- 2:04SPEAKER_04: Love you guys, always in the studio with us.
- 2:06SPEAKER_04: And we're going to be talking about something today I think is really important when you're buying or selling homes.
- 2:12SPEAKER_04: What should a good representation actually look like, right?
- 2:15SPEAKER_04: And feel like.
- 2:16SPEAKER_04: That's true too.
- 2:17SPEAKER_04: People heard terms like buyer representation and seller representation all the time.
- 2:22SPEAKER_04: But what do those words mean in real life?
- 2:24SPEAKER_04: So we're going to talk about that today.
- 2:26SPEAKER_04: You're not just hiring someone to open doors or put signs in the yard, you're hiring someone to represent you.
- 2:32SPEAKER_04: So that's the main question for today's episode.
- 2:35SPEAKER_04: How should a client feel when they know they are being well represented?
- 2:39SPEAKER_04: Lisa and Lydia, welcome back to the podcast.
- 2:42SPEAKER_09: Hi.
- 2:42SPEAKER_09: Hello.
- 2:43SPEAKER_08: She's so enthusiastic and she really is for today.
- 2:48SPEAKER_08: She is very chipper.
- 2:50SPEAKER_08: She's ready.
- 2:50SPEAKER_04: She's a little bit yoga, right?
- 2:52SPEAKER_08: Today we did glutes today.
- 2:53SPEAKER_04: Oh, glute day.
- 2:54SPEAKER_04: So that's why they're kind of sitting like this.
- 2:56SPEAKER_04: Yeah.
- 2:56SPEAKER_04: Oh yeah.
- 2:57SPEAKER_08: We did glute day and we appreciate you guys, you know, accommodating us.
- 3:00SPEAKER_04: I do glute day every day, going up and down the stairs to the studio.
- 3:02SPEAKER_08: You know, well, you're right.
- 3:03SPEAKER_04: Every day, every day, right?
- 3:05SPEAKER_08: But I do have questions about buyer representation because that makes me, when I hear this, I think of a lawyer.
- 3:11SPEAKER_08: You know what I'm saying?
- 3:11SPEAKER_08: Represent you just think of the word representation.
- 3:13SPEAKER_08: Yeah, so I think it's good that we talk about this because see, my brain thinks that.
- 3:17SPEAKER_08: You need represented in a lot of things.
- 3:19SPEAKER_08: It does.
- 3:20SPEAKER_08: Yeah.
- 3:20SPEAKER_08: Yeah.
- 3:21SPEAKER_04: And and so what we want to talk about is you should feel heard.
- 3:24SPEAKER_04: And what we mean is you should feel heard as in the buyer or seller should feel heard, right?
- 3:28SPEAKER_07: Absolutely.
- 3:29SPEAKER_04: And that's what we want to make sure in our first segment we're going to talk about, right?
- 3:32SPEAKER_04: So want to walk us through that a little bit.
- 3:34SPEAKER_04: Like if you have two buyers can have the exact same budget but completely different priorities.
- 3:40SPEAKER_04: Is that true?
- 3:41SPEAKER_07: Yeah.
- 3:41SPEAKER_04: Okay.
- 3:41SPEAKER_07: One could be looking for a subdivision.
- 3:43SPEAKER_07: One could be looking for a country.
- 3:45SPEAKER_07: Right.
- 3:46SPEAKER_07: One could be looking for a small house, big yard, or big house, small yard.
- 3:51SPEAKER_03: Ooh.
- 3:52SPEAKER_03: See how she did that?
- 3:53SPEAKER_07: I've told Lydia.
- 3:54SPEAKER_07: We I've switched.
- 3:55SPEAKER_07: She's changed her whole.
- 3:57SPEAKER_07: She I told you that day that you would you say that now.
- 4:00SPEAKER_07: Did I not?
- 4:01SPEAKER_04: Lisa?
- 4:02SPEAKER_04: Yes.
- 4:02SPEAKER_04: Lisa was right.
- 4:03SPEAKER_08: I was wrong.
- 4:04SPEAKER_08: You're the best.
- 4:04SPEAKER_08: I'm the worst.
- 4:05SPEAKER_08: No, after that vacation, I that little short weekend vacation we had.
- 4:09SPEAKER_08: Now Lisa, the house, I told Lydia it was probably late 90s, early 2000s, you know, architecture style.
- 4:16SPEAKER_08: But here's the thing I loved it because I'm on the lake with a beautiful, probably thousands and thousands of dollar dog.
- 4:23SPEAKER_08: I don't care.
- 4:23SPEAKER_08: I mean, it it worked.
- 4:24SPEAKER_08: It was great.
- 4:25SPEAKER_08: So I've changed my tune.
- 4:27SPEAKER_08: Just want everybody to know, you guys and the listeners.
- 4:30SPEAKER_08: So now you guys can go on.
- 4:31SPEAKER_04: All right.
- 4:31SPEAKER_08: So now back to the perspective could change at any time.
- 4:34SPEAKER_07: Yeah, good job.
- 4:35SPEAKER_07: Good segue.
- 4:37SPEAKER_07: That's right.
- 4:37SPEAKER_04: Perspectives could change, like Caitlin's did.
- 4:40SPEAKER_07: Yes.
- 4:40SPEAKER_07: So don't treat every buyer or seller the same.
- 4:44SPEAKER_07: Get to know them, let them speak, and you listen.
- 4:47SPEAKER_07: And that's what we do.
- 4:49SPEAKER_07: We we have questions to ask them.
- 4:51SPEAKER_09: Yeah.
- 4:51SPEAKER_09: I was just gonna say we want them to feel heard.
- 4:53SPEAKER_09: We want we're working for them.
- 4:56SPEAKER_04: Right.
- 4:57SPEAKER_04: Right.
- 4:58SPEAKER_04: So every everyone's representation is going to look different.
- 5:02SPEAKER_07: Absolutely.
- 5:03SPEAKER_04: And you guys are the experts in making sure that specific buyer is represented.
- 5:09SPEAKER_07: You'll have a customer or client that has done this many, many times.
- 5:13SPEAKER_07: Right.
- 5:13SPEAKER_07: And they don't need a whole lot from you.
- 5:15SPEAKER_07: You know, they're just like, Lisa, here's the paperwork, you know, here, let's just do this, you know.
- 5:20SPEAKER_07: And they know exactly what they want.
- 5:22SPEAKER_07: And then you have those that say, please take care of me.
- 5:25SPEAKER_07: Please just watch over me and make sure that nothing.
- 5:28SPEAKER_07: Please get my agree.
- 5:30SPEAKER_07: Yes, please take care of me and let me know if I'm doing something wrong, you know.
- 5:35SPEAKER_07: And that's what we do too.
- 5:37SPEAKER_04: Well, I know we talk we've talked about buyers here in the beginning, but sellers also, right?
- 5:41SPEAKER_07: Absolutely.
- 5:42SPEAKER_04: Could have different, completely different goals.
- 5:44SPEAKER_07: Yeah.
- 5:45SPEAKER_07: Whether they want to sell fast, whether they want to wait for their price.
- 5:50SPEAKER_09: It's contingent where they're they're looking for a house at the same time that they're trying to sell theirs.
- 5:54SPEAKER_09: Yes.
- 5:54SPEAKER_09: Right.
- 5:55SPEAKER_07: Put your house on the market contingent on you finding a home that tells buyers, hey, they have to find a home before you get this home.
- 6:04SPEAKER_07: And that's okay too.
- 6:05SPEAKER_04: Yeah.
- 6:06SPEAKER_04: And and I know that good representation starts with understanding the person, not just the property, right?
- 6:12SPEAKER_07: Absolutely.
- 6:12SPEAKER_04: And that's that's what you guys are very key at at first class really pros.
- 6:17SPEAKER_07: You find a spouse that's been left and they're very emotional about the house, and they want to sit and discuss all of the great times that they've had.
- 6:26SPEAKER_07: Sit there, listen to that.
- 6:27SPEAKER_07: Of course, you have a timeline that you maybe need to get to.
- 6:30SPEAKER_07: Right.
- 6:31SPEAKER_07: You're like, Yeah, looking at your watch.
