Latest / STR Unpacked / Four Rules In Five Days

- Ben: Good morning and welcome to your short term mental bulletin on the 28th of August. So I thought we'd get over to Greece today because there's an interesting story that's bubbling over there. So Greece has a new spatial plan for tourism has been in force since the 7th of August. And this week the sector worked out what it actually does. So for short let's that answer is not much yet to be honest. But the plan was signed by environmental and tourism ministers and published in the government Gazette. It sorts every municipal unit into the country into five categories by tourism intensity. So on short term rentals it names four measures conditions on making a property available, limits on how many days a year you can operate, zones where the activity can be restricted or banned and controls on new supply. Now The Ministry's own guidance described these as measures that can be applied. Each one needs separate legislation or a local plan before it reaches your calendar. What is already in force is aimed at developers. New buildings within 25 meters of the shoreline is prohibited. 3 more rule changes landed this week. So the Highland Council confirmed it is your license renewal that triggers the planning check, not the control area designation. The Canary Islands, legislated a let of 31 days or less, is presumed to be tourist activity. And Wales opened up its visitor accommodation register with penalties up to £1400. So we're seeing four rule changes in five days. None of them closed a compliant operator. So the paperwork is now the whole game. So that was your week. Thank you so much for watching and I'll see you next week.
