- 0:00Bad photography could be costing you thousands in lost bookings.
- 0:04In this episode of House Planet Bite Size powered by House
- 0:07Fully, I'm joined by professional property
- 0:09photographer Michael Fox. He'll be sharing the key
- 0:12principles every short term rental host needs to understand,
- 0:16from lighting and angles to storytelling and first
- 0:20impression psychology. We'll also explain how the right
- 0:23images can dramatically increase clicks, conversions and nightly
- 0:28rates. If you want your listing to
- 0:30stand out in a crowded market, this episode is essential.
- 0:34Let's get straight into it. Michael, welcome to House Planet
- 0:43Bite size. What's your top photography tip
- 0:45to short term rental hosts? Hi James, thanks for having me
- 0:49on the podcast. So first of all, it's just worth
- 0:52mentioning that how important photos are for your short term
- 0:56rental. I mean, without any photos,
- 0:58you're not going to get any bookings.
- 0:59I it would be a complete lottery.
- 1:02So it's definitely one of the most crucial things that you
- 1:05want to get right. And it's not like buying a house
- 1:08where you can view it before you commit to buying.
- 1:11And you can't do that with a short term rental.
- 1:13So photos are definitely one of the key factors in getting
- 1:16bookings for your property. So you want to make sure that
- 1:19they're the best that they can be, you know, to give potential
- 1:22guests the confidence that your property is the right the right
- 1:26place for for their stay. So tip #1 is make sure your
- 1:31property is clean, tidy and just free of any clutter, which it
- 1:36sounds really obvious, but you know, just having that attention
- 1:39to detail just really goes a long way.
- 1:42So things to think about, just like loose cables that might be
- 1:46lying around, just make sure they're tucked away and outside
- 1:48because they can make a room look quite messy.
- 1:52And I would definitely say a less is more approach is, is
- 1:56quite good. So obviously you want to include
- 1:58your, your decorative items, you know, things that add a little
- 2:01pop of colour, you know, make it feel more homely, you know,
- 2:05fruit bowl, like flowers or any ornaments.
- 2:08They're, they're fine, but, but try and keep it minimal.
- 2:11But for your kitchen, for example, you know, you, you want
- 2:14to keep minimal appliances, so your kettle, your toast, your
- 2:18nice coffee machines, they're, they're good, they're fine.
- 2:22But anything else, any, anything bulky, you know, like air fryers
- 2:25or bread makers, you, you want to keep those hidden away
- 2:28really. And just keep an eye out for
- 2:30like things like washing up liquids, kitchen mould, just,
- 2:32you know, just things like that. Just make sure it's all all
- 2:35hidden away. I think that's really good.
- 2:38Advice. Yes, especially.
- 2:39Avoiding the clutter because it is easy.
- 2:41Like in the kitchen, you might leave bread out or cereal boxes
- 2:46or anything like that. And and then that attention to
- 2:48detail. Removing the wires and and stuff
- 2:51like that, it's really. Important and I think you're.
- 2:53Exactly right. That minimalist approach.
- 2:56I mean, I'm actually in the process of selling the house
- 2:59that I live in at the moment and.
- 3:01I haven't wanted to have the. Photos taken until.
- 3:05We've kind of. Cleared so much of kids toys.
- 3:08Basically get all the kids toys out of the way.
- 3:11So it just. Looks much more appealing and I
- 3:14think you know you have taken that minimalist approaches it is
- 3:17really important so. OK then Michael, so that's.
- 3:19Tip #1. What's tip #2 the tip #2 is your
- 3:24composition, your angles, and your your framing.
- 3:28So the height and the angle of your photo are things to get
- 3:31right. So one key tip is to make sure
- 3:34that your photos are like completely level.
- 3:37So what a lot of people do is sort of they stand tall in the
- 3:40corner of a room. They they take a photo from high
- 3:43up and look down on a space. But what that can often do is,
- 3:47is make things look a little bit distorted and make your room
- 3:50feel a little bit smaller. So particularly for the wide
- 3:54shots of your room, you want to make sure you want to get lower
- 3:57down. Basically, you want to be at
- 3:59either chest or hip height, depending on how tall you are.
