- 0:00SPEAKER_00: So a DSCR loan is great for the self-employed borrower who doesn't claim a lot of income on their tax returns because tax returns and income verification is not required.
- 0:09SPEAKER_00: It's great for the real estate investor who is trying to increase their portfolio and acquire more properties with less documentation, right?
- 0:18SPEAKER_00: Or someone who doesn't have any income at all.
- 0:21SPEAKER_00: However, they have assets.
- 0:22SPEAKER_00: So they have the money for the down payment and the reserve requirement.
- 0:25SPEAKER_00: And because the loan is based solely on the income that the property generates, it's a great loan for that type of borrower as well.
- 0:34SPEAKER_01: What's up, everyone?
- 0:35SPEAKER_01: Another Own More Doors podcast.
- 0:37SPEAKER_01: Today I'm with Phoebe Tutoroff, our in-house lender at Sage Trust Mortgage.
- 0:41SPEAKER_01: We're going to be talking about DSCRs because Phoebe, DSCRs are the hot topic right now.
- 0:46SPEAKER_01: Every investor we're working with, they always think, okay, if I can't get my conventional loan, let's go DSCR.
- 0:51SPEAKER_01: And sometimes they would rather get a DSCR loan.
- 0:54SPEAKER_01: And so this is going to be QA session with Phoebe and I.
- 0:57SPEAKER_01: And I'm going to be asking the top 15 questions around DCR type loans.
- 1:04SPEAKER_01: Okay, so tune in.
- 1:05SPEAKER_01: I think this is going to be informative.
- 1:07SPEAKER_01: Make sure to like, comment, and subscribe, and comment below.
- 1:10SPEAKER_01: Okay, Phoebe.
- 1:11SPEAKER_01: So let's start off.
- 1:12SPEAKER_01: What is a DSCR loan?
- 1:15SPEAKER_00: A DSCR loan is the acronym is debt service coverage ratio, meaning rents that the property generates are what is used to qualify for the mortgage only.
- 1:27SPEAKER_00: That's the basic explanation.
- 1:31SPEAKER_01: How is a DCR loan calculated?
- 1:34SPEAKER_00: Uh DSCR loan is calculated by either actual rents with a lease agreement or rental agreement, or if it's vacant, then the market rents dictated by the appraiser.
- 1:45SPEAKER_01: Okay.
- 1:46SPEAKER_01: So I mean, some people buying it might have an idea of what the market rent should be, either because they're hopeful or either they just don't know any better.
- 1:55SPEAKER_01: And then the appraiser may or may not be from the area, is going to come up with their own perception of what rent should be.
- 2:00SPEAKER_01: And I would tell folks this, Phoebe, is that if you're if you're buying a building, don't push the rent so hard.
- 2:07SPEAKER_01: Because I'll tell you what, appraisers are typically very conservative.
- 2:11SPEAKER_01: Like an appraiser is probably not going to give a higher rent than you come up with.
- 2:15SPEAKER_00: Probably not.
- 2:15SPEAKER_00: No.
- 2:16SPEAKER_00: Okay.
- 2:16SPEAKER_00: Okay.
- 2:16SPEAKER_01: So as we're learning about this type of loan, be conservative out there.
- 2:20SPEAKER_01: If you have vacant units.
- 2:21SPEAKER_01: Um now, Phoebe, it's not necessarily on what the actual rent is, right?
- 2:26SPEAKER_01: It's it's what the rent should be.
- 2:28SPEAKER_00: Um if it's currently occupied by tenants, it's going to be what the actual rent is.
- 2:33SPEAKER_00: If they're vacant, then it will be what the market rent is.
- 2:38SPEAKER_00: Again, what the appraiser dictates.
- 2:41SPEAKER_01: Okay.
- 2:42SPEAKER_01: Um, can you give us an example of of a type of DCR loan?
- 2:46SPEAKER_00: Uh DSCR loan.
- 2:48SPEAKER_00: Um like who is it good for or the the type of who's who's it good for?
- 2:57SPEAKER_01: And just so that someone kind of follows along from uh from wherever they're listening from.