- 6:33SPEAKER_07: Yeah.
- 6:34SPEAKER_07: And then when you're talking about it or when you go to that closing table, you start remembering what they have told you and say, hey, they're going to start this and be able to do the same things that you did here in this home.
- 6:47SPEAKER_07: And it kind of brings the two buyer and seller together.
- 6:49SPEAKER_04: And that makes sense.
- 6:50SPEAKER_04: Go ahead, Gabe.
- 6:51SPEAKER_04: Yeah.
- 6:51SPEAKER_08: Well, anytime you get to know somebody like that, you're going to be able to better determine what would serve them the best.
- 6:57SPEAKER_08: Yeah.
- 6:57SPEAKER_08: It's just like you were talking the other day.
- 6:59SPEAKER_08: You interview your clients just like they interview you.
- 7:02SPEAKER_08: You're not doing it to determine if you want to work with them.
- 7:05SPEAKER_08: You're doing it to get to know them better so that you can help.
- 7:08SPEAKER_08: Can we we can serve them better?
- 7:09SPEAKER_08: Yeah.
- 7:09SPEAKER_08: Good job, Lise.
- 7:10SPEAKER_04: So thanks.
- 7:11SPEAKER_04: What is something, Lydio and Lise, I love it.
- 7:14SPEAKER_04: What is something a client has told you that changed the way you approach their transaction?
- 7:20SPEAKER_09: Not like a specific story, but like in mine transactions that I've had, it's been more so getting personal with them and understanding why they're needing to move, where they're moving, why they're leaving their home, and I guess really understanding like their stories.
- 7:35SPEAKER_09: I haven't had any selling of a house that like I haven't connected with the client as on a deeper level of getting them telling me their whole life story, their family, everything.
- 7:44SPEAKER_04: Yeah, never just been that.
- 7:45SPEAKER_04: A transaction is just where I'm selling their house and that's it.
- 7:49SPEAKER_09: I mean, I still have clients that still, well, just one from last October just reached out to me yesterday.
- 7:54SPEAKER_09: So I still have them just to check up and stuff and see how things are going.
- 7:57SPEAKER_04: So and that's one of the key takeaways about First Choice Really Pros is you make it so personable.
- 8:02SPEAKER_04: Yeah.
- 8:03SPEAKER_04: And that's what's the difference, I think.
- 8:05SPEAKER_07: I had a client that called and and they said, you know, we want to come, we want you to come and talk to us about selling our home.
- 8:11SPEAKER_07: And I got there and then they said, Well, we need to tell you something.
- 8:14SPEAKER_07: We're getting a divorce.
- 8:16SPEAKER_07: Now it's a friendly divorce.
- 8:17SPEAKER_03: Right.
- 8:18SPEAKER_07: But we're getting a divorce.
- 8:19SPEAKER_07: We don't want to be together.
- 8:21SPEAKER_07: So we're going to make this as easy on you.
- 8:23SPEAKER_07: Yes.
- 8:23SPEAKER_07: And so, but just telling me that up front helped me to know how I needed to approach the situation.
- 8:31SPEAKER_04: Yeah, yeah.
- 8:31SPEAKER_04: Yeah.
- 8:31SPEAKER_04: No, that's a great so a client should feel like their agent actually knows what they want and why they are making that move.
- 8:39SPEAKER_04: Right.
- 8:40SPEAKER_04: And that's the key.
- 8:40SPEAKER_04: Absolutely.
- 8:41SPEAKER_04: That's the key from that one.
- 8:42SPEAKER_04: So, you know, transition into a buyer and seller should feel more informed and not confused, right?
- 8:49SPEAKER_04: So talk to us about that, right?
- 8:51SPEAKER_04: That real estate has its own language.
- 8:53SPEAKER_04: What are some of that language that real estate has?
- 8:55SPEAKER_07: And I was looking at because when I was thinking about this, I in my packet, it has all of the things about what's going to happen.
- 9:02SPEAKER_07: Okay.
- 9:03SPEAKER_07: It I used to have, and I don't have it in there, and I think I'm going to put it back in there.
- 9:07SPEAKER_07: I used to have a sheet that had all of the glossary of terms.
- 9:12SPEAKER_07: Yes.
- 9:12SPEAKER_07: Because first-time home buyers do not understand first charts reality pros, Wikipedia.
- 9:19SPEAKER_04: I am obsessed with that, Lisa, that you did that.
- 9:23SPEAKER_04: Lydia's like, Lisa, I know.
- 9:25SPEAKER_08: Let's because I feel like I've learned like a lot of the terms or the acronyms.
- 9:30SPEAKER_04: Next time I notice her corner got brighter when she had an idea.
- 9:35SPEAKER_08: I think you guys should bring the the glossary.
- 9:39SPEAKER_08: And you read off the terms.
- 9:41SPEAKER_07: And you guys tell us what this means.
- 9:42SPEAKER_08: You read off the definition and see.
- 9:44SPEAKER_08: Well, he'll probably know a lot.
- 9:47SPEAKER_07: Yeah.
- 9:48SPEAKER_08: Yeah.
- 9:49SPEAKER_07: I've learned it's just a taste.
- 9:50SPEAKER_07: It's just a gaitliness.
- 9:52SPEAKER_07: But if she doesn't know, then you get to answer.
- 9:54SPEAKER_07: Yes.
- 9:54SPEAKER_07: Yeah.
- 9:54SPEAKER_07: Oh my gosh, I think this will be great.
- 9:56SPEAKER_07: So bring it up.
- 9:57SPEAKER_04: We can do just a quick three-minute segment so it doesn't take away from our other little buddy.
- 10:03SPEAKER_07: Yeah.
- 10:03SPEAKER_07: So listen.
- 10:04SPEAKER_04: See how smart a little Caitlin is.
- 10:05SPEAKER_07: You know, at first when I put it in there, and I don't know why I didn't put it back in there.
- 10:09SPEAKER_07: I always thought I didn't want people to think that I thought that they were ignorant about this term.
- 10:14SPEAKER_07: Okay.
- 10:15SPEAKER_07: But but so many said, I'm so glad you put this in here because when I'm talking jargon, they're like, They have no idea.
- 10:23SPEAKER_07: Yes.
- 10:23SPEAKER_07: It's like the deer in the headlight.
- 10:25SPEAKER_07: Yeah.
- 10:25SPEAKER_07: And then they go back and they look and they're like, that's what that means.
- 10:27SPEAKER_07: You know, and then they're so good.
- 10:30SPEAKER_04: Or you can reference it saying, hey, in your packet, I have all the the definitions of these terms that I'm bringing up to you.
- 10:36SPEAKER_04: We can look at them now if you need to.
- 10:37SPEAKER_04: That way you're on the right.
- 10:38SPEAKER_07: And that's the way I always presented it.
- 10:40SPEAKER_07: I'm going to do it again.
- 10:41SPEAKER_07: But I'd always say, in this packet, here's all the terms you're going to hear throughout this transaction with your lender, with the title company, and with myself.
- 10:49SPEAKER_04: So let's talk about those terms, but not what they are.
- 10:52SPEAKER_04: Okay.
- 10:53SPEAKER_04: So someone doesn't like we could we could give her a set of headphones right now and she could just be like, Yeah, but that is also a week.
- 11:00SPEAKER_08: Yeah.
- 11:00SPEAKER_08: You know, a lot can happen in a week, Chris.
- 11:02SPEAKER_04: Oh my gosh, yeah.
- 11:03SPEAKER_04: Because she has to, she does the reels in this, so she would be listening to it.
- 11:05SPEAKER_04: So don't you're right.
- 11:07SPEAKER_04: So we'll we'll say we can skip that one.
- 11:09SPEAKER_04: We can say the names, just not the words are just names.
- 11:12SPEAKER_04: She's still, I mean, she's heard some of them.
- 11:13SPEAKER_09: Contingencies, disclosures, earnest money.
- 11:16SPEAKER_09: Um pre-approval.
- 11:17SPEAKER_09: Pre-approval.
- 11:18SPEAKER_04: Appraisals.
- 11:19SPEAKER_09: Appraisals, inspections.