- 4:04And then what you want to do is look at the edges of your, your
- 4:07frame. So look at your verticals, you
- 4:10know, your walls, your doors, and make sure those vertical
- 4:13lines are parallel with the edges of your, of your camera
- 4:16frame. This is just, it's quite a
- 4:19simple thing, but it just helps your photos feel more
- 4:22professional. And then if you can, I'd use a
- 4:25tripod or just something that you can prop your camera up on
- 4:29because not only will that help make your photos level, but
- 4:31it'll, it'll help them make make them nice and sharp and, and
- 4:35reduce motion blur from from handheld photography, things
- 4:38like that. Definitely, yeah.
- 4:40It'll give you that level of consistency.
- 4:43All right then. Quick one before we get to tip
- 4:463. This episode is powered by
- 4:48Housefully, the property management platform trusted by
- 4:51professional hosts and managers around the world.

- 5:19offers $500 off on boarding for the property management software
- 5:24and. 30% off. Digital guidebooks for life.
- 5:27All right, back to it, Michael. What's tip #3 OK, tip #3 is
- 5:33lighting. So lighting is super important
- 5:36and probably the most important actually, it should have been
- 5:39tip number one really. But I thought I'd put these tips
- 5:41in a bit more of a logical order.
- 5:44So your images just, they just want to be light and bright as
- 5:47possible. You know, use as much natural
- 5:48light as you can. You know, open your blinds, your
- 5:51curtains to the fullest, open doors if if need be, you know,
- 5:55just get as much natural light flooding through your property
- 5:58as possible, which is not always easy.
- 6:01I mean, I tend to use a little bit of flash when I'm shooting
- 6:04properties, which you might think, oh, it's a bit garish,
- 6:06bit unflattering, which it is if you're not using it in the right
- 6:10way. So you've got to let the natural
- 6:12light do most of the work. And then I'll use a separate
- 6:15flash, you know, just just to bounce off the ceiling, get a
- 6:18bit bit of soft light just to lift the room a little bit.
- 6:21You don't always need flash flow.
- 6:22You could use a lamp maybe just to help brighten a dark corner
- 6:27perhaps. But I would try and avoid using
- 6:31your main lights where possible just because and or too much
- 6:35artificial lights because you can end up with some strange
- 6:38colour casts. Because without getting too
- 6:40technical, your natural tungsten light, natural light and
- 6:43tungsten light are kind of on the opposite ends of the colour
- 6:46spectrum, so they they tend to clash a little bit.
- 6:49So yeah, definitely use as as much natural light as possible
- 6:53because that'll really help your images feel cleaner and just
- 6:55more professional. And how important is it to get
- 6:59the? Time of day, right?
- 7:00I mean, if you're in the winter months in the UK specifically,
- 7:04you don't want to be taking your photos at five, 6:00 at night.
- 7:07I mean, do you always think, you know, if you're taking shots of
- 7:10a property, I want to get there mid morning, something like
- 7:13that. Yeah, mid morning, mid
- 7:15afternoon, something like you, yeah, you want you want the
- 7:18light to be quite soft and yeah, pay attention to what what
- 7:23different rooms are doing at different times a day, because
- 7:26you might have a room that's maybe a bit darker in the
- 7:28morning, but in the afternoon it might be a little bit lighter
- 7:31and brighter. So take your photos then.
- 7:34So yeah, just keep just keep an eye on what what what the light
- 7:36is doing in your property like throughout the day.
- 7:39But I would say don't take your photos at night.
- 7:42I have seen that before and it just, it doesn't sell the, the
- 7:45space very well in there. Yeah, unless you, unless you're
- 7:49selling some sort of stargazing opportunity in your, in your
- 7:52garden or you, you try to sell a, you know, you've got a fire
- 7:56and you're selling that cosy night in kind of vibe.
- 7:58But those kind of shots lend themselves a bit better for like
- 8:03a lifestyle type of shot, which actually brings me on to tip #4.
- 8:09So tip #4 is sell those moments, you know, sell the why.
- 8:14So think about your target audience and why are people
- 8:17booking your property? You know, think about those
- 8:20little moments that people are going to be thinking about,
- 8:23thinking that they're going to be doing and when they stay at
- 8:25your property. So it can be really simple.