- 3:01SPEAKER_00: Okay, so a DSCR loan is great for the self-employed borrower who doesn't claim a lot of income on their tax returns because tax returns and income verification is not required.
- 3:11SPEAKER_00: It's great for the real estate investor who is trying to increase their their portfolio and um acquire more properties with less documentation, right?
- 3:22SPEAKER_00: Those are kind of the two type of clients, or someone who doesn't have any income at all.
- 3:29SPEAKER_00: However, they have assets, so they have the money for the down payment and the reserve requirement.
- 3:33SPEAKER_00: And because the loan is based solely on the income that the property generates, it's a great loan for that type of um borrower as well.
- 3:42SPEAKER_01: Okay, perfect.
- 3:43SPEAKER_01: Um what what DCR ratio do lenders want?
- 3:48SPEAKER_00: So the most favorable is going to be 1% or better.
- 3:52SPEAKER_00: And that means that the rental income equals or exceeds the entire mortgage payment, including principal and interest or interest only, which is another option.
- 4:03SPEAKER_00: We'll talk on that in just a bit, plus property insurance and property taxes.
- 4:08SPEAKER_00: So as long as the rental income equals or exceeds that payment amount, then it qualifies for a DSCR.
- 4:17SPEAKER_01: Phoebe, so for those folks listening, I'm gonna tell them you could go onto our website.
- 4:22SPEAKER_01: We've we've had our web development team create a DCR calculator that we have on our website.
- 4:29SPEAKER_01: So if you go onto our website, find the search tab and plug in DSCR, and you're gonna have a calculator that um Phoebe worked alongside our our web developer, and she said, This is how it works, this is the way that it should be displayed.
- 4:42SPEAKER_01: So anyone could use it for free and they could start playing with it now.
- 4:46SPEAKER_01: Because here's the things you need to learn to push the buttons.
- 4:51SPEAKER_01: And all that means is if we could get you familiar with this process and you start punching in numbers, you're gonna start looking at, you're gonna get the hang of what we're talking about.
- 5:01SPEAKER_01: I know it's kind of hard to follow right now for some of you.
- 5:04SPEAKER_01: I get it if others understand what um um a ratio of one, or if you're buying a five plus of one, two, five, you may not know that, or you might know that.
- 5:15SPEAKER_01: Others may not.
- 5:16SPEAKER_01: And what I'm saying is I'm recommending you push the buttons, go on to our uh DSCR calculator on our website and find a property and follow along.
- 5:25SPEAKER_01: It's gonna be super easy to use and it's gonna tell you qualify for DSCR or it doesn't.
- 5:31SPEAKER_01: Okay.
- 5:32SPEAKER_01: And so this is a way to start getting familiar, educating yourself, and really at the end of the day, building confidence because confidence is what's gonna create that momentum to take that first step.
- 5:42SPEAKER_01: Okay.
- 5:43SPEAKER_01: Um, all right.
- 5:45SPEAKER_01: Question number four What is what is a DCR loan good for?
- 5:50SPEAKER_00: Oh, so it's good for the self-employed client, the client who has no income, or the real estate investor that is just looking to grow their portfolio with less documentation required.
- 6:03SPEAKER_01: Okay, which is huge.
- 6:04SPEAKER_00: Yep, it's huge.
- 6:05SPEAKER_01: And there's a lot of high net worth individuals that we work with, and their job now is to manage their properties.
- 6:14SPEAKER_01: Like they don't want a regular job.
- 6:15SPEAKER_01: They're like, I like collecting the rents, I like providing, I like being a housing provider, taking care of my properties, making sure that they're providing habitable um apartment buildings and homes.
- 6:25SPEAKER_01: And they may not show W-2 income.
- 6:29SPEAKER_01: They don't have a W-2 job.
- 6:31SPEAKER_01: Their job now is to overlook their portfolio.
- 6:33SPEAKER_01: And so those people is is one example, right?
- 6:36SPEAKER_00: One example, one example.
- 6:37SPEAKER_00: And there are borrowers who are high-earning individuals with paychecks and W-2s.