- 11:20SPEAKER_09: Yes.
- 11:21SPEAKER_07: Some of those are just something Sam does.
- 11:23SPEAKER_07: Yeah.
- 11:23SPEAKER_07: Something is title work.
- 11:25SPEAKER_04: There you go.
- 11:25SPEAKER_07: Okay.
- 11:26SPEAKER_07: It was like ding ding ding ding ding.
- 11:28SPEAKER_07: All right.
- 11:28SPEAKER_04: And then closing costs.
- 11:30SPEAKER_04: There you go.
- 11:30SPEAKER_04: Yeah.
- 11:31SPEAKER_04: All right.
- 11:31SPEAKER_04: Awesome.
- 11:32SPEAKER_04: So look, Caitlin's, Caitlin's her, her wheels are turning.
- 11:35SPEAKER_04: There was only a few that are a little smoke coming out of that corner now.
- 11:38SPEAKER_08: And I also don't know, like, let's okay, MLS marketing something system.
- 11:43SPEAKER_07: The multiple listing system.
- 11:44SPEAKER_07: Dang it.
- 11:45SPEAKER_07: The multiple listing system.
- 11:47SPEAKER_03: MLS.
- 11:48SPEAKER_07: But it is a marketing system.
- 11:49SPEAKER_07: League soccer, isn't it?
- 11:50SPEAKER_07: And it really is.
- 11:50SPEAKER_07: So don't be bad about that.
- 11:52SPEAKER_07: We can change those names.
- 11:54SPEAKER_03: League soccer.
- 11:54SPEAKER_08: Yeah.
- 11:55SPEAKER_08: Well, no.
- 11:55SPEAKER_03: Now you're going to get that in your head.
- 11:56SPEAKER_08: No, they always talk about MLS.
- 11:58SPEAKER_08: So I have MLS in my head because they're always talking about MLS.
- 12:02SPEAKER_07: Because MLS is like, you know, the pathway to all the things.
- 12:05SPEAKER_07: As a realtor.
- 12:06SPEAKER_07: Yeah.
- 12:06SPEAKER_07: As a realtor.
- 12:07SPEAKER_04: Right.
- 12:08unknown: Yeah.
- 12:08SPEAKER_04: Well, so like you said, clients aren't expected or not expected to know everything.
- 12:12SPEAKER_04: That's why you guys are the professionals in that, right?
- 12:15SPEAKER_06: Yes.
- 12:16SPEAKER_04: So, and that's I think you guys make it clear that asking the questions, you encourage that a lot.
- 12:21SPEAKER_04: Even if someone thinks the question is stupid.
- 12:23SPEAKER_07: No, there is never a stupid question.
- 12:26SPEAKER_07: This is your money.
- 12:27SPEAKER_07: This is a big deal.
- 12:28SPEAKER_04: Right.
- 12:28SPEAKER_07: And if you have a question, then I need to find the answer.
- 12:31SPEAKER_04: That's right.
- 12:32SPEAKER_07: And you will.
- 12:32SPEAKER_07: And I will.
- 12:33SPEAKER_04: I've always said, well, because I've been told it before, the only stupid question is the one not asked.
- 12:39SPEAKER_09: Absolutely.
- 12:40SPEAKER_09: 100%.
- 12:41SPEAKER_07: I agree with that.
- 12:42SPEAKER_04: Yeah, and and when I've been that stupid person all the time.
- 12:45SPEAKER_04: Well, you know how you see it.
- 12:46SPEAKER_04: Not that way anymore.
- 12:47SPEAKER_04: Just ask it.
- 12:48SPEAKER_07: Uneasy.
- 12:49SPEAKER_07: You got this little, you know, something in your gut, and you're like, and I want to ask a question, but I don't want to seem stupid.
- 12:54SPEAKER_04: Or I should know this and I don't.
- 12:55SPEAKER_04: I don't want to.
- 12:56SPEAKER_07: Well, I could ask you a question.
- 12:57SPEAKER_07: You could start saying it and go, I knew that.
- 13:00SPEAKER_07: Yes.
- 13:00SPEAKER_07: Okay.
- 13:01SPEAKER_04: On the tip of my tongue, but I death can't get it.
- 13:03SPEAKER_04: What is that?
- 13:04SPEAKER_08: Sometimes I don't like to ask a question because I'm scared I'm going to get told no.
- 13:07SPEAKER_04: No does not hurt, Kate.
- 13:08SPEAKER_08: Yes.
- 13:09SPEAKER_08: No is okay.
- 13:10SPEAKER_04: No is okay.
- 13:10SPEAKER_04: I don't like being told no either.
- 13:12SPEAKER_04: Usually, and so I'm going to branch in this real quick.
- 13:13SPEAKER_04: Usually no and o means that someone doesn't know K-N-O-D of what the solution is, and that's why they give you the N-O.
- 13:22SPEAKER_04: So you put the K, which is knowledge, in front of the no, and the W, which is a wisdom, then you can get a yes.
- 13:28SPEAKER_07: There you go.
- 13:28SPEAKER_04: That's the difference between and no.
- 13:31SPEAKER_04: I just blew Caitlin's mind.
- 13:33SPEAKER_08: I love that.
- 13:34SPEAKER_07: That's like a little, that's a real little mug.
- 13:37SPEAKER_07: Think about that as a parent.
- 13:38SPEAKER_07: You say no to your kids.
- 13:40SPEAKER_04: This case, the wisdom of first choice relief pros, experts that have that wisdom and the knowledge to put sandwiched on that no to make it a I understand now.
- 13:49SPEAKER_08: It could be.
- 13:50SPEAKER_08: This is like sort of a no needs to be coined here.
- 13:52SPEAKER_08: Yeah.
- 13:53SPEAKER_04: So when someone says no to you, Lydia, because you don't like the word no, look at that face.
- 13:57SPEAKER_04: Just no, I know.
- 13:59SPEAKER_04: Almost an eye roll and a mouth, like I'm about ready to unleash a heck of a tongue lashing out here.
- 14:05SPEAKER_04: Just know K N O W when someone gives you a no no that they're missing the knowledge and wisdom to make the right decision.
- 14:11SPEAKER_08: Right.
- 14:12SPEAKER_08: Good job.
- 14:12SPEAKER_08: I like that.
- 14:13SPEAKER_08: Good job, Chris.
- 14:14SPEAKER_08: I like that a lot.
- 14:15SPEAKER_04: Thanks, Lise.
- 14:15SPEAKER_08: Then that takes it out of our brain.
- 14:18SPEAKER_08: Right.
- 14:18SPEAKER_08: That it's yeah.
- 14:20SPEAKER_04: And and then again, that kind of one of the last talking points on this, then clients should understand what they are signing and why it matters.
- 14:26SPEAKER_07: Oh my gosh.
- 14:27SPEAKER_07: Right.
- 14:28SPEAKER_07: How many times have I had somebody say to me that we've done several deals and they're like, nope, nope, nope, just tell me where to sign.
- 14:34SPEAKER_07: Just tell me where to sign.
- 14:35SPEAKER_07: No, no, no.
- 14:36SPEAKER_07: No, no, no.
- 14:38SPEAKER_04: No, no, no.
- 14:38SPEAKER_04: And that is an N-O-N-O-N-O-N-O.
- 14:41SPEAKER_07: I know the finger is everything.
- 14:42SPEAKER_07: Because I have the knowledge and the wisdom to tell you that you will be reading this.
- 14:47SPEAKER_04: So look right here and give me that no, no, no, no.
- 14:50SPEAKER_07: No, no, no.
- 14:51SPEAKER_07: Yeah.
- 14:52SPEAKER_07: She has the knowledge.
- 14:53SPEAKER_07: I like that.
- 14:55SPEAKER_07: So anyway, I would say, let me go over this and I will give you the gist of each paragraph.
- 15:01SPEAKER_07: And then you can have a lawyer go over this at any time because this is a legal document.
- 15:05SPEAKER_07: And it's very important that you understand what you are signing.
- 15:08SPEAKER_07: So any contract should be verbally gone talked through.
- 15:13SPEAKER_08: Yeah.