- 8:28It can be something simple like teapot and tea cups, which can
- 8:33work in the in a living space just as well as a bedroom.
- 8:36I mean, I personally like a cup of tea in bed on the morning
- 8:39when I'm staying away somewhere. Start the day slow and relaxed.
- 8:43Or maybe you want to go down the route of the bottle of wine or
- 8:46champagne, champagne glasses or next to a fire, roaring fire if
- 8:52you're going for that kind of cosy vibe.
- 8:56Or even like a breakfast setup, if you've got a nice kind of
- 8:58like open plan kitchen dining space, you know, maybe a pot of
- 9:01coffee or fresh fruit, vegetable, fresh fruit or fresh
- 9:05pastries. Or if you include things like a
- 9:09welcome pack, you know, show those kind of things.
- 9:11Anything, any local produce that you, you offer, you know, just
- 9:16just little things just to help people imagine what they can do
- 9:18when they're going to stay at your property and, and help them
- 9:21put themselves in, you know, space basically.
- 9:24And you can get, you can get a lot more creative with these
- 9:26shots as well. You don't need to sort of
- 9:28constrain yourselves with the, with the strict frame in that
- 9:31that I talked about earlier that like these lifestyle shots,
- 9:34you've got a lot more freedom. So yeah, yeah, it's something we
- 9:40talk about quite a lot. On the podcast, actually, it's.
- 9:43Selling the experience. Rather than just.
- 9:46Showing the rooms because. End of the day, a room is a
- 9:49room. But if you're actually selling
- 9:51the. Experience.
- 9:52That's what's going to excite potential.
- 9:54Bookers I mean. For example, if somebody has a
- 9:57property which is set up maybe for hen.
- 10:00Parties, something like that. How would you approach kind of?
- 10:04Selling that experience, what props would you be looking to
- 10:07use? I think a similar thing you
- 10:10could have the the champagne glasses, you know, think about
- 10:13things that you're going to be celebrating, maybe if you've got
- 10:17some games, I don't know, things like that.
- 10:20Just fun things just to put in place just to get people, you
- 10:24know, looking forward to, to stay in there and just having a
- 10:28great time basically. That's that's what you're trying
- 10:30to sell, isn't it? Yeah, Showcase, showcase, all
- 10:32those. Different amenities.
- 10:34OK then Michael, so tip #5 tip #5 is yeah, just do a little bit
- 10:40of editing if you can. You can get some free editing
- 10:44software these days for your computer or your or your phone.
- 10:48You don't need to do loads, you know, just increase the
- 10:51brightness a little bit, lift the shadows a little bit and
- 10:55boost the colour vibrance just a touch and make those colours
- 10:59pop. As I say, just don't go
- 11:01overboard because you can over edit images and they can start
- 11:05to look a bit unrealistic and a little bit nasty.
- 11:10So yeah, you can tell when an image has been over edited.
- 11:13So yeah, just do a little bit. Minimal is best.
- 11:16Yeah, you. Want it to be a fair
- 11:18representation of your? Place as well.
- 11:20You don't want people to turn up and think well OK, this the
- 11:23photos were really nice, but this looks absolutely nothing
- 11:26like the photos you want to be. You want to be honest too.
- 11:29I know, Michael, you have a. 6th bonus tip too.
- 11:34So tell us about this. Yeah, I have a final bonus tip
- 11:37and that is to hire a professional.
- 11:41I'm not just saying this because I am a professional
- 11:43photographer. I have spent a bit of time like
- 11:46browsing sites like Airbnb and booking.com and I can tell when
- 11:50someone has had professional photos captured and when they
- 11:53haven't. And I'm definitely more likely
- 11:55to click on a listing that had professional photos done.
- 11:59And, and what it usually tells me as well is that the person
- 12:02who owns that property is willing to go that extra mile
- 12:05and cares a lot about the guest experience because you're,
- 12:09you're building trust as well with these photos and with your
- 12:13potential guests. So yeah, hire a professional, a
- 12:17photographer, they can help with all the tips that I've just just
- 12:20run through and they can take the pain away of doing it
- 12:22yourself basically. So for the sake of a few hours,
- 12:25a few £100, you know, if it gets you a few extra bookings then
- 12:29it's paid for itself, hasn't it? We've we've said this.