- 6:44SPEAKER_00: Um, however, they choose to go on the less documentation route, either because there's other loan programs that are available for DSCR, or they just want less work when it comes to applying for a mortgage.
- 6:59SPEAKER_01: Perfect.
- 7:00SPEAKER_01: What documents do I need?
- 7:02SPEAKER_00: Um, a purchase agreement, an appraisal, a rental agreement if the property is currently occupied, and um if you're gonna purchase the property in an entity such as an LLC or a corporation, those entity documentations are required as well.
- 7:22SPEAKER_00: Otherwise, that's pretty much it.
- 7:24SPEAKER_00: And obviously a loan application and a credit report.
- 7:28SPEAKER_01: Let me ask about that.
- 7:30SPEAKER_01: You will give a loan to an LLC?
- 7:32SPEAKER_00: Yes.
- 7:33SPEAKER_01: Oh, perfect.
- 7:33SPEAKER_01: Because if you do a conventional loan, you're not going to get it.
- 7:37SPEAKER_01: Okay, so that's another reason why someone would go down this route.
- 7:39SPEAKER_00: Correct.
- 7:40SPEAKER_00: However, um, whoever the signing members of the LLC or managing members of the LLC, they have to personally sign for the mortgage.
- 7:50SPEAKER_00: So the loan is actually not being given to the entity per se, it's being given to either the president or this the managing member of the entity.
- 8:00SPEAKER_00: Um, however, the title will be vested in that entity at closing.
- 8:04SPEAKER_01: Okay, that's awesome.
- 8:05SPEAKER_01: If you guys think that that is cool and you could benefit, make sure to comment.
- 8:08SPEAKER_01: Uh, I want to give a quick shout out.
- 8:10SPEAKER_01: Uh, so it turns out so outside of US being our biggest market when it comes to our podcast and YouTube channel, the two other countries that um we have our biggest um uh listener base and viewership is South Africa and Canada.
- 8:24SPEAKER_01: So uh I appreciate you.
- 8:26SPEAKER_01: I see you.
- 8:27SPEAKER_01: Thank you guys so much for tuning in.
- 8:32SPEAKER_01: Okay, what properties qualify for a DSCR?
- 8:35SPEAKER_00: Um pretty much anything.
- 8:37SPEAKER_00: A single family residence, a condo qualifies, uh, one to four unit multifamily qualifies.
- 8:45SPEAKER_00: Um, just to note that the DSCR loan is for investment property only.
- 8:50SPEAKER_00: It's not for the owner-occupied person either buying or refinancing.
- 8:56SPEAKER_01: Okay.
- 8:57SPEAKER_01: So pay attention.
- 8:58SPEAKER_01: This is only for investments.
- 8:59SPEAKER_01: This is not like, hey, I'm gonna buy a fourplex and live in it.
- 9:02SPEAKER_01: That doesn't fly.
- 9:03SPEAKER_01: That's not allowed.
- 9:03SPEAKER_01: That's not what this the purpose of the loan is for.
- 9:06SPEAKER_01: Okay.
- 9:07SPEAKER_01: Um, what are the loan terms like?
- 9:10SPEAKER_00: Um, so there's several options.
- 9:12SPEAKER_00: The most popular um loan term that we're seeing is going to be a 30 or a 40-year fixed mortgage.
- 9:20SPEAKER_00: 40-year fixed mortgages are not available in the conventional realm.
- 9:25SPEAKER_00: So that's a great option.
- 9:26SPEAKER_00: It's going to reduce the payment.
- 9:28SPEAKER_00: Uh, the second most popular option on either one of those is going to be a 10-year interest only option.
- 9:35SPEAKER_00: So on the 30-year fixed, you get a 10-year interest only option.
- 9:40SPEAKER_00: At the end of 10 years, it converts to a 20-year fully amortized loan.
- 9:44SPEAKER_00: And then the 40-year works the same where the first 10 years are interest only, with the remaining balance at the end of 10 years being a 30-year fully amortized loan.
- 9:54SPEAKER_01: Phoebe, when we're talking about interest only, is that um is the interest-only payment factored in to get to the ratio?
- 10:03SPEAKER_01: Or do they factor in the the um the interest and principal?
