Transcript
- 0:00Most hosts think they know what guests want.
- 0:03Nice photos, good location, competitive pricing.
- 0:06But in 2026, guest expectations have moved on.
- 0:10And if you're not keeping up, you're quietly losing bookings.
- 0:14In this episode of Host Planet Bite Size, powered by Host
- 0:17Fully, I'm joined by Joseph Cox. He's going to break down 5
- 0:21things guests actually expect now based on real data and real
- 0:25behaviour. Let's get straight into it.
- 0:31Joseph. Thank you for joining us on host
- 0:33Planet Bite Size. You're going to share 5 things
- 0:36that guests actually care about in 2026.
- 0:40So take it away with the first thing.
- 0:43Sounds great. Thanks James.
- 0:44Great to be back. Yeah.
- 0:45So my 5 things now people might be a manar about these, but
- 0:50yeah, one of the main ones I think is is basically overall
- 0:54smart technology. So things like automation with,
- 0:57with smart locks, with fast Wi-Fi, climate control
- 1:04guidebooks, all these things. Yeah, just just smart tech
- 1:08basically and, and just a way of automating guests don't want to
- 1:11have to faff around these days, try to find a key or get get
- 1:16lost to directions of the property or you name it.
- 1:19So yeah, just just being able to have that streamlined flow
- 1:21really well and then they can check in check out at ease
- 1:25without having to worry about any any any problems down the
- 1:27line with the booking. So that that's that's one key
- 1:30player I think guests really are looking for these days.
- 1:35Second one I would say is no hidden fees.
- 1:39So as you know, like you know, fees with channels and bookings
- 1:44and the guests can use to I think, I think it's changed and
- 1:48improved a lot, but guests did used to get a lot of a full
- 1:52breakdown of so many fees and add-ons and they were really
- 1:55wondering what what these are. So yeah, just having a full
- 1:58transparent breakdown of fees and costs involved with a
- 2:02booking early on, I'd say, you know, can create a bit of
- 2:06friction whenever a guest gets right to the end with checkout
- 2:10and then they find there's another 10% fee or something
- 2:14like this on something or other. So yeah, just really transparent
- 2:18with with the fees with bookings.
- 2:20And my third sort of take on what guests would like is local
- 2:28authenticity. And guests tend to be moving
- 2:32away from like just generic bookings and day sort of sort of
- 2:38usual trips and looking for a bit more niche with their stays.
- 2:43So things like just providing experiences or items within the
- 2:49property that would sort of work around the local area provides
- 2:53just a lot more sort of value to the guests.
- 2:55So if it's say somewhere near where in the UK, like cheddar,
- 3:02just provide some local cheese. Or if you're in, I'm trying to
- 3:07think of something in Leeds, but you know what I mean?
- 3:08So they'll have lots of all sorts of like local things that
- 3:12really suit to that property. So they'll go home and just be
- 3:14like, yeah, had the full experience and it was awesome,
- 3:18that sort of thing. So definitely, yeah, local
- 3:20authenticity and then sort of quiet travel.
- 3:23And the fourth I would say is like Wellness activities.
- 3:28So yeah, it's guests. I tend to see that that they're
- 3:33sort of driven by experiences where, yeah, just just full
- 3:38chill and just having a really good, really good relaxing time.
- 3:41So things like yoga experiences or blackout curtains even, or
- 3:47water filtration or really good top quality mattresses, things
- 3:53like this that, you know, feel like guests are really looking
- 3:57for during their stay. And then fifth one, yeah, just
- 4:00truth in advertising. So just everything matches what
- 4:05they're going to actually experience when they get to the
- 4:07front door. So things like just photos
- 4:10matching what the actual rooms will be like.
- 4:12And within a world of AI and a lot of fake things going on on
- 4:19social media, guests just want to have just full transparent
- 4:24sort of advertising when it comes to images and things.
- 4:27Like I noticed a big one when I travel a lot.
- 4:29And one of the big ones I always find tricky is getting there and
- 4:35wanting to work. But the Wi-Fi speed is not the
- 4:38number that you were hoping to get when you were and something
- 4:41you were told differently. So, yeah, just having an
- 4:43accurate Wi-Fi speed, yeah, if there was a workplace within the
- 4:48property, there is an actual desk and table and you're not
- 4:51sitting on the floor in the corner or something like that.
- 4:53So, yeah, just everything just being really transparent with
- 4:55advertising, making sure it's exactly what the guests are
- 4:59going to get. And that's only going to bring,
- 5:00you know, good reviews in the long run.
- 5:01So yeah, they're, they're my 55 takes on that, what guests are
- 5:06wanting. 5 tips fantastic Quick pause.
- 5:09Then this episode is powered by House Fully.
- 5:11If you're looking to run a more professional short term rental
- 5:14business, House Fully gives you everything in one place, from
- 5:17state-of-the-art property management software to digital
- 5:20guidebooks that elevate the guest experience.
- 5:23If you're watching on YouTube, simply scan the QR code on
- 5:25screen to grab $500 off PMS onboarding and 30% off digital
- 5:30guidebooks for life. You can also book a House Fully
- 5:33demo with Frank Bosey, who's a big friend of our show.