- 12:32Over and over again on the podcast and in our ebooks, the
- 12:36number one thing to get right in this game is photography and to
- 12:39hire a professional. You mentioned that Michael, kind
- 12:43of looking through Airbnb and booking.com and you can
- 12:46instantly tell when somebody. 'S taking photos.
- 12:49Themselves, and they've maybe done it on their phone and
- 12:51they've done it quickly just because they want to get the
- 12:53listing uploaded. What are the most common
- 12:56mistakes that you see on those type of listings?
- 12:59I think a few things like, like I said, sort of the, the, the
- 13:03looking down on a space and can just make things look, it can
- 13:07make a room look small and, and, and distorted without any
- 13:13editing and it can look a little bit dark.
- 13:15So just a little bit of editing, you know, just to to, to
- 13:19brighten images up a little bit And I think getting the order
- 13:23right as well. So really, really hone in on the
- 13:27things that are unique about your property.
- 13:29You know, if you've got a nice big garden that's great in
- 13:32summer, you know, sell live. If you've got a great family
- 13:36socialising space, you know, really holding that you, you
- 13:39don't need like 5 shots of a bathroom unless you've got a
- 13:42really fantastic bathroom. So, you know, just really, just
- 13:47really think about what's unique and what's the best thing about
- 13:50your property and just really, really sell that.
- 13:54Yeah, show off all those. Amenities that you have the the
- 13:57things that are really going to improve the guest experience.
- 13:59I remember actually I was speaking to a a.
- 14:01Host. And she was struggling to get.
- 14:04Bookings. And I said, oh, you know, send
- 14:06me a listing, I'll have a look at it.
- 14:08And I saw the photos and they were dark.
- 14:12The angles weren't grey. But but the one thing that came
- 14:14through to me. Was that there was just a total?
- 14:17Like lack of. Consistency in any of the photos
- 14:20like. All the bedding.
- 14:21Looked totally different. You know, the the cushions, the
- 14:25all the colours were like all over the shop.
- 14:27There was lots of clutter everywhere.
- 14:29It just. Seemed they hadn't.
- 14:30Kind of there wasn't much thought that had gone into those
- 14:33photos. So like.
- 14:34I think when the advantage of like working with a professional
- 14:37is. You do get that consistency
- 14:39along everything. And they will try and kind of
- 14:42like stage your property as well.
- 14:44I mean, how important do you think it is to?
- 14:47Have that consistency and and a. Level of staging, yeah,
- 14:52definitely, because I mean a consistency, I mean it feels
- 14:56like the the images were sort of captured all at the same time,
- 15:00you know that they're from the same property at the same time.
- 15:04It's it's again, it's just building that trust, isn't it,
- 15:07For your for your potential guests, Yeah.
- 15:10And just having that light, natural, natural light flowing
- 15:14through the property, you know, including those decorative
- 15:19elements as well, not not too many, but enough for it to just,
- 15:22you know, feel unique, feel homely, just, you know, just
- 15:26nice and clean, fresh and inviting.
- 15:28That's that's that's really what you want to want to show in in
- 15:32your photos. And remember, of course, that
- 15:35Airbnb booking dot. Com all the.
- 15:36OTAs where? You post these photos, they've.
- 15:39Got pretty strict algorithms. And they're judging all these
- 15:43photos, they're looking at how bright they are, the resolution,
- 15:46they're looking at all the amenities.
- 15:48They're basically judging them to see if people are going to
- 15:50find them appealing and want to book your property so.
- 15:53If your photos are no. Good, you're going to find
- 15:55yourself on. Page 10 page. 15 of people's
- 15:58searches and you're probably not going to get that many bookings.
- 16:02OK. Then Michael, just tell us a bit
- 16:03more about your business. Where can people find you?
- 16:06If they need a professional photographer to take snaps of
- 16:08their rental. Yeah, so I'm a I'm a commercial
- 16:11photographer based in Yorkshire, in the north of England.
- 16:14You can find my website, itsmfoxphoto.com.
- 16:19You just click the property section, you'll find My