- 10:07SPEAKER_00: So on the interest only option, if you go with that route, the interest-only portion of the mortgage payment is what is used to uh come to the 1% DSCR ratio.
- 10:18SPEAKER_01: That's huge because if you're getting a five plus um a loan on, say, an eight-unit building, the commercial lender, if you go with the interest only, that's not what's being factored in for the debt coverage ratio.
- 10:29SPEAKER_01: It's not.
- 10:30SPEAKER_01: Correct.
- 10:30SPEAKER_01: They factor in interest and principal.
- 10:33SPEAKER_01: Um, you might get the only uh the interest only loan, but you have to meet that debt coverage ratio, which is higher.
- 10:38SPEAKER_01: So that's really good to know.
- 10:40SPEAKER_01: In fact, my advice in most cases, if you're in a appreciating market, say Southern California, highly recommend the 10-year interest only.
- 10:50SPEAKER_01: Well, actually, even the 40-year.
- 10:52SPEAKER_01: No, well, it's not gonna be 40-year interest only, but spreading a quad.
- 10:55SPEAKER_01: My my thing is lower the payment as much as possible, raise the rents where you can, and and you want to be in control of the property.
- 11:05SPEAKER_01: And so we'll call it the asset, but it's a property.
- 11:07SPEAKER_01: You want to be in control of it.
- 11:08SPEAKER_01: And to lower the payment as much as possible is would be my in most cases, my professional opinion.
- 11:14SPEAKER_01: Agreed.
- 11:14SPEAKER_01: I know we've kind of already answered this, so this one will be click, uh quick.
- 11:17SPEAKER_01: This is uh question number eight.
- 11:19SPEAKER_01: Can I close in a LLC?
- 11:20SPEAKER_01: Yes.
- 11:21SPEAKER_01: Perfect.
- 11:21SPEAKER_01: Yes.
- 11:22SPEAKER_01: Okay.
- 11:23SPEAKER_01: What affects the rate?
- 11:24SPEAKER_00: There's main factors.
- 11:26SPEAKER_00: So it's going to be property type, um, your credit score, um, the down payment amount.
- 11:33SPEAKER_00: So the loan to value affects the interest rate.
- 11:36SPEAKER_00: And those types of loans also have a prepayment penalty option.
- 11:41SPEAKER_00: So if you choose to go with a prepayment penalty option, whether it's a one-year, two-year, three year, four-year, five year, um, there's lots of different options that's going to affect the interest rate as well.
- 11:54SPEAKER_00: So the higher the prepayment penalty that you agree to use, then the lower the interest rate will be.
- 12:00SPEAKER_01: Okay.
- 12:01SPEAKER_01: Question 10.
- 12:02SPEAKER_01: Can I use Airbnb or VRBO income to qualify?
- 12:05SPEAKER_00: Yes, but you there though, so there's a couple of caveats, right?
- 12:09SPEAKER_00: So um you have to have a history of renting a property as a a manager with short-term rental, right?
- 12:18SPEAKER_00: Airbnb or VRBO or however you do it.
- 12:22SPEAKER_00: It needs to be reflected like that on your rental agreements, and you need to have a 12-month history of managing that type of property.
- 12:30SPEAKER_00: And the the actual rent is still going to be either, you know, the lesser of market rent from the appraisal on a long-term basis, right?
- 12:41SPEAKER_00: Or the um the Airbnb or short-term rental.
- 12:47SPEAKER_00: However, I am seeing new products come across where if the appraiser can provide three comparables that are very similar to the subject property that are strictly rented short-term-wise with evidence in the appraisal, then the lender will actually use the short-term rental income as well, as long as you have a history of owning and renting properties on a short-term basis.
- 13:10SPEAKER_01: You first, uh, one of the words you you said is you have experience managing.
- 13:14SPEAKER_01: Um, what if I don't own, but I manage and I'm able to show that?
- 13:17SPEAKER_01: Like because then you said owning and managing.
- 13:19SPEAKER_01: So I is it just managing or is it owning and managing?
- 13:22SPEAKER_00: So it's it's some lenders have different some allows.
