- 0:22Podcasting, my friends, is a smart way to gain clients
- 0:28without pitching, without posting, without pursuing.
- 0:31And yet so many people, while the dream is possible, fell
- 0:35short of the execution. Not today, my friends.
- 0:38Today we're going to show you exactly how to do this from
- 0:40somebody who does it very well and who I have collaborated with
- 0:44in podcasting land. So please give a very warm
- 0:47welcome to Dave Dubose, who is going to be joining us today.
- 0:50Welcome to the show, Dave. Christine, absolute pleasure.
- 0:53Thanks for having me. Yeah, my friend introduced us,
- 0:57which is the power of networking, and we had such a
- 0:59good conversation that I wanted to continue the story.
- 1:03Because you have cracked this nut.
- 1:06Well, so of you, because I had the pleasure of interviewing you
- 1:09on my show. So it's kind of it.
- 1:11It's a great way to connect with people.
- 1:13But yeah, I've been using podcasting for myself, for my
- 1:16business as my number one lead generator for the last 2-3 or
- 1:21four years. And for the last year and a half
- 1:25or so, we've been working with other people, helping them to
- 1:28build what I call a high ticket podcast for lead generation for
- 1:31themselves as well. Degeneration cause so many
- 1:34people do podcasting and it just ends up noise.
- 1:37But you're saying that it's not only successful, successful for
- 1:40years for you to gain that high ticket.
- 1:42And we were thinking, well, what the Hell's high ticket for this
- 1:45purpose is? We're talking $10,000 clients or
- 1:47more. But why is podcasting smarter
- 1:51than other types of cold outreach funnels?
- 1:53Complicated stuff, because we've been sold that complicated stuff
- 1:55for quite a few years. Well, you know what?
- 1:57Sometimes that complicated stuff can work.
- 2:00And it has worked for lots of gurus it appears.
- 2:04It just doesn't always seem to work for the rest of us.
- 2:06I don't know if you probably so podcasting for me, it's, it's
- 2:10been a, an up and down journey. I did everything wrong at the
- 2:14beginning. I, I was just kind of following
- 2:16the crowd and I built my initial podcast hoping to create a
- 2:20thought leadership platform because everybody said that was
- 2:23important. Then I was, you know, really
- 2:25trying to build up a big audience.
- 2:26And I was hoping that, you know, I could invite big wigs on my
- 2:30show and I was hoping they would share the their episode with
- 2:34their millions of followers. And I was hoping some of those
- 2:37people would become listeners and I was hoping some of them
- 2:39would turn into clients. And there's a hell of a lot of
- 2:42hoping and not much happening. Christine is, is what really it
- 2:46boiled down to. And then credit where credit is
- 2:48due. Three or four years ago, I was
- 2:50listening to a podcast myself. And this annoyingly young smart
- 2:54guy named Jamie Atkinson came on and he talked about this whole,
- 3:00you know, using a podcast as a lead generator, podcast closing
- 3:04is what I, I think he called it. And he said, hey, you know what?
- 3:08I don't care about interviewing gurus.
- 3:11I don't care about strutting my stuff on my my own stuff on my
- 3:14show. I don't care about, you know,
- 3:16huge audience growth and trying to focus 100% on that.
- 3:20All I care about is interviewing the exact kind of people I want
- 3:25to do business with, my exact perfect client avatar and
- 3:31starting the relationship that way and hopefully converting
- 3:34that interview into a discovery call and into business.
- 3:38And when he when he said that and then he also said I don't do
- 3:411Z2Z interviews every week or two.
- 3:43I do multiple interviews every single week.
- 3:46So that's that's all go. So as soon as I learned that the
- 3:49light bulb went off, I said that's smart.
- 3:52And I just kind of, you know, we jigged all of my focus on to
- 3:56that because I was already kind of doing a podcast.
- 3:59I just hadn't been doing it the right way and it completely
- 4:02transformed the way I do business.
- 4:04It's important to decide when you decide about podcasting,
- 4:08what is your intent behind it, because there are reasons you
- 4:11would want to do thought leadership.
- 4:13There are reasons you want to leverage somebody else's
- 4:15audience. And there are reasons like this
- 4:17one specifically in today's. So that is about this is lead
- 4:20generation. Yeah.
- 4:21And this is a choice to use podcasting as lead generation
- 4:25because the truth is the other ways are cold and podcasting
- 4:29develops relationships. So you've said it.
- 4:32I want to go there. You've made a lot of mistakes.
- 4:36Thanks again. When did you realize?
- 4:40I mean, you showed Jerry, Jamie and Jamie as a very successful
- 4:43formula. I know lots of people in my
- 4:44network have been through his programming.