- 5:37All right, back to it, Joseph. Yeah, I love those 5 tips.
- 5:39Fantastic. And the first one, smart locks,
- 5:42something I've mentioned quite a few times because it's something
- 5:46we added to our properties in the last year or so and bit of a
- 5:49game changer. I've got to be honest, not only
- 5:52is it better for safety and security, but I find the guests
- 5:57prefer it as well. It gives them a lot more
- 6:00flexibility, especially if it's a group of people and they're
- 6:03not relying on one or two keys and sharing them and who's got
- 6:07the key and all this kind of thing.
- 6:08It, it really does make it simple.
- 6:10And also with the timings on the smart locks, you can put, you
- 6:13know it's going to be available. It will work.
- 6:15The code will work at this time, 3:00 PM and it's going to stop
- 6:19working when you check out at 11 AM.
- 6:21So I think really, really useful.
- 6:23And I'd encourage anybody, umm, if you're running short term
- 6:26rentals, have a look at your smart locks.
- 6:28And I just, you mentioned the digital guidebooks as well.
- 6:31And we know that housefully has great digital guidebooks.
- 6:34So just give us the lowdown on these.
- 6:36Why? They're worth looking at if
- 6:38you're hosting or a property manager.
- 6:40Yeah. So as a property manager,
- 6:43property manager I speak to tend to never sleep.
- 6:45They've never got time to just have rest.
- 6:47So guidebooks, they're designed to enhance guest experience and
- 6:50service. You can offload all the
- 6:52information in there, whether it's repetitive questions that
- 6:55you're getting from guests or just any useful information
- 6:59about the local area that will just provide extra value to the
- 7:01state. So you it's a unique link you
- 7:04just send out to the guest in an automated or manual message and
- 7:07then they will get everything about their state and that you
- 7:10can upsell. There's AI itinerary planning,
- 7:13there's all sorts in there. And going back to the smart
- 7:16logs, the host free devices, you can you can link that with the
- 7:19guidebook so it shows the pin code in there.
- 7:21You can send out messages with the platform and it's all
- 7:24intertwined, not quite well together.
- 7:25So yeah, they're great fun. You can really just get really
- 7:28personal with them and Commission based through via
- 7:31tour links and all sorts. So yeah, yeah, they're good fun.
- 7:36Very much so. And yeah, the no hidden fees,
- 7:38that's a big one, of course. I mean, you don't see that many
- 7:41people charging a cleaning fee anymore because that was always
- 7:45the biggest book bearer of a lot of guests, wasn't it?
- 7:48They get all the way and think I'm getting a really good deal.
- 7:50I'm getting a really good deal. Oh, there's a $200 cleaning fee.
- 7:53OK, It's not as good as I thought.
- 7:55Yeah, yeah, there's too many clicks for the guests.
- 7:58And it was like, no, no, this, this isn't going to be
- 8:00worthwhile. So yeah, I get a notice.
- 8:02Property managed. Just, you know, mark up the
- 8:03night you raise. Keep it really simple and sweet.
- 8:06Show the price to begin with so guests don't backtrack on stays
- 8:10and things. And yeah, it's it's it's nice to
- 8:13see. Yeah, I think it's, it's still
- 8:14happening where there's a breakdown of fees later on, but
- 8:17it's less so now. So it's definitely, definitely
- 8:19more transparent. And another one as well that you
- 8:22were saying the the truth in advertising, especially if
- 8:26you're a digital nomad, you know, you and I, we both travel
- 8:29quite a bit and we're always reliant on excellent Wi-Fi.
- 8:33And I think if you do have excellent Wi-Fi in your
- 8:37property, put that in your listing, even like consider a
- 8:41screen grab from fast.com showing 300 megabits Wi-Fi or
- 8:46something like that. Because there'll be a lot of
- 8:48people thinking I need great Wi-Fi because I'm going to would
- 8:51be working. And, you know, if they see that
- 8:53you've got a better chance of getting booked, I think, yeah.
- 8:55Definitely, yeah. It's absolute game changer if
- 8:58you need to work. The amount of times I've had to
- 9:01struggle with but poor Wi-Fi and it just going up and down.
- 9:05fast.com is great for checking it.
- 9:07The amount of times I've had to ask for a screenshot of that of
- 9:10that speed is insane. So, yeah, I think ABNB used to
- 9:14have a a tab which showed like the Wi-Fi speed on there or it
- 9:18said fast Wi-Fi, but you don't really see that.
- 9:21So as property manager, if you can label that on your property,
- 9:25you will get a lot more bookings.
- 9:27So definitely recommend, yeah. Definitely.
- 9:30OK then Joseph, before you go, just give us the low down on
- 9:33house fully and where people can find out more information.
- 9:35Yeah, yeah. Check out hostfly.com on there
- 9:38we we have the property management software all in one

- 9:51they hostly also does the Hostly guide books to enhance guest
- 9:54experience. We have host free devices and
- 9:57soon to be we'll have we'll have hostfully damage and we're
- 10:02wavering at deposits. I need to check I need to change
- 10:05that bit. Yeah, it's obviously damage and
- 10:08protection. So yeah, that's a new product
- 10:10coming out very, very soon. Yeah, just go on hostfly.com and