- 13:26SPEAKER_00: Most lenders will allow if you have proof of being a property manager for at least 12 months, whether you were managing a property for someone else, you worked for a company that was a property management company, or, you know, if it's a family-owned property and you can show proof that you managed it, um they're gonna ask for a lot of documentation to prove that.
- 13:47SPEAKER_00: But you can be considered at an experienced investor if you can provide proof that you've collected rents, um, managed property, that sort of stuff.
- 13:58SPEAKER_01: You could also buy your first property, do Airbnb, don't get credit for the income yet.
- 14:02SPEAKER_01: And then after 12 months, you go to buy another one.
- 14:04SPEAKER_01: Because typically, if you buy one property and if it works well and it should work well, because history will show that most people are profitable in owning real estate.
- 14:12SPEAKER_01: Um, so maybe on the first go-around, you don't get the credit of that additional income.
- 14:17SPEAKER_01: But on the second go-around, say um after the first year of owning the first property you bought, if it's a four-plex or a duplex or whatever it might be, um that's where you have the record.
- 14:30SPEAKER_01: That's where you set up, like, hey, I could do this.
- 14:32SPEAKER_01: Look, I'm a super host, right?
- 14:33SPEAKER_01: Right.
- 14:34SPEAKER_01: Okay, I love it.
- 14:35SPEAKER_01: Question number 11 Are there, and I know you've kind of already answered this, are there any prepayment penalties?
- 14:40SPEAKER_00: Um, they're optional.
- 14:42SPEAKER_00: The longer the prepayment penalty, the better the interest rate you're gonna get.
- 14:46SPEAKER_00: So you're gonna have an option between one and five years with different options on those prepayment penalties.
- 14:53SPEAKER_00: There's hard prepayment penalties, which are going to be the same for the entire term of the prepayment penalty.
- 14:58SPEAKER_00: There's step-down prepayment penalties.
- 15:00SPEAKER_00: Um, and those are pretty much the options, but anywhere between one and five years.
- 15:06SPEAKER_01: Okay.
- 15:06SPEAKER_01: Can I do a cash out refi with a DSER loan?
- 15:09SPEAKER_00: Yes, you can.
- 15:10SPEAKER_00: Yes, you can.
- 15:11SPEAKER_00: Um, you have to have owned the property for a year to be able to use current value.
- 15:17SPEAKER_00: So if you purchase the property in the last 12 months, they're going to use the purchase price of the property, with a possible exception if you've done significant rehab to it with receipts.
- 15:27SPEAKER_00: Um, but if you've owned it for at least 12 months, they'll give you the benefit of current market value and you can go up to an 80% loan to value and take cash out proceeds.
- 15:38SPEAKER_01: Phoebe, this is not part of the questions, but can I do this on a say a commercial retail center?
- 15:44SPEAKER_00: I I do not have any options for mixed use, commercial retail.
- 15:48SPEAKER_01: What if it's only commercial, not mixed use?
- 15:50SPEAKER_00: So like five, oh, just straight commercial.
- 15:53SPEAKER_01: Uh uh, I'm thinking for my laundromat.
- 15:55SPEAKER_01: I dumped a lot of money into it.
- 15:57SPEAKER_01: I'm like, man, can I can I pull money out?
- 15:59SPEAKER_00: I don't have any options for that right now.
- 16:01SPEAKER_00: Yet.
- 16:01SPEAKER_01: Yet.
- 16:01SPEAKER_01: Okay.
- 16:02SPEAKER_01: All right, 2020.
- 16:03SPEAKER_00: They're ever evolving, ever improving.
- 16:05SPEAKER_00: New programs are coming out, honestly, weekly, if not monthly.
- 16:10SPEAKER_01: Okay, so that's that's my shameless plug to remind you guys to make sure to subscribe so that you are in the know.
- 16:16SPEAKER_01: So Phoebe is boots on the ground.
- 16:18SPEAKER_01: She's following this closely, and so she knows when things change, and when they change, we're gonna bring it to you.
- 16:23SPEAKER_01: So uh make sure you're following us.
- 16:25SPEAKER_01: Thank you.
