- 0:00SPEAKER_00: Hey.
- 0:02SPEAKER_00: All right.
- 0:03SPEAKER_00: It is 8:29.
- 0:06SPEAKER_00: And welcome to this Monday morning coffee session.
- 0:11SPEAKER_00: So you think you want to be in real estate?
- 0:13SPEAKER_00: You can bring your coffee.
- 0:14SPEAKER_00: Come as you are.
- 0:15SPEAKER_00: I happen to be dressed today because I'm going out after this, but you know, you may be in your pajamas sometimes.
- 0:21SPEAKER_00: I won't see you.
- 0:22SPEAKER_00: And if you have questions, just put them in the chat.
- 0:26SPEAKER_00: So to begin with, just a uh real quick about myself.
- 0:30SPEAKER_00: My name is Robin Cavallaro.
- 0:32SPEAKER_00: I'm a realtor in the Villages, Florida.
- 0:34SPEAKER_00: I have the past seven years, I've closed over 300 transactions as a single agent and generated$110 million in revenue, um, home sale, revenue, home sale volume.
- 0:50SPEAKER_00: Uh it's been a great ride, but it's been a lot of work, and I'm not gonna lie to you.
- 0:55SPEAKER_00: If you think you're gonna get into real estate because it's easy money, what I call check collectors, you may be mistaken and in for the long haul.
- 1:07SPEAKER_00: But if you apply yourself, you can make a lot of money, you can have a great life where you choose your schedule and how you want to spend your time.
- 1:19SPEAKER_00: But again, that takes time to get there.
- 1:22SPEAKER_00: And that's what we're gonna discuss in this session today.
- 1:25SPEAKER_00: Is so you want to become a realtor.
- 1:27SPEAKER_00: I'm gonna give you the skinny, the good, the pros, the cons, the bad, the ugly.
- 1:32SPEAKER_00: So you can make a better informed decision.
- 1:35SPEAKER_00: But before we go, just make sure you give this channel a like and subscribe.
- 1:39SPEAKER_00: Um, I have a real estate channel with over 17,000 subscribers and millions of views, and this channel is in its infancy.
- 1:47SPEAKER_00: So I really need to beef it up so the content gets out there.
- 1:51SPEAKER_00: So if you wouldn't mind hitting that subscribe button, I will love you forever.
- 1:55SPEAKER_00: Um, all right.
- 1:56SPEAKER_00: So, first off, when um real estate is great to get into at any age, you can be young, maybe you know, at least 21 years old.
- 2:07SPEAKER_00: You can start in college, you can start in your 30s, 40s, mid-50s, like I did.
- 2:14SPEAKER_00: It doesn't matter.
- 2:15SPEAKER_00: And you can start without knowing people, without a sphere of influence.
- 2:20SPEAKER_00: I started that way as well.
- 2:22SPEAKER_00: And you can build your authority.
- 2:24SPEAKER_00: But what you need to know is to get license to start off with in any state, you need to take a class, whether it's online or in person.
- 2:36SPEAKER_00: Now, for me, I did it online, I did it during COVID.
- 2:40SPEAKER_00: I'm not that kind of learner that can sit in a classroom that would make me nuts.
- 2:45SPEAKER_00: But um learning online isn't for everyone, and I procrastinated.
- 2:50SPEAKER_00: I think I signed up for the class starting in March, and I completed the class, uh, the exam for the class, because then you have to sit for the state exam.
- 3:03SPEAKER_00: I did that, I the night before everything expired is when I actually took the final exam for the class.
- 3:11SPEAKER_00: So I did wait till the last minute.
- 3:14SPEAKER_00: But what I did after that was once I passed that exam, I went and scheduled my state exam for three weeks out and crammed for it.
- 3:25SPEAKER_00: And I used something called prep agent.
- 3:28SPEAKER_00: And I do have an affiliate link below for that if you're into that part of the process.
- 3:33SPEAKER_00: I believe that that helped me pass the exam the first time in Florida.
- 3:39SPEAKER_00: And don't be discouraged.
