- 0:00SPEAKER_00: And we're at September 4th, 2025.
- 0:02SPEAKER_00: Good morning, good afternoon, or good evening.
- 0:04SPEAKER_00: Whenever you're watching this, this is going to be your Santa Clarita real estate update.
- 0:08SPEAKER_00: Looking at the real estate activity here in this past particular week, we 84 new listings that hit the market.
- 0:14SPEAKER_00: 76 properties went under contract, same time frame.
- 0:17SPEAKER_00: So that's close to about 90%.
- 0:19SPEAKER_00: That's the absorption rate.
- 0:21SPEAKER_00: So watching as we're still not really able to build much in the way of inventory.
- 0:25SPEAKER_00: So still do have a supply and demand issue.
- 0:28SPEAKER_00: Also, schools went back into session, which is going to continue to slow the market down as we get into the fall and the winter.
- 0:35SPEAKER_00: And of course, the holiday season does a great job at that as well.
- 0:39SPEAKER_00: Looking at real estate and interest rate, that's something we're definitely at a 10-month low with regard to mortgage interest rates.
- 0:46SPEAKER_00: If you haven't talked to your lender lately, you entertained buying a few months ago, you might want to revisit that and see where those numbers lie.
- 0:53SPEAKER_00: In fact, we have some buyers that put everything on hold and now they're starting to look at it again.
- 0:58SPEAKER_00: And it looks going to be positive numbers from the Fed.
- 1:00SPEAKER_00: We'll have to wait and see how that plays out.
- 1:02SPEAKER_00: There's a lot of personalities involved in that particular dynamic.
- 1:06SPEAKER_00: Now, if nine out of 10 listings are effectively matched by accepted offers, your edge is definitely preparation.
- 1:11SPEAKER_00: You win by speed with precision, fully underwritten approval, verified funds, and insurance quotes pulled early.
- 1:19SPEAKER_00: Been talking a lot about the insurance issues out there because we do have properties, even though they are located in an easy insurance area, not that that even exists in California, but when they do, when the buyers start to look for insurance, it's laying their head against the wall.
- 1:35SPEAKER_00: It's very difficult.
- 1:35SPEAKER_00: So make sure you get that done early.
- 1:38SPEAKER_00: Also, if you sellers out there looking into pricing your property, you need to make that price in accordance with the way the market's trending.
- 1:45SPEAKER_00: We happen to have more of a buyer's market swing.
- 1:47SPEAKER_00: Still very much a seller's, but buyers have a few more properties to choose from than they did a while back.
- 1:53SPEAKER_00: And also for your sellers out there, you have a higher competition rate because the listings were sitting about 750 active units for sale.
- 2:00SPEAKER_00: That is down from 820, but again, that number fluctuates quite frequently.
- 2:04SPEAKER_00: I don't see it going up anytime soon.
- 2:06SPEAKER_00: I still think we'll be sticking there and maybe even come down 100 or 150 by the time we get to the end of the year.