- 4:47When you're first starting out though, in the lead generation
- 4:50lane, what did you learn fast that helped shape success?
- 4:56With regards to podcasting. Podcasting is a lead generation
- 4:59consumption. What you do now has been
- 5:01polished over the journey. Yeah, it has.
- 5:03So it's really getting clear, like everybody tells you, really
- 5:07getting clear on your avatar, who, who do you serve the best,
- 5:10Who do you really want to be talking with.
- 5:13That was a big part of it. How we do lead generation, how
- 5:16we get guests booked on the show has morphed and changed over the
- 5:21years, that's for sure. The the volume of interviews
- 5:27that you want to do. At my peak, Christine, believe
- 5:31it or not, I was doing 25 to 30 interviews a week.
- 5:37Don't do that. That's insane.
- 5:38That's way too much. I've, I've dialed it way back
- 5:41these days, we're getting our, our clients booked in doing
- 5:44typically 5 to 6 interviews a week.
- 5:46That's very manageable. They can do that in 2-2 hour
- 5:50blocks a week. So a total of 4 hours a week is
- 5:52all you really need to make this work well consistently.
- 5:56So it's really focusing on who is your ideal target avatar and
- 6:02hint, you guys, we have to kind of work backwards.
- 6:05You have to think about, OK, who are the kind of people that
- 6:09would want to be interviewed on a podcast?
- 6:12So in my case, this tends to work really well more in like
- 6:16the B to B space, right? People who are in business for
- 6:20themselves, entrepreneurs, business owners, executives,
- 6:25self-employed professionals. So these kind of people
- 6:28typically like the idea of getting more PR and exposure for
- 6:32their themselves and their company.
- 6:34So that works really well. If that is your avatar.
- 6:37Does that answer the question A? Bit it does.
- 6:39And it also leads me to another, which is the importance of
- 6:41having this system here because I think sometimes people go,
- 6:45well, I know who I want to talk to, But if they don't want to
- 6:46talk publicly on a podcast, this might not be the best match.
- 6:50Because you're going to be convincing and encouraging
- 6:52people who are not gonna shine well.
- 6:54And you want them to shine well and the relationship and the
- 6:57conversation to be warm so they can lead somewhere.
- 7:00But you've talked a bit about systems here and that I want to
- 7:03talk. Just lean in for a second here.
- 7:05What is so important about a system and how do you ensure
- 7:09that the system provides the end result which is the clients
- 7:13being one committed and contract is signed?
- 7:18Yeah, So there's multiple systems within there's there,
- 7:21there's the lead generation system.
- 7:23So that's going out, finding your ideal avatar, connecting
- 7:27with them, inviting them to be a guest on the system that's on
- 7:31the on the show. That's one system.
- 7:33The other system is the actual interview itself and the
- 7:37conversation conversion. So the system from going from
- 7:41interview to discovery call, discovery call to contract
- 7:45signed, that's that's another system.
- 7:47And then the other system is the whole production side of things.
- 7:50So getting your, your podcast produced and, and cranked out
- 7:54and content created and, and delivered out into the world
- 7:58plus to your guests so they can share it as well.
- 8:00So I think for the purposes of our conversation, probably one
- 8:04of the best systems to focus on would be the actual interview
- 8:08system. How do you convert that
- 8:10interview into a client? Would that be helpful,
- 8:13Christine? It would be awesome.
- 8:15Well, are you up for having some fun and doing a little bit of
- 8:19role play here? Sure.
- 8:20Always OK, very good. So one of my main businesses,
- 8:26Property profits real estate podcast, we work with what are
- 8:29called real estate syndicators, guys and gals that buy big
- 8:33apartment buildings and they need to bring on a lot of
- 8:36investors and raise millions of dollars to buy these things,
- 8:39right? So that's one of my that's,
- 8:41that's my main avatar I've been working with for a few years.
- 8:44So let's pretend that you are one of those people.
- 8:47You are a real estate investor, real estate syndicator, you're
- 8:52buying and selling apartment buildings.
- 8:54Does that make sense, Christine? That's green light.
- 8:58The interview system goes like this.
- 9:01First thing is we jump on Zoom or or Restream or Riverside or
- 9:04whatever platform you're using and Christine and I are there
- 9:08before the actual interview starts.
- 9:10And I'm going to assume quite often, Christine, the people I
- 9:13interview haven't been interviewed that many times.
- 9:16They're not really accustomed to being a podcast guest.
- 9:20So the first thing is first part of the system is pre interview.
- 9:23Put the person at ease, break the ice, create a little bit of
- 9:26rapport, get them relaxed, set the stage, let them know that
- 9:30hey, and here's what we're doing.
- 9:32We're gonna have a short sweet 15 to 20 minute conversation at
- 9:35the end. Stick around for a minute.