- 3:41SPEAKER_00: Um, most age most realtors fail the real estate, the state exam once or twice.
- 3:50SPEAKER_00: Um, I was very fortunate that I passed the first time.
- 3:53SPEAKER_00: So uh don't be discouraged by that.
- 3:55SPEAKER_00: But it takes a lot of study and a lot of devotion.
- 3:59SPEAKER_00: And the real estate exam has nothing to do with anything you do in your normal real estate life.
- 4:09SPEAKER_00: I mean, you need to know those things, but you are never gonna measure an acre.
- 4:14SPEAKER_00: You're not gonna sit there and do one quarter by one quarter by one half.
- 4:18SPEAKER_00: It's it's just it's not something you do.
- 4:20SPEAKER_00: What I found in Florida, once we get our license, you have a 48-hour um exam or class that you have to complete before your first renewal.
- 4:31SPEAKER_00: Our licenses renew every two years.
- 4:34SPEAKER_00: That was everything you needed to know about real estate, contracts, you know, negotiate, all the things that you need to do in your daily life was actually in that 48-hour class.
- 4:46SPEAKER_00: So once you get your license, you will have to do continuing education for your license renewal.
- 4:52SPEAKER_00: And that depends on where you are in the country, what that entails.
- 4:55SPEAKER_00: So you're always gonna want to check with your local board or do some research before you get your license.
- 5:02SPEAKER_00: Um, so you can make a lot of money selling real estate, and again, you're gonna have to work hard at it because it is a business and you need to set it up that way.
- 5:16SPEAKER_00: These are things you need to think of.
- 5:18SPEAKER_00: Um, what are your startup costs?
- 5:22SPEAKER_00: So um, you can join a brokerage and they may have fees.
- 5:27SPEAKER_00: Your local board will have fees.
- 5:30SPEAKER_00: You're going to need um to join the MLS so you have access to listings.
- 5:37SPEAKER_00: So you you're going to need to have a little bit of money set aside so you can start your real estate business.
- 5:46SPEAKER_00: Um, don't be afraid of that.
- 5:49SPEAKER_00: A lot of it can be made in payments, which is very helpful.
- 5:54SPEAKER_00: But um, you need to know there are costs and there are ongoing costs every single year when you um have to renew your license and when you have to renew your membership to your local board and to the um association of realtors.
- 6:12SPEAKER_00: Now you can be a realtor and sell you know residential or commercial real estate, but you can also work for a new home developer and you would you don't have to necessarily belong to the board, be, but you have to be licensed realtor, if that makes sense.
- 6:30SPEAKER_00: So let's say, and every every builder is going to be different.
- 6:35SPEAKER_00: So you may work for, I don't know, some big national company.
- 6:41SPEAKER_00: You don't need to be a realtor, you have to have your license and you work for them as a sales associate.
- 6:46SPEAKER_00: You might be commission-based, you might be salary-based.
- 6:49SPEAKER_00: So those are options for you, different ways to explore your real estate opportunity.
- 6:56SPEAKER_00: Um, let's see, I have some notes here to make sure I touch on all of the items.
- 7:03SPEAKER_00: Here's what surprised me after getting licensed was how much I didn't know.
- 7:10SPEAKER_00: And once I got out into the field, I did not know what I was talking about.
- 7:14SPEAKER_00: It was crazy.
- 7:16SPEAKER_00: Um, but every now, even with AI, everything is much easier because you can just ask chat always.
- 7:25SPEAKER_00: If you're dealing with contracts, so you need to call.
- 7:28SPEAKER_00: Most of the real estate associations have a um uh lawyer hotline for you to ask contractual information.
- 7:36SPEAKER_00: So that's uh benefit of being a realtor that you get some legal advice on contracts.
- 7:43SPEAKER_00: They don't defend you and they won't defend your clients, it's just contractual.
- 7:47SPEAKER_00: Um, how to to um understand the contract language, but um real estate gives you great flexibility and you can work as much or as little as you want.
- 8:03SPEAKER_00: Um, I find uh I work a lot of hours.
