- Greg Raymer: Welcome to the USA House Partners Podcast, hosted by the guy who, as a high school freshman, was dating a senior cheerleader and knew he was way in over his head. Somewhere in America right now, someone is sitting across from a loan officer. They've got a steady job, they've been paying rent on time for years, then they want one thing to stop making someone else's mortgage payment. Start building something for themselves. And the loan officer looks up from the screen and says, sorry, you don't qualify. Well maybe that's happened to you. Maybe it's happened to someone you know, and maybe the reason had nothing to do with whether you're a responsible person. Maybe it was your credit score, your income structure, a medical bill from three years ago, a bankruptcy that's technically behind you but still following you around. Whatever the reason, the system looked at your situation and said no. Today I want to tell you about a door that's been opened the whole time. Most people just don't know what's there. I'm broker Greg and welcome to the USA House Partners Podcast, the show for the group I've nicknamed the USA Homeowner Nation, who are people who believe that owning a piece of this country isn't just a financial goal, it's a right worth fighting for. And today we're going to talk about how to fight for it. Even when the traditional system has told you to give up. Let me give you a quick picture of where we are right now. Mortgage rates are setting well above seven percent. That's more than double what they were just four years ago. Banks have tightened their standards, and the credit scoring system, which was already pretty unforgiving, is now being used as a gate that keeps millions of deserving buyers on the outside looking in. And here's what frustrates me about that. The traditional mortgage system was designed in a world where everyone had a steady W-2 job, two years of consistent employment history. And a clean credit file. That world doesn't describe much of America anymore. It doesn't describe the gig worker driving for three different apps, pulling in solid income that just doesn't look right on a tax return. It doesn't describe the small business owner who's been running a profitable operation for five years but writes off enough that her income on paper looks pretty thin. It doesn't describe the recent college graduate who has a real job and real ambition, but a credit file that's essentially blank. It doesn't describe the family that went through a medical emergency two years ago. Watch their savings disappear and their credit take a hit, and has been fighting back ever since. And it certainly doesn't describe the veteran who came home from serving this country, faced financial chaos during the transition, and now can't qualify for the very benefits their service is supposed to unlock. These aren't bad people. These aren't irresponsible people. These are Americans who fell outside the narrow box the traditional system was built for. And for too long the answer has been go fix your situation and come back when you qualify. As if life waits for the bank to be ready. So here's what we do differently. Through our private investor network, we have access to three alternative financing programs that the traditional mortgage industry doesn't offer. These are real ownership paths, not rent-forever schemes, not predatory contracts, not gimmicks, legitimate structured agreements designed specifically for people the banks have turned away. Let me walk you through each one. Path one, the long-term fixed rate agreement. This is the most straightforward path. Think of it like a mortgage, except ⁓ instead of a bank, the financing comes through our private investor network. It's a 40-year home purchase contract with fixed payments. Your name goes on the agreement, you move into the home, you build equity from day one, and you're working toward full ownership on a clear, predictable timeline. The key difference? Qualification process looks at the full picture of who you are and not just a three-digit number on a credit report. For buyers who have the income to support a payment but don't fit the traditional credit mold, this path has been a game changer. Path two, the convertible lease. This one is for the person who says, ⁓ I'm not quite there yet, but I'm close. And I don't want to keep throwing rent money at an apartment while I get ready. And here's how that works: you lease the home, your home, the one you choose. For up to five years. You make your payments on time. And after 18 consecutive on-time monthly payments, you have the option to convert into a fixed rate ownership program. What's happening during those 18 months? I'm glad you asked. You're living in your home, you're rebuilding your credit, you're Paying down debts. You're building savings. And when you convert, you're converting at the purchase price that was locked in when you started. Not whatever the market does between now and then. I've seen families double their savings during that period. I've seen credit scores jump by 100 points or more. And I've seen those same families walk into their conversion as real equity holding homeowners. That's not renting. That's preparing to own from inside the home you're going to own. A path three, the no interest buyout agreement. This third path is for a very specific buyer, one who needs a financing structure that aligns with their faith and values. For instance, buyers who follow the Islamic finance principles, or for anyone who philosophically objects to interest bearing loans, our network offers a 40-year home financing agreement with zero interest. The way it works, our investor network purchases the home and sells it directly to you at a clearly defined price, paid over time and fixed monthly installments. There is no loan, there is no interest. The structure has been reviewed and certified as Sharia compliant by International Islamic Finance Scholars. This program exists because there are hundreds of thousands of American families for whom the conventional mortgage was never going to be acceptable. Not because of their finances, but because of their values. And they deserve a path too. And now they have one. I want to share a few stories with you. Not statistics, real people. There's a woman, I'll call her Patricia, who came to our investor group after a medical emergency wiped out of her savings and crushed her credit. She and her husband were doing their best, but the banks wouldn't touch them. They entered our convertible lease program. Twenty-five months later, Patricia had almost tripled her liquid savings, raised her credit score by 100 points, and converted into full ownership of her home. Twenty-five months from no to homeowner. There's a freelance worker, I'll call him Anthony, whose income was real but inconsistent, no traditional credit history. The bank said it was impossible, and he and his wife used our program, made their payments, and Worked the process, and in under three years they built nearly fifty thousand dollars in home equity above their purchase price and boosted their credit by over a hundred points. Fifty thousand dollars in equity. That's not rent. That's generational wealth starting to form. And finally there's Clayton, a veteran who'd been through bankruptcy and foreclosure after the military. The traditional system had completely shut the door on him. Through our network, he got in. In under two years, his home value went up by almost forty thousand dollars. He completed the financial management resources program made available to him, and he saved an additional thirty thousand on top of that. These aren't outliers. These are what's possible when someone finally gives you a real path instead of just another rejection. Now I want to be straight with you about something. These programs aren't magic, they're not for everyone. There are qualifications. They're just different qualifications than what the bank uses. First, you need to demonstrate the income to support a monthly payment. Second, the homes need to meet certain condition standards. Our network or our investor network requires a certified home inspection and a home warranty, which actually helps you as the buyer. Currently these programs are available in every state but New York, Alaska, and Hawaii, and a few zip codes along the coast of Florida where hurricanes like to visit occasionally. So here's what I can promise you. When you reach out to us, you're not gonna get a sales pitch. You're gonna get a real conversation. We're gonna listen to your situation, tell you honestly whether one of these paths is a fit, and if it is, we'll walk you through exactly what the next step looks like. No pressure, no obligation, no nonsense. We've seen too many people get burned by people who promised them things they couldn't deliver. And that's not who we are. If you've been told no by a bank, if you've been putting off the dream of homeownership because you didn't think you had options, if you're a gig worker, a self-employed business owner, a credit rebuild. A recent grad, a veteran who's someone who just needs a financing structure that respects your values, I want you to reach out. Not because I'm gonna sell you something, but because you deserve to know what's actually available to you. Contact us at USA Housepartners dot com or just simply email me at Greg at USA Housepartners dot com. Tell us your situation. We'll tell you honestly what we can do. The USA Homeowner Nation isn't just a name. It's a belief that owning a stake in this country matters. That that building equity for your family matters. That the dream of homeownership shouldn't depend on whether a bank's algorithm had a good day or not. You belong here. Let us help you get in the door. I'm Broker Greg and this is the USA House Partners Podcast, sharing this episode with someone who needs to hear it today. And as we go forward this week, I'd like you to remember the words from Proverbs chapter three. Verses thirty three and thirty four, the Lord blesses the home of the righteous, with the wise inheriting honor and the humble receiving favor. Take care, and we'll see you next week.