- 16:26SPEAKER_01: Um Question number 13.
- 16:28SPEAKER_01: What credit score do I need?
- 16:30SPEAKER_00: So the lenders will go down all the way to a 620 credit score.
- 16:36SPEAKER_00: However, the lower the credit score, the the higher your interest rate's gonna be.
- 16:41SPEAKER_00: So it, you know, the higher credit scores are going to receive better terms.
- 16:45SPEAKER_01: Okay.
- 16:46SPEAKER_01: Um can a DSCR be be used.
- 16:49SPEAKER_01: I I think we've already answered this, but can a DSCR be used for multifamily or commercial?
- 16:54SPEAKER_00: For multifamily, yes.
- 16:56SPEAKER_00: Um, straight commercial, no.
- 16:59SPEAKER_01: Um we've looked at eight unit buildings, and you're like, hey, I could do a DSCR loan on those properties.
- 17:06SPEAKER_00: Yes, I do have options for five to ten units.
- 17:10SPEAKER_00: Um they do require a little bit more down payment and or lower loans of value.
- 17:16SPEAKER_01: Like how much more?
- 17:17SPEAKER_00: 25 to 30 percent typically, depending on the property, where it's located at, you know, and then obviously it still has to qualify with the 1% or better DSCR ratio.
- 17:28SPEAKER_01: Yeah, but that's better because typically when I'm running the numbers, we have to go 1.25 or better.
- 17:33SPEAKER_01: And that's not even on interest.
- 17:34SPEAKER_01: Oh, and then we could do interest only.
- 17:35SPEAKER_00: We could do interest only on the better.
- 17:37SPEAKER_01: Correct.
- 17:37SPEAKER_00: Okay, so the interest rate's gonna be higher too.
- 17:39SPEAKER_00: Yeah, it's not gonna be as good as the single family or one-to-fours.
- 17:44SPEAKER_01: Can can you give us a range of what interest rates are, like right now, today, uh what mid-December 2025?
- 17:51SPEAKER_00: Um it's gonna be so I just I actually was on the phone early this morning and I was pricing out a loan for a client for a single family.
- 18:01SPEAKER_00: She has about 30% equity.
- 18:03SPEAKER_00: She wants to do a rate and term refinance, and she's being quoted mid-sixes on a 30-year fixed with a 10-year interest only option with a three-year prepayment penalty.
- 18:13SPEAKER_01: That's good.
- 18:14SPEAKER_01: I love 10-year interest only.
- 18:16SPEAKER_01: And I'll tell you guys why.
- 18:17SPEAKER_01: For people who are like, well, hey, he's really rolling the dice, or maybe his risk tolerance is much higher than it is for me.
- 18:23SPEAKER_01: 10 years with a really low payment gives you a lot of time for interest rates to come down.
- 18:29SPEAKER_01: And by the way, my opinion is interest rates are gonna um come down here soon, and then prices are gonna go back up again.
- 18:35SPEAKER_01: Okay, and I'm not saying they're gonna come down back to 3%, but any little, you know, 25 basis points will make a difference.
- 18:42SPEAKER_01: And so uh we will see a difference in the market once interest rates drop.
- 18:46SPEAKER_01: And I do expect um, and by the way, here's my advice 2026, we are gonna have more sales um happening.
- 18:55SPEAKER_01: There's gonna be more buyers, more sellers, and better interest rates.
- 18:58SPEAKER_01: It's gonna be a much better market than 2025.
- 19:01SPEAKER_01: So that's my advice.
- 19:02SPEAKER_01: Um, last question.
- 19:03SPEAKER_01: Thank you guys for tuning in.
- 19:05SPEAKER_01: I was trying to do rapid fire on these questions.
- 19:07SPEAKER_01: How fast can I close?
- 19:08SPEAKER_00: I've been closing DSCR loans because there's very little documentation as long as the appraisal is scheduled and completing in a timely manner in 21 days or sooner, sometimes in certain instances.
- 19:22SPEAKER_01: I love it.
- 19:22SPEAKER_01: Um, hey, so this is not a question that you have in here, but I'm gonna ask.