- 15:14SPEAKER_08: I think.
- 15:14SPEAKER_08: Anyway.
- 15:15SPEAKER_04: So what is one real estate term you wish every buyer or seller understood from the st before starting the process?
- 15:22SPEAKER_04: Which which one real estate term you think would be the best?
- 15:25SPEAKER_07: Mine is a pre-approval because a lot of them think they don't need it.
- 15:29SPEAKER_07: Yeah, that's true.
- 15:30SPEAKER_07: But some people don't understand.
- 15:32SPEAKER_07: Let's go sellers, they don't understand c comparable market analysis analysis.
- 15:38SPEAKER_07: Yeah.
- 15:40SPEAKER_07: Okay.
- 15:40SPEAKER_07: Yeah, the CMA.
- 15:41SPEAKER_04: But it needs to be on your list of terms.
- 15:43SPEAKER_07: What is compared to your home?
- 15:46SPEAKER_07: Right.
- 15:47SPEAKER_07: It's not just the neighbor's house.
- 15:48SPEAKER_03: Right.
- 15:49SPEAKER_07: It could be your neighbor's house could be a cookie cutter house.
- 15:51SPEAKER_07: Right.
- 15:52SPEAKER_07: Okay.
- 15:52SPEAKER_07: Just low grade, everything.
- 15:54SPEAKER_07: But your house has the nice.
- 15:56SPEAKER_07: Give me a term for a countertop.
- 15:58SPEAKER_07: Of course.
- 15:59SPEAKER_07: Of course countertop.
- 16:00SPEAKER_07: Right.
- 16:01SPEAKER_07: You could have wood floors.
- 16:03SPEAKER_07: You could have, yeah.
- 16:04SPEAKER_07: You could have had all high end.
- 16:06SPEAKER_07: So that house, because it sold for X amount of dollars, is not actually comparable with yours.
- 16:13SPEAKER_07: Right.
- 16:13SPEAKER_07: Because you have to go apples to apples.
- 16:15SPEAKER_04: Right.
- 16:15SPEAKER_04: And another word for that comparable is the comps.
- 16:18SPEAKER_07: The comps.
- 16:19SPEAKER_07: People say, you know, you say, Well, I want to go through the comparables with you.
- 16:22SPEAKER_07: And they say, Oh, well, my neighbor or the guy behind me, well, is his house exactly like yours?
- 16:28SPEAKER_04: So the only thing, correct me if I'm wrong, because you guys are professional in real estate, the only thing that their neighbors can add or detract from their property is the way their homes are square footage.
- 16:39SPEAKER_04: Square foot.
- 16:40SPEAKER_04: Well, the value of their homes, as in and the condition.
- 16:43SPEAKER_04: The condition.
- 16:43SPEAKER_04: That's where I said, right?
- 16:45SPEAKER_04: If their yard is two feet tall, they're not being taken care of it, it will bring the appearance value of your home down.
- 16:51SPEAKER_07: Yes.
- 16:52SPEAKER_07: Yeah.
- 16:52SPEAKER_07: Yeah.
- 16:52SPEAKER_04: So that that's but it's not comparable to your home.
- 16:56SPEAKER_07: To your home.
- 16:56SPEAKER_04: Unless it literally is a cookie cutter home.
- 16:58SPEAKER_04: You're in this cookie cutter, you're in that cookie cutter, as long as they're the same.
- 17:01SPEAKER_07: Or you have somebody who says I've got 2,400 square feet.
- 17:04SPEAKER_04: Right.
- 17:05SPEAKER_07: And that house out there in the country has 2,400 square feet.
- 17:08SPEAKER_07: Why is there a difference?
- 17:08SPEAKER_07: Well, because yours is not 20 years old and yours is 10 years old.
- 17:12SPEAKER_07: Right.
- 17:12SPEAKER_07: So there is a difference there.
- 17:13SPEAKER_04: Or that one's sitting on five acres.
- 17:14SPEAKER_08: Yeah, and yours was like how do you find these comparables?
- 17:17SPEAKER_08: Like if if you have this big of a difference, like do you have a certain We go to the MLS.
- 17:22SPEAKER_08: We do.
- 17:23SPEAKER_08: Oh, is there we love our MLS?
- 17:25SPEAKER_08: But is there like a certain distance that you have to be from the house that is selling?
- 17:30SPEAKER_08: Okay.
- 17:30SPEAKER_07: I wonder that it used to be in the same vicinity.
- 17:33SPEAKER_07: They try to, but we try to.
- 17:34SPEAKER_04: On my home, my home is a 4,400 square foot home.
- 17:37SPEAKER_04: Yeah.
- 17:37SPEAKER_04: So 40 acres.
- 17:39SPEAKER_07: Yeah.
- 17:39SPEAKER_07: You gotta see.
- 17:40SPEAKER_04: They've had to go a long distance, different upgrades in my home that others do.
- 17:44SPEAKER_07: Well, cabin homes.
- 17:45SPEAKER_07: And you don't have a lot of cabin homes.
- 17:47SPEAKER_07: So now we got to go to the town of this.
- 17:49SPEAKER_07: Oh, okay.
- 17:51SPEAKER_07: So there are few are very good information to know.
- 17:55SPEAKER_04: So a key takeaway in that is that communication is not just giving information, it's making sure the client actually understands it.
- 18:02SPEAKER_07: Yes.
- 18:03SPEAKER_07: That a contract is a contract.
- 18:05SPEAKER_04: Correct.
- 18:05SPEAKER_07: Contingency means you're gonna wait a little bit.
- 18:09SPEAKER_04: So is it such a thing that the professionals, you guys at First Choice Really Pros, can give guidance without that feeling of pressure?
- 18:17SPEAKER_04: Like, oh my gosh.
- 18:18SPEAKER_09: 100%.
- 18:19SPEAKER_09: Yeah, I think you never pressure at all.
- 18:23SPEAKER_04: I never pressure.
- 18:25SPEAKER_09: I don't know.
- 18:25SPEAKER_04: I know.
- 18:26SPEAKER_07: Yeah, I don't.
- 18:27SPEAKER_04: She threw some sass into that one.
- 18:29SPEAKER_07: I said 90s.
- 18:30SPEAKER_04: So 90s.
- 18:32SPEAKER_07: So here's the difference that I heard from a client.
- 18:34SPEAKER_07: I'm showing them a house, and I can tell that on their face, I can tell this is not the house for you.
- 18:40SPEAKER_07: And I say, This is probably not the house for you.
- 18:42SPEAKER_07: I can tell that you're not.
- 18:43SPEAKER_07: That's what I always think.
- 18:44SPEAKER_07: Okay.
- 18:44SPEAKER_07: And they said, Thank you so much because the last agent that we were working with, we walked in, the windows were boarded up.
- 18:52SPEAKER_07: It was an actual crack house.
- 18:54SPEAKER_07: And when we said we did not want, we didn't need to go any further, the agent got upset.
- 19:00SPEAKER_07: Well, what are you looking for in that price right now?
- 19:04SPEAKER_07: That's what they said that this agent said to them.
- 19:07SPEAKER_07: I would never, if you have$50,000 to go look at a house, your$50,000, I'm gonna try to find you the best$50,000 house there is there is.
- 19:18SPEAKER_07: Yeah.
- 19:19SPEAKER_07: Yeah.
- 19:19SPEAKER_07: You don't know that the little old lady or the little old guy, you know, went to the nursing home and he kept his house immaculate.
- 19:26SPEAKER_07: But at the size and where it's at, it's only$50,000 because it needs some upgrades, whatever.
- 19:32SPEAKER_07: That's right, I says I always say, I want to find you a house that has good bones, and then you can do the rest.
- 19:38SPEAKER_04: A house that you can they can make it into a home.
- 19:41SPEAKER_07: Yes, yes.
- 19:42SPEAKER_07: No pressure there.
- 19:43SPEAKER_07: And they worked with me till we found them a house because they said no one had treated them the way that that we did, you know.
- 19:50SPEAKER_09: So which yes, and I'm the same way.
- 19:52SPEAKER_09: But I will say I've had a situation where they wanted to see a house.