- 8:06SPEAKER_00: Uh, if you want to make serious money in this business, it's not a part-time thing, it's very hard to make money to support yourself if you're doing this as a side hustle.
- 8:19SPEAKER_00: Now, I guess if it's a side hustle, you don't necessarily need to um support yourself, but getting into it part-time, hoping that you can make it a full-time business can be difficult.
- 8:36SPEAKER_00: So I and I will use a lot of my own experiences in this forum.
- 8:42SPEAKER_00: When I started, I was 56 and I just moved to Florida.
- 8:46SPEAKER_00: I didn't know anyone, we were in the middle of COVID, so I decided to get my license and I was working full-time for a food provider, and you know, I was trying to do it.
- 9:00SPEAKER_00: I guess it was really a side hustle because I still had a full-time job.
- 9:04SPEAKER_00: Um, I did get one sale.
- 9:05SPEAKER_00: I got my license in July, and I had one sale, I was working with someone, my mentor, who would give me leads that I have a follow-up on.
- 9:14SPEAKER_00: So I had one sale in six months.
- 9:18SPEAKER_00: But um understanding the way real estate was, and I didn't have any money.
- 9:23SPEAKER_00: I um actually had a great restaurant, and then I opened a coffee house and I had to declare chapter 13 bankruptcy.
- 9:31SPEAKER_00: So I came down here with nothing.
- 9:34SPEAKER_00: Um, so I had to have a job.
- 9:37SPEAKER_00: So working full-time, then I left the full-time job.
- 9:41SPEAKER_00: I had a little bit of money, and I had two sales coming up, and it was a pretty gutsy move because I could have been in serious trouble.
- 9:49SPEAKER_00: But um I decided to leave the full-time job and just pursue real estate, and that's really when the business flourished, and using YouTube and social interest media to become that local authority has really propelled me to the top.
- 10:08SPEAKER_00: So um, you know, it can be done.
- 10:10SPEAKER_00: You can start without a sphere of influence, uh, but to really make it a career, it has to be your full-time devotion.
- 10:19SPEAKER_00: And I know I didn't have, well, I have children, but they're adults and they have their own children.
- 10:24SPEAKER_00: It is a little difficult.
- 10:26SPEAKER_00: Um I spend so much time, like I'm up at 5:30 in the morning and I get on the computer working on what came new, what you know, what's moving in the market.
- 10:37SPEAKER_00: I research local news articles, create social content, and I'm on the computer working for about four hours before I even leave the home to make any type of appointments, whether it's listings or buyer showings.
- 10:52SPEAKER_00: Um, and then if I don't have plans in the evening, which a lot of times I don't because I really need to make this business go because I am now 62.
- 11:03SPEAKER_00: Um, I'm on the computer at night.
- 11:05SPEAKER_00: But I love what I do.
- 11:06SPEAKER_00: It's fun, it's exciting, it's almost like a game.
- 11:10SPEAKER_00: But um you really need to focus on that time.
- 11:14SPEAKER_00: And when you have children, you might not be able to make as much time as I do.
- 11:20SPEAKER_00: But, you know, start somewhere.
- 11:22SPEAKER_00: I'm not saying if you get into real estate and it's a side hustle for you, don't do it.
- 11:27SPEAKER_00: That's not what I mean.
- 11:28SPEAKER_00: It's just gonna be a little bit more difficult if you're not devoting it full time.
- 11:32SPEAKER_00: But sometimes you don't have that.
- 11:34SPEAKER_00: But start, start to develop your authority.
- 11:38SPEAKER_00: Um, one thing I do, I have um something called the agent authority assessment.
- 11:43SPEAKER_00: And I haven't been sophisticated enough to figure out how to share my screen here.
- 11:47SPEAKER_00: I'll do that in the next couple episodes.
- 11:49SPEAKER_00: Um, I have an agent authority assessment where you can gauge yourself on your local authority.
- 11:58SPEAKER_00: Um, if you're becoming visible in the market, this might not pertain to you because you are still looking to get into real estate, but this is something that I created as part of my real estate business is teaching and coaching and speaking.