- 9:36I'll stop the recording, circle back, it'll screenshot, let you
- 9:40know what's going to be coming up, that sort of thing.
- 9:42Right. So we set the stage, put the
- 9:44person at eats, Then the second part of the interview system is
- 9:48the interview itself. And here's what's really
- 9:51important, you guys, the interview itself.
- 9:53And if you're doing this methodology is all about your
- 9:57guest, not really about you. So my, my goal on my interview
- 10:01is not to strut my stuff and show how smart I am.
- 10:04It's to make my guest look good, feel good and sound good.
- 10:08That is my goal for doing this interview because again, it's
- 10:12all about creating this relationship, right?
- 10:14So we do the interview. In my case, I have a certain
- 10:16choreography that I go through with the questions, you know,
- 10:20start talking about what they're up to with real estate, what's
- 10:23their methodology, what's their target market, what's their
- 10:26strategy, what's their secret sauce gonna pull those ideas out
- 10:30from them. And then in this case, at the
- 10:33end, I wanna be talking with them about investor lead
- 10:37generation or raising capital because that's what I can help
- 10:40them with, right? So I don't want to jump in and
- 10:43start preaching about what we do in our methodology, but I just
- 10:46want to start opening the conversation.
- 10:48So I'd say something like this. So Christine, sounds like things
- 10:51are going really well with your syndication business.
- 10:54Now, a lot of folks in syndication these days, a big
- 10:57part of their efforts goes into raising private capital, finding
- 11:02investors and raising money for their deals.
- 11:04So Christine, what do you find works best for you in 2025 for
- 11:09raising private capital? Well, I think it's getting into
- 11:12the right rooms, people who actually are looking for
- 11:15alternative methods of investment and wealth creation.
- 11:20How we chat about that. Good.
- 11:21That was a good answer. And we wrapped things up.
- 11:25Finish off the interview. So I stopped the recording.
- 11:28Christine and I are still in the well, now we're in the green,
- 11:30what's called the green room in Zoom or, or Riverside or what
- 11:33have you. And I'm going to just do a
- 11:36little bit of housekeeping. Let Christine, what's coming,
- 11:39what's coming up next, provide even more value.
- 11:41Say, Christine, would you like us to create some reels out of
- 11:44this and create some social media content for you?
- 11:47Would that be helpful? They usually say yes.
- 11:49They love that idea. And then here's what I do.
- 11:52Here's where the magic happens. OK, So I would circle back to
- 11:56you and I'd say, hey, Christine, sounds like things are going
- 11:59really well with your syndication business.
- 12:02Now you mentioned that, you know, for finding new investors
- 12:05and raising capital, you're doing a lot of networking.
- 12:08Let me ask you this. Are you 100% happy with the kind
- 12:12of results you're getting with networking or is there maybe a
- 12:15little room for improvement there when it comes to
- 12:18attracting and finding new investors?
- 12:21Always room for more. Always room for improvement,
- 12:24right? So, OK, cool.
- 12:25Well, Christine, we're doing something really interesting
- 12:28with some real estate syndicators just like you,
- 12:30helping them to connect with about 5 or 6 accredited
- 12:36investors every single week, 20 a month on average.
- 12:40And the best thing is it's very low pressure, non salesy, and
- 12:47it's working really, really well.
- 12:49In fact, one of our Rockstar clients, they've added 80 new
- 12:53investors to their list in the last 12 months.
- 12:56Is that something you might be interested in taking a look at?
- 12:58Sure, if Park sparked my curiosity.
- 13:01Booked them into a follow up discovery call.
- 13:04Show them your stuff, get them enrolled.
- 13:06Does that make sense? Christine, it totally makes
- 13:08sense and I love that this always comes from a place of
- 13:12they have a recognized passion, interest and value is what
- 13:17you're creating in the episode. It's invitation and permission
- 13:21based, which I think is so important.
- 13:23Well, that's, I call this leading with the giving hand,
- 13:25right? Because what are these folks
- 13:28looking for? They're looking for exposure.
- 13:30They're looking for free marketing, they're looking for
- 13:33free PR. They're looking for content that
- 13:37they can share online. What are we giving them?
- 13:40All of that, right, by being a guest on our podcast.
- 13:45So that's what I love about this methodology.
- 13:47Instead of trying to convince somebody to jump on a sales
- 13:51conversation with you right off the bat, we provide value first.
- 13:56We lead with the giving hand and then we naturally kind of
- 14:00massage the conversation towards what we do and see if there's
- 14:03interest and just invite them to a follow up discovery call.