- 19:56SPEAKER_09: I took them, and before like when we got there, I had said, like, I just showed this last week, I don't think you're gonna love it because it's worse than what the pictures are.
- 20:04SPEAKER_09: And I just was on it.
- 20:05SPEAKER_09: They asked my opinion on it, and I'm gonna be honest about it.
- 20:07SPEAKER_09: Yeah.
- 20:07SPEAKER_09: Well, we got in, and then they were kind of back and forth, and then I was like, I just don't, I don't think this is the house for you guys with what you've told me you wanted.
- 20:15SPEAKER_09: Well, they were like, No, we love this house, and then I felt awful.
- 20:19SPEAKER_04: Because you were downplaying it all the way before they walked in.
- 20:22SPEAKER_09: Because that like I did not think it was well, it turns out it was not for them after they went home and talked for a few days.
- 20:27SPEAKER_09: They were like, Yeah, that house is not for us.
- 20:29SPEAKER_09: But in the moment I felt bad because I was like, You're like, I just don't, I don't think this is for you guys.
- 20:34SPEAKER_09: Like, this is not you're what they had to do and everything.
- 20:36SPEAKER_09: It was not what they told me they had wanted.
- 20:39SPEAKER_09: And I think it was just the character of the house, what they liked about it.
- 20:43SPEAKER_07: But then one of the things that I do is when they say, Hey, this house came on, do you know anything about it?
- 20:48SPEAKER_07: And if I've been in it and I haven't been working with them for a while, I usually say, Hey, you know me, I always say everything's worth taking a look at.
- 20:55SPEAKER_07: And that's what I told them about.
- 20:56SPEAKER_09: I was like, We can you look at it, walk around, do whatever.
- 20:59SPEAKER_09: But yeah, I mean, when it comes down to it, it is what our client wants.
- 21:02SPEAKER_09: But I'm gonna be honest with them whenever they ask for my opinion.
- 21:05SPEAKER_09: Yeah.
- 21:05SPEAKER_08: And you're the expert.
- 21:07SPEAKER_07: You know, you know well, does it mean a new roof?
- 21:09SPEAKER_07: Does it the foundation, you know?
- 21:11SPEAKER_07: I'm gonna tell you that up front.
- 21:12SPEAKER_07: Give you those.
- 21:13SPEAKER_07: We're gonna look up the disclosures.
- 21:15SPEAKER_07: So we're gonna look at that and see if there's already basement issues.
- 21:18SPEAKER_07: Because some people say, I want no basement issues.
- 21:22SPEAKER_04: Right.
- 21:22SPEAKER_07: So don't show me anything.
- 21:24SPEAKER_04: Which you guys would have already uncovered on your uh beginning talking with them with the buyers.
- 21:30SPEAKER_04: I mean, yeah, your buyers, potential buyers.
- 21:32SPEAKER_04: Oh, yes.
- 21:32SPEAKER_04: Because buyers can be like, I don't want any basement issues.
- 21:35SPEAKER_04: None.
- 21:35SPEAKER_04: Right.
- 21:36SPEAKER_04: None.
- 21:36SPEAKER_04: Right.
- 21:37SPEAKER_04: Right?
- 21:37SPEAKER_04: Right.
- 21:37SPEAKER_04: So you'll know that going into when you're looking at for the buyer.
- 21:40SPEAKER_06: Yes.
- 21:40SPEAKER_04: So is it such a thing?
- 21:42SPEAKER_04: Have you ever had it where sometimes someone thinks they're ready to sell, ready to get on it, and then you're like, no, you're not, you're you're not quite ready yet to sell.
- 21:50SPEAKER_09: Absolutely.
- 21:51SPEAKER_09: That's why we provide them the packet saying what they need to do to get ready to sell and what they need to do to their house to get it ready and just everything.
- 22:00SPEAKER_07: It takes them a year to get ready.
- 22:02SPEAKER_07: Right.
- 22:02SPEAKER_07: You know, and then they call you back and have you come back and look at it.
- 22:06SPEAKER_07: And you say, well, this, this, and this needs done.
- 22:08SPEAKER_07: And then it takes them another three months, you know, because they're not ready.
- 22:12SPEAKER_07: Here's the deal you can put your house on the market as is without doing anything, but you have to put it at an as-is price.
- 22:20SPEAKER_07: Right.
- 22:21SPEAKER_07: Or you can do a little and make a ton of difference.
- 22:24SPEAKER_04: So as is needs to be on your list of glossary terms, too.
- 22:27SPEAKER_04: As is.
- 22:31SPEAKER_08: She's like, I know that.
- 22:33SPEAKER_08: I'm really trying to really.
- 22:34SPEAKER_04: So is is it is it your job at First Church Ruler Pros to get someone to the closing table as fast as possible?
- 22:41SPEAKER_07: No, no.
- 22:42SPEAKER_07: This is a pressure.
- 22:43SPEAKER_07: This is the pressure segment.
- 22:44SPEAKER_07: So I'm asking you.
- 22:45SPEAKER_07: Did you pressure me?
- 22:46SPEAKER_07: No.
- 22:46SPEAKER_07: No, that's not what I'm thinking of when I'm starting the deal.
- 22:50SPEAKER_07: You know, I want to get you to the closing table as fast as possible and make my money and then you be gone.
- 22:55SPEAKER_07: Because to me, I had a boss one time say, You get too personal, Lisa.
- 23:01SPEAKER_07: This is just a business transaction.
- 23:03SPEAKER_07: This is a huge business transaction, very emotional.
- 23:07SPEAKER_07: I'm helping someone spend their money, which I'm very good at, by the way.
- 23:12SPEAKER_04: Sorry, Randy.
- 23:13SPEAKER_08: And sometimes this is a once-in-a-lifetime purchase.
- 23:16SPEAKER_08: Yeah.
- 23:17SPEAKER_04: Usually the biggest purchase that someone gets hand or business transaction.
- 23:20SPEAKER_07: I think it should be personal.
- 23:21SPEAKER_07: I think it should be too.
- 23:23SPEAKER_07: Yeah.
- 23:23SPEAKER_07: So we want to make sure that when they sit down at that closing table, that they are happy and ready to go.
- 23:29SPEAKER_07: And not feeling any qualms that buyer's remorse when you sit down.
- 23:34SPEAKER_07: Oh, I don't know if this is the right thing.
- 23:35SPEAKER_07: I don't know if this is the right thing.
- 23:36SPEAKER_07: Oh, it's a terrible feeling.
- 23:38SPEAKER_04: So, two-part question.
- 23:39SPEAKER_04: Have you ever talked a client out of doing something?
- 23:42SPEAKER_04: And what made you give that advice?
- 23:44SPEAKER_07: I drove all the way to Bloomington Normal to show homes.
- 23:47SPEAKER_07: My my friend, I know I drive to wherever you so much.
- 23:50SPEAKER_07: Wherever the client wants to go.
- 23:51SPEAKER_07: It was my friend.
- 23:52SPEAKER_07: Her family had a house.
- 23:54SPEAKER_07: They were thinking about all of them living together.
- 23:57SPEAKER_07: And we were looking at houses, and the parents were with us, and they had just built this home that they were talking about selling and doing, you know, doing everything else.
- 24:06SPEAKER_07: The parents.
- 24:07SPEAKER_07: Okay.
- 24:07SPEAKER_07: And so we're looking at all these houses, and I could see the parents, and it's really hard, you know, to find that level where they can get in and out and blah, blah, blah.
- 24:16SPEAKER_07: So I finally, at the end of the day, and I could tell that the dad, the father, was just really blue.
- 24:23SPEAKER_07: He was just sad.
- 24:24SPEAKER_07: Yeah.
- 24:24SPEAKER_07: Because they just built this house.
- 24:26SPEAKER_06: Right, right.
- 24:26SPEAKER_07: So I set them all down and I said, What about you guys buying mom and dad's house?
- 24:32SPEAKER_07: You all live in there together.
- 24:34SPEAKER_07: You already have an in-law suite.
- 24:36SPEAKER_03: Right.
- 24:36SPEAKER_07: It's already built.