- 12:12SPEAKER_00: So real estate actually gives you a lot of opportunities to make other uh to create different additional income streams.
- 12:20SPEAKER_00: So keep that in mind because it can be really fun.
- 12:24SPEAKER_00: Um, so you know, let's you've decided you're gonna get into real estate.
- 12:32SPEAKER_00: And uh who do you work for?
- 12:35SPEAKER_00: How do you research a broker?
- 12:37SPEAKER_00: Um, here's my opinion: I find brokers take a lot of your money and they don't provide training.
- 12:44SPEAKER_00: They might get you into a group or mentor, and you have to give up some of your commissions to that group for the mentorship, which is normal.
- 12:55SPEAKER_00: And I do that.
- 12:55SPEAKER_00: I do have two women that work for my brokerage, and when I give them leads or they're new, I don't want to even get into my brokerage structure, but um, I do take a percentage and um because I'm providing my expertise.
- 13:10SPEAKER_00: So that's what you can expect in the beginning, but they're gonna give you the guidance and the knowledge, and it can be very valuable if you get on the right team and the right broker.
- 13:21SPEAKER_00: You need to do your research, you need to ask a lot of questions.
- 13:25SPEAKER_00: Each brokerage works differently.
- 13:27SPEAKER_00: The percentage that they'll take um are their desk fees, office fees, are there um franchise fees, errors and omissions fees?
- 13:39SPEAKER_00: You have to get them to list it in writing before you do anything.
- 13:44SPEAKER_00: And here, you know, I do want to show you this.
- 13:46SPEAKER_00: I wrote this book, Skip the Nine to Five, How to Build a Six Figure Real Estate Career before age of 30.
- 13:52SPEAKER_00: But this applies to anyone at any age.
- 13:56SPEAKER_00: And in it, I do talk a lot about uh how to select a broker, the things you need to look for, the things, the questions you need to ask.
- 14:04SPEAKER_00: So everything you want is in this book if you're thinking about real estate as a career.
- 14:10SPEAKER_00: And you can get this on Amazon, it's available in print, Kindle, and on Audible.
- 14:16SPEAKER_00: So check that out.
- 14:17SPEAKER_00: And I do have some other real estate books, but I think for this purpose, this book is really going to be beneficial for you.
- 14:24SPEAKER_00: Um, so anyway, you need to ask a lot of questions.
- 14:28SPEAKER_00: So here's an example.
- 14:29SPEAKER_00: When I first started, I went to work for Exit Realty, and I chose Exit because they had the least amount of fees, but it was um, I was on a 70-30 split, which in the beginning I was still working and I was fine with that because I wasn't sure when my first sale was going to come.
- 14:52SPEAKER_00: Of course, I told you I had no money, so I didn't want to spend any money and not know if I was gonna get it back, how long it was gonna take.
- 14:59SPEAKER_00: So I went with the higher split, and it worked out well.
- 15:03SPEAKER_00: I was with Exit for a year, but as you're in your real estate career, you will notice as you start to make sales, other brokerages will start to contact you and try to recruit you.
- 15:17SPEAKER_00: And I got such an email from another local broker, and I went and visited with them.
- 15:23SPEAKER_00: And uh they were we were talking, they were saying, Oh yeah, you can we'll get you an 80-20 split.
- 15:29SPEAKER_00: So I said, Wow, that's great.
- 15:32SPEAKER_00: Put everything in writing.
- 15:33SPEAKER_00: So when they put it in writing, I read the 80-20 split and the EO and the franchise fee and the this and the this and the this, and I said, I maybe just better off staying home.
- 15:44SPEAKER_00: I'll make more money not doing anything.
- 15:47SPEAKER_00: So you have to research all of that information.
- 15:50SPEAKER_00: And again, this is a business where you're self-employed, so every expense is your own, gas, um, any money you spend on marketing.
- 16:02SPEAKER_00: Uh, if your broker doesn't give you marketing material, um email newsletter creation, websites on your own.