- 14:07And if you do it right, my clients stats are that 7 out of
- 14:1210 people that they invite to a discovery call accept the
- 14:16invitation. So they get 70% of their
- 14:19interviews converting into discovery call and then from
- 14:23that into clients, into clientele. 1,000,000% better
- 14:29than posting and praying and pursuing people who are not
- 14:34determined and yet establishes buyers.
- 14:36And that's the thing I am all about here.
- 14:38An employer marketing message, like effective marketing, stirs
- 14:42curiosity with a buyer. If it doesn't do that, it's not
- 14:45effective. Don't do more of it.
- 14:47It's not working. The ideal thing you find, you
- 14:51find your avatar, you know that they're already kind of looking
- 14:55for doing or, or they're involved in something or other
- 14:58around what you do, then it's very easy to create that
- 15:01curiosity and and that hook. It is could take the easy path,
- 15:05my friends. Sometimes the hard stuff doesn't
- 15:07need to be even harder than you're thinking it is.
- 15:09I want to take this one step further and that is when you
- 15:12step into the discovery call. How do you set the scene to make
- 15:16this again the converting piece as the legion?
- 15:19What do you what do you set the scene as?
- 15:21Is your first kind of approach when this?
- 15:23Is going to be different for everybody, Christine, because it
- 15:27depends on what model years you're using.
- 15:29So for example, a lot of my real estate syndicator guys and gals,
- 15:33you know they're, they're minimum investment is $100,000,
- 15:37right? So it's unrealistic to expect
- 15:41somebody to cut you a check after 100 grand after one
- 15:45meeting like this, right? So you have to have intelligent
- 15:49steps in between. But in our world and the
- 15:52coaching consulting advisor type space, it really all has to do
- 15:56with, yeah, whatever your methodology is, whatever your
- 15:59normal conversion mechanism is, but bottom line is trying to
- 16:02create an irresistible offer, right?
- 16:05That's, that's what it kind of all boils down to.
- 16:07So it's walking people through. So the discovery call is going
- 16:10to be different for everybody. It's really going to depend on
- 16:13what your offer is. That's why when we work with
- 16:16clients, we work with people that already have a proven
- 16:19system. They've got a track record,
- 16:21they've got a proven offer. This is not a new thing for
- 16:25them. This is just a new form of
- 16:27getting really, really high quality leads.
- 16:30Does that make sense? It does make sense and I think
- 16:32it's important. Audience, I hope you heard that.
- 16:35We don't jump into bed with somebody for a very big ticket
- 16:39in a 30 minute meeting very often.
- 16:41It's weird, it's rare. So think about your long term
- 16:45process of nurturing because it's going to be one that is
- 16:49intentional and for the right people, really, really, really
- 16:52worth it. So I'd like to ask you this.
- 16:54I ask all of my guests this because you you're giving a
- 16:57really great way. If you want to create podcasting
- 16:59as a funnel, IE a process of moving somebody from I'm curious
- 17:05to tell me more to I'd like to partner for that result and you
- 17:11and your business right now, you said you made mistakes, you're
- 17:14winning with this new formula. What does it take to win even
- 17:18more and how is the landscape changing for you as you look to
- 17:21the horizon? What are you going to lean into
- 17:23and what are you going to say? You know it's time to
- 17:25reprioritize to get it right for us.
- 17:28Yeah. Well, for the last year and a
- 17:30half, I've been working exclusively with folks in the
- 17:32real estate space, with syndicators and fund managers.
- 17:37And if you've kept an eye on the news, those folks have gone
- 17:40through a real tumultuous time the last few years with rising
- 17:44rates, etcetera, etcetera. So it's a good market.
- 17:47But I also realized, hey, you know what this whole thing works
- 17:52well for, for so many people like high ticket coaches,
- 17:56consultants, advisors. So that's, that's been my big
- 18:00awakening that this year, Christine, is to broaden the
- 18:03scope of the people that I serve with this service because it
- 18:07doesn't just need to be for real estate.
- 18:10Sometimes our cyclical in the marketplace and real estate can
- 18:13be 1 even at the syndicate level.
- 18:15So I think it's awesome. I think people should really
- 18:17explore this. And you offer a high ticket
- 18:19service. You actually teach people how to
- 18:21build the show, how to fill the show, how to promote the show.
- 18:23Tell us a little bit about that. More people find you.
- 18:26We don't, we actually don't teach people how to do that.
- 18:28We do it for them, Christine. So we have an agency.
- 18:31It's a turnkey process. We build the show for them.
- 18:35We fill it up with their ideal guests.
- 18:36We produce everything for them. It's turn key.
- 18:39All they have to do is show up on Zoom with a smile and a clean
- 18:42shirt and remember, click record.
- 18:44Everything else happens like magic in the background.
- 18:47So you guys, if you're interested in finding out more
- 18:49about this, I've got a a short little three page PDF that goes