- 24:38SPEAKER_07: It's there.
- 24:38SPEAKER_07: It's new.
- 24:39SPEAKER_07: It's new.
- 24:40SPEAKER_07: You make it what you want.
- 24:42SPEAKER_07: Put the money in, change the cabinets, whatever you don't like, because this is what my friend was saying.
- 24:47SPEAKER_07: I don't like the cabinets.
- 24:48SPEAKER_07: I don't like the flooring.
- 24:49SPEAKER_07: Those things can be changed.
- 24:51SPEAKER_04: Yeah.
- 24:51SPEAKER_04: I know a company.
- 24:52SPEAKER_07: But mom and dad, in their latter years, please don't make them move.
- 24:57SPEAKER_03: Yeah.
- 24:57SPEAKER_03: Yeah.
- 24:58SPEAKER_07: And they did they bought the house.
- 25:00SPEAKER_07: It makes me almost cry.
- 25:02SPEAKER_07: It makes me almost cry too.
- 25:04SPEAKER_07: I'm so sad for the dad.
- 25:06SPEAKER_07: Was sitting in his chair and a smile came over his face when they said, This is what we're going to do.
- 25:12SPEAKER_03: Yep.
- 25:12SPEAKER_07: And that was it.
- 25:13SPEAKER_07: Now, did I drive to Bloomington Normal?
- 25:16SPEAKER_07: I did.
- 25:16SPEAKER_07: Absolutely.
- 25:17SPEAKER_07: In a free lunch.
- 25:17SPEAKER_07: I didn't.
- 25:18SPEAKER_07: Absolutely.
- 25:19SPEAKER_07: Honestly, sometimes that's all you need.
- 25:20SPEAKER_07: Yeah.
- 25:21SPEAKER_07: Could I have said, I've drove to Bloomington Normal.
- 25:23SPEAKER_07: I want a payday.
- 25:24SPEAKER_03: Yeah.
- 25:25SPEAKER_07: No, it wasn't about the payday.
- 25:27SPEAKER_07: It was about making sure that my client, which was a friend and I treat everyone the same as a still a client.
- 25:34SPEAKER_07: Still a client.
- 25:34SPEAKER_04: Yes.
- 25:35SPEAKER_07: Got what they really wanted.
- 25:37SPEAKER_04: And that's actually excellent.
- 25:39SPEAKER_04: So great story.
- 25:41SPEAKER_04: Great story.
- 25:42SPEAKER_04: A good agent can give honest advice without making the decision for the client.
- 25:46SPEAKER_04: And so that's kind of that key takeaway on that.
- 25:48SPEAKER_04: You're not about pressure.
- 25:50SPEAKER_04: You're about getting them where they need to get to without making the decision for them.
- 25:54SPEAKER_07: So yes, always allow the client to feel like they're in the driver's seat.
- 25:59SPEAKER_04: Absolutely.
- 26:00SPEAKER_07: I'm the GPS.
- 26:02SPEAKER_07: I am letting them know the direction.
- 26:04SPEAKER_07: I'm letting them know if there's speed bumps ahead.
- 26:07SPEAKER_04: Left turn ahead.
- 26:08SPEAKER_07: Yes.
- 26:09SPEAKER_07: I'm turning down the closing.
- 26:11SPEAKER_07: But at the end, they're in the driver's seat.
- 26:14SPEAKER_03: That's right.
- 26:14SPEAKER_07: Lisa, I like that.
- 26:16SPEAKER_08: The client is the driver.
- 26:18SPEAKER_08: Yes.
- 26:18SPEAKER_08: And you are the GPS.
- 26:20SPEAKER_08: We got all sorts of things going on.
- 26:22SPEAKER_08: We got the turn going on.
- 26:24SPEAKER_04: She's Lisa on the dash talking to you.
- 26:26SPEAKER_04: Right turn ahead.
- 26:28SPEAKER_08: And if it was raining, I'd be like, hey.
- 26:30SPEAKER_08: Watch out.
- 26:30SPEAKER_08: That cat is nuts.
- 26:32SPEAKER_08: Turn run.
- 26:33SPEAKER_04: No cats at this house.
- 26:34SPEAKER_04: No.
- 26:35SPEAKER_04: Well, hey, let's let's flip the script when things go wrong.
- 26:39SPEAKER_04: Okay, I know.
- 26:40SPEAKER_04: And that's when representation really matters, right?
- 26:44SPEAKER_04: So when do you really find out what representation looks like?
- 26:47SPEAKER_09: What I think how we handle like the appraisals, I mean, that's something that short of yes.
- 26:53SPEAKER_09: And then inspections, whenever an inspection comes back, because that's the first thing that our client is going to forget about, is a 70-page inspection.
- 27:00SPEAKER_09: Red flag show up.
- 27:01SPEAKER_09: And us sitting down and actually walking them through it instead of just sending them the email with the inspection through it.
- 27:06SPEAKER_09: Like I want to give it to them and talk to them about it.
- 27:09SPEAKER_09: Most of the time they do get the email from the inspector, but I tell them, like, don't panic, don't freak out, let's get together, talk about it, go over it, and walk through everything on it.
- 27:18SPEAKER_07: If we stay calm, we can get stay calm most of the time.
- 27:22SPEAKER_07: And when we've already talked to them, we've given them the packet and we've talked to them throughout the whole session.
- 27:29SPEAKER_07: We're there in case a short appraisal.
- 27:32SPEAKER_07: Well, here's what we'll do.
- 27:33SPEAKER_07: Here's what we can do.
- 27:34SPEAKER_07: We have a solution for that.
- 27:35SPEAKER_03: Right.
- 27:36SPEAKER_07: You can go with it or you cannot.
- 27:38SPEAKER_07: And here's what we do.
- 27:39SPEAKER_07: Inspections.
- 27:40SPEAKER_07: Don't get nervous because the inspector put on there 27 times you need GFCIs.
- 27:45SPEAKER_07: Okay.
- 27:45SPEAKER_07: Because they'll market every room.
- 27:47SPEAKER_07: And you're like, so take 27 of those things off of that 70.
- 27:51SPEAKER_03: Swipe away.
- 27:52SPEAKER_03: I don't have GFCI.
- 27:53SPEAKER_03: You do or don't?
- 27:54SPEAKER_08: I don't fault circuit interrupter.
- 27:56SPEAKER_08: I will never remember that.
- 27:57SPEAKER_08: Ground fault circuit interrupter.
- 27:58SPEAKER_08: That won't be a realtor term.
- 28:00SPEAKER_04: No, it wouldn't be a realtor term.
- 28:02SPEAKER_04: Oh, would it?
- 28:02SPEAKER_04: But she needs to know.
- 28:03SPEAKER_08: Don't tell her that.
- 28:04SPEAKER_07: But anyway.
- 28:05SPEAKER_04: She's trying to cheat.
- 28:08SPEAKER_07: Yes.
- 28:08SPEAKER_07: Just keeping them calm and having the answer for them.
- 28:11SPEAKER_04: That's that's the key representation, right?
- 28:14SPEAKER_04: Knowing what to do in almost any situation.
- 28:17SPEAKER_04: Because with the years of experience that you guys have at first choice really pros, you have pretty much experienced any potential issue from inspections, appraisals to title issues.
- 28:30SPEAKER_08: There's always something new.
- 28:31SPEAKER_08: Oh, every day, but at least you've got a good percentage of them.
- 28:35SPEAKER_04: But you know how to handle when something new comes up.
- 28:37SPEAKER_04: And that's the difference, right?
- 28:39SPEAKER_04: Yeah.
- 28:39SPEAKER_04: Yes.
- 28:39SPEAKER_04: People can be problem finders all day long.
- 28:42SPEAKER_04: Yeah, they sure can.
- 28:43SPEAKER_04: It's the solution people we want, right?
- 28:45SPEAKER_07: We want the reaction time.
- 28:47SPEAKER_07: Like how you want to be a problem fixer.
- 28:49SPEAKER_07: Yeah.
- 28:49SPEAKER_07: And I want to fix those problems quickly before because sometimes we can fix the problem before the client even knows about it.
- 28:57SPEAKER_07: Right.