- 16:11SPEAKER_00: Um, you know, if you need a bookkeeper as time goes on, all of these expenses are your own.
- 16:19SPEAKER_00: And you should be aware that real estate can be a costly business because you're constantly laying out money.
- 16:26SPEAKER_00: But the reward is big as well because you can get a sale where you make seven, eight, nine, ten thousand dollars.
- 16:34SPEAKER_00: But remember the big ticket items come later.
- 16:40SPEAKER_00: You have to cut your teeth and get the experience before you start to go after those big elephants.
- 16:46SPEAKER_00: So um brokerages all vary with what they offer training-wise, split-wise, fees, and commissions.
- 16:56SPEAKER_00: So you need to know that when you're starting out, if you're thinking about getting into this business.
- 17:02SPEAKER_00: Um, you need a reliable car because customers will get in your car.
- 17:08SPEAKER_00: I I know there are a lot of agents that have the uh customers follow them.
- 17:14SPEAKER_00: And I don't like that.
- 17:15SPEAKER_00: I like having the people in my car because it's my time to bond with them, to get to know them.
- 17:21SPEAKER_00: Now, most people get in my car, they already know me because I have a big YouTube presence.
- 17:26SPEAKER_00: But if you don't have that kind of presence, you want that time with the people in your car.
- 17:31SPEAKER_00: So make sure you have a nice, clean, reliable car.
- 17:34SPEAKER_00: It doesn't have to be a brand new Tesla.
- 17:37SPEAKER_00: Okay, it just needs to be clean and reliable.
- 17:42SPEAKER_00: Um, and you know, make sure it's common sense, your clothes are clean.
- 17:49SPEAKER_00: You have things to write with when you get in your car, little things that you might not think about, you have to think about.
- 17:56SPEAKER_00: Um, part of your job will be creating content so your buyers get to know who you are.
- 18:05SPEAKER_00: So get familiar, familiarize yourself with platforms like this and how to grow your business by getting found on social media because your broker isn't always gonna give you leads, your team will get may give you leads.
- 18:22SPEAKER_00: Um, but the good stuff is always gonna go to the people with experience.
- 18:26SPEAKER_00: So you need to start to learn how to bring in your own leads, create your own sphere of influence, and it does take time.
- 18:36SPEAKER_00: Um, you have to have people skills, you have to be able to have conversations, make phone calls, but you have to be personable, you have to be resilient, and you have to be disciplined because you get up in the morning, you might not have any direction because you don't have any appointments, and no two days are ever going to be alike.
- 19:02SPEAKER_00: You're gonna start out one day thinking I'm doing this, and then the next thing everything switches.
- 19:07SPEAKER_00: So you have to be flexible, but your time can be your own, but expect to spend a lot of it.
- 19:14SPEAKER_00: And you see those memes on TV where people are, this is my wife on vacation, and he's sitting here having a drink and she's on the phone.
- 19:21SPEAKER_00: Um, that is a real life scenario.
- 19:24SPEAKER_00: You will get phone calls.
- 19:25SPEAKER_00: Like I play pickleball, and um, I do have what I call an adult headset or otherwise known as hearing aids.
- 19:34SPEAKER_00: Um, but it's Bluetooth to my phone.
- 19:37SPEAKER_00: And there are times that I'm playing pickleball and my phone will ring and I answer it.
- 19:43SPEAKER_00: I actually take the phone call while I'm playing pickleball and I tell my partner, hey, just ignore me.
- 19:49SPEAKER_00: And it freaks them out a little bit, but every phone call to me is$10,000.
- 19:53SPEAKER_00: So make sure you're ready to answer your phone, answer your text messages.
- 19:58SPEAKER_00: That's going to be huge.
- 19:59SPEAKER_00: For your younger people, you're used to that.
- 20:01SPEAKER_00: For older people, they're not attached to their phone.
- 20:04SPEAKER_00: So you have to remember your phone is your biggest asset in your business.
- 20:09SPEAKER_00: So make sure that you have an iPhone or a phone and you answer it.
