things and so anytime we get to highlight that, we
- 1:52:19Speaker 2: definitely look forward to. So thanks you.
- 1:52:20Speaker 3: That's the fact. That's a fact.
- 1:52:22Speaker 11: Man.
- 1:52:22Speaker 3: We highlighted three black women on three consecutive days, Budgeanista, Paula,
- 1:52:29Speaker 3: and now Alexia, each different. Budganista is doing financial literacy,
- 1:52:33Speaker 3: Paula owns a water distribution company, a water plant, and
- 1:52:37Speaker 3: Alexia is killing the game of Airbnb. And this is things.
- 1:52:40Speaker 3: You know, we always complain about the media not showing
- 1:52:42Speaker 3: us in the right light, but you know, sometimes we
- 1:52:44Speaker 3: can't complain. Sometimes we just have to do things for
- 1:52:46Speaker 3: ourselves and sometimes we actually have to, you know, speak
- 1:52:51Speaker 3: well about the people that are doing these things, and
- 1:52:53Speaker 3: you know, I think we provide a platform with you know,
- 1:52:56Speaker 3: sometimes you get used to things and you take it
- 1:52:58Speaker 3: for granted, but you know, there's no other platform that
- 1:53:03Speaker 3: is giving all of these entrepreneurs, all of these people
- 1:53:05Speaker 3: a voice. Every single day, every single day, it's a
- 1:53:07Speaker 3: different entrepreneur, a different investor. We've been doing this for
- 1:53:10Speaker 3: two years. We introduced the world to some of your
- 1:53:12Speaker 3: favorites consistently, so it's like, you know what I'm saying.
- 1:53:16Speaker 3: At some point, you know, it's just important to just
- 1:53:19Speaker 3: you know, acknowledge that. And you know, sometimes like people
- 1:53:23Speaker 3: have comments and things of that nature. But it's cool
- 1:53:25Speaker 3: with social media, but we just have to have a
- 1:53:28Speaker 3: certain level of reverence for you know, people that actually,
- 1:53:33Speaker 3: you know help. I think that you know, the people
- 1:53:36Speaker 3: that we have on a platform help, and I think
- 1:53:38Speaker 3: that we help by having the people on the platform.
- 1:53:41Speaker 3: So once again, we're not complaining. We're not asking anybody
- 1:53:43Speaker 3: to put us on a platform. We created our own
- 1:53:45Speaker 3: platform and it just so happened that our platform is
- 1:53:48Speaker 3: the biggest business platform in the world. So that's just
- 1:53:51Speaker 3: that's not my opinion, that's a fact.
- 1:53:54Speaker 2: Says it right here. Number one. So yeah, thank y'all.
- 1:53:58Speaker 2: It's been a wonderful month and wonderful evening. Uh so
- 1:54:03Speaker 2: y'all know how this goes. Man, Love is love. We
- 1:54:05Speaker 2: will see y'all on Monday.
- 1:54:07Speaker 3: Yeah, Monday, And shout out to my boy ash Cash.
- 1:54:09Speaker 3: He got a dope episode on ey L Network. We
- 1:54:11Speaker 3: got our own podcast network. He got David Banner David
- 1:54:15Speaker 3: David David David Banner eight o'clock on e y L Network,
- 1:54:20Speaker 3: our YouTube channel and all podcasts out let's so check
- 1:54:23Speaker 3: that out. But yes, we will see you guys later. Alexia,
- 1:54:27Speaker 3: thank you for joining us, appreciate it and peace out.
- 1:54:31Speaker 3: Everybody have a good night.