- 28:57SPEAKER_07: So agent to agent, the agent will call and say, Hey, we found this.
- 29:01SPEAKER_07: And I'll say, I'll have a question back for them.
- 29:03SPEAKER_07: And I can fix it before they even have to know.
- 29:06SPEAKER_07: And then I'll say, Hey, this came up, but let me tell you what I did.
- 29:10SPEAKER_07: And then they're like, Wow.
- 29:11SPEAKER_04: So thank you.
- 29:12SPEAKER_04: So what do clients need most from you when something unexpected happens?
- 29:16SPEAKER_07: Calmness and an answer to the problem.
- 29:19SPEAKER_07: Don't you think?
- 29:20SPEAKER_07: Yes.
- 29:20SPEAKER_07: Communication.
- 29:21SPEAKER_07: Communicate.
- 29:22SPEAKER_07: So talk to them, walk them through it.
- 29:23SPEAKER_07: Yes.
- 29:24SPEAKER_04: So the key takeaway from when something goes wrong and why representation matters is that clients should know that's the KNOW, that when something gets difficult, their agents, First Treasury pros, they're still present communicating and working toward a solution.
- 29:39SPEAKER_04: That's the key takeaway.
- 29:48SPEAKER_07: Because they're not present in that situation.
- 29:51SPEAKER_07: That would literally make me so mad.
- 29:53SPEAKER_07: Yeah.
- 29:53SPEAKER_04: So don't just take you know your word for it, right?
- 29:56SPEAKER_04: Nope.
- 29:56SPEAKER_04: So what about client reviews?
- 29:58SPEAKER_07: All right.
- 29:59SPEAKER_07: Do you have a second?
- 30:03SPEAKER_04: Well, it's let's show us, give us an actual client review.
- 30:06SPEAKER_04: Is that what you're going to give us?
- 30:07SPEAKER_07: That's what I'm going to give you.
- 30:08SPEAKER_04: All right, here we go.
- 30:09SPEAKER_04: Review, review.
- 30:10SPEAKER_07: All right.
- 30:10SPEAKER_07: This came in just the other day.
- 30:12SPEAKER_04: Hot off the press, folks.
- 30:13SPEAKER_07: We've worked with Lisa Miller six times now, buying and selling homes.
- 30:18SPEAKER_07: And I think that says more than any review could.
- 30:20SPEAKER_07: We keep calling Lisa because we trust her.
- 30:23SPEAKER_07: She knows this business inside and out, especially when it comes to negotiations.
- 30:27SPEAKER_07: More importantly, she always finds an honest and fair way to get things done.
- 30:32SPEAKER_07: When something gets complicated or others seem to hit a dead end, Lisa is the person who keeps working at it and finds a solution.
- 30:41SPEAKER_07: After six transactions together, we don't just consider Lisa our real estate agent.
- 30:46SPEAKER_07: We consider her someone we we trust to look out for us.
- 30:50SPEAKER_07: If a friend or family member asks me who should they call to buy or sell a home, I'd give them Lisa's name without hesitation.
- 31:02SPEAKER_04: That's a professional golf clock.
- 31:04SPEAKER_07: I mean, when I get these, I literally have tears in my eyes.
- 31:07SPEAKER_07: I would too.
- 31:08SPEAKER_07: That was really good.
- 31:09SPEAKER_07: Because it's just it's just good stuff.
- 31:12SPEAKER_04: So what stood out from that review to you?
- 31:14SPEAKER_04: What stood out from reading that?
- 31:16SPEAKER_07: The trust that they and that I was a problem solver.
- 31:19SPEAKER_07: So that's what you should be looking for.
- 31:20SPEAKER_07: I'm gonna read you one more.
- 31:22SPEAKER_03: Yes, please do.
- 31:22SPEAKER_03: Yes.
- 31:23SPEAKER_07: We had a great experience working with Lisa through sale of our home.
- 31:27SPEAKER_07: There were a lot of moving parts throughout the process.
- 31:29SPEAKER_07: She did a great job staying on top of everything and keeping us informed every step of the way.
- 31:35SPEAKER_07: Communication was always great.
- 31:37SPEAKER_07: Anytime we had a question or needed something handled, we were able to get an answer quickly.
- 31:42SPEAKER_07: We stood out the most.
- 31:44SPEAKER_07: What stood out the most was the amount of legwork she was willing to put in for us, whether it was making calls, following up with people, working through issues, or making sure things kept moving forward, we always felt like we had someone working hard on our behalf.
- 31:59SPEAKER_07: Selling a house can be stressful, but having Lisa who communicates well, puts in the work and follows through makes a huge difference.
- 32:07SPEAKER_07: We really appreciate everything that was done to help us get our house sold and would definitely recommend her to anyone looking for a realtor.
- 32:16SPEAKER_07: Thanks so much, Lisa.
- 32:17SPEAKER_04: Love it.
- 32:18SPEAKER_04: Love that so what I'm what I'm hearing.
- 32:19SPEAKER_04: Great reviews.
- 32:20SPEAKER_04: What I'm hearing is that for Search Reality Pros, Lisa, answers their questions, kept clients informed that communication is key.
- 32:28SPEAKER_03: Yeah.
- 32:28SPEAKER_04: Right?
- 32:29SPEAKER_04: You were available when they needed you at all times.
- 32:32SPEAKER_04: Yeah.
- 32:32SPEAKER_04: Never pressured them.
- 32:33SPEAKER_04: Because we talked that last one just talked about stressful situation, right?
- 32:37SPEAKER_04: You never pressured them and that you had their back.
- 32:40SPEAKER_04: Right.
- 32:40SPEAKER_04: You were there.
- 32:41SPEAKER_04: You were representing, which today's episode is about representation.
- 32:45SPEAKER_04: You were definitely representing them.
- 32:46SPEAKER_04: So Lydia, do you have one to share with us?
- 32:48SPEAKER_07: Yeah, I gotta find them.
- 32:50SPEAKER_04: Well, she has so many, she's scrolling through.
- 32:52SPEAKER_07: And that, that client that I just read, see, they had a contract on the house and it fell through.
- 32:57SPEAKER_07: And they freaked.
- 32:59SPEAKER_07: And we're like, oh, yeah.
- 33:01SPEAKER_07: End of the world.
- 33:01SPEAKER_07: I said, no big deal, because I have a backup offer.
- 33:04SPEAKER_07: I kept it going and I had a backup offer.
- 33:07SPEAKER_07: And so that particular one, we just went right into the next one because they we didn't need to start over.
- 33:13SPEAKER_07: The people already knew that they liked the home.
- 33:15SPEAKER_07: They were just waiting to see if this one would fall apart.
- 33:18SPEAKER_07: And we went right into it.
- 33:19SPEAKER_07: Wow, nice.
- 33:20SPEAKER_08: That works out perfectly seamlessly.
- 33:22SPEAKER_08: You know?
- 33:22SPEAKER_08: Yes.
- 33:23SPEAKER_08: Yes.
- 33:23SPEAKER_04: So you can complete a transaction successfully and still miss the opportunity to make the client feel genuinely cared for.
- 33:29SPEAKER_04: But at first choice really pros, you guys are hitting the point, genuinely making it happen, and care for them.
- 33:34SPEAKER_07: We're doing our best to do that.
- 33:36SPEAKER_07: Yes.
- 33:36SPEAKER_07: You're doing it.
- 33:38SPEAKER_04: Well, hey, what is new at First Choice Really Pros?
- 33:41SPEAKER_04: Tell us about what's going on.
- 33:43SPEAKER_07: We have a new listing, 110 West Teak Street in Thayer, Illinois.
- 33:47SPEAKER_07: It is a well-maintained brick home on approximately three acres.
- 33:51SPEAKER_07: Beautiful, beautiful land.
- 33:53SPEAKER_07: Wow.
- 33:53SPEAKER_07: Three bedrooms, two baths.
- 33:55SPEAKER_07: They've done so many upgrades to this house because they thought it was going to be their forever house.
- 34:01SPEAKER_07: This is the people that I worked with six times.
- 34:04SPEAKER_07: Okay.