- 20:16SPEAKER_00: All right, what do we have?
- 20:18SPEAKER_00: What else do we have?
- 20:19SPEAKER_00: Um, what's the difference between wanting freedom and being willing to build a business?
- 20:28SPEAKER_00: So again, this is your own business.
- 20:32SPEAKER_00: Your time is your own, but it's not.
- 20:35SPEAKER_00: There are many times where I say, hey, I'm not gonna work on Saturday, or I have something to do on Tuesday.
- 20:41SPEAKER_00: And depends on how important it is.
- 20:44SPEAKER_00: I may get a phone call and they say, Hey, I want to go look at this house.
- 20:49SPEAKER_00: I have to change my plan sometimes because someone wants to look at a property.
- 20:53SPEAKER_00: Because you need to make money when you can make money, um, because you never know when the market's going to change.
- 21:00SPEAKER_00: It's a very unstable, unreliable income source.
- 21:05SPEAKER_00: And again, I started with nothing.
- 21:08SPEAKER_00: Um, it was a little gutsy.
- 21:09SPEAKER_00: I was able to save, and I mean just a tiny bit of money.
- 21:13SPEAKER_00: I'm talking maybe one or two months worth of expenses I had.
- 21:18SPEAKER_00: And there was a wing and a prayer and a lot of faith, and it paid off.
- 21:22SPEAKER_00: But I worked hard at it.
- 21:24SPEAKER_00: So um make sure you might have a little bit of stash, maybe one or two months' worth of income set aside.
- 21:33SPEAKER_00: If you're not sure, ask your family what their opinion of getting in this business is, ask your friends.
- 21:40SPEAKER_00: And but I wouldn't be concerned about getting started early.
- 21:44SPEAKER_00: And maybe, you know, maybe if you're in your 20s or early 30s, you do start out as a side hustle and you pick a niche, pick something that interests you and focus on that.
- 21:54SPEAKER_00: And then by the time you're in your 30s and 40s, you are well on your way to a successful career.
- 22:00SPEAKER_00: Um and then and that's gonna segue here.
- 22:07SPEAKER_00: I just want to make sure I hammer away.
- 22:09SPEAKER_00: Prepare for inconsistent income.
- 22:13SPEAKER_00: So day one of your career doesn't make you a realtor.
- 22:17SPEAKER_00: This is when you really start to learn.
- 22:20SPEAKER_00: And if you got a sale day one, it could take 30 to 60 days before you get paid.
- 22:28SPEAKER_00: And that's banking on the deal goes through.
- 22:33SPEAKER_00: There are many times where at the last minute the deal falls apart for whatever reason.
- 22:39SPEAKER_00: So you need to be prepared for that.
- 22:41SPEAKER_00: The best advice I could get any new realtor is don't be disappointed and be flexible because you will just stress yourself out and you will make it an unpleasant experience for yourself while you're trying to go through and change your career or develop a career.
- 22:59SPEAKER_00: Now, when you get into this business, um, a couple things you need to have a laptop, a desktop.
- 23:10SPEAKER_00: I oh I have both, but I always take my laptop with me because I never know when I'm going to be out with customers and they say, let's write up an offer.
- 23:22SPEAKER_00: I don't want to miss that opportunity to have to come home, enter it on the computer, and send it to them to DocuSign.
- 23:30SPEAKER_00: And there are even times when um I knew my buyers had narrowed it down.
- 23:36SPEAKER_00: In my market, they could choose buying a property from the developer and then we're out of luck.
- 23:42SPEAKER_00: But um they may say, hey, I want to go look at this last property.
- 23:45SPEAKER_00: I print out all the documents and take it with me so we can sign right there.
- 23:49SPEAKER_00: So you always have to be prepared.
- 23:51SPEAKER_00: Um, so make sure you get a laptop.
- 23:54SPEAKER_00: Um, if you're gonna create social content, just a phone works.
- 23:58SPEAKER_00: You don't need sophisticated um equipment.
- 24:01SPEAKER_00: Just start out with your phone.