- 34:04SPEAKER_07: Everyone has been their forever house.
- 34:06SPEAKER_07: Oh my God.
- 34:06SPEAKER_07: I'm obsessed with that.
- 34:07SPEAKER_07: They say, yes.
- 34:08SPEAKER_07: They say, hey Lisa, guess what?
- 34:10SPEAKER_07: We're moving.
- 34:11SPEAKER_07: So what's so cool is that they've done all of the main hard work.
- 34:17SPEAKER_07: They've put in the windows, they've put in the basement system so there's no water or anything.
- 34:23SPEAKER_07: They have, I mean,$50,000 worth of windows.
- 34:26SPEAKER_07: They have$25,000 worth of landscaping done.
- 34:29SPEAKER_04: Um plus a greenhouse.
- 34:30SPEAKER_07: Yes, plus a greenhouse.
- 34:32SPEAKER_07: That could be somebody's rich.
- 34:34SPEAKER_07: I mean, yes.
- 34:35SPEAKER_07: She walked in and she just fell in love.
- 34:38SPEAKER_04: So well, speaking of falling in love, Lydia, if someone called you today and said, forget the listing description, what's your favorite thing about Teak Street?
- 34:46SPEAKER_04: Which bathroom?
- 34:46SPEAKER_04: It has multiple.
- 34:47SPEAKER_09: The primary room and the primary bedroom.
- 34:49SPEAKER_09: Yep.
- 34:50SPEAKER_09: It has a stand-up show.
- 34:51SPEAKER_09: And the landscape.
- 34:52SPEAKER_09: Oh my gosh, the landscaping is beautiful.
- 34:55SPEAKER_07: It's gorgeous.
- 34:56SPEAKER_08: Oh, I can't wait to look at it.
- 34:57SPEAKER_08: That would make me want to buy it.
- 34:58SPEAKER_04: So is it online yet?
- 34:59SPEAKER_07: It is online.
- 35:00SPEAKER_07: It's coming soon.
- 35:00SPEAKER_07: Pictures are online.
- 35:02SPEAKER_04: It's not available to buy yet.
- 35:04SPEAKER_07: Nope.
- 35:04SPEAKER_07: It's coming soon on Friday.
- 35:06SPEAKER_07: I already have a couple of appointments already set that day.
- 35:09SPEAKER_08: So yeah, I mean it's it's gonna go.
- 35:12SPEAKER_08: It's gonna go fast.
- 35:13SPEAKER_08: If it's gorgeous, I can tell by both of you guys saying this.
- 35:16SPEAKER_08: Yeah.
- 35:17SPEAKER_08: It's gonna go.
- 35:18SPEAKER_07: Lydia's got a new listing out at Lake Williamson.
- 35:24SPEAKER_09: It is selling as a lot of bones have there's a lot of potential out there, and it's on the lake.
- 35:28SPEAKER_09: It's got later.
- 35:32SPEAKER_09: Three bed, 1.5 bath.
- 35:33SPEAKER_07: Yep.
- 35:34SPEAKER_04: Wow.
- 35:34SPEAKER_07: And I don't have all the information on the next one coming up, but it's in Verdant.
- 35:38SPEAKER_09: And so and I've got one coming in town.
- 35:40SPEAKER_09: Yep.
- 35:41SPEAKER_04: So those additional listings can be found at first choice really pros.com or on the Facebook page or both.
- 35:46SPEAKER_04: Just the Facebook page.
- 35:47SPEAKER_08: All of it.
- 35:48SPEAKER_08: All of it.
- 35:48SPEAKER_08: Yeah.
- 35:49SPEAKER_04: Every bit of it.
- 35:50SPEAKER_04: Little Letha.
- 35:52SPEAKER_04: She did a little handout.
- 35:53SPEAKER_08: I love it.
- 35:54SPEAKER_08: Yeah.
- 35:54SPEAKER_08: Feeling it.
- 35:55SPEAKER_08: I'm feeling it.
- 35:56SPEAKER_04: Wow.
- 35:56SPEAKER_04: Wow.
- 35:57SPEAKER_04: Wow.
- 35:57SPEAKER_04: Wow.
- 35:57SPEAKER_08: And I think that describes too just they serve the Midwest.
- 36:01SPEAKER_08: Right there.
- 36:01SPEAKER_08: We just had three different towns.
- 36:03SPEAKER_08: Yep.
- 36:03SPEAKER_08: Yep.
- 36:04SPEAKER_04: So here's the thing that I'm hearing from this, right?
- 36:06SPEAKER_04: Especially from this great Teak Street in the Lake Williamson, right?
- 36:10SPEAKER_04: Listing is that if potential buyers or investors even are looking, they better reach out to you guys now.
- 36:18SPEAKER_04: It sounds like you've already got some buzz going on.
- 36:20SPEAKER_07: We have some bites.
- 36:21SPEAKER_07: Yep.
- 36:22SPEAKER_04: Love it.
- 36:22SPEAKER_07: Yeah, you already have showing set up for her.
- 36:26SPEAKER_04: So let's let's bring this full circle, put a little bow on this, right?
- 36:29SPEAKER_07: Okay.
- 36:30SPEAKER_04: What representation should feel like, right?
- 36:33SPEAKER_04: So connect the Teak Street conversation back to our main topic about representation.
- 36:37SPEAKER_07: Connect it back.
- 36:38SPEAKER_04: Yes.
- 36:39SPEAKER_04: Connect it back.
- 36:40SPEAKER_07: Well, the people that I'm working with.
- 36:41SPEAKER_07: You want your kids.
- 36:42SPEAKER_07: You want to trust you.
- 36:43SPEAKER_07: Yeah.
- 36:43SPEAKER_07: They gave that great review, you know.
- 36:46SPEAKER_07: And so why did they call me to list their home?
- 36:49SPEAKER_07: Because they trust me and they like the communication.
- 36:52SPEAKER_07: So they trust you to get it done.
- 36:53SPEAKER_07: Yes.
- 36:54SPEAKER_07: So rep do they feel represented?
- 36:56SPEAKER_07: They do.
- 36:57SPEAKER_07: And that is good.
- 36:59SPEAKER_07: Six times, man.
- 37:00SPEAKER_07: I'd say so.
- 37:00SPEAKER_04: And you've got the client's goals are staying at the center of your conversations.
- 37:04SPEAKER_07: Absolutely.
- 37:05SPEAKER_04: Whether the client is a buyer or seller.
- 37:07SPEAKER_07: Yes.
- 37:08SPEAKER_04: Right?
- 37:08SPEAKER_07: Yeah.
- 37:09SPEAKER_04: So is Teak Street, are you representing Teak Street?
- 37:11SPEAKER_07: Yes.
- 37:12SPEAKER_04: You're listing it.
- 37:12SPEAKER_07: I'm listing.
- 37:13SPEAKER_07: I'm the listing agent.
- 37:14SPEAKER_04: You're the listing agents, right?
- 37:16SPEAKER_04: Awesome.
- 37:16SPEAKER_04: So the goal is you are the selling agent also.
- 37:19SPEAKER_04: Or the the buyer's agent.
- 37:21SPEAKER_04: Yeah.
- 37:21SPEAKER_04: Yes.
- 37:21SPEAKER_04: You're the one agent.
- 37:23SPEAKER_07: We are on the one side, but we can do dual agency.
- 37:27SPEAKER_07: So we can work on both sides as long as both sides agree.
- 37:30SPEAKER_03: Love it.
- 37:31SPEAKER_07: So there's another term, dual agency.
- 37:33SPEAKER_07: We'll talk about it next time.
- 37:34SPEAKER_08: Yeah, let's talk about it next time because I got questions.
- 37:36SPEAKER_08: But I know we're running on time.
- 37:37SPEAKER_04: We we are, we are, because it's such a great topic and such great talking points on this.
- 37:42SPEAKER_04: So the five feelings to leave them with are being heard.
- 37:46SPEAKER_04: Yes.
- 37:46SPEAKER_07: Informed, comfortable, unpressured, unpressured, and supported.
- 37:50SPEAKER_04: Wow.
- 37:51SPEAKER_04: All right.
